I tell everyone not to rent here! They pick who they want to charge and management likes to pick on old lady on SSI and I am looking for a higher up to talk to!!

We have lived here for 6 months .the management is so nice and understanding.

Enjoyed the two years we actually lived there. Management sometimes came across as rude, but took care of maintenance requests in a timely manner the few times we needed. Biggest downside came to move out after we spent two days cleaning during move out and my MIL was on her hands and knees washing baseboards and mopping floors only to be told we “missed everything on the list” or that it wasn’t done well enough. Caused some anxiety in the midst of our move, but I think that’s to be expected when you rent anywhere - can never expect to get a decent amount of deposit back. No complaints while living in the complex though - great neighbors and little community.

They are very rude management. I set up for automatic payments and would have the money in there ready by the 1st and a week n half went by and they still did not take rent out. They decided to take money out way later and caused me a overdraft fee. They gave nothing but excuses. Then when I was late by one day after their grace period they would not be lenient even though I got paid every Friday. Everything is very cheap made. Everything looks really nice but it is very cheap and breaks easily. House made to LOOK nice. There was alot of bugs as if they didn’t spray or take care of lawns. Charged me every little thing they could and more just so they could keep all of my deposit in the end. They are out here to make money. Way to expensive.

Absolutely awful. This construction company cant even paint exterior door jambs and within 90 days. Not to mention the shoddy work that was done. They let their workers live in the houses that they built. After work every night theres a party going on and last till midnight.

We loved our home while we lived there. We were in one of the two bedroom single family homes with 2 car garage. I know of most of the rental places in Willmar and Koosmans have some of the nicest. They are on the higher end of cost but you do get what you pay for. Some people complain about the quality and craftsmanship but come on, they are rental homes. Compare these houses to the other houses available for rent in Willmar and Id take a Koosman home any day of the year. Our neighbors were friendly, and thats if you ever saw them because its such a quiet neighborhood. We enjoyed our time there while we where we were working on our forever home.

Had an appointment to look at a home literally across the street from their office, showed up on time. The MGR wouldnt even show me the damn house....across the street, because she didnt like my application. I said why not just show me its not gonna lose u anything i have an appointment and how rude and freaking LAZY are they to not go accross the damn street. I coulda given good reviews or word of mouth evem if they truly didnt want to rent to me. I am the 4th one star review. Says a lot.

DO NOT RENT FROM KOOSMANS. We had multiple problems with our neighbors harassing us, on a daily bases and Koosmans did nothing to help. They also ripped appart our bathroom taking the sink out, we had to pay rent for the month when the appartment was unliveable! I cannot believe how terrible the managers there are. I would not recommend any one live there!
