Idk why people have posted so many bad reviews. Ive had no problems with S & S. It takes them a couple of days to cash my checks for rent, but I also have turned it in a couple days late and never received a fine or anything, so it all works out. They are responsive to emails.

Horrible management. Mice and roach infested. I had a leak in my roof about 10 days after moving in, it took 4 days for them to come try and fix it. Pest control has yet to come. The mice come out at night and its scary if you live alone. No pest control company, slow response to issues etc. The maintenance guy is an older caucasian man, and he doubles as the emergency maintenance. The ladies in the leasing office at falls church are horrible. I could go on and on and Ive not been here up to a month. Not habitable.

Supposed to be move in ready... it’s been 2 weeks and nothing has been done, but we got bedbugs, roaches, and rats to your hearts content... There needs to be a better way of handling things.Update as of 9/16/2019Place was terrible! Please save yourself the headaches, embarrassments, and take your business elsewhere! The date I moved in nothing has been done to take care of the terrible situation my family and I had been placed. We discovered that there is toxic black mold the unit and nothing was done except being told management will handle it even though no one ever came by. And as of now we are currently dealing with health concerns. Please stay away from here if you can!I have tried to post pictures of how they treated us, but they take them down.

I have rented multiple properties in the Arlington area. I would highly recommend avoiding this company and their properties if at all possible. The only thing they do is collect a rent check from you and will not provide any services as a landlord should.When attempting to terminate my lease and re-collect my security deposit I was given a run around and they repeatedly tried to tell me that I could not cancel it (it was a month to month lease) and they have a system where the tenant is supposed to pay the security deposit to the next tenant rather than to the property manager.Make sure you trust whoever you are renting with, or put the lease name to yourself so you can kick your roommates out and terminate the lease on your own if you need to.

This place is filled with mice, roaches, and bed bugs and lets not forget mold or dust mites. If you live here too long you will kill your health and put ask risk your loves. I can go on and on but the truth of it is that owners are a pair too greedy people that have lost thier mortals and understanding of human beings. They see the tenants as low class people that deserve the minimum standards of living. Take this as a consideration tho one to another tho on to you.

Giving one stars since I cant go lower. Expect roach infestation in all apartments. Service requests have to be followed up several times. One of the most unprofessional businesses ever. Also found a mouse in my apartment sometime back. No action was taken. I had to buy my own traps and deploy them and catch the mouse. Worst place Ive ever lived in. Avoid like the plague.

The worst place to live ever,i got an apartment in the summer and its winter now and most of the things in my apartment dont workPersonally i have experienced their employees come into the apartment when no one is home without permission. i saw a guy walk in my apartment.their staff is unqualified along management.I would recommend people to never come and waste your money here.

My apartment was 725 S. Ode #106DO NOT RENT FROM THEM. ABORT. ABORT. ABORT. Very very rude property management. Maintenance dont know what theyre doing. Major RAT AND ROACH AND BED BUG PROBLEM. Leaks dont get fixed. They dont give you a new paint job even after 5 years. Washers and dryers rarely work properly so u lose your money with no reimbursement. Rush u for rent but take forever to come fix it half ass fix stuff. Had to pay for my own bed bug treatment although Im told the building has them. The only pleasant experience is dealing with Cynthia at the office. Every other employee is rude, impatient, disrespected and have no sense whatsoever of customer service. Low rent but thats because youre pretty much living in squaller. Stuff comes up missing when youre the only one that has the key. The property manager is very snarly and he has not once spoken to me in the years I was there but has seen me several times. I do believe that he rents to families that are struggling or foreigners that really dont have anywhere to turn to and he plays on ppls need to have a roof over their heads just to dick them in the end. I highly recommend sleeping in a shelter before Id rent from them. Youve been warned.

The only thing that made me look was the location. Ive been in the Foxcroft area for only 3 weeks and already Ive seen a dead rat..big as hell in the living room, the only thing management did after 2 days was put a big old wood rat trap in the middle of the kitchen. Didnt try to find out how it got in, or any way from occurring again. And the roaches been there since day 2. If I would have seen how much, I wouldnt have wasted my money. Hallway for of kids like its the playground, even though its one outside and its summer. Its cheap so you get what u pay for but it hasnt even been 30 days so you know my next move.

It is just frustrating to see the lack of attentiveness of the management, specially when the outside degree is above 90 and air conditioner is not working until May 15. Wonder how the managers would feel if they experience sam heat in their homes. Can not wait to get out of this apartments, and sorry for those who is contracting to stay.

