I cannot put into words how horrible this company is. I highly recommend never leasing with them. We got our house in horrible conditions, spent hours arguing with management, and was not fairly compensated. The company has notoriously been neglectful of its properties and does not care about its tenants. If I could give them zero stars, I would. The pictures shown are a glimpse into how the house was given to us on our move-in day.Maintenance orders were completed in a timely manner and calls were always returned.

After living in one of their East Walnut Hills properties for going on three months, I cant recommend renting from Peak. Our experience has been bad from the start.First, they pushed back our move in date, when we had already expressed that we had a tight window in which we needed to move. When we tried to move in, we found the apartment completely unlocked. We tested out the door codes they gave us, and found that they didnt work. The apartment was not ready for us to move in. There was an extra refrigerator blocking the hallway, we had no countertops, and the sinks were not installed. There were construction materials, trash, and dirt strewn about. It took several days to get the water hooked up and have the apartment in a livable condition.It took us more than 2 months to get our mailbox keys, because the leasing agent sent us on a wild goose chase with the postal service, who after months of delay, finally informed us that our landlord was supposed to give us keys.The system for maintenance requests is bad. Once you submit a ticket online, it disappears, and there is no way to track it. We have had requests routinely ignored. If someone does eventually come to address an issue, there is no communication that anyone is coming or when they will be there, and no confirmation that the work was completed. When I brought this up with the property manager, he was dismissive.Overall, communication is very poor. When trying to call the office, I have rarely gotten someone to pick up. When I leave a message requesting they call back, they email instead. There is no accountability, no recourse, and no desire to improve the way they operate. They dont seem to care when they are in violation of the lease terms.We cant wait to get out of this place.

I scheduled three separate apartment viewings, each time they were cancelled within hours of the tour notifying me that the property was no longer available. The last viewing I scheduled, I found out that the apartment had been leased through meeting the future inhabitant of the apartment rather than Peak property letting me know that this property was unavailable. I emailed the person in charge of scheduling showings and asked whether or not the tour was cancelled, which they did not respond to until the day AFTER the scheduled showing.

Ive been leasing with this company for over 2 months and my apartment has had numerous issues with it. They take over month to fix a simple thing such as an outside light that has never turned on since I moved in. Theres black dust covering one of the vents in my apartment and Ive asked for this to be addressed multiple times and nothing has happened - its disgusting. The place was barely cleaned when I moved in and the flooring is cracked in the kitchen. This is the worst property management Ive ever dealt with.

Predatory slumlords. Avoid at all costs. As soon as they took over the property everything went downhill. My favorite memory was when they changed my locks without telling me then wanted to charge me to let me back in my own apartment. Oh and also a $200+ dollar water bill one month. They couldnt be bothered to care because as far as theyre concerned youre just a monthly payment. Good riddance.

Avoid renting through Peak, an absolutely horrible experience. Very slow to respond to requests, never answers the phone when you call, and very unprofessional. One night we had TWO bats in our house; it took them two weeks and threatening with getting lawyers involved for them to come out. The response sometimes a bat gets in and it is unlikely to happen again when we let the maintenance team know that we had two, he seemed baffled and did not do anything. Our roof leaked multiple times, the basement constantly flooded, etc. We lived in this property for three years and when we moved out they kept roughly $1000 of our deposit for paint and patch and refused to give us a breakdown of the costs. We contacted the better business bureau then they decided to give us $300 back. Their properties are the definition of lipstick on a pig.

Stay away from this rental company at all cost! Apartment was dirty, moldy and had FLEAS when we moved in. They took weeks to respond to us about extermination then tried to charge US to remove them! Our TV was broken when we moved in as well. If it wasnt so hard to find an apartment in a good area on campus, we would have not resigned our lease(which included an increase in rent) When we moved out they kept some of our security deposit for damages that i had clearly documented were there when we moved in. The people in the front office are IMPOSSIBLE to communicate with.

The absolute epitome of slum lord. Raise your rent by 10% in a pandemic, claim they have a lot of demand but more than half the rooms are empty. Wake up to hammers in the morning, go to bed to hammers at night. Energy bills are insane in the winter because they cant fix their air leaks. Best of luck if you ignore any warnings, hope your apartment doesnt need repairs.

Peak property is a joke of a company. No one ever answers the phone or willing to ACTUALLY help. The apartment we got was garbage but we made due with putting our own money and work into the place to make it livable. Our apartment was MAYBE 800sqft and our electric bill was nearly $350. The meter in the house is broken and NO ONE ever fixed it. No one ever repaired or cleaned the place before we moved in so we had to fix everything ourselves all for them to charge us $400 in DAMAGES?!? I can promise that we left the place nicer than we found it and they still found a way to charge $400 in damages. Definition of slumlords, I wish there was negative stars.

Awful management...roommate and I reported our AC unit not working all last summer and they never made attempts to actually fix it while our AEP bills soared...during the 90 degree+ week two weeks ago, our AC went out completely. Told us we had to wait a week while paying for a dog to live there with a thermostat reading 90 degrees...uninhabitable and dangerous so if you ever have an issue, dont expect sympathy or compensation; they wont provide and ignore your emails/phone calls as long as they can. Unprofessional and unhelpful.

I would stear clear from Peak Property Group homes. They are unprofessional and not helpful when you need them to attend to your home. They did not uphold their end of the lease when it comes to repairs and providing a safe living environment. Our bills were very expensive because our ventilation was not in working condition for over a year and Peak did not address our complaints. They ignore you and do not respond to your needs. Never rent from them.

