Drew the Assistant Community Manager and all of the staff at Aqua at Windmeadows Apartments have been extremely helpful and accommodating for my familys situation. From the beginning Drew worked with me to help me find the best deal and work with my budget. The apartments themselves are beautiful and have been remodeled inside. They are very spacious compared to other apartments in the area. Any issues I have encountered that need maintenance, always result in a quick response. Paying rent is a simple process and can be made online. The property is very nice and has great amenities such as the pool, gym, car wash area, and dog park. On top of everything the location is perfect and you are right in the middle of prime shopping and Butler Plaza. I would definitely recommend this complex to anybody.

Just moved out after living here for three years. Weve been excellent tenants. We always paid rent on time. We were quiet and took care of the apartment. We deep cleaned before we moved out. However, an absurd amount of money was taken out of our security deposit for a BURNER PAN. You would think after three years, some kind of normal wear and tear would be expected. Especially for something so inconsequential. They will nickel and dime you with move-out fees. Watch out!In addition, the water goes out frequently - like once a month. And it is never fixed in the estimated amount of time. Its not uncommon to have the water turned off for 12+ hours.Finally, we had monthly charges added halfway through our lease. We never agreed to those fees when we originally signed the lease. For example, the apartment complex charged us directly for wifi starting in January - that was not an original term of the lease. We did not appreciate the unilateral modifications of our lease agreement.

I stayed at this location years ago when it was just Windmeadow Apartment for about 3 years. I left due to overall poor maintenance and management. I must say, things have sure taken a turn with this new management now Aqua @ Windmeadows. I absolutely love this place now. Great location, which I missed. Love the upgraded units, great management. The maintenance workers are definitely on point. All good vibes here. Plan on sticking this one out for a while. Great job guys!!Nick was awesome, i love Windmeadows

I lived in this apartment complex for 18 months. And it was a great experience. The apartments are nice and the neighborhood is quite. There are several amenities available. Also the maintenance crew answers your requests in same day. Several grocery stores are around and you can walk for shopping. If you are a student in UF, many bus stops are around, easy access.

Really nice support and maintenance staffs. I had a maintenance emergency where my bathroom sink is clogged up and I called the emergency line afterhours and the the on-call staff Nick reponded right away and contacted the plumber and fixed the issue right away.

Lived here for several months now and by far the best experience Ive had with apartment rentals in Gainesville. I feel well taken care of by the community staff and have enjoyed the community feeling with all my neighbors and residents. I also love the location of being close to Butler Plaza with is expanding rapidly. I work in Real Estate as a Realtor for a living so I can easily discern when buildings are up to date and when a management team is diligent with their upkeep and responsibilities. Thus, Im glad to say the Aqua and their team do both and if the place converted to condos someday in the future, I would have a blast recommending the place to all my customers =)

Lived here for two years, overall i had a good expierence, obviously every apartment has issues but some people tend to just focus on problems. My only real complaint is the price, and i know they are slowly upgrading apartments which would be nice, but mine wasnt the upgraded ones. The location is amazing, pool is lovely, its gated, nice walking paths behind the apartment, lots of pros. But i still was spending anywhere from 1300-1400 for a not upgraded 1/1 after all the fees and bills for the apartment were totaled. So my only warning to new people is you have to be willing to pay alot for this apartment, at least for a 1/1, i cant say much for more bedrooms.

Inside of the apartments are not worth the price of the apartments. Very difficult to get your money back from this place . Literally had to call the corporate office just for someone to give me my money back . Rayven is very nice and sweet and easy to do business with . Loved her .

Lived here for 4 years. There was a shift in management and eventually a new company took over. 5 stars because of the location and the amazing staff. Kurt, Braxton, Raul, Bruce,Jon & Ikey are the best. The apartments are getting renovated which is good. The rent has increased a lot. Very safe and quiet community to live. Water gets shut off a lot. Have to pay for trash service.

