I have lived here since July 2019 and have really enjoyed my time living in this building. My one-bedroom unit is very spacious and modern, with high ceilings, two large windows with great views, and a beautiful kitchen. The location is awesome and within walking distance of so many great spots right downtown and midtown. Whenever I needed maintenance to look at something in my unit (and it was rare), I often was in contact with someone immediately. While the management has changed since I moved in, I never had any issues with them. In fact, they were super responsive and kind on the few occasions I needed assistance with something. My living experience has been a wonderful one, and I highly recommend folks to seriously consider Philip Houze for a great living experience right downtown. I thank the present management for all that they have done to make my living experience here a great one.
I have lived here since November 2018 and have truly enjoyed my time living here. The building as well as my floor is very peaceful and quiet majority of the time. I love my apartment ceilings, amenities, and my views. I especially love the rustic contemporary look of my apartment and the large windows that capture tons of sunlight. I also appreciate how accessible everything is, like the gated parking right next to the building and that were in the heart of Downtown Detroit. Yes, the management has changed over the years, but I really have not had any problems with any of them. I understand with each new team, they have to get situated. Whenever I have reached out to any of them, they have always been very responsive, kind, and helpful. Overall, its been a great experience being here and I couldnt think of a better place to be living downtown. Beauitful apartments!
I’ve lived at Philip Houze for a few months now. Great location and super spacious studio apartments. The outdoor space could be spruced up a bit!
DO NOT LIVE HERE!!! I lived here from April 2019-April 2020. I loved living here up until February when they switched management companies. When they switched companies, we didnt receive any information as to where to pay our rent. I had to reach out more than 5 times to try to find out how to pay my rent. Because of this, I received a late fee of $50 and a notice telling me I had to pay within 7 days or else I would be evicted. I always paid my rent early until this new management company took over. Tanesha was less than helpful and argued with me about the late fee. I lived in a studio and my DTE bills were $115+ from December until April. The tenant before me paid $200 a month in DTE bills. My DTE meter was clearly hooked up to something else in the apartment, yet no one could give me answers as to what it was. Also, it took over 3 months to get my security deposit back--I was constantly given the run around that my check was being cut and sent to me (I was told this 3 times), and until I threatened to take them to small claims court, did my check come.
Overall, wonderful. A few things that were disappointing, however, were - 1) Philip Houze changed ownership and did not inform its residents or provide any proper transitional instruction. 2) I was set to move in one date, but due to delayed construction, I had to rent an Airbnb for three months which was incredibly, financially inconvenient.However, besides these setbacks - which at the time were incredibly frustrating - overall, I enjoyed my studio apartment - it was very modern and those who worked the desk were very helpful and kind. Overall, I would recommend this apartment because the biggest issues I had are hopefully no longer an issue for any incoming tenants.
Have lived here since August 2019 and it’s been wonderful. I don’t hear my neighbors, I have laundry in my apartment, my bathroom and kitchen are updated and stylish, the place easily has 13+ ft ceilings, insulation/ windows have been great for heat / air / street noise, and not a bit of carpet in sight. There is often free unlimited parking on the streets near by, and when there isn’t there are many gated/monitored lots with $7 entry fees with no time limit near by. Finding something with everything I wanted in budget WITH GOOD MANAGEMENT, seemed impossible but with Philip Houze (and I’m sure their sister properties) you literally get to have it all. Huge thanks to the staff, you’re all phenomenal!