So, where do I start? I have rented from Peak Property Group for 2 years and they were the worst landlord/management company I have ever seen before. They have absolutely no respect for their tenants, I would imagine this poor environment comes from the office manager. You are treated like a child, maybe because most of their renters are college students. When we moved in two years ago, the place was not cleaned by Peak, it was left in the condition the previous tenants left it at. Furniture was left in the third floor bedroom and my room reeked of cat urine. We had to clean everything ourselves because they do not come in a timely manner. Their houses are done very cheaply, they are by no means energy efficient and you will feel it dearly from your gas bills in the wintertime. We had one case of the property getting damaged due to part of the roof literally rotting out. They tried to pull a quick one and have us pay for it when it was clearly an issue and safety hazard they should’ve fixed years ago! After discovering they had no itemized costs of the damages and that they charged us an arbitrary amount we settled for much less. We also had rats in our house most of our stay which was the worst experience in our lives. They always sent out “exterminators” that could NEVER find entry holes into the house and just threw a bunch of poison and traps into the spots and called it a day (I would imagine it would be done differently if it was their own house). Due to this, the basement bedrooms and first floor would reek of rat urine.I have never left a bad review for a business before because I know how detrimental it can be. But Peak Property Group needs serious change such as new management because I do not want any other tenants to go through our pain and the disrespect that was dealt to us. Previous landlords/management companies have been very honest and respectful to us, something that Peak lacks severely.

Applied for a unit with this group. Paid two application fees. They then raised the anticipated rent more than 10% because the property was receiving “a lot of traffic.”I already submitted my application, paid the fee, and they refused to give me the unit without raising the rent more than $100. Absolutely ludicrous company. May be scamming people for application fees.DO NOT contact these people for rentals. They will jerk you around until you lose out on other units.

If I could give zero stars I would. I currently live in 242 Senator Place, and it has been the worst experience. Unbelievable noisy neighbors, that I have reported several times about, the stench of feet and weed in the main hall, multiple maintance issues, and so much more. Not only that, but they are late to responding emails of any kind. Im beyond excited to move out.

They let 7 people move into a property that was filthy, very poor electrical (electrician suggested they call the fire marshal if not fixed) only 1 bathroom out of 3 working and no fridge! They still don’t have a fridge a week later! Mind you this property sat empty for 9 months prior, why was this place this horrible!!!??? Do not rent from these slumlords!

The worst maintained properties I have ever seen. There is no check by the company before you move in and will not bother to help you in any way. Random people showed up to our house for tours and maintenance crews would show up randomly to paint one wall of a room a different color and leave. Bathrooms were left with stagnant water in the tubs and clear signs of Vernon and roaches. A pathetic attempt at a company.

We have lived there for far to long. Thank God we are finally able to get out. Moved in there was mold in the bathroom and on the off that out front, their response to fix it was paint over it. We had a flood in the basement due to a water heater, brought stuff upstairs so It wouldnt get ruined and almost got evicted due to hoarding??? What the hell ppl. Not a good place to live not a good rental company they needed to be shut down. Rent went up every year with non upgardes no reason for the the price changes. Plus if your property is not on campus you will never get matince out.

Summary: Subleasing (taking over a lease) from May to August. Asked a SENIOR LEASING MANAGER, Carla Bright, for a lease renewal agreement that I could sign at the same time as the sublease agreement - this would allow me to minimize any rent increases at the end of the 3-month sublease agreement. Over a course of a week Carla communicated with me and confirmed that she would send both the sublease agreement and lease renewal agreement. Then suddenly, the day the sublease agreement gets electronically sent to me, Carla can no longer provide me with the Renewal Lease Agreement as promised.Very unprofessional. Very shady. Extremely untrustworthy.Story below.Warning: this is going to be long.Story-time: The beginning of May I found a townhouse on facebook marketplace to sublease. It had almost everything I was looking for. The renter of this townhome, we will call Stacey. After touring the townhome, I decided I wanted to sublease. Unfortunately, the sublease terms were only from May to the end of August. The best course of action, to save time and money was to sublease for those few months and then continue to rent. I let Stacey know I would take over her lease if I could renew mine at the same time. She spoke with Carla Bright, the Senior Leasing Manager, about the request and it was ‘okay’d’. My old apartment lease ended May 15th. I absolutely had to be out and moved by that date. Carla and I communicated via email about my move-in date and I let her know that I would need the renewal lease at the same time as the sublease agreement. This would ensure that I would be able to reasonably afford this rent after the end of the sublease terms, which was August. Carla said that wouldnt be a problem. She would send over the sublease and the renewal. She emails me around May 12th to tell me that a woman named Brittany, I am assuming the assistant (?), is going to send over some kind of sublease/ rent take-over document via email so I can sign electronically. She also noted that she would send the renewal lease over soon. Again, the renewal lease is for the terms AFTER the sublease terms end in August/September. THANK GOD I didnt sign the sublease agreement because I emailed Carla to remind her that I will not be signing the sublease agreement until after I also get the renewal lease agreement. After ALL this time telling me she would send it over anytime now, she proceeds to tell me that, ...I cant send a renewal yet I dont know what the new rates are for the end of August. I know about 76 days out. If youll please refer to one of the photos attached you will see that her title is Senior Leasing Manager. So you mean to tell me, that THREE days before I am supposed to be out of my apartment, you suddenly remember that you cant send me the renewal agreement because you wont know the rate until the end of August? No maam. For days she had been telling me she would send over the renewal. Heck, the day the sublease agreement was emailed to me she said she would be able to send over the renewal lease. This leads me to believe that the rent after my sublease was going to do up significantly- which is what I was worried about and the reason for my original Lease Renewal Agreement inquiry.Furthermore, their leasing agreement, or at least the sample sent to me, is outrageous. A plumbing maintenance fee is $250!!! This is just for the call itself. Then, if you need repairs or replacements YOU, as the tenant, have to pay for it. Did your freezer or fridge break? Well, according to this agreement YOU, the tenant, must pay for these parts. Did you clog your toilet, shower, sink, etc? Well that sucks, because YOU are going to have to pay for the maintenance.Never in my life have I read a lease agreement so absurd. Please please please do your research, look into the Ohio Revised Code and Franklin Country Ordinances, BEFORE you sign with them. You should know what the tenant is financially responsible for and what the landlord is financially responsible for.

Peak Property Group changed the locks on all of the units in our complex without providing any notice to tenants, effectively locking us out of our apartments for several hours. If that would be a problem for you as a tenant, then be careful renting properties managed by this company.

Listen to the other negative reviews, this was the worst property group Ive EVER rented from. We had a leak in the ceiling and they came in and patched it without ever really fixing the ceiling after they told us there was no water leak and the ceiling almost fell in. They would fix maintenance issues and then when we moved out they charged us for all of them. Ive literally never not gotten my security deposit back from a rental until this place. Its like they already had no intention of reimbursement. If you rent here, which I would never recommend, take pictures of EVERYTHING.

