This is by far one of the best properties I have lived at. They have so many floor plan options it was hard to choose which one we wanted to move into. It is very quiet at night which is rare to come by nowadays. The property manager Diana is great! Any issue that we’ve had she’s personally stopped by to make sure it was taken care of, she really cares. Did I mention the dog park? It’s great for our dogs and they love it! Not too big or too small. It is the right size for our dogs to play in. The property is in a great location near Addison which works great for when we want to order food to go, very convenient that they are near. This property also has a nice gym and the pool is one of the best we’ve ever seen. Lots of room for everyone. Very budget friendly and there is always some kind of deal going on for new renters. The only real hard choice would be choosing the unit you want to stay in. They are all updated and each new unit we see just gets better and better. Don’t miss out and regret not moving here! We are glad we didn’t!
These apartments have been very courteous & respond to my needs in a timely manner. Also due to the snow storm, they have been great at communication & trying to get everyone back up and running.
Ive been here for some time now and I love the place. Everyone is friendly but also minds their own business. From the maintenance team up to the corporate office, everyone has been helpful and there for whatever...Titus is awesome, very helpful. Mr Darrell on the maintenance side always handles any problem I have... expeditiously.
Nothing but issues with this place for the almost year that we have lived here. Unprofessional front office staff and CONSTANT turnover with who is in that office. They always seemed bothered by asking anything at all. We just found out that the pool wont be open until JULY because they are just now about to remodel it. WHY WOULD YOU WAIT UNTIL SUMMER TO REMODEL THE POOL............... They also took away the 24 hour gym, now its only open when the office is open. Tell me what good that is.. The gates NEVER work. One might work, but then the other one just sits wide open. Its super safe. So basically there are absolutely zero amenities of living here. As for the apartments, they are very run down. We spend so much on electricity because the doors and windows are not properly insulated. The washer and dryer is included, but they suck. It takes hours for ONE load to dry. Its also another reason our electric bill is through the roof. My apartment also didnt come with a door to hide the washer and dryer like in the pictures. The neighbors are awful, its ALWAYS loud and smells like weed. Its just the cherry on top of everything. LONG STORY SHORT, PAY MORE SOMEWHERE ELSE AND SAVE YOURSELF THE HEADACHE.UPDATE: They told me a month ago they were draining the pool that weekend to start renovation. Since then, nothing has been drained. And worse, it hasn’t been maintained!!!!!! IT IS GREEN. Before it was green there was a duck who liked to swim in it, but now it seems even the duck finds it too gross to swim in...
I definitely like the place, it is very quiet, clean, the neighbors are very friendly, we have no problems with parking, in the leasing office very friendly and with an excellent service attitude, always attentive to help
I’ve been a resident here for 4 years and although they’ve had changed in management and issues throughout that time period I can honestly say TITUS has been the best thing to happen to this community. He’s honest and upfront and really has a heart for the community and the people living in these apartments. He recognized that we’ve had issues and instead of making up excuses he jumped right in to help us out. He’s made my experience here far better than i could’ve imagined. Titus thanks for all you do.

He’s the main reason why my guy and I honestly moved here to this property due to the awesome reviews we read about him. He’s amazing at what he does!!! I would like to commend the property manager and Titus on their professionalism, patience, and kindness. From the very first time answering the phone to set up a tour to receiving my key in hand was a breeze. Their warm, genuine personality alone will have you wanting to stay! I love my townhome!
This property has seen better days until Wendy and assistant have came and started the changes!! They have worked to improve the property in as many ways as possible, with a caring approach to me as a resident. They are more than happy to help and work with your to fix any problems brought to their attention. If I could give 0 stars I would. I would truly ask if your thinking about moving here just ask someone before you move just look for someone walking and ask how is it here and see what they say. This has been a disaster from the start. I moved to this apartment one month ago today and I have been moved to three apartments one apartment due to my choice. I moved in to a NOT ready apartment( missing door knobs, water not working, apartment not clean at all,etc) that flooded the night I moved there so 2 days later I was moved to another apartment. It was nice the first few days but then my water would not get hot contacted office but it took them almost one week to come out to get it fixed. That’s not it then my heater was not working properly it took them again over a week. Fast forward due to circumstances beyond the apartments control(A fire) I was moved to a third unit my request (at this time there was new management which the office really is trying to fix the problems) The first night I turned my kitchen light on and there was an infestation of roaches. I have stayed in two other apartments and never had issues but within one month all this has happen. I now have to make everyone INCLUDING aware of what’s going on. PLEASE DO NOT MOVE HERE YOU WILL REGRET IT.
Stole 350 from me after I was transparent about every even took a hundred dollars deposit and I never move in Crooks DONT MOVE HERE NO PARKING AN NO ONE DELIVERS HERE BECAUSE THEY GET ROBBED WORST PLACE EVER!!!!!! I LOVE our new Manager! I have lived here for 6 months and really enjoy my apartment and neighbors. The grounds are immaculate and my work orders get taken care of the same day.If your looking for a nice place to call home, I definitely recommend Branch Creek!
So I’ve been living her about a month now, and at first there were a few things wrong when I first moved in, but they’ve all been taken care of in a timely fashion. Shana has been amazing to work with, and takes time to remember you. I have been living at Branch Creek for 2 months now. The buildings are a little old on the outside. The inside of my unit looks remodeled with new carpet, fixtures and counter tops. The people who live in the building are a little rough around the edges but for the price and amount of space I have I can deal with it. There’s always plenty of parking which I like. The management is very friendly and quick to respond to my service requests and questions. So far I’m satisfied with Branch Creek.

