These apartments have a great location! You can get to Wegmans for groceries or to Fairfax Corner for movies, ice cream or dinner within an easy 10-15 minute walk! Nice trails located behind the Government Center building and easy access to 66 to get anywhere.

I’ve been living at Ellipse for a year and 2 months now. When we first moved in August of 2020, there was a leak in my toddler’s bedroom that took 8 months for maintenance to respond and finally “fix”. We had sent countless emails, countless photos of the leak, the water damage, etc before they finally hired a “contractor” to fix it.Fast forward to September of 2021, the leak is back. 2 weeks ago we put in a maintenance request and someone came. And like before, they never came back. It seems like we’re going to have to repeat the entire process again to get this leak fixed.Don’t move into Ellipse. Not only will they never respond or do anything about maintenance requests, turnover is extremely high. McDonald’s probably has a lower turnover rate than Ellipse does.There’s also a really huge ant/bug problem we’re all battling right now.Lastly, the cherry on top: the walls are paper thin, you can hear conversations from both your upstairs and downstairs neighbors. You can hear toilets flush, doors shut, and this is TMI but I can even hear my upstairs neighbor pee if it’s quiet enough. This is the worst apartment building I have ever lived in. I’m paying nearly 2k for a really poor quality of life.I will probably report my living situation to the Department of Health and then hopefully end my lease early. This is just too much.Learn from this and stay the heck away.
Good neighborhood—close to trails and shops are within walking distance. Highly recommend asking for Reggie for maintenance requests. I’ve had to put in several recently, but he has made the whole experience better. He really cares about getting things resolved and works hard to fix them in a timely manor!
This was literally the worst apartment complex Ive ever lived in. My (past) roommate and I moved in a week after they said the apartment was available (on a move in date which is forced to be a Friday) and when we asked when we could pick up the key they said in the afternoon. I would expect to be able to enter my own home first thing in the morning on THEIR assigned move in date. When my roommate and I were finally able to get into the apartment (convincing them to let us in by noon) The apartment hadnt been cleaned or prepared for at all. There were paint splatters all over the floor, mud in the shower, a raggedy old t-shirt under the kitchen sink, random pot and pan lids in the cabinets, grease build up and a lot more. We immediately called the office and asked them why the apartment wasn’t ready and they sent people to get it cleaned up but we didn’t get to actually move anything in until 7 PM. After living there for a bit I noticed a leak in the bathroom under the sink and had to call for maintenance 4 times. Each time it would take days for them to come and when they did they would tell me it was “fixed” but it would just keep leaking. I finally had enough and physically went to the office and had to demand that they fix the leak in which they finally had someone come in and found out a piece of the sink was broken. A few months later I learned that I was going to have to relocate to another state. My roommate had found someone to take over the lease and I had started preparing everything a month before my move and asked about the process and what needed to be done and made it very clear with the person I was talking to that once I moved out I would be physically unavailable. After being told everything was all set in March, I received a rent due email in April and told them that I had already moved out and that my roommate and her new roommate were living there now. They apologized and told me that I was still listed as the primary contact and changed it to my roommate. So I thought it was over. But in May I received more rent due notifications and asked them to stop in which they responded saying that they still have me in their system for moving out on the original date and that the new lease was never signed. In which I told them that I was never sent or notified about a lease and to please send it over. I never received anything and tried logging into the portal they use for residents and it said that my account no longer existed. I asked her to send it over again because there was nothing in my email and that it wouldn’t let me log into the portal and she told me that she sent it and that I don’t see it in my email because it expired… If you want to deal with a non stop headache even after moving out then I suggest this wonderful place called Ellipse.
New Maintenance Supervisor is awesome. I have noticed how this property has come a long way since previous maintenance And I have noticed a major change. Love the adequate amount of parking at this complex. The curb appeal is beautiful as well. Overall the apartment is great. Nice and roomy love the updated appliances.