1344.courtland ave apt DThey refused to respond to me having bed bugs in my unit in an appropriate time. After a few weeks had gone by I walked down to their office and pleaded desperately with them to allow me to schedule my own appointment with an exterminator to speed the process up. They refused and told me they only worked with one extermination company and that company was backed up and would get to my unit as soon as possible. This ended up being 2 weeks in the future. The part that still sticks with me, is that while I sat there covered in bed bug bites, sleep-deprived and stressed out with my life and my home torn apart and upside down, she did not even look away from her computer when telling me that there was nothing she could do. I did not matter to her. It makes me sad to see so many people having so many other similar experiences. I wish I could give them negative stars.

Although the houses are put together nicely, they overall quality of the business is poor. They do not give full 24 hour notices before people come to your house, they do not take responsibility for mistakes and their landlord and assistant are rude. The assistant would rather argue with the leasers than take ownership for any mistakes made on their behalf. There have been multiple instances where workers come into our home and do not clean up after themselves and leave windows open. We feel as if they have no respect for the people who live here.

Ive been renting from Peak since April 2020 and live in one side of a two-family home in Weinland Park. My process of looking at properties and signing a lease (from out of town) was positive overall. Upon move-in, it was VERY obvious that the house had NOT been professionally cleaned, if cleaned at all by Peak, after the previous tenants had moved out. There were also maintenance issues that surprised me, such as doors and cabinets that wouldnt close, a birds nest between the screen and window in the master bedroom, and EPIC, haunted-house-level cobwebs in the basement. However, I put together a list of issues and emailed it to the leasing agent/realtor I worked with (Connor) and the next day, all issues were rectified. Yes, I had to do some serious scrubbing, mopping, vacuuming when I moved in and that wasnt awesome, but I did it and that was that. Since then, all of my maintenance requests have been handled quickly, and recently, the furnace filter was replaced after I received 24-hour notice that someone would be coming by for that purpose. Also, when I made the request to get central air installed, that was handled relatively quickly with terms that worked for me--just a minor monthly rent increase for sweet, sweet AC. The house Im in REALLY needs a paint job and the yard desperately needs some grass seed, but I like the property itself and having more space than I actually need, which is why the apartment options werent for me. Again, all of my maintenance issues have been handled quickly and efficiently and thought Ive had limited experience with their office, those experiences have been totally fine and mundane. Ive been renting for most of my adult life, and while I dont think of Peak as THE BEST LANDLORD IVE EVER HAD, I can also say they are far from the worst.

You are going to have to email them about 50 times to hear back. They’ve been holding onto my security deposit for nearly a month and I haven’t heard a peep from them. It’s simple, Peak Property does not care about you or the pace you live in. They’re based out of Columbus and are far more concerned with holding onto your money than responding to an email or calling you back. What else can you expect? It’s just another leasing company that preys on the perceived immaturity college students. If you are considering living somewhere and Peak Property owns the building I would highly, highly, highly suggest finding somewhere else to live.

Four complaints about Peak Property:1) They took over a year to address a dangerous problem with our roof, despite our many calls and emails. Smaller maintenance problems (leaky sink, broken fridge) never were addressed and as tenants we had to fix them ourselves. Side note: after I logged a safety complaint with an external professional, I received veiled messages from someone in the company, *strongly* suggesting I not speak with anyone except the property managers when I have a problem with the house.2) Peak Property takes advantage of students inexperience. They price their houses at way higher than the area average. We live in a house that was built around the year 1910, yet Peak will try to convince you that everything is new, but the only thing new is the paint on the walls. Dont be fooled by the smooth-talking.3) They will make you pay your security deposit to outgoing tenants instead of the company, absolving themselves of responsibility. So when you exit the lease, good luck trying to collect your money back from a bunch of randos youve never met before.4) Dont try to negotiate, because their late fees and policies are in direct conflict with the Ohio Revised Code, yet they have refused to change the lease despite this being illegal. If you are a student, be prepared to defend yourself and read up on your tenant rights.I left last year and no longer rent with them. The only good thing I will give a star for is their maintenance staff; they are very respectful and professional, unlike the company itself.

Went and viewed an apartment. They had me there with another stranger at the same time so it felt like a bidding war. It was strange and felt very awkward and uncomfortable. But I liked the apartment anyway. I talked to their employee who showed me the apt and he said they would send me a link to put down a deposit. Cool. Hours go by. I reminded him and he says “oh yeah. I’m at the bank. It’ll be sent in a minute!” Ok cool. Couple days go by, and one night I get a text message from the employee past 11 pm, asking my current address. I’m sleeping so don’t respond until the next day. Last time I could ever get in contact with them. I try calling the employee who showed me the apartment, no answer, call the office and leave a message. It has been days and still not even a reply. I cannot believe a “professional” company resorts to ghosting people who want to rent from them. 0/5 if possible

Ive lived here for 3 years, and nobody has ever answered the phone when I called. I also physically showed up to the office once, and was instructed to call (such a joke). Theyve also conveniently removed the customers access to previously submitted service issues on their portal, so you cant go in and reference the issues that youve had open for months and theyve never properly fixed.For example weve had a huge infestation problem for months. I submit a ticket and have no idea where it goes since the customer cant access them, maintenance finally comes out and does the bare minimum every time, I ask well what if X happens, they say oh no that wont happen. Then it happens and the process starts back over.

The worst company I have ever dealt with. Three rent increases in a year, since their takeover, and worsened conditions including a rat infestation. I can literally smell the rats nest through my walls in my kitchen. There are so many of them living under my apartment building that the smell of their urine has become a part of my apartment. Disgusting. They lie and manipulate and will not fix the problem. My main point of contact through the ordeal was the leasing mgr, Chelsea Flores, and she constantly lied and attempted to manipulate me into thinking I was the problem. I was treated like a child and routinely lied to and gaslighted by her. I dont know if she and her leasing team are the problem or if its the company as a whole...but in my experience they are truly horrible people. RUN AWAY.

