Since day one, Jillian and the team have been exceptional. My fiancé and I are recently engaged and we were so excited to take the next step and find a home together. Jillian at Manchester Oaks made this entire process phenomenal!! Her hospitality is genuine and the way she handles any questions or concerns is on point. We love our new home at Manchester Oaks! Wonderful place to live. Quiet, people are respectful. Management on site and readily available. Anything in need of fixing fixed within 24 hours. A new water heater was placed soon after we moved in. Lisa Dymond
Manchester Oaks is a peaceful and safe area to live. I like the attached garage and storage place in back by the patio. Having my own washer and dryer is a plus. The office staff is friendly and so is the maintenance staff. I like the proximity of local businesses, health facilities, and parks.
Manchester Oaks felt like home right away .... — I recently moved back to Manchester Oaks after a few years away and was pleasantly surprised with all of the updates made to the apartments. Move in was a breeze, the staff made every step easy ensuring the apartment was ready for me, clean and safe. They always have a fast response to your needs. We recently had a Halloween decorating contest that was fun to participate in and I won an awesome prize. The amenities are wonderful here, especially the gym. The management staff cares about your safety in these trying times as well, which is very impressive.
I have lived here for almost 4 years and plan to continue I absolutely love my place love the pool have a Lotta fun up there in the summertime have met a lot of people I have use the clubhouse for parties and I am so glad that I moved here and I love the real fireplaces and the staff is amazing don’t plan on moving I have enjoyed my apartment and will continue to.
To start, they took $800 from our deposit to replace the carpets that were in good condition. They told us it was from pet damage (urine) but my cat has never missed the litter box in his life. When we did the final walk through, it was noted by management how spotless everything was. Absolutely blindsided by this charge.This is pending a return but has to be approved by their head office. My review will be edited accordingly but honestly.My cat DID however, lessen the mouse population by 1 while living there (see picture). I will note, however, that I never saw any other evidence of mice, but theyre obviously there.We also were eligible for a free carpet cleaning through a lease extension promo, that we never got due to covid. And received no credit for that either after the carpet was replaced.To paraphrase what a staff member (dont want to through anyone under the bus) told me, all the units need to be gutted to the studs because all the doors and windows leak into the walls. We got a bad odor by the front door after heavy rains and I had a lot of allergy issues (uncharacteristic) in the 2 years we lived there. Im guessing both were from mold within the walls.Also, parking is a nightmare in the winter. If you use your garage for projects (refinishing furniture) your only spot is the drive way or the over crowded road. Theres no parking on the streets in Franklin between November and March. So parking gets limited. But you are unable to use Manchesters PARKING lot. My family would park in the strip mall behind us when they came to visit, as it is the only choice.We moved out in late spring/early summer, so it got very hot. The AC unit quit cooling and it took DAYS for staff to get it repaired. Our last few nights were miserably hot with no excuse as to why it was not repaired.Pros: With the wood fireplace lofted ceilings these apartments are unique. They have a lot of charm and the pool is nice. Theres a lot of grassy areas to hangout in, but the grass is often unkempt and super long. Most of my neighbors were very nice and quiet. Andrea is a sweetheart, but apparently doesnt get any say in carpeting. And the maintain guys are very nice and fun to BS with. We also got a new refrigerator installed very quickly when the first one died.So, if you like to pay a fortune every month on mold, mice, and maybe getting maintenance done, only to get robbed when you move out, Id recommend this place to live. If not, Id consider looking elsewhere.If you made it this far, please note, I DO NOT like writing negative reviews but this is ridiculous
Well I live nowhere near here but got an email saying I had applied for a lease. I assumed the email was sent incorrectly so I called three times and left a voicemail as well as sent an email. Not only because someone who is applying is not receiving their email but because I want to make sure my own information hasn’t been compromised. They have completely ignored me. It’s serious if someone is trying to use me to sign a lease, a quick response email or phone call to clear up the issue would take no time.Personally, I wouldn’t trust a leasing office with my residency if they can’t seem to even return a phone call or email. Seems unprofessional to me that you would either send me someone else’s info or allow someone to use mine and not even bother to return any form of attempted contact.
