Unless you are interested in looking at and listening to balcony renovations for the entirety of your lease, look elsewhere. Whats worse is the leasing office was not upfront about the construction duration in the lease signing process. The unit is nice, and might be worth the price, but not if you plan to work from home for the next year like me.
Pros: The maintenance staff and front office are awesome. Clean building, nice gym, easy package situation.Cons: Noise insulation from floors above isnt great.
Maintenance has been stellar while weve been here - Tammy & Steve are always attentive when we submit requests. We had an AC unit issue, as well as something funny going on with our dishwasher, and they were at our unit within a couple of hours to fix them both. 10 out of 10 HIGHLY RECOMMEND!!!
Thami is the man! Every time we have an issue, its been fixed in a timely fashion and without error. Especially now when building maintenance is in mass media, I take comfort in knowing that Thami and the team here at Avalon have me covered. Cant recommend enough!
The maintenance guy, Thami, is out of his mind, and the office covers up for him. He is vulgar and disrespectful. He took $250 of our deposit without even informing us when we moved to a different apartment in the same building claiming that the stovetop was damaged when in reality, it only needed cleaning. Of course, he was the one who requested that we pay for professional cleaning by the apartment people. We paid extra for them to clean the house, but they did not clean the stovetop. We lived in that apartment for four years, and when he came for the last check of the apartment condition, he was complaining about the bed leaving a mark on the carpet!!!!!!!! I believe it was all set up by the maintenance to chare us.When we complain to the office, they said they have control over the deposit, and they do not need to prove anything to us. They stole our deposit like there is no tomorrow. We still have not received the second deposit for the second apartment we rented over there, and it has been almost 2 months that we moved out!!!
Thami has help solve issues from Avalon access to smoke detectors, he fixed everything so quickly. I have been very pleased with the maintenance team. I moved here in July and everything that needed to be done, was done well.
I would like to thank the maintenance team, especially Steve, Thami, Sara,Chelsey, and Rachel and for handling all our needs and making us feel safe and secure living in this beautiful community. I certainly hope they are compensated for their hard work.

My wife and I moved from one apartment to another floor in our same building. Everything was seamless and professionally handled. Rachel in the Leasing office was very responsive and answered all our questions about the move in a timely fashion. The maintenance staff headed by Thami responded to all our requests and had any issues resolved quickly and efficiently. Avalon Arlington North is a wonderful place to live. We couldn’t recommend it more highly.

I have lived at Avalon Arlington North since March of 2019 and I very much enjoyed my time. The staff is incredible and always tries to make your stay as pleasant as possible. Maintenance is top notch and responds to you right away even for the simplest of issues. I moved my family here because of the child friendly amenities including both an indoor and outdoor play area as well as a pool, things we put to constant use and found many others did as well. Overall I would recommend this apartment community to anyone looking for a nice, quiet, semi-urban living arrangement.
As a foreign service family stuck because countries since June of 2018, I am happy to report that our experience has been overwhelmingly positive. Chelsea and the front office staff have unceasingly accommodated us through an in-apartment move, a new baby, and illness.Avalon is your go-to if you have a family and/or a pet. The on-the-grounds amenities for children of all ages is unparalleled. The combination of a social room, gym, pool, and indoor and outdoor playgrounds we did not find in any other apartment during our search. There are shops and restaurants in walking distance and a bus to take you to the metro one mile away...The noise between apartments has, on occasion, been a nuisance. Otherwise, as we are not fixer-uppers, Thami and his maintenance crew have responded to any apartment issues that have arisen within the day..Thank you team Avalon !.

I was fortunate to have called Avalon Arlington North home for 4 years. The apartments are very spacious and modern. I really enjoyed the community, and the office staff is great. Maintenance always responded promptly and were always very respectful. Thami, the maintenance supervisor is very friendly and happy to help anytime. It is located within walking distance to Glebe Elementary School, which is a great public school and that was a huge plus. The only reason why my family and I are leaving is because we are relocating to another state and purchased a home. I will definitely miss everyone

It’s been a great experience living at Avalon Arlington North. Just finishing up my first year lease and renewing for another one. Can’t say enough good things about the leasing agent, Chelsey. She worked with me and helped settle on a great rent. Looking forward to this summer, grilling out in the courtyard and sitting by the pool.

