A friend lived in Avalon for 5 years in 2 different apartments and recommended it to us. We’re so glad she did! At the time we moved in, the price was super competitive with other 2 bedrooms in Hoboken. We love our apartment, it’s clean and well built. The windows/balcony door do a very good job cancelling out noise when there’s a lot going on in the courtyard. We never hear our neighbors to the sides. We occasionally hear the upstairs neighbors but that’s apartment living, you’ll get that everywhere. The maintenance crew is phenomenal. They’re very quick and always friendly. Submitted a request last night around 9 pm and by 10 AM today they were here addressing the issue.
The management office does a phenomenal job with addressing your needs right away. The building is always clean and looks great. The layout is ideal with many great amenities. Zero issues in my first 3 months. Very happy to be within this community.
We just renewed for our second year at the Avalon Hoboken after having a great experience our first year from start to finish. Pablo and the leasing office were so accommodating during the moving process, which was especially helpful considering we moved during the pandemic. Adam and his team on the maintenance side do a great job of maintaining the building and have been timely and skillful in any issue that has come up in the apartment. Thank you again to the team. My husband and I have lived here for just over a year and we absolutely LOVE it. Maintenance and management respond quickly and are consistently helpful, friendly and professional. They go above and beyond to make sure their residents are comfortable and happy. We highly recommend living here!
Weve been at Avalon for 2 years and those were my first 2 years in the USA. Now that I moved (3 months ago) I can tell you to skip this building and Avalon company all and all. We only moved 2miles away but we pay HALF of what we did in Avalon, for the exact same space on a muuuuch better location. We thought we were paying so much for the professional establishment, quiet part of the town, amenities. But we were paying for rude staff, amenities that you have to book like at MIDNIGHT for the exact hour for next day, and neighbors that dont respect your space, that are loud at 3AM and that shout to you from their own balconies. When you complain to the building management they will hold you on a phone for 45min just to tell you they cant do anything about it.They will also tell you that you are threatening them for using your right to leave a poor review. Michael Bloomberg to be specific.So here I am, using my right, telling you to look literally ANYWHERE else. (And also leaving this review perfectly happy in my new place, not in the heat of rage I felt then).PS. Whatever you do or dont do, say goodbye to your deposit. I warned you! ✌

Weve had the best experience moving into the Avalon Hoboken! Pablo and the leasing office were extremely accommodating and helpful every step of the way. They have a positive attitude and always respond to our questions in a timely manner. Our apartment is beautiful and we couldnt be happier!
Did not have any problems here all year until we moved out. They charged us the price of refinishing the balcony and when we went to dispute it, there is no one that you are allowed to talk to about it. Absolutely infuriating to work with. Would never move back.
Avalon Hoboken offers a great living experience! From Pablo and Michael in the Leasing/Management Office to Adam who works very hard to keep everything in perfect operation, our experience here has been stellar. (Residents since September of 2019 and finished a final relocation from the west coast during the 2020 pandemic.)Pablo was extremely helpful with all of our needs during our move-in and relocation. From the receiving of many boxes, emails for assistance, and adding a parking space for our car to our lease - it has been a seamless experience. Adam has responded immediately to any service request we have encountered with the utmost professionalism and resolution. We love our apartment with the high ceilings, large kitchen, and the building amenities. Working from home has definitely made us want a two bedroom and we are planning to add that extra space here in 2021.
Apartment layout and community is ideal.Management and maintenance are very responsive. Big shout out to Adam and Felix for all their help, always friendly and quick to help with any maintenance issue.The only issue I have, which I think may perhaps be isolated to my apartment is elevator noise. After the elevator company inspected and even added extra noise control features to help with the issue, I still hear the elevator running all day. Management tried to help but unfortunately it may just be architectural and perhaps something to do with the vents allowing sound to travel. Maintenance went over and beyond and also helped to install noise control material which decreased the volume/vibrations quite a bit.I would advise to spend time in the unit and get an understanding of noise level - make sure you can’t hear the elevator.Otherwise no other issues and very happy with the apartment, staff and community!Add’l Pros:Great locationCommunity/Neighbors friendlyCourtyard is beautiful and great for kidsManagement team is responsiveCommon areas are kept cleanBroken equipment (call boxes) and other repairs are addressed without delayMaintenance team very friendly
The apartments have amazing layouts, and the buildings amenities are great.Most importantly the staff are all outstanding. They are professional, courteous, and responsive. Ive had questions about a number of different things and Mohammed, Pablo, and Michael have been outstanding to work with. Service requests are answered and resolved quickly.
Great apartment building! ;-)The swimming pool is a great amenity - we did enjoy our swims while the pool was open. Pity it already closed on Labor Day.The staff are all so incredibly lovely - always helpful, friendly and smiling ;-)John, Pablo, Kenny, Kane, Ida, Philip and others.We have not made any friends in the building, as we are quite a bit older than the average demographics in the building. (Mostly students).The trash / garbage rooms are kept VERY clean and the carpets in the passages do not smell as it is kept very clean too.The highlight for us, of course, was the fact that we were allowed to have our dogs with us in the apartment. That was a huge worry for us at the time, but now we are all living happily here as a family. And the park is only about 3 blocks away. There are lots of doggy parlours and dog walking services in Hoboken. And there is a veterinary surgery not far from us.My husband commutes to Manhattan every morning and it is an easy, stress-free trip. The apartment building has its own shuttle service, which runs in the morning and in the evening to and from the PATH train station.There is also a council run bus / shuttle service, called the Hop, that goes around Hoboken from 7am - 8pm every weekday. And it costs only $1 per ride ;-) Bargain!I would definitely recommend Avalon Hoboken Apartments if you are thinking about renting in this area. It is conveniently located, near the schools, the shops, dry cleaners and the train stations.Hoboken is only 1 sq mile big, so it is a little oasis to live in. ;-)Oh - and did I mention the EXCELLENT local Hoboken Public Library!!??? A GEM!!Oh oh oh - and the stunningly beautiful views from the top of the apartment building, where they made a sitting area for residents. We loved sitting up there, watching the 4th July fireworks display! ;-)
We love living here! Beautiful and spacious apartment with a ton of natural light and a great balcony. Pablo and Mohammed in the leasing office and Adam with maintenance have all been very helpful, professional, and friendly. Avalon Hoboken is a great community. Highly recommend.