I have lived in the Westover apartments for over a year and I love it! The rental office is great and management is very hands on! As for the other reviews on this site. Shame on you!First, T.Luong, have you never rented an apartment before? Every single rental office in the nation will ask you for the basic credit, background, and income check! Hello!! Do you think they are just going to give you an apartment because you say you are an Army Officer??? NO, is the answer! If you were in deed an army office you would not be acting in such a dishonorable manor. Please educate yourself on rental and buying of property or vehicles. No matter who you are or where you rent or buy from, they will always ask for those basic checks!Lastly, these apartments are cheap but you get what you paid for. So if you believe these apartments are beneath you then start making better money so you can afford to live like the President. Thank you!

Ive lived in the Upton House for almost two years. Overall, my experience has been great with S&S. The majority of issues have been dealt with promptly. Ive had a few issues with heat in my apartment but its a result of the unit more than neglect by the company.

Im at the Falls Church location, and while there are definitely bugs galore, the most disturbing thing is the casual acceptance that there are also mice. Theres a mouse in my little studio apartment and nobody seems to care. They come by and drop a cheap sticky trap at my door every time I complain, but nobody wants to actually try and solve the issue, and they look at me like it should be my job to do it. What the heck am I paying for then?

Do not recommend, cheap but not worth of buying pesticides every month from home depot. When i move out, i had throw away everything ( took only tv). So all the saving money is not worth when you have to buy whole furniture again.

The price is amazing, but you get what you pay for.1) Water is turned off once per quarter, and residents are not notified either in advance, nor in real-time.2) Roaches were frequent visitors from the apartment below me. It wasnt until I demanded to speak with the property manager (who is never in the office) that the apartment below mine was eventually exterminated, 4 weeks later. Several months after that the roaches returned. Lather, rinse, repeat.3) During the winter of 2014-2015 building 2705 in the Aurora Hills complex went for a period of almost three weeks without hot water.4) It took 7 phone calls to get my garbage disposal fixed. It broke again the following day.5) A window in my bedroom was cracked when I moved in. The maitenance crew fixed it with packing tape. They refused to replace the window bc it was a special order size.6) Asked for blinds to be hung in my kitchen window 5 times. Never happened.7) Residents use the 2 large recycle containers in the parking lot for trash. When theyre full, they throw the trash all over the parking lot, which smells.Bottom line, the property management company is friendly but incredibly inefficient. The neighbors are not cleanly The price is amazing, but you get what you pay for. The roaches are included.

These people want your credit card information, your work information, contact of your boss, and basically your social security number... I understand why theres information needed for an application process but they give you no reason or assurance for you to trust them with the above information.As an Army officer servings this country, I ask myself all the time, Im serving this country for disrespectful losers like these? I was highly offended by the attitude, disrespectful tone of the employees, and I would not recommend them based on their lack of respect nor business practices.Who are you going to trust, an Army officer that serves this country or some shady company? This review is for 922 N. Ivy St. (Clarendon Metro) apartment. I lived at this property for 3 years and it served its purpose, which is why I gave it 3 stars. Below are my pros and cons, I hope this is helpful to someone.PROS:1. Price. This is the cheapest apartment in clarendon, but it comes with a price, see cons below.2. Location. which is close to metro, dinning, entertainment, and shopping.3. No bug problems and maintence responds to request pretty quickly.4. Assigned parking spot for each resident, so you never have to worry about parking.CONS:1. Very old building that is poorly insulated. You can hear everything in the building which includes: walking (floors and stairs are very squeaky), tv/music, and anytime the water runs (such as taking a shower of flushing toilet). I would compare living here to be like having a roommate that you never see. So unless you want to annoy all your neighbors, its best to be mindful of making too much noise (I would tip toe at night).Also, the poor insulation effects the temperature inside your apartment. So if its hot, cold. or raining outside; it will affect the temperature inside your apartment. My electric bill was very high because of this.2. Car Dealership (WBM of Arlington) located on corner takes pictures of their cars in front this building on a daily bases. They use this properties land scape as a backdrop for all their cars for their business (check out their website). It is pretty annoying and uncomfortable to walk outside your place and see someone always taking photos. They also block the driveway and parking spots, which is rude. I told management about it, but they did nothing, Im sure this is something that has been going on for years.3. Visitor parking spot is rarely available. There is one visitor parking spot, but their is a long-term resident that uses this spot for his private home improvement business projects. Also, the debris (mostly from drilling wood) from his projects will also get on your car. It is very tacky and inconsiderate of other neighbors to be hammering and drilling away directly infront of building on a beautiful day. Most apartments would never allow something like this!4. There is only 1 washer and 1 dryer for the entire building (11 units), which is located in the basement. Washing clothes in this building is very inconvenient, especially on weekends. I usually went to laundromat so I could wash more then one load at a time.