First, let me start give credit to the staff at Manchester Oaks. I resided there for roughly 3 years and seen a change over of about 2-3 property managers during my time there. The neighborhood is nice and the amenities are okay as well; especially if you have a family. We decided to break our lease early due to continuous mold problem in our unit which we placed numerous of work orders about; literally over months if not longer than a year. I was told it was from the bad circulation within the bathroom, so we would constantly run the fan to try to mitigate this issue, but that did not work. They (maintenance) would come place a sealant over the mold, which they said would fix the problem (temporary fix to shut me up); false. We then had three separate incidents with mice in the unit which was located on the 2nd floor. We terminated the lease early and paid the early termination fee as well. The new property manager (Scott) was pleasant and did what he could and was able to re-rent the unit after a month and a half, but the Manchester Oaks regional office and Fiduciary Real Estate Development Corporation were not willing to work with me at all in this situation. If the unit was not rented, I still wouldve been responsible for the remaining rent, which I understand b/c I signed the lease. I expressed my concerns to them why we vacated the unit due to mold and rodent issues, but it feel on deaf ears. Money was not the issue, it was more the principle of the situation. When you have a tenant continuously reporting mold issues and concerns about their young children who were using that bathroom on a consistent basis, then vacates the unit due to that issues and they could care less aside from making sure they get their money.I could go on and on, but thats enough. Lol. Great area, but the corporation could give two you know what about their tenants in my opinion.
I want to thank the personnel here for always going above and beyond. They, specifically Andrea and Jill, have always treated me professionally and with great kindness. Over the last 18 months or so this place has really made some major improvements and it hasn’t gone unnoticed! Thank you again Jill and Andrea.
These people are not shoveling the driveways and I had to hike through tall snow and almost fell down. For the amount of rent that is being paid THERE IS NO EXCUSE! The first few times I was patient but I am repeatedly not receiving the services that I am paying for. I will be asking to be reimbursed for my inconvenience. And why can I not reach anyone after hours? Please tell me how Manchester Oaks is different than other places if they dont provide a safe area for tenants to walk?
Lived here for a year (2017-18). Stayed in a two bedroom lower. The apartment and complex were very nice and relatively quiet. Great perk being next the Whitnall Park. Maintenance was pretty good as well. Had an issue with my toilet and window that was persistent for months though which was very irritating especially during the cold winter months.Pros:- Great location- Fitness Center/Pool/Tennis and Basketball Courts/Close to large park- Quiet- Apartments have solid design and open feel.Cons:- Way too expensive for rent (considering you pay for ALL utilities and random charges (convenience fee to pay online for rent, etc.)- Monthly rent for a two bed will run you about $1500-$1700 after adding up all utilities.- Maintenance was solid, but had persistent issues during my stay.Suggestions:As a previous tenant, I really wouldve loved to stay here, but the overall cost of rent is just too expensive considering there are other apartments within 10-15mins that offer the same amenities and cover certain utilities. Fix a few of those issues and I may consider moving back in the future.
Very poor & Cheap quality materials used. Today (3/3/2015) one of our Kitchen Cabinet-Racks collapsed in the early morning (5:00AM), broken our most expensive TWO Dinner sets, and when we have requested the Management for compensation for this lose due to their most inferior materials / workmanship, just denied. We do not recommend any one to move in here, rent is exorbitantly High! We are attaching few pictures as well.

When I first moved in everything was great, over time management kept changing had some very rude people especially the last manager I had I think her name was Elizabeth I went in to complain about something and she told me complaint department was closed and she was serious. Alot of dog feces around. They did have plenty of dog stations around though, In winter make sure you have a shovel. 2 days this last winter I missed a half a day of work because couldnt get out, not enough snow plow help. Maintenance did try their best most of the time. I put in a maintenance request with strict instructions not to come in because dog was loose in house and not to come in till I got home, also told them to tell me what day they were coming didn;t. They entered dog got loose ended up across Hwy 100 She could have gotten killed Thank God my neighbor found her my dog is all I have. I emailed their corporate office and they did not have the descency to contact me. Lived here 2016-2017, great apartment home. It is the closest thing to owning your own home, left due to a move out of state.