After living at ellipse for 2 years and dealing with staff members that wasnt there longer then 2 months . I would see new staff every week almost. for the price we pay, we should have the best quality service in maintenance and staff. I moved to another State and had one month left on my lease. I was told Alexis will take care of the rent so I wouldnt have a late fee and for her to use my deposit money. still till this day I cant get a I hold of no one. The manager that was there is no longer there so I cant speak to him. Like its always a Headache with them. if you want the drama and the thin floors so you can hear your neighbors please stay. first year my ceiling fall in my master bathroom cause the upper apartment water leak.
The office and maintenance staff is non-existent. I have lived here for 18 months and not once has a maintenance staff come out to satisfy maintenance requests; they just mark your ticket as Completed without ever showing up. They also send out emails for things such as replacing air filters but never actually show up. I will be moving the second my lease is up. Its a shame, its a really nice property but completely mismanaged.
I have lived here for 6 out of my required 12 months and had nothing but issues with management. Constant, nearly monthly maintenance issues, culminating finally with water coming from under my floor and sitting in my carpet for 3 weeks. I left 3 maintenance requests and 2 contact requests and didnt hear back from management until I finally threatened legal action ALMOST 5 WEEKS LATER when I noticed mold growing on my closet door. I am sure its worse under.the carpet but Ill never know because the office employees dont do anything. Do not live here, its far too expensive to have no management. whos bills am I even paying here? if I could give 0 stars it still would be too many. get me out.
I recently had a great experience with maintenance fixing an issue and updating me on another issue I had in my apartment. Reggie was really professional, kind, responsive, and even contacted me to let me know the part was ordered. I’ve had a couple issues in the past with maintenance being rude, unresponsive, and not fixing the issue and would dread having to contact maintenance but Reggie has been a great addition to maintenance staff.
Personally experience: 1. Our burner was broken from early February and reported so many times. The maintenance came and told us they needed to change some components and never come back. Till now its not fixed. 2. No one answers your email. I sent emails to leasing office and the manager so many times about the issues. At first they would respond, then no one replied. 3. The office lady doesnt respect their residents at all. When my husband and I went to the office, she just kept doing what she doing there and even didnt take a look at us. When we said we were waiting for the repairment for such a long time, she just lost her patience and said she living here too and waiting for the repairs as well. 4. Our living room lacks blinds and we reported to them from last November but we still cant get it till now. 5. We referred our friend to move in and didnt get the promised referral fee. Everyone in the office gave me different answers about when we can get the referral fee. The manager said we can get it as a balance in our March rent. But still, nothing. Overall, in this community, the management is messy. Some office staff working in the office doesnt show their basic respect to the resident and rude. We dont know if the lady has racial discrimination or something. Her attitude is the worst one I ever met. Also, please dont let anything broken or need to be fixed in your room, or you need to wait forever. The tricky thing is the leasing office sent us emails couple of months ago to say they changed the maintenance team and would provide better service, if they did, they changed a worse one.
Only rent here if you are able and willing to deal with an unresponsive management. Service requests are ignored and sometimes take months/weeks to resolve. One time, they closed out the ticket after a few weeks without even responding.General areas, stairs etc are not cleaned regularly. For several months, we received outrageous water and sewer bills, they claimed some were billing errors, others were due to an increase in price and finally, it is because the water/ sewage is shared by all tenants in a building. You might get a different response depending on who you speak to. Not even sure what to believe.If you read through the 1 star reviews, you will see a consistent negative pattern that exists till date. I have lived here for almost a year and I am counting down the days.It is a non smoking apartment, yet some neighbors smoke on their balcony and it seeps right into my unit even with the doors closed.Do not be fooled by the move in specials, you just might suffer the consequences.Positive- I like the walking trail by the apartments that connect to the government center.

