While a tenant for 3 years the online service portal worked great and Neal was wonderful. The real estate agent was also professional and had a good idea of customer service.The day we were told the owners were selling and we would have to move, the staff became unprofessional and lacking any customer service. The owner was rude, unprofessional, and deducted monies from my deposit without cause or justification. They dont seem invested in any way with the tenants, only the homeowners.
Marathon have been managing my rental properties now for approximately two years now and we are most satisfied with their service. Prior to them I used at least three others in Greensboro that were nothing short of dreadful, and dishonest.Two of these mgmt companies allowed tenants to remain in my property after they had promised to make rent payments even though they had fallen behind miserably with their rent. In one instance, the mgmt company owner allowed the tenant back into the home even after the Court had granted his eviction....oh, and no surprises, he did not pay as he promised. So, of course, I was responsible for the $5000.00 costs in repairs and lost rent before the property could be advertised again.In another case with another company, the tenant was literally allowed to abscond and it cost me $9000.00 in lost rent as well as redecorating charges to get the property up to standard before they could be rented again.These companies could not be bothered as the losses were not coming from their pocket and they also took advantage of the fact that I am not nearby ays in Greensboro.Additionally, the same company that let the tenant remain after the Court had removed him, was billing me literally EVERY month for one repair or another under the guise of if you keep the property in good shape, your tenant will stay. As much as I agree with that, tenants must be expected to demonstrate care and upkeep of the property and this company was not, in the slightest, interested in that side of things.I have not had any such issues with Marathon and when I first signed a contract with them, they were able to bring my then empty property to very good standards with minimal costs to me which was helpful as this had not been the case with any of the previous companies we have used.In fact, my only regret is that I was not aware of Marathon when I first began renting my property as I had not been in Greensboro that long, and just went for a company that spends plenty on advertising to bring their name to a search surface.However, I am glad we found them in the end and would definitely recommend them to any property owner that wishes to rent their place with a company without having to worry about what, and how soon the next set of problems will be. We are pleased with their service indeed!! : )
I’ve been renting with this company for over a year now and overall have had a wonderful experience! The move-in process was easy, even when it took place at the beginning of the pandemic. The property that I stay at is a great value for the square footage. This company, and Jade, is great in communicating with their tenants. The company will contact you with ample time in advance if their office will be closed or if someone will be coming to the property. I’ve only had an issue with maintenance requests twice and they were quickly resolved once I brought it to Jade’s attention.
As a property owner working several years with Marathon Properties, Angie and her staff have always been professional, and handled any issues quickly, and responsibly. Our tenant has never mentioned any concerns, and we have always received our monthly statements and rental income promptly. I would highly recommend them to any property owner who is in need of a property management company.
I have rented from this company for the past 9 years and they are easy to work with as long as you pay your bill. Im sure if you dont pay, then you wont like them. But for me, I always pay them and havent had any issues with them. Wonderful people to rent from. Also, if I ever have an issue there is a quick and painless way to submit a work order and it is quickly resolved. I really do love renting from Marathon Property Solutions.
Called and scheduled appointment to view property on Monday. Viewed the property on Wednesday came home did application same day was approved(mond you I was one of first people to view property) They sent me a lease to sign which I questioned because I have never signed a lease 30+ days in advance(due to them saying property would not be available until 10/18) Even when I purchased a home I signed documents received key same day. Stated that was their rule, I signed lease. I dont have vemo so I needed to take a cashier check but they are only are open hours I am working. Called to ask best options to get deposit stated drop box and I was good to go I asked since I signed lease before property was cleaned and touched up would I get a walk thru before emove in. Stated I needed to speak with Jade. I left a message with Jade. So WHY when Jade call me back she stated the property was leased today. I am in total shock!So how does this even happen!

Marathon Property Solutions are the company my landlord uses to care for their rental. I have ha d a few issues and they have resolved them in a timely manner. They are quick to response to your calls or emails. There is almost a $3 charge to pay your rent on line. This is the one thing that gets to me. Having to “pay” to “pay” my rent says a lot about them. I just can’t wrap my head around that idea. It seems shady, greedy and unnecessary in 2021.
Great team at Marathon! Whenever I had a maintenance request they were on it immediately and professionally. No push back or red tape...just got it fixed to keep the customer satisfied. Thats huge. Its an old house; they get it. I recommend them highly.

