Evolution has been my best apartment experience by far! The apartments are beautiful and super spacious. The amenities are really great too! My family and I love the splash pad and pool. The leasing office is always so friendly and super quick with any requests. The new management has done a lot to maintain the property and it’s always so clean! I am so glad to call this place my home!
I was recently given a tour of Evolution at Estrella Falls and was SO impressed! The staff was incredibly kind and knowledgeable. As the tour went on, my eyes kept getting bigger and bigger at how gorgeous the property is! I hadn’t even seen the apartment before I was asking when the next available unit would open. The property is clean, well kept, very beautiful with lots of common spaces, a fantastic gym and a gorgeous pool and hot tub. It feels like a like living in a luxury resort! I moved here from out of state and between the lovely staff and the beautiful property I immediately felt so welcomed and at home. So thankful to Dayana for the tour and to have found this fantastic community!

Great apartments with excellent amenities, I especially enjoy the apartment gym and spacious parking lot. Can be a little strict on rules but for good reason! Maintenance is responsive and Vanessa Tinajero at the leasing office is very friendly and helpful. Definitely worth looking into and seeing for yourself. 👍
Love the spacious apartment! The grounds are great and awesome amenities! At the Leasing Office, Dayana has been very helpful and just wonderful in helping me when I first came here! Everyone there is very friendly! Evolution is a Great place to live at! 🥰
I loved living at Evolution! The grounds were always kept up and the office team was friendly and prompt. Plus the amenities are really hard to beat - check out the gym! I highly recommend living here if you’re looking!
Scheduled a tour with their “virtual assistant” to get a look at the place as I need a 2bed 2bath. I arrive at my scheduled time and I’m greeted to an empty office with no way to contact anyone to at least remedy the problem or reschedule. Worst part is there was another family alongside me who had the same exact time scheduled for a tour as me and this was their third time trying to visit. I’d suggest look else where if you want a place that values your time and money.
Beautiful apartments and the amenities are amazing but the office never answers they’re calls at all for anything. It’s hard to provide assistance when your customers when you can’t answer the phone. They also require appointments to meet with them but how do we schedule when no one is ever available to answer or return a phone call? This complex would amazing if the customer service was better .. way better
The apartments and amenities are great, however it’s extremely difficult to get an answer on the phone or via email. Since I moved in (about 6 months ago) I have been trying to get information or access to an app they promote as a way to get into the gated community and have yet to receive any help. Calls to the office go straight to voicemail and I was able to get a hold of someone via email but stopped receiving replies mid conversation. So maybe I should try my luck again in another 6 months lol.On one occasion I called the front desk from the mail box to ask a question about my mail key which didn’t work. Call went to voicemail after 3 attempts and when I went to check the office I could clearly see there was a person in the building.It’s very frustrating and uncomfortable to be ignored time and time again to get information about about the most basic living necessities.On the bright side, the food trucks that come weekly are delicious.
New management has been horrendous. They don’t respond to emails and they don’t answer the office phone. They’ve also instituted multiple different resident portals and each one worse than the previous. I’ve even brought to their attention that they’ve been ignoring my emails and yet I can’t even get a “we are sorry” from them. They just don’t care at all. Previous management was delightful. The new team is so bad. The layouts and granite counters are awesome... but the staff are very bad.

This is a beautiful facility, however, it is completely ruined by the poor management. They are unresponsive and impossible to reach via email or phone. The previous management was helpful and easy to work with. Now it is a week long fight to even get in contact with any one who works at the leasing office, let alone to get a straight answer.I’m addition to this there have been multiple large spiders in my apartment and have never gotten any action on how to prevent this from continuing to happen despite my best efforts.I understand that covid may have changed how some processes function and changing management can be complicated. But ignoring important preventative maintenance and cutting off contact with residents is unacceptable and the new management purchased the complex a year ago, that is no longer an excuse.
My husband and I live on the first floor with our two small children. We’ve seen 2 black widows as well as many many spiders and other bugs. I’ve called several times due to my one year old getting bit and I get a Im sorry and we have pest control every Friday. If that was the case then there shouldn’t be this many bugs. Pest control has come once to do a treatment for spiders and that worked fir about a week. I was told it’s because we live on the first floor. Everywhere else I’ve lived I have never had this issue. Once our lease is up we will be leaving

They don’t answer the phone ! I have been calling for the past couple days, no one is even in office during business hours. Management is non responsive, I myself am a property manager and never would I neglect my residents/property like Evaluation, leasing staff was great when it was the Liv. Sad to see such a beautiful place go to shambles. Let me know if you are hiring, such a beautiful place and I dislike knowing management is neglectful.