The maintenance staff are also courteous, professional, and get any repairs done quickly!! The Peak property apartment that I rent is very well maintained, affordable, and charming! This will take awhile to read, but I hope my experiences with Peak will encourage you to lease with anyone else. Incoming OSU Students, I recommend leasing with literally any other company. We have had problems with Peak since our move in day. It’s really sad because like others have said, their apartments are so nice just not well kept and their administrative staff is so horribly unprofessional.Our first problem was with our washing machine-which hooks up to the kitchen sink btw-was broken. It wouldn’t drain & my roommate and I sent in multiple pictures and service requests to get it fixed. The first maintenance person said a part was broken that wasn’t made anymore, so we would need a new washer. Peak, tell me why it took your maintenance people 6 more times to come out before getting a new machine. Over the course of our first six months, we were constantly aggravated about the way the office handled maintenance requests.The second problem with maintenance was our roof leak. Our roof was leaking onto my bedroom ceiling & continued to be patched over and over until I had to get into contact with Columbus code enforcement to try to encourage peak to fix the roof. They did in fact fix it, but the roofers took over a week and did not clean up after themselves, as there were nails in our parking lot. During this period is when my roommate and I noticed the maintenance people letting themselves into our apartment even after explicitly saying no one is allowed in without our permission if it’s not a 24 hour notice period. The communication between the office and maintenance is nonexistent.I have also had my car hit multiple times in the lot assigned to me by Peak. I have reached out countless times to try to rearrange the lot with no help whatsoever. Even during the summer I had asked if I could park in a different spot considering there were half the amount of cars there, still no budging. They would rather suggest I talk to the city or the bar next to me about my car being hit than do some actual work themselves and find a way to move the lot around.Peak does not help out it’s tenants. They actually raised our rent when we’re living in the same unit during a global pandemic. They will not do anything if it isn’t encouraged through Columbus code enforcement or Student Legal Services. Their staff is very unfriendly, unhelpful, and will not even answer or return my phone calls anymore. Chelsie is the most unprofessional person I’ve ever had to try to resolve issues with, second only to her little assistant who will return the important calls because she’s too scared to talk to me.I understand being frustrated with college students, but this is the job you signed up for. The least you can do is be helpful and consider your tenants genuine concerns for overpriced units and little to no amenities.

Avoid renting from them at ALL costs. I reported my bedroom ceiling leak in September and it was being fixed 2 weeks into the following July (right before new tenants were moving in). They claim to have a 24 hour emergency line, but it literally goes to an answering machine so you’d better not have any real emergencies with the house. The housing is way overpriced too. They pretty much take advantage of students needing housing. Just save yourself the headache and don’t rent from them. It’ll be the best decision you’ll make for yourself!

They respond very quickly to emails and service requests, they have a very courteous and kind staff, and handle issues in a promptly manner. Not often do things go wrong with my property, but the small issues we have had have always been handled very quickly. I would reccomend - certainly one of the better off-campus rental companies!

One of the worst housing companies on Ohio States campus by far. Don’t respond to you. Took them a week to fix my roof which was leaking water into my bedroom. Neighbors roof collapsed... our roof needs replaced, windows don’t lock and dishwasher breaks every other day. Stay away from them if you don’t want a horrible landlord.

We moved in the house in August of 2018. There was a large pothole on our lot, making it difficult to park. We sent a maintenance request about three weeks later and were ignored. Sent another one in the spring and were ignored again. Sent another request and finally someone from maintenance came. They told us we were only supposed to have three cars in the lot (Peak told us we had 4 when we moved in). Then they left without filling in the hole. My roommate called and explained the situation and the employee told us that we did have 4 spots and they would talk to maintenance about the hole. Not long after, the hole, my Arch Nemesis, was filled in! I was so excited until I logged on to pay the water bill. We had been charged almost $50 for them to put a bag of gravel in a hole that was there when we moved in. We emailed peak about it, and got a reply that they would look into it. The next time we paid rent, I noticed that they used rent money to cover the hole charge and emailed them asking them to put the payment toward rent while we wait for them to “look into it” and the payment was reallocated. A couple weeks later, maintenance came back to fix the steps on the duplex attached to ours and put a layer of concrete? On half the hole? Which we obviously didn’t ask for, we just wanted some gravel. The next time we paid rent, again our payments were put towards the hole, so we called them, and they said that payments can not be reallocated (which they did for us a month ago) and we can challenge this further with student legal services. Peak property group makes thousands of dollars a month from struggling students and charges them $50 for a bag of gravel because they’re awful. If you’re looking at off-campus housing, Buckeye Abodes is good, the landlord is nice.EDIT: we don’t park on the hole. Maintenance told us one time that we were supposed to have one less car than we were told previously in the lot. They never told the other side of the duplex that they were supposed to have one less car. We called the office to ask if we were to have 4 cars like they had previously said and were continuing to allow the other side to have, and they said yes, you are currently parking correctly. Your maintenance team said they were going to put rail ties in the lot so only three cars could park there and never did it because evidently they were told that we were actually parking correctly. Also you wouldn’t fix my toilet for three days because we had another working toilet in the house, and then on the third day we called and you just never wrote anything down or intended to follow up on that at all. What makes you want to be like this to your tenants? Honestly I’m asking why do you want to make living in your properties horrible? You were gonna sue some in debt college students for $42.63... literally rent from anyone else.