I just moved here and its very clean and quiet. I was a little nervous after reading the reviews, but I had a chance to see for myself. There were a few things I needed done after moving in, and they were fixed right away. The Manager was cool and she took care of my what I needed.So Im good here.

Looking to move out of here. Management is always changing so they dont really have solutions for any of the existing problems. The people that have moved in since the last change of management are making the community unsafe. They leave their unattended kids play on incoming traffic. We dont get pizza delivery bacause they assaulted a delivery guy here.Management made us put a sticker on our cars and they dont even enforce it. The parking lot is always full. It looks like my neighbors own a dealership and their customers/visitors are always knocking on my door,one of them was on drugs and was trying to come in to my apartment. Weve called the police but they didnt show up. I had to put cameras because someone tried to break in. The sewer is messed up and dirty water will come out from UNDER the toilet, maintainance says it happens often. Theres mold on all windows and air vents.

I been at branch creek since September 28, 2018, and I must say I love my apartment, my neighbors have been cool so far, the new management has been awesome, friendly and helpful, all my requests have been met by the office staff, only bad thing was when I first moved in I seen a couple of bugs but I called the office right away and they took care of it immediately, still see them from time to time but I keep my place clean and of course bugs don’t like that so I barely see them, that’s why the four ⭐️ ⭐️ 🌟 🌟 but other then that I would give five stars ✨, thanks branch creek don’t let me down...
I have been living here for about 4 months and the previous manager I wasnt impressed. However there is this new guy name Matthew that has taken the extra time to make sure that I all my work order are being complete, After multiple request to the previous manager. Matthew came on board just this month and has made a huge different in this community in just a small of amount of time. Matthew I just want to say THANK YOU!!!!! You are awesome you!!! I look forward to see the changes.

Here we go again, DO NOT MOVE HERE!!!! My apartment flooded for the fifth time last night. The staff here is very rude and they really dont care about what is going on here. I have asked them many times to fix the problem but they will not do it . My experience has been awful since the first day i moved here in December. DO NOT WASTE YOUR TIME LOOKING HERE. The staff here just really doesnt care. There is no pool to swim in, dont understand why they did not redue the pool during the winter and spring so it would be ready for summer, there is a work out room but not able to use it cause it is only available during business hours. I work during that time. Your electric bill will be very expensive cause the doors and windows have weather stripping on them, i asked to have this fixed, i was told it would be fixed when they renovate the apartments. That has not happened and probably wont. If I could get out of my lease i would but i am sure they will charge a lot. Also the dog poop is everywhere you can smell it while walking down the sidewalk and they also will tell you what you can and can not have on your patio. It is terrible here, please dont waste your time or money here.
Do not move here. Theyre more interested in their parking rules and trying to get your car towed than fixing all the issues with the buildings. Water damage, anthills, chimneys laying around the complex from a storm more than a month ago, blue tarps on the roof instead of fixing them, gates that have worked for a total of 48 hours over the course of 3 years... They dont care about you or your problems.
This property has real potential! I absolutely love the leasing staff. Shaneil is the best property manager that Ive ever had the pleasure of renting from. She has excellent customer service and it’s not hard to see that she cares about her residents. The application process was simple, and it was very easy for us to get into the apartments. However, the prices are too expensive for the quality of this property. For instance, Ive been here for 5 months. Theres almost always trash all over the community grounds. There are always people outside hanging out (which can be unsettling for a woman walking alone). Maintenance here is a huge issue. There was a storm that knocked out our AC. My AC was out for a week and I had children in my home SUFFERING because we could barely breathe. They fixed the air conditioner, but somehow forgot to check that my apartments AC was working. It was to the point where I was about to call the city to file a formal complaint, because it was 100+ degree weather and were on the 2nd floor (in a town home that also has stairs) so you can imagine how HOT we were. After they finally fixed our air, our washing machine went out. The maintenance supervisor came to our house and told us that we needed to count our washing machine as a loss, because this property is completely broke, and they cannot afford to buy us a new washer. It took two additional weeks for someone to come out and fix a simple part on our washer. It took over a month for them to come and fix a leak from my ceiling that was leaking all over my bathroom every time the AC came on!! Also, when my neighbors moved out, MY HOUSE WAS BOMBARDED WITH ROACHES 3 MONTHS AGO THAT I CANNOT GET RID OF NO MATTER HOW MUCH I SPRAY AND CLEAN MY HOME… and now it appears that gnats have entered the equation as well. I am not bashing this property; however, I am only stating what I have experienced thus far. If you are looking for a place with great customer service, this place has it. If you can deal with constant maintenance issues and you honestly just need a place to stay, look here!
I am in agreement with all of the other reviews. I have lived here for almost 1.5 years and since moving in have had issues. First they showed me a model apartment, the larger version, but after I signed my lease and received my keys I was in a small horribly maintained apartment. The sinks are always backed up, I have mold from a prior leak in my ceiling. I was told that it is not mold, but mildew and they have never fixed it. The pool is still in June not open, the gates never work and the picnic area is a joke.I have started to see roaches, when the old management was in place we had pest control, since the new management has taken over, not once have they come. We pay HIGH water costs because of allocation but when you request to see the master bill they never provide it. They have rented out many of the apartments to a company that moves their Indian employees in, 6-7 per apartment and they have taken over the entire complex. They are loud and walk around the complex day and night smoking and dropping their cigarette butts everywhere.Dog owners have ruined the dog park, which is nothing more than a fenced area. The smell is horrible from all of the feces that is never picked up. The inside of the apartments are not updated at all, there is still popcorn paint on the walls, and the tile that is painted over peels off making it unsafe for children. The maintenance is a joke, the apartments are not energy efficient at all. It is freezing in the winter and hot in the summer. Your electric bill will be astronomical because they refuse to do anything about the windows. The thermostats are so old, there is no way to properly maintain the correct temperature in your apartment.There is so much wrong with these apartments and for $1000+ take your money elsewhere. The management team is not helpful but condescending and corporate is no help at all.