I loved this apt when I first moved in a year ago (back when it was Liv Goodyear) and now I cannot wait to leave. Due to COVID, I had to sign a new lease rather than looking for another place but I would not recommend living here anymore. My neighbor keeps his dog on the balcony all day and all night and it just barks and barks. I’ve told management about it because our lease specifically states that pets are to be housed indoors but nothing has changed even as the nights get colder. The walls are paper thin so you can hear people’s conversations and parties. So if you like sleeping with headphones at night, this is your place. The inside of the apt is nice but the atmosphere of this place has gone downhill in a matter of months. It’s expensive and will probably climb in price as the area is built up more. Look elsewhere if you want something quiet.
I LOVE my apartment and the property... The office staff is just so frustrating the maintenance staff needs to implement a tracking system.. Its not the people its the lack of knowledge on doing basic things. First you put maintenance orders in and it take weeks to resolve simple issues that should have been corrected prior to turning the apartment. Are they being walked through to ensure everything is working properly?... Believe me I UNDERSTAND there is a pandemic however there should be more organization and tracking 20+ days to have your apartment looked at is poor management in my opinion. You call the office staff and they tell you the same line there is a pandemic and it can take several more months... They also turn over office staff too frequently and then new management doesnt even feel they need to reach out to you. Its like when you the resident can see an issue and see options to resolve the issue but cannot do anything about it because you are just the resident... it is a little frustrating. I wish Rachel was still here I wish Joy was still here Julie is also Amazing I feel like everyone is doing their best they just need to be more organized and reach out to residents. Am I not paying enough to be communicated to? If there was a tracking system I would be able to track my own maintenance tickets... Further I have some tickets that they needed to order parts for and never heard back again. I still have one fan out for over a month.... This used to be a COMMUNITY a FAMILY it feels like that is not the same.
This is a really great place! My AC has gone out twice, but on both occasions the Maintenance fixed it within 1-2 hours (after office hours and during the weekend). The employees at the front are very professional. Its definitely a little pricey, but worth it.
I loved living here when the property was a Liv property, the property itself was great at the time, and so was the staff. Liv kept the quality of living up to par for what is expected for a LUXURY apartment complex. I have since moved out however because of how far downhill the place has gone, so quickly as soon as the new management took over.To begin with, the maintenance was terrible once the switch happened. I consistently saw dog poop everywhere when walking my dog, and though there is supposedly a process for testing and collecting to penalize residents for not cleaning up after their dogs, nothing was done.When COVID hit, all of the amenities were closed, our rent was not adjusted to account for the loss and I was told it was to account for the increases cleaning being done, which I never saw, nor was there any evidence that anything was clean.The Evolution management staff is also terribly uncommunicative. When it was owned by Liv, all of the staff knew the residents by first name, most of them even knew all the dogs names. There was community engagement, which I know continued virtually on all other Liv properties throughout the pandemic. When the switch happened, there was not a single call I made that was actually answered or returned, and emails were answered only after days had passed.I finally left when my lease was up and had a whole ordeal with them not receiving my notice to vacate. Now an even bigger headache after vacating. AZ state law requires landlords to provide itemized billing of any debt owed within 14 days of vacating the apartment. I never received a single notification of any money owed and Evolution sent the debt directly to collections without notifying me, and added on a collections fee on top of the ridiculous $350+ charge to replace carpet in a studio apartment that is only 480 sqft, with probably 200 sqft of carpet.I highly recommend you stay as far away from this property as possible. If you want a true luxury experience, I highly recommend Liv. Evolution is a scam of a rental company charging obscene prices for subpar service and taking advantage of residents as often as possible. They are out to take advantage for profit.
UPDATE: A few minutes after posting this review, property manager Jamie was quick to call and address my frustration. Hats off to her for taking initiative to make a positive difference in the situation. Of course, the building’s infrastructure is not something she can control to change. However, she did go the extra mile to find alternative options to remedy the situation which I am now satisfied. I am grateful she channeled her energies towards finding a solution. Thank you Jamie!Superficial in the way management conducts business. Environment is a facade of niceties that do not reflect the deep rooted animosity and lack of sincerity in their approach to issues. For example, the insulation is poor and the sound issues are constant in the unit I live in both from neighbors and from the community areas. I have had to reach out to local police and their alleged security company to help deal with noise problems on multiple occasions. The proposed value on the “luxury” status claimed is disappointing especially considering the monthly rent fees are one of the highest in the area. I chose this rental property because I wished to “buy” as much “quiet enjoyment” and comfort as possible and now truly feel deceived. I will be sure to let the Liv corporate office and my connections within the Southwest Valley community know of my dismay with Liv Goodyear.
