Spoke with a young lady by the name of Brittany as I was searching for a community in the Beaufort area to relocate my family to and her customer service skills was awesome. The young lady was very helpful and answered each question I had about the community and was very knowledgeable. Gave very detailed descriptions of all the amenities and included utilities. Although the pricing was slightly out of my budget, and I did not tour the community I wanted to acknowledge how pleasant it was speaking with that young lady.
This review is long over due!I worked here at Parc at Broad River for over a year and I loved my job, JUST LOVED! My team was the best as well and the Community Manager, Kristin was truly the best manager ever!I know when I was there we always made sure our resident was taken care of and I know til this day they are still getting taken care of, we believe in being the best at customer service and I know Allison & Kristin are standing by that til this day. Parc is the best place you could live and I’m not just saying that cause I worked there, I’m saying it cause it’s the honest truth.Our resident events were/ still are the best, always having good food trucks come on property!I truly miss the Parc at Broad River but I know you will get taken care of at the Parc and you will love living at the Parc and you will enjoy being apart of the Parc Family ❤️
Just finished moving in and these apartments are great! Big bedrooms and nice living area with a great kitchen. Jennifer made it quick and easy to move in and even made a great welcome flyer!
We moved here nearly two years ago, planning to build a home in the area. Plans have been delayed, maybe changed, and we should be three year residents! Kristin and staff have been the best imaginable, combining a cozy, personal style with all the professionalism needed for the job. The maintenance, inside and out, is excellent and, as important as anything, these neighbors are GREAT!!. Good mix of all ages and the young military are the BEST imaginable to have around. Polite and helpful to a fault, Im beyond impressed by these amazing young men and women we get to have as neighbors and friends. Id recommend this place to anyone and everyone. Its convenient to all of Beaufort and Bluffton/Hilton Head as well.
Next month, I will have lived here for two years. I live on the first floor and at one point in time had an empty apartment above me for a few weeks. Some roaches/palmetto bugs decided to come into my apartment thinking it was also empty. I put in a request and the apartment was sprayed and my fears were put to rest. Havent had an issue since and that was in Spring of last year. I thoroughly enjoyed the food trucks during the COVID-19 shutdown and am glad it has continued. I have no complaints. Grounds are well-kept. Staff is freindly. Gym is fitting for my needs. I like it here.
I knew before Parc at Broad River before I moved, because I am one of they commercial provider and I knew they are very professional and excellent staff. But I lease one of their apartment and the treatment and services is really espectacular. The process to leases the apartment was fast and easy, they delivered the apartment in perfect conditions, like new. Corina is a A+ professional and very helpful. If you looking a place to move your family, this is the best place. Thank you people for all your help.
My husband and I have been residents of PARC for about 2 years, and have had only great experiences. Kristin Fredrickson was so helpful to my husband when he needed an apartment last minute after deployment and right before the holidays. I have stopped in the office for questions and she or someone else is always there to help. I even asked for help washing my husbands car (I cannot drive a stick shift!) and she literally offered to drive it over to the car wash for me! Sad that we are moving, but this place has been so clean, pretty and safe these last few years. Highly recommend!

On Saturday, my father and I showed up (without an appointment) and asked for a tour. Without hesitation, Deborrah Smith took our contact information and gave us a wonderful tour. I spent three days touring apartment complexes and her customer service was unmatched. She was knowledgeable, personable, and made the experience wonderful. She answered all of our questions and provided helpful feedback. In the event I choose not to live in Parc, please know it was not for the lack of excellent customer service. Deborrah is truly a class act.
I have nothing but great thing to say about this apartment complex and their staff. i moved here about 2 years ago when my husband got stationed here in south carolina and i didn’t know how to feel moving to a whole different state without family or friends but their staff and management never failed to make it feel like home. they’re super friendly. maintenance were always on top of their game. they were super quick everytime i submitted my request for something. i’ve had nothing but great experience with this apartment complex and i definitely recommend staying here if you live in beaufort sc.
Best moving in experience ever, I was so scared of how long it was going to take to get accept but after applying I found out within seconds I got accept- Corina is the best! She’s so sweet and helpful. The process was so fast moved in within the week of applying.The apartments are so beautiful!!

