We lived here for two years and regretted it. We had a lot of issues when we moved it (the house was dirty and not painted so we had to deal with painters and cleaners coming and going for a week after we moved in). We didn’t have a washer and dryer for a week. We thought the issues were resolved so we resigned our lease at that was a mistake. Every month our account was over charged and every month we had to call to have it adjusted. The trash cans were constantly overflowing with garbage every where. Maintenance came and painted our door halfway and never came back to finish the job. Even after moving out we’ve had numerous issues and tried to ask for money outside of what was agreed to in our lease. They will say they have new management now, that’s what they told us when we first moved in. Nothing changes there. Would not recommend. Only plus is that you can easily get out of there to nice parks.

Parcside started off wonderful and so nice when we first moved in but as the months went by it was nothing but trouble with the leasing office. They have been overcharging my roomates and I for months, which is now over hundreds of dollars. We have tried multiple times to contact the leasing office and were assured the problem was fixed yet month after month and being patient, the issue is still not fixed. So in the end I do not recommend as your future home as is comes with many problems.

Beautiful community. Wonderful amenities. The location couldnt be better. The staff in the office has a turnover rate which is cause for concern. The maintenance department SUCKS!!! I lived there from December 2018 until I moved out June 2020. I didnt have any problems except with maintenance. I say clean house and start over from scratch, then it would be the perfect location. Maintenance claimed I damaged the apartment prior to moving out, which wasnt true. They took part of my deposit for no reason.

Great place to live. Never had any issues. Loved the layout and privacy. Only moved because I needed to be within a different school district. I just recently moved into Parcside Townhomes and oh my, where do I begin? I just moved out of student housing and Id consider Parcside to be my first real apartment. The leasing center was so helpful throughout my entire transition and were very flexible with me! Ive never worked with utilities or cable/internet providers before, but Parcside was more than happy to walk me through every step. Not only has the customer service been amazing, but the townhome I moved into is INCREDIBLE. I live in a 2x2 townhome with a study, and WOW, I did not realize how spacious the apartment is until after I moved in! I also love how the community is so lively and welcoming. Ive met all my neighbors and everyone is always so happy and polite, and weve even learned each others names! Parcside has done an amazing job at making me feel like I belong here. Parcside will definitely be keeping me as a resident for a very long time.

Parcside Townhome employees are great in attending to tenants. We moved here about 2 weeks ago and we have never for once regretted our decision to choose Parcside as our home. The PM in the person of Melanie is so sweet, always smiling and always ready to go beyond the call of duty. She’s an asset to the management of this property. Whenever there is an issue to be addressed, she gets up and ensures that we get maximum satisfaction. Her Team, Darla, Taylor and the maintenance guys are superb in their service to us too. Clean environment and safe place to live in. Kudos to Parcside. We would not hesitate to recommend people to take up a home here and be at peace.

There was some hesitation when i moved here a week ago. Based off the reviews i did not know what to expect! To be honest i ran into very minor things not even worth mentioning but over all my experience has been great! They are doing their best in the office from what ive experienced thus far. And ive dealt with Cody, Jackie, Melanie and Garret and they all were very pleasant, professional and as helpful as they could be on things i needed addressed. Upon move in the unit was well maintenanced and everything worked properly. I hope to continue to have a good experience here, its overall quiet and a good community of people in general. Hoping to reach some college students and young families with my first ever Google review... please find a different place to live!My husband and I moved to Parcside in May 2018 and lived there for 2 years. It was a rocky start- We were told 1 week before our move-in date that we couldnt move in because they were updating our cabinets. It was annoying and I had to sleep on friends couches for a week. But we were fine with it if it meant our unit would be renovated when we moved in. Well, when we eventually did move in, the A/C didnt work, the cabinets were definitely not new, and the unit hadnt even been cleaned. There was paint and glass everywhere. So clearly they pushed our move-in date back because they just werent ready. We never found out why they lied about that.... at least be up front about it! We lived in it for 2 days with no A/C and paint everywhere. And one of the toilets wasnt even installed.... but we continued to give them the benefit of the doubt. We try to assume that people always have the best intentions. This was when Juan was still the manager.Since May 2018, they have had 3 different property managers. There has also been a LOT of employee turnover. Which is fine- we understand its a business and they employ young people, but it made it hard to know if requests and questions were ever getting passed on. We would put in a request for something, never hear back, and then get told weeks later, Oh, that person isnt here anymore. In March 2020, we talked to Melanie (the property manager) in the office about our options if we decided to stay a 3rd year. She was kind, told us that she would love for us to stay, and that we could get some things updated in the unit. We asked if we could get a small discount on our rent since we would be renting for a 3rd year. (Never hurts to ask, you know?) She said she would email us with an offer. About a week later, she emailed us with an offer that was $100 MORE than what we had been paying the last 2 years... which was weird, but it confirmed that we did not want to live at Parcside after our lease ended in May. So we called the office to tell them we were going to move out unless we could move to a smaller, cheaper unit. But every time we would call to refuse the offer, Melanie wasnt there. The receptionist would tell us she was writing down our information, but we would never receive a call back. This was in March, so COVID-19 was shutting things down. Going in to talk to someone was not an option. We called LOTS of times in April and never received a call back.So by the end of April, my husband and I found a different place to live. We told our new landlord that we could move in at the end of May, when our lease ended at Parcside. Soon after we decided on our new place, we FINALLY got a call from Garrett, at Parcside, telling us they could offer us a different unit for cheaper. And that he needed us to tell him if we wanted it by the end of the next day... we had been waiting for weeks to hear from them and then they finally call and give us a 24 turn around time?!We turned down the offer and called them to tell them we were moving out in 2 weeks when our lease ended. Right before we moved out, we noticed that they were going to charge us ALMOST 2 MONTHS PAST OUR LEASE because we did not give them 60 days notice of our move-out... but we tried to tell them for weeks and no one would call us back! And because of COVID-19, we couldnt walk into the office to meet with anyone in March and April. We called and they spoke very rudely to my husband when he asked why they were doing that to us when it was clearly their fault. It was a lot of money on the line for us. Melanie told us that her boss doesnt want to deal with it and wont talk to us about it.Please dont live here! There is something very suspicious going on if a business has that much manager/employee turnover, never calls their customers back when its about money, and then tells you that their boss doesnt want to deal with it and wont talk to you.