First month I lived here back in September 2018 my bedroom closet was rained in. No one came to fix the problem for about a month, but they still wanted their rent on time even though the conditions were terrible I have photos that I will keep to show anyone if they need proof before moving there. Also, they changed management about four times when I was there. Shana was the only one at the time that understood the problem and issues behind living in a place were mold was growing in the walls and kept me and my husband sick until we moved out. We voluntarily moved because they raised the rent on us as well was suppose to be paying $975 and it went to $1200 without a letter or anything. I’m wondering was the extra money being pocketed!!! So I really didnt want to give a 1 for a rating it really a 0 for me.
Recently moved in a month ago, despite the reviews. The new management team was very welcoming and took care of everything I needed. It is very quite here and so far I like it.
Warning: crime concerns.Spoke with a few residents and they warned the front looks good but the back is trash.Also that miscreants wander in and stir up trouble at night.Rent I hear is cheap though, $1200ish for a 3 bedroom.Also heard overall the interiors are ok

Save your money or spend it on other apartments because this place is not worth the scum under my shoe!!!! Rude staff, poorly maintained apartments, and all together a whole mess. They never answer the phone and almost never come to fix anything when you call. Move in specials are not worth it.

So I just moved in beginning of Oct I saw the reviews was a little skeptical on moving to this property. After I met Matthew he made me feel so welcomed and assured me that everything was going to be fine. IT WAS!!!! I later looked at these review dates and realized they were from the prior management. I met Matthew on his first day on the property and by talking to my neighbors they informed me that the people in the office now are more caring and concerned about residents issues which was a relief to hear. So far I Love My Town-home. My family also helped me move in and everyone absolutely loves it and the area they also were impressed how clean and well kept the property is, So before basing your decision on the reviews actually take time out and check it out yourself and ask Matthew I promise he will make you feel right at home! :)
Im in total agreement with all the reviews, and after reading all of the owners responses it seems they keep evading the the concern about the water bill. Why is that? Why cant the tenants get an answer as to why the water bill is so expensive for an apartment. Could it be the 4-5 people in an apartment that Ive read about? its not fair to the other tenants if they are paying for other people usage. Also, Im hoping youre addressing the Management problem as well. Seems as though whoever is in place is not doing his/her job and they arent very friendly. Should think about addressing that issue as well. I did a walk thru and you have your work cut out. The hallways need a power wash. I saw trash everywhere, beer bottles and numerous people just walking in the street. Ive always wanted to live there and Im a bit disappointed on the property.
We have had a very good experience during our tenancy at the complex. While we will admit that not everything was as good as it should be; the few times that I needed to contact the office, the manager was always responsive to my requests. Which means everything to me. They are obviously attempting to improve the property, so its nice to see the gradual improvements take place.
I have lived at Branch creek for about few months now and i have to say that its improved since ive been here. The management is amazing and the maintenance is always on point especially Robert.

Ive been @ 2250 for about 2 and a half years and Ive seen about 4 office management people come, and go. The first 2 were horrible and didnt care much for requests. Then came Ashley which made it a little better but the effort was temporary. Clea, which is the active property manager has done a good job responding to my needs. I do see effort from the staff to try and make this place better. Ive never really had an issue here.
Dont move here! The day i move in i find...The unit has holes in the walls there are cracks and spaces in the cabinets .Took them two weeks to come half way do repairs. The place is unsafe as there are no lights in the parking lot....stairs rickety and trash on the grounds! Leaving asap and i have only been here two weeks.
Do not live here!! They do not care about your health or wellbeing there was a fire just 2 doors down from my apartment and the windows got blown out and they left it like that for almost a month letting rain, bugs and birds just fly in they wouldn’t even put up a tarp to cover it and now today there’s black mold in my apartment. Bugs are everywhere they do not clean the apartments prior to you moving in and try to hide serious problems with the property from you I’m begging you do not live here!! These apartments are in horrible condition and the management is terrible and treat you like dirt
Run away! They have a roach infestation throughout the community. I see/kill about 6-10 roaches a day if not more. They are all outside, crawling on doors, crawling on the sidewalks, inside the apartment. Maintenance evene painted over dead ones. Ive had 5 different mangers since moving in 6 months ago. Mold is in the vents. Roof leaks. Apartment was still being worked on when I moved in. I didnt even have my microwave installed. maintenance request arent completed and they have had turnover with them. Living here has been depressing. Health has suffered because of the pest and mold but they are not doing anything about it so moving asap.