Very nice community overall. No serious complaints. The management and maintenance staff are pretty solid and always willing to help. I have had very few maintenance issues in my apartment and when I did they fixed it very quickly. Id say my only real gripes are it is overwhelmingly a family environment so there are a ton of kids (which isnt a bad thing.) This means there are very limited events for younger single professional crowds, the pool is cramped with kids, and it can be loud at times. The walls are very thin so you can hear all the neighbors to include above, side to side, and below. Otherwise, I would have given this a perfect five stars. Overall, I enjoy living here because it is a nice place and well maintained, but just beware there are a ton of families. You get a lot of value for your dollar in this community which is nice if you do not rely on the metro for transportation. I would definitely recommend considering this community.

We were residents at Avalon Arlington North for 20 months. Overall we greatly enjoyed our time there. Pros: The amenities were great and very kid and dog friendly. The staff was gracious and responsive. Cons: Sound proofing of units was not great and garage doors often remained open due to damage. Additional security measures were taken by Avalon but the fact remained that a certain level of security paid for was not provided.Our move in and move out process seemed very smooth. I think the staff managed expectations very well. We purchased a home and opted to have Arlington Avalon North advertise our apartment in an attempt to rent to a new resident rather than pay a break fee. The staff worked closely with us on this strategy and our apartment was successfully rented to a new resident resulting in minimal expense on our part. We greatly appreciate the diligence provided to us during this transition process. I would recommend Arlington Avalon North to any person new to the Northern Virginia area.

I moved here about 8 months ago now and I have really enjoyed almost everything about the apartments! I havent used the pool yet but it looks fantastic!The dog spa is great to take my dogs for a bath or grooming. The staff is fantastic and I find them to be very responsive to repairs or to random questions I may have (I have a ton).The location is an easy commute to Rosslyn where I work. I can take the bus if needed or take the metro which is about a mile away. I will be considering renewing my lease in the near future as I get closer to my 12 months and I am fairly confident that I will be renewing as I love the staff/building.

I have had nothing short of stellar service from the Avalon Arlington North team. Since moving in Victor and the rest of the Avalon associates have been incredibly helpful. When I moved in they helped me with my packages, and have continuously been great support.As far as the facilities go I work from home, and have had no issues during the day with noise. Sometimes youll hear heavy footed people, or kids who are running down the hall. No issue with neighbors. If there are unruly residents the issues are resolved quickly but this doesnt seem to be a constant issue anyway.Avalon is a pet-friendly facility, so you will hear dogs barking from time to time but thats to be expected. This is an apartment complex, so there will be some noise and to expect peace and quiet 24/7 isnt going to be the case in any environment.The gym is fantastic and seems to be rarely used, and while I was running on the treadmill there was cleaning staff wiping down all the machines.Any issue specifically with our apartment (light bulb out/ problems with the AC) has been resolved within 24 hours at the latest. This is a nice complex with subway tiles in the kitchen, stainless steel appliances, and nice finishings. Im really happy with the quality of the apartment and Im proud to call it home.

My fiancé and I have lived at the Avalon for three years and we loved it. Moving just because we are leaving the state and we are sad to go. Thami and all the other apartment staff are great and always helpful and quick to respond. Very pet friendly place with lots of good dogs. Noise isn’t too bad at all. Location and garage can’t be beat. We also found this place to have much more closet space and nicer amenities than other apartments around. 10/10 would recommend.

My family moved into Avalon Arlington North in October. We have loved our time in the building so far. When we arrived, the new maintenance supervisor, Thami, came to our home to warmly greet us. His kindness immediately welcomed us to the community and eased our transition to a new home. Any issues we have had since then have been promptly resolved by Thami and his friendly and helpful maintenance staff. We feel very lucky to have found a place that takes such good care of its residents.
The apartment complex is very well designed; the planners have thought of just about everything. Very well maintained inside and out. Our unit is light, airy, secure, and quiet.