I have leased a home through them for the past 1.5 years and the whole staff is AMAZING! Super responsive to any questions/concerns/maintenance requests. I would recommend them to ANYONE looking to lease/rent a home or for anyone looking for a property management company. You can tell that they not only care about their homes but also their tenants.
They are not answering the phones, there lines have been busy for over weeks now, they are thief’s, canivers, manipulative, super thiefs they don’t care about nobody but themselves, they are lien to people, the company needs to retire and be shut down, licenses need to be taken they should not beable to operate at all, ducking and dodging phone calls they scared of the big dawgs coming to get them
I currently have ten single family homes and two multi-family buildings managed by Marathon Property Solutions. Before I switched over to them five years ago, I managed them myself. I was nervous about turning the properties over, but the staff at Marathon has been great to deal with and made it easy. They are very owner focused (good since I pay them) - and helped clean up some of the bad decisions I have made over the years. Right now, I am at 100% occupancy. The fact they actually go to the properties every 90 days and perform a visual inspection (and change air filters) as part of their service is priceless. Last month, they found that one of our water heaters was getting ready to leak through the bottom - and saved me a huge insurance claim. Property management is a tough business - exactly why I didnt want to do it anymore. I see all these negative reviews from Tenants complaining about their shortcomings and blaming Marathon for their actions. Glad its not me!
The best rental company in Greensboro hands down! I have rented with many companies in the triad and by far the most attentive and just plain nice. They work with you with anything as long as you give them a heads up and everything is done in a timely matter. I’ve been renting with them almost 3 years now and I don’t want to leave in fear no one else will be as good! Lol
We shall see how their customer service is. Yet to be determined. Out of the gate, too many rules regarding utilities set up. Emails are all caps, exclamation points and everything high lighted like im dealing with some kind of dictator. They write lease terms that are not standard.
Prompt and professional, always doing their best to make us happy and provide us with such a lovely home. We adore our home and so we take pride in its appearance and proper maintenance. Jade has always been on top of communicating well with us and helping us to make sure our maintenance within our home is well cared for. I tend to be a little bit overwhelming at times but she handles me with such grace and appreciates how much I care about our home. We have been with them for almost 3 years and look forward to many more.
Let me start off by saying my review is based on the interaction I see from the reviews of previous or current tenants. I am looking to relocate and this company was listed on Trulia.com. Im very concerned by the tone of the responses from whomever is managing this account when the reviews are less than stellar. Im even more concerned that an employee was allowed to leave a 5-star review, even if they are also a tenant. Please do better, future tenants are watching and reading the reviews. And some of us are making our decisions based on how you come across on the review board.
On the way to view a rental property I was interested in, Angie called to let me know that someone else applied for the condo and had been approved this morning and therefore it was no longer available. If they had just received this person’s deposit in the mail this morning, they had to have known that he had been approved already, right? I asked her why I wasn’t informed of this and she told me they weren’t obligated to tell me that they had other applicants unless I myself had applied. OK, maybe, but the courteous thing would have been to let me know ahead of time, not 10 minutes before I was supposed to look at the property. I won’t apologize for not wanting to apply for the condo sight-unseen. The videos can only reveal so much.Also, in terms of communication, they’re not very good at it. I had been communicating via email with Joan last week and when I emailed her again on Monday and didn’t hear anything from her, I called. Angie let me know that Joan was out of the office this week and that’s why she wasn’t responding to email. As a business, you should have some sort of automatic message letting clients know you’re not in the office. If I hadn’t called, how would I have known that Joan wasn’t working this week? Unreal.

Rented a property from them for two years. Worst experience ever. They do not maintain their properties. I had mice in my attack they refused to treat. Carpet was worn and need replacing. The tack strips were coming through the carpet and transitions and cut me and my daughters multiple times. The owner is completely unprofessional As well. She is a drunk and will cuss you out if she disagrees with you. All around horrible customer service for the tenant and homeowner.

Upon moving in to my rental, there were a few issues, which once I submitted my service requests online were handled in a timely manner!!My best advice to everyone - Reading is FUNDAMENTAL! Read the application, read the lease, read the emails. If you do not understand something, ASK QUESTIONS!! Marathon is a great company to work for and with. I absolutely love the team here!
If you value your PEACE, do no rent with this company. We had maintenance issues go unresolved for so long we finally called the City of Greensboro to report them. Once I notified them that I reached out to the city inspectors their representative, Jade, became so unprofessional I had to hang up on her before I full blown cursed her out on the phone. The house was infested with spiders and the infrastructure was crumbling. Clearly the home had not been taken care of properly. Please do yourself a favor, take your hard earned money elsewhere...where you will be respected and treated how a tenant should be. I would not rent here again, even if it was the last place on earth!Response to Marathon Properties:First of all...the screen door was broken from the first day we moved in. So how could it be locked??? You should be ashamed for lying in the response like that! I am a healthcare professional with a very busy schedule and don’t have time to sit around submitting 75 maintenance requests. The City of Greensboro found several violations in the home, the various maintenance men that came out would always comment on how old and unkept the house was, and just like your response confirms you all are very unprofessional. My current landlord has been very pleasant, honest, and helpful to us...something you all should learn how to be.
As a resident marathon property solutions make you go through hoops when it comes to repairing their property. You must go through filling out requests online then you have to check on the requests you have made and you may have to call the contractors your self for them to come out because management failed to make sure your request is filled. There is no emergency maintenance line. If you have an emergency over the weekend someone will take your information and send it back to the office. They will not dispatch anyone and will make you wait until someone from the office calls back. I have went days without a request be looked at or fixed. When spending your money on quality property make sure you understand their maintenance and repair system .

