My move in was quite simple with the help of the property manager, Jessica. The only issue I came across was my washer not filling with water to wash my clothes. Jessica was very kind and quick to respond. Not only did she schedule for my unit to receive a new washer, but she also allowed me to use another unit’s washer and dryer in the meantime! I was super grateful and have already enjoyed what hasn’t even been a full week here on property. As of now, I would definitely recommend the property

Best management and customer service ever!! Manager Jessica Nowicki, is such a professional person, she rapidly addresses and solves any concerns. Very quiet and nice neighborhood. Maintenance is amazing as well.

Clean, safe, friendly, upgraded living, highly recommend.Palm Valley Villas is a small gated community with a very nice pool, well maintained homes and grounds, beautiful grassy common area, dog friendly. Individual homes are in clusters of 4 with spacious living and private yards. Our neighbors were friendly, as was most of the community we met while living there. An easy walk to neighborhood city park, beautiful, safe, area for longer walks. Nearby shopping, food, and activities. I cannot say enough about Dawn and Jessica in the office, they are absolutely wonderful. We will truly miss living there.

The apartment was fabulous: no shared walls, no one walking on your head, no noise from other units. The only thing that went wrong were the gates that were broken foe a while but I know they were trying to get it fixed. It eventually got done. The staff are excellent! Jessica and Dawn went above and beyond to make our stay great!

Still awaiting a final resolution. I was told parts needed to be ordered and should have arrived. Working currently with a temporary fix

Dawn and Jessica made the whole experience of getting all the info and move in very easy. They were awesome.

Quite, clean, pay online, no bugs, monthly food trucks, nice office workers, no crime, on top maintenance, 24 hr pool ! Over all a great experience. Never had issues and if i needed maintenance or any office help it was fast and efficient . Actually now that i think of it, this was my only good experience of living in a apartment. Just super pricey was the only issue.

Maintenance did an excellent job changing my air filter. I love that work orders get done promptly :) Jessica and Dawn are truly amazing and friendly! They are always professional and provided a warm welcome every time I came to the leasing office with questions. Absolutely amazing staff and I will miss living their. It was the best 2 years ever!! Fast friendly and they get the job done right the first time

Dawn was very helpful. Guided us in completing all the requirements needed with our lease so we can enroll our son in school as quickly as possible. The apartment is spacious for 2 bedrooms. Complete appliances. We have a good size backyard. The location is great for us. I dont feel like I live in an apartment at all.

The lovely ladies running the office are amazing, helpful and always there for me when needed, from day one to my last day there. my apartment/home was always taken care of promptly. I was lucky enough to be right near the pool. beautiful landscaping through the complex and friendly neighborhood with lots of family atmosphere :) I would highly recommend.

Awesome place to live, friendly and dedicated staff, exceptional maintenance crew, and overall great apartments more like small houses. Our fur babies like the yard, just wish they had a dog park. Thanks so much for one of the best renting experiences!

I moved here from Illinois while my wife stayed to get my son setup to be on his own for the first time. Jessica helped in every way she could. She made moving down here a lot easier and she is always willing to help. The apartments are great. They are very clean and I would recommend anyone looking for an apartment to look into here

First off they are liars and then they are thieves. I was on a do not enter and they allowed an individual into my apt with the maintenance man without my permission. Yes they are on surveillance. Numerous personal items were stolen. I refused to pay last months rent because of these repeated infractions. They happened on at least 10 different occasions. I now have a bill for $9,000 plus dollars. I’d stay as far away from Jessica the manager and Cole the maintenance guy. I’m not sure who is worse.

I waited until my family and I had lived here at least a year now and I’ve gotta say, we’ve absolutely loved living here! Jessica, the property manager has been wonderful to work with since day one. Her and her staff have made us feel very comfortable and have taken care of us throughout our time here. If you’re looking for a nice, quiet community to live in with good people, come check them out.

I worked with Jessica finding a place here in Phoenix as I was moving into the area from out of state. She was more than welcoming and accommodating throughout the process. There was never a struggle to get things to her and she was responsive through emails and phone calls. This move had a lot of moving parts and it was made that much easier through the help and professionalism of Jessica!

Palm Valley Villas made moving across the country not so bad. I’ve enjoyed the few months I’ve lived here so far. The spacious yard, as well as my apartment. (Which does not feel like an apartment at all). The complex is well kept with landscaping, and I never have any issues with bugs! It’s a quiet complex which is nice. And the ladies in the front are nothing but nice when I come in contact with them.