The Avalon apartments are well maintained, spacious, and quiet! It is very dog friendly - the staff all got to know our dog Stella and gave her plenty of attention. Every Avalon staff member goes above and beyond to support the residents. Adam, Andy, and Phil from the maintenance team are talented, responsive, and friendly. Pablo and Michael from the sales team were extremely professional. Pablo remembered our names after the first time we met, he welcomed us to the community, and was always so helpful and responsive. We were heartbroken to leave the Avalon after calling it home for two years. We would still be there if we had not been relocated for work. Thank you Avalon Hoboken team for making it a great place to live!
Pablo and Adam are extremely attentive. Quick to handle whatever Ive needed done, and overall great people to interact with. The view from the roof is stunning.

We are very happy to have such professional staff at Avalon Hoboken. It makes our stay that much more pleasant.
I lived here through Stevens lease housing, and had such a wonderful experience. Everyone was super friendly, and the maintenance staff here is amazing. I always got my claim taking care of right away, no matter how small. I had the pleasure with having Andrew on multiple occasions, and has always been kind, respectful, and extremely easy to talk to. Nothing but positive things to say about the building and their staff.
Best place in Hoboken. Every time we have an issue the maintenance staff is here within 10 min, even at late hours. Amazing service.

Great place to live
I have been living in the apartment for over a month and have no complaints. From the second we moved in, the building staff has been nothing but a pleasure. The amenities (pool, gym, roof tops) are also kept in clean condition. Would highly recommend living here. :)
The maintenance staff is incredible. They are so responsive and helpful. Our water heater broke and Phil and Andrew arrived within 20 minutes. They were so courteous about the fact that our toddler was napping and careful to work as quietly as possible. Definitely recommend this building.

Ive lived at the Avalon Hoboken for almost a year now and it has been an amazing experience! We chose this apartment mainly for the spacious and updated units as well as the amenities. But this place really is so much more. The leasing office staff and maintenance team are beyond caring. Any questions or concerns are always addressed immediately and with a smile. What really prompted me to write this review, is the teams attentiveness and action during the COVID 19 pandemic. Living in an apartment building can be scary during this time, but the team has made sure to address everyones concerns, has been keeping shared space such as the elevator spotless, and has kept up with general maintenance such as emptying of the trash rooms. I highly recommend the Avalon for a place to feel taken care of with the higest standards!
When I had an issue regarding parking, they were so accommodating and understanding. They helped me with anything I needed and were always available. They are so nice and genuine and great people to go to with any issues.