The Parc at Broad River is AMAZING! After living in Texas my whole life and then joining the military this has been the best place i have lived in. Donna took care of me from touring, adjusting my time frame and getting everything ready for my move in. She clearly showed me how she went above and beyond for my new home. The front ladies, Kristin and Corina, have also helped make my stay even more fortunate. I really do enjoy calling this place my home.

I moved in back in January, the office was very nice and assisted with all my questions regarding my move. Donna has been on top of handling my appointments with Charles regarding my work orders - everything is always done at a reasonable time frame. I enjoy living here for all the activities that are still happening with food trucks and spacious get togethers. Kristin has been doing such a great job at solving issues that have a high importance. I am so happy I live here with my family - I hope to stay here in Beaufort as long as I can.
From our first visit to the office, Kristen and Donna have been wonderful to work with. The grounds are kept neatly manicured and clean. Any maintenance issues, though few, have been handled quickly. Complex is very quiet and I have never felt unsafe. Highly recommend!
I came down for a couple days from the North. Looking into moving to Beaufort area and I stopped at the Parc at Broad River, where Corina Deltoro gave me a tour (very nice young lady) and I love this place- extremely nice staff and great apartments! && it’s hard to believe that this is an apartment complex, the space in there units are crazy!! I love it!
We were building a home in Bluffton and when our home in New Jersey sold faster than we expected, we had to scramble to find a place to live temporarily. I called many apartment complexes and the least amount of time anyone would let us commit to was 6 months (our home was scheduled to be completed in the next 2). I came across Parc at Broad River and was immediately impressed with how they wanted to help me, my initial contact was with Corina Deltoro who said she could get us a 3 month lease term which would help us tremendously, but then we had fluctuating move dates and Corina directed me to her Manager Kristen Friedrickson who went above and beyond to work with me on the move in date and then found a way to get us a better lease rate. When we finally arrived, the accommodations I’d toured virtually, were even better than what I thought. This apartment unit wound up being perfect for our needs.My entire experience with this group has been professional and I have found that they try to work with you to give you the best solution they can find. As it turned out, our house took 4 months to complete and again Kristen and Corina worked with me on a month to month basis.They gave me the flexibility that I didn’t find with others and always treated me and my family with respect and concern during this extremely stressful period. Without their help, we would have wasted a lot of money and made a stressful situation even more so. In the end, they actually turned this whole ordeal into one that wound up being pleasant. I’d recommend this apartment complex and management team to anyone needing a complex move solution that requires a temporary living situation.
I toured a lot of apartment complexes here in Beaufort and when I saw the Parc I knew this is where I had to live. Donna, Corina, and Kristin made my decision so easy with where I wanted to feel like family! I move in today and I couldnt be anymore excited!!! :D
OMG!!! These apartments are the best, my husband and I love living here. The person who makes these apartments even better is the front lady name Corina she is so kind and sweet, way nicer then other apartments complex I have talked to. She is kind to me and my husband when we go and ask her questions. She makes these apartments really feel safe at home.
I only got a 6 month lease with Parc but those months flew by sooo fast! I leased with Corina, any questions I had I called the office and she was always so friendly and happy to answer any questions I had ! Always called her for maintenance request and she always called after to make sure it got token care of. Best leasing agent.(: HIGHLY RECOMMEND
Moved in last month and so far everything has been awesome. Other residents seem to keep to themselves and friendly. Office staff is very welcoming and friendly. No issues so far, and the move in process was seamless. Highly recommend!
My apartment was ready before the date it was scheduled for and it really helped with moving especially with a newborn. Donna was really great and friendly through the whole process. Charles and Freddy have both made trips to our rescue and were super great with our work orders, we are so happy we listened to our friends and made our lease with this apartment complex.
During our year at Parc the incredible front office and maintenance staff made this feel so much like home! The events held, food trucks scheduled, and newsletters were always so nice! The facilities are great, always kept clean and maintained. Will miss this place!
I lived here in the past and just stopped in for a visit. So happy I did. It was great to meet Donna and Corina and just hearing Kristins big old laugh made me feel right back at home. Believe me, This is the place to be!

