If I could give them zero stars I would. They are money hungry and constantly raise the rent. Even during a pandemic. They will look for ways to screw you and Jared is a total tool. Be sure to ask for your monthly ledger. On multiple occasions they attempted to charge me double. Never. Rent. From. Them.

Our time with AH4R has not been without issues, however most repair requests have been handled in a fairly timely manor. The houses themselves definitely have some problems (most of the properties are pretty old), but if you as a resident stay on top of the leasing company/vendors, the problems will be fixed. Our property manager Jared has been helpful overall throughout the process of getting the property fixed.Be Aware: When you rent from AH4R, you are renting the house as-is. If something is broken, or not up to your standards, upon move in that does not directly affect your quality of life (i.e. sprinklers, lawn, etc) AH4R will not fix it. Take your time to carefully examine the property you are considering renting, if you do this you should be fine.

Hot garbage. Didnt want to fix anything whether it was broke before move in or not. Tried to charge me $ 300 to clean a dryer vent which was a fire hazard and was completely clogged before move in. All this on top of the fact that they were charging exorbitant rates. I wish I had more hands so I give this four thumbs down!!!!!

This company rents homes in Green Valley Ranch in Denver, 80249. The homes have dead lawns. Anyone who rents these homes will inherit the HOA fines from the landscaping not being tended to. Another company making money from renting homes, not taking care of them and making our neighborhood look terrible!

Do not rent from these people!!! We moved into our new home today, only to have to leave because of the urine stained carpets they refused to pull out or clean. It is a unlivable house. We have to stay in a hotel tonight. The carpets are stained and the smell is atrocious!! I’ve included pics that we took with a black light to prove what the condition of the house is in. I’ll be contacting the Housing Authority on Monday!! Jared not helpful at all

This company is the biggest scam out there renting properties! We have been renting here since November 2015 and it’s nothing but issues with them. They raise your rent every year! This year they are trying to raise our rent by $165. Which is absolutely ridiculous in the times we are in right now! They try to raise your rent but do not provide any maintenance to the homes! We have submitted seven work request since June 18th, 2021. It’s now September 20th and nothing has been done. It took me to file a BBB complaint to get any response from these company. The property manager Jared Moates is the most ridiculous property manager! He doesn’t respond to any of your emails! He will tell you in the state of Colorado it’s a luxury that they provide an ac in the home. Our ac went out in the summer when it was 100 degrees outside and it was 85 degrees in the home. My husband had to spend three hours to try and fix the unit. Like always we never got a single phone call from the vendor. I have health issues plus a five year old. It’s taken almost a month to have someone from the higher department to get back to me. Of course this person is not welling to help as well. All they do is deflect and you cannot get any straight answers from the them. As more people stated on here the houses are in terrible shape when you move in. We also have a mouse infestation when we moved in. They were mouse droppings all in the kitchen and bathroom. They do absolutely no maintenance to the homes. They hold the tenants liable to hire pest control. They rent of these rundown homes to have the tenants pay for everything. There way of operating needs to be investigated and something needs to be done for these people to change there ways.

Repairs except for for water damage pretty slow. Submitted an invoice showing I paid $500 for professional cleaning and they still charged over $600 to clean. Considering how sticky with grease the kitchen was when I moved in I suspect they stick the cleaning fee to everyone but dont actually clean. Dont expect anything to be repaired after youve given notice. Other than that they were fine.

If you are looking at homes and come across this company, turn away and never look back. Lived in my home for a year never late on payment, utility bills etc.... while living there I put in 4 work orders and only 1 situation was taken care of. Just received my deposit check back and they took $2000 of my deposit saying broken toilet, carpets weren’t steamed clean, house was dirty etc.... Our house was packed a full month in advance of our move so plenty of time to clean. My rental history is flawless and I’ve always received 100% of my deposit back until AH4R. During our year we have 5 different property managers and when Jared took over he did not send an email to inform to contact him for any problems. So on 1/1/2021 we put our notice in(lease was up 2/2/2021). On 1/4/2021 I received an email about renewing our lease. Explained I sent it in and was informed that was wrong email because Jared took over. Get the email over to Jared and documents showing I originally sent vacate notice and he said it’s fine no worries. Well he charged me for 2/1,2/2,2/3,2/4 even though my lease and vacate notice both stated lease is up and paid in full until 11:59pm on 2/2/2021. Needless to stay away for the company if you want to get scammed and have a home with multiple problems that AH4R will not address or solve.

