Do not move here ! I repeat do not move here!if I could give them a zero I would . I am a current resident here and my experience have been nothing but terrible. First off the office staff is horrible . They are rude, they lie, and they definitely do not care about their tenants. The office manger always send the other staff to do her dirty work, she is never available. Latasha has a nasty attitude, she makes smart remarks, and lacks customer service skills. I’ve been waiting on a new refrigerator for 3 months now . I previously went with out air for 2 months. I was told that my concerns were not important enough and they have to make more urgent issues a priority. So me having a/c and a place to store my food was not an priority. I put in work order they mark them as completed immediately without stepping foot into my apartment. When asking for corporate numbers and emails they provide me with the office number. They threaten to evict me because Mu rent was late but they have yet to provide me with an refrigerator but they want me to pay rent on time every month. This is a warning message, so save yourself the headache, if you are considering moving here run fast because it will be a waste of your hard earned money.
Dont try and call the office. They wont answer. The phone often hangs up before you can leave a message. I have a non-working A/C unit. I am grateful that it is getting cooler! I have repeatedly messages.repeatedly
These apartments are horrible and every time you look up there is always a new person in the office who do know whats going on. Thats probably why the changed the name of the apartments. DO NOT MOVE HERE!!!!!!!!! They make you pay for all these extra fees like valet trash (that come every blue moon), technology fee (cant even get the password to WIFI to use) and the list goes on. Every other month its always something with the hot water. Just a disappointing apartment complex.
Not the worst but definitely not the best . Overall im pretty disgusted and have been from the moment I saw my apt( day of move in). I only gave it 2 stars because its a nice area . Alot of places to shop and eat and the apts in general are pretty quiet and chill.Maintenance responded in a week which im not sure if thats good or bad but considering the amount of issues I had to request to be fixed, they had too . First I was advised that I would have hard wood on the living room/dining area since im on the first floor & its actually carpet throughout besides dining room so dont believe that or the beautiful model home they show because its nothing like it. My first week moving in, Hot water was not working in master shower, broken towel holder, leaking a/c, broken kitchen cabinet all were fixed in a week which wasnt that bad but then I notice mold . Im also pregnant with asthma so huge hazard for me. Lots of water damage, outside was filthy (had to clean it myself because I guess that was 1 too many requests for them) . The apartments are old and to each his own but if I known I would be paying this much for this, I wouldve easily chose another place so i made this review for anyone who is like me wanting their moneys worth. Staff is very misleading at the beginning. One you move in they are rude and couldn’t care less about your problems. Not enough maintenance for the amount of units they have so work orders sit there. Hot water goes out constantly.(wish I listened to those water reviews before moving in) . Mold & water damage. Roaches since day 1 and I keep my apt very clean! Very old and outdated complex and the units look NOTHING like the model so please don’t be fooled.
The landlords here appear nice in the beginning, but once they have you as a tenant they could care less about your needs/concerns. No one ever answers the phones or emails. Its absolutely terrible and unprofessional here to say the least. They always seem to have new office staff whenever I manage to walk into the front office. I honestly have absolutely nothing positive to say about this place, no matter how hard I try. And Im not one to complain alot, but Ive just been so disgusted with this place. If you decide to live here,, dont expect to have any of your needs addressed after the first few months.
Dont believe in what the management shows you initially before the move in. Poor maintenance and infrastructure. Delayed/no response from the management after move in. Complains arise from the very first day of move in and no one responds. Definitely not recommended.
I love this place! Since day 1 my move and stay has been smooth sailing with excellent response time from the staff. Vanessa was the one who moved me in and made the experience so easy. She and the maintenance staff are quick with responses and solutions to any and all of my needs. Over all the communication is amazing, the property is well kept and the staff is 100% present. 10 stars if I could!
If I could rate NO STARS I would. These pictures are what I walked into on my promised “Move in Date” September 13th 2021. I was told the apartment would be move in ready but as you can see it was a shitshow. The communication in the leasing office is unacceptable. The cabinet above the sink has paint chipping, the microwave doesn’t have a handle which Ms. Latasha apparently was aware of but failed to mention prior to taking my deposit. The dining room area has paint stains on the floor which showed they painted baseboards but didn’t clean. The sunroom closet had junk on the shelf and the windows were sealed shut with paint. The hallway leading to the bedroom and bathroom had dust and dirt that appeared to be a bunch of bugs. The bathroom feeling had mold which Latasha stated was only “water damage” but regardless it still wasn’t fixed prior to move in. The bottom of the tub was ruined. The light fixtures near bathroom mirror only had one working. The air vent in the bathroom was extremely loud. The lights all through the house had lots of bugs inside of them. Under the bathroom sink had lots of dust and some wrappers which showed nobody had touched this unit or even attempted to clean it. I have been trying to get in contact with Jessica the leasing manager for two days now and she has been “walking the apartment units” but there’s not that much walking someone can do in a day. Jessica told Marium via phone call that she will not approve my rent reduction but hasn’t talked to me directly or made me and my concerns a priority. I am extremely upset with this experience so far. Will update review when I get some answers.
This is worse apartments you can stay in. They over charge for rent & have an excuse everytime. They don’t never answer the phone and be right in the office. I don’t recommend nobody to move there. They tell you your rent one thing but charge you another. IM SO MAD I CANT EVEN SEE .. DO NOT MOVE INTO THESE APARTMENTS THEY SOME CROOKS.. it’s crazy how they can email me but when I call they can’t answer the phone but they rent in full
Like someone mentioned as well; hot water goes out at least once a week. The staff doesnt even tell you about maintenance and other things going on. Expect for someone to park on your parking space that you pay for. They take forever to get things fixed. When we moved out I tried to leave the apartment as clean as possible but they had spectrum come to install something and they left a mess. Yeah, we never got our deposit back because of the housekeeping and stuff. They sent a bill to collection as well. Be prepared to pay more than expected.
I had some issues after I resigned my lease, because it was more expensive and some other personal issues. Not impressed by management but I do enjoy living here. It’s quiet.

