Beware of this company. I had never had a home warranty before, but my realtor recommended when I purchased a new (to me) condo. A few months into my new place, my AC went out and needed repair. When I called Landmark to submit a claim, I was told the vendor would call me back to schedule wihin 48 hours and then that they had up to 48 more hours until they were able to fix it. It was over 100* outside in the middle of a pandemic so not where we could easily tolerate the heat for two days to wait for a phone call. I was able to call another reputable company that could come diagnose within a couple of hours (instead of days like Landmark offered).Then when I had the problem diagnosed, it was a component of the HVAC that often needs to be replaced before the useful life of the unit is up and surprise, the repairs were not covered. This is how they get you. So many exclusions on coverage! Look carefully. Given the runaround, terrrible service, and false promises, I had no intention to renew my policy; however, the sales girl who cold called me to renew told me that it was company policy that in the event of repair, the vendors now have to call to schedule with the customer in 4 hours. Given the change, her positive attitude, and her persistenace, I decided to give it another shot. This was two days ago. This morning, my microwave stopped working so I called Landmark... I was again told that they had a day or two to call me back and that they have no control over scheduling.Basically, this is a company that sells a promise of coverage, but has no intention to actually follow through by helping a customer navigate a home repair. They have no problem collecting your monthly fee, but watch out for false promises, poor customer service, and significant exclusions on covered components!! Youll be sorry.

In the midst of this experience I will never renew with this company. A/C unit has gone out and I keep getting told over the phone that the authorization department is processing my claim. In the space of three days I have been given time frames of 24-48 hours which has been exceeded. I have worked with previous home warranty companies and this company is just too big to process and handle claims in a timely manner and will not allow the contractors to do their jobs in a timely manner. The way claims are processed needs to be changed and its ridiculous that me and many other people have had the exact same experiences and there is no improvement. Im going back to my old warranty company as soon as I possibly can.

Every time I have had a need there is a prompt response, and usually the issue is fully resolved for the service call fee. No trying to find a loop hole so they don’t have to post like my previous warranty! Definitely a good service for my money. Peace of mind that my issues will be properly cared for the first time!

Landmark processed the claim very quickly. The plumbing contractor was great and performed the repair of the broken water supply line quickly. He also got the clean up folks involved, saving me the time and effort to find a good contractor.

I have used Landmark HW for years now on 3 different properties and they have always come through as promised. This last time was for hot water heaters (plural, both leaking). They had me up and running in a very reasonable amount of time. I am quite pleased with Landmark and their contractors.

I cancelled my warranty coverage with them in February 2020 after reading reviews and talking to other professionals about the company. I decided based on this that the warranty coverage is useless and that I would be better to keep the money in a savings account.Fast forward to today and you can read all the reviews for yourself of non covered items or poor customer service with claims.On top of this I received a letter in the mail today from a collection company stating that I owe Landmark $75. The collection notice is dated 7/14/21. Keep in mind that I havent had any contact from this company since Feb 2020. Turns out that there is a $75 cancellation fee on their contracts. Great I understand having a cancellation fee but guess what... They didnt bother to mention that when I cancelled the coverage. Oh they still have my current credit cards on file that they could have just charged this $75 fee to when the cancellation occurred. On top of that they have never sent me anything in the mail or even a phone call regarding a payment for $75 that I still owed them over the last 15 months since the cancellation. You would think that if I actually owed them the money then they would try and reach out with multiple letters stating that I owe them money just like any other company on the face of the planet who is owed money.Beware who you choose to do business with.

It sounds like I have had a similar experience to a lot of the reviews lately. My experience with Landmark when I was a client was what you expect from a home warranty. They will never replace something that is broken but will do the cheapest fix possible to just keep things functioning at a minimal. That being said, I havent been a client of theirs for over 2 years. My account was on automatic payment when I cancelled the account. 2 weeks ago I received a call from a collections agency stating that I have been sent to collections by landmark for an outstanding balance. I never received a single email, letter, or phone call from Landmark stating that I had an outstanding balance and there was no reason that I would have had an outstanding balance (it was paid automatically until it was cancelled.) The collections agency said that I could take care of it with Landmark but I would need to talk to a supervisor. I called Landmark and they refused to allow me to talk to a supervisor and said they would have one call me. They told me that they had just decided to send all outstanding accounts to collections without giving them any heads up or warning. They never called me back. I ended up just having to pay the outstanding balance in order to move on with life. I felt like it warranted a bad review and after reading all of the other recent reviews, it sounds like they have upset a lot of people recently

Had A/C fail on a Saturday in 105F weather. Called 10 places to find someone that could come out. Took me 2 hours to find someone that could help. Tech found that the coolant line from the evap to compressor has ruptured. Very obvious problem that doesnt need a second opinion. New pipe, evacuate the system, and pressurize with Freon and its all good now.Landmark REFUSED the claim because I didnt call them first and use their contrator. Like that their contractor would have been one of the nine companies that didnt work on Saturday. I could understand a limit on the claim, but to outright deny that there was an issue that is well documented is a rip off. This policy is completely useless if you have an emergency type of repair.Waste of money. I will never do business with them again and encourage you to go elsewhere.