I started reading your reviews could not stop...Almost like a soap opera TOO MUCH DRAMA.Why would a reputable company put people financial business on public display because they dont agree with your business tactics is very unprofessional and in poor taste.How can you say what is an emergency; leaking roofs, hot houses and other issues can lead to other damages and emergencies like fire, flooding. Maybe you should extend your office hours and maybe even open on Saturdays to help with maintaining peoples property that you manage.Thanks for the reviews and feedback. Its a NO for me.
I had a horrible experience with Marathon, I explained to them that because of the corona virus I was not able to pay the rent on the fifth of the month due to the slowdown. I told them numerous times that I needed more time and that I was going to continue to pay the rent a bit late, which I did. Well I come home one afternoon and there’s an eviction. I was charged numerous late fees and I had to pay the court cost for the eviction notice! I had enough and wasn’t going to let anyone hold me hostage, so I paid up all the fees and then moved out. A simple call letting me know you were filing the eviction would have been much easier, what’s strange is I wasn’t behind and I continued to pay my every month even though it was late. I hope you don’t have the same experience as I did.

I went to see several properties. Lady by the name of Mary shared with me if my credit isnt good enough the security deposit would be more money, and my rent would be more money. The three-bedroom had an awkward smell like mildew. Whoever painted that house had bad decoration taste with green and orange bedroom paint. I was afraid to pay an application fee after reading the horrible reviews Im not even sure if I would receive my application fee back. And also after reading the horrible reviews they do not give everybody their application fee back. If you multiply $50 application fee by 100s of candidates that dont received their 50.00; that would be considered a scam artist. Im a bill collector a lot of Americans have bad credit. you can easily lie and tell somebody they didnt get approved because of the credit and keep 50.00. Ive been to a lot of companies and theyll say we wont accept an application fee theres candidates in line for this unit. all Im saying is if you have three or four or five people already in line stop taking application fees. To only end up sharing that they r not approved

Accompanied my partner to a showing and THE HOUSE WAS STILL DIRTY! Stains on the carpets, freezer and refrigerator disgusting, closets dirty -everything dirty. There was also a bad smell. The windows and doors were opened upon arrival and my partner told me to notice that smell and to imagine how bad it probably was when all the doors and windows were closed. My partner mentioned to the leasing agent how dirty it was and her response was that they still need to clean it. Really? She also said they have already shown the house at least 15 times and had multiple applications submitted on it AND there was another showing after us!So #1) If this company cant clean a rental before the lease is signed, do I actually believe that once they have my signature and money that they will clean it?#2) So there are already multiple applications for this home -all of which paid the application fee? And my partner is expected to also pay the application fee and submit an application although it is obvious there are others in front of him (sounds like a great way to make a quick buck)?I decided to check out the reviews after that as I had a funny feeling and not only were they verified, but the person who works at Marathon who is responding has a horrible attitude. I literally felt bad for the poor tenant who arrived home on a Friday with broken AC and a severe roof leak who was not given assistance -and this person at Marathon proceeds to correct him and basically say he is an idiot for expecting that they would help him in such an emergency. Actually, here is the reply to this tenant since I am sure they will delete it now:Matthew: When you first pick up keys and take possession of one of our properties, we provide a clear, concise explanation of how to submit maintenance requests, the definition of normal business hours, and what Marathon defines as a maintenance emergency. On top of that, the same information is sent monthly with a courtesy billing statement on/about the 23rd of each month. Im not exactly sure how much clearer and transparent we could be with expectations. In the future, you might be better suited for an apartment lifestyle as those types of products have on call technicians. Stand alone houses require a little more effort on behalf of the Tenant to maintain and its clear from the condition of the property when you vacated that you arent up for the responsibility.^DO YOU REALLY want to rent from someone who responds in that way to... possibly your emergency?All of the other responses are condescending and rude. My mouth literally dropped open as I read their responses.Horrible customer service and it is obvious this company is run by a Narcissist (or two... nasty people). I will NEVER do business with this company and I hope this review helps save a future tenant from a bad choice if they are on the fence. Do your research. Check their Yelp reviews -note how the complaints all have the same things in common. As the owner of a property, I have had good experiences with Marathon as a property management company. They got it rented very quickly (within 30 days) and the tenants seemed to be a great fit for the property. We havent had any issues with late rent so have gotten lucky on that front. The tenants have put in numerous maintenance requests which have been resolved, within reason. I actually relocated to Raleigh after the home was rented and Marathon did a good job communicating with me considering I was in another city. Now that I am back in Greensboro, they are continuing to communicate well. They certainly dont bug us with mundane details and adhere to the policy that maintenance requests over a certain amount need to be approved by us. They have been flexible in looking into and in some cases using companies or individuals we have worked with to get work done around the home, if we request it. Email responses started off slow but improved quickly and they have continued to be very responsive. Our disbursement has been timely each month, as they know that it is income for us and understands the importance of that. We are looking to put our home on the market this spring and they are willing to work with our realtor to show the home while it is occupied. Our realtor is familiar with them and comfortable with this as well. Overall, our property management experience with Marathon has been great and I have recommended them to others as well.
We relocated from a different state and saw a property we liked to rent while we scope the area before buying.Lets start in order:1- The agent on the listing took days to get back to us after leaving voicemails. We basically did the work for her.2- A different agent took the time to do a video conference and thanks to her we were able to see the property on the inside (thank you).3- We were told to apply online. We did on 01/12/2020.4- The application online is only for one person. (We werent told this) So if there are multiple people over the age of 18, each individual person needs to submit a different application and a fee of $50.00. Husband applied, and on the same day we get an email (see attachment) that the other person needs to submit an application. No problem.5- 01/13/2020 next day, I went online to submit my application after being told to apply as well online.6- While I was applying online, I received a call that we would get a refund back in a week of $50.00 of my husbands application fee. (You can imagine my face)7- According to the agent the home was leased already!!!!!!! (???!!!???!!!??)8- Stay away from this company. It sounded too good to be true. Follow your gut feelings. A property management company, specially when you are relocating from a different state should be reliable, and trustworthy.They NEVER told us there were other people applying for the home or that there was a waiting list. We are homeowners and have rented multiple times in the past, with a 100% clean record and something like this has never happened to us. Our previous rentals have all been a smooth process and our agents honest, but there is a first time for everything. Spend a little more to get better service!!! Apply at your own risk!!!

