Easy application process and quick responses to my application. Quick approval. My only complaint is that they approve more than one prospective tenants and then it’s a race (in Atlanta!) to see which delivers the deposits first. I wish that once approved, I had a window of time to put deposit down without feeling like I had to beat someone to the office.

I’m a first time owner renting my property and wanted to use a property management company. After a lot of research I landed on Evernest due to price and their process I read about. They are very responsive, handled everything for me, and guided me the entire way. I’m a busy person and rely more on electronic communication and they always respond and have reporting they shows you the status of your property. Even more, that got a quality tenant and prepared my home with minimal to no involvement from me. I’d strongly recommend them and I’ll continue to use them. If I could leave 0 stars I would .In the beginning they are very prompt with answering emails. Once you apply you can never get anyone on the phone . They respond to emails once a day and will have you waiting days Later to respond . After you apply, they will still have that home available online for others to pay an application fee. It doesn’t at least say pending so they can properly review your application . Each email a different person will respond . Erica has been emailing lately but she is very delayed in responding . She asks for more information and Ive sent those documents to her immediately upon request the same day. 2 days later she asked for those same documents again. I explained to her that I already uploaded those days ago, I have not heard from her. 3 days later she asked for those documents again, which seems like an automated email at this point. I wish I would have read these reviews before applying because I am experiencing everything others are complaining about . I believe the 5 star reviews are fake . They literally have everything that proves I can afford the place but instead they continue to take application fees for the same home I should’ve been approved for days ago smh . They are just taking application fees and holding applicants information. DO NOT APPLY HERE . FYI it’s been 2 weeks and still no answer . Miguel has stopped replying to emails and Stacy keeps saying she will email her. Not to mention, Chevelta showed me the place . She was not knowledgeable at all about the property at 2255 Peachtree . She was rushing and we walked around the building like 5X to gain entry into the building. I asked her about the Alexa amenities in the apartment and she responded “I’m not sure” . Again DO NOT APPLY HERE. I DEMAND A REFUND OF MY APPLICATION FEE !
After speaking with Stacy from EVERNEST, I was impressed with her caring attitude and responsiveness. After I got of the phone, I was happy to see our maintenance request issues were taken care of promptly. Thank you Stacy for helping and making this process easy and quick. Quick and easy application process, but home I originally applied for was leased out pending application (I understand -- its a hot rental market right now!). Thankfully another property that was even better than the one I applied for was available, and I was able to secure it the very next day. Miguel was very prompt with responding to my emails and answering all of my questions. The online portal is also very convenient. So far, so good with Evernest.
My experience with Evernest has been positive. It has been a contactless, user-friendly process from viewing my property of interest to completing the application to being able to contact and receive quick responses from the Evernest team. So far so good!

We have been working with Ted Strane for 8 years as our property manager, and cant thank you enough for what he did for our property. He handled everything so great. He is very professional and very responsive in handling any related matter with tenant, vendor, HOA, work order, etc.Although we do not always have great tenants, but we could rest assured that he is there to take care whatever trouble arise from any sides related to our rental. I have been a tenant at one of their properties for over 3 years. I only contact them if I have a major maintenance issue with the house I am renting, anything and everything else I handle myself. Every time, the maintenance process is a headache. Days without repairs being acknowledged or completed. Last year, I had major plumbing issues and I was out of my home for 6 weeks and had to argue to get reimbursement. Now, my AC being out for 4 days with no response from the property team or the landlord, so I had to hire someone myself and now they are saying I won’t be reimbursed for that. I tried by email and phone a number of times to get ahold of anyone to help me with this emergency maintenance issue. Had no response. If I wouldn’t have hired someone myself I would still be without AC. Ridiculous.
I haven’t always had the best experience when it comes to getting maintenance while living here until I started talking with Luis. He answered all of my questions promptly and thoroughly and was able to get all of my concerns taken care of. Very satisfied with him and I have no complaints anymore. Keep him on board. I hope to deal with him in the future if/when I have other maintenance issues.

Decent company pretty responsive most of the time but my landlord has made the relationship very difficult. No AC in the dead of summer for a week and no heat in the dead of winter for over a week among several issues over the course of living at this property. These poorly handled problems will make you question where the responsibility lies. I dont really know but I think Evernest has done their best to try to mitigate the situations.
The customer service at Evernest Property Management Atlanta is wonderful. They are very accommodating, well mannered, and responded to my inquiry in a timely manner. I was very impressed with their representative.
I worked with Miguel and he was fantastic. During these times residential properties go off market very quickly so when my wife and I were able to be approved very quickly at Evernest, we were eager to sign the lease agreement quickly to beat out other applicants. Miguel was very quick to respond to our questions about how to proceed. We will recommend Evernest to our friends.

