Highly unprofessional. We saw their commercial on tv and thought maybe they were professional and an honest company to look into while we are in the process of selling our home. Boy were we wrong. In the little interaction with this company there were several red flags. First it started with 3 different emails from Arlene that she got information about wanting to sell our home and proceeded to include the wrong address each time. The address was actually to my job which I NEVER included where or what my job was. Second interaction was with the receptionist when I called to speak with Rodolfo whom shot me a text about selling my home. The receptionist answered laughing (must’ve interrupted the good time) she then transferred me to Rodolfo who answered his phone with a “what’s up”. When I told him who I was he apologized saying he thought it was his co-worker calling him. Last but not least after telling him our situation and that we weren’t ready to schedule someone to come out yet as my son is high risk, we wanted to just get a generalized idea of numbers and he told me he couldn’t do that and I had to schedule a virtual appointment with Bryce. Well we already know we could’ve gotten a guesstimated idea based off the information we provided because we had gotten it from a realtor and another investor. Totally disappointed in the company. We are trying to find the best path to take during our selling process and this whole experience felt like a waste of time.

All of my dealings with this company - from the initial contacts through the closing - were really positive. We are in our 70s and have lived in our home for 44 years. Although we made some repairs and updates over the years, it needed kitchen, bath and Sheetrock/paint updates again. My wife and I are just small private investors with less than 5 single family rentals. After Hurricane Harvey we had various degrees of loss across our rental properties. However one was particularly severe (about 3ft of water inside). Unfortunately it was a couple months before we could even begin tear-out As we began to sift through the damage we discovered preexisting damage and quickly began to feel overwhelmed. As we evaluated our situation we decided that if we could get out from underneath this property without losing money that would be our best option. This is where Mika Self and American home buyer come in. Mikas team was very easy to deal with, the entire process went exactly as explained. There were no surprises at closing and best of all we walked away from that property knowing that selling it to AHB was the best decision for us. We could not have been more pleased.

AHB made; what could have been a very distressing event, very easy. They are upfront with the process and while no one ever gets what they think their house is worth, they are not high pressure or condescending. They are very forthright in their explanations of the offer and the procedure to complete the sale was carried out in a very efficient and respectful manner.I hoped that my home wouldnt be turned into a rental property and they assured me that they sold to individuals. My trust was well-founded.If you find yourself in a situation where you need to sell a home quickly I would highly recommend that you contact them first. My decision to sell was the based on economics. I was able to get out from under my monthly mortgage payments( that mostly went to interest) and use it to pay off other outstanding obligations.

The guys were plenty nice but they will definitely low ball you. Not worth your time unless you HAVE to get out of your mortgage and are willing to make zero profit.

I am writing this review regarding American Home Buyer/Mika Selfs capacity as a seller. I strongly warn against entering into a contract with this company.Ive been looking for a house since June of this year. I found a great house that was priced well. I was hesitant because I had a negative experience dealing with a corporate seller for another property, but I decided to take a chance. After my offer was accepted for just a little under asking price, I became more optimistic because the agent said the seller was willing to work with us moving forward. My realtor and I worked incredibly hard during a short option period to do our inspections and do as much extra homework as we could. We discovered the house could potentially have foundation issues and definitely had electrical and pool issues. We figured out which company had done previous foundation repairs and attempted to schedule a follow up inspection, but we needed the permission of the current seller in order to do so. For whatever reason, either or both the seller and the company werent able to coordinate the inspection. As a result, we had to use guesswork and estimates from other companies, and we came up with an objectively reasonable number to present in repairs. When my realtor presented our figure to the agent, the agent agreed that our request was reasonable. American Home Buyer disagreed, and we were told he wouldnt give us a penny. We were told AHB thought they priced the house competitively for a quick sale and that apparently it was not fully understood by AHB that the negotiation of needed repairs was a major component of the home-buying process.I take issue with a number of things. The house, which currently is back on the market, was and still is NOT listed as is. If the sellers intention was to never offer any money in repairs, I believe it would be best practice to state on the actual listing that its being sold as is. If not, it should be communicated to the realtor at the first opportunity. This was never communicated to us. Instead, we were told the seller would work with us. This could have been an instance of fluffery from the agent, but again it should have never been said if that wasnt the case. I consider it at least unethical and at most fraudulent on the part of the seller. Next, I can only wonder what the seller thought about us ordering all of these inspections and having an option period at all. Guess AHB was too busy enjoying the few hundred dollars they took from me to notice. Why not tell me to save my money, time, and much needless stress from the start? If AHB truly was ignorant of this process and what it entails, then it has no business selling real estate. If they werent ignorant, then Im baffled at their misleading tactics, cheapness, and refusal to deal. After we were told he wouldnt give us a penny, the agent contacted my realtor again and said AHB would be willing to go in with its own crews to do some work. No more details were given than that. 1. Thats a significant risk for the buyer to take because the buyer has no control over who does the work and permitting becomes a huge issue. 2. From my perspective, why would I deal further and put trust in a company who just screwed me over like that?I lost nearly a thousand dollars factoring in the option money, inspection costs, and costs already incurred for financing. This could have been so easily avoided had AHB and its agent just advertised and communicated their position from the start. All potential buyers deserve to know what kind of seller theyre dealing with. I try not to be bitter or vengeful about things like this, but Id be lying if I said I didnt hope the option money I gave to this company doesnt burn a hole in its pocket.

Over the past couple of years I had received letters and cards from companies and individuals asking to buy our house for cash. I looked at these when our grandchildren suddendly decided they wanted to move out of the home they had grown up in. I picked American Home Buyer from looking at their web site, BBB and reviews by past sellers.I thank God that I did that! I called and spoke to Scott Baker. We made an appointment to meet Mika Self, Manager. Mika was very honest and forthright with us. He said our grandchildren could leave the house as is after they had removed all their belongings. Mika assured us he would donate anything of value to charities that would use these items for good causes. We did just that and left several major appliances and other items.The closing transaction was quite easy and we felt relieved that we didnt have to list the property after spending thousands of dollars in upgrades! Mika and his company were a joy to work with throughout the whole process.