Ive been here since 2019 and honestly the place was great and management was very responsive so we even renewed our lease. One of the things that kept us here is because they had a policy that they would respond to maintenance requests within 2 days which was awesome. Until, THEY DIDNT. For the past few months, EVERYTIME Ive put in a maintenance requests its taken weeks for them to respond. This is with me submitting a written requests and then my husband going to the leasing office to inform them of the problems multiple times. If you try to call, you MIGHT get them at your 23rd try (and No Im not exaggerating).Again I had put in several maintenance requests last week, husband went to the leasing office, I called multiple times and after I finally got a hold of someone I was told my requests would be put in as an Emergency. I was told this TWICE OVER A SPAN OF 2 DAYS. still no one has come and Im in the midst of finding out what agency to report this to.UPDATE: NOW ALMOST 2 WEEKS AND STILL NO MAINTENANCE
Horrible apartment complex. They are truly unprofessional. They cut off the hot water alot without warning. They charge for valet trash when they dont even have someone coming to pick up the trash. They go through so many management change and hardly ever answer the phone when theyre not even that busy.
Crooks! I was asked to move by the assistant manager, Amy, because she wouldnt wait one day for payment. A few days later, a new manager, Deborah, took over asking for rent payment??? They sent a bill to collections in the amount of $5683 which includes $1860 for 60 Day notice required when I was asked to move! Moreover, there is a termination fee of $1800 which I shouldnt be responsible for since the apartment manager actually terminated the lease. Finally, egregious charges for carpet replacement when they were replacing the carpet anyways had I stayed. DO -NOT -MOVE -HERE~! I will be filing as many complaints against these people as possible until someone hears me. I cant get my new mortgage because they are in the way.,
I’m not sure where to start... overall the property was not the worst I’ve seen but it also was a pretty miserable living experience for the time I was there. Property rules were not enforced, concerns were ignored and it was just a terrible experience. The apartment was not clean when I moved in even though it smelled like someone dumped gallons of cleaning solution in there. There were holes in the walls, paint drips on the cabinets and all over the floors. They were constantly turning off the water for hours at a time and several times during the year I was there I was left without hot water over an entire weekend at least three times.The worst thing of all is the management. The most horrific communication skills of anyone I have ever worked with. I would call and leave messages that were never returned. They left notices on the door about a “technology package” with no explanation as to what that was or what it entailed and three emails and two unreturned phone calls later when I happened to get someone on the phone, I finally got an explanation. When I moved out I left a forwarding address for my final bill, which was never mailed to me. I got my e-statement and called no less than TEN TIMES, either leaving a message or leaving my number for the accounting person to call me back, only to be sent to collections with no call back and no answers to my questions about the charges on my statement. Dealing with the collection agency was less stressful than dealing with this apartment complex... I think that says quite a bit.