This place is a scam....they want you to send them your money and you get nothing in return. No one ever answers the phone. Miguel text me asking if I was still interested in a property. I said yes, then he never responded back for the rest of the day. Dont waste your money with these criminals... Miguel waited until they was closing to text me that I got approved for a 1 bedroom apartment in Arizona....but I live in GA and applied for a 4 bedroom house...lol. these people are criminals and this is a SCAM

Evernest participates in a rental application fee scam that is completely unethical. They accept multiple rental applications per property and do not advise potential residents when a property in under review or unavailable... until you pay the application fee. Your application is then placed on hold for 90 days -- under the guise that the application is not property specific but can also only be processed when applied to a property. I applied for 2 properties with Evernest. I applied 1/14 for a property; within 12 hours received an email that it was unavailable and that my application was placed on hold. Evernest advised to search for additional properties. I responded 1/15, for a property listed on 1/14 via email (takes them 24 hours to respond and you cannot speak to anyone directly unless they call you). I was advised that another applicant had already applied, was approved and paid a deposit. This transpired within 24 hours hours of the property being listed and since my application was on hold I was only able to apply via email transfer not directly through site as other new applicants would be. I reached out via email and phone numerous times requesting that my rental fee of $50 be refunded but only was advised of the no refund policy that applies to applying for available properties1/27 -- After this review, the company contacted me to offer a refund.

I am now leaving 100 Natalie Court in Dallas GA. 30157 after 2 years. I can tell you it was not a good experience. Chris Carpenter owns this property and He shows up unannounced constantly and his wife sits out in a car and looks at the house from afar. I complained to APM about it and Miss Payln told me, He does this to all his tenants. I consulted with them several times and asked if they could talk to him. This gentleman constantly wanted to enter the premises for no reason. He and his wife shows up whenever they want and complain unnecessarily. I was on time and mostly early, never late with rent. I keep his place immaculate! He basically can do whatever he wants because APM did not do a thing. He blamed me for a swage backup. I had nothing to do with and tried to make me pay for it. The pipe was displaced/Abrupt outside the property and had to remind Chris of the law and responsibilities of the owner and even in the contract. I was continuously harassed about the lawn by Him and APM. The grass was cut by a neighborhood handyman he recommended in which he did a great job of maintaining the lawn and care. He does not like no for an answer. When he showed up on the premises and wants to enter the home for no apparent reason. I started sending weekly pictures to APM of the lawn to stop the harassment but they even aggravated the situation further by telling me to make sure there are no weeds in the yard because the owner told them there were weeds. Even though I sent them pictures weekly. I was bothered even with a death in the family and he and his wife still continued to show up and have the property management call me and have APM photographers call me to schedule to come take pictures of the premises. I reported a water leak several times every month, and 6-7 months later finally got it fixed with no reimbursement from high water bills in which I reported and sent pictures of the leak to maintenance properly. My Job is demanding like others, I am rarely home and even travel out of town to see family and friends because they all live out of state. Again I used the handyman he recommended to take care of the yard, the home remain in new style condition and immaculate because I was rarely there, was never late with rent the 2 years I resided there and did not get support from APM when requested. I was ignored and the Owner continued to harass. I asked APM if I can Opt out of the contract and leave a month early so I can go live a peaceful life elsewhere and leave this behind me, they agreed and contacted the Chris Carpenter. I got a call from the police that my locks was being changed because a locksmith accidentally changed the locks. What a coincidence. Then garage door all of sudden does not work when I got off work to enter the house. None of this added up at all. Chis Carpenter almost cost me my job because of frustration and stress. If you do not believe any of this Call APM its on record. I hope my voice is heard finally heard and someone will tell them as I told them because someone owns a lot of properties with their business/company, they should not allow owners to intervene in tenants lives. Tenants have rights and owners should be held accountable. I could have sued many of times because the law was broken plenty of times. I am a law man and Im surprised I didnt but I held my peace and let God fight my battles!!!FURTHER as you see I left this house clean!!!!!! This was July 31, 2018. I was charged for things that was not true!. The lights were restored through the power company for free, water was turned back on for one day no charge and trash was out!. Darlene Moya and the inspector charged me for this and would not answer my calls. So as you see with video and pictures before I left the premises everything was clean and the inspector said the house was still in brand new condition. Folks do not come here they will rip you OFF!!! now my deposit is being held at the will of APM for being a great tenant!! I have video also if you want to review it!