I won’t recommend living here. The management team avoids fulfilling responsibility for residents’ issues.An example, My washing machine stopped working. The maintenance and manager team cannot figure out a solution. They promised to replace the machine with an old washing machine temporarily, and do another replacement when the new machine is available. However, the assistant manager later refused keep the promise they made, after they put an old machine in my apartment. He said rudely as long as the machine is usable, the service is done, “residents don’t get right to choose, you must accept whatever the replacement is.” I made written and in-person complaints but didn’t work at all.

I highly don’t recommend anybody to live in this apartment complex. The apartment I’m staying at has issues with the AC . The apartment complex workers have tried to fix the AC multiple times but so far the AC is not fixed .Imagine yourself being in an apartment where it’s 80 degrees to 85 degrees for almost a week and the apartment complex workers did not fix your AC. I highly don’t recommend anybody to live in this complex so no one have the same experience I facing .Best,

The property looks way better than the last place I stayed. It’s very up-kept and I didn’t have any complaints during my stay. Another bonus is it’s by campus. The staff was very helpful, Braxton always provided the best service and answer all of my questions. She showed me how professional aqua really is.

Kurt Morrell because he always has the best disposition to help and solve all the problems that arise, in past months I had some inconveniences and he was the only person who treated me with respect and without deception in the office, many had already gone to ask that They will help me and it was only when I spoke with him that I got a solution to the problem, if Mr. Kurt Morrell were the manager of Aquat Windmeadows I think 90% of the problems would be solved.I also want to thank Mr. Raul Lebron for the excellent service that he has always provided, always with good disposition, responsible, respectful and willing to solve, Raul is the best

I dont recommend living here at all. Worst management.Reasons:1) Water shut off frequently - Regular event (takes almost multiple days to fix). It could be because these apartments are really old and the management doesnt want to do a long term fix for the pipes.2) Management never takes ownership of any issue and tries their best not to resolve it - My rent didnt update of the portal and I informed the leasing office by email. I was told they will look into it but I never received a response. I was charged late fees because I relied on them for solving this issue for me. They expected me to show up in person (even during COVID) to solve this. If you travel a lot or prefer emails, you should probably look for another place.3) Maintenance is bad - I moved in to an apartment with a broken window pane. It took more than 2 months to get that fixed after constant nudging. Other issues that I reported never got resolved. Maintenance closes all the issues on the portal within a day without even showing up.4) No monthly lease contract was issued - I switched to monthly lease and there was no leasing document issued that I could use a proof of residence. Being an immigrant, this felt risky.5) Frogs, lizards and all kind of insects on your door - I was impressed by the lake view but it came at a cost; I spent many hours removing the frogs from my house when they jumped in when I opened my door. Management will not do anything about this. If youre afraid of insects, this is probably not a place for you.5) Utility charges - You utility charges will increase as and when they add new unnecessary services like valet trash (~$23) and internet connection charges along with many other. You dont have a option to opt out of it.6) Worst Glym - Even after renovation, the gym smells of sweat and pee all the time. Equipements are not worth it.And many more.....Not worth the money.

We lived here for 2 years. First year in a 1 bedroom and second in a 2.Pros: we didnt experience any bug infestation in 2 different buildings we lived in. The pool area and the pool were always clean and kept up with. The trash compactor sometimes had some junk around it like tables and chairs but not like the neighborhood is full of garbage!!! Over all it is a very clean neighborhood and safe. The rent was reasonable for the location it is in. The maintenance staff are the best!!Cons: as many others mentioned, the management can be more professional. Lost payment happened twice to us. 4 Month after we first moved in a big construction project started 10 feet away from our back window. Which was the reason we move to another two bedroom apartments. The management tried to sell the idea that construction is great!!! Youll can walk to new Walmart!! After complaining, they waved the fees for the 2 bedroom apartment move in

I do not recommend housing in it that is not trivial, and the apartments are old and the maintenance is bad. I had to cancel my studies because my scholarship had stopped and I sent them documents. Nevertheless, the amount of $ 1,300 and $ 100 was deducted after I left, on the pretext that I broke the contract with all other complexes. I returned the amount to my classmates.