Ive called and waited over 2 weeks and for my to finally got intouch with Lisa and she tell me they rented the house Ive been waiting for paperwork on! I feel like they are discriminating me! This company has been scamming people out of the rentals they give you the code to the lock or someone that acts like an realestate manager he will ask for your ID to run a background check and a credit check. You Will swear it all legal and everything is going well And then they ack like you get approved and all they need is deposit and first month rent to move in. So you pay it and get scam a day or so get told youve been scam and that you have to leave

I have been without a dishwasher for 3 weeks now, they came and capped off my ice maker line because it sprung a leak and have no intention of repairing that or the fridge its connected to, and my fireplace hasnt worked in 3 months now. I am fully aware the fireplace and ice maker are not technically in the lease, but the dishwasher absolutely is and i still have no solutions or timeframe for replacement.

If I could give zero stars I would. Nothing but problems with this company. Rude, uncaring, negligent, rip off of a company. Rent literally ANYWHERE else!

Can’t get a response from anyone to even look at a home. Read the reviews and am glad I didn’t. But people, if you are selling your house please don’t sell to horrible rental companies like this!!! They are driving up the market and one of the main reasons it costs so much to buy a house!!!

In the relatively short amount of time that my husband and I were looking for a rental home (our interim housing as we seek to build), we encountered a number of property management people and teams who were slow to respond, not forthcoming with pertinent information and generally disinterested and disengaged. Then along came Geri of American Homes 4 Rent. What a breath of fresh air! Geri was extremely professional, friendly and seemed to sincerely care about our journey into a rental home. She was super informative, easily answered our questions and ultimately helped us navigate our way to a successful lease agreement. Kudos to American Homes 4 Rent for standing out in the home leasing crowd - and extra accolades to Geri for simply being awesome at what she does!

Well today I had the pleasure of meeting my leasing team and property Manager. I will say meeting them in person and them taking the time to take the time to set and talk to me, was a big pleasure for they made me right at home. So far I have had nothing but issues with AH4R.. I filled out an application With Warnette only to find out that the information that I provided was incorrect so I had to refill out another form with Geri who was very rude when our conversation first started.. then I get an email saying that my application was denied and my name was incorrect. When I called the place responsible for approving and denying applications they could not even find my information.. so then once I try to get in contact with Geri now know one is responding to my calls or text... very messy

Where do I begin. I moved in during the COVID 19 pandemic. So the walkthrough was done without me being present. When I moved in I found dead mice, fecal matter from mice, and clear signs of a prior infestation. I immediately brought it up to the property manager and they said per my lease pest control was my responsibility. NOW, I am being charged for an HOA violation from almost a year ago. I didn’t live here a year ago. This whole company is full of thieves and dishonest people. Unless you have a lawyer on retainer I suggest you do not ever move into a home that these people rent out. Save yourself the headaches and stress. Just find a bigger apartment or something.

In three years they raised rent every year. No communication I have yet to met anyone from the company. They never did house checks so feel free to do what you want with no worries of being checked. The basement flooded it took over two weeks for them so send somebody but the problem was never fixed and they left the poop water. The furnace went out in below zero weather and they took over a week to send someone to fix it. Now let’s talk utilities. They have all utilities in a company that charges you fees and does not charge you correctly. Funny when you leave for a month and that months utilities are the highest yet but you didn’t use any? So if you like to be left alone and have your rent raised every year and utilities charges that are thru the roof and always go up no matter of your usage then this is your company. They barely will send contractors to fix problems with no oversight.

Dont ever, ever, ever rent from this company. Their lease is written so you have absolutely no rights in making sure you have a clean and safe rental property. I would give them a -10 if I could.

They do not respond to issues with the home.Our back door is not aligned properly to the point we have to slam it to make it shut. Bugs, water etc get in from the gaps in the door and frame. They requested pictures of the door and I’ve sent pictures 3x now without a response over the last month and a half.Along with that the electric breaker to the microwave and stove go out daily. Our AC went out one day and we didn’t hear from an AC technician until 2 days later.....it was 100+ outside!It took one month to get a properly working toilet in our master bath because they tried to fix it “cheaply”. The plumber even said they’ll do anything to not have to replace anything.We love the house but absolutely terrible customer service experience so far and we’ve only been in the home for 4 months.

These are the worst property managers on the planet. I rented from them in Atlanta, GA. It was an old home and was well kept but rotting on a daily basis from wood rot and termites. They listed erroneous unjustified items needing repair when I vacated and expected me to pay AT MY EXPENSE!DO NOT RENT FROM THEM, THEY ARE THIEVES.

