Hales has been great for our property. We’ve finally been able to get a lot of our construction projects completed since their team knows how to manage a project. Our manager has been able to help us prioritize future work and ensure we’re hitting the right areas first.
Installers called five minutes before earliest scheduled window. Arrived 10 minutes later. They were polite and efficient.
Hales has been the property management company for my building for the past year and they are SOOOO much better than the last company. I have yet to have a bad experience with any one of the team members and I always get a response within 24 hours. If you are thinking of switching to a new management company, stop thinking and start doing because you will not be disappointed.

Ive had such an incredibly great experience with everyone at Hales. They all respond very quickly, professionally and with sincere interest in resolving the problem Im contacting them about. I had an issue come up that was very time sensitive recently and Joey R was an absolute superstar. He stayed in touch with me throughout the day to discuss the specific issue and assured me it was being handled as he kept me up to date. He followed up with me by phone if my call went to his vm.As promised he resolved the issue by end of day to my complete satisfaction. I was so relieved and grateful. He went way above and beyond and was really pleasant in every interaction. Freaking fantastic customer service.
We recently switched over to Hales Property Management from another firm that was just collecting a pay check. The property manager assigned to us, Joey, has been exceptional from the get go. I am the President of a small 6 unit newly renovated condo building in Bronzeville on the Southside and was informed by Shawn that Hales does not manage in my area. When ask why, he could give me a definitive answer and simply stated we do not manage in that area. I think I know the answer.EDIT 2/28/20I received a heart felt apology voicemail from owner Rebecca Hales explaining that the response I received came from a newly hired employee still in training and not fully ready to address customer calls. I appreciate her apology and explanation and I look forward to speaking with her in reference to a quote soon.
Update:I received three calls from Hales. First, was to inform me by the building manager about how they needed to follow procedures. Understood. The second was more to directly address my issue. The call went as well as any call could go. Without getting into specifics, I was told the issue is being taken seriously, they are looking to work with all parties involved to resolve the issue, there is awareness at all levels of their organization, and they empathize with the situation. I do appreciate the call, the sensitivity and directness of the conversation, and the prioritization of what may seem like a small issue (though they never belittled the issue at all, rather the opposite) and during a time when we/ they (as a small business with staff) are being dramatically impacted given our current shelter-in situation. The third was to provide an update of what is in process.Original:I am quite disappointed about a specific issue: removal and disposal of a lockbox that I had registered with the previous management company.Hales took over property management. They only communicate with unit owners not renters- which is their prerogative. At some point, they decided to remove all key lockboxes surrounding the building. When I moved into the building I received permission from the landlord and later with the building (through the property management company) to place a lockbox. I used this lockbox as a backup in case I left my keys in my unit, vehicle or lost my keys. I needed to use the lockbox and it was no longer there. The gate it was attached to was not replaced, cut, etc. So clearly my box was removed. When I followed up:1. I asked my landlord who in turn asked a) the management company about the lockbox issue and b) also asked me to follow up with them directly. We were told the lockbox policy and changed and all nonrealtor lockboxes were removed. My issue is not with the Hale only communicating with owners or working to change the policy. Its a lack of notification and then the destruction of personal property.2. When I followed up per my landlords request, I was told I was not allowed to communicate with the management company. Till this point, I was not aware of this policy. I complied.3. With the change of the lockbox policy, no signs were posted, no letters or notices were distributed to residents despite previous community issues (garage repairs, etc.).4. My lockbox had my phone number on it and I was never called.Yet, they cut off a lockbox without direct notification. The lockbox and keys cost about $85. They have done nothing to own up to the issue or rectify it. A very disappointing situation.
Hales Property Management is one of the premier property management companies in Chicago. They have a professional staff that is responsive, friendly, and knowledgeable in all facets of the industry. Keith, Barbara and Mary Lou are awesome!As the President of a 56 unit condo building in West Town, Hales has helped us to 1) streamline our records and accounting procedures, 2) bring us into compliance with city codes and state statutes, 3) introduce us to a wide network of contractors and vendors 4) install a security system and 5) greatly improve the appearance and feel of the building. They are not the cheapest management co. around, but worth the the investment.I recommend Hales Property Management to any condo association or rental property owner.

I was getting a package from the mail room in my building when I encountered a short white red haired man, wearing a polo with a hales logo gave me a look as if I wasn’t suppose to be there. Myself being black living in a Gold Coast building I’m use to discrimination but certainly won’t tolerate it from other residents mind you a company who is suppose to work for me.After asking the man what his problem was I returned to my unit. 20 mins later the police were knocking on my door. The employee from hales had called the cops on me for being black in my own building.Do not give this company your money!