Our experience with David from maintenance was exceptional. We have never met a more professional personable responsible and polite young man, who is able to do anything and everything. What an asset he is to this community. We wished he would have accepted a well deserved tip but that is the only thing he refused to do. Also, besides maintenance, David helped our son recover a precious family air loom that was accidentally thrown down the incinerator chute. Why are there only five stars available. Not nearly enough for DAVID!!
I live here through the Stevens leased housing program and Im extremely satisfied. The location is incredible -- directly across the street from Shoprite and just a block away from the light rail. The amenities are impeccable: high ceilings, hardwood floors, HUGE bathrooms, HE washer/dryer, modern appliances, the list goes on. Property management is amazing. With just a quick stop to the leasing office, I was provided assistance by a maintenance employee within minutes. Andrew who remedied the issue in my apartment was outstanding! He is extremely knowledgeable and helpful; he went out of his way to make sure there were no other problems and he was sure to fix every single issue I was able to think of. Im astonished by how efficient and kind the staff here is.This is an amazing place to live and I recommend it to everyone!
The building management is extremely nice, and I really feel like they care about the people living here. The amenities are beautiful and taken care of, and maintenance has a quick turn around policy. All in all, no complaints.
The management at Avalon Hoboken is second to none. In the 5 months I have lived here they have gone out of their way to make the experience top notch.The on-boarding process was swift and efficient, and the amenities are always clean and well kept. Management is very communicative with regard to building maintenance and they bend over backwards to keep residents informed about important events. Avalon has been consistently updating the common areas without interfering in the day to day living experience. The units are spacious and clean, and the staff never ceases to be friendly and helpful. This is very unique when comparing them to experiences I’ve had with other management companies iin the past.Emails to management are returned promptly, and service requests are handled within 24 hours of submission. I would highly recommend this building to anyone who enjoys a pleasant luxury living experience and you can always expect to be treated with respect and dignity by the attentive management and leasing team.Not one bad thing to say this far, keep up the good work team.
My Fiance and I moved in about a month ago and couldnt be happier. apartment is beautiful, staff is outstanding, and amenities are great. One perk is the streamlined process to communicate with management. You can either use the Avalon portal, which is super easy, or just send an email to the team on site. Either one will get you the answer you are looking for. I would recommend to any friend.
Avalon Hoboken is the first place (ever) where Ive renewed my lease.The apartment is beautiful with a great selection of appliances. Our corner unit is fairly priced for its size and offers a great floor plan, allowing us to make efficient use of the space.The management is FANTASTIC, something you cant often say about an apartment complex. Theyve been kind and accommodating whenever weve talked, and they go out of the way to remember the names of tenants.The courtyard offers a bocce ball court, a well maintained swimming pool, and convenient grills.The complex is also located only a block away from the light rail, giving us easy access to the Hoboken Terminal and/or the rest of Jersey City. Its located in a nice and quiet area of Hoboken. It makes coming home feel like a retreat from the hustle and bustle of Manhattan.I highly recommend this community, and its definitely worth taking a tour. Youll love it here.

Ive lived in the Avalon for about a year and a half. Im very pleased with my experience thus far - the management and maintenance staff is quick to reply, friendly, and always willing to help. There have been numerous social events planned, and a number of improvement projects have been kicked off in recent months, all of which have been well-communicated, and have made the building a nicer, more comfortable place to live. The amenities are well maintained, and I truly enjoy coming home to my apartment. I feel the layouts of the apartments make great use of the space, and the shuttle to and from the PATH is immensely helpful for those of us who commute into the city. Having lived in other communities in Hoboken, I think the Avalon has been the best one yet.
We are very happy with Avalon Hoboken, and that is mostly because of its staff and upkeep. Dont get me wrong the apartments are nice but Pablo, Matt and all the staff from top to bottom are good people that take a genuine interest in your experience.

My boyfriend and I moved into the Avalon about a month and a half ago and we could not be happier! The apartment itself is beautiful and all of the amenities are definitely a plus. The washer/dryer in the unit AND a garbage disposal have been game changers for us living in the NYC area. All of the kitchen appliances are new and updated as well and the apartment is very spacious. The rooftop is one of our favorite places in the building considering it has a beautiful panoramic view of Manhattan from the UWS all the way to FiDi. The area is safe and has very easy access to and from Jersey City, Manhattan and Hoboken Terminal. We have really grown to love the Avalon community and our beyond satisfied with our decision to live here. Any service/maintenance request we have made is fulfilled the day of OR latest the following day. There is really little to no wait time with anything. Mike, Pablo and the whole team have been nothing short of amazing. We have already lost our keys once or twice and Pablo helped us right away. The staff is very responsive via email or just walking into the leasing office. We have recommended Avalon to many friends and will continue to do so!!
This is no better building in Hoboken! The staff is amazing, we have been here for 5 years and there has been no better management team... If I was looking for an apartment again Avalon would be a no better choice.
Besutiful apartments and even better service - my washing machine was broken and was replaced the next day. Any service request is fulfilled if not day of, the next. Signing was a breeze with Pablo as well and they are always available for assistance.

