Chay and Tiffany are a great to work with! Great positive attitudes and excellent customer service. Very responsive to needs as they occur on property. Complex is located in a nice quiet place and within 5 minutes of shopping district.
So far, pretty terrible. been here for a month, roof is leaking in three different places, someone is screaming outside every few days, maintenance has not come to fix my bathtub that was SPRAY PAINTED with latex paint. (yes, latex, the kind that turns into literal rubber when wet) and now my shower tiles are falling out. cant get ahold of leasing office either. have heard gun shots and have had to call and report at least three times in the past two weeks.
I looked at pheasant run 3 years, very quiet, friendly neighbors, maintenance is prompt and courteous, staff is friendly and very helpful. Ive never had a bad experience with staff or maintenance staff. I would recommend pheasant run highly. A great place to live.
Im looking into moving here, Ive read all reviews half good half bad. But people have to realize that the rent is low. Great. And all apartments have loud music, and drug problems. Call the police not security. You go in yelling at office you will get attitude back. Most the things that are being complained about you can fix yrself. If its roach free thats great. I clean houses and apartments for a living. Never had anyone move out and leave a place clean. There is a landlord tenant act. Read it. You want better. Pay higher rent.
Ive been staying with my mother in law here at the apartments. I am just not understanding what is going on with the security at this apartment complex. Do they even care? IS THERE SECURITY? There was a car near the front entrance with the door wide open and music BLASTING all night long. People couldnt just hear it...THEY COULD FEEL IT! This went on from 11pm to 6 am. I have to let my pet out like 3 times per night and each time they were still out there with the door open and the music BLASTING! i am getting my family out of here as fast as I can. Homeless walk around this area day and night. It hasnt been like that in years past. Its loud and seems like drug transactions in the parking lot at night are common. Someone please help us.
Brittany the Property Manager at Pheasant Run is Liar. She does not insure the property is well maintained. She randomly closes the office to suit her needs with no notification to residents. Been a resident for over 2yrs. Also made referrals to family and friend who sign leases.They tell me if I do not like the answers they provide for me when I challenge their answers. They tell me to call the propertys owner and lawyer. Then wont give me numbers for either.This is what was left at my door. I have witnesses. That heard the conversation. That know I was none of what she has accused me of. To try to protect her way of doing business with the residents of this property.
I dont live there personally, but i was looking into this complex because i have family who moved there not too long ago but.. Yikes, management better do something about their reviews and overall resident satisfaction in a real way before they run off any more potential renters like myself ...and the others before me. I would love to change my score as soon as im told of concrete steps have been taken to show residents come first.Thank goodness for reviews, am i right ? :)

I was thinking about moving to Pheasant Run, But after reading the reviews. Nevermind!And it seem Other apartment complexs in the same area are the same type reviews or worse.
I have been living here for 2 years now and I am extremely satisfied. Any problem I have gets resolved promptly. The staff is friendly and accommodating and the apartments are affordable and spacious. Also, I make use of all the amenities like the work out room, laundry room, pools office Wifi and vending machines. I would recommend this place to my dearest friends and family.

I lived here for 2 years, DO NOT MOVE HERE! There are many issues with this apartment and the front desk staff seemed to care less. I NEVER used my kitchen or stove to cook as I worked from 8 am until 10:30 pm every night so I either ate at work or bought food, but somehow the kitchen had roaches crawling around that I could not get rid of. I mentioned it to the front desk, and her response was oh no, Ill have the exterminators stop by. Even after spraying, the roaches still persisted. Not to mention there were ALWAYS big brown spiders crawling around the walls and on the floors and I brought it to their attention many times but yet the issue never seemed to cease. Everything in the apartment is outdated, the refrigerator, cabinets, stove, counter tops, etc. I lived in a studio and was gone for over 17 hours a day but sometimes the electric bill would go over $120 due to the fact that there was only a window air conditioner unit used to cool off 2 rooms. There are no vents in the bathroom which sucked taking a shower in the summer and the winter. Maintenance usually was quick to respond to issues, but still not worth it. You pretty much get what you pay for while living here. Beware.