When faced with an unexpected need to find a new place to live after the house we planned to rent next year was sold, we turned to Peak as I had rented with them in college and felt I knew what to expect from the experience. BOY WAS I WRONG!! We loved a house that was posted on their site a day before we saw it and immediately put in an application on Saturday before even viewing because we knew the property would go fast. 1 day later (Sunday) Im contacted by an employee (Ill refrain from saying their name as Ive reported it to their superiors already and it doesnt matter much for this review- from friends Ive talked to with similar bad experiences, its a problem with their whole staff) saying Im approved and theyll contact me the next day, Monday. I emailed Monday morning saying I was available the whole day for a call until 11pm and never revived a call or an email. Tuesday comes and I email the employee again and receive an automated email stating that they are out of the office from Monday-Sunday. Remember, this person said they would call me Monday. Im starting to get worried that were going to lose this property, so I drive to their office as soon as it opens and their door is boarded up from the rebellion but nothing is posted saying theyre working from home, how to contact them, etc. so I try to call and no one answers multiple calls, and I realize the calls are not being forwarded even though we are in 2020 with easy access to this technology and I finally leave a message and email their main contact email. I receive an email about an hour later asking if we want to move forward with the lease or tour, we say move forward with the lease and my boyfriend puts in an app also. That night my boyfriend receives a call from Chelsie (she repeatedly denies this but there is only one Chelsie on their staff and no similar names that couldve been misheard) and she asks for his pay stubs and tells us that she is taking the house off the market for us since we were the only 2 that had applied for the house. This happened immediately because I refreshed the Zillow listing after she told us this and the option to contact the seller was gone. We finally were able to sigh a breath of relief. Until Wednesday morning. We receive an email from Chelsie Wednesday morning asking for a letter from my boyfriends employer because his pay stubs are from the pre covid shut down and then we can move forward with the application process. In the SAME EMAIL in the next paragraph Chelsie writes that she had a group THAT MORNING be approved and they had until noon to move forward with the lease even though we had been in contact with them since SATURDAY. My boyfriend and I scrambled to lay out the timeline for her to show this house is rightfully ours to rent and she basically washes her hands of the situation saying oops and that it was a competitive property and there was nothing she could do. We acted as fast as possible, did everything we were asked to as soon as it was asked and i cannot help but think if this employee had contacted me the Monday he said he would, that none of this would have happened. We did not lose the chance to rent this property because it was a competitive property, we lost it because the Peak Property staff is unprofessional, lacks communication, will not contact you until late late hours, will only contact you by email past 10pm even after youve asked multiple times for a phone call, and genuinely do not care about you or your renting experience. When I told this story to one of my friends she shared a similar experience and was screwed even worse when she went to put her deposit in for the lease and took cash and was asked for a check. She had to run to the bank and come right back and asked them to hold the apartment for her for 1 hour. When she got back 45 minutes later, the apartment had been leased to another person and peak just shrugged their shoulders. Do not rent with peak property and save yourself the headache.

I have a fairly nice one-bedroom apartment for an affordable price in the area, so for that I lean toward a positive review but if you can avoid a big leasing company I would. They dont seem to care about their properties or just manage more than they can handle. I was used to having a small leasing company that handled all my maintenance requests, even small ones, at no charge and promptly. I cant get them to replace a lighting sconce, toilet paper holder or chain to my front door (things that I acquired from the previous tenant). Just kind of frustrating because its affordable but its not cheap. They also sneak in so many little fees. My washer/dryer are the most expensive machines Ive ever seen (over $4 a load) despite the fact I pay for my own water. They charge $3 to pay your rent online, even after linking it directly with your account, and its even more to pay with a card. Then theres steep late fees, key fees, all these random things I just pray dont become issues in the future. I already had to pay over $100 in late fees for the girl I subleased from (yes, I was required to pay HER late fees). Theyre also a little hard to get a hold of, and you never talk to the same person. Again, fairly common practice for a big leasing company but I thought I had escaped that after college so Im pretty disappointed. If you can avoid it, do...but they arent monsters or anything so if you find a good place and youre a responsible tenant youll be fine.

I would avoid a big company like peak after my experience. When first moving in the apartment was not cleaned, and although they said a dishwasher, washer and dryer would be installed they were not at that time. They had someone come in and install these after moving in, which was confusing as I had asked to wait 2 weeks to move in but they said this was impossible. I dont think it should have been impossible if they were not ready for the tenet to move in anyway. I was charged for a late fee and insufficient funds because i typed my bank number wrong, but they would not take the fees off when I explained this to them. I normally fixed things in my apartment myself because I did not want to try to get a hold of the rental company. 8 months before my lease was up I ended up finding a house to buy. I thought it would be easy to sublease my place, but when I started trying it was a lot harder than I thought. I tried several attempts to communicate this to the leasing office, but they said I could not buy out of my lease. They gave me the option of turning in my keys, and they would sublease out the apartment, but I figured I was doing all I could by posting it in all the same places they would. I was unable to find someone to take over my lease, and paid double rent and mortgage for 8 whole months. I wish they would have been a little more accommodating, which I think could be found in a smaller rental company. If you end up renting with them, you should understand they will not help you out in situations at all. I understand this is a business, but I think they could be a little more helpful and nice along the way. Also, you will not get your security deposit back, I know I had a cat but they said they had to replace all of the carpet because of her. I thought they would have used the pet deposit, and several months of pet fees to replace that, and not the regular deposit. It was not worth bringing up to them, I am so glad to be out the lease finally!

If I could give it a zero I would. So I lived off of the corner of Neil and king in the apartment buildings. I have been at this location for 3 years and peak took over around 10/2018. Since then it’s been hell. I had no issues before peak.They thought it was a good idea to replace all the windows in November when its cold out. It would be fine if they did a good job but my bathroom window literally has a 1 inch gaping hole. Sent them an email and nobody followed up. So I had to get a window insulator.They were doing renovations upstairs in my unit and there was a huge leak in the bathroom. This dark brown smelly water was everywhere in the bathroom and it ruined everything including bath mats, towels, and multiple light bulbs. The contractor eventually stopped the leak but I had to replace my ruined possessions. I mean who would want to use a towel that was soak with god knows what water. When I called peak property, Connor from the front desk answered. I explained to him what had happened and he seemed annoyed that I called. There was no apology and he said he can’t control what the contractors do. I asked if I can be reimbursed for my belongings and he said that I should of Washed and reused it. The customer service is absolute trash and if you work with a guy named Connor just hang up because you won’t get anywhere with him. Also... the bathroom had 3 additional major leaks and the boiler closet had a major leak.Don’t waste your money here. I had the worst experience with peak. You should rent from a company that values you as the customer.

The unit itself is great, however, I wish it was better insulated as we found it hard during winter months to keep electric bills down. Aside from that, we had a positive experience and definitely would recommend renting through Peak.