The Service I received from the Leasing Team at Evernest has been Professional & Outstanding! They have helped me tremendously from start to finish. When I couldnt meet a requirement they still managed to work with me and get me to the next step. I had been searching for houses & apartments in henry county GA for nearly 4 months with 0 luck! Finding an available section 8 welcome property in henry county is not the easiest thing (blood, sweat & tears)! My voucher expiration date was approaching so fast that I thought about porting out of state (back to my hometown) cause I knew it would extend my search time, & i thought about to having my paperwork transferred to a different county near the city in hopes that Id get approved quicker, honestly I didnt want to live near the city cause I didnt want to end up in a bad neighborhood but I was getting desperate. I work in stockbridge & the kids go to school in McDonough. I didnt want to transfer work & school or have a long commute. Eventually i gave up looking in Henry county & just when I thought all hope was lost Ms. Little called me over a week ago & informed me about 2 (newly remodeled) townhomes in McDonough they had for rent (this was a fairly quick & easy process) & she wanted me to fill out the application that very day. I thought, this is perfect timing cause I had just about givin up on this long & excruciating ordeal, imagine the doubt, the worry, fear & anxiety I felt when I thought I would be terminated from the program cause I couldnt find a place to stay. When I Finally Heard the Words, You Are APPROVED, a massive weight was lifted off my shoulders! If I had known about Evernest before, I wouldnt have had to go thru what I had to go thru! I Thank God for all the Staff here! Everything worked out in my Favor! Thanks Evernest! Thanks for all your help!

I moved in February 2020 and moved out March 2021. I had problems from the start as far as the property that I was approved for I was told that property was approved to someone else as well me not being aware that someone else had an application on that property I was then told that I could find another home on their website. Once I found one and moved in I saw that they had not cleaned the house the blinds broke meaning they came down the fireplace had been boarded up I found out why a few months ago once I used it the house filled with smoke apparently it needed servicing the kitchen floor is coming up because when it rains the the water comes under the door the doorbell was broken when we moved in so it came off the panel in the front of the house came off as well all of these things were brought to their attention it took months to get things fixed mind you all of these things are still broken this company has changed their name twice since I was there don’t deal with this company 305 Sarasota Lane locust grove ga house needs a lot of things fixed also the will not give me my deposit back
Where should I start!! For the past 2 weeks I have been working with Luis and his team at GK. They have provided me with an exceptional customer experience from start to finish. Most of our interactions were through email but I never had to wait long periods of time to get a response back. Everything was quick and easy even being able to view the house without face to face contact. I’m glad I chose the GK team in helping me locate my next home. I have a property near Atlanta, and I could not have managed without Evernest! they found me a tenant, and are very good with communication, and dealing with issues.
Evernest company is a rental application fee scam. My significant other and I paid $50 each/ $100total scam. We submitted an application immediately after we viewed the property (Saturday 2/20 afternoon), we were contacted via email the following Monday by Meagan Walker asking for more information which we provided within hours. Contacted again the following day (Tuesday 2/23) by Meagan Walker requesting copies of pay stubs which again we provided immediately upon receiving her email (after linking our bank accounts to the application). Same day at 5:38pm Meagan sent another email stating a hold deposit had been placed on this property and our application is now placed on HOLD but can be applied to other Evernest properties, however Evernest does not have any other properties located in or around Gainesville, GA area. We asked for a refund at this point however we continue to get the run around with Miguel Ponce who continues to send the same templated email The good news is that our applications are not property specific. You have the liberty to transfer your application to another property without the need of having to apply all over again..... here are my concerns with this unethical process: 1. If a hold deposit is applied for the property then that property is guaranteed to be taken off the market-- this was not the case as the property showed available even after 5:38pm on 2/23. 2. Applications are not property specific... however they will not continue to process your application once they claim a property is no longer available. Now our application is in HOLD and apparently not approved so Evernest is refusing to issue a refund. I have asked Miguel multiple times what we need to do to get our $100 back and continue to get the same email We will only consider a refund when an applicant meets both of the following: 1. If your application is approved 2. If the property you applied for has already been leased out or is no longer available by the time you are approved. I have not been provided any reason as to why my application is not or cannot be approved. Miguel has been robotically responsive and professional. However Miguel has not been helpful as we are now at 2 weeks that we have emailed back and forth daily with no resolution and no plan to reach a resolution. We just want our money back after the hours we have put into this with nothing in return.Update to post: Miguel did call me after this review to offer a refund.After two months of back and forth emails, I finally received my refund however my significant other did not. When I reached out again to request his, I received this reply from Miguel on 4/20/2021: “I will request Coreys refund again, but at this point, we need you to change your review to a 5 star, since you already got your refund.”Unfortunately, I would do a disservice to others if I changed my rating after the amount of time and hassle it took to get only half refunded. Evernest is one of the most unprofessional companies I have ever dealt with and if I could give a zero star rating I would.