I lived at Philip Houze from Oct. 2018 - March 2020 (paid rent until June 2020 -moved out early due to covid19). Throughout those years I would rate my experience below average. The only thing positive about this place is their updated units and cement walls. There is an airb&b on the 4th floor, and of course I was lucky enough to get a unit on the 3rd floor. Nearly EVERY weekend their were loud parties above me. Heard a women screaming bloody murder one night..not the best thing to try and sleep through. My worst experience though would have to be the time my apartment was at 52 degrees Fahrenheit, back in Feb. 2019 when the polar vortex hit Detroit. Only a hand full of units lost heat during the 2 day time span. I was given burnt space heaters to try and not freeze to death while I slept. On the 2nd day with no heat, I demanded to be put in a hotel room, which the management back then agreed to and paid for. But it didnt go down without a fight, Ill spare you the details, lets just say manager was a jerk and insensitive. Management has since changed, to be honest Ive lost count how much management has changed since I moved in. Packages are left on the counters unattended, easy access for anyone to grab who is walking by the front desk, which is almost always vacant. When moving out I had to do it twice. Yes, I had to rent 2 hauls because no one can do their job at this place. I have a big Pottery Barn couch that can only fit into their service elevator. Which is extremely small, and is more like a reg. elevator size but still bigger than the other 2 elevators there. I told maintenance and management that I would need the service elevator for move out and provided my move out date to them. I called the night before to confirm it was all good to go. On the phone, the maintenance man argued with me that all the elevators were the same size, refusing to believe me. So I went and moved everything out that I could and left the couch behind due to the service elevator being out of service. I got a call from management apologizing and confirming that I was right, the service elevator is in fact 2 feet taller. So then I had to order another u haul and drive an hour back to Detroit to get the couch 2 weeks later. My last issue I want others to be aware of is that my security deposit is over a month LATE. No one can give me an answer as to where my money is! They claim they sent the check out, but yet the new management didnt even have my forwarding address. So where did they send it to? It honestly sounds to me, like the check hasnt even been sent out. I threatened to go to my attorney, as we share a contract stating that I will receive the security deposit back minus any charges, within 30 days. I was told corporate would be sent my case and it would be expedited. & I still havent heard anything!!!
The only reason I gave 2 stars is because the building itself is in a great location and the apartments have thick walls and tall ceilings which made for a great living space!However, I lived in Philip Houze from October of 2018 until June of 2020. In the year and a half that I lived there, Philip Houze has switched management companies THREE times. The building manager has switched more than that. I am not sure as to why Philip Houze has switched so many times but each time a switch is made, all the information for tenants doesn’t switch over. New management doesn’t know general contact information, which residents have parking and what utilities have been charged/paid, etc. The only way for them to gain that information is by having new management tuck letters in our doors and instructs us to provide our info and if we pay for parking or not. It is extremely unorganized and each month rent is due on the first but when management switches, they don’t have online portals set up for us to pay.When moving in, the biggest appeal was that it was safe and secure to live there and that the building is constantly monitored. There is rarely anyone at the front desk and no security beyond having a key fob during non business hours. The fourth floor is advertised on Air B&B (I was not informed of this prior to signing my lease and no information was or ever has been provided to residents regarding the 4th floor). Anyone who can afford $300 for a weekend can rent the space and enter the building. There is no additional elevator security to stop people renting for the weekend to only be able to enter the 4th floor and main floor.Amid COVID-19 pandemic, it was in my best interest to end my lease with Philip Houze. I reached out to management on April 6th via email asking questions about the process and cost of this and to please call me. I didn’t receive response until April 16th all the email said was “review your lease”. After weeks of going back and forth, I was able to end my lease but each step of the way I had to contact management for all information about moving out. I was never provided information other than to be out in 45 days. I was called by management a week after I had submitted notice of terminating my lease and was asked what date would be considered 45 days from my email notice to be out by. When I told them that I thought 45 days would be on June 6th, but wasn’t positive because no one has provided me information, I was told “Well, this means I’ll have to pull up the email you sent to see”. Yes, you should absolutely have the email pulled up prior to calling me and asking me when I should be out by. I had to reach out to management about move out date, move out process, where to turn keys into and what amount to pay and how to pay.I was supposed to receive my security deposit less any damages by July 6th. I contacted management on July 24th to receive status of my security deposit. By July 28th, I hadn’t received any response. I attempted to call Philip Houze and the phone line had been disconnected. I called Briggs Houze and was informed that my check had been created on July 27th but they are still waiting for higher management to sign it. I was then informed that the severe delay is due to Philip Houze switching management again, for a FOURTH time. We are approaching the 60 day mark to receive my deposit and I still don’t have anything.Parking in the building located directly next to Philip Houze charges half the price and is a covered parking garage with a security guard monitoring it. If you don’t want to deal with the hassle of management switching every 4 months, don’t bother signing here. Absolute unorganized chaos.

The worst experience Ive ever had. My move in date was pushed back repeatedly while construction was delayed. I was given 3 different dates and notified no more than a couple days before that construction pushed it back again. After ~3 months and still no real move in date established I found a different place to live. The management and communication was just terrible. There are still boarded up windows after a year of residents moving in and the “outdoor space/grill” area is a construction zone/storage for left over building material - It’s an eye sore.