I recommend living in Camden if you are looking at living in Fairfax, very nice place. As for Ellipse however, most of the employers are professional and kind but some are rude and very unprofessional. They try to screw you over. If you are considering living here, I hope you like cold showers and ants, and don’t expect Ellipse to help you. You can also hear your neighbors so I wouldn’t waste your money. The staff isn’t very helpful but it’s not their fault.

Ellipse at Fairfax Corner has nice apartments. But oh my god the office and management are the absolute worst I have ever experienced in any business ever. I dont even know where to start. Its just so so so so sooooooo bad. Truly terrible. If the apartment complex was literally run by toddlers, it would be better. At least they would be nice and there would be some comic relief. But as of now, it crushes my soul and the very fiber of my being to even attempt to call the office. If you live here and you have a problem, you better start praying because god is the only one that can help you. You will starve or freeze to death before the office actually helps you. The level of incompetence is mind boggling. Sincerely and truly THE ABSOLUTE WORST UNGODLY TERRIBLE place on the planet. Stay away!!
Do not waste your time! I have been treated like a second class citizen by the management office. The manager is unresponsive, does not communicate with tenants, and they pick and choose when they want to be professional. I am utterly disgusted by the operational procedures this managing firm uses. I have been hung up on and discriminated because of the color of my skin! I do not write reviews but I am hoping this review can save a person a lease from the most awful property managers I have ever come across.
Avoid at all costs. Maintenance is horrible, you will never get anything fixed. Constantly short staffed and do not have enough people hired for the amount of residents living here, you will wait WEEKS. I recommend the Arbors. Same price but the maintenance responds to requests within days.
Office staff is the absolute worst. They never answer their phones and are completely incapable of completing even the simplest tasks. If you manage to get their attention, get ready to be treated like an inconvenience. Buildings are falling apart and maintenance seems overwhelmed. This place needs to clean house at the main office. I would not recommend this place to my worst enemy. The 5 star reviews are because they beg residents for positive reviews.
Give them a chance, cause there’s a new sheriff in town, and his name is Bill Crosthwait. He’s the new property manager who’s been on board for almost a month now and a person who’s also willing to go the extra mile! Over a week ago my car was towed due there being no parking space left during the snow storm, so I had no choice but to park under a reserved spot. Woke up the next morning realizing that my car wasn’t there. My fiancé and I ended up going across the street to the federalist way building to only be introduced by Bill. He and the new staff members were very apologetic and was able to fully reimburse us... The entire staff has been revamped, so it’s fair enough to give them a chance. Bill told me he’s working on a lot things that the previous staff and managers were lacking in. Thanks again, Bill!
I’m editing this review because obviously the “owner” didn’t read it all the way. Let me be clear. This place is awful. The manager will avoid meeting with you and you will never get your questions answered. If you would like to live in a place that is dirty when you move in, your windows can’t open or close and leak when it rains, and you want to pay for an apartment with a washer and dryer that is completely broken with no date when it will be fixed. Then this is the place for you otherwise I would highly recommend living somewhere else.Sydney is amazing!! She has been so great from showing us our apartment to cleaning the apartment herself before we showed up on move in day because the cleaning crew never showed. She really will go the extra mile and I truly appreciate her! However, I can only give this place one star and honestly it’s only because Sydney is so great. Our apartment was never cleaned before we showed up (during a pandemic) and we had to hand clean the apartment ourselves before we could move our stuff in. Doing that we proceeded to vacuum up about 15 or more screws that nearly broke our vacuum. When we brought this up to the leasing office and they assured us that we would have a meeting with the manager to make things right. It has now been just over 4 weeks and I have sent 3 emails and visited the office twice and still have gotten no response from the manager. To add onto the list of things that have gone wrong in the 4 weeks of living here our washer and dryer has completely broken, our sink has leaked and ruined anything we had stored under it, our windows would not shut all the way and although they did manage to get them shut, they now can’t open at all. The windows pool water every time it rains, and our garbage disposal stopped working. I am an understanding person and I know things break from time to time living in an apartment. The problem is that the amount of time it takes to get in touch with someone who will fix the problem is the biggest issue this place has. I can not stress enough how frustrating it is knowing you live in a place where someone like Sydney who is so great to work with has a manager who will avoid you until your lease is up. Any time something breaks we have no idea if it will be a couple days or a couple months until it gets fixed, and we’ll never hear from management about all our stuff that has been ruined. I would avoid this place. I will not sign with them again.
ELLIPSE has been a great place to live in the DMV area. GREAT COMMUNITY, love the vibe, the office staff are just amazing. I have lived here for the past three years and simply loved it. It is a great place and is a location for public transportation. If you are someone who has no car and only commutes with the public trans, this is the place.I have seen three different sets of staff. But, the current team is the best! Sharon and her team are just on point! I have been dealing with Adam and a few others, they are professional, love their job which made my life easy at Ellipse. I miss living there.Thanks guys for the love yall showed.

I’m so glad that I’m moving into the Ellipse. Sydney was the best leasing agent! She was incredibly helpful and generous with her time. I never felt rushed or harried by a deadline during the leasing process, despite the short turnaround for my move-in! She really took the time to walk me through the requirements. I felt comfortable asking her questions because she was so friendly and transparent about each apartment we toured.
Transitioning into an apartment can be a confusing and difficult task given all the various components. Sydney helped to make our move-in as seamless as possible. She was responsive through email, answering all questions consistently and providing updates on better deals. Sydney even provided exceptions to help us with our move-in date. We are grateful.