I’m not even a tenant and I was preview to the lack of management. From them being unresponsive to my emails to being misinformed about general leasing information. I would not recommend this complex for future housing.
I want to say that I am very impressed with this community! I spoke with the property manager Angelina and her customer service over the phone was so sweet! I truly appreciate when someone takes out the time to communicate than rushing off the phone. I definitely will be renewing my lease!!
We went to check out the place, as a potential tenant. It took about 20 minutes for us to even be noticed. One of the people didnt wear a mask the entire time we were there, and the second person it was her first day. After telling them we had an appointment, we were informed that the only person who could help us (the person we scheduled the appointment with 2 hours beforehand) was on lunch. We ended up leaving and not even looking at the place. Thoroughly disappointed. Never seriously considering this place.
Terrible place to live. The apartment is old and no proper maintenance culture. The whole place is falling apart. The kitchen is too small for any living thing.
We didnt have hot water like once to twice a month. the office staff is always changing. we felt like it was walmart or drive through at mcdonalds dealing with the staff. we moved a month ago to a smaller apt complex. our apt always had weed smoke from our neighbors. it is a good neighborhood to live but I would consider other apt complex on esters road before towne lake.

I first want to say vanessa and danielle was super nice and made moving in super easy however...Ive been here for maybe a week or so and there havent been any hot water in our apartment I got told there was plumbers coming out to check out the hot water but theres still none. The neighborhood is pretty good it seems quiet
Payed a 600 deposit, moved out a year ago. Have not seen any of that money back and nothing explaining what happen to it. Do not move here, they will over charge you on the rent, lie to you and your apartment will have all types of issues.
Never choose to be here because even if you sent them apartments insurance papers that you bought it before bills due date a week ago they would be like no you cant and yes if owner is reading then be gentle and keep your staff gentle even if i had valid reason with papers staff just cant leave you without crying 😢 and yeah on top of that they give you warning to never come back at office even if you have problem in your apartment or bill issue. And they will tell you that you dont have apartments insurance after charging you 75$. And yes before anything I would like to say that papers of lease contract i signed is clearly written that you submit before bills due date but these staff just cant listen no matter what you say. I wish google maps should have rating system in negative 5 stars.And before you say please contact our staff please make sure they are friendly and not more towards bitter and yes not to mention staff clearly says to get out even if you be nice to them☹ and yes why do we come there to show cars insurance paper that dump employee why do I come there to show that it was apartments insurance and yes dont hire such a employee that doesnt know difference between car and apartments insurance in english.

Run if your looking to rent here!You have to constantly go to the office after making a maintenance request to make sure things are done.They have new managers and maintenance men every few months so imagine having a major problem, the ball is always dropped.The excuse is WE DIDNT KNOW.The plumbing is awful.The corporate office never follows up when you have a major concern as well.So let me help you RUN!