This place is by far the best apartment I have ever lived in! The office staff is so friendly and maintenance is awesome! The ladies in the office are very welcoming and make you feel right at home!
I just moved in a month ago and I love it here! This is my 1st apartment and I thought it was going to be stressful but it was so smooth and easy! The ladies in the office are so nice and friendly. I cant Wait to use all the amenities once it Opens.
I visited the property last week. I found the staff and the property manager to be very professional and helpful. The property manager gave me a tour of the property and I was very impressed by the community amenities (club house, large fitness facility including spin room, large pool area, kids play fountain, large courtyards, dog park and even a community garden). The units are also nice and modern. Great experience and great place!!!
Great luxury apartment complex located in Goodyear with tons of amenities including: Pool, hot tub, full gym, amazon hub, volleyball court, bonfire pits, kids splash pad, and so much more.
This property is very nice and beautiful. I spoke with Dayana and Julie and they were very helpful and answered all my questions. The apartment is very nice and spacious too. We have recently moved from a house so I was really surprised when I saw how large my apartment was. My wife and I have loved our experience so far!
Horrible experience, the girls at the office are extremely rude and not professional at all. Seems like anyone can get a job here and not have any customer service requirements.
Great experience at Evolution at Estrella falls! Dayana has GREAT customer service. Every question I had was answered. Complex looks beautiful and clean and the rooms I saw were beautiful! I really can’t wait to live here!!!
Awesome location and amenities. The apartments themselves are very nice inside. Mrs. Rachel is awesome as well, I really love that she understands military and has a lot of experience with property managing. I also like that the community is smoke-free. I’ve had some issues with my neighbors being loud (like most apartment communities in my experience) but all I had to do was call the front office, they were happy to give a courtesy call.
I love this complex the staff is courteous and very genuine. Jamie is very down-to-earth and she will answer all your questions.. Maintenance team is awesome and prompt too. No complaints
I really miss Liv, everything it stood for and also the original management team, they were freakin awesome!!This new management doesn’t communicate well at all. I put in a few maintenance request weeks ago and no follow up. Don’t call them, they don’t answer the phone... ever.
Very beautiful complex yet management has let me down completely during the pandemics. I told them I was late grieving over a few family members I lost during these pandemics, since then they seem to be over charging me and taking advantage as if I dont keep up with my account daily. When I try to speak to anyone about the over charges they tell me what they claim to be charging and throw in courts, as if I should be scared, when they taking my situation for granted. Didnt even want to put this up yet I was disturbed when I payed my rent 2 weeks ago and they cancelled the payment on their end and then added another 135 + taxes stating I owe more
Liv Goodyear is the best apartment we have ever lived in. The staff is super friendly. If they ever weren’t friendly it’s probably because people were doing something they were told 20 times not to do. We love all the events, and actually getting to know the staff and other residents. It actually feels like a real community. For those of you questioning the low stars, notice they were all posted at the same time, so don’t let one angry person and their friends ruin your view of Liv! This is a great community! We have had very few complaints, and the ones we have had were addressed quickly and solved.
Beautiful apartment complex. Facilities are modern, Staffs are nice, the beautiful pool is 24/7 and the rent is affordable. The only complaint is they somehow made me contract for only 13 months lease instead of 12.
Update on my review:The office decided to take SEVERAL days to respond to a complaint. They were too busy sending out emails about the Super Bowl to respond to me, I guess. Additionally, when the manager finally DID respond, she did so by insulting me and in an argumentative manner. I should of taken the opportunity to break my lease when it was first given to me about a year ago. Can’t wait to move out of this dump!Not impressed with the new management. Not only were we told last minute that there are new owners/management, but they came totally unprepared. Can’t get ahold of anyone via telephone (disconnected) and they barely got their email up and running. I advised the office staff several times about my dilemma of leaving town for the holiday and being unable to make my rent online. I anticipate that I will be out of town until January and do not have a bank in Arizona, so I can’t get a cashiers check (they don’t accept money orders or personal checks) and they revoked access to the resident portal while they get their new one set up. Finally the new one is set up but it’s not working properly! It’s been days since I heard from the staff regarding the issue and I leave town soon! Hope you don’t mind FEE FREE LATE RENT, LIV GOODYEAR!Additionally, the walls are paper thin. I can hear my neighbor talking on the phone through the wall and the people upstairs are constantly running back and forth. If someone sneezes, trust me you will hear it.Neighbors are also extremely inconsiderate. They never follow “quiet hours” rules. If you’re expecting a quiet place to call home, look elsewhere.The only good thing I have to say is the maintenance staff are wonderful. Hope for this places sake they keep them around at least.