I moved in late July of this year and it hasn’t been a day there was not a issue with my new apartment. i filled out the walk around paper and one of the big issues on the paper was a leak in my bathroom. For weeks now I have had a plastic bin on top of my toilet and also have not been able to use my shower for the past week and half. The maintenance came in only once to actually try to fix the issue by covering it up instead of fixing it. Then later that night the leak came back again. It has been nothing but a headache walking to the leasing office and calling everyday to get this issue resolved since I became a resident of Ellipse. Clearly Ellipse does not value their tenants. THIS IS UNACCEPTABLE!!
Sydney in the leasing office was absolutely wonderful to work with. She promptly replied to all my emails even after hours when the leasing office had closed for the day. She answered all my questions and made the move-in process super easy. She is a huge part of why I chose Ellipse at Fairfax Corner to live at!
Though I cannot speak to actually living at Ellipse, Joshua, the representative we worked with, was personable, helpful, and very considerate. He was obviously knowledgeable regarding the logistical aspects and answered any questions we had. He also went out of his way to make sure that our experience was the best it could have been! Please, please, please read this post before considering this apartment. We have had a horrifying experience thus far and are exploring our legal options already. This is an absolute terrible apartment complex and the property manager is non existent.My wife and I moved into this apartment complex on Wednesday, November 25th (a week prior to this post). When we arrived the first thing we noticed is that there was still people in our apartment - not wearing and face coverings! After pacing outside for a few seconds, I finally decided to enter the apartment.I immediately noticed the carpets. They are disgusting. There are stains all over them. In addition, they were not cleaned prior to our arrival.The next thing I noticed was the spare room shower. It actually has mold growing inside of it. Not to mention, the inside walls of the shower still has soap residue left from the previous tenants. In other words, the shower was not cleaned prior to our arrival.Shortly after that, I decided to check some other areas for cleanliness only to be even further disgusted. The window sills had buildup of dust and hair, left over from the previous tenants. The top of the shower is unfathomably dirty.Moving on, I then checked the appliances, only to find out that three of them were broken; the ice maker, the washer (still broken), and the dryer (also still broken).The patio also had issues. There was a bees nest in the rafters above and one whole corner of the ceiling is falling apart.Ive tried speaking with the front office staff multiple times, countless emails, and frequent (almost daily) phone calls and nothing has worked. Management is unresponsive, I actually get the feeling they are ducking my calls now all together.All the while, every single one of these issues should have been addressed prior to our arrival. The property was completely unprepared for us to move in.Many of these issues are in clear violation of the Virginia Tenants and Landlords Regulations and ALL of them are documented in great detail. In addition, some of the of the flooring and fixtures are not what was originally shown to us, which is a violation of our leasing agreement, which clearly states renovated apartment. As stated earlier, my wife and I are already exploring our legal options in order to force management to address these issues.If you are looking to move into Fairfax, which is a beautiful area, do not move into this apartment complex. You will only be let down. They dont even deserve a price comparison. Its completely shameful.
Dear residents and future residents, I would like to bring to your attention The situation that I’m facing, due to it has been imposible to resolve an issue with the leasing and management office at the ellipse at Fairfax corners. Since July 27th, 2020 I been without hot water In the apartment that I’m renting, the leasing office staff and manager have neglected to fix this issue. I repeatedly contacted the leasing office and manager but no response to this matter has been provided. It has been more than a month without hot water until this day, while I continue paying my rent and utilities on time. This Is a clear view of poor, bad management and lack of respect to their tenants by the Ellipse at Fairfax Corners apartments. It is sad to experience this situation for a tenant that has living here for more than three years.

We had the pleasure of living here for four years and if it werent for the Fairfax area being expensive to buy in, we would certainly be staying. This apartment complex is perfectly located walking distance to Wegmans, Government Center where many festivals are held, and Fairfax Corner. Its driving distance to the metro, Fairfax City, and George Mason University. The apartment complex itself is spacious, well-kept, and quiet despite being nestled between Lee Hwy and Government Center Parkway.Leasing and maintenance staff have been helpful and accommodating, despite the many management changes weve experienced. They never seem to miss a beat.As we prepare to move out, the leasing/office staff have been unbelievably helpful in assisting us in making the transition out of apartment living. Having been settled in one spot for four years, its been difficult to move out and clean up. Josh and Cindy in particular have been instrumental in keeping our stress levels low and the process as painless as possible. Any time weve come to them with questions or an issue theyve had a solution. Cannot recommend Ellipse or their leasing staff anymore highly! It has truly been wonderful to have lived here.
So far the experience has been great. Sydney was very helpful throughout the entire touring, application, and move-in process and has been very quick to respond to any questions weve had.

I would not recommend this place. Ive been getting over billed for a couple of months through the utilities that they provide. For example, a $70-90 dollar bill of just sewer and $40-60 for water. Im barely home and was out for a week on the month I got over billed. Ive called over and over for a week and a half now and still no results.This is just so unprofessional and unfair. I will not wish anyone to go through the same experience.
Sydney and Josh helped us out tremendously! They were very friendly and down to earth throughout the whole move in process and very understanding/flexible with our needs. We came in right before the office was closing after work and still managed to get a nice tour. Any needs were addressed promptly. They were definitely a big reason we chose Ellipse instead of other apartments. Josh even told us to take our time deciding and no rush, the place would most likely wait for us to decide. So unlike every other apartment we toured, where the person pressured us heavily to sign right after the tour. Treating us like people instead of $$ is the main reason we came back to Ellipse!
So far my experience with Sydney and Joshua has been flawless. They have been so helpful and upstanding of our move in time line and have made the whole moving process easy! Both have been very responsive even before and after work hours. I cant wait to move in to Ellipse in a few days. We also got a very good deal and the location is top notch with places for us to walk and explore!