Marathon is easily one of the best property managers I have dealt with since I began renting property in Greensboro. They are very helpful and friendly when contacting the front office with any questions or concerns, whether before or after signing a lease with them. Any time I have submitted a work order, I received a call the very next business day to speak about the and receive confirmation that it will be addressed. Each issue was resolved timely and professionally and I have never had an issue with any of their maintenance employees. This is the first property management group I have worked with where I actually felt they cared about my rental experience and wanted to make sure they had a satisfied tenant. I definitely recommend this company to anyone currently seeking to rent in the Greensboro area.
From our first call, to the showing, to the application, to move in, to maintenance...five star performance by all the employees weve had the pleasure of dealing with. They have been polite, informative, straight forward, and helpful. It was made clear up front what was expected of tenants and our lease terms were explained in detail. The office personnel have answered every call and responded to emails quickly. Our maintenance issue was handled within 48 hours and the two gentlemen who handled it were very professional. We intend to keep this relationship going for at least the next few years.

Terrible customer service! I agree with all the other complaints about bad customer service. My major complaint is with repairs. I had a plumbing issue at my house where I decided it was best to replace a main sewer pipe, but instead Marathon authorized a clean out that was expensive. The worst part about it was I told them on the phone I wanted to replace the pipe because I didnt want a temporary fix, but instead they did the clean out. They claimed it was an emergency because it was a plumbing issue, but this was something that dragged on over at least 3 weeks while my renter was out of town. You can make your own decision if you think that is an emergency. Other things to consider is if you are living far away dont plan on an update on the condition of your property. In 2 years of them managing the property I had no significant updates on the condition of the property. Finally, if you decide to terminate your contract plan on a packet mailed to you where you will do your own evaluation on whether or not to give the renter their security deposit back in full. I hear some management groups will do a walk through to evaluate the property condition, which could be very helpful if you live far away. I think the reality is they may just have too many properties to manage in order to provide good customer service.
I have rented with Marathon for the last two years and they have been wonderful! Every maintenance request Ive put in has been quickly filled, and they have always been easily accessible via the phone. At one point I was having an issue with the handy man they sent by--he was a jerk and would never give us notice about when he was coming. I told them about this and they promptly removed him from servicing our house and we havent had a problem since. All in all theyve been incredibly professional, and generally just really nice to rent from.
I am an owner of four properties and hired Marathon Property Solutions to handle the management. They have had the properties for a couple months and have done a great job cleaning up after my old management company. I love the fact that they answer the phone when you call and can help get questions answered. They dont hide behind voicemail and email like the other companies do. Highly recommend.
I had a condo rented out through Marathon. I was very impressed with their service and professionalism. They visited the property quarterly to make sure everything was fine. This was a great bonus because as a landlord it is important to know the property is being well kept. Disbursements were always on time. The response via email from the staff was also always on time. After renting for a while, I decided to put the condo up for sale. Marathon represented me as a seller. I was very pleased with this aspect of their business as well. I wholeheartedly recommend Marathon for all of your real estate needs.
My family and I rented a home for 2 years from Marathon and for the most part we were very pleased. When we had a maintenance request it would be fixed sometimes that same day but no longer than the next. I never had an issue with anyone being rude as a matter of fact everyone I came in contact with were pleasant and very helpful. The only issue we had was the home wasnt as clean as we would have liked it to be when we moved in. We ended up purchasing a home before our lease was up but we cleaned the house and gave them enough notice to where they were able to get someone else in the home and we got almost all of our deposit back. Not sure why there are so many negative reviews but if I was still renting I would not hesitate to do business with Marathon again.
I started renting with Marathon in 2013 and had nothing but good experiences. Compared to other landlords I have rented from before, their requirements and their process was made very clear from the beginning and was very easy to follow. The agent who showed us the townhouse was knowledgeable and friendly. The application process was very easy (online) and we heard back quickly.I really appreciated that they had a move in checklist of the items we needed to complete, including telephone numbers for utility companies. It made the pre-move in process go a little more smoothly.Once we picked up the keys, the process remained just as easy. Whenever we had maintenance related issues we would fill out a request online and it would be addressed quickly, usually within 24 hours, which I was impressed with. On top of that the vendors who they had come into the home were always friendly and professional.I would highly recommend renting through Marathon!
Neal, Angie, and the other folks on the MPS team have been awesome. Ive rented for over 4 years now from them, and Im glad I did. They were understanding and very helpful on the front end of the process - made it smooth. Along the way with the regular day to day, and even the renewals, they were great to work with. Theyve regularly scheduled checkups. They called ahead. They followed through. Whenever I had something that needed to be fixed, they immediately made themselves available, found the problem, and fixed it. They made renting easy. Marathon Properties was a great choice. Do not rent from this company. After the multiple issues we had at the beginning of our lease, from moving into a house that had not been cleaned at all with lots of items left everywhere from the garage to the refrigerator to dealing with multiple broken appliances for months, such as the dishwasher and garage door I have lost all faith in this company.They also told us certain items would be removed or replaced without it ever happening. I warn anyone who is thinking of leasing through marathon to seriously reconsider so you do not face the types of issues that we have.
Neal and the team at marathon properties are A1 at managing properties. They keep you in the loop on all measures needed for your property to succeed. They go above and beyond to put quality tenants in the property and they are readily available for the owners when they have questions. If I could give them 10 stars I would.

