I recently completed my fifth transaction with Mike (a new home build) and about to conduct my sixth (selling former house). I have now worked with Mike for 9 years and as long as I am living in Austin, I will count on Mike and refer others to him.Responsive / On it. Mike usually responds to me within an hour, even when I am up at 4am with an irrelevant question.Knowledgeable about the market, and construction. Mike knows the Austin market, in and out. He gets the trends. He will not push his advice on you, but if you ask, hell give it. Listen to him. On my recent purchase, Mike caught what looked like a minor mistake on the new brick. After closer inspection it turned out to be a significant error, which we then had to ask the builder to redo. Had we tried to address the issue after the sale, it would have cost us 15 thousand dollars (as an entire wall face of brick had to be demo-ed and redone). Had he not mentioned it, I would have never noticed it - but the future buyers of my home could have.Flexible. Mike has always worked with me around what I was looking for, even if I changed my mind 2 weeks before closing (which I did five years ago )I highly recommend Mike for anyone buying or selling in the Austin area.
I recently had to sell my house as part of a divorce. Due to that and other extenuating circumstances, I wasnt able to do most of what people do when theyre going to sell a house: spruce it up, make repairs, stage it, etc. Additionally, our closing needed to incorporate elements of the divorce. So, definitely not a standard real estate transaction. Mikes professionalism, friendliness, and calm demeanor helped to make a difficult time a bit less difficult. Our house sold quickly and for a fair price.

The house was fine, despite one of the doors not being sealed properly, which caused all manner of insects to enter the home. We fixed the problem ourselves.The people working at Atlas seemed very nice.After we moved away they took 1/3 of our deposit from us for reasons such as treating the ant piles -40 dollars or mow, edge, rake leaves and flower bed - 150 dollars. There were no flowers. The grass was dead after the summer, leaves fell after we left, and how are we supposed to be expected to maintain that after weve gone? Absurd.All in all the experience was fine until they nickled and dimed us over things that we did before we left or couldnt have possibly done a thing about.Tell me, in Austin... how you do get rid of the ant piles AFTER youve left? Are we expected to stop ants from being ants? We spent all year treating them, and they still charged us for them. Funny thing is, I dont remember them being gone when I first arrived, and yet I dont get to charge them, do I? Odd how that works.Theyll make you pay a heavy price for a service to come in and wash the carpets, but Id recommend not doing it. Theyll just charge you 140 dollars after the fact anyway for, cleaning - whole house clean. Too bad we cleaned the house before we left, dusted and all... but hey, dust accrues after you leave, just like ant piles, and somehow thats YOUR problem if you happen to sign on with ATLAS.Atlas Realty, a company that doesnt need that 500 dollars out of your deposit, but will take it anyway. Jerks.
Weve bought multiple properties through Mike over the last 4 years and recommended him to our friends and family for both property management and buying and selling. His team also manages a couple of our properties. Mike is always available and always knowledgeable. This is very useful when you are trying to make one of the biggest financial decisions. If he doesnt know the answer to something (which is rare), he will find out and get back within a timely manner. He is very candid (he will guide you if he feels you are making terrible judgement), yet able to give you the space you need to make your own judgement. The exceptional service doesnt end once you sign the deal on a house, he says he is available for any questions and is surely responsive as promised.

They had me jump through all kinds of hoops knowing im a single mom and i still didnt end up getting the place because i dont have any rental history...not that i have negative rental history, i just dont have any. The place i wanted was in a crappy area full of drugs and thefts and i only chose that place because of its proximity to work and babysitter. These people made it impossible for me to get in.
