The community assistants and the events they put on are great. I have no issue with them, but when there is an issue you have to constantly stay on them to get things done or they will just forget about you. Maintenance is slow to respond and will say they are coming back and they don’t. Out of the two years living here my gate clicker never worked and the gate was always broken. And upon moving out I have been unfairly charged for damages and a extra cleaning fee. I just feel like if you pay rent to live somewhere you need to cater to your residents and not try to get over on them.

I recently moved into a premium room. So far, I love it! My room has updated furniture as well as the kitchen and living areas. Maintenance has been fast on any calls. My roommates are kind! Overall, no complaints. Also, the 5 minute drive to school has been AMAZING!

Love living here, its affordable and any issues I have in my room Maintenance is always able to fix pretty quick. Parking isnt the best for some buildings but there are visitor spots for if I have a friend over. Ive only had to speak with management one time about overages and Stormy was able to help explain it to me. Overall a good experience.

Wish I could put a 2.5, was going to be higher until they posted a random charge on everyone’s account a few weeks after move out for “carpet cleaning”. Why was this not added to last months rent?You very much pay for what you are getting here, and your mileage may vary.

The rent is affordable here. Maintenance does a pretty good job on fixing requests. I don’t suggest living in the 1st floor. You get leaking from the people above you, hear the most noise, and any other problems. There’s not a lot of visitors parking and the gate code for visitors doesn’t work. The gates typically have something wrong with them frequently. Other than that it’s a safe environment and packages are delivered with no problem.

This place is a great place to live! They have lots of events which are super fun and it’s affordable for college kids! It’s also close to the campus so I don’t have to worry about making it on time if I leave late for my classes.

The rooms are perfect in size and space. I enjoyed the environment because it seemed quiet and fairly kept. The office worker was welcoming, Nijuel. He has gone above and beyond with questions and concerns that I have brought to him. Price for rent is of great value compared to other complexes!

The only reason I am giving this place 2 stars is because of the bugs. My roommates and I keep our apartment pretty much spotless and clean, but I have never had to kill more bugs and roaches in my life. I would not move in here unless you mind kill roaches every other day. I have made service requests for them to come and spray, but it seems like they take your name off the list without even coming to spray. Other than that they are nice people and everything else gets done in a timely manner. I just do not like paying for and living in an apartment that has a roach problem.

I love it at Timbercrest and never had any major problems at all with my apartment. The people are nice in the office and help out when needed. Salma really helped me out when I couldn’t find my package and should took the extra step into finding where it went and gone. She found it for me and that really showed me how much the people work at Timbercrest care about the people who stay here.

I have been staying in Timbercrest since Summer 2020 and havent had any problems until now. Recently, 3 weeks ago, the heating in my apartment went out. Both my roommate and I have put in service requests for this matter so Timbercrest has known of the issue for a while. Our heating has not been fixed and given that it is 21° outside, we are sitting at 60° in the apartment. We have been told that a heater would be provided to us on two occasions but haven’t received said heater. There is no warmth that comes in the apartment so I’m constantly having to have a blanket or long sleeved clothing on which is a COMPLETE inconvenience considering the fact that I should be able to walk around in my apartment how I would like. But instead, I’m dealing with the harshness of the weather outside and please don’t get me started on what it’s like at night. They are negligent and seem to lack full costumer service skills. Will NOT be renewing.UPDATE: They FINALLY came and fixed the heating.

Not a terrible place to live. It’s very affordable, pet friendly. The front desk crew and maintenance are all very nice. The managers could work on their customer service ( from the reviews most people say the same). My issue is the gate ALWAYS having a problem. Or being left open all the time. That kinda takes away from the safety of having a gate. Also the pool is VERY dirty. And the buildings are COVERED in spiderwebs, spiders, wasps nest etc. It is an issue. I have Had several wasps fly into my apartment. The spiders hang so low that one night I walked straight into a Webb. They keep everything else so pretty you would think they also take care of the buildings.Edit: the “on call assistance” is a complete sham. They have never once answered me. And I am at this moment stuck in my apartment on account of wasp circling my door. Every time I try to go out I am attacked.

There are so many roaches, it’s ridiculous. I’ve never had to kill so many bugs in my life. I’ve made countless request for maintenance to come and ain’t nobody came knocking on my door. And to the Timbercrest staff, please don’t comment under this review saying that you’re going to work with me to make living here more convenient for me...... because you’re not. Don’t move to Timbercrest period.