The maintenance usually solves the problem within 24 hours. Even during the pandemic, they also try to solve our emergency as soon as possible. Maintenance wear masks when they come, care about social distance and clean very well after they have done. We are very appreciate.

We have rented from here almost 9 months now and I can honestly say this place is terrible. For the high cost of rent they sure are cheap when it comes to renovations in the apartments. We deal with molding in the walls that are just painted over. Our HVAC system keeps leaking water and is from 1987... The stove is out of date. The basketball courts are old and need renovations. The gym is small and the sauna doesn’t even work. We have gotten work orders over 10 times for our hvac system, 7 in the last 2 months and they have only 3 logged into their system. The manager “Kurt” has anger problems and is terrible when it comes to reporting issues. He says the same excuse over and over “ I need to talk to my maintenance manager”. He never gets back to us. Maintenance workers even told us that the owners of this place are cheap when it comes to important plumbing and cooling systems. At least once a month our water gets shut down because a water pipe needs to be fixed. The amount of money we pay we shouldn’t keep having these occurrences. Stuff happens but the big issue here is poor financial spending. They have money for new signs and lighting outside the entrance but act cheap when it counts to the renters who PAY to live here. Now I see why most of our neighbors have moved out since we have been here. The bug situation is bad as well they sent an exterminator but it doesn’t get the job done. Won’t be renewing our lease here. Won’t recommend living here unless they do “ESSENTIAL” renovations.

Beautiful apartments, good management, and ideal location in Gainesville, however they occasionally have a problem where they will shut off your water for 12+ hours with little updates and no notice. They alerted us early today that the water would be out for a “few” hours this morning but it is 11pm and the water is still not back and they haven’t told us exactly when it will be back. This is the second or third time this has happened since I signed my lease here. I have never experienced any problems besides this, everyone in the office is very nice and everything is handled wonderfully. Unfortunately the water issue is a HUGE dealbreaker for my roommates and I. I really hope they find better ways to handle these issues in the future or perhaps pay a little more for a more reliable plumbing company so this issue doesn’t last longer than a few hours.

READ THIS REVIEWI am a student that lived at Windmeadows for 2 years. My first night in the apartment, I was greeted by a massive cockroach. It crawled into a crack in my closet and I lived in fear for the remaining time. From time to time, the roaches would come out to say hello, but I set up traps and dealt with it for the great price and location. Other than the roaches, my experience with the staff (before management changed) was great and my roommate and I enjoyed our apartment! Now, the only problem is that we moved out in June and still have not received our security deposit. We have been told multiple times it’s been mailed over the past two months, but have still not received anything. When we contact the office, there is always an excuse. We were good tenants and were supposed to receive our full deposit back. I just want my money back.*UPDATE: October starts in less than a week and I STILL have not received my deposit. Excuse after excuse is given. The check was apparently mailed weeks ago and still NOTHING.**UPDATE: October ends in a week and NOTHING***UPDATE: It is now NOVEMBER and we are still receiving excuses as why the security deposit has not been returned to us. For weeks, the community has been blaming us and now we are being told our address was never changed in the system and we need to wait MORE time for it to update in the system. Absolutely ridiculous. I have spent nearly HALF of this year waiting for my security deposit back. This company is HORRIBLE****UPDATE: my roommate and I ended up receiving our deposit back just in time for Thanksgiving. It was an issue due to THEM, NOT us like they kept trying to make us believe. They never even bothered apologizing. Just said they missed a “crucial step” and didn’t want to “bore” me with the details