The Ellipse is a beautiful community with nice landscaping, and close to everything you need. What stood out the most to us was the service my wife and I received from Gabrielle. She spent one on one time with us to make sure we fully understood the renting process. My wife and I are relocating to Fairfax, so we came with tons of questions. Our tour was really great. We did not see the unit we would get, but she did a great job showing us photos and explaining the differences. It says a lot when your community is full and you have limited units to show! She told us fun facts about the floor plan names and the ties to Virginia history. After touring other properties, we found, alike the Ellipse, the properties are beautiful. Customer service is really lacking at your competitors. We are hopeful a larger floor plan opens up for us in August so we can make the Ellipse our next home!

Dont rent from Ellipse. I am currently a tenant on the property and I am in the process of reviewing my lease with them as well as reviewing the complaint process at the Fairfax County Health Department.Why? When we moved in on July 30th, 2020, we noticed that there was a leak in one of the bedrooms when it rained. Its now Oct 28th, 2020 and this still an issue. It seems like the leak is coming from either upstairs or outside because the wall around the window is starting to crack and has visible signs of water damage. The carpet around the same window is also drenched every day that it rains. I have sent countless emails (with photos) pleading for them to fix the issue. And theyve quite literally done nothing to resolve the issue.We even called Hampshire Assets LLC, the company that owns Ellipse and were sent straight to a Managers voicemail.Were nearing the end of month 3 of this ordeal. And becoming desperate. Do yourself a favor and DO NOT RENT FROM HERE!! We used to live at Fairchase, 5 minutes down the street and only moved out because it is cheaper at Ellipse and WE MISS FAIRCHASE SO MUCH.If youre looking to rent in the 22030 area, redirect your attention to Fairchase or really... anywhere else. This place sucks.UPDATE:Ellipse is under new management and it seems promising. The leak was finally fixed on Nov. 8th.. HOWEVER, the water damage inside of our apartment has yet to be fixed. Apparently the contractor they hired to fix the leak either forgot or just didn’t know that they also had to fix the cracks in the wall from the leak. So there’s definitely still some miscommunication going on but, again, things are slightly better and we are hopeful.SECOND UPDATE: It is now December 7th... the leak is leaking again. The office has been notified. Contractors still haven’t been by to fix the inside of the apartment. By the time our lease is up in July, the leak will likely still be there.

Man I don’t even know where to start with these people. I moved in on july 24 and since then my apartment is in the same if not worse condition then when I got here. I filled out the pre inspection sheet only for them to never come and do it. my toilet runs non stop throughout the day and night. My roommate has it even worse. his bathroom leaks from the sealing from upstairs. They came to “ fix “ it but only patched it. went back to leaking that same night. now theres mold everywhere. it has NOW transferred to the common living area. I have a 10 month old baby... how can I provide a safe living environment for her if i’m living like this myself? it’s honestly a shame because this is my first apartment and I was extremely excited... The apartments are nice and the area is great, but the MAINTENANCE is UNACCEPTABLE.
Sydney is amazing. She was very helpful when I came in to make inquiry at the leasing office she gave the right information, she followed up via calls and emails for my documentation. When I eventually moved in she gave support as well. Thumbs up to her.Joshua responds promptly to requests. On occasions when I had maintenance issues he set up the appointment and followed up. One time when i had an impromptu guest and needed parking pass, the office had just closed but he went back to get the pass.Thank you guys so much for your support and service.

This is the worst place anyone can live in, no maintenance, non responsive staff, very expensive considering the low quality service, I cant wait until the year contract we blindly signed is over, a true nightmare. Funny how there are 5 stars given to this place.
Management is not good. Trash areas are really bad as the tenants do not put trash in the containers. Work orders are not done timely or at all.Find a different apartment.

Bad customer service from anyone besides Sydney. They don’t know that they’re doing and never call you back. Took me over a month and over 10 phone calls to get maintenance to fix the leak in my ceiling. The water was yellow. They had to cut a hole out and repaint from all the water damage. They only fixed it because Sydney yelled at them for not showing up. Never any parking spots open if you come home past 8pm.
Make two appointments for virtual tour and one time stuff said I choose in person tour and another time they lied again and ask me to wait two hours and ignored me in the end. What a great experience from leasing office.