I also witnessed the property manager Jamie being rude to guest that were at the pool. Jamie needs to know there is a way to say things to people. She did not have to be rude and condescending. Jamie also needs to know she needs to represent Liv the right way regardless if she’s on the clock or not. She clearly didn’t pay attention to her surroundings. It was tons of people out there and heard her. When you employ nasty people this is what happens. Liv is such an amazing complex. However, 1 person can ruin the experience for EVERYONE.
I visited this location about 1.5 months ago and might have caught the team on an off day or more than likely, I may have been having one, however I have been calling and visiting this location several times since then and have had good experiences with the staff. I have spoken to Jamie and Leann (unsure if I am spelling this correctly) and they have been so extremely kind and helpful with me. Their positive attitudes have felt inviting and I am excited in continuing my relationship with the staff at LIV.
The complex is gorgeous from the outside, and Goodyear is safe and we should keep it that way. However, the leasing agents should be more proactive when it comes to conducting very thorough background checks. I know for a fact that theyre housing at least one sexual predator/pedophile on their grounds. So having said that, families or single parents with children beware!! At least till the leasing agents can get their act together and not just allow anyone in to live.
I was so close to renting here and I was very surprised after reviewing and reading these reviews. I was very happy with the service I was provided by Alexis she was very nice however I didn’t continue due to the fact that there was More than one bad review on this manager person and I’ve never met her myself but from all of the reviews that I got a chance to read she doesn’t seem like she’s a very personable person and that’s not something I want to be a part of if I’m going to be living there so I just decided not to live there the complex is a beautiful and so are the amenities however I just didn’t think that was going to be a good fit for me.

Went in for details and a tour and the office lady with super curly hair earned all these stars! Super down-to-earth, does not act too fancy or high class like other apartments!We shared a few good laughs and got a lot of information!Can’t wait to move in!
Would never recommend living here. The parking is horrible and if you get home past 4:30p good luck finding a parking spot that isn’t a mile away from your apartment. The prices for some of these apartments could be some people’s mortgage payment. The neighbor upstairs stomps everyday plus slams drawers/cabinet doors shut. When we first moved in I had emailed management about it and they said they would get in contact with the person, but nothing has changed and that was back in January. Ever since the day we moved in we have heard the stomping from above everyday. People drive their cars and purposely drive fast or turn corners fast so they can get a self esteem boost when there are plenty of people with children or people walking their dogs around the area. Just last night around 1a, neighbors in the same building or adjacent building had more than just the residents in their home and were constantly going outside and screaming/laughing loud enough and super obnoxious to wake us all up and this went on for over an hour. If it was a weekend I would understand, but not a week night when most people are in bed and have to work the next day and this is definitely not the first time this has happened. So overall review, if you like hearing your neighbors all hours of the day stomping around and being woken up in the early hours of the morning due to neighbors being loud or walking miles to your apartment because you come home later in the day, then this place is definitely for you!
If I could give 0 stars I would. Very nice community. However, the property manager Jamie does not know how to talk to ppl. Very nasty attitude!
Horrible customer service. The manager has TERRIBLE attitude. Property is nice but its not worth the money you spend to deal with the unprofessional and rude attitude! The Maxx has way better service.
The manager at this complex Jamie was completely rude to me and my family yesterday. She has a terrible attitude and lives on property. She made it a point to be rude to me and our guest. She had friends that she was trying to show out for as she was having her own party at the pool. They were Barbequing and be loud etc. We were told that parties werent allowed at the pool however we were not having a party. She honestly didnt like that fact that there were too many melanted people at the pool. She was very condescending and then lost her mind when she saw that her attitude wasnt going to be tolerated. Do not waste your money for the nice community because the management is terrible and Jamie honestly brings down the experience of this community.
The manager at this location failed to show the same respect she had for her guest, to a family of color that was also there. She became loud and disrespectful to them in front of many children. Not something I would expect from such a beautiful complex.
Was going to move here, cancelled due to certain circumstances. Cancelled and had questions. They never answer their phones! No matter what time of day you call.
Jamie is awesome! Customer service was great and this has been the easiest process to get squared away with my new home!
