I absolutely enjoyed my time at The Timbers. Office staff and maintenance were always very responsive. Apartment truly served my needs. I think I had the best view. My balcony faced the wooded area. I saw so much nature that was mesmerizing. You cannot go wrong here, and with all they do for their tenants.

This place appears to be scamming people on internet speeds. I published another review 2 years ago having the same issue and it seems common on both the Better Business Bureau website and here. You pay for 50 mbps or 100 mbps, but if you run speed tests, you will be lucky to see 30 on any given day. I upgraded internet tiers and saw no change even though I filled out *paperwork* to pay more. I call and the reaction was pretty much an oops, we didnt change it all the way because we forgot to do something with the modem. I will be filing a report with the Better Business Bureau if this is not fixed this week. But Edward Rose and Son averages about 10 BBB complaints a year, so who knows?

Ive been working with the property managers Rachel and Natalie. I cant say enough great things about the Timbers or these 2 women. They are both professional, very friendly, very easy to talk to and are both great at their jobs! I would highly recommend the Timbers to anyone looking to move in Evansville

The location and apartments are okay but not worth the high rent I had several maintenance issues which was relayed to the office and things were never fixed loud neighbors downstairs. Maintenance request get marked as completed when theyre not. I hated dealing with most of the staff in the front office they tell you yes theyll fix it and nothing ever happens theres a few ladies in the office and a few maintenance guys that are great people only reason I stayed as long as I did was because I was trapped in their lease.

The Timbers is an excellent community that is well kept with a friendly staff. My apartment was like an oasis and escape when I got off work. Had I not bought a house, I would still be living there!Wonderful sense of community, beautiful pool and trail to walk on, fun parties to meet your neighbors and much more! Definitely recommend!

I had been living better at the timbers, but they made me so mad today I had to share.So I submitted my payment for rent. The amount I had to pay still was like 200 dollars and I paid it using a new bank I had never used. It told me the payment went through. Told me the account was added successfully. The money hadnt been taken out of my account, so I investigated and on my own found out the payment didnt go through. (they werent going to tell me because they were hoping to charge me late fees). So when I called, they informed me that it didnt go through and I have an extra fee because apparently the account number was entered wrong. Even though it told me it was added successfully and it told me the payment went through.Will not be signing another lease here.

I’ll start with the pros and then get to the cons:Pros:• The office staff was friendly when we had interactions.• Good location.• When nothing was broken and everything was going well, it was a nice place to live. In other words, AT FIRST we had a nice experience living at the Timbers.Cons:• Maintenance was not very timely or efficient.- Example 1: It took almost two months to get a new dishwasher when our dishwasher broke. On the plus side we were given $25 for this inconvenience.- Example 2: Our toilet’s flush mechanism broke from inside the tank (about a month before we moved out). This was not fixed until after we moved out.- Example 3: When we moved in and filled out our check-in list there were several minor things that we asked maintenance to look into fixing. They were never fixed.• Extra fees (especially if you are a pet owner):- Example 1: After moving out of the apartment we received a letter saying that we owed money (and would not be getting our deposit back). The charges were $140 for an extra coat of paint (which we eventually got waived because only one coat of paint was actually used) and over a $1,000 for a new carpet. After our $300 security deposit was deducted (and the paint charge was removed) we were charged a little over $700. The Timbers said that the carpet had to be replaced because of pet urine stains under the old carpet. Our dogs only had a couple of accidents in the time we lived there and all of those times the carpet was deep cleaned (with carpet cleaner and pet stain removal). So IF YOU HAVE PETS make sure they never have a bathroom accident. If they do (and even if you clean it up), then you will probably be paying for a new carpet. (Also, we paid a $125 non-refundable deposit at the beginning, in addition to our $300 deposit, that was supposed to go toward carpet cleaning and paint. I asked about this and the Timbers said that if their were any urine stains then the carpet cleaning would not cover the damages).- Example 2: Our monthly rate was going to go up by at least $100-$200 if we had continued our lease. This rate change seemed to come out of nowhere.• Grounds.There was always a lot of pet poop in most all of the grassy areas (especially in the dog park).*Extra note: There was also a lot of moisture coming from the windows in our apartment (which were not sealed properly), but we never mentioned this to maintenance.