UPDATE 01/22/21 ON BOTTOMGo with pioneer it seems. Well we’re about to hit the end of our lease with AH4R. To start it was quite a mess getting everything together. It was nice being able to view the place on our own terms. We got our place for way too high of a price seeing as the carpet was old, there was a nice mold spot in the basement that I took a pic of when it was viewed before we moved in, and it’s just plain old cookie cutter on the low end. Definitely not worth the price. NOW they’re raising the rent, if we stay another year, $90. For this place?! You kidding me 😂. I tried to do more business with them by saying we’re interested in another property (smaller sqft) so it’s cheaper and way better upgrades for the price even. The first lady I talked to was VERY kind (I commend you for that). She gave me the number to kilee? Kiley? Sorry not sure on spelling so we’ll go with “K”. So I called K and left her a message express our interest in another place and seeing if it would be easier just to transfer over our info and such to the new place instead of going through the whole deal with a different company (very nice of me to even consider giving my money to y’all still SO WORK WITH ME). Still have yet to get a call back. My guess is they’re just going to call on the last day of whether we’re telling them we’re moving out or staying so we get almost forced to stay and give them more money. Unless I find a different company to go through the annoyances again. Pioneer Property Management seems to have their stuff together and a good following so might just have to go with them. And now they closed their Colorado office permanently? Now we’ll be sent to Utah’s office. Ill be contacting higher management. We had to submit our yes or no for renewing by 2/24. Also their website keeps having log in errors. thankfully have auto payment because today is the 1st. Maybe its on purpose to force those into a late payment fee too?12/01/20 update: About a month ago the site wouldnt allow me to contact anyone so I had to send an email through the general info. Got a response from Michael who said he forward my question onto our PM. Never got a response after a few days but I did find an email update about our new PM, Jared. HE IS RESPONSIVE and I appreciate that greatly. BUT this company still drives me up the wall with their CDR emails, and lack luster homes. After living here for a bit I notice all the flaws they could care less about. CANNOT wait to move out. The price is not matched well with the quality of this place. PLUS still to this day after 3? conversations, our lease still is not corrected to the right lease end date. Stars are staying where they are.01/22/21 update: Had who I assume to be a new worker email us on January 13th informing us of our lease renewal coming up in 3 months. Cool all good we gave her the info that we WONT b/c theyd have to pay us at this point to live here with how incapable they are and that further info would be provided, at the latest a month before our lease end, when we found out more on new address for mail forwarding. Got an email today asking if were renewing again. Im sorry? Deja vu? Redundant?? The email is already chain linked to your prior emails to us on the 13th, refer back before annoying us more? This company I swear. Plus pricing a house higher than its worth? Yea no Ill give my money to a private owner who deserves the business. Screw our roommate for being a selfish idiot and finding this place for his needs.

I have nothing but great things to say about American Homes 4 Rent. I have lived in an American Homes 4 Rent home in Albuquerque, NM for over a year. We moved from California and when we first arrived in Albuquerque, the local agent was there to greet us at the house and explain everything to us. Since then, anytime we have a maintenance issue, the response has been phenomenal. They get back generally within 24 hours and the problem is fixed immediately by an outstanding local repair service called Phoenix Innovations. Meaghan, our assigned representative is very responsive and we have always been treated fairly. I recommend anyone if you are looking to rent to search the properties offered by American Homes 4 Rent.

The staff have been very helpful. They helped me the whole way through the leasing process. They always responded the same business day, sometimes even within the same hour. I am satisfied with all of the services they provided!

We just completed renting a house with American Homes 4 Rent, and in all honesty I do not understand all of the issues that people had with this company. Whenever I have a question or a request, the property manager got back to me within 24 hours. The first week we lived in the house we discovered that the dishwasher was not working properly. A new dishwasher was installed the next day, along with some other maintenance items. About 6 months into renting, we had a pipe burst and leak all over the kitchen. Someone was out within 2 hours to fix the pipe and the ceiling was fixed within a week. Our rent increase after 1 year was within line with what Zillow said, and was minimal. The fees for the utilities are a little high. When we moved out, we had zero issues and got our complete security deposit back. If you are looking to rent, give this company a look.