This apartment complex is one of the finest in Beaufort. Moved here from Columbia and it was a great place to live and the location was perfect. It is close to everything and very convenient. The staff is great and always very helpful. Kristin always goes above and beyond to make sure folks are happy and that they are well taken care of!!

While I moved in a while ago I was just recently prompted to leave a review and I am anxious to tell you about how seamless my move in process was. Kristen was my leasing person and she took the time to answer every question my sister and I had. Donna eventually found my current home and Charles has always been my go to maintenance man! My husband and I absolutely loved our time at Parc! When we came to Beaufort looking for a place to live knowing we’d be moving to the area as recent graduates and newlyweds, we stopped dead in our tracks when we saw these gorgeous water views! We were initially walk ins requesting a tour, and Donna made us feel so at home and excited about being there that we signed the lease that same day!Moving in could not have been easier. I had brought my mother and aunt to help clean before we moved in and we were all shocked that nothing needed done! The apartment was spotless from the second we walked in. (Even in the easily forgotten books and crannies!)We found it very easy to get to know our neighbors. We initially made some acquaintances at one of the resident events. My husband even won second prize at the chili cook off! The other residents were so eager to introduce us to their friends and make recommendations for restaurants in the area. It made us feel so confident we had chosen the right place.The facilities at Parc definitely gave us that resort feel. Moving from Pennsylvania in December already had us feeling like we were on vacation and the amenities helped even more. A few times a week my husband and I would enjoy coffees or cocoa in the clubhouse (and we were always greeted by name!), and we started working out for the first time in years. The gym is phenomenal, and has virtually anything you could need to start a lifting program. We enjoyed taking advantage of the daily valet trash. We also had a few occasions where we requested maintenance (notably once after a bad storm came through) and the maintenance team could not have provided better service. It was very easy to put requests in online and track the status of the request if needed.Even when the corona virus reached its peak and most residents were on lockdown, it was very heartwarming to see so many neighbors enjoying walks outside throughout the complex and saying hello from a distance. Again, I cannot stress enough how friendly the residents at Parc are! It is truly a community feel!From time spent around the complex to enjoying watching the egrets in the marsh from our balcony, we enjoyed every moment that we were at Parc. The only reason we left was to be closer to my husband’s job, otherwise we certainly would have planned to stay longer because we enjoyed it so much. Hats off to Kristen, Donna, and Corina for their excellent work! We will miss you all!
We haven’t been in an apartment since 1975. When we downsized last September, we searched for a new spot in Beaufort. Parc at Broad River was the place we visited friends on several occasions and it seemed a good place to settle. Kristin and Donna made our transition easy and they have continued to do so as the months pass. They, as well as Corina, show personal interest in all the residents. We couldn’t be happier.

Just recently got a job at the Naval Hospital and looking for an apartment is quite difficult especially without my wife. Donna gave me a tour of a 1 bedroom, 1 bath unit that is beyond words, and their view is spectacular. I cant wait to move in.

I am entering my fourth year as a resident at Parc. That should speak for itself! I love our pet friendly ground floor/river view home. The amenities from the pool, gym, garage space, valet trash service, easy on-line rent payment & service requests are great. Our current Management/maintenance teams rock! Check out all of the great things they do for and offer the residents on FB or Instagram. They have kept us all feeling very safe during the pandemic...I could go on and on! Looking forward to another year.
This was our first apartment and the best experience we could’ve had! We moved here without seeing the property beforehand and it exceeded all of our expectations and Kristin was always SO helpful! I recommend living here to everyone moving to Beaufort. Maintenance is always quick to respond to issues and the staff helps in anyway possible. They made apartment living a dream.
I came to the Parc for a tour for my 1st home, away from home. Donna took me to see a 2 bedroom she was very nice and super knowledgeable, and gosh! the space! loved this floorplan! I cant wait to move with my fiancee!