Your safety is not important to them.Peak purchased our building shortly after we moved in and that’s when everything started going down hill fast. They began renovations and seemed to forget what apartments they were renovating, opening our apartment door and leaving it opening letting my pets loose. They repeatedly entered illegally without notice, they even shut our gas off in the middle of winter because they don’t know what they’re doing. Made promises to give us money back and never kept them. They drag maintenance requests out for weeks at the cost of my safety. They ignore emails and phone calls. Our rental place just recently brought by this company. And the service is horrible! We recently have experienced a high water bill for the money when both me and my roommates are out of town( normally 30 now is 70) we called and explain the situation to whoever is on the phone. They just keep saying they will sent someone to check the water leak but when I ask when can they sent someone, they just keep saying they will let me know once they can sent someone. I explained if we don’t resolve this issue fast, we have to pay the high water bill for a long time. They just keep saying they will let me know once they sent someone. Which I have a strong feeling they will never sent anyone. We had this issue for the December’s bill. Now is March. I have no idea when this issue can be resolved. But I will keep updates here.

Worth avoiding if you can. Admittedly not as bad as other places, you probably wont have a straight up horror story with peak, but certainly not good. They clearly view your security deposit as another months rent (We where charged over $600 for failing to provide notice that we where leaving at the end of the lease despite having no obligation or notice to do that), maintenance requests will happen eventually but no maintenance was ever resolved faster than in three weeks or so, and the office is extremely difficult to get in contact with. They all take lunch/breaks at the same time so the office just closes for hours in the middle of the day. If you want to speak with Peak you need to be prepared to walk there in person because they rarely answer the phone.

1 bedroom unit in Hilliard.Great deal of space and nice interior touches for the price! Ceiling fan in the kitchen, nice counter tops, working appliances, multiple closets, and a large bedroom. Parking is never a hassle and the neighborhood is quite. Only negative is the shared laundry facility in the basement (per building.) Simply not a fan of the spider webs and the dryer you have to pay twice for a load to dry. But again.. price, location, and the amount of space is totally worth it. (staff is also friendly and responds in a timely manner)

They left to avoid an evection. Now the tenants and I are dealing with a $14,000 debt collection for apparent “damages” and the whole years rent. They even re rented the place and still want the whole years rent!!!

I have considered writing this review multiple times and I am finally at the point where I feel like my experience with this company needs to be shared as a warning. Like other companies I have rented with, Peak seems to discount any concerns of their tenants due to our age or just simply not caring. I have lived in the house that I am currently in for three years and it used to be owned by another landlord who I had no problems with. After Peak took over our lease we began to have problems. The biggest issue I have had with this company boils down to the employees. Maintenance has always been kind when we deal with them but getting to maintenance has been a struggle. The girls who work in the office are not helpful and never on the same page. Our recent issue was that raw sewage has been coming up our drains into the bathtub. After calling peak and talking to the girl who answered we waited two days, called the emergency line, and still got no response. On the second day we called only to be told they had no record of our issue.... We had talked to peak 3 times and they said they would put in a maintenance request, and yet we were told they had no record of our issue. I normally put in maintenance requests myself just to avoid this issue, but as we were talking to employees I assumed they were competent enough to complete that task. Instead we were left with sewage in the bathtub for 2 and a half days as of now. This is not the first time this has happened, as it took months to get our leaky roof fixed and that was only addressed after we had called, put in multiple requests, and threatened to call the BBB. Overall I think the units are nice but the staff in the Peak office is disorganized and rude.

Moved in in August and had a leak in one room that did not get fixed for 2 months. The tenant in that room could not sleep in his room for that time period. Our house smelled like mold the entire time. It was unbearable. The rent was 560 a month and for that time we spent with that mold and mildew problem they gave us 100$ off. I also called a few months later to get our dishwasher fixed, and they never came. I ended up having to fix it my self. It still doesn’t work as well as I would like. Wouldn’t live here again if someone payed me. Terrible service

My living experience has been overall great for a college student. The staff is very friendly and easy to reach. They usually respond very quickly and get maintenance out fast! Some of the apartments could use some updates but they arent bad. Price is okay but could be a little cheaper (coming from a broke college student). Only thing I wish is that we had a washer and dryer on site and/or dishwasher. But overall Peak Property Group is a great company to rent through ! Would recommend!

I do not recommend anyone to deal with Peak Property Group. If you want to deal with them then make sure you are prepared to deal with bed bugs, roaches and a mouse. I unfortunately experienced being at a complex that is on 20th Ave that they own. Moved in thinking everything was going to be great and within 3 months everyone in the complex had bed bugs. They sent an extermination company that was around the corner which only has a 2 star rating cause they’re trash. They would exterminate the unit one by one so the bed bugs would literally run to the next apartment and come through the vents. Literally EVERYONE in the building had bedbugs the issue was never resolved. Then our neighbors above and beside us had Roaches, when it was reported to them nothing happened.Then we had Mickey the mouse. Mickey would literally run from apartment to apartment. We called the office to let them know and they literally said they set traps, when we looked for the traps there was NOTHING there. They suck with maintenance. It takes forever for someone to come out and do something. I literally have videos of the mouse running around the apartment and of the “traps” they put in place. I also have pictures of when everyone was throwing their things away because of the bed bugs Infestation. For your own sanity do NOT rent with them. It’s was a very stressful dealing with them and school at the same time.

The apartment was not well cleaned on move in day. There was dirt all over the floor. The appliances are ancient and we have to use a block of wood to keep the refrigerator level. We also had a hole in the foundation of the building that was not discovered until after a storm when water poured into the basement. We are also the only apartment in our complex without a back storm door, even though we requested one. We had our winter inspection to make sure the pipes and furnace were surviving the deep cold and were told we passed. Within a week after inspection, we had a water leak in the ceiling of our dining room from one of the bathroom pipes. Whatever maintenance company was sent in did fine work, but they dug through our personal belongings to do it. They used a step ladder we had in our kitchen instead of using their own ladder to reach the ceiling and dug through our cabinets to pull out our mop bucket to catch the leaking water. All in all, the people with Peak are nice, but their service and abodes (well mine at least) are subpar.

They never answer their phone!!! It consistently take me calling a minimum of 10 times, and even then they typically don’t answer their phone. When they do they rush you off the phone and have not been helpful with the issues I have tried to contact them about, and I have never received a call back about an message I have left them. It not that they are not in the office because I have gone to the location in person and stood outside and called and proceed to watch them ignore 3 calls.They have also “lost” or misplaced several of my rent checks, and failed to credit our resident account upon receiving payment.

