After spending 4 years in Aggieland to obtain my Bachelors Degree there is no other property complex that went as above and beyond as Aggieland Properties. Every year I jumped complex to complex (and have worked for a few as well - not this one): The barracks, the woodlands, etc. to name a few - and never really found the quiet, cared for, and fairly priced niche I was looking for.However, thanks to Rachel Ellis I finished my Senior year in one of their townhomes with some close friends - was processed same day - and not only did I pay the least throughout my college career, but service was amazing, the home was the best by far, maintenance was quick, and she went above and beyond to ensure we felt cared about not only as tenants, but as people.If youre looking for a good management company ahead of the curve, this is the one youre looking for. Just make sue to request Rachel and youll be getting the best of the best ;)

I rented from Aggieland Properties for a year and I am not pleased with they way I was treated. When I arrived, the house was missing drawers from the fridge, there were no screens on the windows, the carpet in my room had a hole in it, there were random wires coming out of the walls, etc. They did fix the issues after about a month and us contacting the serviceman multiple times. The entire time I lived there, however, my room had no AC and hardly any insulation so it was extremely hot or cold depending on the weather. We contacted them multiple times and never resolved this issue. On top of this, they took around $2000 out of my security deposit for repairs and charged about $1500 for partially painting in the house. It seems terribly greedy to make $2400/month for 12 months on one house and then use the renters security deposit for basic repairs to wear and tear. This is also illegal in the state of Texas. They also did not follow my requests after doing everything they told me to do regarding my deposit. Poorly managed and greedy company, dont rent for them if possible.

Move in was rushed. Rails left in grass, paint and ladder left behind. Shower barely gets hot and isn’t placed properly. Fridge installed wrong and won’t stay cold so all our groceries went bad. Very unprofessional when contacted and never wants to get anything fixed. DO NOT RENT AN APARTMENT OR USE THEM FOR BUSINESS. 0 star rating if it was possible.

I have had the WORST experience with these people. First, they delayed our move in by a whole week. Leaving me without a home, having to stay w a friend. A week later, tell us it was ready to move in. We move in and we have no appliances, nails trash and wood pieces all in the backyard, carpet poorly laid & coming up, etc. clearly not move in ready but refused to refund us in anyway. Appliances finally come in and they are beat up refurbished pieces. Fridge ended up breaking and spoiled all our food. Again, no refund. Didn’t have internet for over a week because of wire complications from the builders. Overall terrible experience. So stressful especially being a college student. All they care about is your money !!!Claimed it is “livable” so they could still charge us for everything. I pay over $800 a month to live here for what??? Not worth it. They’ll break every part of the contract and not care.

The A/C has been working on and off for three months now and has completely stopped working for the past month. The property is consistently around 80 degrees. After multiple maintenance requests nothing is fixed.

I have thought long and hard about this review. I took my time so that anger did not guide my words. With that said, I think this company can be described as unresponsive and unprofessional - at best.These were the first issues. Upon move-in there was water damage in a wall, it was supposed to be fixed before move in. There was mold in the upstairs bathroom, spread to the hallway closet. Several broken items: refrigerator, doorbell, exhaust fan in master bath, kitchen sink leak, dishwasher didnt drain, and light bulb out in exterior stairwell. The latter caused me personal injury. It took them my whole lease to address these issues, which was 9 months. Now all of these issues were upon move-in, during the initial viewing the place looked great. During my tenure there, the boiler had a leak that caused a huge water stain in the guest bedroom ceiling. They did not replace the sheet rock, despite paint bubbling from the leak in the ceiling. There was a leak in both living room windows that developed while I lived there. The property maintenance manager came out to look at it and that was it. These were physical issues, aside from that it took them 3 months and multiple visits to their office to provide a working gate opener.I am an adult, I still own a home outside of CS, I understand what having tenants means and what being a responsible homeowner means. If a property management company allowed my property to fall into such disrepair they would not continue representing me. If they are getting a 2 star rating it is only because they were fair with my deposit refund. Even so, I had to contact them prior to the 30 day deadline for said refund. I was told that theyre busy because they have to process 250 other properties. Due to comments like this I feel they are extremely unprofessional, it seems that managing that many properties is beyond their capacity if they find the need to excuse their poor customer service and slow service. Perhaps they turn a tidy profit for property owners but as a tenant they definitely do not care about you.

Our time with Aggieland Properties was not as we had hoped. Repair requests that were signed off by both parties in the lease were not fulfilled by management. For other repairs that did finally happen, we waited months. The “Co-Owner” Mr. Matthews was very rude and unprofessional, refusing to again fulfill maintenance requests in the lease agreement and threatening legal action if rent was withheld due to lack of upholding their end of contract.Edit: This review was edited to be 2 stars due to the company refunding 2 weeks worth of rent when the home was inhabitable for 2 weeks due to the Air conditioner being completely out in the middle of the summer- which is referred to in the owners response below. Stephanie stepped in after no response from our property manager and assisted with making move out a smooth process as well as monetarily reconciling the two weeks of which we were unable to live in the home with outside temps being 99 degrees +. Management was advised of Mr. Matthews behavior but this was never escalated to Stephanie from what we were advised.