Extremely impersonal way to lease a property. Very slow to respond to inquiries and very difficult to get anybody on the phone. When you do get someone on the phone the connection is poor likely due to speaker phones headsets and working from home and it doesn’t change when you tell them. When they respond to your emails they can’t keep track of which customers they are working with and they respond to you with other peoples messages. Had one email sent back to me in the wrong language. The weeklong approval/underwriting process is done in the state of Alabama and you have no way of knowing if the property is going to be leased to someone else out from under you because of the impossible phone chain so you are left hanging all of that time not knowing whether you should keep looking for additional places to live. Property was shown to prospective tenants in a self-guided way, and they refused to say whether the locks were re-keyed prior to moving in. I asked which utility companies to call and they sent me a list of 2 different power companies and 3 internet service providers and no water/sewer contact and left it up to me to figure out which ones were correct. Lease states that you must have the property professionally cleaned prior to move out, however when I did the walk-through on move-in the place was absolutely filthy. Took days to find out whether it was going to be resolved and I am still waiting to hear. It behooves landlords to have a basic relationship with their tenants but this company would not tell me how to contact the landlord. Landlords would be much better off using a management company local to their properties who actually have some skin in the game in the community

Like most rental companies and management companies they do not care about their tenants. They do not want to fix your maintenance requests, and they will not answer your phone calls. Very unprofessional, very frustrating. Save yourself some time and find a rental home owned by an actual person. They should at least make an emergency hotline. Oh ? your house flooded ? Sorry that can only happen during business hours :-), seriously don’t even bother. Find another place. I wish I could give zero stars.

I dont know how there are so many positive reviews. I cant even converse with a human in the office because no one ever answers the phone. The most you can do is send an email to a generic email box and hope someone responds in a timely manner. You could leave a message and hope someone calls back, but good luck with that. My experience has not been the most positive. I keep a notice to vacate on my desktop for the day I cant take the lack of professionalism anymore As a renter, I truly cant tell if this company works in the interest of the renter or the homeowner. The heater in this house doesnt properly heat the 1st floor. Between gkhouses and the homeowner, the best solution they could offer was sending me a small space heater, when space heaters are a violation of my rental agreement. Im paying the same rent for a house where the heat doesnt even work properly. At least decrease my rent. They wouldnt even revise my rental agreement to reflect my ability to use space heaters. So Im in for another cold winter.Anywho, Im here to give kudos to their maintenance department. If the rest of their properties are anything like the one Im renting, I imagine they get a lot of maintenance requests. I think maintenance calls are routed to a call center but at least someone picks up. Every maintenance technician to ever come has always been professional, kind, patient, knowledgeable and shows initiative. Every time I feel one more bad experience away from breaking my lease, the maintenance technician saves the lease. Thank you Diego for your help today!!

Unbelievably unprofessional. We moved into our property about a month ago and have been having nothing but issues since. First, the home was filthy when we moved in. Bug, trash, empty paint cans. There was no effort to clean the place or get it prepared for the move in date. We had to pay out of pocket to get the place clean and Covid free. We asked them to reimburse us for the cleaning charges which they declined (one of the only times they’ve responded to us). The further we went into the house, the worse it got. Leaking sinks, ancient washer and dryers that desperately need to be replaced (tech has been here 3 times in a month), broken ceiling fans, stains on walls, broken railings, broken mailbox. Everything. On top of a leak in the ceiling (that was today’s edition).On top of all this, they just don’t respond. It takes 20 calls to get a response, and then they never say anything helpful or tangible. One person tells you one thing over the phone, and the other tells you something else in an email. Meanwhile we still don’t have a code or anything to get into the gate into the community, which we’ve been requesting for a month. It’s really unbelievable and sad. We were really excited to move into this property. I didn’t want to even write a review, but people need to know to avoid this company. They can still maybe change my mind but as it stands this has been easily the worst property management company I’ve ever dealt with.

This is one of the most unprofessional property management companies I have ever dealt with. We have a rat infestation problem at the house we are renting and our property managers could not show less concern. They dont answer the phone or emails to get the issue solved. I highly suggest you do not rent from them.