Weve been renting for almost 7 years from Marathon. They have always been very professional & helpful especially when it comes to repairs. Recently we had an issue with bird mites getting in the house. We were able to figure out where the mites where getting in & they responded immediately to get the place covered where they were getting in. So thankful for their quick & professional response.
I have received nothing but wonderful service from Marathon! Any maintenance requests I have submitted were followed up within 24 hours. The staff has always been polite, courteous, and answered any questions I may have had. I recently moved, and I received my FULL deposit back in less than 2 weeks from moving. Not sure about any of the negative reviews...but I have NO reservations recommending them!
Marathon Properties has been managing my three rental houses for the past six months and they have been awesome. I had a tenant that wasnt paying rent and they helped me evict them and find new Tenants. I live in west palm beach and cant get back to the Carolinas too often but I know everything has been taken care of.
This is a stand-up organization! I had enlisted them to manage property in Greensboro and the process was seamless. Unfortunately I decided to keep the current property manager but Marathon Property Solutions were amenable when I decided not to join their organization. They inadvertently sent the tenant a late notice. I called them about it and they took the property out of their system and gave the tenants a call to apologize and clear up any further confusion. This kind of customer service goes a long way!
Leased a home in Greensboro from Marathon for over a year. Excellent customer service, friendly staff & easy ways/options to pay monthly. Quick response time whenever there was maintenance issues. I would (and have) recommend them to anyone looking to lease a home.
Horrible..... Please please please save your hard earned money.... Run the other way! these people will advertise a property advise you to pay the 50.00 fee then dont bother to even call you back. I went to view a town home that they had advertised as $850.00.... However when i met with the representative(Fred) that showed me the town home he then changed the price and told me the town home was now $895.00???! I was confused we had just spoke over the phone about the town home leasing for $850.00 why the bate and switch?? I told him that i would only put in a app if i could get the town home for the advertised price....he agreed. Guess what days went by and he never got in touch with me...he kept the town homes online stating ready to rent?? I paid my money also to them twice in a 4 month period for two different properties and they took my money but still advertised the properties as being available still to this day! I have a good credit score..... i make great income and no record...yet not one of my calls were returned for the properties?? I finally got a hold to someone in the office today who claims Im going to be credited one of my 50.00 payment back...when I asked her when ?? she stated rudely I DONT KNOW??? I couldnt believe my ears. How could you ask someone do they want one of the payments back just to say that you dont know when they may get it returned. Unprofessional and rude...run far away they are money hungry savages !!!!!!!! Period!!
Marathon Property Solutions is currently managing several of my properties and they have done an excellent job. They have taken very good care of all of my properties and responded quickly and efficiently to any concerns I have had. If you are looking for a property management needs then the folks at Marathon are the right ones for the job!
I have been renting a townhouse from Marathon for over one year now. In that time they have been very responsive to any requests I have made. The few maintenance issues I have had over the year have been quickly resolved and with no inconvenience to me. Erin (Greensboro office) has alway been very polite and patient with any contractual questions or concerns I have had. This is my first experience with a management company (I have rented apartments and owned houses in the past) and it has been very positive. I will be leaving soon but wanted to say thank you to Marathon.
Marathon has managed my property for over three years. I dont live in the Greensboro area, so its nice to have a management company like Marathon to take care of my property. Neal and the ladies in the office do a great job of keeping me in the know with everything that goes on with my home. I would recommend them to everyone.
I rented from Marathon Property Solutions last year and had a great experience with them. All of my service issues were submitted online like they requested. This process is very user friendly and I never personally had an issue with it. All of their vendors called to schedule appointment times to work with my schedule. I really do not understand why there are so many negative comments on here, but I found that as long as I followed the procedures they gave me and paid rent on time, it worked out well. I know that people typically only leave reviews if they are negative, but after living in one of their properties last year and having a very positive experience, I wanted to make my voice was heard. The few negative reviews that I read on here were not the experience that I had with this company. While I did not deal with the staff often, when I did, they were very friendly and helpful. Ive recommended many people to Marathon and have only heard positive things from them as well. If I were to rent another property in the triad area I would not hesitate to use them again!
Excellent staff who calmed my fears of leasing my property. I moved to another city and never once had to come back to Greensboro to handle any issues. The staff were informative and responsive -this made for a great experience.
The Worst Experience In Our 17 Years of Renting (Military). Every rental contract weve ever had has been fairly standard. Apparently, Marathon doesnt include their rental contract in their rental contract. Weird, right? I dare you to find early termination terms, or move-out terms, or any terms in their contract. We filled out our move- in checklist, stating damages upon move in, which were never repaired- only to be charged for them upon moving out. The company has refused to return our calls or emails for almost 2 months since they sent us our move- out report showing we owed almost $2000 in damages that we never created, until today, and they (Erin) still refuses provide us with, or discuss, our copy of the move-in check list showing the damage was there when we moved in. She also told us the 10% re-listing fee would be waived since we provided them qualified tenants and they did not have to relist the property. She now refuses to acknowledge that. We were simply told that our 10 days to pay the money we owe has passed and now we owe more fees. Weve left Angie several messages... weekly since February, with no return calls. Weve sent Angie another email explaining the slew of NC General Statutes that they are breaking, and asking them to answer for their illegal actions. We were also charged a re-listing fee of $720, although the property was never re-listed, as WE provided the qualified tenants who currently live there, who have also vouched that the repairs we are being charged for have YET to be repaired. These people are little more than scam artists and I look forward to them pursuing our claim in court, as they threaten in their letter, although I imagine we will have to be the ones to actually open a court case, since they dont actually have a case. What a waste of time, money, and sanity.
If you call 12 minutes after 5 on a Friday (because you have a job and thats when you get home to first discover emergencies) with a severe roof leak or you find all of a sudden the AC broken and your home is 90 degrees they will tell you its not an emergency and they will address it next week under normal business hours. Please do NOT rent from the property is overpriced for this type of product and service when it comes to rentals. Needless to say we are not renewing.
Seems like most people only post about the negative and not about the positive! We have had nothing but OUTSTANDING SERVICE with Marathon Property in the 7 YEARS renting from here. Office staff has always been pleasant on the phone and helpful. When a repair was needed it was handled quickly using the website portal for tenants. Questions were always handled and answered. Angie, Neal and the office staff always treated us like part of the Marathon family and I am happy to have had those 7 years with this company. I highly recommend Marathon and always have. The horror stories I have heard from others about other rental companies not fixing things like AC/Heat and not communication with tenants made me appreciate Marathon Properties even more. If you need a home to rent PLEASE IGNORE the negative reviews on this site and call Marathon, you wont be sorry!
This was a very smooth transition. All of the staff was very punctual and made our move in simple and easy. I am very happy and recommend marathon for you next move.
They are not a fair rental company!!!!!!!!!! They advised me to fill out a application online once i left the property from viewing. There was another person viewing once i left and placed my app online. I get a call later with a piss poor excuse stating the person that also viewed the home (who was still there viewing when i left and put in my app by the way) had a old phone and came in the office ans filled his app out and put a deposit down. They chose greed over even considering my application. Angie offered my app fee back(which is non refundable) because thet know it wasnt fair the way they went about the process.