Ive been living at this community off and on for the past 6 years now, and today its never looked better and feels more like a community. I also read all the negative reviews but again, today, is the first time and all those years that I now sit on my balcony and enjoy a cup of coffee. Also big kudos to this new corporate director who reminds me of Obama/Denzel Washington everytime I see him. He is always focus with a game plan and extremely genuine, which is rare.
If I could give this place a lower rating, I would. After having lived in multiple apartment complexes throughout the years, this was by far the worst experience. Ever. Everything started off great, as I’d just moved from Virginia after separating from the service, my wife and I were in a hurry to move into a place. We came across Branch Creek and when given the tour of their larger two bedroom loft, I was quite happy with it. (This was the model). We signed the paperwork and I paid my deposit. This was mid November of 2017.Fast forward a month to our move in date. (December 15th). I went at around 9 am to pick up the keys and to give my first month (pro rate) rent. I was told, by Mona, the property manager that I was not going to be able to move in until 3pm because they were doing some “final touches”. According to the lease agreement, I was not given a time to move in and was aware that I would be able to move in that very morning because that was my move in date, so I grabbed the key and stated I would do a walk around of the apartment. To my surprise, the apartment was DESTROYED. There was two men in there painting, all of the light stitches and plug sockets were on the floor, and the floor plan that they were trying to move me into WAS NOT the floor plan I had signed for. They were trying to move me into the smaller apartment. My wife and I went to the front office to make the complaint and right off the bat, the property manager, Mona, was incredibly rude. She told us we’d signed the lease and there was nothing she could or would do and that we were stuck. After some time and a threat to take this through the legal channel, she agreed to type up a document stating that we would be reimbursed the money we had paid them and that the lease would be torn up and thrown away.Now that’s where the problem SHOULD have ended. It didn’t. After a month of waiting for this check, I contacted the corporate office. Apparently, the request wasn’t placed to the corporate office until a week after we had had our lease broken. I was given the run around by Cindy, the account manager and Meghan the HR manager for about another three weeks. After various phone calls and reaching out to the head office in Los Angeles, I was about to finally get a hold of a regional manager. He got us our check in two days. This was TWO whole months after the fact. I would never wish this situation on anyone and really hope that the appropriate action was taken and this never happens to anyone else.

If you like loud music, look no further! Some tenants here like their music...a lot. So much, that they like to share it with others. So if you like loud music chosen by your neighbors at all hours of the night, this is the place for you!

Sorry i have to give one star because there is no zero point to-system.I dont want to write a huge paragraph about this apartment but if you didnt sign the lease then go somewhere else. After you work hard and come back to so called apartment/home is a dump.If you are still signing the lease after reading this that means you will be in my position and you soon will be writing the same thing i am writing today.If the apartment manager is reading this then please dont deceive people anymore. You need to call the Corporate office and tell them there are leaks in the apartment and when it rains its all mess for the tenants. There are more but there is no point. I hope you will be in this situation and your landlord will treat you like this one time.
This was the worst place I have EVER lived in. My air conditioner broke and they could not get it fixed for a couple days. My roof was leaking and it broke my TV and all they did was lay a thing patch over it. I had ant problem the WHOLE time I lived there. I could NEVER get a correct answer from people in the office. And when I Finally moved out they sent me a $700 bill!!!!! And they sent me to collections after 10 days. Unbeliveable!!!! My friend also resides here and is leaving very displeased!!! Do NOT move here!!!!!! They may make it seem really nice w/the washer and dryer in the unit and the fixtures but you WILL regret it!!
We went to sign up last july 2017 and it was nightmare.They were renewing apartments we paid deposit and application fee without even looking the model neither property.Manager Mona promises new floor kitchen cabinet kitchen cupboards etc and so on.She gave us several days to move in but all the time same excuse final touch ups.We ended up being kind of homeless situation as we have already given notice and there were no sign of moving.Finally 1 day i managed to see apartment next to our apartment it was half way to complete.The landings outside were rusty and dirty without reasonable lighting for night.And the apartment we were told to move in was next to it i manged to get to see our apartment which was promised to ready by next 24 hrs.It was nightmare for us.Its was no where to be ready in next few weeks or days.Anyways the whole situation was worst we have no where to live and apartment looks horrible from outside to inside.It took us really 4 months to get deposit back but half of the deposit they kept it.It was really horrible experience. Bad Management pack of lies.