I moved in about 4 years ago and all they changed was the carpet and paint. The kitchen and bathroom were dirty and everything inside looked like antiques. The bathroom cabinets and light shade were all broken and we would complain and they would refuse to fix it. When ever guest came over it was embarrassing to show them a terrible bathroom. After a while we got mice, bed bugs, and cockroaches(huge ones). We complained and they said to do it yourself. We paid for the bug treatments and the manegment didn’t lift a finger to help. My family and I got tired of it so we moved out. The only reason we lived there was because my children’s school was close or I would rather live on a road then that management. They don’t do anything their homes look like they were there since the beginning of time and haven’t been renevated since. Also the Luandry is terrible. The money gets stuck all the time and you have to put more in to make it work. There mantinance is terrible too. We had terrible leaks with fungus and mold all around it. One time our toilet seat broke and we filed a complaint and all they did was say don’t play with the seat. And left without even fixing it. WHO PLAYS WITH A TOILET SEAT!!!!!! The oven is so old that gas doesn’t even come out of it! And do they fix it...NO!!!! So anyways after we moved out we paid $400 for our security deposit and they sent us a bill asking for more money because of bed bug treatment. Did we put the bed bugs there that we are being charged for bed bugs that were never there!!! I could go on forever but all I have to say is that don’t rent from idiots like these that ruin your life and think you deserve low class living material.😡😵💩

I live in the Appartments at carling springs, my overall experience is great, but the only reason that I am giving it 3 stars its because of the parking issue. I usually work evening time, I finish late at night, for a whole week there was no available parking spots, I tried to park by the street, I tried Carlin Springs, Park, even across street from our Appartment buildings, I had no luck, then I decided to park in our Appartment building parking lot, although the spot says No Parking for a short time until I find a better parking spot. Next day in the morning I found a sticker all over the building that any car parking there will be towed at the owner expenses. I found it very odd that the car owners are threatened rather than solving the issue of the parking lot. Other Appartment buildings the reserve two spots for each Appartment, and leave whatever left for visitors. That way if anybody having party in the Appartment buildings, its his issue to find parking for his friends, rather than the people who pay rent on a monthly basis having to deal with their cars being towed

Worst place Ive ever lived!!!! It was very dirty trash everywhere inside and out roaches tons of roaches 15 - 22 roaches in my kitchen!!!! The trash rooms are overflowing stocked full on the weekends of trash and the cleaning people and staff are off so trash stays all weekend long getting worse and worse, beds, furniture, poop, trash . A homeless man living in the stairwell we saw him this is a locked building so a resident is letting him in. We reported all of this to staff and even to the police no one cared. people smoking marijuana in the building you smell it as you walk down the hall and in your apartment people are smoking so much. Up all night smoking and partying you cant sleep Even people who dont live there and teenagers are smoking marijuana my husband saw teenagers doing drugs they said they were homeless and hung out here we told management and social services they both did nothing, my husband told them to leave and they did. when you complain to management they do nothing I complained about noise my neighbors above me were 10 people my husband saw all of them, and were pounding on floor, yelling, screaming, kids up and talking, jumping on floor, bouncing ball, fighting wrestling all day and night it was 2am I couldnt sleep because of noise almost every night, I even called the police twice at night because it sounded like the neighbors were beating the heck out of each other abusing or throwing each other around, my husband even went upstairs to ask them what was going on why they were making so much noise, they said there is no noise, then the apartment manager and staff said your noise was unfounded that there wasnt any noise even though we had called policd and asked me to move out. We sat down and talked to the manager and he acted like he would fix the problem but didnt, The people were probably on section 8 and illegal aliens, I say this because no one ever left the apartment but the father to work, who were never leaving and the rent was getting paid, I complained about trash, roaches, drugs, homeless person and nasty dirty, inside and out, they didnt care at all. very old and dirty beyond dirty made in 1974 never been renovated Apartments not renovated carpet in the hallway looks like its the same carpet from 1974 carpet in apartment dirty with stains never changed roaches all over the apartment floor in living room, bedroom, bathroom I even had them come exterminate did nothing I am a very clean person but roaches never left, the elevator is broken on the fifth floor doesnt open and the the panel on the elevators broken falling off holding on with tape, on the first floor hasnt been fixed in almost a month. Poop in trash room on the weekend so full of trash it is coming in the hallway and you cant get through to your apartment I called maintenance several times about the poop visible and on trash room floor they came twice and thats it left poop on floor for days after no wonder have so many roaches, forget about having company the trash in hallways stink so bad like poop and rubbish its disgusting, ceiling in my hall wall being held up by boards nasty and proves maintenance management does nothing, trash outside on grounds and around back someone moved out and left trash on balcony still there after months, they have a pool never used it is dirty, I had a cat and it was indoor outdoor cat and he was stolen we left him outside for an hour and he was gone he traveled with us from Texas to Florida and never ran away when we got to Virginia he was gone probably stolen what a shame, I called the news, health department, congress representative, police, housing authority, manager of company, social services, everyone I could think of no one cared, I didnt get back my security deposit even though they told me to leave, stairways dirty holes in wall, food everywhere on weekend elevator halls, so dirty. When you cook or use kitchen roaches running around on counter in dishwasher, sink, there is no fan for oven so when you cook the smoke detector goes off and everything gets smoky