The USPS does a great job of delivering my mails to Timbercrest only to be returned by the human intelligent being at the front desk. The managers are complicit. This is a war against me, my friends who care, the American standard, and my access to valuable information. America is supposed to be a First World country but Timbercrest, located near a University, has proven otherwise. A little boy or girl from the so called Third World can handle my mails better than what Timbercrest is doing. This hurts and Ill fight back.

Stormy is never around when you need her. Also me and my roommates try to keep the apartment clean and rid of trash. Somehow we stay getting attacked with roaches and spiders. Never had to kill so many bugs till we moved there.

Staff staff staff. They don’t care about you at all. They’ll move you from one apartment to the other and don’t care how moving will affect your school schedule. They offered a payment plan for corona business shutdown victims, but the plan included all normal late fees. Our refrigerator was broken for a month. I had to buy twice as many groceries that month because everything was getting moldy. It took a roommates dad to come yell at management. No one is here to help or care about you if your refrigerator is broken if your roommates smoke weed everyday. There have been shootings and robberies. The “security gates” work half the time. The office closes early on the days rent is due forcing you to pay fees online. I can’t stress enough that the lower rent is not worth it.

The fact that you sent such a petty reply shows the character of this site. I asked for a callback it does not matter if I am a guarantor or not you would have to first call the customer back to see if I can be helped. ZWallace is never in the office and the previous complaint is correct you have kids at the desk that have questions they cant answer and she is never around to help them. Be more professional to help the customer and just not assume that I want info you cant provide. Also the tenant walked into the office and left her info and she has yet to have a callback by anyone. Like stated before and after seeing the reply from management CUSTOMER RUN WHILE YOU CAN AND HAVE OPTIONS.

**This is an edited review.After many months the leasing staff and regional manager of the Timbercrest property were able to resolve just about all of my issues with maintenance. I am pleased to say the were very forthcoming with information and support once we all had a clear understanding of the ongoing issues. Although the previous management of the property had many complaints from tenants I believe Stormy and her team are working diligently to create a new atmosphere and experience for the students at Timbercrest. I had the best experience here! The apartments are very nice and the staff is amazing as well! I met an employee named Myles and he was very patient with me! He helped me over the phone and even in person when I visited. He knew every answer for all of my questions and even helped me throughout the whole process. Timbercrest is one of the nicer complexes in the Carrollton area for student living. The tour that was given by Myles Webb was great. Myles exhibited great customer service and was able to answer all of my questions effectively. I truly appreciate the time he took out to give me a tour.

Timbercrest has a lot of great workers. One worker in particular who always seems to enjoy his job is Zachary Shelton. He goes out of his way to make sure that every tenant has what they need and is very knowledgeable. Zachary is always smiling and always seems to have a positive attitude whenever I have an encounter with him.

The place was exactly what my girlfriend and I were looking for! Everything that we needed was here, plus all the nice amenities. All the furniture, and everything in the apartment is perfect! The community is a very nice place, and very well kept. And plus the staff there is so always friendly and helpful. Very great place. 5 stars for sure!

I am paying pretty hefty rent for my son who is attending college from Timbercrest. I pay them weeks early every month. Some very minor charges were supposedly emailed to my son for utilities $28 or so and now the bill is $125 for it being less than a week due. Called the office looking for some assistance on late fees because I wasnt aware and was to told NO from Arianna . Sorry if I misspelled the name. Thanks for your help and understanding.

This place is pretty alright. They are pet-friendly and they have a shuttle that comes to and from campus, which are two major things I needed in an apartment.Overall, any complaints I’d have would have to be with the residents here rather than the actual complex or staff. They often have a lot of events, some of which I attend. They even have events that include our pets. The events are ones that are actually desirable and not lame stuff no one would attend.Overall, I’d say it’s pretty nice here. I get like 500 packages and they never complain.I plan on renewing if that means anything.

The service at the Leasing office was amazing and the process from the tour to signing the lease was swift and easy. The facilities are very big and always look good. I like how its a 2 minute drive to campus so you can feel the peace when you get there. I can’t wait to move in in fall!

Worst management team I have ever experienced - I’m not going into detail because there are enough bad comments to convince you to not sign a lease here.I didn’t listen and moved here because it was cheap. I regretted it on the first day when I moved into a DIRTY apartment. 4 months in, I still have no key for my room door and half the appliances in my apartment are broken.Do not move here!