They also sign 4-6 month leases which is also a plus because then if you only need of for a short period of time that is nice!! OH YEAH THEY LET YOU HAVE DOGS HERE!! And they have a dog park!! After a year since I’ve moved out of Parcside Townhomes, I finally feel safe enough to write a review on my experience living here. Before the remodel, I signed here when it was called 2500 Central Park Student Townhomes. I absolutely loved the management, leasing and maintenance staff, and residents. It was absolutely amazing, clean, and quiet.Unfortunately, when new (and current) management took over, I experienced first hand what was one of the most disturbing experiences in my life living here. They took away all dumpsters except the one at the front of the property and trash was constantly overfilling onto the road. Rodents and strays were everywhere. There’s a huge ant, gnat, and spider problem that constantly goes reported and is never fixed. They had hired contractors with no background checks coming in and out of apartments at all hours of the day and night. No one’s A/Cs were working and they were taking weeks to even look at them. They were evicting people with no cause simply because a future tenant was willing to pay a higher rate. I witnessed the property manager, Kayla Sparks, as well as other employees steal from tenants during inspections. It got to the point that I had to let law enforcement know, to which the manager, Mrs. Sparks, ran away from them. I even have a video recording of my call with district management where they listed many things they stole from tenants (totaling to a felony amount). I have a couple friends that were stuck in a renewal lease with them who also complain of lies told to them by staff, unfulfilled promises, and random charges to their accounts. If you care about your health, safety, finances, and property - AVOID at all costs. No past tenant should fear retaliation due to reporting criminal activity from the employees.

We’ve had constant problem from day one we weren’t able to move in when originally stated in the lease due to them bein unable to get the apartment ready. Then the A/C was out for a week and they finally fixed it after multiple calls. The air pressure does not make it to the vents upstairs at all for the A/C. Parcside townhomes have great potential and are making improvements, but they have a long way to go in terms of customer service and the townhomes’ structure. While signing my lease, Parcside was undergoing a management change. I called the office often to ensure that our paperwork was taken care of and my unit was ready. Over and over I was reassured that the unit was ready, but I still went to check out my townhome 2 days before move in. The house was torn apart with no appliances, flooring, or countertops. After calling, I was told that my unit had been changed and I had to sign a new lease. While this was a red flag, I had no choice but to go with it. On the morning of move in, Parcside called to tell me that I would be unable to move in with no explanation and no offered solution. We visited the office, where we got responses about our unit changing, oversights, etc. This was a breach of our contract and we were met with no professionalism and no sympathy. We had our U-Haul and dog with us, and nowhere to go. The regional manager was called in and we were put into an old unit until ours was renovated, which took a week. We lived barely unpacked and shaken up by the situation. We put in so much work on the front end as we were asked to put our trust into Parcside, but they let us down. The situation was awful. Parcside worked to compensate us but it was not worth the stress and frustration. After finally relocating to our unit, we lived without many issues. I had heard of other residents having similar issues, some much worse. We are patient and honest people, and repeatedly gave Parcside the benefit of the doubt during management changes and “improvements.” Within a few months, the manager was fired and evicted, living a few doors down. This made the neighborhood feel sketchy and unsafe. The turnover rate of employees was high so we repeatedly faced maintenance and billing issues. For being 20 years old, the condition of the townhomes are not bad. They are spacious and have nice floors, carpet, appliances and granite countertops. We had a new AC unit installed but the ductwork is so poor that upstairs stays hot. We put in a window unit and were met with resistance from management but convinced them that it was necessary for the safety of us and our dog. Other maintenance issues included windows leaking during rain and frequent mold sightings. The maintenance team became more responsive and professional. Our unit was renovated hastily so much of the unit never got clean and damages were made that could have been avoided. As management changed, the resident portal, phone number, protocols, and employees changed constantly. Parcside used to issue newsletters, which were helpful to keep residents informed. Presently, we receive no communication from management. Parcside is making cosmetic changes to the neighborhood such as an updated pool, fences, and paint jobs. The pool is renovated but it is so dirty and green that we won’t go. Our move in experience was completely awful. It was hard to spend a year where we could not decide who to trust. However, the current employees have been more trustworthy and helpful than in the past. I am conflicted on whether to recommend Parcside since our experience started off so badly. I hope that Parcside addresses this with professionalism and empathy, while thinking about how some of their actions have affected residents so negatively. Many residents are students so housing issues should be the least of our concerns. I’ve asked for copies of my lease regularly to avoid unwarranted changes like the horror stories I’ve heard and I still won’t pay rent without getting a receipt out of fear that it will be misused or misplaced. My trust was broken very early on. Hopefully management will experience less changes so that they can keep moving in the right direction. Much has been improved, but Parcside still has a lot to do if they want to keep their residents and keep their trust. If you sign here, do your research, document everything, and be ready for some issues and inconsistency.