Save yourself from a year of headaches, rude office staff, and trash filled streets. This complex is seriously disgusting. The Office staff are always rude & seem to be bothered when you call, they never have answers & will “email you with an answer” which they never do. Our rent has been “lost” for the past 9 months, office can’t be bothered to actually help when you call but will have a Notice To Pay Rent or Evacuate letter on your door within the hour, but every time we come with receipts it magically turns into a “mistake” of some sort. I could understand a few mistakes but for 9 MONTHS now come on! Our air conditioning has broken 8 times in the past 15 days & the office staff refuses to let maintenance buy another unit. One of the first times this happened 3 hours after we called the woman that answered told me “Sorry maintenance hasn’t been by I just realized I have the wrong number” This place is seriously a joke. Let me also mention that they constantly have issues where they have to turn the water off for the entire complex 4-5 hours a day and then there was the lovely time our waterWas off for 15 hours because they waited so long to call an actual company to come fix the busted pipes. Talk about cheapppppp! The ONLY highlight is the amazing maintenance men that go above & beyond to try & fix problems that the corporation won’t.We also just started paying a $12 trash fee (after living here for almost 2 years & never hearing about this) even though at least once a month the trash will over flow into the streets making it look like you live in an actual garbage dump. Do yourself a favor & pick a complex that actually cares about their tenants & wants you to live comfortably.

The location is the best in the city close to everything, the new management of the condominium is attentive, now what they really never managed to solve was the cockroaches, I have been here for more than two years, they always dedicate, almost every Monday, they changed the company that makes the pest control but nothing changed the cockroaches don’t end, it’s really a lot of cockroaches and the neighbors complain about the same thing, they’ve done a lot of thorough cleaning work taking everything out of the kitchen but until today nothing has helped and the cockroaches continue to challenge us.

Been living in this apartment as a student for around a year now and its excellent. Ive never had any issues with bugs, the complex is quiet and very dog friendly (which is a huge plus for me since I have two dogs). The management is prompt and if you have any issues they try to fix it as soon as possible, and just overall I really like it here. The location as well cant be beat. Being right next to several bus stops, a shopping center, and a movie theater, etc. definitely makes my life a lot easier. Definitely would recommend this place.

Ive been here 11 months and the worst thing I can say is there isnt much storage space in a one bedroom. The office staff is a delight to work with. Any maintenance issues have been handled the same day. My apartment is quiet and the people in my building are pleasant and friendly. There was a shut-off water problem because GRU workers hit a water pipe that had to be fixed. The manager stayed in her office until 2 or 3:00 a.m. and the complex had gallons of free water there for the residents. They asked residents to boil water for their safety until the water could be tested, which doesnt sound unreasonable to me. That was done by the end of the day. Once in awhile (usually weekends or when people are moving in and out) there is overflowing garbage by the garbage bin, this is fixed when the garbage is picked up the next day. This could be improved if residents put their garbage in the compactor instead of beside it. Ive never seen trash around the units. The recent $12 trash fee was an unwelcome surprise but is probably due to management attempting a better trash system. The courtyard outside my unit is lovely and well maintained, as are the grounds. I dont understand the negative reviews.

Im not sure why this apartment complex has such negative reviews. This place is awesome. Although its not the quietest place in town due to being in the middle of Butler, but you are so close to everything and I love it! Everyone in the office is so kind, especially the manager Michelle. Of course, things have stopped working or breaks apart, maintenance is always there within the next couple of days to get everything fixed, because work orders are put in based on how urgent the need is... as there are other people who need their immediate attention (such as A/C broken). The complex is ALWAYS clean, and crime free. I have never had an issue where my rent has been missing and Ive been here for over 3 years. The only thing I wished they had here was upgraded apartments with hardwood floors, stainless steal appliances, and granite counters. Overall, I dont plan on moving. I just also want to add, although rent does increase every year, its NORMAL in Gainesville, its just how things are!

Windmeadows is a great apartment complex; fantastic location and amenities to boot. Theres also a beautiful walking trail right behind the lot.However, the management is awful. As a tenant, I got the impression that my needs were less important than filling their units. They are a business after all. Anytime I had a request, I would call the office, and was told, very superficially I might add, Ill give you a call back right away and they would never call back.Early in my lease, I put in a maintenance request. Management informed me that maintenance would take care of it right away; by end of business tomorrow, they said. After 3 days, I called during normal business hours, and my call was sent directly to their answering service, per usual.So, I left a message with them, and within an hour, the maintenance director called me back with some of the worst customer service skills Ive ever encountered. He was irritable from the get-go and very unprofessional, and I could sense that my call was an incredible inconvenience to him.During my time at Windmeadows, I often felt like I had to manage the management. Their hike in rent and poor service were my biggest reasons for moving out earlier this year. Let me make this clear; the apartments themselves are wonderful, but the management and staff leave a lot to be desired.

