Great experience thus far! New management team is very prompt in responding to maintenance requests and have been working hard to improve the aesthetics and functionality of amenities at the complex. Luisanna in particular has been a great help to us, always quick to address any questions or needs we have. She also went the extra mile by helping us get our service dog when the shelter needed additional approval/documentation. Despite it being after hours and on a holiday weekend, she was very communicative and gave us what we needed to complete the adoption on time. Thanks again!
Extremely dog friendly property and fantastic location. Walking distance, EVERYWHERE. Wanna go to the beach on a whim? 20 minute walk through the village on the way there! Beautiful parks near by as well. Want a late night snack? Gas station right up the street! I LOVE my apartment, love the floor design (which there is a variety of). Buildings are pretty tightly packed, so neighbors can get a little noisy, but thats just a small crack in the sidewalk. :) I had a great conversation with the manager, Tish. She was friendly, communicative, and true to her word. She couldnt wait to get us moved in. So excited to be part of the community!
What a hidden treasure! Nestled in Carlsbad village. 10 minute walk to the beach. I am so stoked to have found this beach living apartment complex. All hardwood, renovated with all the necessities plus so much more. You really should check this place out. I met with Tish and April in the office they are so friendly and funny. Totally add to the vibe you get when you meet them. Love this place. Cant wait til my floor plan is available. I am so moving in. Did I mention totally reasonable pricing?
Love the beautiful sunsets from my place! Just a couple blocks from Carlsbad Village and less than a mile from the beach. We get the cool ocean breeze upstairs. We have a nice pool and gym with a Peloton bike. Our community has couples, singles, and some small children. Tish is a friendly manager who cares about our residents. Ventura works hard on maintenance requests. The landscaping is kept well and the property continues to make improvements.
I loved living at this property. We’ll miss being able to walk to restaurants and walking to our favorite coffee shop Steady State!

Living so close to Carlsbad Village has been a dream, but dealing with the Villas at Carlsbad complex has been everything but. When we first moved in we were greeted by a very dirty apartment that flooded the very first night. While this was absolutely horrendous to go through after moving across the entire country, the management was able to relocate us to a new unit a week later. This new unit hasn’t been much better either starting off with all of the smoke detectors missing batteries. Smart. Things break constantly and they only have one maintenance worker who can’t keep up with the demand. We’ve woken up to water coming in through our ceiling on multiple occasions, and have had multiple slab leaks. Most recently our sink has clogged, forcing us to carry buckets of water out to the outdoor French drains when the dishwasher was draining. Our stove has had multiple gas leaks and despite many many calls to the office, and a full voicemail box at the end, we haven’t received any help fixing our issues. Emergency maintenance hasn’t even responded to our voicemails. Don’t bother with calling the parent management company either, they don’t care.Very disappointed with the management here. Look elsewhere.
The previous property manager, Hiram, was nice and helpful, but he has apparently been replaced by a lady named Tish, who was all friendliness and charm when we were leasing, but as soon as we had signed, became uncommunicative. Says to contact her by email, but then doesnt reply to them for weeks, if at all. If you try to call the office, the voice mailbox is full and no one picks up 95% of the time. The other 5% of the time, she is unhelpful and tries to stall (Ill call you/Ill email you tomorrow/next week/in a few days) when you DO get a hold of her, and then doesnt follow through. Apparently this is a trend across FPI Managements properties, going by their reviews. Wouldnt rent from here again, or anywhere run by FPI.EDIT: Funny how the Villas are so on top of things they can reply with a canned response (and a phone number that leads to the same full voicemail box as every other phone number they provide on their web pages) within hours to a negative review but can’t follow through on their promises to look into something the next day and have to be called/emailed multiple times just to get the barest acknowledgment of an issue.
If you can put up with zero support from the property management company in an apartment where stuff breaks constantly then this is the place for you. Location is great but we’re moving out ASAP, so many better options.
The moment we arrived at the Village to look at an apartment Marcus welcomed us and made us feel right at home. He gave us an exact run down of how the apartments are priced the location and which amenities are included. We put a deposit down the same day and was approved the very next day! On top of a gorgeous apartment we are renting for a stellar price, they are also gifting us with a 55 inch smart tv and $250 Amazon gift card for putting a deposit down the same day! The complex was clean the apartments shown had no funky smells and it had adequate gym equipment and nice sized swimming pool given the smaller size of the complex and a hot tub. Our unit is one of a few with a washer and dryer which is awesome and we also have a carport as well. Walking distance to the beach and the village, we could not be happier! Thank you Hiram and Marcus we can’t wait to spend hopefully many years in this wonderful community!
The new management at The Villas at Carlsbad are all you can ask for. As a resident for 2 years now I have no complaints. They are attentive to my needs, the maintenance is quick, and they are always fixing up the complex. Highly recommend!

Great location, crappy apartments. I lived here for two years. The size of my apartment was good, the peeling paint, rodent droppings, nicotine dripping from the walls (I dont smoke), and leaking windows were not. Worth mentioning that currently two of the five star reviews on this Google page are from the property manager. Not a good look.
I renewed my contract at Villas Carlsbad because of Jessicas care and concern for the residents. She is attentive and professional. Jessica continues to work towards creating a positive energy and building relationships in our community! All apartment complexes have their issues but not many have such a proactive Property manager! Thank you Jessica!
A nice place to live. A mix of all ages. A close walk to the village and beach. The property manager and maintenance manager are responsive and do a great job keeping the property clean and in repair.