I met the new maintenance supervisor, Thani, today when he came to evaluate cleaning my carpeting. He was extremely helpful and very friendly. I felt comfortable with him in my apartment.
Everything works in this pleasant community and is a tribute to the hard working staff onsite who take great care of their clients. The amenities are very good and the quality of the appliances in apartments is top notch. This is a fun place to live and close to major transportation hubs. This Avalon community comes highly recommended.
Totally love living here! There are so many amenities and the staff is incredibly gracious and friendly. This morning at 8:55 a.m. I put in a request to have maintenance help me move a VERY heavy filing cabinet to the bulk trash area; they called me back in 15 minutes and had it moved for me within the hour.- Love the buildings cleanliness and decor- Love the $1 coffee!!- Love that they accept dogs of all sizes- As someone who has not had indoor parking in 15 years, all I can say is: LOVE the garage : )- Love the package notification system- Love the location and proximity to downtown Arlington and downtown DC- Love the interior courtyard! & pool! & grills!!Had to add this after Snozilla 2016:- Wow, the maintenance team did an *outstanding* job. They seemingly worked 24/7 clearing walking paths and making the property safe. They did such good work that when I drove to work Monday, I was shocked to see in what poor shape the rest of Arlington still was! Thank you so much to this dedicated team!
Ive lived here five years now, and I still love walking into my beautiful apartment. Spacious, airy, light-filled,with a well-appointed kitchen, adequate storage, immaculately kept public areas, elegant decor. The location is great for me, and the office and maintenance staff are responsive and friendly. Its a truly great place to live, in my opinion.
Living here is excellent especially with kids! It is like a heaven here with everything you need even one of the best public school in whole US is walking distance. Very nice and friendly atmosphere. Great swimming pool with fountain whole summer were you can not only swim or relax but also meet with neighbors to chat. In the building itself lots of place to work on computer in quiet or just rest. And whenever you need anything anytime Thami and Bubacarr are amazing, maintenance kills it at my home. They can fix everything!Thank you so much!!! We are very lucky to rent an appartment in such a great society here!
Do not rent form them. They are a bunch of crooks. I rented a three bedroom property for 9 month, as a temporary place while going through divorce and while my property was on market. When i moved out, i made a full payment on my rent dues and was told that it was final balance. I had a perfectly normal final inspection. There were no damages that needed any type of replacement. They offered clean sweep option, which i took due to the fact that i was 7 month pregnant and the move was hard enough in this condition. A few month later i received a note from a collection agency that i owe almost $500. I must have missed the letter from them on my new address so this balance went to collection agency. They claim they had to replace carpet! This apartment was very gently used. Out of three rooms, i only used one, two others were practically empty and no one was ever there. Dining/living area didnt have carpets and my master bedroom was basically taken by the king size bed. There was under no circumstances need for carpet replacement!Dont rent from them. Now I have to sort out my credit because this charge that i dont believe was fair in any way and was never mentioned upon my departure, is messing up my credit.
I just moved out of Avalon Arlington North, and while my time living there was mostly great, I can see that my move out experience has been eerily similar to reviewers below. I believe the word used to describe AAN is crooks. I would agree. My roommate and I were model tenants, while neighbors above below and to the sides of us made CONSTANT noise. We always kept our apartment clean. Now, one whole month AFTER moving out, Avalon sent us a bill for over $1,000 for cleaning and carpet replacement. Be advised you need to clean the apartment so well that you would eat off any surface. You will be charged for EVERYTHING--even dust on the ceiling fan and leaves on the porch. If you have pets, DO NOT MOVE HERE. Upon moving out they will tell you that because you had pets, the carpet needs to be replaced. And actually it wont even be when you are moving out, theyll wait until a month after youve moved elsewhere and have bills to pay elsewhere before they tell you about these charges. So previous statements that they are crooks, are definitely accurate.

The Maintenance staff here are excellent my ac died on July 4th and Bubacarr responded on a holiday with in the hour and got it cooling again till we could replace it a few days later. Thami and George over the next few days got us all sorted out even during flooding and and extreme heat kept coming back to check in and make sure the HVAC was dialed in. Having excellent maintenance staff is by far the best amenity at Avalon!
We have been living here for 4 months. The amenities are very good and Avalon has an amazing staff, always polite and efficient. It’s a clean place and great if you have kids or pets.Cons: the walls are so thin and you can hear the noise from other units which may be disturbing when you are trying to fall asleep after 10PM.The trash chute is a problem. It oftens get clogged during the weekends. That makes the trash room cluttered until Monday when the cleaning staff takes care of it.The ground floor apartments are affected by a lot of mosquitoes. Maybe it is due to the proximity to the gardens, I don’t know. Anyways, if you are considering a unit such as this have that in mind even if you leave your windows or balcony doors closed during the summer.
Maintenance was super quick to fix our broken AC - Buba was great and kept me informed every step of the way!
Thami Lahlou takes such good care of our family!! At every opportunity he goes the distance to make things more than right. An AC unit leaking from the mechanical closet? Thami drained, dried and replaced thermostat all in less than 30 minutes. A laundry room door in the way of a busy family’s life? No problem, let’s remove and keep it safe under that bed! Advice on best grill to use for steak tonight? There’s a shortcut through the garage, and Oh bring a long lighter as back up! Thami and his crew keep Avalon Arlington North running smooth. Certainly hope they get rewarded for such exemplary service!!