They didnt have an AC tech located near my residence. The only tech willing to come was located over an hour away and said they will only come to service my area one day per week. Of course, that meant a longer than reasonable wait for repair. Unfortunately, my AC went out twice during the Texas summer and each time, Landmark refused to allow me to use a local technician because the one they offered, for one day a week, was in their terms sufficient while we suffered the 98 degree temps. They said unless it is 105, its not considered hot enough. Needless to say, I was dumbfounded. I will definitely not be using their services anymore and will find a new warranty company that cares about the well being of their customers in a more realistic manner. I tried to cancel but they charge a cancellation fee even though Ive already fully paid. I will just let my contract expire, but a cancellation fee when Ive already fully paid seems wild to me as well. Stay away.

My life would have been better having not taken Landmarks Service even for free.After receiving a year of paid coverage with the purchase of my home I was glad to know that we had some level of coverage.In the year we made one call to the company.I requested an air conditioner check. I was informed that they would be charging us $60 for them to come check it out.However, I found on the website of the same A/C company that they had hired a price of only $50. I felt strange having to pay for my warranty use more than the service check would even cost!That parts not so bad, It gets much worse.I called to have the service canceled and they apologized for my findings.Its been 9 months and I just received a collections notice in the mail for my $60 service call. Even though It was cancelled. No service was ever received and they forgot to remove the payment. I was never even notified of a due balance before finding out I was in collections.My life would have been better having not taken Landmarks Service even for free.

Sadly Im not one who likes to give anything but a positive review but unfortunately in this case I must. After having this warranty with landmark for years and routinely every year having to have a service technician come out to check my heating when fall comes around to ensure I will have heat in my home, this year the same technician from the same company landmark has had come out for the past 3 years indicated that this time he would be able to fix it and would require a new smart valve. After waiting a week I contacted landmark to find out that the order for the part was canceled due to secondary damage from a poor installed line that the technician has seen the last 3 times and never made an attempt to fix as it was the root cause for not only the current issue but prior issue as well leaving now responsible for all out of pocket costs that should have been covered by the warranty had their technician done the job properly.

We have had a great experience with Landmark. This is our first house and first home warranty, so we were skeptical of the value. But it has proven completely worth the expense.The contractors and companies they have referred and sent have been great. And they offered a replacement for the dishwasher that came with our new house when we learned it was inoperable. Everyone I have dealt with has been professional, and they are timely with all communications. Highly recommend.

This company is the epitome of false advertising. We bought the top package knowing that we might have some issues in the future. When we finally had an issue with an appliance on our property, they charge you for every evaluations (most give you at least your first one free). So I pay the $60 and the tech came out to look at our Fridge, and the company deemed it as preexisting. Okay it was a 6 year old fridge but the house is older nothing in the house is new. so we wasted $60 and then had to pay to have it fixed yourself. Then we had our A/C stop working and we paid another $60 to have them send someone to come take a look. Once again the company deemed it Preexisting and would not cover it. So now that I have paid $120 more to this company and they refused to cover any issue I have, I decided to cancel our Warranty. A insurance company that wont cover anything an weasels their way out because they dont want to cover what their policy says is unethical and just flat out disrespectful. I would suggest not wasting your money on this campany.

I am hoping to get the attention of Landmark through this review since I can’t seem to get their help by calling their ACTUAL COMPANY!!! Our air conditioner has been out for 10 days. I submitted a service request. That took 5 days to get someone here. They diagnosis the problem and now 5 days later I am still waiting for an approval to get our air conditioner fixed which is under warranty. Every time I call in they aren’t able to help me. They say it has been sent to authorization yet no one has the authority to authorize the repair. We have been landmark customers for 5 years. Not all experiences have been this bad. I am not sure what is going on but living in a 90 degree house for 10 days is not ok. It is not safe for our health and I feel like their is zero urgency from landmark. All of their replies to reviews state customer service is their number one priority. It sure doesn’t feel like it. So disappointed.** update. After my review landmark called me back. Just to let me know they’re denying my claim because of “secondary damage” we have lived in our home 5 years. Changed our filter regularly and had no problems. This is the first and only claim on our air conditioner. What good is a home warranty if it doesn’t cover any kind of problem that can occur with our air conditioner. So now we are stuck with a $700 repair bill. We are ready to find a warranty company that actually provides a warranty.

Pay attention to the MANY poor, and recent, reviews. My fridge broke last year, they paid to fix it; it continued to clunk, rev, and short out, and they paid to have their local service provider assess, who recommended further repair or replacement. And GUESS WHAT: Landmark refused to do either. They left a fuzzy voicemail I couldn’t hear most of, from someone way down south in a totally different state, saying my claim was refused because the fridge was never inspected by the home inspector—AFTER they’d approved repair the first time.Follow up was impossible: I was never able to speak with anyone who understood what was going on. I gave up.And then GUESS WHAT: the company had the nerve to spam me with renewal emails and letters. I called to ask about their decision, and GUESS WHAT: the guy in the phone STILL couldn’t explain what happened. I told the guy I’d be going with a different company, and he said “I hear ya,” and I said goodbye.Wow.Edit to add: I just read some of the company’s replies to the MANY poor reviews, and they are bullies: constantly defending, never truly rectifying, often accusing.