I lived there only for six month, the management was the rudest I have ever seen, the toilet was clogged for almost a week, after many notes to the management, the repair man came back leaving me a note saying dont throw feminine products in the toilet!!! needless to say after few visits of anger to the management they finally fixed the toilet and apologized, if it wasnt for the management I believe it would have been an ideal condition, walking distance from the plaza theater, a very central location with many buss access, the apartments itself is decently clean, but the rude management is just too much to deal with.

Best kept secret in Gainesville. Quiet, helpful staff, spacious apartments, tons of parking, well maintained. The only thing I would change is the pool usually has bugs floating in it. But you will never find a perfect apartment complex in Gainesville, and this is about as close as it gets.

Worst apt. complex ever. Didnt compensate us for lost time or damaged. Management changed twice since ive been here. The water plump always broken and the fix effiency as low as a snail. The water outage for almost whole day and night. Thats really annoying!!!The AC never works properly and I send several request to fix it but never fix. Best apartment complex I have ever lived in!Coming home is awesome everything around me looks clean and neat ALL THE TIME. Maintenance is amazing, I place an order at midnight and at 10am they are in my apartment getting it done. Bruce the maintenance guy is super friendly and always willing to help. Denise at the front desk is super sweet and always tries to accommodate your needs.I absolutely love the amenities and how close it is to everything in Gainesville (Publix, Walmart, many restaurants). Parking is never a problem here and the neighborhood is extremely safe.

This by far the worst complex in Gainesville, and I dont mean that lightly. I moved here two years ago and it has been a nightmare ever since. The building is old and has a constant roach infestation. When reported the management did nothing about it. Then, I went away for a business trip, and got a call from my neighbor that someone had broken into my car, luckily they didnt take anything of value. I reported this incident to the manager at the time (this complex gets a new manager ever 4 to 6 months) and she refused to help me while I was out of town. I had to call a friend to help me file a police report etc. Then whenever I paid rent online and the office didnt look at it, they would leave an eviction letter outside my door. Numerous times I had to waste going to the office and tracking my rent transaction. Currently, my AC broke and is leaking. The new manager said she was going to look into it, yet three days later nothing has been done. Even after calling the after hours line. SAVE yourself the trouble, money, and headache. There are hundreds of reliable and nice complex in Gainesville that can ensure a better living experience than these thieves.

Hands down the absolute WORST complex I’ve ever lived in. The water is shut off at least once a month for 8-12 hours at a time. After being turned back on you’re on a boil water advisory for the next couple of days. They are careless w rent as they’ve claimed to have ‘lost’ & misplaced mine several times. Only after presenting money order receipts would the miraculously find it. For the last 2 years we haven’t been charged a trash fee & the last couple months we are here one shows up. $12 extra to simply use the compactor that’s always over flowing into the streets w bags of garbage. Maintanace is the only upside of this awful complex. They’re always ready & willing to fix the faulty appliances Mckinely stocks their units with. Our garbage disposal has been replaced twice. Our dishwasher flooded our kitchen. Our washer broke & flooded our whole apartment. & our AC is currently broken for the 3rd time this week. 6th or 7th time total since living here. Not once did we receive a call from management to apologize or check in w us nor any offer of compensation. Please do not make the same mistake we made & move here.

Worst management Ive ever experienced. Did not tell the truth about several things. Overcharged on water for months and was never refunded. Walls are super thin, you can hear people talking in the next apartment. Trash is frequently piled around the dumpster because there is only one compactor for 300 apartments. Water was shut off about once a month sometimes for eight hours at a time. Then the water was undrinkable for 24 hours every time one of the pipes burst.