They do whatever they can if it benefits the property NOT for the safety or high praise from the tenants. If you like for disrespectful, scammers who invade your privacy and dont respect your wishes then move here. Otherwise PLEASE find somewhere else to go! Be advised management will say they have tried numerous times to reach you by phone or email and that is lie, they are only saying this to save their reputation. They will say they have came by your unit and left notices and that is also a lie. I have someone at my apt 24/7 and they have never left notices or come by when I ask. DO NOT LIVE HERE. I moved into the now “Parcside” apartments in August. The problems began the moment we arrived. We show up and it’s chaos, they were keeping all of their data in literal files, nothing was electronic so they were digging through bins of files looking for our info. We had to wait for them to make the key to our apartment when we showed up and they tell us you’ll have to try it and see if it works. We get into the apartment, and it’s SO hot cause they haven’t even turned on the AC units. So as we start moving all of our stuff in the 100 degree heat of August we notice it isn’t getting any cooler and they tell us oh it’ll take a few days to cool down, so we wait two days, it’s obvious it isn’t working but they don’t want to do anything about it. Long story short, i was in their office every day for 14 days trying to get the AC fixed and they even told us that, us not having AC wasn’t a priority because there were a lot of other units haveing “bigger issues”. So apparently they we worse things happening to other people who just moved in than not having AC for 14 days in the middle of August. Even now that our AC “works” it’s easily always 15 degrees warmer upstairs than it is downstairs, so we have to set our thermostat at 68 degrees so it’s bareable upstairs, but it got so hot at the beginning of June so fast that i have already slept downstairs on our couch so could at least sleep. They clearly were not ready for anyone to move in. There were light fixtures just sitting in the apartment not put up when we moved in, they promised a painted wall (no painted wall). No one had cleaned that apartment. There was a nasty old knife at the bottom of our dish washer and there were bugs, trash, and all sorts of nastyness in the cabinets. Me and my roommate have also had issues receiving our mail at this apartment, when we first moved in our apartment was considered “void” and all my mail was getting sent back. Of course this was a problem we had to fix because the apartment wouldn’t. One day I went to check my mailbox and literally the whole door was open so everyone’s mail was just out in the open. I also got charged twice for rent because this place switched management in the middle of the year, again, it was me having to push them along to get it fixed. The list could go on but I’m going to stop. I have never written a review this bad ever. But I just really don’t want people to have to experience living in this place. Do not live here!!!!!

You dont want to live here, trust me. The new management cancled everyones contracts illegally, just to increase rent. They fired everyone from old management and replace it with new staff. They go into apartments without letting the residents know 24 hours in advance. Lastly, there is only 1 trash compactor for over 20 units of residents. Yet they have the audacity to tape a piece of paper stating that if you dump trash outside the compactor, they will charge you $50.