I own multiple properties that Marathon manages. Marathon has done a wonderful job communicating with me about my properties. They dont bug with mundane details and adhere to the maintenance policies and over a certain amount it is approved to myself.
This company is unscrupulous. We viewed and applied for a property being managed by them. Yesterday, they called us and told us we were approved and the property was ours to rent. They stated they would email us the lease, but never did. This morning we stopped at their office to sign the lease and pay our deposit. Imagine our surprise when they told us someone else had already leased it.They had never told us others were in line for approval before us when they happily took our application fees. Neither did they offer to refund them. We had to demand a refund, which was surprisingly and immediately granted. It makes you wonder just how many application fees they have improperly retained because potential renters didnt know their rights.We will be filing formal complaints with the city of Greensboro and the North Carolina attorney general. This company cant go the way of the dinosaurs soon enough.REPLY TO OWNERS RESPONSE:Here is a point-by-point reply to the owners response:1. We were never told the property was being viewed by multiple parties.2. We were never told that any other person was applying to rent the property.3. MPS only refunded our fees because we demanded it. It never offered to refund them.4. We did have the funds for the deposit, which we told the agent; however, we also asked the agent whether that was flexible given that we were originally looking for a September 1 move-in date.5. We did not say we were going to be late on the rent each month. What we asked was whether there was flexibility on the payment date because we own a business that bills on the first of each month and where our funds become available between the 3rd-10th of each month. We had hoped to secure a 15th-to-15th lease schedule (similar to our current lease agreement). When that was not an option, we asked what the late payment fee was and said that if we ever ran into a problem, we would happily pay the late fee in addition to the rent so that the landlord was not inconvenienced.6. Only MPSs receptionist spoke to us at its office. In fact, whoever she spoke to never came out of their office, forcing the receptionist to deal with the situation.MPSs response just reinforces this review and because of the misinformation it included as part of its response, we are now considering filing a formal complaint with the realtor board.