THESE APARTMENTS SUCK! Been living here for almost 6 months and its been nothing but problems!We have mold growing in our restroom due to the leaks in the ceiling and we keep bugging them about it and they have not done nothing about it! Our AC didnt work for a while but they finally fix it after a month! and when it rains our apt gets flooded told the office about it seem like they didnt care and did nothing about it so our next step is going to the city! DONT MOVE HERE!
Don’t come here because it smells like dog poop all the time and they have a lot of complications with some buildings. Another thing that we have had issues with is the management at the front office due to rude people. So if you are looking for a nice place to live don’t come here.

There are several tenants that play their music very loudly. (While they drive through, clean, or sit in their car, talk with friends, etc) Last night there was music so loud it woke me up at 2:30am and is heard from the complexes surrounding Branch Creek. Nobody thinks your ghetto music is cool. Turn it down.
CANNOT get a HOLD of no one. Ive been trying for 2 days. I applied and they wanted an additional non refundable $300.00 deposit plus the $400.00. they put a hold on the total amount at my bank when i had not agreed to anything they even sent an email stating that I needed to confirm before proceeding that I DID NOT confirm. They are now stating they can keep the money up to 60 days, RIDICULOUS....DO NOT PAY ANYTHING until approved!!!! Worst experience ever. Until this date NO ONE will call ONLY emails.
Branch creek is a HORRIBLE PLACE TO LIVE !!!! Please don’t waist your time even calling or looking at this place ! For starters the office staff are RUDE & UNPROFESSIONAL! They don’t care about your living situation as long as they are getting paid ! The apartments are infested with ROACHES! And everything is falling apart ! They redid the office but don’t care about the apartments ! Please RUN AS FAST AS YOU CAN FROM THIS PLACE ! $1240 is not worth this living condition !
DO NOT MOVE HERE!!!Edit: Since my last review a new management company has taken over... they are awful as well!!My roof has been leaking, when I called to have someone come fix it Arnetia (the assistant) didn’t even give the maintenance man the message that I even wanted him to come and look at it. Then when I called again they sent someone out and removed my vent to let it “dry out” only to find BLACK MOLD the vents are covered in it!!! [I previously asked Arnetia for an air filter] when I went to follow up as to what was being done about my apartment, I was met with her reluctant to open the locked door (during business hours) she told me she was sick, then told me I had to leave or she was going to call the police and that she was glad that I never got the air filter. How absurd!!! I’m sorry I asked you to actually DO YOUR JOB!!I called again today and no one even answered the phone.Every one of the neighbors says the same thing... the office staff threatened the police, they are rude to them, and that there are roaches in their apartment! This place is a joke! No wonder there are so many empty apartments. DO NOT MOVE HERE!!!................................................................................Do not move here!!! I live here and there are only problems!!! I cant wait for my lease to be up!! Lets start with every time it rains or the sprinklers come on the sidewalk floods with mud. They do not pick it up despite the fact that Ive been asking for 3 WEEKS NOW and lie about having cleaned it up (who are you kidding lady I walk through it EVERYDAY with my stroller and dirt/mud gets EVERYWHERE.)Today I slipped in the mud while carrying my daughter, 0 craps were given when this was brought to Cleas attention.Moving on to the fact that I cannot walk outside the gates with my stroller to take my children for a walk because the sensors will only open for cars, and the there is no handicap/stroller accessible way out.This was the 3rd conversation about it and no attempt to rectify the situation.But my rent has gone up by $200 since Ive moved here and this place just keeps getting worse.As a bonus the landscapers trim super pointy leaves onto my patio and dont clean up after themselves and Im left to deal with it or the leaves go right into my daughters feet.And lets not even discuss the roaches and biting ants that are EVERYWHERE despite having to PAY for pest control.The mismanagement of this property is ABSURD and UNPROFESSIONAL and something needs to be done!!!
I moved in mid February and it’s been hell ever since. Nothing gets fixed it just gets covered up with dirt to hide the problem. My A/C keeps going out because they have failed to replace the parts needed for the electrical switch board that I was told would be replaced back in feb due to issues I was having with my heater at the time. When you call the office they say they will submit a request but never do so and whenever I call the emergency line they never respond either. I’m very unsatisfied with how they take care or their tendants here. No respect, no communication, and problems never get fixed. Since feb I think we’ve had like 4 different managers so it’s obvious that they don’t have their stuff together. Since this is an electrical problem I’m concerned about my families safety since they have failed to completely fix the problem permanently and just look for a temporary solution. I warn you DO NOT MOVE IN TO THESE APARTMENTS. It’s definitely not worth it. Keep looking because I’m looking to terminate my lease early due to all this mayhem.
Management has been working diligently to resolve the issues I was experiencing. There have been improvements made within the community that complement the complex.
I am not a Tenant here, but almost was.So, why am I writing a review? Because I feel that Ms. Clea in the front office went above and beyond to answer my questions, and make sure that we felt welcome there, should we have chosen to make this place our home.You see, our residence that we were moving from (A Town-home) had burst a water pipe between our floors, flooding out our entire 1st floor. So time was of the essence in the move, because management wanted to re-construct the entire unit. Ms. Clea understood this, and immediately went to work trying to find what she could. She mentioned that if we chose these apartments, that she would try and work on all the paperwork ASAP.She kept in contact with me via phone and text (She did ask permission for the latter, which was very appreciated). Even after informing her that we had ultimately ended up on a different place (That was just built), she was kind and courteous, letting us know that if we ever needed anything in the future, she will always be glad to help.I toured a remodeled Town-home, and you can tell they definitely did a good job on the remodels. The space was nice, clean, and bug free (No matter how much you spray, you’ll always find some type of trace if there are bugs, and I couldn’t find any traces). The resident grounds were nice and kept up. Fellow residents were welcoming and friendly.I was hesitant at first to stop here due to some of the reviews, but I noticed many of the reviews are old. It’s apparent to me that the new management, and Ms. Clea, are doing a great job addressing the issues, and making this an excellent community to live in. As with all business, change takes time. And it is apparent to me, that as time goes on, this company seems to be making the proper changes (Such as keeping the pool clean, making sure the security gates are working, and addressing a few other concerns I saw in the reviews).Although me and my wife did not end up moving here, we would not hesitate to look at it again in the future, should we ever need to move again. The value of the unit vs. the price of rent was exceptional (And I toured about 10 different locations, so I had a lot to compare to). The fact that I’m willing to write a review about this community, despite not living here, should show how much a great impression they left on me.