My husband and I lived here for 18 months and absolutely loved it...for the first year. After that the staff was rude and ignored any complaint we had. (Which really was only that we were never able to park in our parking lot and had to park at the office and walk quite often because they would just let people dump and leave their cars for weeks) towards the end of our lease a construction worker became rude and belligerent with my husband. I tried to talk with the office about it by calling and emailing multiple times and I was ignored time and time again. They didn’t always give 24 hour notice before construction or even trying to enter our apartment for routine maintenance. Overall there are a lot of things wrong with this complex. If I were you I’d pay a little more for a better place. Nobody knows what they are doing here and they will fix things and do things that aren’t necessary just to charge you more when you move out. Save your time and money and go somewhere else.

My husband and I have enjoyed living here. All the staff is very friendly and helpful however our favorite staff member is JJ (Joseph)! He is so kind and always making sure all of our needs are taken care of. He even brings our packages to our apartment for us which is super helpful as I recently had back surgery. He is awesome so hopefully any new residents will get the opportunity to work with him!

This was my first apartment out of college and on my own. I stayed here for a year and had a great experience! Several years later, these apartments are still nice and have been well maintained.

I lived in the Timbers for a year. They are the best apartment complex I could find in all of Evansville. The staff are incredibly professional, friendly, and effective. They respond quickly to needs and keep their properties to the utmost standard of cleanliness. I loved my apartment and frankly wish I could move back. If my job hadnt given me a promotion and moved me, I would still be there. The staff are incredibly helpful and aim to provide the best service possible. Also, they are very supportive of our nations military. I wish them all the best in their business.

The staff here is great! Maintenance is quick and professional. Love having the on site laundry facility that you can pay via mobile app. The apartments are cozy and well placed. Within walking distance to two grocery stores and a bus stop and lots of restaurants. I love the community feeling you get here, they have a good amount of activities to do together. Affordable rent. They are constantly improving everything here. Great place to live.

Not a ideal place to live. Reporting issues that need to be fixed are ignored for months. Then no warning of this and stayed like that for 2 days before fixing and they put up caution tape for it drying. Smh.

Its not very spacious, Ill be upfront with that. If youre looking for space this wouldnt be the best choice, but the office staff is very helpful and friendly. Any apartment complex has its pros and cons, ups and downs. The office staff does do frequent parties/activities for the residents which is really kind. I really appreciate that there is a dumpster for Recycling as I am an avid recycler.

Worst experience ever. Paid a full years lease up front. Left over 3 months early and never asked about getting any money back. Just that the lease be settled. This enormous woman in the office advised me this was ok. There was no damage to the apartment, I barely lived there. Later they would go into my bank account in Florida and steal $900 for not giving notice when this was done. Its been over 6 years and they still show up when I try to rent properties. This was the absolute worst rental experience. Their lawyer managed to track my mother down and sneered at her on the phone it was sickening. My last name is Abelson.

Honestly, this place is one of the San Cierra Apartments Ive lived in. I havent been in a place where they also had a pool and a clubhouse. The staff is very nice and the maintenance people are extremely down-to-earth and courteous. Its a well-rounded community and they also host events specifically for the tenants. 10/10 if I didnt have to go back home for family and work I would live here longer. 💞💞Much love to Timbers and JJ Frymire one of the best lease consultant ‼️💞

I moved to the Timbers when i got divorced I lived there for 2.5 years.I enjoyed living there I had a nice view and enjoyed the pool and weight room. While I lived in the Timbers I met the love of my life so it worked out for me. I now live in a house with my girlfriend. I cant complain about the Timbers because I liked living there. The staff was nice and its a quite place to live.

Standard apartments at a decent price. Service orders are addressed. Parking is plentiful if you drive a Chevy volt. Anything bigger your getting door dings. Finally the trash bins are always full and piled around it.They either need more bins or more pick up days.

I Lived at the Timbers for 2 and a half years and it was great. The ladies in the office are awesome and very helpful! Would recommend them to anyone. In my opinion it’s the vast bang for your buck place to stay on the east side!

Whats not to love about The Timbers?! The office staff and maintenance are all phenomenal! The clubhouse is amazing. My dog loves the bark park. 24 hour on-site laundry facility, basketball court, sand volleyball court, horseshoes, pool, fitness center...I could go on and on. The location is perfect too! Walking distance to Meijer, Menards, Schnucks and so much more! Im so glad I chose The Timbers as my home.