Kristin and Donna are both fantastic to work with from the leasing office. I’ve been living here since July and Kristin has been my go-to since day one. She has been incredibly kind and has an incredible work ethic. Donna has been extremely helpful and goes out of her way at a moment’s notice for the residents. The complex remains clean and well-maintained and we are very happy with our unit.
Having issues with another apartment complex around the area and I had stopped by the Parc for a tour with Donna and leased that same day! The view, the vibe i cant wait to move into my new home.
I have lived at Parc since January 2017. My dog, Gizmo, and I love living here. The staff is terrific and always helpful. Beautiful pool area, nice gym, and lobby area. I highly recommend Parc.Last night 10/1/2020, one of my smoke detectors started intermittingly beeping...that awful high pitched beep. This was after hours and though not really an emergency per se, it was to me. I knew sleep would be impossible. I tried to use the automated call system but there was glitch so I called Kristin at her home and asked her what to do. She said she would get someone over here. The maintenance person on call could not come (considered non emergency). But the off duty maintenance tech, Charles, who lives here was kind enough to get up and come over. He replaced all four batteries in the detectors in my apartment.....ahhhh, silence! Thank you so much for Charles for saving my ears and sleep. He is always so gracious and helpful when a problem comes up but this was above and beyond. He is definitely an asset to Parc. Thank you so much Charles!
I came for a tour on Saturday with Donna and it was really great to see how beautiful the complex is, even through COVID everything was well put together and sanitized. Even had masks, gloves and hand sanitizer at the front door.
The staff have always been kind. Kristin is great! By far, the coolest property manager in my experience.

Ive lived at the Parc at Broad River since April of 2018 and is my first time me living in an apartment in 30+ years. Kristin has been extremely extremely helpful, understanding, patient, responsive, empathetic and an absolute advocate in making my move easy and my experience as pleasurable as possible. Whenever I call for any apartment related issues things are handled in a very timely and professional way. I have been in 2 different apartment buildings since Ive lived at Parc and both transitions were handled primarily by Kristin and Laura and Ive never felt like I was a bother. I truly feel that Kristin and Laura both have a passion of helping to make sure all guest are completely satisfied and for that reason I wanted to write a review on my personal experience with them.The facilities and grounds are kept clean and well manicured. I utilize the theater at the clubhouse and the workout room and both are well equipped. The swimming pool and outdoor grills are absolutely beautiful and a real treat to guest. If you are considering moving I would highly recommend driving by and chatting with Kristin.Mark

I have lived in 3 different apartments in Beaufort in the last 3 years. I would rate Parc #1 of 3. Better than my previous apartment at 700 Bay Street which cost $1,850 a month. It was an easy process to see a place and move in. Very quiet, at least in my area; I cant speak for every one else. Dana and rest of staff have been very helpful when moving in and answering any questions afterwards. Appliances are brand new. Apartment is constructed well in my opinion. Very comfortable atmosphere. Gym is decent enough to get a quick workout. Its an apartment gym, what can you expect. Parking is kind of a pain, especially when I get home late from work and have to park a few buildings down, but not a big deal. Overall, you wont find a better apartment complex to live in Beaufort for the price/ location. Highly recommend.

I have a hard time understanding the negative reviews. Ive lived in apartments since the housing bust in 2006 and PARC is right at the top if not the top. The apartment is very nice, very well-thought out layout, they went out-of-their-way to pick a slightly higher grade of appliances, counter-tops, bathroom fixtures, tile, fans and more. . The GYM is very nice and spacious. The pool are is beautiful, the cook-out are is great. There is a car wash on premise. The views are spectacular over the Broad river. The maintenance staff is great and very friendly. For what you pay - it is a good deal. Believe me Im not one to gush over something if it is not true. I would rent here again and would highly recommend.