SLUMLORD!!!!!!!!They raised my rent by $900 the 1st year and then $1365 the 2nd year. Let me tell you what they havent done....They havent fixed the gates in two years. We started with two pools, now we are down to ONE FILTHY pool. The maintenance staff is under staffed and you will have work orders closed out, with no work done. The conditions of the Apartments are a D class, but they are trying to say that they are marketable to the apartments around us. Not even close! Pay the extra $100 a month somewhere else, because its not worth paying almost 1200 for a two bedroom in this complex.

Worst place to live! Not only do the police harass you, the complex has went through 4 different managers since I’ve been here Feb 2017. None of the previous staff communicated with the new staff upon leaving as well, practically handing off the apartments like the piece of trash they are! Started off with Clea who was the sweetest person ever until I signed my lease & paid my fees with a NetSpend card due to me not being comfortable with giving my banking info to her over the phone. She was completely ok with it told me it wasn’t an issue & literally 2 hours after signing my lease she sent me an eviction notice via email saying I had to use a traditional bank. Needless to say that should have been my sign to leave but against my better judgement I stayed only for Clea to be terminated 3 weeks later. Then Ms. Tina came never had one single issue with her she left after maybe a month if that, then another group of staff came & left after a few weeks. Now Mona Varela is the new director on premises. She’s the nastiest person alive very rude never puts in work orders, removed the option to pay fees online which is a huge inconvenience. Mona never has any assistance in the office which is probably why she’s so sour & unprofessional. My lease is up 1/31 & I would not recommend these apts to a soul. The worst experience of my life!!! The one star I provided should be a negative 👎
Sadly I too do not have much good to say. The roaches here are unbearble my husband and I moved in in August 2017 when yet another new management company had recently took over. Since August we have had some one come out and spray numerous times. Guess what? We still have roaches, in fact it seems like they have a full on infestation problem to where all units in the building need to be bombed. Im a clean freak and I find it upsetting that I know for a fact that my neighbors are nasty yet when I complain about trash being thrown about or furniture being left by my door for days Im the one that is questioned. Hello people why would I complain if it were me doing it? I feel like the new people in the office are more concerned with chatting with each other than actually making sure tennants needs are being met. Also dont believe the hype about remodelled units, the remodel is shabby and looks like kids did it. We have exposed nails in the cabnents, under sinks were warpped with water damage and the paint on the walls is uneven. There is a reason why this place is cheapest on the block. Take it from me keep looking this place isnt worth your time, money, or sanity.
The worst place if it is maintenance during my year we have had the worst management and maintenance team I have paid everything for outside experts to do so because here you will never have maintenance and it should be noted that the 4 or 6 manager that I have I had during my lease year they are racist, arrogant and very rude, they dont have cordiality, I just congratulate Mr. Pancho for maintenance, he was here for 1 week and I try to solve my problems of water leakage, the broken toilet, although when we left there we were all the 1-year contract with the honeycomb the scourge of centipedes, the moo in the A / C and never cleaned the carpet full of dog hair and thus delivered it dirty, due to my situation of having a place so I accepted it and they They said they would clean it and it was never like that, dont come here to rent.
Where do I begin? Before Busboom took over the property, past reviews included loud music, smoking weed at the pool, break ins, green water in the pool, gate not working, roaches, rats, dog feces. It was described as the bad neighborhood in the middle of a good neighborhood. Then I read how Busboom began to change things. I began to hear about our property manager Cleo and how dedicated she has been to clean up the property. I was living in another Busboom property and needed to move to be closer to work. After reading about the many improvements that were made, it made me take a look. I was very impressed. People in the past have said that the apartment they moved in to didnt match what was shown to them. But that was before Busboom came in and made changes. My townhouse is absolutely beautiful. Wood floors, remodeled kitchen, my neighbors are friendly. The pool is beautiful and I have not heard and loud noise anywhere. Its a quiet area. I am extremely pleased that I moved here. With almost any business, you will see that most reviews are made by an unhappy person. Most happy people dont think to take the time to write a review. I wasnt living here when the craziness was happening. I would have left. Im glad I missed it. All I can say is what I see. And what I see is a beautiful property that has a management team who cares. They are continuously making improvements. Im glad I made the choice to live here.... By the way... Those French doors are everything.
I dont live here but I was coming by to take a look at the complex after mention to the leasing agent that I would come by. Once there, there was a sign in the door saying they will return at a later time. Mind you, I told them ahead of time that I would stop by and stayed there for over 30 mins. However, after reading the reviews about these apartments, perhaps it was a sign for me to not rent here. Thank heavens for reviews!!!