Aggieland properties has been incredibly difficult to work with and extremely unprofessional. They will not answer your calls and they ignore your emails. They are claiming that my roommates and I racked up over $2000 worth of damages and cleaning to an apartment we left spotless. They withheld all of our deposits and charged us for things that they cannot legally charge the tenant for such as a disposal which they claim was broken when it was not. They refuse to acknowledge my pet deposit claiming they have no record of it even though I have sent them the paperwork repeatedly and it is in my lease agreement. Very unprofessional, very rude, and overall a terrible business. Do not rent from them.

If you’re a working professional with a family stay far away from this rental agency. I can’t speak for the students but I can speak from my experience. Signed a lease on July 23rd 2019 in the beautiful subdivision of castle rock. once November came around we started receiving text messages saying if we don’t renew our lease they will start showing the property. I will take full responsibility and be completely upfront that it does state in the lease that they can start showing the property with 265 days remaining on the lease. Although while reading this I couldn’t fathom that anyone would be looking at a property that is going be occupied for the next 8-9months. I have a 2month old as well as a 7yr old that have been sick — you know flu season but they insist that they still need to show the property. The place doesn’t feel like home since they insist to show the property constantly, great for the home owner horrible for renters that try to make it feel like home. They only give you 24 hours notice by the way. So if you want to live and pretty much stage the house for their showings to future potential residents then it maybe a great fit for you. But if you want to actually feel like you live in the rental and don’t have plans to stay for multiple years if stay away. Let’s just say it’s going be a very long 8 months for my little family.

Lexi Standley was my leasing agent when I started my search to rent in south College Station. She kept all of my criteria in mind, she was quick to respond and flexible with scheduling showings. Fast forward one year - I called her to talk about the possibility of buying my first home. Best decision ever!!! Lexi has been incredibly patient with me and she takes time to educate me on the home-buying process and the terminology. I have been comfortable moving forward each step with her guidance! Theyre a great management company until you need something. Currently waiting on a maintenance request to be completed that was originally put in over a month a half ago. We have requested the service on 4 different occasions now. And this is just one of the issues we have had. If you value communication and customer service dont use Aggieland Properties.

Julia made our first home buying experience so smooth! Being a first time buyer, we were very impressed with how professional, patient, and thorough Julia was throughout the entire process! She was always responsive to any questions or concerns we had, and took a personal interest making it the easiest transition!! If a 0-star review was an option, that’s what I would have given Aggieland Properties. They are unresponsive, rude, and are in the business of scamming their tenants. When they took over Lakeridge Townhomes in February of 2020, they ignored every attempt my roommates and I made to try and get access to PAY RENT. It wasn’t until rent was actually due that we were granted access, after we had been contacting them for almost a week. When we finally moved out, they refused to provide the proper documentation and proof of “damages” - and stole the security deposits from my roommates and I, even though we left the apartment in perfect condition. I cannot tell enough people to NEVER LEASE WITH AGGIELAND PROPERTIES. They will not take care of you or your TAMU student, they are unresponsive, unprofessional, and will make your life significantly harder than it needs to be.

They made a mistake and leased my apartment while I was still living in it. Instead of working with me to find a solution, they said they couldnt do anything about it and I had to be out of the apartment by the end of the month. I was out of town at the time and was literally not able to move my things out. When I tried to talk to Jeffery Leatherwood about it he was condescending and extremely unprofessional. After getting a lawyer to send a letter, they eventually gave me a four day extension which still didnt give me enough time to move out. They said they would cover part of my moving expenses after trying to lie about notices that they said I received (I ended up having to pay double what they gave me to hire movers) . They were supposed to get me the moving money the day after I had my things out of the apartment and it took them over two weeks. Over all I loved living in the apartment but the way they treated me after they made a mistake was completely unprofessional and I would not recommend anyone trying to lease from them.

I think this place has a great selection of residences and does a great job with the leasing process but you guys really need to take care of the propertys daily needs better. Theres always garbage around for weeks. I dont see any company cleaning. The lawn maintenance ppl always uproots the already scant grass when they come to mow the lawn. The upkeep is just as important to maintain the integrity of the community.

The management is not only lacking on communication within its work place but it also fails to communicate anything with their customers. Been with them for a year and currently want to get out of my lease. Very unreasonable and unprofessional business that’s just trying to get money from college kids. Rules are not made clear, leading to numerous of issues. The over all experience is pretty terrible which sucks because the house is really nice. DONT waste your time.

I have 5 rental properties and this is the worst property managment company I have ever worked with. They are really just Brazos Valley Property Managment, rebranded. Check BVP reviews on Yelp. Poor communication, released contractors without my approval for work and tried to rent my home to a high school kid with two puppies without my knowledge One pit bull and one German Shepard. Dont waste your time with these guys, they are all talk.

This company ( Falcon point mgmt ) will keep all your cleaning/ damage deposit regardless of how much you clean . They even write it into their lease, which according to Texas landlord tenant laws, is illegal but good luck trying to get anyone to inforce that law, obligation to refund . Would not deal with again . Moved out and moved into Cherry St which does not try to scam you out of what is a “damage deposit “ .
