Leasing office does anything they can to squeeze more money out of you. They lie about their policies over the phone, tell you something else in person, then blame you.Great apartment if you like being scammed out of thousands of dollars!!
I love living at these apartments. Very convenient for my commute to GMU and friendly environment. Apartments are really nice on the inside as well!
The office staff is courteous, helpful and attentive. The move in process went without a hitch. I highly recommend!

The management has changed in my experience from what everyone was saying before. Everyone in the office is super nice and will work with you for about anything. They run promotion where if you mention a resident who is living there you both get like $800 credit for rent (so if you want to mention my name). They also have clean rooms and if anything is wrong maintenance will fix it in a jiffy. When we moved in they gave incentives like a month of rent free and other stuff like that to make it even better to live here. It is a amazing community for kids, pets, and basically everyone. 10/10 would recommend

Great place to live, has good management & maintenance team
We have been living here since Dec, 2019. The location is super convenient, close to many grocery stores and nice restaurants. The place is clean and they maintain the area properly. We dont really have any bad experience with our apartment. Also, there is a lady whose name is Zana and she is super nice and a person who knows what she is doing. She explained us everything clearly and it was nice to communicate with her. The maintenance team is fast and does great job.Lastly, we have never seen any roaches here and we are so happy with that.
I would like to thanks the building engineer Fabio Padilla for his services, he is always there for the community. He is always very motivated to accomplish his goal and wellness of Gainsborough Court apartments residents. As well as the rest of the staff Supervisor Mr. Michael Rivera and Mr. Wilson.
At first a thought that the location was one of the best things of this apartments but I was wrong. The staff in the office and the hotline are very friendly and helpful, they are ready to assist or help you anytime. The maintenance crew are very knowledgeable and they respond promptly to all the maintenance request. The facilities are well maintain and they are functional. Some of the facilities needs improvement like the pool but overall is a nice and friendly neighborhood to live.
Gainsborough CT Apartments is a great place to live in, friendly staff and round the clock Maintenance Support. Located in prime location at affordable price. Good thing is that you wont get hike in the rent on lease renewals. Go for it !!!Still I rated 3 stars for the reason that any new additions to the lease, they charge $300 even if its your spouse where as I know many apartments they charge only $50. This is something Property should look into for genuine cases when you are making changes to the lease.
Maria is awesome! She is extremely helpful and goes out of her way to help you. James, the property manager, is also quite helpful. The complex is clean, safe, and much more reasonable than the other properties in the area.
I was waiting next to leasing office for my mom to go inside the leasing office and ask about apartment/townhouse, my mom was on her way. a lady (her name was Maria) knocked my car window and she told me, don’t wait here this place is not for you. I told her let my mom arrive’s and we will come inside but she threat me about ticket. She told me if you don’t leave right now I will give you ticket. She walk around to rear license plate and she told me again I will give you a ticket. I asked her how you can give me ticket are you parking enforcement or police officer? She told me very rudely I will call police.I left the place because I didn’t want her to call police on me for nothing, but I came again to leasing office and finally I asked my questions about apartments.I’m feeling so sad for threatening me with ticket/police which is not a good way to deal with customers. I did nothing wrong but she still told me about ticket and police. It was not a good experience about moving here.
This place is awesome. Great value, Lorraine, James and Maria are friendly and helpful. Maintenance is quick and effective. Location, amenities, and value are excellent.
I been living here for years, previous 5 manager was really great, current manager ( I think her name is Zana,) is really awful, lack of common sense and common decency, her words and action make me a highly question her education background and work experience, really unprofessional. Every residents who lives here are paying for services, so when we have issue and ask for help, we want the help and respect together. Highly question the person who hired Zana to this position, that person need to go over her resume again.
I looked all over for a well priced apartment in a convenient, efficient location. Here it is. Bonus; responsive maintenance, friendly helpful staff, well kept grounds. And a pool!
Very worst management and staff.They dont listen your complain.I went there to complain the manager about the staff misbehave and he said why you have stuff in your balcony.He was saving them without knowing the issue and putting pressure on me.Once i went to the staff for something not working and she said you have 2 minutes to talk.I am leaving.I gave them 1250$ deposit in the beginning and they cut the whole amount by putting wrong things on me.There was 1 small spot on the carpet like 5 to 6 inches and they cut the price for the whole carpet.Dont think that they will return your deposited money.
Gainsboro Court Apartments offers the nicer things in life; cockroaches, utilities that do not work, air conditioning that is unstable at best, and a management team that would easily cut off their ears and gouge out their eyeballs if it would help them ignore you better.
So far my experience has been great. Nice updated apartment, decent rent price, friendly staff, quiet neighbors, and no bugs!
My experience there was NOT very good at all. My stay in the apartment there was OK, but NOT the best. And the rental property staff, all 3 ladies there, need to be replaced immediately. Lorraine was NOT helpful at all to me every time I went into the office to pay rent, etc. And Zana was very angry and very hurtful with her words, that it really hurt me a lot. And Maria was NOT helpful either...she was very naive and not knowledgeable about things. The maintenance staff under Miguel was the best I had witnessed in a long time...They were very helpful and took care of my problems too.If I ever move back there, I will do that but if Lorraine, Zana and Maria are replaced...All 3 of them made me very ANGRY! And the experience left a very bad taste in my mouth. And also left nightmares to the point of where I have to get psychological help.If there is a reply back from them on here, I will NOT correspond with them on this at all.
Very disappointed during our 2nd visit(came prepared to sign with copy of our paychecks). My husband and I felt we were getting inconsistent information. My first visit, she gave me a unit mumber, location and price with available date(2 months from now). I asked I wanted to see one unit inside she gave me appointment to see similar one which the day we came(3 days later) turn out to be the one she offered me for 2 months from now. She never mentioned my first day that they have different types of the same model, basic(old not updated kitchen and bathroom), updated (semi) kitchen but not bathroom but then she later said the bathroom is updated and totally updated. The unit we saw was basic and pretty bad with closet doors that did not open well, kitchen cabinets in bad conditions where drawers are out of place, etc. Small refrigerator....We went back to office and wanted the same unit but with updated kitchen and bathroom, better equipment etc. This is when she was very inconsistent in her answers. She offered a unit that will be fully renovated, all new, granite tops(we dont care about that) and the price went up $250 a month!!!! That is ridiculous!Then she offered partially updated, and that is when she was inconsistent. First she said it was only kitchen with fake granite, old bathrooms. Then she show pictures with updated bathrooms. She was just saying things we felt we could not trust.We were very disappointed, she was very nice but staff need to be better prepared to answer questions.Also, prices change depending on when you move, there is a difference if you move 8/1 versus 8/8 or 8/15 or July.Very unreliable! Do they think that we dont know better just because we are renting?