The Avalon team here in Hoboken is fantastic. My family was nervous about moving into a big building facility where we were concerned we wouldn’t have the customized relationship you typically get in a smaller buildings, but Michael, Janet, Pablo, and the entire Avalon team made us feel right at home from day one. From when we first moved in and they helped with flexibility on our move in date, to following up to make sure we had a good experience, they truly care about every part of your living experience at the Avalon being positive. They are incredibly focused on making sure the residents feels at home and invest themselves in knowing all of the residents on a personal level. They do a great job with communication when events are occurring in the building or neighborhood that we need to be aware of, and hosting building community events were we can get to know our neighbors. The building is always clean and the staff that maintains the building work endlessly to keep it that way. We are so happy we moved the Avalon, the amenities are fantastic, but more importantly the staff are incredible.

My fiancé and I were looking to move to Hoboken/JC and really fell in love with the Avalon Hoboken. Pablo showed us around and was so helpful especially with all the questions we had regarding the process. Once we signed the lease both Pablo & John were instrumental in helping us get through the stressful moving process. I was sad to see John leave for another Avalon, but glad I have Pablo and the rest of the Avalon Hoboen staff who are all incredible.
This is my 3rd lease term at Avalon Hoboken ( formerly 800 Madison). First, the location of this building is hard to beat..the staff is friendly and knowledgeable. Mike & Pablo, in particular have been timely and professional during my interactions with them.Maintenance issues are fixed very promptly. The building itself is clean and well maintained along with the common area and amenities.Like most apartment buildings, you will hear your share of noise but i guess that is normal. They do take quiet hours seriously though..Management is strict with enforcing the rules and are always keeping everyone up to date with the latest local happenings that may affect the residents.
I just had a support visit from Andrew, in our buildings maintenance dept. and I could not have had better service. Weve been having slight trouble with our sink / garbage disposal so my wife put in a maintenance request. Within the hour Andrew was here and fixed our problem.As if that were not enough he left us with a new package of foaming cleaner so we could do periodic maintenance our selves! Oh yeah and I mentioned that our walls were getting nicked up and did Andrew know the exact off-white shade of paint I could use to do the job. He went so far as to give me a pint in a container and a brush I could use to touch it up from time to time. Its things like this that remind me what a great building we found! Much appreciated.

The property team Pablo, Jon and Mike are great. Gina (the regional manager) is less than helpful to be polite about it. This specific corporate model forces the staff to be locked into annul rate hikes that are usually 7%. However, Gina explained “simple supply and demand” to me so I could better understand that there (at the time of our lease renewal) are 5 apartments of similar floor plans. We went back and forth about how my renewal should not go up just because they can’t fill empty units. They were unable to match the competition for nearly identical square footage, amenities and location (The Jefferson). If you are considering this property expect Gina to toe the company line with any question you have about the rates or deals she can offer. Make sure you look at the comparable units in the newer buildings all around this property. The company is great to new residents, but fails to maintain that quality of customer service with renewing occupants. When we tried tried to renew for the price listed on the site the night before, Gina explained that the price changed from day to day.Some building flaws:Flooding, during heavy rain the lobby on 9th floods with sewer back up. Usually results in a cleaning crew coming in and a remodel of the lobby. The parking garage also floods and there are signs posted saying “FLOOD ZONE”. Yet, you get no discount on parking in there.Package concierge system is regularly full and your delivery will be left in the lobby. You are still required to pay for the limited space but your packages are left out on the ground.There is a bocce pit in the court yard. Seemingly nice; unless you work shift work or have a sleeping child. The echo reverberates off the walls and it is very loud.The office is closed on Mondays. So your large deliveries arent available until tuesday.There is no annual pressure washing of the balcony or windows. This leaves you to your own creative ideas to clean your balcony and not ruin your downstair’s neighbors patio set or kids toys.The AC unit and water heaters are old and loud. There are no plans to replace them.When the garage door broke it took a year to fix it.It took a year to fix the communal grills.The gym equipment is aging and poorly maintained, despite our $550 amenity fee.The rooftop lounges close at 10pm.There are limited cable/internet providers options.There is little to no security in the building. My wife and I just re-signed our lease after a wonderful year living at Avalon Hoboken. Our apartment here is a 1200 square foot unit with 2 bedrooms and 2 bathrooms. One of the unique features that we love is our private entrance via a one-story staircase directly off the sidewalk.Aside from apartment itself, which is adorned with modernized aesthetics and high-quality appliances (i.e. kitchen essentials and in-unit washer/dryer), our living experience has been greatly enhanced by the dedicated and highly attentive community staff members. Mike Bloomberg (Senior Community Manager) and his front office staff (Pablo Gonzalez & John Baluyut) are approachable and always diligent in addressing our inquiries and requests. Whenever we bring any problem to their attention they are pragmatic in their resolution and transparent when an issue must be escalated or delegated for a proper solution. In addition to the front office, the maintenance team here is fantastic. They consistently ensure communal areas are cleaned, updated/repaired as necessary and will always properly prioritize our personal maintenance requests, handling them with care.The cherry on top for us at the Avalon Hoboken is all of the amenities. To name a few of our favorites: the private shuttle bus to and from the PATH train in the mornings & afternoons; the courtyard with a pool, multiple grilling stations and outdoor dining area; fitness center; and 2 rooftops with unobstructed views of the Manhattan skyline.We could not have been more pleased with our first year living here. We love our apartment set-up and truly appreciate that the staff will go above and beyond to make us feel comfortable and supported - that is when renting an apartment in a building of this caliber is worth every penny.Edit - 31Dec2019After 3 years at Avalon Hoboken, we took the next step and bought a home; but this was just the greatest apartment and experience for us. For 2 of those years we lived with our little son, and I couldnt imagine a better city and apartment for him to start his life in.Mike and Pablo from the leasing office continued to be so helpful over the years. They were both always welcoming and professional and always went out of there way for us whenever we needed something. The maintenance staff also deserves credit for always addressing our needs promptly, professionally and with care.This was a great place to live. I will miss it a lot.