Main problems are as follows:You cant trust what management tells you.Twice in less than nine months there a main water pipe broke. The first time it was three days on and off without water and management was not transparent with what was going on. It would seem that if the pipe is under your property and if the residents are paying for water and sewer separate from rent, this shouldnt happen. This hasnt happened anywhere else I have lived in Gainesville or anywhere else in the world. Ive heard that it is because they are using cheap pipes and are too cheap to use better pipes.About once a month the trash piles up and management has to get the maintenance to remove it. It is a huge complex and to have one compactor is obviously not enough. Recycling also piles up because management refuses to address this issue.The walls are thin even if management tells you that theyve never heard any complaints. There are plenty of reviews online saying how thin they are. You can hear babies crying, music thumping, and dogs whining from nearby apartments. So the walls are so thin that the noise travels through two sets of walls quite easily.Management advertises many amenities but doesnt maintain them, the basketball/tennis court is beat up and poorly lit, the car wash hoses broken more of than not, the gym equipment is ancient, and the billiards room is also in disrepair.You are charged $5 a month to pay your rent. Im not aware of any other complex that does this.To end on a good note If you have maintenance issue it gets fixed fast and the location is really convenient.

This complex is just a complete facade. The whole appearance of the clubhouse and the grounds just distract from the horrendous quality of the apartments. The staff are shady and involved in illegal practices (including stealing rent money). You would think being in the heart of Butler Plaza, youd be getting what you paid for but you dont. The outside appearance might look nice with its fountains, but you wont find anything redeeming inside. Staff think its perfectly fine for residents to leave their trash festering at the front door for days to weeks on end. The trash bins are constantly overflowing full of trash, leaving a disgusting odor throughout the complex.

Despite the excellent location, beautiful landscaping and nice neighbors, the corporate management made this place awful to live in. The management routinely lied about the water problems and things were perpetually out of order. For example, it took them months to replace an $80 tennis court net and the pool tables were all ripped up and virtually useless. The water would go off for 6 or more hours a day almost every month, sometimes causing flooding problems and the residents themselves were charged for the excessive waste of water. They lie about any extra charges you may incur, such as the exceedingly high water bills. They are constantly renovating and leaving a mess behind in the apartments; a clear example being when they changed the windows and left glass splinters all over our carpet. None of this stopped them from charging an excessive cleaning fee when we moved out, despite the fact that I kept the apartment immaculate. Nice general maintenance people though.

I needed to move into a new apartment complex this semester to get away from a miserable landlord/roommate situation, and right away I could tell that I was going to love it here. The front desk managers Denise and Victoria are super nice and welcoming, and they have always remembered my name every time Ive had to come in for any reason. Also, the location cant be beat. I work at Shands and go to UF, and its about a 7 minute drive in the mornings to where I park at the Employee Parking Garage. Its also about a minute drive to Publix or Aldi, and only a couple minutes drive to Wal-Mart, Target, Lowes, etc. And the complex itself, with the landscaping, beautiful red buildings, and sparkling pool, is beautiful. I took over a lease for someone, and the unit I got is a spacious, first-floor, 870 square feet 1 bedroom unit with a washer/dryer in the unit and a nice view of some trees and other units in the complex. It was perfect for me. The countertops in the kitchen and bathroom are a nice dark granite, and overall it was a good price with everything I wanted in an apartment unit. The fact that theres the awesome Butler North Pedestrian footpath literally right behind the complex, as well as the fitness center, also sold it as a great place to be able to feel safe while going to work out. Paying my rent is super easy to do online, and they dont charge me to pay with an e-check (which is just my checking account). The only way theyll charge you any kind of fee to pay rent is if you pay with a credit card, therefore I just dont pay with my credit card... Some of the complaints Ive seen on here about this complex seem to be from lack of planning... If your things get stolen or pipes burst and your apartment floods, renters insurance and flood insurance have you covered. So it seems if theyd just gotten insurance as opposed to assuming the complexs management will cover them, a lot of these problems could be avoided. Ive only ever seen 2 bugs in my unit since I moved here, which is honestly nothing. I see peoples point about having the water shut off occasionally for repairs to be done, but it has always been at a time that Im either at work, in class, or out of town, so its never affected me personally. Even if I had been inconvenienced by it, they always diligently communicate when theyll have to turn off the water and when its turned back on, so I really cant fault them for the way they handle it either. If anyone here had ever had a landlord like I used to, who let his tenants go 6 DAYS without A/C, and who allowed his daughters boyfriend to move in without asking the other tenants or having him contribute financially, then you would NOT complain about the staff at Windmeadows. I honestly could not be more grateful for this place for being available to be when I desperately needed to move and for treating me so well since. I love it here so much that Im genuinely sad that Ill have to leave this place after I graduate in late April to move to Jacksonville for work.