They only reason Im giving this place three stars is because it is affordable and the front staff is nice. Zach is nice and cute! Flirty as well but hes just a friendly, respectable guy. However, I was living there for two years. The carpet needed to be pulled, the walls needed to be repainted, and my toilet was leaky. Lets not even talk about the bugs. This summer was my last time staying there and for the entire month of July my air conditioning unit did not work. They will make sure to send you a bill for overages, but sending someone to fix things in your apartment? Good luck.

You really have to watch out for charges after you move out. They have an employee come inspect before you move out and say everything is good. Then after after you move they send damage charges with no explanation. I go to office at 3:30 in afternoon to inquire about and am told by front desk employees that she is at lunch which are students and are trained to tell everyone that (not blaming them at all). You send emails inquiring about charges and get no response. My page of charges was 1 of 367 from total sent out which totaled $66 for me but do the math 66 X 367 is over $24000 to the complex if everyone pays

Living here in the summer is actual hell. Some of the buildings do not have enough air conditioning units to meet the needs of the residents. Management doesn’t care. 85 degrees inside your apartment isn’t inhumane at all. Have fun blasting fans while literally FRYING. And don’t get me started on overages. Your overages will be so high that you might as well spend the $60 bucks extra a month on a nicer place. And don’t think the price you pay for rent includes privacy. Management will enter your apartment unannounced and even go through your trash. Save yourself, I can not wait to leave this place!

I have heard multiple horror stories about living here at this location and most are true. I almost lived here but what stopped me was that I requested information multiple times and reached out by phone, email, and even text and did not hear anything back until a month later when I already signed my lease else where. They have horrible customer service and even worse communication skills.

This place has terrible customer service. My son has put in numerous maintenance requests to have his bedroom door repaired or replaced. It will not close because it looks like the door was kicked in before he moved in. The shower also constantly drips. It is now October. He moved there in August. Be prepared to pay rent without having everything in working order. When the students moved in, they didnt even have molding in the apartment yet. It was not move in ready. Run from this place. Once you sign a lease, they will not repair your apartment. PLEASE DO NOT LIVE HERE.

Timbercrest management has been the worse especially for the year of 2020. I am a veteran student and was called to orders to help with the covid 19 pandemic. I asked for them to terminate my lease since April. They have not compiled, and have harassed me. If you are student I would not move here since they do not care for well beign of the students in this unprecisdent time in history.

DO. NOT. RENT. FROM. HERE. I literally just moved in a week ago and I couldn’t be more unsatisfied. I have no shower curtain rod, there are roaches in here, my toilet is leaking, the people above us are continuously playing loud music and nothing with be done about it, the washing machine and drier wasn’t even hooked up I had to fix that myself, I had to put the blinds up myself, the cabinet handles are broke and the shower drain wouldn’t drain and I also had to fix it myself. NO ONE WILL ANSWER YOUR CALLS WHEN YOU TRY TO CALL THE OFFICE TO REPORT IT. This is the most unprofessional place I have EVER lived. I’m paying 500$ a month, and I expect to get what I’m paying for but like I said we have so many issues and no one will resolve them. I shouldn’t have to play handy man when it’s your responsibility to provide me with what I paid for.

He showed me the premium unit model and explained everything to me in complete detail and took his time showing me around the unit and making sure to answer any questions I had. I would recommend anybody to visit Timbercrest and be guided by Myles. He was of extreme help and I felt in complete confidence throughout the entire process thanks to Myles. My daughter has been here now going on two years. Stormy does her best to help when she can. With that being said she is the only one I can ever get to help us. You are wasting your time calling the office. The young people they have answering the phones are residents that just say send an email. You can never get anyone on the phone at the office that can help you. They are always out of the office or at lunch per the young people who answer the phone. My opinion is they get so many calls with complaints that they are just trying to get you off the phone. There is way to many issues with this place that cause more headache than it is worth.It is one of the cheapest places for college kids but you also get what you pay for. And be prepared to pay fees non stop. Also always be prepared to pay at least 25.00 per month over on the power bill. If you can afford a little more I would go somewhere else. The little you save by renting here is just not worth the problems or how upset you get trying to get someone on the phone or to help you. If you do stay here make Stormy your best friend. Trust me you will need her and she is the only one who has ever helped us. If you do call the office do not tell them you have a problem because you will never get anyone to help you and you will be givin the run around. Tell them you want to rent and talk to a manager or someone in charge and you will get put right through. And the only reason I gave it two stars is because of Stormy. Actually she deserves 5 stars but this rating is not about her it is about the Flats.