Things are great while your renting. But be aware they will charge you outrageous, ridiculous and unfair charges after moving out. Do not expect any of your security deposit back and they will refuse to provide any preliminary accounting for proposed charges. They also refuse to speak to you regarding any issues except by email. What phenomenal customer service!!! So basically be prepared to upgrade the owners property. We have dealt with two previous property management companies without any problems. So good luck!!!Find it very funny that we took a complete video of the premises upon leaving and have to disagree with your assessment. First of all, we were in the property for 4 years. Yes, the carpet is going to need to be cleaned due to wear and tear. The counters were in perfect condition as it shows in our video. We have video proof of all of the blinds in which you charged us $347. Yes, the cheap plastic wands on ten year old blinds are going to break due to wear and tear but should not constitute $347. We went above and beyond our duties as tenants such as installing a new microwave to save the owner money on labor. So, we are sorry if we think that you taking over $1200 of our security deposit for a broken spindle, a small hole in the garage wall and spackling and paint to a small section of a bedroom wall is completely ridiculous. And no, you were in no way going to negotiate or work with us on any of the issues. So yes, we are currently looking into a lawsuit. Not surprised at how many other bad reviews there are. On a positive note, it seems that they pay well for positive reviews.I have given you a few days to rectify your policy of collecting late fees for rent payed on the fifth of the month.To my understanding it is illegal to charge late fees until the rent is five days or more late, according to the General Statutes of North Carolina 42-46a. In 18 years of renting, I have never been charged a late fee when I payed on the fifth. (I dropped of my rent on Sunday, October 5th, at 8:00pm. It cleared my checking account on the 6th.)When I politely explained the exception and offered proof in my lease that I didnt owe them a late fee, I was threatened with eviction by the woman on the phone. I then spoke several times with Neil, an office manager, trying to get this late fee taken care of. I was laughed at, called names, and hung up on.I still havent gotten confirmation that they understand that I dont owe them a late fee. I assume they dont want to humble themselves by calling me and letting me know, let alone apologize for their actions. Property management can often devolve into an abuse of power, since many who rent dont fully understand their rights as tenants. I will continue to pursue justice in this matter, not just for me but for all the people who have paid late fees that they did not owe. They deserve their money back.

Marathon Properties manages my 3 rental properties and does an outstanding job for my business. Vacancies are quickly filled, communication is outstanding, and disbursements are always prompt.
All I can say is RUN! Do NOT rent from this company. They false advertised a property as all Electric which is was NOT. Then refused to rectify the situation. I would not even give this company a star at all. This was absolutely the worse experience I have ever had with ANY company. I called and left messages for someone to contact me about a rental property for 3 days. On the fourth day I called and asked to speak to the Office Manager and then was able to get someone to call me back. We scheduled an APPOINTMENT to look at the property and to our surprise there were 4 other families there at the same time to look at the property. This is so unprofessional as an agent. I have never in my life been shown a property with multiple families. So we waited in our car until everyone left. The agent was extremely rude and unprofessional. She did not even walk around with us to see if we had any questions and when I did ask her a question I always got a snappy answer. Our young boys were with us and they could not believe the way she was talking to us. The property was disgusting. The shower was black and should have been cream colored. The smell was horrible. You would think that they would clean the place before showing it to potential renters. If I had a property that I was interested in using as a rental I would definitely NOT use this company. I also would NEVER use this company to rent from. This company does not even deserve ONE star!
I have been pleased with Marathon Property Solutions overall as a property owner. They rented out my place within a week and they have qualified tenants. I had tried to put the property for sale for about 4 months in a slow area and so this was exceptional.My only complaint is the problem resolution process. Due to the speed of the rental, some communication wasnt too thorough as to what was expected. As a first time user of a management service, this was unsettling at first.However, since the rental in August, things have settled down and overall Im pleased with the information they provide online and also can reflect on a good experience. I can see by some of the complaints it isnt an easy business so I have more understanding.

