Payment and leasing portal is very easy to use and the agents are super responsive and helpful with any inquiries we had.

In our opinion, we have found this company to lack a certain amount of social skills, professionalism and that bridge of connection between tenants and owners. If I was an owner, we wouldnt use this company. For 8 months, all the owners mail has sat on porch waiting to be picked up at their insistence. A little bit of courteousness goes along way in business, just saying.

They provide all residents access to a portal in which you can pay for rent and log any maintenance requests.Cindi, the maintenance & portfolio manager, reached out the morning after I logged the request to discuss all the details and expedite the technicians visit. She was very diligent in following up and accommodating some changes to the maintenance appointment.Enrique, the maintenance technician, arrived on time. He was very thorough & professional in explaining why certain things were not working as expected and resolved all the issues/defects in the first visit. He even went above and beyond in helping us fix some minor cosmetic issues.This is exactly the type of service you expect from a maintenance/property management company.

Great company! Our fridge went out and we reported it immediately. Within the hour, they had called us and informed us that they just wanted to replace the fridge entirely so that we didnt have to deal with all of the issues we had been having anymore. Within a few days, a new one was installed and it was an improvement from the original one! We appreciated Cindi and keeping up the communication. We have had several other small things pop up and they have always been fixed in a timely manner. Super grateful to be renting from this company!

I tried to get Israel Martinez to show me a house and it was a disaster. He was slow to respond with emails. When he did finally set up the appointment I was told I would be the only one seeing the house at that time. When I arrived there were other people to view the house at the same time. None of us were able to view the house because the fontdoor knob was broken and he couldnt even let us in. Sure seems like he wasnt too concerned about it. He didnt even make an effort to ask if we would be interested in any other properties. Just an, oh well, sorry for you luck

I dont leave a lot of reviews generally, but wanted to share my positive experience and recommend Kevin and his team for both property management and realtor services!I initially contacted Kevin for assistance in renting out my townhome and to manage the property whilst I had to move to a different state for work. I found AREA Texas Realty via google reviews after some research. Could not be happier with the experience!!Kevin and his team were able to find great tenants for my property (clean and paid rents on time during covid). They took care of all the maintenance requests/issues that the tenants had and I never had any nasty shocks with any maintenance or repair bills that they charged me.As my move became more permanent, I asked Kevin to help me list and sell the house when the tenants moved out. Again, could not be happier with that decision and result!I relied pretty heavily on Kevins advice and experience, which turned out were pretty spot on (though I think its always worthwhile to do your own research and test it with your realtor). As I was in a different state, Kevin and his team took care of everything including preparing the property for sale (e.g. arranging for cleaning, minor repairs and fresh paint, etc). Again, I thought the fees charged by their contractors or their own maintenance team were very reasonable. The townhome was under contract after a few days on the market at a great price that I was happy with!!Overall, super positive experience with the whole team (I know I mentioned Kevins name a lot here, but they really have a great group of staff! And Lidieth was great and super pleasant to interact with on the financial/bookkeeping side!).They really took out a lot of work and stress for me. Echoing a lot of the prior reviews, I would definitely recommend them to friends or anyone looking for a good property management team or realtor!!

A few months ago they sent a repairman to fix a leaky toilet. He did not fix the leaky toilet. We did not bother calling back.

The only reason I am giving AREA Texas a two star rating is because they paid me on time and Kevins staff were always kind and helpful.I initially met the owner Keven when he was helping me set up a rental property because I still owned my home and was moving out of state. My first impression of him was very positive. The primary source of this negative review was months into our property management agreement when the man went off the rails at the slightest challenge to his authority. The summary is that I simply sent an email questioning a charge that was over the contract specified $300 repair limit. He responded with a lengthy email that, in part, basically indicated contracts are suggestions (....that is put in the contract to make the homeowner feel better knowing that their management company wont run up an expensive bill on them and work in good faith to manage the property and funds of the owner.). Further, even though I had never asked any questions or made complaints prior to this instance, he ended the email with: In the bigger picture, if you are not happy with our services or feel that we do not offer a value to you in the management of your home, you can cancel the agreement at any time.I in no way complained about my services. I had simply asked a question for clarification and asked to be notified for approval in the future of higher charges (as the contract clearly states). At one whiff of any challenge to his ego, he lost it. I definitely wouldnt recommend trying to work with him in case you run into even the slightest problem and he cannot handle it. As mentioned above, his staff were always great.

Moved in to my house almost 2 months ago. My experience with AREA TEXAS REALTY has been excellent!Normal problems that occur in any house have been promptly solved with my account on Portal.Communication is key and Cindi has been great to work with.

This is the worst property management company I have ever encountered. Their maintenance people are a nightmare. My air conditioner went out in the middle of a summer heat wave and it took well over a month to get it fixed. Their people had no idea what they were doing and they would tell me they are coming the next day but wouldn’t show up or respond to my phone calls. I finally got it fixed but all of their maintenance request forms had a clause saying they will charge me for unspecified repairs at their discretion. They tried to tell me that is a standard clause they never use. If that’s true why do they have it? I don’t bother to call unless it’s some thing critical because they are such a nightmare to deal with and ALWAYS put it in writing that I am not paying for anything. I could go on and on with examples of their poor service and ridiculous actions but I have better things to do. Buyer beware!!!!!

Any time Ive requested maintenance theyve been very prompt and professional. When the A/C went out on a 100 degree day they had a service guy here in a few hours.