I have met a ton of Landlords & Rental Properties in the past few years & I am just gonna tell you AH4R is the very very best of them all. This is why I feel like they are top of the line. They truly care about the homes they are renting to people in many ways. All of their homes are in excellent condition, nice carpet, new painted walls, great plumbing, excellent a/c & heating units, nice neighborhoods. They care so much that they will even take care of gohers/moles/mice. When you move in I can assure you that house is ready to be a home. God Bless Yall

I hope people check out these reviews before looking at one of their properties. I looked at one of their properties, submitted an application ($100) and they ran a credit report. They called and wanted more info but said home was already being rented. Why would you show me a home and run my info before telling me it was rented? Domoniq Dantzler from American homes 4 rent was very rude and said we can see about another home. also lied about running a credit check, they did, it’s on my report now. This company is shady and I would definitely look elsewhere for your rental needs.

Aria & Hannah was so helpful. Had a slight problem and the very next day everything was resolved increadbly fast. We leased with AH4R in Georgia and after contacting them in Colorado they had everything set up and ready to go. Again thank you Aria and Hannah for all you did.

I cant say enough good things about Lisa, in Denver, and the management team at AH4R. We moved from out of state to a beautiful house but have run in to several inconveniences (not their fault, more location and a not nice neighbor) and Lisa has gone way above and beyond to offer to transfer our lease to another property for a very minimal fee. Then after all of that things changed and we have to wait till summer to move because we dont want to change schools mid year twice. With all of my pestering and asking a million questions Lisa has been so professional, kind, understanding, and just wonderful. I would be happy to use them again and again. Plus who else lets you go look at houses on your own. Usually theres some person hovering and bothering you. They make it very easy to do it all.

Beware of this shady company. All of the 5 star reviews are FAKE, written by AH4R property managers using aliases. You can always tell which reviews are written by employees because they “can’t say enough good things about this company!” and they always name-drop their fellow property managers (or themselves?? Wouldn’t put it past these shysters to write fake reviews extolling their virtues!).Maintenance requests take multiple phone calls and emails before an attempt is made to fix anything...then they CHARGE YOU FOR THE REPAIRS BY ADDING IT TO YOUR RENT. They will take your entire damage deposit with no explanation or itemized statement detailing why the deposit was withheld.Lisa was the most condescending and terrible property manager I have worked with. Communication is shoddy at best.Educate yourself. Ignore all these fabricated 5 star reviews which are laughably inauthentic, literal cookie-cutter copies of each other, and read the news stories about this company. They’re just another predatory California investment company that’s too big to care about a single one of its renters. I suspect the CEO is sitting in his swivel chair, smoking a big cigar, twirling his moustache, laughing like a comic book villain as he counts his money, gold pinky ring twinkling in the light from the chandelier above his desk.All they care about is getting your rent and stealing your deposit and THAT is where your tenant/landlord relationship ends. I rented with AH4R for 2 years in CO and their response time to issues was very timely, payment was easy through the portal, the property was kept very nicely and they made the process form move in to moving out seem less. The rate was also very competitive for the market today as I know people paying just as much for an apartment as I did the home I rented.

We just completed renting a house with American Homes 4 Rent. Whenever I have a question or a request, the property manager got back to me within 24 hours. The first week we lived in the house we discovered that the hot water heater was leaking. A new hot water heater was installed within a few days. When we moved out, we had zero issues and got majority of our deposit back.Id like to make sure Lisa Krier and Richie Saul get kudos, they both made our move in and move out process seamless. Based on my experience Id recommend American Homes 4 Rent any day.

This ppl are scam artist and they don’t know what they are doing. Specially Lisa very rude and nasty person. Moved out months ago and they still seem to be stealing my money ... left the house in better condition then they gave me and still ended up taking my deposit plus sum .. they are unbelievable and I recommend you find better company.. they are money hungry and will charge you for everything Lil thing they can including things that they are responsible for. The worst experience Ive had with a property manager in the 25 years Ive been an adult. A maintenance issue was reported and when the maintenance person left he said the issue was fixed. It was not, and because of my profession, I requested they enter the property while Im not there to fix the issue or at least cut the water supply to the toilet and tub that were running. They refused to enter the property without someone there. I explained my job prohibits this (I am an OTR trucker). Meanwhile Im getting $600+ utility bills. No matter how nice, and they are nice, they are during the process of acquiring the rental, do not let that fool you. These are the worst property managers in the country. Ive live from Phoenix, AZ to Spartanburg, SC and everywhere in between. Ive owned and Ive rented. This was a short term rental where they took advantage of the insurance company, charging them over $2500/month in rent, and refused to do any repair work or take responsibility for their maintenance persons incompetence. NEVER do business with this company.