Fortunately, I don’t live here. My sister lives here, and I’ll stay with her for several days occasionally. As far as I’m concerned, they made a lot of empty promises. They went from three dumpsters to only one among the 20-something buildings and hundreds of tenants that they have. I went to throw her trash out early this morning to find that there are trash bags laying everywhere by the side of the one dumpster they left. Right in front of the property? That’s trashy, no pun intended. It has happened multiple times since they chose to use only one dumpster. Very inconvinient for the residents and a very nasty look for the complex. They promised a trash service when she went to look at the complex and here we are, over four months into her lease, and still no trash service. Everyone leaves their trash on their front and back porches as well, I’ve noticed lately. Makes it even more gross. They’ve got a serious problem and I don’t think the little valley girls at the office even know that. My sister has mentioned multiple times that when she goes to the gym, she hears the two blonde girls in the office screaming and laughing obnoxiously about tenants. She says these conversations last anywhere from 10 minutes to over an hour full of anger and mocking tenants. I’m assuming the valley girls don’t notice the problems on this property, nor do they care.

Lived here for a year. Wasnt a very good experience. Price point is good, size of homes are fine, but their admin is a mess, and their mistakes ended up costing me and my roommate a good amount of money. Wouldnt recommend it.

Overall I had a very neutral experience here. It was not great but it was not terrible.Note: I would be wary of the five-star ratings. Every couple of months management puts on a Google Review contest, where they do a draw of all the entrants who wrote a review and the winner gets a nice prize. Obviously, the prize is an incentive to write a positive review to be entered in this draw. They just ran a contest as of February 2018.Pros- The rent is very reasonable for the size of the townhome- It is very close to all grocery stores and food outlets such as HEB etc, movie theatre, the mall etc- Ease of parking and plenty parking spaces- They do monthly community events and give out free goody bags every now and then- Recent upgrades to the townhomes (kitchen counters, flooring)- Can lease it with or without furniture- Quiet and peaceful neighbourhoodCons- The office staff- when you go in the office you constantly meet them all just chatting away and having a good time - this is frustrating when you’ve asked for something and they blame it on paperwork and not enough time to get through it allAs someone else mentioned, the staff is nice to your face unless you have an issue or maintenance issue. We were not able to arrive on the day the lease started and the office staff was very adamant about getting the move in deposit and rent on the scheduled lease start date (we could understand this). However, when we arrived a few days after the lease start date our apartment was not ready. We had to wait a few hours for it to be cleaned and ready for occupation. And even then there was still maintenance work needed to be done before we could fully utilize the townhome. This really inconvenienced us and it took at least three weeks for it to be completed. This was frustrating because of the amount of fuss they made about us moving in at the start of the lease and paying rent, yet even though we sent it in time, the place was still not ready for our use when we arrived.- It took forever for our AC unit to be fixed. It was constantly leaking water and definitely increased our electricity bill for the time period it was not fully functioning. Overall the AC system is not great throughout the townhome, which obviously can be a problem during the summer months. The upstairs vents do not work that well- Mailbox keys were also an issue. First of all we didn’t have one and they couldn’t find it. When we eventually got it, the key stopped working a few weeks later. (key no.1). They gave a strange reason for why our keys no longer worked and then gave us another set (key no.2) These keys did not work and finally we were given another set (key no.3) which do work. I will say the key situation took a couple of weeks to be sorted out from key no. 2 - no.3 and everytime we went in to ask about it, they had an attitude and complained as if it was our fault and not their incompetence to provide working keys from day one.- The townhomes are old (but manageable because of the space and price)- One trash dumpster for the whole complex (about 20 buildings and hundreds of tenants)- Walls are very thin. You can constantly can hear loud movements from the neighbours next door. That said the area is very peaceful generally.Final Thoughts - The main issues revolve mainly around the office staff and their attitude towards tenants and their wellbeing. I have lived in other apartment complexes in College Station and I have experienced excellent customer service and sense of care from their office staff. With all that said, I would live here again, only because of how cheap the rent is for the size of the townhome. However, as the price increases to match other apartment complexes around town, I will definitely consider looking elsewhere. I have taken my time to write this review as I want it to be a fair representation of my time here and I want future residents to really know what it is like.

Im not saying this place is horrible, but its not great by any standard. They show you granite countertops, but thats not what you get. They show you new carpet. But thats not what you get, you get old, but cleaned, carpet. Yet the prices to renew my lease keep going up....mhmmmm. Yeah thats not going to happen, Ill find a nice place to live. The staff is.....okay. Theyre nice to your face, unless you have an issue or matainence issue. And good luck getting things fixed. They matanence staff is a revolving door and they can never keep anyone, so it takes a long time for things to get fixed. Which Ive had my A/C unit fixed literally five times. I have all of the property requests in a book. The main lady in the first office is just constantly rude. Even to your face. If you want friendly staff....I wouldnt suggest this property.Their pool is average. Nothing like the other student housing units. But thats fine. No big dealThey have the worse parking lot on earth. Nothing but pothole and the biggest speed bumps Ive ever experienced in my life. Seriously the parking lot needs to be redone. Not really a place I want to keep living at. So I will not be renewing my lease.
