Dolly is the best,Me and my family recently moved from Chesapeake,VA to Tampa, FL and I have to say the housing market is crazier down here, since it’s crazy every where. After a couple weeks of looking to rent a house, I must say to no avail. I finally found one that would fit my family. Have to mention that everything is done online: application, fees, and touring the houses, which I think is very convenient. After filling my application online, I received an email from Dolly within the hour letting me know that some documents were missing, and to let her know as soon as I uploaded them. At one point we were having trouble filling my wife application and that’s when she (Dolly) showed her super power. She called me and offered her assistance and before I know everything was fixed and submitted. However, Ive been having some issues on the website with getting to the correct pages to upload/sign documents and other tabs that are not working correctly. Keeps giving me an error message. After her job was done to get to the company is one of the hardest you’ll wait on the phone for mins in queue but just don’t get anywhere. I have not moved into my new home as of yet, however I will be within the next week. Before contacting American Homes 4 Rent I did my research I saw bad reviews and good reviews m, however the good outweigh the bad, so I took a chance. Now I must say the most part I was afraid about of was I seen a lot about hidden fees, maintenance fees however after reading over my lease it is very understandable. Yes the company do things differently however they have been nothing but great vibes coming from this company. Melissa and her co workers have been nothing but the best. Every time I call I get an answer or if they don’t know they find the answer. They have been nothing but outstanding. The home that I have chosen for my family and I is an amazing home. I must say the way of leasing has change due to COVID, like virtual everything. I’m use to meeting people and taken walk through with people however it’s been virtual and very easygoing. One thing I must take from this new experience is that no company is prefect and there will always be flaws however this company so far has shown nothing but genuine care and so far there homes seem good as well. So again thank you to Melissa(Missy) Pace for everything!Update: We have been in our home for 8months now and we love it. I had to have maintenance come out a few time and there was no coast for me. I am willing to pay 12 months upfront and ah4r does not want it. I haven’t had the $$ in my bank account for 3 months. I sold my house 30 days ago and willing to pay cash (money order) on rent.EDIT - after my above comment ah4r reached out to me and got me the house I wanted within days. Door is completely rooted the framing needs to be replaced. Every time it rains I have water in the house their fake wood floors are lifting they keep giving me the same run around it’s been 3 weeks now and still nothing.DO NOT RENT FROM THEM THEY REFUSE TO FIX ANYTHING!!

Up until finding American homes for rent, Trying to find a house in this current market has been frustrating, nearly impossible, and hard to even deal with a live person. I stumbled upon a house for rent through American homes for rent, and it has been the easiest process. They have been very honest, helpful, responsive, and it’s been very easy to get someone on the phone to answer any and all of our questions! The leasing agent that was assigned to us was named Alyssa, and she was absolutely incredible! She spent 20 minutes on the phone with me before my application was even excepted, so that she could understand our situation, the time crunch we were under, and to answer all of our questions! We were approved later that afternoon, and she got back on the phone with me to go over the lease and Get everything situated so that we could make our move-in deadline! I honestly feel so grateful I found this company, and if we do continue to rent after this house and not buy a house, I will never use another company other than American homes for rent! So smooth and easy!!!