Nice apartments.My friend rented these for 3 months in summer as we were doing Internship in SABIC. So I have been here a couple of times. I liked the apartments and the location where they are located. There is gym facility and a pool also. I whole heartedly recommend these apartments for everyone.

Lived here for 6 months now, all office staff is polite and ready to assist in any problems, maintenance is active all day and is quick to assist any issues. So far so good. No complaints and would recommend for anyone

I wouldnt come back here if they offered free rent for a month.Had a tolerable experience up til moving out. I decided to leave earlier than the end of my lease date so that they would have extra time to rent the space out. Turns out trying to help them out screwed me over because they charged me extra for breaking my lease even though I paid all the way through my lease and then some. Talked to the property manager afterward and she resorted to saying it was company policy even though the only difference was on paper. She agreed with me that if I simply stated on paper that I was moving out 2 weeks later, I would have paid out less. Makes no sense. She had no offers to resolve the issue. Complete joke of an establishment. $250 isnt going to make or break me, but I know people who have 2-3 kids and when things like this happen, it makes life a whole lot more difficult. The customer service is embarassing.Misc issues with the apartments:- Loud college students at night- my car was broken into- they advertise a 24/7 emergency maintenance service but its nearly impossible to find the number- outdoor hallway light never fixed while I was there- oh yeah, the cockroaches. totally forgot, there were cockroaches coming out from the bathtub drain every so often

DO NOT RENT FROM THIS COMPANY! THEY ARE A SCAM! I was a loyal resident there for two years and paid the $100 redecorating fee and the $300 pet fee to keep my dog when I signed my lease. My lease was over in March 2017 and I had my keys turned in 15 days before the lease was finished and all my balance for rent was paid. I received a bill in the mail on May 5 with a $445 balance owed to replace the carpet for pet damages. When I spoke to the assistant property manager, she said there was one urine stain on my living room floor so they had to replace carpet through the entire apartment. The $100 redecorating fee does not go towards anything, it is just another $100 they collect from you when you sign you lease. I asked when I signed my lease if I was allowed to paint one wall in my living room, and I was told that the $100 would cover any paint to cover the color that I did. The Timbers billed me $100 to repaint one wall along with $445 to replace the entire apartments carpet for one stain in the living room (that I paid $300 to have a pet in that apartment). Besides just the monetary issues, I had cockroaches in my apartment the entire time I lived there. When I informed the office staff, they said they sprayed monthly and they had no control over other tenants cleanliness so the cockroaches persisted and became my roommates along with my dog. My father lived in this complex 15 years ago and the same cabinets and laminate flooring is still in the apartments yet the company continues to increase their monthly rent rates. The Timbers has complete disregard for any kind of customer service or loyal residents and are only out for every single dime they can take out of their tenants pockets. I wouldnt recommend this nightmare of an experience to my worst enemy.

I was scared to have my daughter moving out for the first time at 25, but after touring here and meeting the staff, I feel completely confident in her moving out. Now, if I could find her a respectable man, that would be great!

Would not recommend. Have been here for over a year. Have had all sorts of issues ranging from bugs to some one breaking a window to foundation issues causing water damage/ flooding of our first floor apartment to nasty cat litter covered carpets in the apartment we transferred to. The ladies at the office are kind and helpful. Any issue they put in a work order and maintenance will fix it within a few days if not sooner. Personally I feel that what you are paying to live in these apartments isnt worth it. There have been multiple times where my seven month old son and I have had to spend a week or so staying with family because my husband and I felt that it wasnt safe to be there.

Location, location, location and the best customer service around. You wont feel like a rent payment, because the office ladies and maintenance make you feel as a part of the community. The Timbers has been around for for awhile and theres many reasons why 😀

The Timbers complex was awesome the entire two years that I lived here. Whenever I had maintenance issues, they were addressed quickly and the staff was always super friendly and accommodating. I never had any major problems with bugs, neighbors, smells, or surprise fees like other people have said in their reviews. Sometimes the wifi was crummy, but maintenance came and solved my issue when I finally mentioned it.The pool was awesome and rarely crowded. The walking path was great for walking my dog. The bark park wasnt totally great because of tenants not picking up after their pets, but thats on the residents of the community mainly. I lived in 4 complexes in Evansville throughout my time in the city and The Timbers was by far my favorite.