Hanna Reeves has been bery helpful as well in finishing the process. Both are friendly and professional. I hope this is the beginning of a very long and positive relationship with this company!

This company should better screen the renters. Weve had neighbors from hell for a few months now. It was less than a week between the previous renters and the ones, finally, evicted today. The entire neighborhood has called the cops, HOA and ah4r on these people. This neighborhood is full of good, hardworking people and to have this group come in and keep us awake at all hours with their music, their nonstop suspicious activity of multiple cars coming and going throughout the day and night, trash all over the yard and street in an HOA community, as well as complete neglect of their 4 year old who they literally hoisted over the fence into an unknowing neighbors back yard is ridiculous. Maybe if ah4r would have confirmed background and employmwnt they would have known this was a terrible fit. Nothing like working overnight and being woke mid day with 30 cops surrounding that house to take in the thug for assault. Now there is a whole crew out there emptying the house of tons of furniture. Some of which has sat on the curb for a couple of weeks doused by snow. In a community like this, people pay extra to know their neighbors arent going to impose on them. HOA communities are no place for people like this and your company should have screened your renters better instead of being so money hungry. Eudora Ct in Thornton!

I rented a home through American Homes 4 Rent. The home was in good condition and a relatively new home, so I expected a positive experience.There was a leak the first year we rented, and it took almost a year to fix it. I had a bill of more than $300 for one month, and no one took responsibility. I believe this is the way that they operate.I thought it couldnt get worse, but when I moved out, they literally charged me because there was a piece of hair on the floor. I was sent a picture of a piece of hair on the floor.I would stay far away from this company unless you want to be responsible for excessive utility bills and ridiculous expectations upon move out.

Very poor communication. Unwillingness to compromise or listen to reason. Incomplete records, they cannot provide information back to the actual date we moved in. Ignore maintenance requests. Very quick to assess fines, and they do so without providing tenants complete information. Very difficult to get in touch with property management. Strongly recommend against renting from them.

Terrible company. Customer service is poor and the lack of communication is ridiculous. If i could give zero stars i would. They are the only rental management company that I know that when your rent is due you never know exactly what it will be. Thats because they force you to include trash, electric and water with the rent. Not to mention the fees for them to do that. Unbelievable. But the final straw for me was when they give you a date when the rent is due and they are closed on that day and the day before and you show up the following day. They will not accept the rent . They say its late and must include a $75 late fee and it has to be certified funds. Smh. I mentioned that they were closed and no drop box available they showed little concern. Just a way to collect additional fees. BEWARE... After reading this and you still want to do business with this company I wish you well. By the way. Dont say you were not warned.

We rented a house in Arizona from this company for two years and didnt have any problems. The house was nice, clean and very affordable. I would rent from them again.....

Our move-out inspector, Richie Saul and managers, Liora Faibish and Lisa Krier, have been so helpful and friendly. I rented for 3 years in Denver area from this company and never had a problem. Each of these people Ive been in contact with respond same day, if not within the same hour, that I email them a question. We have loved this company and if we rent again, I will definitely choose them. Upon our move-out Richie our inspector, was incredibly helpful. He gave us tips on what we needed to fix to be able to get our full deposit back. He even came on his day off to inspect the house for us so we didnt have to pay for another day extra rent.

I dont even know where to start with this company. They are unprofessional and rude, not ONE single work order I submitted ever got handled, and they jack up rent prices whenever they want with little to no notice. Getting a hold of a human being in customer service is laughable, and the property managers only care about the tenants when they are a.) moving in and collecting deposits and b.) moving out and making up problems with the house to collect more money and fees. This company is the absolute worst, PLEASE, PLEASE for your own sanity do not ever rent from them.

This is the worst company! They did not do a walk through with us before wee moved in and told us to take pictures instead. I made several maintenance request but only 2 of them were handled after 3 weeks of calling them almost everyday i finally gave up. Avoid this company! They charge you 24 dollars processing fee every month???? The property manager never ever answers her phone. Always goes to voicemail. They dont care about you and the house they just want your money!!!!

This is absolutely by far the biggest scam I have ever seen. DO NOT rent from this company they are basically corporate size slum lords. They will not come fix anything! Our house got broken into and the back door kicked in, all they would do is come out and board the door up so we could no longer use our back door.

I would give them less than one star if I could, negative 3 stars to be exact. Non responsive to repair requests, home in unacceptable condition at move in. Not good. American homes 4 rent is crooked, they will lie, cheat and steal from you. You have been warned. Stay far, far away!