The location is great. Being close to the beach is definitely a huge plus. However, the apartment I stayed in was not ready for my arrival. I had to go find a maintenance worker who had to go dig through the managers desk to find my keys. There were missing paint sports on cupboards when I moved in, and it was often hard to get a maintenance request taken care of during my time there (including the fixed sink, which actually only meant he tightened the handle on my previous, corroded handle). Id simply say that for the price, you could find better and bigger places. They just wont be as close to the beach.
I would like to say that Jessica the manager for villas of carlsbad apartments is such an awesome lady. The company did a great job appointing her the manager. She has an open door policy and is very committed to making your stay worth wild. This community is so amazing the neighbors are really groovy as well. Having the neighbors, the beach literally next door, the fitness opened 24hr and pool is like being at a family picnic. Thank you very much villas of carlsbad.
The sales management seriously misrepresent properties, which borders on being fraudulent!I made an appt., was shown a so-called renovated unit, and was quoted a price which I was told included a garage. I return a 2nd time to take measurements, and was told there was no longer a garage included, and instead the unit now included a car port.To placate me, I was then also shown a near identical apartment that was supposedly not renovated, and “near ready to rent” with a price quoted $185 cheaper per month than the so-called renovated unit. I was also told this not renovated unit also included a car port.I returned a 3rd time to ensure everything told to me at my last visit was accurate, and if so I then planned to submit my application and place a deposit. I was this time told both units shown to me did not include even a car port! Instead I was told only street parking was available for both units.If you are familiar with this complex you would know street parking is near non-existent!How were the above Significantly Degraded Car Parking Amenities over 4 days, yet no change in the Rental Price explained? For example: how can a unit that includes a garage, and the EXACT same unit with only street parking, cost the same? I was told it was a Typo Error.This is extremely unlikely as all sales management work off of a new and updated Units Available List every morning, that contains the available unit numbers and any associated information included, like parking type and rent per month.Five Typo Errors over three visits in four days? I very seriously doubt that!In addition, youll find this housing complex has the highest price per square foot (in my case $4.82/Sq Ft.) of all comparable Housing Complexes in Carlsbad.Finally, the so-called lovely swimming pool turns out to be the size of a double size Kiddie Pool, with the Spa Pool so filthy it looks like it has never been cleaned, while the Fitness Center is an empty room with no equipment in it!Bottom-line: If I could have given “Villas at Carlsbad” a score of “zero stars” I would have done so! They apparently have about as much integrity as apparently Donald Trump has!
Do yourself a favor and just walk away from any advertised listing you see for the Villas.* It takes an upwards of 6 months for a moldy, rotting window to be fixed.* Management is never in the office to respond to questions ( literally just had to send 4 emails, left 4 messages and finally a note in the office drop box just to try and hunt someone down about an inaccurate rent charge, only to find out that the person supposed to be working in the office today didnt show up)* One resident has a restraining order filed against him for breaking into another neighbors unit, he was allowed to stay parked next to the property for 3 weeks before he finally left.* Zero communication to residents about the contruction taking place in the complex. For example, in June, our laundry room was supposed to be renovated. Ours was, but no washer/dryer showed up and the room has since been closed. For the last 4 months, 4 units have had to share a laundry room (that has only 1 washer/dryer) with 7 other units in another building. Like Gabe mentioned below, less than 24 hours notice of our cars needing to move so they could paint our carports... I was out of state at the time and called the office letting them know. Guess who never responded? Zero communication.* FPI representatives are more concerned with making the property aesthetically pleasing than actually working with residents individual needs.* There a currently 9 open units (soon to be 10, mine) that they are having a hard time filling.You are paying for the location, thats it (its a great location, but you can find much better complexes with much better amenities for the same price).This place has the worst customer service Ive ever seen.
Do not live here. Its not worth the price relative to the customer service and attention you will get. First, in terms of general communication. I know they changed management in June but there was no real improvement. Emails went unresponded to and the only way I could get a response on a specific concern is if I called or literally walked into the office. Even then they were really standoffish. Second, maintenance. Oh boy. The priorities on the complex were clear. Focus on the exterior and triage customer complaints to the bottom. I literally had two work orders sit for over three months with no resolution. I called in June and was promised this would be fixed. Nothing. Finally I was sent a review to how the work orders went, complained, and then get this... a week after moving out they emailed me back apologizing and they would fix it immediately. A) You dont even know my name or will take the time to see that I already left? B) Four months later? Great. Here is another anecdote to give you a sense of their priorities. I wasnt a fan of the paint changes. It looks like a freshman dorm at Camp Pendleton but thats my ad hominem aside. I was given a specific day and time they would be painting. Weeks pass and it never happens. One morning I wake up and they literally taped me into my apartment. I was actually late to a meeting because I had to wait to get out. On top of that. There were alley projects that we didnt 24 hour notice on. We even didnt have parking access for a week. Fine. I understand that happens. But when I asked why I should pay for my space when I cant access it? You guessed it! No response. My apartment had leaks and issues that were never resolved but they could always do landscaping or change a light fixture. Their time and resources go to getting customers in but only the legal bare minimum was given to those who lived within the complex. Even that is debatable. I had a serious water problem with my tub that pre-dated me and still exists because they werent pro-active or responsive at all. Lastly, and most disappointingly there was little enforcement of the rules of the complex. If you lived near the center at all during the weekends you would hear parties or loud arguments that exceeded the legal decibel levels. Even if you complained nothing would come about because they didnt want to make the hard choice or decision to lose a tenant even if it was for the greater good of the complex. Smokers abounded. The tenant next to me would smoke every night in front of my window. Another tenant would have the cops come at least once a month to respond to a domestic situation. I sympathize with that and I hope the best but nothing was ever done to ensure the other tenants were comfortable. Legal bare minimum. Here is my final take...Its a great location with horrible customer service that prioritizes superficial aspects of the property over long term retention. Good luck.