I have lived here for 8 months now and have experience nothing but a great place to live. The neighbors are wonderful and very friendly. I only had one maintenance issue and it was after hours and the Property Manager came into my apartment herself at 7 at night and helped me fix my garbage disposal.
I enjoyed my time living at Ellipse. The staff is kind and attentive and more than once went out of their way to answer questions and help. The apartment itself was in great shape and was regularly maintained. Beautiful grounds. The bonus is that its only and 8-minute walk to Wegmans.
Sydney was very helpful and professional. She made the move-in process super easy. Beautiful community!!!
Josh is a model employee who is very knowledgeable and has always done his best to assist me with any problems that have come up while living here. All employees from managerial positions down should take note of this model employee.
Although we did not choose to live here due to other circumstances, Joshua was amazing! He was very knowledgeable, very customer friendly, and just an all round great worker.
The apartments alone are great, I never have any issues with noise, neighbors, or anything else. However, the leasing office is a disgrace. A few weeks ago the temperature was dropping down into the 30s, but the heat wasnt working in the apartment building. After submitting a maintenance request and talking to the leasing office, they said that they had received hundreds of requests for heating, but they werent going to turn the heating units on for any of the apartments until the following week. This doesnt make any sense considering it was in the 30s and 40s consistently, and no one had any heat.After asking them why they wouldnt turn the heat on, they said because their manager said so and that was it. So for a full week our apartment was freezing and they didnt do anything about it.The leasing office also takes forever to respond to any phone calls or emails and is just an unorganized mess.

Move in was easy. Everything was as expressed by the staff. I am so pleased.
Since I’m in the military I move around a lot. I’ve moved out of this treacherous place last October. We did a move out inspection, and we also got it signed saying there were no problems. Couple weeks later, we get a bill saying we owe $200 for damages that were not communicated to us during walkthrough inspection. I refused to pay and emailed them the sheet that they gave me. They still insist that we must pay the fee. I continue to refuse. Then the representative say they are switching companies and said someone else will take care of this issues. So i waited. Then now i get a letter from the Collection Bureau with the fee and interest that were accrued. PLEASE DO ME A FAVOR and do not lease with this Apartment. IF you are already living there, when you move out, PLEASE do a thorough move out inspection and get a copy of the sheet that is signed.
We just moved to Ellipse last month. Aside from the beautiful landscape and huge transportation convinences, the staff are extremely warm, especially Sydney and another guy (sorry, Im bad at remembering names...). I think Ill be living here for a long time...

Worst customer service ever. I have never been to any leasing company that is this rude, they do not know what they are doing and you can never trust what they say. They never call you back to let you know about the process or to answer your questions. The management is so bad and do not do anything. We filled out an application for an apartment and were about to pay the deposit but they called us and say that the apartment was rented. We filled out the application for another one and were waiting to move in until they called us after 3 weeks saying the price went up. All they do is waste your time.
We visited Ellipse a few weeks ago in hopes of signing a short term lease. All seemed to go well until we stopped getting call backs. We first called to see the apartment again just to take some pictures as we were considerably downsizing...no call back. Okay...called again as we received the lease, but it wasnt the correct amount...no call back. I called and spoke with our leasing agent, was told we would receive the updated amount, and...no call back or email with new lease. So, instead of chasing them down, we took it as a hit on losing $100 for the application fee, and a sign that if they are not capable of returning phone calls (to this day), this isnt the apartment we want to stay at. We went to another apartment and signed our lease today.Ultimately this says...If you dont return our calls, and were not residents, would you return our concerns if we were?
Worst customer service ever. Good luck getting a maintenance request through. There are never any visitor spots open, usually have to park at the grocery store and pray you dont get towed.
Ellipse is the definition of family friendly. The community itself is perfect for young kids to run around and still feel safe. On top of that, its within walking distance from a Wegmans and Fairfax Corner, so everything you need is essentially next door. The complex maintenance crew and office staff are always helpful and professional. No complaints, just praise in my 11 months of dealing with them.

Very nice place to live... A lot great places around it.... Have good walking trails, two parks that are in walking distance if you have small babies... But the rent is VERY high and go up SUPER higher every year !!!
Poorly built apartments and no desire to improve things. I could list a ton of things that need improvement, but it would be shorter to list the positives.......location. Thats it.Rent is incredibly high for what you get here (going back to poorly built and poorly maintained).Weve had recurring bugs and cockroaches, and the answer is just that the exterminator is here every Friday.....which he really doesnt do anything. He applies some paste, the bugs eventually go away for a few months and then come right back.The lighting sucks. You need to bring your own lamps for every room, the only place theres really a decent amount of light is the kitchen.If you have a maintenance request, theyll fix it the easiest way possible. Ive had things break multiple times and recurring issues because of this. Weve ended up just taking care of most things ourselves.I really wouldnt recommend living here. Weve lived here three years now, partly due to timing and partly due to miscommunication for our lease expiration and rates (which will go up dramatically every year with zero improvements).
Honestly I really enjoyed living here. The apartment was super nice the location is great and the staff was always really nice and friendly. Never had any random surprises about the contract or anything of that sort. Also the amenities are great especially the oasis like pool. I would definitely recommend this place to anyone.