I love living here; we have the best location & the units are loft style: exposed duct work, full washer and dryer, high ceilings and top of the line countertops with big, beautiful window and sills, the perfect reading nook ...or dog lookout in my case.The building has a fitness room, package room, and onsite dry cleaning services available. The best of the city is within walking distance or a q-line or scooter ride away.
After living in Detroit for over two years, we have lived in multiple locations and can attest that finding an overall excellent place to live is hard to come by. After touring and considering many other locations, my significant other and I decided to go with Philip Houze for many wonderful reasons which we have listed below:1. First Impressions:When we first walked in, the staff that greeted us was very kind and welcoming. We walked in the first day the building opened and new residents were scheduled to move in. Despite the hectic schedule the staff had on their plates, they made us their first priority and answered all of our questions and concerns. On a day that they could have told us to come back because they were too busy, they took the time to accommodate us. The building was still in the early stages of being finished but looked excellent overall.2. Management Staff:They are by far the best staff in Detroit! Each member is kind and truly cares about their residents satisfaction, it shows in the quality of service they provide. We worked with Brandon and we couldnt be happier. Brandon went out of his way to fully understand what we were looking for in an apartment and, after hearing our needs, he was able to find us an apartment with everything we wanted. Besides asking the right questions to help us find the right apartment, he was professional and very kind. He made our move in application and the overall process very easy. He provided us with all the necessary information we needed before making our final decision to live here and even helped us save money on move in costs (thank you Brandon!). He made our move in process very smooth and the application process a breeze. Overall, the staff at Philip Houze is top quality, the best we have come by, and we are so glad to have a great management team on site!3. Maintenance:This was a huge deal breaker for us when looking for a new place. If we read on google reviews or another website that maintenance was horrible, we avoided the property like the plague. We didnt know how maintenance would be here since the building had just opened and there were no reviews but we loved everything else, so we rolled the dice on this. Luckily, maintenance is FANTASTIC! We have had a few issues with our washer and dryer upon move in, yet after addressing it with management it was fixed within the same day. This happened twice and maintenance was on it promptly, and the problem was resolved that day. The two gentlemen who worked on these issues made sure to ask before entering, were kind and attentive, and explained the issues in case we had any questions. We are overjoyed with the promptness to our maintenance requests and the quality of service they provide.4. Apartment quality:We wanted to make sure all of our needs were met since we would be living here for quite some time. The finishes on the apartment are high quality, the layout is spacious, cabinets are top quality and have soft close hinges, appliances are new and very quiet (you cant hear the dishwasher when its running when standing next to it), there is plenty of natural and artificial lighting, the windows open slightly so you get fresh air, there are ceiling fans and silent in-unit AC/heating units, we have our own hot water tank, and 13 foot ceilings which make the space feel larger, and high quality in-unit washer and dryer.5. Additional Comments:Philip Houze is truly a great place to live, we love it and can tell you it is worth looking at if you are thinking of moving here. From the staff to the finishes in the apartments, it is high quality and was well thought out upon renovation. We know that reviews were a huge factor for us when choosing a place to live and we hope this helped in your search for a new home!
I have lived in different houze properties for 2 years now. I currently live at philip houze and things here now are the best they have ever been. One of the managers, robert, is really great and has been super helpful. i cant thank him enough for everything hes has done for me and always staying on top of things and hosting great get togethers for everyone in the buliding!
I moved here in December of 2018, and is my first apartment experience. I was nervous moving here because you hear horror stories about apartment managment companies. I was even more nervous when the building changed managment companies. I was pleasantly surprised at how well it went.The maintenance staff and Aireon at the front desk are some of the most friendly people that I have met in this setting. Maintenance requests are filled quickly and they go above and beyond. Aireon takes the time to get to know the residents as well as work really hard to hold events for us to get to know each other. Its always so nice to be able to walk in and say Hi to a friendly face after a long day at work. She truly works her hardest to make sure that the living experience here is as positive as it can be. Its so nice to have that personal touch from someone when we live in a world where good customer service is hard to find.There is some other girl that works the desk occasionally, I assume when Aireon cant, shes not as friendly.In my experience, the units are excellently insulated in the winter time, and stay pretty cool during the hottest days of the summer! Utilities are fair but wish that at least some of them were included like other locations do. Parking is a little pricy, but there are good alternatives. Having access to Rocket Fiber is fantastic. Being close to the Qline and People Mover makes getting around so simple. If a market/Grocery Store opened closer, you would totally be able to get rid of having a car!I highly recommend living here. Ive made some great friends and completely intend on renewing my lease.