Second time living here. Its a nice set up. Love the pool and modern structures. Desk staff are always friendly and accessible

This community is a hidden gem. The Residents are very kind, friendly and courteous. The leasing agent and maintenance are always prompt and friendly. But the gorgeous, open, bright 10-ft ceiling, huge kitchen and upgraded living space is the main reason to live here. You truly get everything you want in one place - friendly staff, awesome neighbors, gorgeous living space, and fantastic location. Highly recommend!!

Very, VERY poor communication practices. They may or may not provide you with a letter asking if you want to extend your lease. They may or may not respond to any emails you send. A very unfortunate experience for all parties involved. We were charged for an additional month’s rent since we did not give notice (again, you may or may NOT get the notice to indicate whether or not you plan to extend your lease - ours “got missed”, our fault for not following up on that sooner) and was told we needed to pay within 30 days of receiving a move out statement or set up payments. After telling Jessica we could not pay within 30 days due to having other financial priorities, she did not provide us information on payment arrangements our account was turned over to collections anyway. After confronting her about it, she referred me to the asset director Bridget who responded to my email over a week later. Evidently our move out statement got returned and Jessica failed to that communicate to us as well. We are now settling payment with the collections agency, which means money lost for MEB!

Ive lived here for going on two months and thought Id write a review about it thus far.Pros: The apartment its self is beautiful and does not feel like Im living in an apartment. The complex is nice and well maintained and the location is very convenient.Cons: The front office and management is a joke. The girl that works daily is a liar and only says what you would like you to hear just to get you into an apartment and was even bold enough to start a fight with my fiancé while we were signing my lease because she expressed how unhappy she was that nothing was smooth about moving into this place. No one ever answers the phone including the manager. I had an issue with my rent going through with their online payment method and no one would return my calls nor help me out. My front door hardly opens and Ive gone in three times to tell them I need it fixed and it hasnt gotten fixed. None of the walk in gates are ever locked and anyone can just waltz in whenever they want and I have witnessed, on more than one occasion, people driving up, using the pool and leaving. Not really what Id like to see considering how much I pay for this place. Also too on move in the cleaning lady came in while I was in the office and said my apartment was clean which when we moved in it was a complete disaster and we had to clean the place twice, Im not exaggerating. I left out what everyone else isnt happy about due to sounding repetitive.

I spent 2 months looking for an apartment and finally settled on Avilla Palm Valley. The reviews I read online painted really different pictures which made me push it to the bottom of my list, when I should have put it first. I seriously wasted so much time looking at other places. I was helped my a girl named Janet and she was really nice. She gave me a lot of information and didnt get bothered by my endless questions or pushy about my renting there. I like that its a small community and super quite. The apartments stand separate from each other so there is no joining wall which I like because my current place doesnt offer that. Hearing the base from my next-door neighbors apartment is the last thing I want after a long day! The grounds were really clean and I dont need a bunch of amenities that I never have time to use anyway. The rent is on the higher end but its completely worth it. Ill have my own yard, no adjoining walls, and its gated! Ive been to the office several times and have never had a problem reaching Yanet. Shes gone above and beyond to make me feel comfortable with my choice, she even called me back at the end of the day when she couldve just gone home. I cant wait to move in!

Moved into a 1 bed room realizing they dont have a pantry to store your food. Really avilla? The only thing that drew me to this place was that they were single level with a mini backyard. Other than that I would not recommend this place to anybody . You would think an apartment complex so nice would come with a clubhouse/gym but nope. Get your moneys worth someplace else.

Been living here since July 2018Pros:- Nice backyard- good location- all wood floors- no pet restrictions- friendly neighbors- sorta a gated community (people still come through on the side and use the pool)Cons:- VERY small homes for a hefty price and lack of storage in all areas (kitchen, bathroom, backyard),- maintenance team of one person so some things may or may not be worked on. Upon move in, my place was not cleaned and the damages from the previous owner were still not fixed- gate key may or may not work (mine never has- was told I have to fix it)- permission to enter is only a suggestion to them (they’ll come in either way)- many things are up to the renter to fix/figure out- we’ve had a mysterious animal eating our plants since last October and it looks really bad in front of our homes and no one has done a thing about it. Spoken to mgmt twice and had them take pics of it. Recently the “thing” has many large holes..To be honest, I’m impatiently counting down the time until I can move out. Had better experiences in Peoria right next the mall and paid way less for rent.