I love living here. My only concerns are because of noise as my apartment is close to the dumpsters and also the entrance where most movings are made through, and the fact that there is no 24 hour concierge. Office doesnt work weekends, holidays and some other dates for staff meetings which makes it difficult to solve maintenance issues and to receive packages.Apart from that this is the best place Ive lived in the area. The community is very clean and well maintained, has a great fitness center and simply wonderful amenities. The staff is always polite and efficient. I have been recommending the community to all my Co workers who move to the region as my family and I are very happy here.

Looks beautiful but poorly structured. You can literally hear anyone stumping and the walls are paper thin. Careless parking and no one admits to damaging vehicles. I left after a year
Our AC went out on Sunday night. I put in a work order that evening and Monday Thami Lahlou came to service the unit. Fan had burned out. He ordered the part on Monday and today he installed the new fan. It was total customer satisfaction. Hes a lovely person too. Very sweet too.
We have been living at Avalon Arlington North for about 3 months now and our experience has been amazing. The leasing team of Sara, Rachel and Chelsey made the leasing process easy and painless. They answered all our questions and were very professional. Since we moved in they have been helpful and quick to respond to any inquiries we have. Most importantly they are kind and welcoming.The maintenance team of Thami, George and Bubacarr has been equally as amazing. They are professional, knowledgeable and courteous. During my move in we had a couple hiccups and Thami stepped in and took care of everything without having for me to deal with the situation. This was greatly appreciated and showed how much he cares about the residents and this community. We know that Thami and his team will take care of any maintenance issues we have correctly and in a timely manner.Overall, Avalon Arlington North is a family friendly community, clean and well-maintained property, great amenities and a very professional staff. I recommend living here.
I dont normally like to post reviews online but feel I should based on the negative comments about the move out process. While living at Avalon Arlington North we not only experienced the move out process once, but twice because we decided to change to a different size apartment after our first lease was up. On both occasions we have had a positive experience. The maintenance staff and the front office were extremely pleasant and clear throughout the entire process. If any questions came up they were sure to answer them right away. Finally, we left both apartments in good clean condition and our deposit was returned to us for BOTH (minus final sewer charges which was expected).We enjoyed our time spend at the Avalon. We would not hesitate to move there again should we come back to the area.
I agree with previous reviews using the word crooks.The front area leasing staff was great...and common areas are finished well...but my good review stops there. It is poorly constructed between floors. We could hear the family above us all hours of the day and disturbed us while trying to sleep at night. There was significant turnover in both maintenance staff and front office leasing staff. Hopefully with a recent managerial change that will not continue.I heard rumors about 6 months into my lease that when it came time to renew my lease that the normal rate increase was between 3%-20%. The rate increase is in no way tied to the fair market value of what they could rent your apartment for...only, in my view, a determination of your pain threshold of what you will pay to not have to move. Ensure that you ask about their business practice for how you renew your lease. I offered to renew my lease well in advance of its expiration but was told that was not an option. (They will negotiate if you have renew your lease...but not negotiate to zero).I decided to not give them any more money and purchased a home locally. Since I had moved out about a month before my lease expired, I called to cancel my parking spots and was told I cant do that. When I pressed and asked if they could not or would not, she stated she would not. When I advised them I would seek out a military lawyer, all of a sudden she changed her mind.I completed my initial walk through to clear my apartment and was told that everything looked great and that no deposit money would be taken. During their final walk through, the management staff called me to say it all looked great, and I would only be charged for carpet cleaning...something not told to me during the initial walk through. I advised that I wanted to make sure that I clearly understood their position so that I could advise a military lawyer...again they miraculously decided to change their mind.I regret deciding to stay here...other than a few friends we made. This was a total mistake.Best of luck in your apartment search.