Worst management to deal with.Flooding in 4344 Barcelona Trace unit 59 Stone Mountain GA. 30083I do not recommend this property to anyone.Two months of living in this property, we have experienced flooding and water damage to our properties on 3 occasions.We have given the management a move out date and terminating our lease. Ted mentioned we can move out if we want now they are still asking for 30 days vacation notice and plan on collecting rent when the management knows we didnt just decide to move only because the property has become inhabitable.We feel so overwhelmed and stressed in this whole situation, whenever there is an heavy rain, we deal with the mess, the clean up, the possible mold complications, the destruction of property and valuables in this difficult time, the disruption in our lives which is taking a toll on our mental and emotional wellbeing are more than enough reasons to move out.
Friendly and communicative. Staff at this location is nice and pleasant. Parking is cozy and plentiful. Building architecture is really neat to look at. Very appealing. This place is tucked away in a business park. Very nice place to run a real estate management operation out of. I had no trouble with getting what I needed handled done.
I was very interested in a beautiful home GK was managing in Kennesaw. Sadly I was not able to get it. As per their word on their website and application process, I was able to work with Meagan and get my application fee refunded. She sent me an email saying I would receive it in 5-10 business days. No other company does this and I think it goes to show that they dont just care about the money from application fees, they want you to find a home! The reason I put 4 stars is because I think communication is lacking. Please also consider that it is COVID time and I am sure they are swamped but every time I called the office it never went through. I was never able to ever speak to an actual agent. I did get through to reception one time but my phone call was never returned. I did communicate with Meagan and Luis through email but it was also a little lacking. I was only able to talk to them once a day and would have to wait until the next day to get a response if I sent in a question. They were still very helpful, polite, and professional; but I feel like if I could have had more communication my application would have been processed in less steps and I may have been able to receive the home I was very interested in. Overall I will still work with them again, they do really care, just these uncertain times may be the reason communication is lacking. But thank you all again, I look forward to working with you all in the future.
Stacey has great customer service and very friendly. This is a great establishment to lean towards if you’re looking for beautiful and comfortable homes. I’m really looking forward to living comfortably thanks to Stacey.
I have been working with Matthew Whitaker and Duncan Murphy since June of 2017 and I cant praise this company enough. They are always professional and so fun to interact with. For the past two weeks I have been working to get my AC repaired in my rental home . It was very challenging and required a lot of my personal time. Trying to get this matter resolved took me away from my work time as I work from home . Many days I was confronted with the task of working with GK Houses, Homeowners Warranty Company “Choice “ and the contracted vendor Just Cooling . It seems like it took for ever to get the AC repaired ! The weather was 90+ degrees for the time I was trying to get the AC repaired. When David Hernandez got involved with my case, the matter was escalated and he took charge of the situation ! He reached out to me with follow up information and keep me informed daily until the matter was finally resolved ! I appreciate his courteous and professional manner. He was able to get the job done ! He is an asset and a valued employee with GK Houses

By far the worst company i have ever leased from im currently living in one of there properties with my cousins since we moved in this house we have been walking on egg shells this place has not felt like a home at all. We have not even been in this house for 60 days and we were told by the landlord to vacate the property in 2 months with no explanation. I think they realize they rented to young black men who are doing good and it doesn’t sit right with them. I have never experienced anything like this in my life. Now i have 2 months to find another place to live in the mean time and im just frustrated but i would never recommend this company to anyone what so ever. I should have read the reviews of how they run there business before i singed the lease to this place. But save yourself the headache and dont rent with them.

Applied for a property that they knew was unavailable to begin with, but proceeded to take my money and go through the ropes knowing it was unavailable the entire process.
Worst management ever. They did not follow up with the tenant who left the house without notice. They sent all collection notices to the same address of house from which the tenant has left without notices and not sure how they expect the tenant to receive those notices and respond. On top of it, just for move out cleaning and painting the house, they charged $4441. The house is small two bedroom house which doesnt even cost me so much if I would have done it myself. Overall, I lost like $9,000 by giving my property to these people to manage and also gave one month advance and every month maintenance charges separately. Its a total rip-offs. Never recommend this property management company to anyone through out USA.

GKhouses recently acquired my old property management company. Usually this is a negative because of uncertainty of service. However, I am super impressed with their service and My new Manager Stacey Johnston who is very helpful from her knowledge as real estate agent and helping protect my Investment property. This is coming from previously having a management company that used overseas virtual assistants to manage my property. Night and day difference.😄!!