Diana DeAngelis was amazing and helped my family find a great home. Now that may sound like an easy task but let me add we are relocating from Texas to Florida. We had no time or way to do the traditional walk thru and all that. Thankfully Diana dove right into getting everything in order for us to move into a beautiful home oct 2. We moved into our home on February 22nd of this year. When we first started working with the company they were very responsive. They wanted us to move into the property sight unseen and we were against that. They allowed us into see the property about 3 weeks before move in. We reported to them that there were several problems with the home and asked that these things be repaired before we moved in. The house needed a thorough cleaning, under the sink was water damaged and in bad shape, and the fridge icemaker was broken. We asked to go back a week before move in and check to see that everything on our list was complete.The under sink area was repaired but nothing else was done. The front and and back yard were a mess. I made it extremely clear we werent moving into a dirty house. We spend 2000 to secure the home. This is a fairly simple expectation.....you clean the home thoroughly when having a new tenant move in.Move in day comes and I go to the house in the morning while the movers are at my house to drop off some stuff and attach the WIFI and the house is DIRTY hasnt been cleaned AT ALL. The front and back yard are still a Mess. On moving day I had to go and clean and vacuum a 2500 square foot 2 story house and this took me 2 hours, not to mention I now have to help move everything in.... talk about an exhausting experience. Even worse while I was there one of my dogs stepped on a needle. that is right a NEEDLE. The woman who lived here before me was a seamstress and when I was trying to vacuum one of the rooms my dog stepped on a 2 inch pinning needle. In total I pulled up 5 needle and LOTS of nails and other sharp objects. I have photos attached. When I made American homes for rent aware they stated we will give you a cleaning credit of approx. 150 dollars....I mean that is ok but never a mention as to how my dog was or follow up. Also found broken glass and LOTS of garbage in the back Yard. How can a company have 60,000 homes have this lack of follow-through and incompetence? the worse part is we are trapped in a lease now and it still continues.....they will NOT repair the ice maker because it is a COSMETIC issue........I swear I am not making this up.They did come back and address the yard mess but I had to go out and pick up all the garbage from the previous owners because I cant let my dogs in the back yard with broken glass and garbage.Just overall a terrible experience.

I finally got a lease for a home that I like with AH4R and I have Aquanette to thank for!! Not impressed with them. Didnt show for final walkthrough and still trying to screw up our credit after 4 years. What a nightmare still to this date. There was mold in the AC ducts and we breathed in those particles for ever. Worthless company. Wont return calls

Hello,I cant express my gratitude enough of how professional and compassionate the staff has treated me and my family searching for a rental and completing the application process. I had the pleasure of speaking with Diana DeAngelis and Laura. These two ladies went above and beyond my expectations of high quality service delivery.Diana was an amazing help to us, she is a great example of your mission statement. With my many emails to her and phones calls, She always replied and answered the calls with a happy voice and went above and beyond to help me. thank you Diana!Laura is compassionate also with her service delivery. She was able to guide me over the phone with the portal system. I am not tech savey at all, so she definitely went above and beyond. Both of the young ladies made the process for me much easier and more calming. I appreciate everything they did to help me, American Homes 4 rent should ne very happy to have them on staff!

Just signed our lease for our first American Home 4 Rent. My experience with Johanna has been exceptional. Her patience in dealing with my detailed preferences and indecisiveness made this very big family event so much easier. Her willingness to go above and beyond and her pleasant demeanor were wonderful. This would also include her colleagues in her office which I also had interactions with. Thank you Johanna and team!

Alicia my property manager is amazing very efficient and prompt❤️ The company has worked with me so much throughout the pandemic and been very understanding, Tracy Maue is also heaven sent .., maintenance request always so efficient as well

Took forever to get approved and I have a high credit score,, money, and low debt, with zero late payments. Getting a live person before and now after move in is very difficult. Nice house but A/C was out at move in. Refrigerator didnt work either. There was a note on the fridge saying they knew it was out but it would be fixed asap. That was 6 days ago I used my wet dry vac to clear the A/C drain line and got that working temporarily but the A/C is low on freon so it runs all the time. Guy called me and said he came out yesterday with Noone home so he left a note. I know he came out because the realtor lock box is gone. However my sister in law was here the whole time of the 12-5 pm window and he did not knock or leave a note let alone fix anything. I was able to track repair guy down myself because he sent me a cannot help you text. He said he had some other repair, then another, and would not be back. He was honest there. He didnt come back. Another guy in customer servive agreed it was ridiculous that the refrigerator and A/C has been out for 6 days now since my move in. He promised he would call a regular repair service and get them out on an emergency call yesterday around 2pm. No one showed up and Noone has called me back. It is so very comical that it would be funny if it wasnt so painful and time consuming. If I were you Id find someone to rent from that is less bureaucratic and more customer oriented either to rent from or manage your property.

Super happy American Homes had a house for rent just a few blocks from my home.My relative is moving into my neighborhood next month. The lease was done and move in date set all within a week.Its so nice to have family members nearby to help with daily life!!Thank you American Homes and a special thank you to Diana DeAngelis for listening with her heart!!!

Laura Restivo was the best ! She was the most helpful person I have spoke with in a very long time! Most people dont care about other people anymore, Laura made me have faith in customer service again.