HIGHLY NOT RECOMMENDED !! Roaches everywhere no matter how much they come and spray ! The hot water is never on ! It’s off at least twice a week. Random people always parking in my parking spot under the shed I’ve called the office several times about that situation as well they said they can’t do anything so what’s the point of having a parking sticker ! Lots of stray cats EVERYWHERE. Neighbors are super loud all times of the day. Trash is always overfilling. Give you last minute notice when the water is going to be off if I could give 0 stars I would

Theyre very unprofessional here at the apartments and you are paying all of this money for them for convenience but when you ask them for help they have a problem with that and have an attitude along with it when you need some assistance from them and they are very rude and they do not like to fix things that is broken.
I am new to the area, and needed an apartment asap, i had no time to shop around this was my second stop and i needed to look no more, i love my new apartment home, I have view to the pool area and just walking distance to there amazing gym, I can see my self here for a long time, I wouldve given them 10 stars if i could, Leasing agent Ida made my move in so easy and stress free, If you want to be in a nice quiet environment this is the place to be, you have to come for your self and see what i am telling you about. Thanks again ladies in the office for making me feel so welcomed.

This apt complex has everything you need! It’s relatively quiet, and located right near the highway which is convenient for me. The ladies in the office are always super friendly and helpful, especially Kiara, who is always there to answer all my questions. I put in my maintenance request online & someone is at my apt the same day or next day. I’ve never had any issues. For all the services & amenities they provide, the rates are very reasonable. Thank you again ladies for all your help !!

Before you make your decision to move into this apartment, just be aware of the following1. They charge late fee of $125 after 3 days of the beginning of the month (+ additional fee of $10 daily till you make your payment) NO GRACE PERIOD OR WAIVE. + rent2. Failed payment or check return ( They bill you $100 fee + $125 (Late payment fee ($225) + additional $10 till you make your payment).3. Termination of lease to transfer to another apartment unit (They charge you around $500 fee)4. There are some hidden fee charges included in your rental fee( For example, lets say the apartment you rented goes for $1,999, at the end of the billing circle, you might end up paying $1,286 or more. Some hidden fee are automatically addedI would suggest you look for other nearby apartment with better contract consideration and less strict rules for tenant. Aside from that, there are roaches and cockroaches inside the apartment unit . The rent is very high. Two bedroom apartment would fly up to like almost $1300 at the end of the month when you receive your rental invoice. Make your decision wisely because once you sign the contract, you will pay heavily to terminate. If you can explore other apartment around the neighborhood to find better deal. You should definitely do so. I wont recommend going for this apartment units

He speaks with confidence and respect and to add he was very patient with me along my process so Im not only happy to become Trails of Townelake family I appreciate his kindness and expertise.
Never would I EVER reccomend this place to anyone. It has been one thing after the other since I moved in three months ago. The communication is awful, I have to call to get updates on ANYTHING I have concerns about. I cant stress enough PAY ATTENTION to the rating. Take your time to look for an apartment you will enjoy. DO NOT RUSH, you will regret it!!!!2nd Review:I have sent multiple emails to management with NO response. I spoke with am office manager Greg on black Friday about my dishwasher not working for the last FOUR months. After posting my review and my dissatisfaction that Trails of Town Lake put an inquiry in my credit for an amount over $ 300 and mess my credit score …. The Manager Angelina Lawler contacted me the next day to inform me that she will take charge of my situation and quickly will find a solution. She has been in communication with me every day to give me the feedback.On Friday December 18, 2020, I received an email that the inquiry was in my credit has been removed and my score is on the rise.I salute the professionalism and the commitment of the manager Angelina Lawler, she proven the real sense of management and leadership that Trails of Town Lake need.Thousand billion thanks to manager Angelina Lawler, you are the best. I love the area as well as the apartments. The staff is amazing!!! They are always smiling, they have a great attitude.and dont mind going the extra mile to help residents out. The apartments have been fully upgraded and look wonderful. The maintenance is nice and efficient. I love the community!!!

Management is no good. No communication..They change leasing agents and managers constantly. And no one ever knows whats going on. The water pipes and boilers are constantly being repaired. And you never know when you get home from work if your gonna have hot water are not. I do not recommend these apartments to anyone.

Since Terrie from corporate office has stepped in and the old managers are gone things have taken a turn for the best. Almost everyone in the office staff is new & provide much better customer service. Pest problems have definitely improved & maintenance request are actually being completed within 72 hours (my last request were completed in less than 24 hrs) please keep up the good work! Management is clearly the foundation for a positive experience & all of my negative feelings about this property have been corrected.