I recently visited Carrollton, Ga in hopes of finding a place to live for the summer while taking classes at West Ga. I viewed multiple apartment complexs and came across Timbercrest. I can say I was very pleased with my visit. Instantly upon walking in, I was greeted by a lovely young man named Myles. I could tell he was a very genuine young man because the first question he asked me was Hey how are you doing maam is there anything I can assist you with today? All of my questions were answered and I even received a tour! They offered me affordable prices for some really nice apartments. There is even transportation to campus. I believe I am set on where I would like to stay. Thanks, Myles, keep up the amazing work!

I wish I could say I was happy with this apartment complex, but I cannot. The staff is generally friendly, but unfortunately that is the only positive. Our room smells like cigarettes and weed and was dusty and dirty when we moved in. Instead of a couch we recieved two office chairs. We were promised a TV would be mounted to our wall if we signed our lease, and apparently that was just a lie. The gate to get in to your complex is always broken. I think it has only worked for maybe 2 days in total since I moved in here in August. And worst of all, we receive an overage EVERY month. We have kept our AC unit off for two months straight, we literally have not touched it. It’s been set to off for TWO MONTHS, and we still receive overages. We even got an overage for the first month we lived here....we didn’t even move in until two weeks into the month and we still got a power overage fee. Please save yourself the trouble and find somewhere with more integrity that is more accommodating to your needs. I know many people that live here are college students that work hard to pay for their school and rent, and it is shameful to scam hard working young people this way.

I have been living at Timbercrest for almost a year now (10 months) and I think I’ve had enough time here to write a detailed review.Maintenance is good, they don’t take too long to come fix things for me. The rooms are ok at best. Faulty closet doors that come off the rail every single day. Also a really small space overall. The kitchen is too small to share for four people, there is just not enough cabinet space. My first real issue is management. The people at the desk are generally really friendly even though they generally don’t have a lot of answers. The managers are NOT so friendly . They get attitudes very quickly and it’s quite apparent that they feel like they don’t have to listen to our complaints because most residents here are students. They have a very “ better than thou” attitude which is honestly disappointing. Because they give a good face and make it seem as if they are super friendly.Also the way they handled the COVID-19 pandemic was quite disappointing to say best. I called The office the week before quarantine and spoke to Stormi about the restaurant I work At possibly being closed down, and Me possibly not being able to make rent. She practically LAUGHED at me and said that she doesn’t think things will be closing and NO adjustments would be made to rent or payment times. Fast forward to now, my job has been closed over a MONTH. Just saying I reached Out before the worst hit and was doubted and ignored. Also the gate is always broken and I’m going on my FOURTH day without WiFi. 4 days without WiFi while we are quarantined. That ridiculous.I will say this place has amazing night lighting and I never Feel unsafe outside at night. I have A puppy so I go Out at all hours. After living at student quarters which is completely black at night that feeling of safety is very appreciated.And to end off I’ll mention MOVE IN day. That was the biggest disaster I’ve ever seen. They called a day before move in to ask me to come days later, I told Them I could Not because I had Already taken my days off work to move. I was Told they would do their best to prepare the apartment. That’s honestly laughable. They did give small compensation for their screw up but tbh it wasn’t worth the hassle. And my roommates mom had to Demand just for us to receive it. (pictures of my apartment when I came To move in)So all in all I would Say living here is ok. The three stars are for the hard working maintenance and friendly desk receptionist. If it weren’t for the polite people at the front desk and the good maintenance team I would Probably say living here is not worth it. Cheap rent is not the only important thing to look for when choosing apartments so I would Keep this review in mind.EDIT: There is no need to reach out to the office. Everything I said Remains TRUE despite your reasoning and excuses.

This apartment get a 5 STAR for Excellent Customer Service and being very friendly. Especially Chaim Harris Chaim gave me my girls & my son Evan an exceptional tour of the beautifully upgraded apartment. Chaim has been accommodating very informative encouraging and supporting to transitioning my son to live at Timbercrest embarking upon his college life. We totally look forward to Evan living at timbercrest. I recommend the apartment to any upcoming college student. The apartment has a real dorm feel and living environment in which will help my son adjust to the college life. thanks again and God Bless Chaim Harris Jordan Wallace and the staff of Timbercrest. I am moving to Carrollton, so being new to the area is kind of intimidating. I found this complex through word of the mouth. I toured with Emily. She was so welcoming and informative. She really made it feel less intimating with her friendless, and answering any and all questions I had. I can definitely see myself love living here. Great staff and great complex!