I am very dissatisfied by the Timber apartments. The staff was very nice and very helpful until the day that I signed my lease. The women in the office treat their tenants terribly. They are not courteous nor do they speak to you as if you are a human being. Every problem that I have had has started with them. They do not return phone calls and they say that they try to contact you but I have yet to get a missed call or message from them. The rent concession is a joke. One of the office people told me I would get one and then it wasnt valid because the property manager said that she tried to call me to tell me that maintenance would not be there that day. The apartment building are not well insulated. You can hear your neighbor use the restroom. The door frames inside the apartment as well as the front door are very old and break very easily. The plumbing is a nightmare as well. We have had to have our shower worked on three times, and the pipes under our sink busted because they werent sealed or even installed right. I feel sorry for anyone who lives here. DO NOT LIVE HERE!!!!

I’ve been pretty disappointed by my time here. In one year, I’ve had over 5 issues with the internet. And about an equal amount with air conditioning and heat. I just switched to a single room apartment and found that a hole in the bathroom ceiling from the previous tenant had not been resealed properly. I am always civil with the office people, but these problems persist.

I was interested in this property based on location and appearance UNTIL I read they charge a non-refundable refurbishing fee in addition to the security deposit. This is an absolute scam charge. Property owners assume normal wear and tear on their properties when they buy them. The security deposit is there for damages done by renters. NO amount of explaining or rationalizing will make a refurb fee legitimate, and my family will certainly not be pursuing this property.

HORRIBLE apartments. Staff is not helpful at all. There was a man who let his German Shepard play fetch off a leash right outside our window causing our dog to go crazy. According to the lease, German Shepards arent even allowed and all dogs must stay on a leash unless inside the dog park. We called multiple times and they literally told us there was nothing they could do. Then one morning the dog came up to me and my dog (with no owner in sight) and sniffed us and I was honestly scared. If they knew it was unsafe for the residents, Im sure there is something they could do. I even told them I feared for my dogs safety and they said they would do something, but then of course did nothing. The man kept doing it simply because he could and knew it was causing trouble. All they were interested in was money and not the residents safety. The apartments are DISGUSTING. Your rent is definitely not going towards any updates that is for sure. The carpet was gross. A couple days after we moved in we noticed a giant stain pop up that we did not cause and then we read about how they cover up stains long enough for you to move in and then they pop up again looking like it was your fault. They had maintenance (except I had never seen these people before) come out to power spray balconies without any warning and then they didnt even move our stuff back. They made sure to remodel their office with expensive furniture and decorations, but would never think to update the apartments. The apartments dont even have baseboards so the walls are starting to crack at the bottom and gives a very unfinished look. When we first moved in, they told us we could hang things as long as we took the nails out when we left but then in the papers we received prior to move out it stated we had to cover the holes ourselves. They tell you one thing to get you to sign the lease, but mean something completely different. Make sure you watch so you dont step in dog poop every other step. Also, keep your eyes out for baby bottles, shoes, packs of cigarettes, beer bottles, trash, and used condoms too. Also watch out for parties happening in your building where teenagers are peeing off the balconies. You will be paying for the location here, definitely not the amenities. I wasnt expecting luxury, but something with a little bit more class would have been nice. If possible, rent anywhere else except here. You will regret it.

Rent was not worth it. We have had problems from the first month we moved in. And it just continued. Only reason why we stayed was so we didnt have to pack and unpack again. But when we renewed our lease went up like another 100 dollars. There were a lot of hidden fees. We moved to a new place that has an extra bedroom and were saving 250 dollars. Staff are always rude except for one or two ladies. But overall we hated going to the office to get treated like crap. Definitely do not recommend this place.

Weve been dealing with an issue involving the smell of cigarette smoke coming into our apartment since we had to move into this apartment because our last on flooded. Weve been here(this apartment specifically) for months. Weve called the office, gone in our selves, talked to the manager about it, my wife has messaged the office via Facebook, until she was given an email because they werent seeing the Facebook messages she sent an email and its been a week and we have not gotten a response. I waited months before putting the review on here.And watch out if something small breaks, like the 6 dollar toilet seat from Walmart? They charged like 20 bucks to replace it.Id only have put one star but the ladies are n the office and the guys on maintenance are genuinely nice, which makes the lack of response to our issue more confusing.Also, comparing size and price to other local apartments, the price is notably higher. you can get more space for less price elsewhere.