My husband and I moved out of Houston in 2015 and began a relationship with Travis Sledge and AREA Texas to rent out and manage our single family home. Its been 3 years and we couldnt be happier. Travis contracting knowledge and connections in the industry are wonderful. The entire process went smoothly from make ready, repairs, listing, and leasing. We havent had any tenant changeover but have had some needed repairs or improvement that have all been handled smoothly. Were informed as soon as something happens and asked for our desires on the issues. Their fees are also very reasonable for month to month and unlike some companies we interviewed, they didnt charge an additional percent on the repairs to make a profit. They didnt start making money till they found a tenant. Their office staff is also helpful, providing itemized reports monthly and during tax season. Overall, weve been exceedingly pleased we chose to build a relationship with Travis!

I had been told a lot about how exhausted the maintenance and the service would be when you rent a apartment. It did scare me since it was my first time to be as a tenant.Turned out, I was in good hands. Sheila was the staff Id talked a lot with. I hadnt felt neglected because of her speedy reply to my email. Also the responds of maintenance were swift. Once they even showed on in 8 hours to fix my heater because it was so cold out there.I had a good experience and really appreciated the staff who actually do care what their customers care.

Amazing Service! Ive lived at this property for 3-years. As soon as AREA Texas Realty took over the property management things got much better. If I need any type of maintenance, they come to fix the problem within 24-hours. Sometimes even the same day. When I needed to renew my lease, they were there for me every step of the way. They answered any questions I might have, and then followed up with me after my lease to make sure I was still happy. I get much more personalized communication than at a much larger apartment community. I love it here!

This company was more obsessive compulsive than myself!!! I could not have been happier. They took care of everything accounting as well as maintenance!!! Plus found an ideal renter who really respected my property. Rented myself for over 20 years, I can recall only one time I refunded a deposit. This couple they found got a 100 per cent refund. Enrique came this morning and replaced my hot water heater and some broken blinds. The experience was easy and pleasant. He finished in a very short period of time and was able to address all of my issues in one trip. I really appreciate Enrique and the ATR team for always taking care of my maintenance issues.

Watch out for these folks. I just ended a lease with them and left the condominium in much better shape than when I moved in. They returned my deposit short $165 for a cleaning fee. When I requested pictures for proof I received only one of the oven even though they listed other areas that needed cleaning. Also, no one contacted me before enlisting the cleaning service to give me an opportunity to address.

Kevin is a life saver. Being overseas hes been great at managing everything from everyday issues to more extensive communication with the tenant. Im really pleased with the service Ive experienced with Area Realty so far. Im a tenant, and the whole process for moving in has been relatively easy. Of course, Im still a new resident, but the agent Ive worked with, Lidieth, has been very friendly and helpful. She made me feel really welcome even before I moved in. I also had to ask for maintenance on something and the response was immediate. I think maybe half an hour to an hour later they had someone working on the issue.

Weve had Kevin manage our property in Houston since June 2017. While he has been prompt about any issues that occur, he always provides a suggested alternative or has already solved the issue. The billing is very comprehensive and includes notes about alternatives tried. During Hurricane Harvey, he was very responsive to me as well as the tenant, which allowed us to coordinate repairs and insurance adjuster reviews without any hassles.

We have been working with Travis for the last 5 months and the experience has been awesome. He is always available and very quick to respond back. Also he was great with all the valuable advices throughout the process.

My experience with Area Texas Realty has been outstanding!  In January during a cold front, I came home on a Friday afternoon to no heat.  I checked the weather and it was going to get down into the 30s and having an ill Mother to care for, I wasnt sure what I was going to do.  It was after 5:00pm so I figured I was going to be stuck with no heat for the whole weekend.  I decided to put in a repair request anyway to see what would happen and to make sure they at least got it by Monday.  To my surprise and delight, they sent someone immediately!  I was so thankful for their quick attention and I had heat for the weekend.

Exceptional service at a great price!!I used the company for leasing and management of my condo while I was out of the state for about 4 years. The staff provided friendly, outstanding service in timely manner. This was my first time venturing into the rental market, and they took all the stress out of the process. Kevin found all of the tenants, offered great advice through out the process, and was responsive to all of my needs. I even had a few issues with my management company that Kevin handled without me having to get involved. The company definitely exceeded every expectation that I had in terms of the services provided by management companies. I would definitely recommend them for their leasing and mangement services, and I look forward to working with them again to handle any future real estate needs that might arise.

I am very disappointed in my experience with this company. Our realator was very nice, and was always on time. She answered our calls and emails in a timely manner and in the way we wanted to be contacted.However, our move in process has been disappointing. We were required to pay a full months rent in the middle of the month (we thought it would be prorated because we didn’t remember seeing in the lease it would be a full month), and when we moved in there were a lot of issues with the house that we expected to be dealt with before we paid/move - in day. The issues included the air conditioner not working, hot water not working (utilities had been turned on), the pool had not been cleaned as promised, the microwave did not work, and the garage opener still does not work. When we put it into the maintenance portal, thebut more problems have arisen within the weeks following. The washer is leaking when laundry being done which we were told would be fixed in 5-7 days, and the refrigerator is freezing everything.Who we are supposed to be sending important documents to has not been clearly communicated either, so we have had to resend documents and hope they are going to the correct person. Overall I would avoid using Area Texas again, and hope this is not indicative of how our whole year of living here is going to go.Three stars because the realator was nice and they’ve at least been fixing the issues in a mostly timely manner.

We have been with AREA Texas Realty several years. Theyre great. We dont have time to manage the day to day needs of our rental properties, so we rely on them heavily to keep the properties rented and maintained. When we were out of town and had a big pipe leak, they jumped in big time to ensure a fast property rehab.