Same as previous reviewers. Horrible experience. Untrained staff, not familiar with building by-laws and rules. No need to know them by heart but why dont they read them before they answer requests incorrectly? Assess fines without hesitation which then need to be disputed and corrected. Do not take any accountability. Some staff are rude, not all, but some.They create more work for the board and owners. I can just copy previous review. No meeting minutes, erroneous fines, bad communication (forced through the portal and then deleted). Really prefer to talk to our property manager not the portal which we dont have access to 24/7 the way you do and the person that responds is not even our property manager (or knowledgeable, seemingly untrained). Very upsetting.
I am president of a condo association that recently completed an exhaustive search to a new management company for our 149 unit high rise. We were long overdue for a change, as our old management company was unresponsive and generally mismanaged the building. We interviewed 4 companies and eventually chose Hales. We found the to be responsive, transparent, knowledgeable and committed to service during the interview process, and I have nothing but praise for them since they have taken over the management of our building. So far they have been able to move maintenance and repair projects that had stagnated for months forward to completion quickly and competently. Our community manager, Steven Walters is always quick to respond to questions or concerns, and the company overall has in a few short months found ways to save us money, streamline revenue collection and solve a legal issue. Not good. We hired them for condo management and they made a lot of promises that were never delivered. They do not schedule or distribute meeting minutes or financials. They implement erroneous fines and charges. They are rather uncommunicative and unprofessional. We have had several property managers. I could never recommend a company like this, not even to my worst enemy. They are that bad. If I could give them 0 stars, I would.In response to Keith: Keith, I have personally contacted you and you did not return my phone calls nor my e-mails. In fact, you ignored me purposefully. The same thing happened with the then property manager. And you pride yourself on communication. Ha! Your employment picks leave a lot to be desired. Your online portal is a joke and nobody uses it. Why it costs upwards of $250 per association to set up is unknown. Your company is not transparent at all. You thrive on keeping things secret from unit owners because it benefits your company financially. Furthermore, you push associations to fine owners when they dont fall in line with your thinking instead of having them work it out themselves. Why? Because then your company gets to charge by the hour to help figure it out. Look, we are all fully aware of the type of business you run. Any opportunity you get to nickel and dime associations, you will take.
This company has been great. I have been a tenant for 2 years and they have always been there to fix any problems that arise in a timely manner. Our grounds are always well manicured and everyone I have dealt with has been a pleasure to deal with. Keep up the good work.
Do not hire Hales. They have not interest in the personal safety or protection of personal property of unit owners. Moreover, they abuse their power as management and exercise unwarranted authority and power over unit owners that is without question, outside theyre jurisdiction and mostly definitely outside their authority under the condo association service agreement. I say this as an attorney with an intricate knowledge of the law and my civil rights. They are willing to entertain the childish and petty complaints of bored unit owners over lobby furniture, but will literally hang up on you if you have a complaint concerning your safety and security, or please for support and requests for information they obtain concerning instances of vandalism and threats. They operate as an autonomy without the acceptance or permission of a majority of unit owners in direct violation of the Illinois Property Condominium Act. So, unless you want to feel governed under a dictatorship and silenced of your civil rights, I suggest you steer clear of these folks.OH, and as I can see that Hales likes to respond to these negative posts with denial of knowing the individual who posting, I can 10000% guarantee that is not the case here. I just got of the phone with my buidlings rep from Hales after being robbed, or should I say she hung up on me.
I came to here to give an honest review of Hales Property Management (not good) however as soon as I got to the site I noticed that there are about 20 reviews all 5 star and all in the last 3 weeks. This is so obviously phony. This does not surprise me at all, WHAT A SHAM!. The service and promises that we received from Hales were absolutely false. I am not the only one our board that is under happy with these guys and we are working to find a new management company ASAP. They promise it all and do not deliver. Hales never has any idea what’s going on, there seems to be unusually high turnover and I never hear back!So no, these fake reviews do not surprise me at all. Just look at George R’s review “Im being bribed by offer of free coffee, oh well. I LOVE YOU, HALES”. What an absolute joke. Need I say more?
I would Rate Hales at 4.5 stars but thats not an option so I rounded up :)... Hales responds quickly to any needs or requests I may have. Im a new home owner so any questions I have had they have answered in full and courteously. Its been a big help. Recently the assessments went up in costs but I know thats because they want to add on to our amazing roof top deck in the near future!!
I am extremely satisfied with Hales Property Management. I loved their winter homeowners tips emailed during this brutal weather. I appreciate their quick response when I have questions. They also continuously work to improve my investment; everything from carpet cleanings to pest control.

I met Keith Hales when he was starting up his property management company. He was referred to me and acting as the President of the 1865 N. Winnebago Condo Association, I was charged with taking the property from in the red to having a budget surplus and addressing key building maintenance. Repeated requests from our landlord for the management company to take action and nothing has been done. We have begun calling them directly and they claim a different representative is now responsible for the building and that person is conveniently not in the office. We have been living with a rat for months now, chewing on the interior of kitchen cabinets and defecating in the sump closet.