I lived there for 2 years in two different apartments. It was okay. The location was great to me. Its a very pretty apartment complex. It has a pool and a small gym. The apartments were slightly small. The apartment complex is very old and they badly need to be renovated. In both the apartments I had problems with cold air coming in from around the windows and the glass balcony door. I complained but they said there was nothing they could do. You can hear everything from your neighbors to especially dogs barking. The worst complaint I have is being charged for an ozone air filter from smoke damage when I never smoked. But I could smell cigarette smoke and marajuana being smoked all the time. I complained again but was told there was nothing they could do. I never called since I had moved so I just accepted the 50 dollar loss and moved on. I will say the office staff was always nice to us and the maitanence staff always fixed things right away. It was a good place to live all in all.

Dont rent from here. I dont recommend. When we moved in, the apartment was not in good condition. Carpets were dirty and the apartment was smelling bad. They advertise 24/7 emergency repair service but there is no such a thing. I called the service twice, and could not reach them. The other thing is extra charges. Before I moved out, I paid my rent in full and also I paid for the late vacancy notice charge. Basically I paid next months rent. I let them know 20 days in advance but I was told it was not long enough. Then when I tried to get my security deposit, they sent me another bill and asked the late notice charge again. Now they have not paid my security deposit (if you read other reviews, you will see that they actually never give peoples security deposit back) and never responded my e-mails. So stay away this place. Otherwise, you will regret it.

The staff is not very helpful the office opens late and closes early. They over price the appartment for the quality, and my unit smelled like smoke still. I highly recommend living anywhere else.

Great and friendly staff to greet you when you first come in and even as a resident. However, maintenance staff is usually MIA or socializing. Many maintence issues did not get sorted out. Talking to other residents, heard others also had issues with lazy and/or judgemental maintenance staff. Leaking ceiling in at least two rooms, roaches, spiders, problems with lock on front door, missing medicine cabinet shelves, constant internet outages, and overflooding toilet. All of these took a minimum of 1 month to get fixed. When I started the move out process, office staff was conveniently absent. There was one staff member whom I had never saw before. We gave verbal notice that we would not be renewing our lease and were told that no paperwork was neccessary as long as we were out before the end of our lease. We were later told to fill out a form and turn it in to the office with a move out date and inspection date. The sudden change pushed us to finalize our move sooner than the end of our lease, but later than the date we gave to the office staff. This resulted in late fees and overpaying on the last months rent. However, we did eventually get the money back.

Staff is super nice, and my apartment overall is in good, clean condition. There are some water pressure issues in the bathroom sink, but all works. The only problem I have is that my internet never works. I’ve been living here for a year now and there hasn’t been a single day where my internet works the whole day. I always have to restart my modem. When maintenance came to look at it a couple months back they said “just unplug it and plug it back in again if it stops working.” Very unhelpful. Now at the end of my lease my internet hasn’t been working for 3 straight days and my first work order was completely ignored. I put in a second one and also sent an email about it and have still heard nothing.

Cozy place. A lot of spiders live outside and Im not a big fan of that. Awesome apartmenthood with friendly neighbors!

Do not rent from here!!! If you are a person who does not want to be in bad situations,do not rent from here. The other day there were cops here sorting out an issue with other residents. My room constantly smells like smoke because other people chain smoke and it somehow leaks into my apt, the internet is terrible unless you get the best bundle which is an absurd price. I have gone to the management several times with issues and they say they will put in a work order but they didnt even write anything down. How are you supposed to remember the issue and who it is affecting? This place may look like a great deal but it is not worth it by any means! DO NOT RENT FROM HERE!!!

My daughter lives here. Water is free and there is a pool. Other than that one bedroom apartment is a little expensive.

We had an animal in the wall for over 3 weeks. We sent in a service request and had no reply. Then the animal died and began decompising in the wall. The apartment smelled like dead animal. The apartment below us could also hear the animal and made a comlaint. We called again. We were told pest control would be coming on the 4 Feb. Now it is the 5th still no word.

Small, outdated, and cockroaches! The water was never hot. No sprayer in the kitchen or dishwasher. My 1 year old was always sick living there and it was due to the cockroaches. I am so glad to be out of that place. I lived in the 3310 building.

Only problem I have seen is no phone service in basement