After two years of living at the apartment complex, I decided not to renew my lease.Pros:1. Great Gym2. Spacious apartments3. Friendly staff, except for the assistant manager who has been very disrespectful not only to me, but other tenants as well.4. Service requests are completed right away.Cons:1 - Noise and 2 - Quality of the neighbors.These are the main reasons why Im moving out. The noise level is outrageous. Since the apartment above me has hard wood floors, I can hear everything above me from heavy walking to slamming things on the floor. To make matters worse, my upstairs neighbors dont have a normal 9 to 5 work schedule, so they come home from work around 2 am, so the walking around wakes me up, so I dont get enough sleep in the morning. Also, I had to call the cops on my upstairs neighbors multiple times, because they threw house parties and blast rap music all into the night and morning. The music was so loud that the police can hear the music from the side walk and follow the noise.During my first year, I had a pleasant experience, but during my second year, the quality of the neighbors went down hill. Furthermore, you can hear everyones conversation in the hallway. The conversation gets amplified throughout the entire hallway. If you want to avoid a fight with your neighbors, then dont move here.3. Trash - Whenever I leave my trash can outside my door, the valet trash person never picks up the trash. I left my trash out for an entire week, but no one picked it up. Most of the time, Im throwing out the trash myself. Yet, Im paying a mandatory $30.00 valet trash fee4. High rent - The rent is a little high for what youre getting, compared to the neighboring apartment complexes.The stress level isnt worth the price. Moving here was a big mistake.
Looking forward to our upcoming move,(The move is over) so far the leasing staff are wonderful cant wait to see how the community is for my family and I(pretty awesome so far). I can say that moving here will completely ease the burden of traveling to and from work(I can walk to work now).
Moved in about a month ago and have had a great experience! The apartment was newly renovated and no problems during move in. Any maintenance issue that has come up has been resolved in a great time frame and the communication between the staff and residents is incredible. Looking forward to living in these beautiful apartments for a while!
My family and I have just completed a five year residency here. Each year as our family grew and we considered moving to a bigger place, we just decided to stay another year each time cause of the location, amenities, and the professional leasing staff. In particular, Annalis the property manager was incredibly personable, transparent, and professional during my move out process from paperwork through the final Billings. There are a lot of apartment communities in the radius. But the staff can tip the scales if all other things were equal.Wegmans, Fairfax corner, fair oaks mall, and the government center is close by. We would walk every year to the Fairfax fair and watch the fireworks from our building.66 HOV lane is close by for commuters as well as a Fairfax connector stop to Vienna metro route 623.There are also lots of small families in the area as well as couples with dogs. Happy apartment hunting!
AVOID THIS PLACE AT ALL COST. THEYVE EARNED ALL THE PRIOR NEGATIVE REVIEWS. No dignity in living her. Absolutely appalling and no privacy. Ive been living here for a while and my experience has been nothing short of disgusting.When you get home from work, the parking lot is already full. You have to find parking far, far away. These apartments are old and they charge you like their competitions in the area. There are nicer apartments around the vicinity that are reasonably priced. I will not be renewing my lease when its up for renewal. You put in a work order, it takes them a couple of days to get the work done. The most annoying thing about this place is the amount of times they feel like they can just enter your apartment like they pay the rent there. Its only May 2015, these people have entered my apartment over a dozen times. Every day its something new. Moving your furniture and belongings around and never put them back in place, Flooding, pipes, dry wall, breaking your wall you name it. You would enter your apartment on some days and think youre in the wrong apartment; no prior notice from them as to the current state of your apartment or what you would be coming home to. Touching and moving your personal stuff in your closet, removing your very personal belongings in your bathroom, your cabinets, throwing your stuff on the floor. No regard at all and when you call to complain about it, the staff gets combative with you and wants to argue with you to know, talking over you and telling you its a work that needs to be done; never mind the fact that you feel violated already. Thats nothing to them. Its normal. One of these days, they will catch a lawsuit. Its ridiculous how they invade your privacy under the guise of work that needs to be done in an antiquated setting and they charge you exorbitant prices for this sub prime apartments.
This place is cheaper compare to most of the places in the neighborhood but the apartments are poorly built.1.Poorly built floors. I can hear my neighbor walk, snore, talk, watch television etc. Management refuses to fix it. Please dont live here if you want to avoid fighting with neighbors. I cant wait to get out of this place.2. Useless and unproductive management3. Parking issues4. The swimming pool is overcrowdedHonestly, the apartment is outdated. I lived since 2013 because I was close to my school and I had no option but the management has did nothing to update or make it a better place to live.Run away from this place or you will get stuck
THIS IS A TERRIBLE PLACE TO LIVE! The community looks nice on the outside; however, is actually a community of unkind, lairs. Especially the front office. I wasnt told that there is a hidden 60-day move out clause in my contract making me stay an extra 60 days after when me contract is suppose to be over. That in turn causes the price of living in the apartment for that extra month to DOUBLE what I had already been paying. I also wasnt told about that! Also, all the appliances from the shower to the kitchen dont work. Then you call maintenance to fix it and they take about a week to come. Once they fix it, it stops working again in about three months. If you want to live in a facade, where they basically steal money from you and lie to you, then live here. Otherwise find somewhere, anywhere else to live! Just a word to the wise.
This is my second time living at the Ellipse. Management is making a lot of improvements and the maintenance staff continue to be an asset. The office staff are wonderful and accommodating. All of my requests are taken care of quickly. The location cant get any better.
I really didnt recommend this apt. You can see there are lots of 1 star review and they are true. I lived there for less than 1 year and move out is the best decision I have made. After I moved out and paid all the balance that the manager told me at the end of my lease there were still lots of different bill that I was not told before. They are not honest and responsible. I moved out before the end of the lease and the unit is available for rent. I said I will pay for the rent but someone rent it someday. The manager told me the unit was empty since I moved out. So how can a empty unit caused $60 electricity bill and $12 gas bill in May? They dont care about your feel or experience. They only want to get more bucks from you. Im fooled by the appearance of the apt so I want to warn anyone who will consider to live here. Try other choice and save your money and time.