This is a terrible property management company. I rented a house they managed and asked them to make sure it was cleaned and move in ready. When I arrived, after 4 days if being paying rent, the house was not clean (actually the refrigerator was very dirty), walls paint was not touched up, the carpet was not clean, doors was very dirty, bulbs did not work.... Terrible!!!By the way, Erin, was not friendly since the time we picked up the keys.I would not recommend this property management company to anyone.
Used this company to list our property for rent. They succeeded in getting it rented, however, there was little to no communication. When there was communication, it was poor at best. This company does not respond to emails, or voicemails. At one point, I spoke with the tenants of our house, and their experience was the same as ours regarding this company. Do not use this company, stay away....there are plenty of other property management companies out there that has a semblance of customer service.
Weve been with Marathon for a little over a year. Most of these reviews are complaining about the customer service, but Ive not had that experience. Devon / Erin have always been polite and courteous to me. But Dave, why are you giving 4 stars then? Some things could be better. They are usually pretty good about understanding when money is tight and give you a bit of a window, in case you do need to pay late (usually they let you slide till the 15th or around there) although there have been times where weve been denied an extension, but Im sure there was a reason. Rent is our responsibility, not theirs.My 4 star rating just comes from a lack of MEANINGFUL communication. I get that you dont have to explain every rule / law for every interaction, but when someone asks you something like Can we get an extension to the 22nd. and you reply with rent needs to be in by the 18th or well file eviction itd be nice to know WHY that decision was made (please dont air my laundry out here though, if you would like to tell me please shoot me an email - you guys got my email-address).All in all though, were happy. Were in a nice neighborhood and when things break, they fix it.Thanks for everything Marathon!
Marathon managed my property for 5 1/2 years with 4 different tenants. When the last one moved out all I had to do was clean the carpet and do a general cleaning. I am extremely pleased.
We are new to being landlords and struggled for months to find tenants. Michaela was easy to work with, the whole office is prompt and accommodating. Looking forward to working for years to come!!!
I rented from them for a year and they were always prompt with their responses and repairs. I would absolutely recommend them to friends and family.
I used Marathon to manage two properties I owned. One of the reasons I chose them is that an acquaintance told me they periodically visited the property to change air filters and make sure the home was in good condition. I am in the process of selling the last of the 2 properties. The house had become the neighborhood eyesore and no one let me know. Today, I found out the AC motor is bad because the air filters had not been changed in who-knows-how-long. I live 2.5 hrs away and this is why I hired a management company. If you are a homeowner, make sure YOU keep an eye out, because they certainly wont.
I cannot possibly rate this company, Quiet honestly they are the worst property management company i have ever worked with. They lied about who person was renting my place, turns out it wasnt the and i quote Nice little old lady they told me it would be. Numerous issues where brought to my attention from the other home owners that Marathon stated and i quote again A smear campaign on the current tenant. Several repairs where done without as much as a phone call to let me know that an issue had occurred and that i would be billed several hundreds of dollars which i then had to chase them to find out exactly what had been done, i am still waiting on the paper work for this repairs. My tenant (whoever they are) moved out leaving a few things that needed to repaired which are covered under the security deposit, its been 2 months now since they moved out and i am still waiting for my keys back. To say the owner elaborates on the truth is an understatement, do not trust a thing he says. I will NEVER recommend this company to even my worst enemy and we are the easiest people to deal with. Having spoken to numerous friends about their management group makes us even more upset as this company is a complete disaster. Please there are numerous property management companies out there use them i would hate for someone else to have to to through what we have. I would not even give them 1-star if i didnt have to!Update: In regards to the comments made by Marathon, the property is owned by my Fiancé so i know i have been heavily involved in everything going on. To say that we sought to have our own estimates done is absolutely NOT true. We asked to have everything that wasnt damaged and/or broken prior to the tenant moving in to be fixed, nothing out of the ordinary. I can say that every time this group has responded to a poor review they take zero responsibility, and may i say sound just a LITTLE patronizing which doesnt surprise me to be honest in the slightest.

Horrible customer service. My family and I were relocating to the area from over 300 miles after separating from the Army and found a property that they managed that would fit our needs. After completing the application (for both my wife and I x$45) we received the lease and returned within 24 hours. I inquired as to how the security deposit could be handled and was informed that it had to be via certified funds. I informed the owner that the funds would be mailed the following day (which they were). However 36 hours later, they leased the property to someone else. When I inquired as to why, different personnel within the organization provided various reasons ranging from they did not have my lease contract (which was emailed to the owner) and that they did not receive the funds. When I complained that they did not exercise good faith in allowing the time for the funds to arrive, the owner stated that it was my fault for not overnighting the funds (which my bank will not do). Never once did any employee apologize for their being a misunderstanding or attempt to help remedy the situation. Everyone merely stated that it was my fault. Yet this was the owners email response to my email of the lease Thanks. I have forwarded the lease to Emily Helm in my office. She will take care of the execution of the lease agreement when the certified funds come in. She will also send you a copy of the executed lease agreement via email as well. There was no mention that funds must be overnighted or that there was any issue with the funds being mailed.Poor, Poor, Poor. I do not recommend. I would definitely pursue another management company for all parties - after all they represent the lessors!
Marathon property solutions is one of the best management companies i have used. I have had several rental properties with other management companies and the marathon owners and their staff is the best!
A Facebook friend of mine put a post saying that a piece of trim hadnt been tended to in a month. She included a picture of the damage, but you could not see the street, the street number, or who owned the house. Well apparently its managed by this company. I know because the boss, Angie, wrote disgusting comments slandering my friend. It turned into a big to do with well over 100 comments, at least 1/4 from her. I know its Facebook but she was representing her brand in poor taste. Never would I recommend a friend be talked to like this. Much less unsolicited. Much less over a public forum on Facebook.P.S. My feelings werent hurt. And this review isnt being taken down by me.
We had to decide on leasing a home in Greensboro while living in Ohio. Extremely friendly staff, knowledgeable and very helpful. Enjoyed renting from them.

Marathon Properties is by far the WORST I have dealt with in my extensive experiences through out the country. They have no concept of customer service. Whether managing a property or if you desire to find a property, go else where. Phone calls and emails go unanswered, and if they are returned, it is not in a timely manner and there is an excuse to follow. The owner is a narcissist who will belittle any one she comes in contact with. All other agents there lack knowledge and just a general sense of caring for your needs. Agents cannot even provide simple information as to what utility companies and services are in the area. There are many other reputable real estate companies to go to in Greensboro and I HIGHLY recommend using their services.
Marathon has been exceptional with our properties. Totally professional and responsible to our needs.