This building is attractive on the surface, but dont be tempted. I lived here for four years. The first two were ok. Lots of maintenance issues, including bulbs in the kitchen and living room that constantly burn out and require maintenance to come and replace on a regular basis. The pool looks nice, but is small, and always packed, usually with screaming, splashing kids. I love kids, but the noise in the building from kids is just insane and the building does nothing to prevent it. The kids even play inside the parking garage on rainy days! Its incredibly dangerous. Kids run up and down the hallways at all hours. We were regularly woken up in the early morning by loud children in the hall. If you have kids, this might be a nice building for you. If you dont, and you value sleep, especially in the early morning, look elsewhere.The walls are thin. So thin we could hear the elevator (which was across the hall) through the wall at all hours.The appliances are cheap. Very cheap. Our dryer had to be fixed more than once. And our dishwasher was poor quality. The oven was never the temperature it said it was, which we finally figured out with a thermometer. It made cooking a pain.We never had issues with their package collection. That was a nice feature. But the hours are limited. Most people work and dont get home in time to easily get packages. But they added Amazon lockers which helped. The main office is closed for full days pretty regularly, and often with little notice. So if you are expecting an important delivery that day, you are out of luck.The trash rooms are gross. The smell in the Summer is disgusting. And there are bugs. Inconsiderate neighbors leave trash sitting on the floor instead of putting it down the chute, making the problem worse.We paid $150/month to park 2 cars in the garage. There is limited street parking, so you dont have much choice. Then they charge you extra for the windshield sticker to access the garage. For the monthly fees they charge, the sticker should be included. But this building loves to nickel and dime you. Also, do not be fooled into thinking you are getting a secure garage. The gate is regularly broken, and, when that happens, they just leave the gate open all night, sometimes for weeks on end. People in the building had their cars robbed/vandalized. Even worse, once someone gets into the garage, he or she has total access to all the buildings, including hallways and common areas because the doors to the buildings from the garage are totally unsecured. Anyone can walk in. Not safe at all.The worst part of this building, though? The price gouging. They will try to raise your rent by insane amounts each year, way more than any other landlord Ive had in 17 years in the area. We would have left sooner but due to work constraints didnt have a good opportunity to do so.When you do leave, look out! They will bill you for anything and everything, including items that we felt easily fit under the normal wear and tear category, and then charge you insane amounts to fix them. Our final bill for some very minimal issues after four years in the same unit (4 years is a long time!) was over $1,200! We felt it was outrageous and therefore could never recommend this building to anyone. They basically charged us to remodel the unit for the next tenant. And you have zero choice but to pay. They make very clear that if you dont pay their trumped up charges right away, they will send the bill to collections and ruin your credit.Also, we paid $50 a month to have a pet (a small, doesnt shed, well behaved dog). But that fee is apparently just another way to nickel and dime you. It doesnt cover normal wear and tear by the pet. You will get charged for that when you move out, on top of the monthly pet fee. If you have even one small stain on the carpet, you will have to pay for all new carpet in the entire unit. Outrageous.Save yourself the headaches and sleep deprivation and look elsewhere!