Ive lived at the Trails for 1 year and i just renewed my contract. I have never had any problems with my home. The staff has been great and the maintenance is the best i have ever had. I can honestly say they care about my comfort and happiness. Thank you to my leasing person Ida.
Had trouble with neighbors upstairs flooding my apartment now i cant get management to fix the mold
Trails of Towne Lake is the worst apartment complex I have ever lived in. The maintenance is a joke. HVAC condensation pan has leaked the entire time Ive here which will be a year on Feb 23. There is mold in the ceiling due to this and since the pan filled it has dropped the entire metal ceiling access panel exposing wires. We have not been able to use our second shower due to this for months now which is what Im paying for. Maintenance came out once for this and it took forever for them to come. On top of all that there has been a homeless person living outside our kids, who are 6 yrs old, window. I have notified the office several times, I have called American Landmark Apartments and left a message twice about this and they still havent done anything about it. I have also called the police and fire department to report this since it is a fire hazard. There would be no way out of the bedroom window because of everything this homeless person has stashed right up against the window. When I notified the office that we would not be staying here past Feb 23 when our lease is up because of all the issues they forced us into extending our lease until March 23 at a month to month rate of over $1700 because we didnt notify them within 60 days which is on the lease that we never got a copy of and threatened us to a broken lease if we didnt extend it to March. I let them know we werent staying here over 30 days in advance before our lease is up but thats not enough for them even though I dont feel safe in my own home or feel like my kids can even be in their bedroom let alone change in their bedroom because of this homeless person that sits up against their window and the apartment staff have failed to address this problem. I have taken pictures and kept records of the times we have called the office. They also have a hand written letter from me saying we wont be staying here due to this problem. We also have the police report number that was given to us by them and advise us to keep it for legal action if the apartment staff fail to address this issue since they are the only ones who can do something about this.
I loved staying here. The units are a great size. The people in the office are friendly and they go out of there way to make you feel at home. Definitely a place to call home. Family oriented and the grounds are always kept nice and clean. Not far for any stores and really close to a great park and the train station is close for public transportation.

WORST APARTMENT I EVER STAYED AT. I purchased the gym key but was only able to use it for a week before they closed all the amenities, and I was not able to get a refund. On top of that, my sink water was MURKY and the leasing office NEVER called me back after I left a voicemail.Also, Im trying to terminate my lease but the staffs never call back when they said they would. Also, crimes seem to happen often because I see police cars here. There was even a SWAT team on the day that I moved in. Definitely not a safe area.I strongly suggest to NOT lease here because the price you pay for is NOT WORTH for what you get overall.And, the roads in the apartment are AWFUL and NOT SAFE. Theres way too many deep holes and cracks.
Moving from Washington state was a big jump for me. The people in the office of Trails of Towne Lake was very friendly and helpful with my move. They directed me in the areas that for filled my wants and needs. Even when my desires did not benefit there company. Great people to deal with & apartments was more than I was looking for. A lot of space at are reasonable price. Thank you Trails of Towne for making my decision an easy one.
I love this place! Beautiful homes, safe, and the staff is always amazing when I come in. I had a small issue and I went in and spoke to the new property manager Terrie, she was sweet as pie, and got it handled swiftly. Thank you guys. Keep rocking it!