If i could give 0 i would. If you want people selling drugs out their apt go ahead and move here. If you want a lady to threaten you and no real action taken go ahead. If you want your dog to get bit and nothing get done go ahead. I signed a lease with my dog and due to staff changing i had to break my lease n now have to pay for it because they decided that my dog that i paid for to be there was no longer allowed. I have reported them to the better business bureau and much more. So no never dontBTW we did notify your office that they were in a truck doing dope and all you said was okay we will check on it and never got off your lazy butts to do anything

Okay. So the apartments themselves are neat. I loved the open floor plan and the loft-style bedroom. The patio was also awesome, except for that mine faced the courtyard at it was always SO LOUD. The staff was awful. I HATED when I had to deal with them. I dont think I got a smile out of one of them the entire time I lived there. The moving out process was also terrible. Just.. just avoid this place.
Still living here UNTIL lease is up.I move here in October/2014 and the staff was amazing and friendly, they had the apartments cleaned and maintained but now, about 2 months ago someone else bought the apartments and they hired different staff, and there awful, disrespectful, and not caring, the apartments are no longer maintained and Ive had a problem with them since day one. They dont even bother to fix the problems that are wrong with THEIR apartments, I DO NOT recommend moving into these apartments.
While staying here I encountered quite a few problems, one leaving me vacating my apartment early due to being harassed by my downstairs neighbor. Everything posted by previous reviews is true. Something needs to be fixed in your apartment? Do it yourself. I was going on a week long trip to NY, called the office because there was black liquid in my dishwasher and the garbage disposal wasnt working. I called them the Friday before I flew out, thinking theyd have it fixed by the time I came back. Nope, it took almost 2 weeks for them to fix it. Stairs werent properly fixed at the section I lived out, and the mailboxes were hanging on by the faith of God. AC went out during the Summer when I first moved in, called to let them know and I was told if you run it too long it causes it to freeze over mind you, I dont run the central AC when im not home so this was an obvious issue that something was wrong, but I spent 2-3 days without central AC before calling again. Since I lived on the second floor *no windows they brought an AC unit to my room, taped the balcony sliding door and put the AC unit on the floor. OK thats fine, but only half of my apartment go cold because it was a loft (heat rises). When they FINALLY came and fixed my central AC, they didnt take the AC unit but left it in my apartment for over 2 weeks even after I called about it. Not even joking. Now onto why I vacated. My downstairs neighbor took it upon himself to start harassing me, making false accusations about me, beating on my door and making threats such as shooting through my balcony and kicking my door down. First thing I did? I email the leasing office about it, they advised they would send him a letter of complaint, and if happened again to contact the police. I dont know if a letter was ever sent, because neighbor continued to bother me, and took it upon himself to beat on my door in the early mornings, because he knew when I would be leaving for work. Contacted the police, told the leasing office (again) and went to court for a protective order. Told the leasing office, what was ruled while at court provided them a copy of the protective order, got told they had their legal team working on it, and they didnt know when they could evict him, it would take some time. Mind you, this man knows my work schedule, lives below me and can see when I am entering and leaving my apartment. At this point, people at the complex has came up to me, making me more aware that this man was knocking on my door even when im not home and they told the leasing office as well! I emailed the leasing office, letting them know that I planned to vacate the apartment as I felt it was in my best interest and my safety is priority, gave them a 30 day notice and the exact date I intended to leave. Got the approval from the leasing off, and was told my account would have a zero balance since I was moving out when no one was there to do the walk through with me. Cleaned the apartment, sold my furniture and left. Last month, I get a call from a debt collector claiming Pheasant Run told them I was a refusal to pay monies owed to them. Talking to the debt collector she didnt even have accurate information! She told said I moved because of my ex boyfriend, and he was threatening my son and I. I dont even have kids! Told her that wasnt correct, didnt have kids, and I requested pictures of all the charges (she went over them) because I didnt leave anything behind, but guess what? Pheasant Run didnt provide any pictures. Told the collector I had pictures to provide because I took them when I moved out, she said because Pheasant Run was their client, it was their word over mine even with the proof, what I needed was documentation stating I had a zero balance, told her I could send the email stating I had a zero balance. Couldnt accept it, the notification had to come from Pheasant Run. I am paying the debt since I dont it ruining my credit.DO NOT STAY HERE! Theres definitely better apartments in Tulsa, not worth dealing with people that do not care about you, your stay & your safetly