Avalon North is an attractive place to live with many amenities and excellent maintenance services.
Do not rent here and, if you do, make sure you are extremely careful when you move, particularly if you have pets. And, under no circumstances should you opt for the clean sweep option they give you for moving out. I went from a 100% perfect move out inspection to a $900 pet damage charge which I received 45 days after I had moved, with no opportunity to dispute the charges or to remediate, as is required by Virginia law. So, not only did I stupidly pay the extra amount for the clean sweep cleaning of my apartment, but the more than $1600 in additional pet rental charges I had paid to have my dogs in my apartment went for nothing --- just into the pockets of the Avalon investors. I was also told by the office staff (who have since quit --- its a revolving door at the front office) that my charges were minimal compared to others and that some people have been hit with charges of as much as $4,500 post move out. Note, that you do not even receive a bill until 45 days after move out ---- so, there is no chance to remediate, in clear violation of the law. Do not, do not, do not rent here.
Do NOT rent from Avalon. All you are to them is someone to squeeze money out of. Read the reviews of residents who had to pay for new carpeting even though they passed their inspections. Unethical at best. Downright evil at worst.Heres the breakdown:Responsiveness to residents - 1 starStaffs priority is prospective renters. Company priority is investors. Many perks disappeared after the first year: office hours were cut; Sunday hours ended; no more free coffee, no more main floor bathroom access. Formerly free hot water now costs a dollar! Really?I?I Read the reviews from residents who had to pay to have carpet replaced. Normal wear and tear is the norm. Residents have been told that since the carpet was new when they moved it, it has to be new after they are out. What?!?Cleanliness - 2 starsLeasing office and amenities are kept spotless. No monitoring of the rest of the building except by residents. No proactive measures to hold residents accountable. Garbage is left in garage for days, on the floors of trash rooms, and some residents have their dogs use the stairwells regularly.Peacefulness: 2 starsStick construction. No apparent insulation. Lots of young partiers (drinking and pot-smoking). Some rowdiness at night.Value: 2 starsNice enough layout, but not luxury apartments. Floors are either carpeted or wood-grain vinyl planks. High ceilings and great-room living are nice. Bathtubs are shallow. Bedrooms are small. Living spaces cozy. Bathrooms are huge. Closets adequate. Extra fee for storage. Bike storage inconvenient. En suite laundry is nice. Parking: $50 for one car. Add $100 for 2nd, and so on. Ridiculous.Community - 4 stars, lots of nice, friendly neighbors.Office staff and maintenance are nice to talk to but are either unethical, or stuck between a rock and Avalon Bay.Security - 1 starsKeep your door locked. Lock patio doors. Lock bikes on balconies. Buildings and courtyards have no meaningful security. Forget your key, just wait for the garage to open if it isnt broken. No security, not even cameras.Location - 3 stars. Its a schlep to the metro station.Comparable luxury communities have 24-hour front desk to deal with security or maintenance, receive deliveries, and screen guests. Instead of four people during office hours, put one on the night and Sunday shift. Put the people who actually live here first.
Only been here a month but so far i love it. moving from the home where i raised my famlly was difficult, but it feels like home here already.
I gave it 1 star because the quality has gone down dramatically since more people moved in and rules werent being enforced anymore. It started going downhill when more people moved in with their kids, dogs, smoking, party lifestyles, etc. :Cons:Numerous people let their offspring run down the hallway every single day and its LOUD. I can feel the vibrations in my apartment.Theres an idiot in the first apartment off the elevator on the 4th floor who smokes in their apartment and you can smell it strongly in the hallway. Im paying all this money to live in a non-smoking building where people smoke. Rules arent enforced.The tenants below my apartment are constantly in verbal arguments with each other and they blast their music. Yes, I can hear in the apartment below me. One time they were arguing and I heard a woman say in a crying voice: I love you...even when you beat me I love you. Yes, I heard that.Someone on the 4th floor always never put their trash down the chute and leaves it on the floor so you have to step over it to put your trash down the chute appropriately.Theres some ghetto people here who vandalize the place. There was an outline of male genitalia drawn on the hallway wall with a marker. Very professional. And one time I stepped into an elevator and started coughing and had to step out because someone had sprayed PEPPER SPRAY. w t fWhen large trucks drive by on Glebe road (the road right in front of the apartment), you can actually feel the ground flexing as they drive by. I dont know if the roads hallow, but I noticed it. I live in the front of the building so the people in the back may not feel it.And like someone else here said, you can tell when people in nearby apartments close their door because you can hear and feel it.With the apartment, theres some shoddy construction that they did when it was built. My apartment had paint throughout the carpet. The faucet in the bathroom was not even attached and its still not. The ceiling fans light was barely attach and is now hanging by a string. One of my windows doesnt lock, at all. It was never installed correctly.The bathroom had red mystery stains of hand prints on doors and walls which has not entirely come out since trying to clean it. The fan vent on the wall in the bathroom is hanging crooked now. It was never put up properly. The sealing on the edge of the kitchen sink has warn off and now water goes into the cabinet below it. I expected more for the $ Im paying.You have to pay to park your vehicle.The power occasionally goes off.As far as location, you hear siren noise a lot since its near the fire department.Conclusion: This place sucks.