Where do I start?This has been the worst experience we have ever encountered with a apartment complex, and I have had a few bad experiences. First off they lead you on by showing you this beautiful MODEL apartment, then when you sign the contract they hand you the keys to a poorly maintained apartment.Since the day we moved in to the day we moved out we have had a issue at least twice a week sometimes more. Winters are cold because their heating systems are so old, took the maintenance crew 3 times to fix it we delt with a harsh winter by using the chimney and blankets. Ridiculous since we are paying almost $1,000 a month to live in this rat hole and our electricity bill would come in close to $500 a month!Then Spring and summer came, and the real problems began, first off a leak in our restroom ceiling every time we turned the a/c on after a few weeks of reporting the problem, they came to fix it their temporary fixes never worked and our ceiling was full of MOLD! in our restroom, water always leaking on our belongings. (Not to mention the mold growing in the path ways of our apartments) also a giant leak outside our door and neighbors doors for over a week. The swimming pools were also filled with mold for months on end.When it finally came time to leave we sent a notice to the office in which they replied that it was TOO SOON to accept it, so we waited and sent it the month we were leaving, they then sent us a letter charging us a prorate for delivering the notice 6 days late.They sent us multiple letters saying changes were happening, they began construction on the outside of the building in which they took all the siding off the back apartments, after about a week, the construction crew left and its been almost a month that the buildings have been with no siding, just showing the black cloth and orange nails, wires, and hanging lights. Besides the fact that its a hazard, it remains there, then the NEW manager wanted to encourage and convince us to stay, even though rent would be raised LMAO!All in all we have way more complaints, we are currently hiring a lawyer and have reported this to the city, I have also taken the liberty of creating a facebook like page to display pictures of the horrible management since the day we moved in, about 300 photos and videos will be posted, I will add link to a review in the next couple of days.***** DONT MOVE HERE! *** DONT MOVE HERE! *** DONT MOVE HERE! *****
Where do I start. Im staying anonymous because unfortunately I still live here and Management is so dirty shell probably try to find a way to get rid of me.Ive been here 2.5 years. It started out just fine. The old owners were very professional, and attentive to the tenants and listened to us. My water bill was no more than $18. Then May came around and we got new owners. June came and my water bill went from $18 to $42. They call it allocation, but when asked to see the master bill nothing is provided. Every month my water bill goes up. I am now up to $80 for water, trash, sewer and pest control. Theres three people in my apartment but my husband is a truck driver and is gone 2.5 weeks out of the month. So, basically its just me and my daughter. How in the hell can we use up $80 worth of water. My sister lives in a 2500 sq. feet home and pays $80 a month for water and she has 3 little kids and a sprinkler system in the city of Carrollton. Something about this isnt right. But of course management doesnt have a clue, or just basically dont care.Speaking of Management. When the complex was bought by the new owners we had some hiccups, but Ashley was right there to answer questions. She was very professional and was right there to walk us thru the tough times. She was understanding and very very approachable. But the one they have right now needs to chose another career because its evident shes only here for a paycheck. She is the rudest person Ive ever seen in this type of position. She is condescending, rude, and just dont give a damn about ANYTHING. Okay, so Three months ago we receive an email saying if rent isnt paid by the 4th she will be filing evictions on the 9th. Then the next month she sent out an email saying if rent isnt paid by the 4th shell be filing evictions on the 8th. This month she sent out an email saying if rent isnt paid by the 4th she will be filing eviction on the 5th. Wow! What happened to the 3 day to vacate letter, THEN eviction. She makes up rules as she goes. She basically does whatever she wants then blame her decisions on Corporate.BS.People are hanging laundry on the patios now. Ive seen grills being used on the top floors on the weekends. Shes letting anyone in as long as they have the money. Is anyone really being screened. I feel like I live in another country now, cant even get in and out of the complex without almost running over one of those people who walk around all day and night.Im trying right now to find a loop hole in my lease so I can get the hell outta here. if Im going to pay almost $1200 a month then I want a gate that works, a clean pool, a real business center with working updated computers and a printer that works The computer doesnt even have Microsoft Suite. Thats BS. and the chairs will cut your legs up when you sit down., and most of all a real Manager that actually works and is approachable.and freaking clean complex free of trash, cigarette butts and beer bottles.There will be consumer group to come in and pretend to want to lease just so they can observe the complex, the tenants and the listen to the lies that the so called manager is spitting out. They will report it in a consumer digest and post it on the internet. Be careful who you treat poorly because you never know who or what they know.Ive called corporate for the past 7 months left numerous VMs no one calls back. No one answers the phone just like management here. Im paying for amenities that we dont even have. Instead of trying to fix that raggedy gate, just put a new one up. Damn! or stop advertising that this complex has security gates. Dog Park? fenced in area thats full of poop. Theres a Dodge Neon thats been parked with outdated tags (9/15) for over two months and they parked in a prime spot. Right up front at bldg. 3.One of tires is almost flat. All the cigarette butts on the ground from the numerous Indians that have moved in at least 4-5 ppl per apt. they walk around all day and night such an eye sore.