Short answer: Bad neighborhood, no maintenance service, and unhelpful office staff.I moved in September of 2018 and immediately had problems with my hot water. I would only have luke-warm water for about one hour a day, no matter the time of day. I kept putting in work orders and it kept being canceled. I did not have hot water for six months. They make you pay for pest control but refuse to come and spray for roaches and keep canceling my work orders. I also had to call the cops on neighbors three times just in the first month. They also charge for valet trash but after the first two weeks of having valet trash they rarely empty my trash can. I have watched the trash company go through the apartment complex and only pick up trash from one apartment in every third building, yet I am expected to pay for this privilege. As to other tenants, I routinely see empty liquor bottles all over the complex, I do not feel safe to leave my apartment without my dogs after dark, and people have dogs that they let out of their apartments unattended.If I could put zero stars for this complex I would. Please please do not live here. It is much more worth it to pay a little more every month to live in North Irving.
UPDATED: CHANGING MY RATING TO 0 STARS!!!!!!!!!!!!!!!!!!!!!!!This is the worst experience I’ve had with an apartment complex ever! There were problems from day 1. My apartment was not move in ready. I had an “upgraded unit” and the countertops had not be done and it was roach infested. They expected me to stay in the apartment while workers completed my countertops which I declined. They were forced to compensate me for the time I wasn’t able to move in but this was after changing my apartment 3 TIMES! I got lights activated and renters insurance on 3 DIFFERENT UNITS due to their errors.They are roach infested BADLY, they have rats and raccoons everywhere. I lived on the 3rd floor and I would sometimes be trapped in my apartment because a raccoon would be right in front of my door!The water is always being cut off weekly if not daily, my ceiling had a leak that I had to argue with corporate about to finally get fixed, the A/C constantly wouldn’t work. There are SO many problems here and they try to paint over it and gloss over everything so you don’t realize until it’s TOO LATE!!! MOVE ANYWHERE BUT HERE IF YOU CAN NOT WORTH IT!!!I just moved out 02/01/21 after giving the previous management my move out notice months in advance! They tried to send me a final statement saying that I moved out 02/21/21 when I signed the paper turning in my keys and have a copy of my lease showing it ended on 02/01/21. Very deceptive! STEAR CLEAR.AND THEY HAVE BED BUGS !!
Beautiful apartments. So glad I chose these apartments. The staff were amazing, especially Eda she was the best and most helpful person Ive ever dealt with.
Worse apartment complex ever its been going downhill for the past 5years management is never the same maintenance is never the same they lose your paperwork during the transition of management so you have to double pay for your deposits because they dont have receipts hot water is not hot it is lukewarm they never answer the phone pools are always dirty they let anybody into these apartments they never put work orders in roofis leaking water every single time it rains claim they fix it then it leaks again all they do is put a fresh coat of paint on the the walls and cabinets over exaggerate on how great the apartments are and how they love the property but they only say that because they have to sell sell sell a d maintain the property at 95% occupancy or more. They raise your lease like if they are luxury apartments just because there are new developments being built around these apartments doesnt mean these apartments are please this place is a joke its better if you go spend your money somewhere else
I moved in 2 days ago April 8th. I was told the office opens at 12 and to come get my keys after 12. I called before I arrived to ensure the amount so I could obtain a money order. I was told $815 my deposit and everything was already paid. I arrived at the apartments at 12:45 and filed out the lease copy. I was told my carpet was not ready in the apartment and it was not clean yet even though I called previously while obtaining my money order and no one said anything about it. I have a delivery scheduled for 2pm for my kids beds. The delivery drivers left my merchandise in the kitchen and I was told by the leasing agent Ida that I would receive help putting everything together because it was in fact their fault I didn’t move in in time. I was told 2:30 they would be done with everything. I didn’t get a call until 3:45 and still I remained calm about everything because sometimes things happen. I moved into my apartment and started setting everything up. About a hour or 2 later I go to take a shower absolutely no hot water so at this point i am getting upset because this was not a good impression on a new resident. About 30 minutes later I went to Walmart to grab some pillows and that’s when I realized that only one key works to my apartment. My blood was boiling at this point because I understand things happen but back to back in ONE DAY to a new resident this is ridiculous. 2 days later (Today) I get a invitation to join the community portal so I did and I’m seeing a balance of $275 on my account. Why do I have a balance on my account when i already paid my deposit and everything needed and was SPECIFICALLY TOLD to get a $815 money order. Honestly this is only my 2nd day in this apartment and I’m really regretting it if it’s already this much trouble in only 2 days I can only imagine a entire lease. I am not satisfied at ALL the office needs to get it together because this is a shame! I will say as far as they apartment I do like it the only thing is the hot water steady going out and the nasty smell coming from the dishwasher.