Not only do I have an outside view of The Flats, but I have an inside view as well because I worked there. I can say with 100% confidence, it was the WORST job experience of my entire life. Management is a joke and they have no idea what the hell they are talking about. They break laws of fair housing constantly and should most definitely be shut down by now. The Property Manager has no idea what shes doing and goes out of her way to avoid residents/parents that she doesnt feel like dealing with. The gates are always broken, maintenance is trash, and overages are outrageous. The Regional Manager MADE all staff rate the Flats with 5 stars, so if you see a positive review, check the name because its most likely a staff member. They are so unorganized and unprofessional. They dont care about anything except for taking your childs money. DO NOT LET YOUR KID LIVE HERE. Les, the assistant manager, I saw a few bad reviews about him, but hes not a bad guy- hes honestly just doing what hes told to do so he doesnt lose his job. Same thing with pretty much the rest of the staff. The problem here is the PM and RM. They dont know what theyre doing and should not be in Student Housing, Hey, maybe theyll get bad enough reviews from angry residents, like myself, and be shut down eventually?

When I first moved in, I was a little skeptical about how living here was going to be. But as the new management came in, I saw a few changes and upgrades were cool. The staff helps me out when I need something especially with the coffee bar. They have definitely improved.

I’ve visited Timblecrest multiple times and each time, I have always been greeted with their friendly/professional staff. One of the staff members, Tatianna has always gone out of her way to make sure I’m taken care of. She personally invites me to their events and makes me feel welcomed. They go above and beyond to ensure they meet your needs.

I decorated my door for a Halloween contest event and won. They used my door in multiple ads/promos and my roommates and I were never given the award that was promised. Overall: nice apartments, terrible customer service with the student workers and management not really caring, and terrible response time in maintanance requests (I spent 5 months without my vent working and would overheat at night). Terrible place to be if you have a legitimate service dog and disability (unaware of ADA and HUD laws) because theyre careless and don’t care. I’m so so glad I’m out of there, and I’d never recommend anyone to live there.

This apartment complex is ridiculous! Was not move in ready! Toilet was broken & leaking, blinds completely damaged, lights broken and flickering. Floors were being put in as we were moving our loved one in. Stove top rusted. The 2 stars are for being able to talk to someone about it.

This office is entirely unproffesional in terms of management (besides stormy). They waited until 8 months after I had moved out to send me to collections over $45 that I was not made aware that I owed them. BYL Collections told me that the office had tried to reach me several times by mail or email (neither I, nor my guarantor, received any such notice). This is highly unproffesional, and given the timing given the current situation of society, a rather twisted way of trying to keep a run down complex from going under.

It is very sad that the day of moving into my daughters apartment was awful to say the least.There was a dead roach on the floor when we walked in. Holes left in the ceilings by whoever switched the lighting in the kitchen and laundry room. My daughters bathroom sink was leaking underneath the sink. There was a hole in the bathroom door. There was trash on the carpet and kitchen floors. The entrance to the apartment the door panel was off and pushed to the side and not put back in its place. My daughters best friend had dead 2 spiders in her tub. My daughters bedroom key doesnt work so she cant lock her door currently.All of my daughters roommates including her and myself(Mom) had to clean up the apartment ourselves before we could move any of our belongings into the apartment. When we complained to the manager she kept making promises but there were to many people already complaining about their apartments not being ready as well or trashed. And when the the cleaning personnel did show up we had already cleaned it up. It sad that you feel taken advantage of in this situation.They made sure each student paid the first months rent though and didnt take any thing off of the first months rent due to the apartment not being move in ready. My advise is to always always always and I do mean always read up on reviews before you move in especially at this location. Because I would have allowed her to move in otherwise. The lights outside the apartment dont work/ come on at night like they are suppose to. The kitchen sink had some rust or something on the side of the sink. And when you turn the water on the water is not coming out of the faucet correctly. Living in the dorm rooms may not be too bad if you are having this many problems with apartment complex. Very sad.And I took pictures of everything and the paperwork that was filled out by my daughter before she moved in. Her toilet was dirty looked like it hadnt cleaned in awhile. 😡😡😡😡