Worst apartments ive ever lived in. Patios r not closed off, so anyone can walk in-its not safe. No w/d available or even connections. Loud indian neighbors. Have left multiple maintenance requests unanswered. Unprofessional management who didnt show me the apt to begin w bc she had to pick up her kids from daycare, then didnt have the lease ready by the date i moved in, then moved me into a unit w no working ac (in the end of june in tx) with NO keys, who emailed me at all hours of the night & i quote no one is forcing you to move here .the apartments r falling apart..literally..mold on walls, screws falling from roofs giving u flat tires, unattended maintenance issues, loud neighbors, broken ac, unprofessional management AND they want to raise monthly rent by $300+/month?!?! R u kidding me?! U couldnt pay me $300+/month to renew my lease here.i didnt listen to the bad reviews PLEASE listen to them now!!!!
Okay...so...I have never written a review before because I find it a waste of time but let me just say..DO NOT MOVE HERE. This is the worst place I have ever lived in and the management is a joke. We have 2 pools....TWO POOLS PEOPLE and not one single one is available to use.It isnt that they are just being cleaned, they have been out of commission for 2-3 months. IN THE SUMMER TIME!!!! So we are paying for amenities that we dont get to use?? yeah. real cool. The only good thing about these apartments are that they are cheap. BUT have you ever heard the saying you get what you pay for? well that is perfect for this. It is cheap but it is the worst place to live. I have a dog that needs to go potty at night, it is not lit. I have witnessed 2 drug deals go down in our parking lot, the grass is never mowed, the gates are ALWAYS broken so there is no security. One side of the gate doesnt even open, it is just stuck so you have to squeeze by. This has been the case for like a month. They dont fix/ take care of anything. I can go on for days. PLEASE TAKE ME SERIOUSLY!!!!!also- they only got 1 star because I couldnt give 0
I have uploaded pics to prove the green pool and how the water comes in though your windows when it rains. It stains your carpet and it creates a bad odor in your home.I have to say: KEEP OUT of this crazyness!!!Besides the fact that the management company is a complete JOKE (never solve your problems) The towing company is a complete mess too.The place still has no pools, they fixed one of the pools after reading the google reviews for about two weeks and it was still dirty, it was not completely clean. After the two weeks past by (and this beig at the end of the summer, we were the whole summer without both pools) both of the pools went back to green water. It is so gross and discussting. After they lock you into the contract they dont care about you or your concerns.The gates they keep saying it was a cortesy even though when we moved in it was one of the main things we liked about the place, NOW this new management is saying they will completely remove them because they are not fixing it. Ha!! Like they have actually fixes something in this place since they got here.THE MARIHUANA SMELL o m g! You have t be kidding me, it stinks like weed, morning, evening and night time... when you call the so called courtesy officer they never answer you leave a mesaage and after two hours the police shows up to tell you that there is nothing they can do about the smell. I have two police reports and it has been the same twice. The other day I saw two young guys sittinf at the pool tables smoking it. It is out of control in this place.The place is not very well lit, it was completely not lit for over a month, no lights, no gate, people smoking weed... really? This is like a freaking bad neighborhood zone inside a good neighborhood.There are ROACHES in the place and Ive seen dead mice in the property while walking at night.The windows Leak when it rain, I mean they LEAK A LOT! So much that the carpet gets wet and produces a very bad odor.... when they came to fix it they said they need to send the roofers and i am still waiting ...The people with pets walk their pets in the grass arround property and not where they are supposed to. Also there is dog feces all over the sidewalk that you need to use to get to your apartments.The place has lots of Young people who on weekend blast the music and prevent you from sleeping... the courtesy officer never arrives....The private parking spot are paid for monthly and when you call the towing company they say ony the management is allowed to called, even though we the residents are told by the management that we should call if someone is in our spots. Guess what? The officer manager at the towing company named Crystal said that there is nothing theh can do, unless the management (who is out of the office on weekends) calls on monday so therefore eventhough we pay for private parking we have to park far from our home in one of those NOT LIT AT ALL places ...IF YOU DID NOT READ ALL THESE REASONS AND YOU ARE JUST FLASH READING THE MAIN THING IS KEEP OUT OF HERE IF YOU ARE A NORMAL PERSON... THERE IS NO LIGHTS, WEEDS SMELL, NO SECURITY AT ALL....KEEP OUT!
There are a lot of rats,bugs,and racoons, I would not recommend this place for you to live in
Roaches and disrespectful tenants that dont care about the property its 6/27/2016 and they pool is still not open. Its not the same after living here for years the Cares team is nice.
If you live at this property under Busboom group and are having issues getting serious maintenance issues completed in a timely manner please contact me.