(Update) I have paid my rent on time since I moved here. I have never waited past the 1st now my monthly charges have increased by $80 for water trash when the water is shut off at least once a week because of a leak or etc. At least once a week I am without hot water or the water is shut off to the residents. It’s literally something new every month they are quick to charge you for things but don’t have a issue with something in your apartment because it will be temporarily fixed! Ready to move at this point this place has been nothing but bad vibes if like hot water don’t move here ! If you want to hear loud children jumping on the stairs (I work from home and my apartment is right by the stairs) than by all means move here. I am so frustrated being here!
Before renting from this place I checked all the reviews and I believed that people only left bad reviews, because something did not go there way. Living here has taught me differently. These apartments are by far the worst that I have ever lived in. First off they show you a beautiful setup, which is what actually baits you in, but once you get in things change. My first night in my wonderful apartment it actually rained inside my apartment. I reported it and to this day I don’t know if the roof is fixed are not I’m just waiting on it to rain again. The office personal is not trust worthy at all I honestly don’t know if I can believe a word that they tell me. It takes at least 3 weeks to get a work order done. I literally put in a work order July 12th and it’s still not fixed. I was told that they spray for bugs every Friday I have yet to see that happen, but I have seen the roaches. PLEASE save yourself the time and headache. Make this your last resort.
Terrible apartment complex. Bug infested. Maintenance does not fix anything and they are money hungry. I would not recommend anyone living under these conditions. Office staff very rude.
The best thing I can saw about Trails of Towne Lake is that it is in a good location if you fly out of DFW regularly. But at the same time, you have air traffic always flying overhead, so it is noisy. I have lived here for over 6 months, and when it comes to taking showers, you never get one temperature of water during your shower. I am either getting cold or scalding hot water. Ive had maybe a dozen showers where the water stayed a constant temperature. The one bedroom I rent is laid out well. The parking lot and garbage dumpsters regularly have trash strewn about. Trails of Towne Lake is located close to a mall, Wal-Mart, and plenty of dining options. Easy access to the freeway to get into Dallas or Ft. Worth.
Came in looking for a 1 bedroom apartment a young lady by the name of Kiara went above and beyond to help me she was very knowledgeable and so very helpful.Because of her i will Definitely be leasing here she has outstanding customer service and wonderful hospitality.
Simply trying to determine if I am the only one without hot or warm water from 7pm to 7am...? I have contacted on call maintenance, called the front office, contacted Irving Code inspectors...did the boiler system go out? With the outside temps getting cooler...are we supppsed to continue to pay our monthly rent with intermittent hot water? If anyone has any suggestions on how youre coping without hot water...please advise?
I love living here Ive been here a year and am about to sign another lease! Staff is very helpful and anything that has needed to be fixed for my apartment is always done with in a couple and I have the best view of the sunset every night!
We have lived in this apartment for a year, or almost a year in a week. So far so good. We really like this apartment, good size for a two bedroom apartment and the neighbors are friendly and quiet. The apartment is pretty standard - good amenities and nice looking grounds and clean walkways and such. I have not had any issues except for my shower head was getting messed up so I had the maintenance guys install a new one.
This place is a joke! They never answer the phone and when you go in the front office no one knows anything so they refer you to the office admin, Amy. She is rude, nonchalant and unprofessional. When attempting to talk to her she raised her voice and continued to try to talk over me and like I was stupid. I asked for the number to the corporate office (American Landmark) and she pretended to not know their number. Some of my issues: I was shown one apartment and given another (moved down here for a job and needed a place ASAP so I didnt do much research), have to keep the air on 67 and below for it to blow cold, mildew in the bathroom, vent above toilet leaks, stove is lopsided making it difficult to use certain burners, and drawers in the kitchen always fall out and off line. They will post your water bill on the first, then your rent bill late in the day on the 3rd so they can charge extra fees. Not to mention you have to pay $25/mo. for the gym when there are QUALITY complexes that grant access for free (included in your rent). This place is a joke and so is their staff. I have reached out to corporate but havent heard back from them. Do your research or rent at your own risk. I truly believe you can do better ANYWHERE but here!!!!!