Worst apt. complex ever. Had our apartment flood twice. Didnt compensate us for lost time or damaged property. Moved us into another unit that flooded 3 more times. Management changed twice since ive been here. Gate has been broken for last month and they started construction right behind our house without telling us they were going to start construction when were thinking of moving in. Worst, most corrupted place in Gainesville. DONT LIVE HERE!

I have never lived here, and never would, but I believe what is being said about their management.These people are spammers! They are posting over 60 ads a day on Craigslist in several languages, flooding the boards so you cant find any other apartment ads. I wish everyone would go to the Gainesville Craigslist housing listings and search for Windmeadows to see what I mean. Maybe you could help by flagging the ads as spam.When I contacted them to ask them to stop, they were completely arrogant and rude. I told them we were going to keep flagging them until they were taken down, and their reply was Good luck.If this is how they are about obeying the rules on Craigslist, they cant be much better about how they run the complex. I would NEVER rent from someone who has such disregard for rules and such arrogance and hatefulness for other people.If I were you, Id run far, far away from Windmeadows.

The BEST place to live in Gainesville. During my time in Gainesville, I have lived in several apartments and never spent longer than a year in any of them-- until I found Windmeadows. Located right behind Butler Plaza means youre walking distance from the grocery (Publix and Trader Joes) as well as the movie theater and several shops (Walmart, Payless, Lowes, etc). When youre dependent on public transportation to get to school (UF) or downtown, its nice to know that you have one of the few buses that runs until 2am dropping off and picking up right outside your door. Windmeadows is serviced by the 1 and the 12, which run to UF & downtown, as well as a few other buses (62, 75) which go to the mall and elsewhere.Thats the technical side of things. As for all of these complaints about the front desk people being rude, let me tell you, I have NEVER had a problem with them. They were only ever polite to me, and very helpful whenever I had a problem. Unlike other apartment complexes in Gainesville, who will take every opportunity to charge you extra fees, when I went to Mike (the guy at the front office) with a problem regarding our lease, he not only helped us solve it, but didnt charge us a dime to do it. The maintenance guys were also super respectful and prompt, and we never had any of our problems go unresolved. I actually mentioned, in passing while the maintenance guy was fixing something else in our apt, that my shower drain was clogged and that I didnt know the best way to go about fixing it- and the guy took time out of his busy schedule to unclog my shower! All in all, the staff is very helpful and accommodating, and its honestly surprising to me to see so many negative reviews.Painting the place burnt orange was, perhaps, not the best idea ever, but Windmeadows is beautiful, well maintained, and boasts a dog park, pool, tennis court, gym, basketball court, and a GREAT location. Also, its super quiet. I have lived in some truly horrible places where I could never study or sleep because of my neighbors or the neighborhood, but Windmeadows was so peaceful and quiet. It is, hands down, Gainesvilles best kept secret.

I have lived in Gainesville over the last 30+ years and toured Aqua for the first time last week. The location is second to none, with paths to Butler Plaza, the renovated apartments look great, along with having large room sizes. I was impressed with the property.