I only gave the 1 star because there is no option for less. Terrible company. If something breaks and you need maintenance, IF you get it, itll be a few months at least. Rent renewals are $300 a month. They charged us over $5000 move out fees, and we left the house in good condition! We both have worked in the apartment industry, and I was a maintenance tech. Totally unjustified. Also, we had a carbon monoxide detector go inoperative and they refused to replace it. That, by the way, is law. Carbon monoxide kills quickly and unnoticeably. Their customer service is terrible. I ordered a package before we moved out, but it did not arrive until the day after we turned in our keys (they told us they would charge us an extra months rent if we didnt turn in the keys BY THAT DAY). We have contacted them multiple times to retrieve our mail, but they refuse to allow us to get it. WILL NEVER RENT FROM THEM EVER AGAIN

Please avoid at all costs, was going to rent through this company, they refused to fix issues with the home before move in. They had no problem asking for a 1700 dollar deposit but it was the end of the world when i asked to have some holes in the walls fixed before i signed the lease. I guess this company has a 1.5 star rating for a reason..

Management is HORRIBLE. Everyone saying they are happy with the rental hasnt spent enough time in the home yet. Ive been a renter for over two yrs. I too was happy in the beginning. Communication is terrible. And YES tbey only care about the money. NOTHING AND NOBODY else. Almost everything that broke we had to fix ourselves and take reciepts in to the office to try and get our money back. GOOD LUCK to anyone renting from these people.

This is one of the worst company with which he works and if I had obtained the references before putting my application I would have saved $ 100. They showed us the house and everything well, we put the application charged $ 100 and removed my husband from the application and they did not explain why. until now they have not given me an answer they just want the money.

The only reason I am giving them a 1 star is because it wont allow me to give 0 stars. Worst home rental company EVER, DO NOT rent from this company they are slum lords. We have had nothing but problems with this company from Maintance requests to all kinds of little hidden fees they tack onto everything. To start it out they have someone from their company do a pre move in walk through which I was not a part of. I have had many leases and you always do a walk through with someone before move in to sign off on any issues there may be. That should of been our first clue that this company is scandalous. Then our hot water heater went out so I called Maintance and they said they consider that an emergency and it will be addressed within 24 hours. 5 DAYS later we had someone out to fix it but only after multiple phone calls and emails complaining that we still had no hot water and I had 3 kids under the age of 5 living in the home. Got the run around and multiple stories from everyone and it even got to the point where they were refusing to take my calls. Come to find out they were calling around to 5 or 6 different companies trying to find the lowest bid for fixing it, all the while my family is sitting there with no hot water. In the end all they care about is taking your money, they dont give a crap about your health or well being hence why it took 5 days to get our hot water heater fixed.

We sold a house to these thieves and unfortunately had a reoccurring delivery sent there days later. I’ve called multiple times and there has been no follow up on their end in over six weeks. The scum company kept my packages.

Poor quality customer/ tenant care with the exception of Mehgan Brown and Liora. This corporation is based in California and you go through Vegas to call for maintenance. Took Over 1/2 year to replace a dishwasher almost 6 months to fix a sink and replace a washer machine only did it when corporate needed a document signed stating they lived up to their end of lease agreement so they could start process to sell the property. Had us sign a lease under false pretenses. New home onwers did not honor lease renewal as there was an agreement made in contract to only buy homes whoms leases end in June. Which means there were mulitple familes uprooted and put through what we went through. Response was sorry nothing we can do. Company is just about their money and why not they dont live here they just buy up colorado properties make their money and hang their property managers out dry to explain their so called policies.

So bad company and is not recommended because they are scammer do not trust them. 👎🏻👎🏻

Horrible slumlords, been living in raw sewage for 7 days. They are too cheap to fix the problem. When I confronted them about it I was assaulted by the office manager. DO NOT RENT from these Texan slumlords.

Horrible Customer service, Fees, Fees, Fees, Conservice who pays their utilities is trying to double bill me... They dont show up for maintenance items, we asked for a plumber 1 year ago and still nothing, we asked for help with Voles that entered our home, no help, we asked for dead trees to be replaced, nothing!!!!!!!!!!!!!! Conservice tells us to call AH4R, and AH4R tells us to call Conservice!!! They are both a CON!!!!

This is the worst company to deal with! They never answer the phone and when you move out, even if you left the house the way it was when you moved in, find ways to take money from you. Bunch of thieves. Stay away from this company at all costs!

You gotta pay extra $40 to paying rent by online? You gotta be a kidding me?
