Joshua Dearing doesn’t not stand for contract laws, he did not back them. If you sign a contract on the house and his client gets Cold Feet, he is ok with that, Contracts mean nothing to him, where is my due diligence money that we we were promised $6000. I would never use him. He has no backbone or will not return my agents calls.
Contractors beware of Brittany Kennedy who works at this Charlotte firm. She will call and have you do the work and then give you the run around of why she cannot pay. Eventually she will just wont return your phone calls or emails. I cannot speak for her as a realtor but as a person seems very dishonest and cannot even pay her subs $200 for the work they performed.

Tracy was the listing agent on a home I purchased. She was unprofessional, unresponsive, spacey, and downright rude. She openly told me her clients were breaching our contract and would not come to closing or sign ahead of time. They were also a nightmare she didnt manage at all. She insisted that the contract had a 10 day automatic extension so they could move it if they wanted to. The 10 day extension is if the parties cant come to an agreement by the closing date through no fault of either party. They scheduled a surgery, that is hardly an accident that they could not avoid. The CONTRACT would then be extended, not the closing date. That would need to be rescheduled. How is it that I know this, and a real estate agent doesnt? She scheduled a cruise well after we had scheduled closing and tried to move said closing despite my insistence that it was impossible and would be a MAJOR inconvenience for me. It would have cost me thousands of dollars, and she and her clients refused to pay a dime for the change they were requesting. She kept insisting that they werent the ones at fault. What? They all scheduled things for the day of closing. Then she claimed that closing hadnt been scheduled until recently. It was on the contract she got a month earlier. Face, meet palm. I finally emailed her directly because I could no longer overcome the annoyance I felt with the way she was so rudely addressing us. No one has ever picked up the phone for me or my agent, nor have any of our calls been returned. This woman is a nightmare and this firm is horrific. I could never have conceived such a terrible buying experience. She also has an assistant called Natalie who was supposed to be handling things in her absence but I never once heard from her. I finally told her that I was willing to see what a judge had to say about these issues. They already cost me 1.5% APR due to their delays during a time of rising rates, then wanted me to cover all the costs that a closing extension would create. I worked with my closing attorney ALL DAY the day before closing to try to make this work and then they came back and said theyd keep the original date. Everyone involved in this entire process has had some choice words to offer about this woman and her firm. Absolutely ABHORRENT!!!UPDATE: As you can see below, the owner reached out to me to get more details wherein he asked me no specific questions and made no attempts to rectify the situation. He then asked me to take down my review because of how it may affect the other employees working there. If this is the standard to which you are held, find a new employer. If youre wondering how they cost me 1.5% APR, I can detail that for you. I put in an offer set to expire in 48 hours. Rather than accept or decline, they kept delaying due to some excuse or another. First I think the woman had health problems, then something with the daughter, who knows what else. It turns out that they were planning to have an open house and lying to me to keep me on the hook rather than being honest and letting me move on while they looked for a higher offer. It was rainy for 2-3 weekends in a row so I imagine thats why they tried to keep it going for so long. Im not sure how Tracy thought I wouldnt notice an open house, or that LYING and destroying my chances of finding another home was an acceptable thing to do. That was only the first of many issues. If I had known then what the rest of the buying process would be like I would have passed on the house. I did end up buying it and I like it very much, but I will never ever enter another transaction of any kind if Tracy Dickson is involved and I will most certainly continue to warn people about her.
We have had nothing but great experiences with Natalie and the Costello REI team. We have purchased three homes and sold two with each deal managed very well. While I hope to be done moving for a while, Im now happy to be working with John and the Costello REI team on investment opportunities.Ive found the agents to be very knowledgeable, responsive, and helpful without being too pushy and treating us like a transaction. They leverage technology wherever possible to streamline the process which saved us a bunch of time. They made us feel like family and went above and beyond from listing to closing.