I am currently a resident here and I have been since February. I have had by far the worse experience as a tenant of the apartments thus far. On the date I came to sign my lease I was rushed through it and handed my keys to the apartment and never so much as shown where my apartment was even located. At 7 months pregnant I had to drive and walk around the apartment complex trying to locate my apartment. The lady in the office had went to lunch before I could even get out the door good. Let me get straight to the points here; Both bathroom sinks had extremely visible rust and debri in them and around them. The hot and cold labels had come off the sink in the kitchen and in the shower. The carpet in my guest bedroom had a huge brown stain. From the looks of the apartment it had not had a thorough cleaning AT ALL or a walk through of the management. My attempts at resolving the problem involved contacting the leasing manager whom I had signed the lease with. She acted as if she was completely shocked and caught off guard by the situation so she stated she would be contacting the cleaning company to come back out immediately. The next day I find the maintenance worker painting inside the bathroom sinks- a sloppy short cut to address the rusting sink and built up debri which has now become visible again. The facet labels still have never be installed to date (4 months later). The second month I was here the freezer was leaking into the refrigerator ruining my food. I put in a maintenance request only for him to come out scrap up some ice in my freezer and leave. Exactly one week later it was leaking again this time he actually took the bottom of the freezer out and scrapped all of the ice out and this has seemed to work a little better. Yesterday the stove was shooting orange sparks so I reported it only for the maintenance man to replace my stove with one that is completely not working is extremely nasty and looks like it may have an infestation. I DO NOT ADVISE anyone to move here after encountering the ongoing poor upkeep of the apartments and the inadequate management personnel supports to ensure accountability and professional work of the maintenance staff.

Paper thin walls, rude and insulting office employees and maintenance who tell you theyll be back in 15 minutes and then leave your door unlocked while youre sleeping and never return. Meth heads moved in near me. Car window was busted. Staff doesnt do even the bare minimum and if you go in with questions concerning the quality of their assistance they will get defensive and try their best to insult you. By far the worst complex Ive ever stayed at and Ive lived at Braden Creek (and The Meadows).

I rent here for the last 6 year, never had any problem with the previous company, but the complex was bought and now the company in charge is more known for doing commercial and not residential, service is horrible, maintenance bad, the work orders are done whenever and not done with a professional looking, they look crappy and the manager looks like she care less, everything for her looks ok. I am looking to may move as soon my contract is up.

Nice community a d very friendly neighbors. I have always felt safe and comfortable while visting these apartments. The apartments themselves are nice and the maintence staff along with the office personal seem to be always willing to address any comcerns or needs /issues you may have. Plus they fix these problems in a timely fashion and are extremely courteous throught the entire orocess from start to finish.
Worst office staff ever.. Walked in to talk with some one about a one bed room apt for rent there. Only to get ignored . the dark haird white lady office clerk in the office seen me standing outside the office waiting to talk to some one but she just ignored me and left me out there standing.. Then some guys that worked there kelp passing me by giving me dirty looks saying nothing.. After about 20 mins standing there waiting i just left angry and confused.. Totally unprofessional and rude staff ppl.. I wonder if there corprate office knows how there treating ppl looking to move in ?? Maby i should give them a call.. Still wont move in anyway after that.. And all the other bad reviews others are giving them..

Simply not a good place to live or do business with. Office lady is horrible, late notices with charges that belong to other apartments, water bill bull-sh**, leaking roof, maintenance men that have no clue what theyre doing, mold, rust, etc. Dont move here.

In my apartment there was a dishwasher that did not work. Management would not replace it. Also there were musicians operating a professional sound studio in the apartment next to me, and the noise was unbearable. Again, management would do nothing about it. IMHO these apartments are worth $0 rent.

Well I live in pheasant run and I just love the atmophseare and the leasing ladys at the office they r so nice and everything there is just so clean and kep up so if u r intrested in moving to some where that is a good place to live this would be the place to go
I regret moving here i have only been living here a few days and i have one consistent problem that still has not been addressed Ive talked to office staff about it twice and also called and maintenance still has not taken care of it.
I just renew my lease, I received a good surprise they actually gave me a lower rent, I was like I think they made a mistake so I called them and no that was my new rent, plus a asked if the can get my carpet clean, they did with the renew lease for free.