My experience with Parc at Broad River has been nothing short of outstanding.The leasing office is staffed with professional guest reps that fairly maintain a balance in ensuring the best needs of the customer and company are met. Casey, Dana, Heather and DeeDee take great care of their residents.The maintenance staff is always professional and helpful. They are often times found working outside normal working hours to make sure residents are comfortable in their homes after power outages and working with residents to ensure all new construction kinks are worked out in a timely fashion. Johnny and Jeff are always a ready with a pleasant smile and friendly hello.The homes themselves are nicely finished and fairly priced for the quality of finishes in the apartments.My one suggestion would be to upgrade the wall paint. It cant be wiped off without discoloring the paint. Maybe upgrade the paint used in the units to make cleanup a little easier on the residents.I can also hear the dogs barking in adjacent units but it isnt so loud to be a real bother. Dogs bark. Thats what they are supposed to do! I saw another review where someone had a problem with the dog barking. Maybe that persons neighbor should just be a little more understanding.
Beware... they are not what you expect. I lived here for a year and will not return. The maintenance is terrible, everytime I had a problem they never fixed it. The apartment looks nice because it’s new. It’s made cheap. The office staff is super rude whenever you call. The gate is always open but yet it’s a gated community. All in all not the best place to rent. One last think make sure you clean everything like brand new any little thing is going to be noted, they charge like crazy for new stove drip bowls. So make sure to change that.
Leasing was good till you denied and wait 3 weeks to get your $200 deposit and find out you have to wait another 2 week to hopefully get your money. Never again will I try for Parc at Broad River
We hadnt lived in community living for a long, long time. At first we were apprehensive. But after a tour of the model and amenities, we immediately signed on with Kristin and have not regretted our move. They have thought of everything that you could possibly want -- security gate, nice kitchen with granite, good appliances, laundry room with nice washer/dryer (this cinched the deal), place to wash your car, great pool area with grills (that we have used more than once), the list goes on and on. But the most important thing was being able to bring our two dogs. I would most definitely recommend The Parc and Kristin to anyone considering a move here. Dont let the negative views influence your decision. Come and meet Kristin and check it out for yourself.

Moved in in January 2019 and so far my husband and I love it, including our two dogs. Nice updated apartment with the ammenities you need for a good price. The plus was a gated community. So far, all maintenance repairs have been fixed the following day or an appointment was made. No complaints yet. Nice easy location to MCAS, PI, and Bluffton.
Average looking apartments for luxury apartment prices. Dog fecal matter everywhere in the grass and sometimes on the sidewalks.Edited to add that upon moving out we were given a $1100 bill for repairs (obviously excessive and completely unnecessary). My husband and I were notified and in no way were we trying to get out paying it. My husband spoke to them within a week or 2 of getting the bill and told them we would get the money to them ASAP. He sent the $1100 about a week after that. This was in September, mind you. Today (DECEMBER 17) we received a call from a debt collector because before they received the money from us, they hired one and apparently he wasn’t notified that they had received the money from us. So, all of this means that within DAYS of us receiving the bill they hired a debt collector, even after we verbally expressed that it would be payed in full soon. If you’re thinking about moving here, DONT DO IT