If you dont have to move here...DONT. When I first moved to Gainsborough Court around December 2014, I was working in the IT field, and I love Marissa who left shortly after I arrived. Everyone else, I dont like at all.I got laid off in Jan. 2016 but I still paid my rent on time EVERY SINGLE MONTH, then I missed one payment December 2016. I was LATE paying the ONE MISSED PAYMENT and my rental office was HORRIBLE in how they handled it. First, they sent me the obligatory letter allowing me to pay a late fee. Then, I had to go to court and plead my case for why I shouldnt be evicted over my one missed payment. Meanwhile, I was still paying my rent on time each month while I tried to come up with the money to pay my December 2016 rent, late fee, attorneys fees, court costs and the list goes on and on and on.Eventually, by February, I was able to send the last payment towards my December 2016 rent bill.While in court, attorneys and several other landloards stated that they were surprised that some type of agreement couldnt be worked out. Even the JUDGE asked landlords to try mediation and to reach an agreement, if possible, because there were just too many people in court....and ALL the people before me were months behind their rent while I was going through hell for missing one month that I wasnt even completely behind on because I was still paying but just trying to come up with extra to pay the other fees that get tacked on for missing one rent payment.So, once I finally got caught back up by February 2017, youd think everything would be good right? Wrong.I cant remember the exact date but at some point, my sons bikes were taken away from where they had been chained up on the porch (like many other bikes in the neighborhood). There was no prior note left on the door to move the bikes to the bike racks way at the other end of the complex where the racks are filled with dusty, rusty old bikes and we had brand new ones that we didnt want to be stolen.No chance to move them ourselves. Someone simply came and removed our bikes in the night and our neighbors bikes. SMH.Originally, my fiance told me to call the police because we thought our bikes had been stolen. The leasing office did not notify us that they snatched our bikes away in the night or early morning hours like the repo man. They are bikes, not cars with notes past due. It just wasnt that serious.I had never been a problem tenant. I would have had no problem moving the bikes if we were told we had to move them.When we finally found it was the leasing office that took them, they were a*sholes about replacing the expensive bike chains that they cut (I kept the emails) and my sons later told me that their bikes had been damaged too beyond repair and they had to throw them out.My fiance took his bike to his home in Baltimore where he has his own yard and shed to keep his bike safe from Gainsborough Management.I was livid about this and I already knew I wouldnt be staying in these ugly apartments much longer.The latest incident (unfortunately, Im still living here until my lease ends next year) was when I paid my rent (they took my option away to pay via debit card or checking account online because of ONE MISSED PAYMENT OVER 6 MONTHS AGO) online with my credit card in 3 separate payments because I refused to go to their office and I wasnt going to get charged $30 again.Neighbors will sit and smoke or talk loudly on their cellphones and when you complain, management wont care.Management hasnt sent any notice out about shopping carts and there are still shopping carts, a whole line of them right next to the street as you drive down Jermantown Rd. because Im sure potential tenants will be more offended about seeing bikes locked by their homes vs. shopping carts being strewn across the grounds.
Please stay far away from this property. One of the worst property in Town. Please dont attract with their offers and promotions. Just stay far away from this property.

Manager needs to be replaced. Extremely rude. Talks down to everyone. Snarky and he is arrogant. Since the employees are replaced like rats they need to do their weekly clean up and replace the main rat there.