By far THE worst customer service EVER!!! plus they scam you and trick you into their trap!!!very recently i moved into an apartment at Ellipse at fairfax corner ( currently still am living, but i wish i have never rented here). After a week of moving in my friends came to visit me, and we went to leasing office to get visitor parking permit, they told us that we can park between 823 ~ 821 those building are, there should be visitor parking ( listen carefully, they said there SHOULD BE) and my friends came at night and the road was full of leaves 🍁 and you cannot see any signs at the ground, even during the day time its hard to read, so we parked there and we put the visitor parking permits on.and guess what happen, right after two hours they towed one of our car away!!! if it actually was at wrong spot why they didnt two one of the car away?? and this my my friends first time visiting here.... I went to the leasing office and talked to a lady i was being so polite as well but man.. the attitude they are showing you is like they have some revenges to take from you. so if you are already living here i would Strongly recommend you let them take you and show exactly where the visitor parking is, ( even tho trust me your car eventually will be towed anyway), and DO NOT fall into their traps when they just showed you on the map, thats how they tricked me into their traps as well. because thats what they do, and after that whatever you say or whatever you do all the blames will be on you.

I absolutely miss these apartments a lot. I just moved out about 3 months ago to find something cheaper and that has just created nothing but issues and stress. Ellipse is beautiful, quiet, and everyone keeps to themselves for the most part. The staff in the leasing office was great & there is a woman there named Sarah that is beautiful and very helpful. The one thing they really do need to fix is the maintenance team as far as being responsive and just picking up after themselves. Other then that this place was great.
Ellipse has been a great place to call home for the last 2 years. The staff is always friendly, the amenities are great, and the location is convenient to highways, stores, and restaurants. I would recommend this complex to others.

I lived here for 6 years. I want to say that apt rent is too high and buildings are really old compare to price... Parking is competitive in the night, Half of parking spots are reserved. Management sucks when you move to another place or city. They basically deduct 70 percent of your security deposit if you dont renew the contract. If you do renew the contract or move to another building, they highly likely wont deduct any of security deposit. This is just my experience.
Horrible experience as a guest, no spots for parking for guests, and if you get one, you better bring some water and get ready for a hike. Have also heard issues from residents that management is unresponsive and tend to take their time responding to apartment problems
My friends car towed for no reason even with the tag on and the people in the leasing office attitude for solving problems is extremely unprofessional and rude. They said the car wont be towed for first time visitor is such a big lie. I am really disappointed for their service and would not recommend anyone to move in any apartment under their manager. I hope they learn how to respect people and apologize for their rudeness.
I have lived here for over 20 years and been very happy--until the most recent change in management company to Hampshire Mgmt. Company. The maintenance is terrible and not timely, and it seems that the rental office is staffed by temps who do not know what is going on. While the property manager tries hard, things do not get done. Greystar, the previous mgmt. company was 1000 times better.