The staff is terrible, and rude. The people above you, and around you make a lot of noise during the day and night. Not a place I would recommend. Nice apartment but made super super cheap. Not worth the money.
Beware of this apartment complex. They say they are a pet friendly community but I would have to disagree. I have been contacted by the office twice and approached by an unfriendly neighbor in the last month. All of this regarding my dog and how he barks ALL day. I find this pretty amusing considering I come home for lunch everyday and he is laying on the couch and when I come home in the evening he is in the same spot. If someone is knocking on my door or there are loud noises outside...he is a dog he is going to bark.This is an apartment complex...there is going to be noise! I have purchased a bark collar for the dog and now they are complaining that he is whining. I was asked How am I going to fix this? What does that even mean? Move out? Which I was told that I would be breaking my lease and I would incur fines. Get rid of my dog? So much for a Pet Friendly complex. I have lived in apartment complexs before with this same dog and NEVER had this issue or felt so uncomfortable. This is the most ridiculous situation and if I decided to stay at Parc @ Broad River I will NOT be renewing my lease nor will i recommend this community to anyone. I was not aware that I was moving into Sun City Retirement Community.
I built these apartments. I came to know the lease and staff very well they are all very nice people very helpful. I had a very enjoyable time building these apartments.
I am relocating from the Midwest, and after reading all these reviews, I am calling today to get approved to live here!
WORST PLACE EVER! I lived there for 1 year, paid all my bills on time. paid my final bill, just got a call from a bill collector regarding this apartment. They did not send me a bill, neither did they call me. The first owners were head and shoulders above the ones that took over in June of 2017. they should get negative stars.
They claim to be pet friendly but has almost EVERY large to medium dog on restricted.
Dont bother. Look elsewhere. Im pretty sure a crack dealer lives here.
Nice place, one of the newest apartment complexes. The attitude of the office staff is horrible.
First off, I would like to disclaim that the units are very nice. They are new, spacious, nice appliances, etc. However, I have not had a day since I moved in that there hasn’t been a problem with some part of my experience at Parc.AFTER signing my lease and submitting my deposit, they gave my unit to someone else. I did not find this out until I called THE DAY BEFORE MY SCHEDULED MOVE-IN when I called about a different issue. Also, when I originally signed, they told me my unit was the last available for my move-in date, but two other leases were signed since, so not sure if this is a sales tactic or they genuinely had new openings. Happened to another resident as well.For brand new apartments, there is a surprising amount of damage. Be thorough with your move in inspection. The hardwood floors have scratches from the appliances. Damage surrounding electrical outlets/light switches/AC vents. Scuffs and scrapes on walls. Screened porches still allow some bugs in. Screens MAY affect DirectTV access.Cell phone service. I receive NO service within my unit, and not sure if its interference from the screened porch, or if it’s how the units are constructed. I have Sprint service. I get reception outside my apartment, but within my unit I get no reception or 3G signal. Supposedly Verizon works in the units but I don’t have experience with this.IT problems. Biggest problems are in regards to Key FOB access to the clubhouse. My FOB (as well as other residents’) had repeated issues and for four straight days I have had to go to the office for them to try and fix it (still unresolved). Another member’s card DID work when mine did not, so I am not sure what the issue is with my card specifically, why it cannot be resolved, or if this problem is unique to me.Ongoing construction. Construction workers were using outlets on the outside of my building which was blowing fuses within the building. Management claims this practice has stopped. Also I did hear construction workers working on a nearby building at 11pm with a handheld drill on a weekday (this doesn’t seem to be common). Also not all facilities are completed as a result of ongoing construction. For instance, the grills in the pool are still without a propane connection.Also note that the computer room and “café” is in a separate building from the gym and only available during normal business hours.As a construction side-note, the walls are slightly thinner than they let on. My neighbor plays loud music and you can definitely hear it.General disorganization – Upon move-in, they told me that there were two internet service providers. When one of them finally showed up to install service, it turns out that they do not, in fact, service Parc. This means that there is only ONE ISP that services the complex, so you are at the will of their pricing. Another elderly resident had been trying to get her Century Link service working for a week, only to find out after the week that they don’t service the complex. I feel like the leasing agents should be aware of which ISPs actually serve their own complex.A leasing agent provided me the wrong mailbox number and I had to resolve the issue the next day.They told residents in my building with one-days notice that they would be replacing our kitchen island countertops due to the wrong size installed. When the construction workers arrived at my apartment, they were surprised that my unit did not need a new countertop and weren’t sure why it was on the list to be replaced.The pricing information for my unit has been wrong on multiple documents including the original lease.In the first and only storm that we have had since I moved to the area the complex lost power. Not sure if this is normal for the area. Also whatever genius designed the parking lot between building 3 and 5 made it bowl shaped with no drainage, so if it rains, expect to find a 5” deep puddle as you walk to your car. Possibly a problem in other areas.
The worst service I have ever gotten and am glad that we decided to go else where. We showed up before they opened to try and get an apartment. We got drug around all day and had to wait until after 5 pm to get an answer on whether or not we could move in. They took away the first month rent free and took the deposit from $150 up to $300 because they no longer do military appreciation. Which by the way all this changed in the one day we were there. It’s been over a week now since we paid the deposit and applied and still no refund. The customer service is absolutely a joke. They tried saying that they couldn’t call and find out if we could move in because it was waiting on the regional Vice President mind you we told them we literally have no place to go and that we needed to know ASAP if we could move in. But they drug their feet until we left and went to another place who does the same checks and got us in within 35 minutes. While signing our new lease at another establishment we got an email saying I’m sorry you guys had to leave like that.
So not worth the amount of money you pay here. No such thing as a gated community because the gates are rarely closed. The theatre room you have to reserve which some reserve for hours at a time. The gym is very mediocre.
Beware, military unfriendly. classic business that targets military people and then takes advantage of them once they are under contract