They have done good by us and have contradicted the less favorable reviews. We were concerned at first about difficulty getting a hold of the office, but after sitting with her and noting that she continued paying attention to us despite a ringing phone, I felt much better. Id rather attention paid to the person in front of you than the one who isnt. The community is quiet and located close to main arteries. The maintenance staff us personable and quick to respond.As stated when we moved in, or money goes to the living spaces and not amenities. Weve found that to be so, there is a small pool and no workout facility.

Ive lived here for 2 months now and I really only have one complaint. This community is modern and very clean and well kept. Neighbors are very nice and quiet. My only complaint is the parking situation. We have a 3 bedroom unit and we only get on assigned parking space. The same as a 1 bedroom unit. There arent enough unassigned parking spots to go around. Most of the time one of us has to park on the other side of the complex where there are more unassigned spots. Its even worse when we have friends over.

This is an awesome place to live. I love the surrounding area close to shopping, schools, and even a zoo cant beat that! The sign spinners there are Awesome as well

I love these apartment, my backyard is huge (for $50 extra), the inside has vaulted ceilings, stainless steel appliance and a huge granite countertop, as well as hardwood floors all throughout which is hard to find in many apartments. I dont mind the fact that it doesnt have a gym, because lets face it, nobody ever really uses them, but my only complain is that the pool is small, for the size of the apartment complex I feel like the pool should of been way bigger. Most of the time when I come to the pool, it is so filled with kids that I end up leaving. Another thing is that I wish they had a more maintenance staff just because after storms we get a lot of trash all over the place from the wind, and it just stays there for weeks. Besides that, I love living here, very quiet and modern.

The parking situation is ridiculous. To pay 1500 a month for a 3 bedroom, with 3 drivers in the household and only get one assigned spot with nowhere near enough open parking is insane. Most of the neighbours are great people with several exceptions. Unfortunately, those exceptions like to make a lot of noise when someone else isnt acting within their standard. Wont go for another lease.

Very comfortable place to live. Neighbors are quiet, they have security walking around throughout the day & night.Probably the only complaints I have are.- valet trash is $20 a month ( not optional) even for those of us who have a trash bin behind our apartment.-3 bedroom unit with 1 covered parking.-the apartments have hardly any storage. The pantry in the kitchen is half the size of a regular one. The closets are pretty much the only place you can store larger items.Overall its a nice place to live.Update:The complex has been on a decline.- changes are made and often you arent notified long after the changes have been made.- maintenance makes promises to fix things on X day but dont show up.- gates are constantly giving issues.- Managment isnt in the office. They always have a Be back a X time sign on the window.- Cars are parked with expired tags and management does nothing for weeks even though there is limited parking available.Overall, for the money spent there are much better places to live.

Terrible place, staff at the front office very careless and rude, customer experience score would have to be a zero. Was without water for 3 weeks and they insulted me by trying to give me a five dollar credit, really?? Their favorite word is no and their new management led by Stephanie is horrific, they can’t even look you in the eye when they speak to you cause they know how wrong they are. This place started good but went down hill fast.

Wish you had option for valet garbage since I dont use this. Dont like trash at my door and I am in close proximity to trash bin. Being charged for this service when not using. The support staff were great always helpful when I had a concern. Jessica and Cole were great to deal with and helpful. Wish other tenants would clean up after there dog. Seems to be a common problem for complexes that allow pets.

After hours of apartment hunting all day.We fell in love with avilla homes. Not only was my cousin surprised but so was I. I love the fact that they are individual homes with a backyard. No bread restriction!! The office lady was very nice and gave us all the information we needed.The maintenance worker was out in the pool area checking if the pool was clean even tho there pool was all ready crystal clear shows how well they maintain there property. After our tour she offered us water. From all the apartment hunting we where doing earlier this community was the first one to offer us water. Very sweet of her..................Thats what i want !! Some where I dont feel like there just trying to take my money for rent LOL ... and that they show they care for there residents. Unfortunately my cousin wasnt able to rent with palm valley do to her employer not transferring her over.. But I will be back once my lease ends.

HORRIBLE MANAGEMENT HORRIBLE SERVICE OVERPRICED APARTMENTS. If you rent one of these apartments dont ever plan for any surprises to come up that you would need to sublet your lease to get out of paying the outrageous rent or lease break fee, because the management company will do NOTHING to help you. Waste of time, and frankly sanity. Go somewhere else!