If you are part of a large Owner occupied HOA currently interviewing mgmt companies, then I STRONGLY recommend you meet with Hales Property Mgmt company. And more specifically, ask to speak with their Director of Operations, Mr. Steven Walters! He embodies what you ideally think of when entrusting a property manager to look over a large owner occupied HOA. Our 40 plus condo association switched over a few years ago to Steven Walter @ Hales Mgmt and have received first class service from the start. Steven’s responsiveness, communication & Professionalism is unmatched by anyone we have ever worked with during our time here. Their company continues to be recognized for all of the accolades in the Property management community for a reason, and am willing to bet that Steven played a major hand in that. We switched over last year to Hales. Have a 4 unit building and we just didnt want to deal with managing it ourselves. There was some misunderstandings from our end at first but Hales has been very responsive and easy to work with. Really appreciate the effort that they have shown in addressing our concerns.
Hales had been our building management for a couple of years now. The previous managment was fraudulent and a crook. Hales manage to fix whats wrong with our building. Our property manager Jacquilin is a very detailed person. Theres an on call person for off hours and very accessible. Now our building is in great shape plus we got a good amount of financial reserves for any building expense. Besides the fact the Phoenix Rising literally stole money from our associations account, our new rep, Robert Bostick, is a complete professional. Hales has been managing our building for over a year and so far, its been a great experience with them. Our property managers, Barbara and Steven are responsive, helpful and quick.
Hales Property Management is literally the shadiest and worst company Ive ever had to deal with. The owner, Keith, and his company consistently pulled exorbitant charges from our budget and were incompetent when it came to managing our projects.We moved into our 6-unit condo building in mid-2013, which was already being managed by Hales. When we started digging into the budgets, we noticed there were multiple checks that Hales was writing to themselves coming from our account that they were managing. When we asked them what these clandestine charges entailed, everything we were told was ridiculous. We were consistently being charged $300/yr for stamps, envelopes and copies in an age where everything is paid online and I cannot recall having one copy or piece of mail sent to us. We were also being charged $250 for snow salt (a quick online check showed that a A 50 lb bag of rock salt that would last any building an entire season is $7.77), on top of the hourly fee that we paid for snow removal. Additionally, Hales wrote themselves an $891 check for renegotiating our insurance policy. Negotiating our yearly policy was clearly something that was in our contract and part of what we paid them a monthly fee to do, so the fact that they took it upon themselves to pay themselves another $891 is absurd and immoral. These are just some of the examples of them taking money from us, but the list goes on-and-on.In addition to all the money that Hales was taking from us, they would also raise their annual management fee 10% every year without making that clear to the Board. In 2014, we raised our annual HOA fees 7.5% to account for inflation in the market, but didnt realize Hales had increased their monthly payment by 10%, so all of our incremental money that we were supposed to use to pay bills and build up our reserves went to them. Hales did not help us deposit one dollar into our Reserves in over 2.5 years of working with them since they basically use every last penny of your budget by writing themselves checks for erroneous charges. So while they might appear cheaper than their competitors, they certainly wont be when you realize that each year they raise their fee by 10% or more and they are gradually taking thousands of dollars from you over the course of your contract.Since cutting ties with Hales in July, our HOA has already saved over two thousand dollars in less than three months. Weve also negotiated lower pricing on some of our monthly services, which is laughable since you would think that favorable pricing would be the one thing that having a property management company would for sure get you.Im sure Keith will comment on this post with some lame excuse or accusatory statement, but just know that he is full of it. Whatever you do, stay clear of this company. You will be happy you did.

I reached out to Hales Property Management to inquire about property management services and I told them that one of the issues we were having was that no one volunteered to replace bulbs in our hallways and common areas. As a result, these areas were often dimly lit or not lit at all, creating a potentially unsafe environment. We used incandescent and fluorescent bulbs in our building since LED’s were far more expensive. I quickly received a response, telling me that ComEd has an LED program for condo buildings. Hales then took care of arranging for a contractor to change out all of our common area bulbs to LED’s at no cost to the Association! Once scheduled, it only took them a couple hours to complete. I’m not sure how many other management companies would do this for free for a potential client. I would definitely recommend them highly.
I have been on the Board of Casa Bonita Condos the last 4 years and an owner for 19 years. We have had several management companiers in the past that often times did not fit the needs of our vintage building. Hales comes in with a no nonesense approach to managing this bldg.They have quick responses to issues discussed and needed answers at our monthly board meeting and we like their interaction with our staff. We also like the engineering background experience of this vital, young team.