My fiance and I have lived in a one-bedroom at Avalon Hoboken since September. We have mostly enjoyed our experience, specifically our spacious apartment and the many features and amenities that the building offers, including central ac and a pool.When we moved in, the building was known as 800 Madison and was owned and managed by two, separate companies. Avalon took over both ownership and management in January and, while its too early to make any definitive judgments, the early returns have been encouraging. The on-site management staff is friendly and responsive, and Avalon has begun to make some improvements to the property, including wifi in common areas and backsplashes in the kitchens.The building is located a little off the beaten path, about 10 minutes from most of the action on Washington Street and a 25-minute walk to the Path Train. With that said, getting to/from NYC is still pretty easy: the building offers a complimentary shuttle to/from the Path on weekday mornings and evenings, and the NJ Transit Bus to NYC is only a five-minute walk. Conveniently, the building is right next-door to Shop Rite, and several new restaurants have recently opened within a few blocks, catering to the growing number of luxury apartment buildings popping up in the area.Avalon Hoboken apartments are fairly spacious, when compared with other Hoboken buildings we viewed in the same price range; many, if not all, have balconies. The apartment features are top-notch: each apartment has central ac, a large GE washer/drier unit, a dishwasher and a kitchen sink disposal (unheard of in the NYC area!!). One downside to our specific apartment: we have very limited closet space, and actually had to buy a couple of wardrobes from Ikea for our stuff. With that said, we live in a corner unit, and I have heard other apartments in the building have plenty of closet space. A couple of other negatives: the walls are thin, and we often hear noise in the hallways while we are in our living room (though not when we are in our bedroom). The ceilings are concrete (I believe) and the bedroom floors are carpeted, limiting -- though not eliminating -- noise from upstairs neighbors.The building has a central, private courtyard, with a pool/hot tub -- a relative rarity in Hoboken -- as well as three gas grilles and a boche court. There is also a gym, a community room and two, small roof decks with views of NYC. The building has a garage on the ground floor, and offers resident parking for an additional fee. While there is no doorman, the management staff is on-site five days a week, and there is an automated package concierge system for deliveries. The property has both a web site and an app, from which residents can pay rent, submit maintenance requests and track the shuttle, amongst other things. There is also a helpful transportation screen in the lobby with up-to-date information on schedules for the shuttle, Path Train, Bus, Ferry, Uber and just abut any other form of transportation in the area.Anecdotally, most of the residents in the building are young families, and almost everyone is very friendly. The building also has some sort of arrangement with Stevens Institute of Technology that allows students to live there. Many of the students are perfectly nice and respectful of the property, though there are occasional parties. From what Ive heard, the prior management company really clamped down on the partying, and I hope Avalon will continue that trend.