I live in the apartments on N. Randolph Street. They were built in the late 60s so its an older building but its near Ballston metro and Clarendon. Assigned parking spots are great if its just one person. Price is great but some drawbacks.Pros-About 3 blocks(5-10 minute walk based on how slow you are) to Ballston Metro-Assigned parking spot for apartment-Mile walk to Clarendon(15-20 minute walk)-Quiet area at night and walls are thick enough that you dont hear your neighbors even when they have a sound system running.-Price is $1295 and you are responsible for Gas($15-25/pm), electric($40-80/pm) and internet/phone(Comcast and Verizon DSL).-Central air and heat that you control.-Good size bedroom and main room. Smaller bath and kitchen.-Good amount of storage space if its one person.Cons-Yes there are cockroaches. Traps and bait have been placed in the buildings but you may want to add the bait for the larger roaches in areas. When I moved in there were some roaches but not insane amounts. After the baiting occurred and management put things down I may see 1-2 every month in the middle of the night in the kitchen. Usually only the small ones.-Windows are single pane. People lived with this kinds of windows for decades and with central air and heat its really a non issue to me. YMMV.-2 pay washers and 2 pay dryers($1.75 each via quarters) in basement. Usually a line or someone not coming back in a timely fashion to keep the line moving.-From time to time people in neighboring buildings put couches and other stuff they are getting rid of in/by the dumpster onsite.Misc (Not good or bad just things)-After 1 year lease it goes month to month.-Ive never had an issue with the management and feel they respond in a reasonable amount of time to service requests and questions.-Some apartments go through updates after people move out so check water and areas where roaches may gather first as the rooms may have been ignored for some time.-Rent due on the 1st.

I would give it none. Lets see roaches for days! We have a bad leak in the apartment which has lead to mold. Wheny you call the rental office they are nonchalant and really dont care. Not worth the money please save your money and time and go elsewhere

This review is specific to the property in Arlington (Westover village) on Lancaster St. --- I cant speak to the main building in Falls Church but Ive had really great luck with my building. Its crazy inexpensive compared to everything else in the area, Im within 100 yards walking distance to everything I could possible need (Ayers Hardware, Rite Aid, Lost Dog, Dry Cleaners, Thrift store, Farmers Market every sunday, Library, Post Office, etc.). The apartment is small but looks nice (aside from the terrible paint job, like a blind person did it). The area is really safe too, and parking has never been a problem... although there are some cons that I will list below, its still been really great and deserves 5 stars) Biggest complaint is that theres only 1 washer/dryer for the building and its not great and overpriced. And there are 8 apartments and 8 storage units, but its first come first serve so someone pretty much took them all - THEY SHOULD BE NUMBERED FOR EACH APARTMENT TO USE!Pros: (Note: specifically for apartments on Lancaster St and Longfellow st in Arlington)- Location is great, right near bus stop to DC metro and ART Bus toward East Falls church or Ballston, or you can walk to East Falls Church metro (.7 miles)- Everything you need is within VERY close walking distance, even good restaurants-Hardwood Floors-Allows cats if you happen to like cats-LOW RENT-Rent didnt go up after it turned month to month- Always parking- No real issues with bugs aside from a couple of centipedes in the spring/summer which is to be expected-Really nice area-Safe areaCons: (All of these pretty much concern the maintenance people)-Company is terrible at snow removal-Maintenance can be extremely snow and never return to finish repairs-Whoever painted the place prior to moving it painted a thick coat over every light switch, socket and even the FUSE BOX, extremely dangerous and totally moronic, they may have been a small mentally challenged child. I had to cut out the paint around the door of the fuse box to get it open.- They dont allow Dogs which SUCKS!!!- Walls are very thin, you can hear people next door talking (and presumably, they can hear you)-Bathroom and kitchen are pretty small which may not be ideal for some-not much storage and storage units downstairs are always full -- Laundry machines are crappy and too few.

The absolute worst place ever....the roaches take over its disgusting....they never fix anything...ppl relieve themselves in stairways and elevators....front desk is rude.....slipped when floors were replaced broke ribs and tailbone and collapsed lung was out of work for a month and a half.....and now have to move.....lawsuits coming soo