I have been looking for a place for the longest and everywhere I went the staff was so rude or the prices were sky rocket high but a friend told me about these apartments, so I figured Id give it a shot so I went in and immediately the staff was so welcoming and Sandra was very patient with all the questions I had. I am super happy with my apartment and even more happy with the price definitely recommend.

Tranica L just gave me the best service I have had while apartment hunting. I just moved from Memphis to Irving and i have really struggled to find a nice apartment where the quality matched the price. Tranica was such a professional while showing me the property plus the management team were awesome with assisting her with making sure that i had an exceptional experience. I was just approved and I look forward to my continued experience here. American Landmark should be very proud of the team on this property! Great Job ladies!
I was at Trails of Townelake for over 4 years. They kept switching management companies, maintenance men were no good, water pressure/hot water was always and issue, and too much crime. It is sad to say this about this community when it used to be one of the nicest in Irving. We always had AC issues- even went 3 days without ac in the heat last summer. They did nothing to accommodate for the situation or inconvenience at that. They finally fixed it after I called code enforcement due to it being over 85 degrees inside. They have so called security - however how is that possible when people were breaking into cars, mailboxes and even stole our truck. Due to a horrible crime that happened, the manager at that time told me we could get out of our lease with no fees due to security and safety issues. I received the email communication stating no fees, however they still added fees which was incorrect and sent me to collections. When I called the new manager - she was not very helpful at all and I also left a message for their corporate and no response. They are not standing by their word and that doesnt look too good for this complex or management company. Not surprising, since they try to put a band aid on ALL SITUATIONS. It would be nice to have resolution not just for myself, but for all the complaints they have received on here and in person.

POSITIVE REVIEW !!!!I’ve been at this complex for a little over 6 months now. To be honest I’ve had a lot of problems with maintenance related issues being fixed in a timely manner. However I believe that was based on the old management. I will admit that I didn’t look at the property outside of the standard walkthrough prior to signing my lease. It was time sensitive that I find a place fast upon moving to the area. Needless to say, I probably wouldn’t have selected this complex based on the reviews. Which brings me to why I’m writing one. The new management and leasing office staff is nothing short of a breath of fresh air. I say that because the issues I’ve had so far have all been addressed the day I made them aware or either the next day. I give this place 4stars because they’ve gone above and beyond to improve Trails of Towne Lake. The new changes have not gone unnoticed and I greatly appreciate the efforts. If you’re considering moving here do your part and checkout the location and apartments based on your standards. Drive through during the day and at night. You know your expectations doing your part will help you make a realistic decision—and read positive reviews not just the negative ones. Also understand these are old units therefore problems may arise more than a newer built apartment complex. However with the new management I can say any problem or concern I’ve had they’ve resolved the matter very quickly. This place has super friendly staff from the leasing office to the maintenance workers and grounds keepers!!! Based on my experience I’m happy with the improvements and I’m happy with my apartment. I hope my review helps anyone considering moving here.
I live here. I cant wait till my lease is up. This place has the most disrespectful staff I have ever seen. They try to say its luxury but very far from it. If you have a maintnace issue you will talk to everyone in the office and you will still have to wait weeks for anything to get fixed.
The Trails of Towne Lake is a gem that few people have yet to discover. Great convenient area to live in.From management to staff to maintenance living here is great, no problems!
This place is pretty nice and price is real good. I like this apartment because of the manager and the clean grounds. I like living in my one bedroom apartment, the inside is really clean and have not had a problem with bugs or noise. It is clean and quiet, pretty comfortable place to live in.
Ive been living here since February and I must say that Im not too fond of the place. Dont get me wrong. I love my apartment (sorta) I just dislike the staff. It takes them forever to replace or fix something but they want they rent on time. If I could just moved out with out it going against my credit I would do so. The management sucks. Maintenance sucks!! Plumbing is one of my biggest issues. They say they fix stuff but the next day, Im having the same issue. I just want to get out of my contract and find a place that I actually like and wouldnt mind coming home to. I just wish I would have read more into these apartments seeing that Im from out of states.