The housing search has caused me to contact almost every rental company around Ohio States off campus area, and Peak has definitely been one of the most pleasant to work with. I do suggest contacting them as early as possible in the rental season, because appointments for showings do fill up pretty quickly. My roommates and I found a great house through them which was also super affordable, and once we entered the leasing process, everyone was very accommodating and helpful.

I had an extremely unprofessional experience with Carla Bright. I had an appointment at 10AM and received a phone call from someone in the office at 8:30AM to confirm that I would be there and I said yes. I show up and wait until 10:15AM and Carla is no where to be found. I call the office and they put me on hold for 5 minutes and then tell me she is too busy to come today but can I reschedule for the following day. It appeared that no one planned on calling to tell me Carla was not going to come. I was annoyed but said okay. The next day I show up and she is also showing the apartment to another person at the same time, which I have never experienced with another rental company. To top it off, she brought the wrong keys and then told me we would have to reschedule for the next week. Carla was not apologetic in the slightest after wasting two of my mornings and gas. My time was not respected and her actions were just plain rude. I will never rent from this company and will never recommend this company to anyone in my life.

Reading all of the negative reviews here and my son is experiencing the same issues. Does anyone know of an agency that we can complain to? Every company has to answer to someone. Im researching online now and am going to complain to any agency that will listen to me as well as putting it on social media. We are also contacting our attorney to see what renters rights entails. Peak is going into my sons house, without notice, and performing maintenance that no one requested and then charging them for it. $575 was the latest bill. Numerous bills before that. They nickel and dime you to death. Definitely needs to and will be reported to someone.

Contacted the company for interest in a house that was available for lease, we had contacted the corporate office and they confirmed it was available. We got as much information as we could and had even sent in an application for the house. This was around thanksgiving week, they said they would send our information to their contact in Cincinnati (where the house was), and had contacted for updates to make sure everything was still okay. We were patient because we knew it was a holiday but after thanksgiving week we had still got no response. We contacted the corporate office again later only to find out that the house somehow got signed between thanksgiving and the week after even when we had contacted them multiple times to make sure it wasnt. So either the Cincinnati contact for the house was ignoring us, or the corporate office was able to do something for this other group that they didnt want to bother doing for us.

We have had a really positive experience with Peak Property so far. Carla is very accommodating and was very helpful throughout the initial application process. Maintenance has been prompt and typically solves whatever issue we have within 24 hours. We have never felt that the staff was intrusive and they are very much hands-off unless you need them. Landscaping is always nice and our townhome has been well-maintained with newer appliances that work well. No major issues or complaints. We would recommend to friends!

This company is horrible to work with. They bought our property in Cincinnati before we moved in and somehow managed to lose our lease. When we showed up on move in day there was no one there to meet us and property manager Mike Stakleff claimed that there were no tenants at the house for the year. Eventually peak found our lease and allowed us to move in. Mike and his team are horrible at communicating. If you call Peak’s office they have no clue how to help you. If you contact Mike directly he will take days to respond and even ignore multiple phone calls and emails. It took Peak over a month to fix all of our fire detectors and carbon monoxide detector. It took them 5 months to replace two outside doors that both had 1inch wide gaps around them. One of the doors also did not lock. This company has “lost” our rent checks multiple times and then proceeds to charge us with late fees. It then takes a couple weeks of contacting Peak to get the late fees resolved. If you are looking at a property owned by Peak in the Cincinnati area save yourself some trouble and find a different property manager. Horrible experience.

Good locations not horrible price (minus fees). Every time you make a payment with your credit card you get charged a hefty fee. Their web portal is horrible. When you have roommates and are trying to figure out why you still have a balance you cant ever tell who paid what (Peak doesnt tell you) and when you look at your bank statements you cant tell what you actually paid because the fee is tacked on and doesnt match what their web portal says.

Would not recommend. They were constantly doing construction around our unit, and we would often get leaks and other problems. Sure, they would send a person to fix it, but we were constantly hit with these problems, and you’d figure they would take precautions for future work. Nope, not at all. I wish it were possible to give this joke of a business negative stars. My roommates and I had a tree fall in our back yard that tore down power lines and cable wires. After calling Peak and continuing to play limbo to get into our house for several weeks we threatened to put our rent in escrow. Then and ONLY then did this problem get fixed. Our gutter has been detached from our house for several months and they blow it off. Weve called them so many times about this issue that they actually stopped answering the phone. Blatantly unprofessional. Now we have about 25lbs worth of icicles hanging off the gutter, pulling it off the house. Still no answer, still no call back. But when the gutter falls on someone or hits the neighbors house or smashes into a car, I guess itll be easy to sue. They told us that we didnt pay our water bill, so I provided them with a copy of the check they cashed, showing that we did pay it. They then proceeded to tell me that our bill was actually exactly the same two cycles in a row and that the one we paid was the old one. In the email they told me that the bill would be late if it wasnt turned in the next day but it was the first time we ever heard anything about it. Really? The abandoned building next door was literally ENGULFED IN FLAMES and they had no idea because they care that much. If you plan on renting from Peak, make sure your place doesnt have any issues before you move in because they WILL NOT pay any attention to you once you move in. They are the most incompetent people Ive ever dealt with. It seems like they only care about getting that rent check. Anything outside of that is just too much effort for them. Theyll read this and write a phoney response about trying to reach us and being unsuccessful in an attempt to put the blame on us. The truth is, this company is AWFUL. Ive actually resorted to documenting every time I call them without an answer so that I can make an easy case for breaking the lease.Theyre the equivalent of going out to eat and waiting 40 minutes to get a water but they still expect a tip. Theyre the kid that you hated playing tag with because theyd change up the rules so that they were never it.If this prevents even one person from giving these idiots money, then Ive done my job.

All houses/apartments are overpriced - gotta love when companies aim to grossly profit off basic necessities such as shelter.In addition, Peak is sloppy while simultaneously pretending they have higher standards - they have a strong voice when it comes to what SHOULD be done, but their actions are always lacking.Our place was TRASHED at move in (seems to be a theme after reading other reviews).They want people in and out of their units as quickly as possible to make the absolute most money they can. They are so unprofessional and the conditions they let us move in was literally sickening. Bugs, maggots and trash.Their apologies are so insincere and and only to save face. Their living conditions are subpar and their prices are laughable.Their lease has pages and pages of the tenant’s responsibilities and only a tiny section stating their responsibilities- of which they are usually unable to uphold.Poor excuse of a business. Loves to pretend to care but does nothing to actually make their communities a better place, they money grub wherever they can and only care about their tenants when it comes to social appearances such as commenting to poor reviews on here.Ps management, please save your response. I don’t want to be dazzled by your disingenuous statement of how you’re sorry you failed our expectations. I am aware of businesss self preservation tactics and Ive already had more than enough empty statements from Peak.I’m just here to let people know Peak is trash and all talk.

House wasnt clean and had major maintenance issues upon move-in. We are almost a month into the lease and still trying to get the issues fixed that should have been taken care of before move in. The staff is also rude if maintenance has to be called out multiple times, because they didnt fix the reported issues on their first trip.Update:I raised this review from one star to 2, because as the year has gone on the landlord has improved some in their responsiveness to issues and effectiveness of their maintenance staff. After having the city inspect the unit, it appears that the staff and property owner were just not trained well enough at the start of the year on housing codes.

Rent is never posted when its supposed to be posted. Then, when questioned about the late fee that gets added, they blame it on you. Stay away from Peak Property if you can. There are better rental agencies in the area that are more aware of basic human decency.

I have lived with my girlfriend in one of their two bedrooms for a few months now, so far maintenance has been responding quickly anytime they are required. The only reason I couldnt give them the full five stars is our unit has an air handler/furnace from the 90s and its passed its useful life, when we did have issues maintenance was on it and we only went a couple of days without a/c. Everything else has been good though.

I would not recommend this rental company to anyone at all. They do not have good customer service and make you put in a 60 day notice, which is almost impossible to find a new place that will allow you to move in 2 months after you apply. Only reason we havent moved is because of the stupid 60 day notice and everywhere else we try to go will only allow us to apply 30 days before move in. They wont work with you on this either so dont waste your time trying. This year they raised our rent $20 per month and nothing was renovated or done to make this change. Also if you have a maintenance request expect be waiting 2 or 3 days for them to fix it. We have had a host of other issues since we have been there as well and they look for quick/cheap fixes rather than taking the time to do it with integrity.

I lived at one of their apartments around the campus area 2018-2019. They are super nice and respond fast but when my AC went out they refused to replace it and sent their incompitant maintenance man out about 4 times them saying the AC is fine when it was over 80° in my apartment. Eventually after a month they sent out an actually HVAC technician and he managed to temporarily fix it. He said the AC had so much wrong with it.Other than that, theyve fixed other issues and have been super kind about it. I just hated the AC issues in the middle of June.

Unacceptable. I called reporting a carbon monoxide monitor going off and was told maintenance was maybe going to come today, but forsure by tomorrow. Don’t choose this leasing office—around OSU campus many of these offices will try to minimize the amount of work they have to do to collect rent from their properties on a monthly basis. Poor service and poor professionalism.

Definitely recommend! Ive had bad experiences in the past with other landlords, but I have no complaints with Chelsie and the crew. They respond in a timely manner, maintenance is done quickly, and lastly (perhaps most importantly), very fairly priced compared to other properties in the area.

Literally awful. our house is beautiful and its a good price, but they give you a $50 fee for E V E R Y T H I N G. seriously! their online portal to pay rent is SO DIFFICULT to navigate. you have to manually insert your account and routing numbers every single time, and if God forbid you get one number wrong, you get a $50 fee. they offer no flexibility; there were definitely times in which a fee was NOT warranted or necessary at all. we have lived here for 2 months total and have already paid over $250 in their $50 fees. they are so unresponsive and SO disorganized. if they are charging for utilities or other things on their online portal, they wont have all the charges posted in the same spot and there will be ones that they dont even put on your account ledger. we have literally spent hours of our lives now trying to balance and equate the numbers because they will claim we owe a certain amount of money, but the charges are not posted or do not add up. we 100% cannot trust them or their accuracy in how much money we owe, because they are so unbelievably disorganized. there are various service requests we have put in from months ago that were never attended to. no joke they do NOT answer their phone and they will not call you back if you leave a voicemail. you literally have to go in IN PERSON to try to get a hold of them. they do literally the BARE MINIMUM in managing the rental. seriously so bad, Im over it. we love our house and are obsessed with the location, but we are questioning if we want to stay next year because the management is so bad and relentless. oh, and they will give you random fees per person in your house; we just got a fee for each person and we have no idea what it is for, and they included a fee for a TENANT WHO WAS FROM LAST YEARS LEASE! THAT DOES NOT LIVE WITH US! I am blown away by how incredibly in the dark they are about their rentals. I dont think we would mind that much if they just didnt respond to maintenance requests or something, but its the fact that they are so cluttered and charging random fees with 0 communication that its actually taking a lot of time out of each one of our lives and creating REGULAR and recurring stress in our lives, since we are trying to figure out what the hell is going on and we have to use our valuable time begging Peak to do their job and offer ~basic~ communication to their tenants. I actually am a property manager for another local real estate company and I completely understand the premise of trying to be useful with your time and training your tenants to be responsible and to not bother you too much, but oh my goodness. these people are AWFUL. it is beyond rude, almost foul. if things dont change very soon there is a 100% we will not be renewing our lease.PS yes I am another one of the people who made a brand new email account just so I could review these terrible people anonymouslyPSS - I can see Peak likes to provide responses to bad reviews, claiming everything is okay and thus invalidating the bad reviews. clearly, none of us would go out of our way to write a review if everything was okay.

Peak Property Group has been very good with scheduling appointments to tour houses along with contacting me with information on each step to leasing with them. They dont always answer the office phone, but once theyre on the phone everything is smooth sailing. The houses are kept in good condition compared to other college property rentals, and their prices are in the low to mid range compared to other campus area rentals.

Wish I could give 0 stars, maintenance was slow and unresponsive, difficult to get ahold of anyone in the office and refused to do anything to improve/repair our apartment or my garage. Horrible company, never rent from them unless you want overpriced apartments and to have made up charges thrown on your account and your deposit taken away.