This company was sued in 2019 for the exact same reason I am writing this: they are failing to get my AC fixed. It has been 12 days in 100+temps. Inside my home is 97, every time we call(at least twice daily on hold for over an hour every time) we get a different story, from whether it has been authorized, the part has been ordered, no company has sent in authorization.Then the company they contracted SUNTECH(look these two up at the same time, straight up scamming people with landmark)well has an ongoing problem with landmark, as we found in multiple reviews where this company comes out and purposely does the wrong thing.We’ve had two other companies come out to diagnose because it’s taking landmark too long, they both had the same diagnosis that was not near what Suntech said and both said our Freon is fine, which suntech is trying to charge us for 8lbs. (They make money off is that way, because landmark doesn’t pay for Freon, it’s on us)Would have been worth it with the amount of money spent throughout these 12 days(so far) to have just gone with a different company and completely avoided landmark. Will NEVER tell someone to use landmark nor Suntech.If you have landmark and they inform you suntech is your contractor, decline it and ask for another.Still without AC.

Just had the worst experience with Landmark. Didn’t have AC for over 2 months in the middle of the summer in Texas. Paid $1,100 out of pocket, which did not resolve the issue, only to be told their is a new issue not covered by the warranty. Check our their ratings on Better Business Bureau. They have an F and open litigation with the Arizona attorney general. Please save yourself the trouble and do NOT sign up for service with Landmark. They were good when they were a private company, but service is consistently worse since being acquired by American Home Shield.

My refrigerator went out which is horrible. We had so much food especially in the freezer… steaks, a brisket, shrimp,etc. plus milk and juice and cream in the fridge. Landmark got an appliance repair company to our house almost immediately the same day. When the tech said the refrigerator was unrepairable Landmark was on the phone with me still same day and sending me a check to replace the refrigerator. Ordinarily, they give you a choice to actually replace the item or send a check. They couldn’t find a comparable item in this instance so they sent a check which we have already received.In the 3 years we’ve been with Landmark, they’ve replaced our washing machine, hot water heater, stove/oven, garbage disposal, microwave, bathroom sink faucets. They repaired the air conditioner, they sent out an exterminator.It’s been a really fabulous service. And they’re very friendly.

I am changing my review because after initially refusing to approve my a claim, I received a check in the mail greater than the amount initially under consideration. It would not be fair to leave my first review up. With enough persistence you can achieve a satisfactory result with this home warranty company. Which is more than can be said for many competitors. Just remember that persistence is key.

So Im returning with a positive review this time. Our AC broke in late Spring and Landmark was very responsive and resolved the issue as quickly as they could. They replaced the entire unit with minimal cost to us. There were many times over the last year that Landmark showed up as honorable and trustworthy and honored their contract as a Home Warranty Company. They saved us a lot of money. All that we could ask for and we are very appreciative of their service.

HORRIBLE CUSTOMER SERVICE! HORRIBLE COMPANY. Trust the negative reviews--the company really is that bad. Heres my story: Our ac started short cycling. Their 1st tech looked at nothingand advised very quickly to replace the whole unit for $7000. Only after declining the replacement did the tech say it needs freon and left. Then, the contactor they sent out sent me a different diagnosis from what they sent Landmark. After complaining and speaking with TWO different agents, Landmark sent another tech who advised a seized fan, possibly low freon, and a possible coil cleaning. The tech says possible because he said he cant actually see the coils. Per Landmark, they wont replace the fan unless we pay for the cleaning, which hasnt been shown to be the cause its just a recommendation to check. Weve paid a deductible now for the 3 months weve owned this home and they wont fix a covered ac until we pay for something they arent even sure is necessary. We asked them to only replace the seized fan, but they wont until we have their contractor complete a cleaning out of pocket. ISNT THAT WHY WE HAVE THEM?

Ive got all new appliances in my home except a water heater, so I did the warranty basically for that. Then my AC wasnt working (which is supposedly covered as per my contract), but I cant actually make a service request, because once I answer their questions about the service call they ask about the age of the unit and deny my ability to even make a request, stating that my AC unit is under manufacture warranty. Also, when I have made a request in the past but then fixed the issue myself before getting any service call, theres no easy way online to cancel the service request. I realized Ill be paying more for the contract than what they will cover if my water heater does fail, so I called to cancel the whole warranty, and now theyre trying to charge me for an unpaid service request. BTW when you call for any type of service, you wait on hold for upward to 30 minutes, but call to renew or upgrade your warranty, youre not on hold for more than 30 seconds. Id say this is a company interested in making more money than they deserve for the value they offer - which for me has been zip.

Buyer Beware this is a SCAM!! I was provided this with my new home purchase. When I had a AC issue it took them a MONTH to try to find a contactor. I finally had to pay out of pocket and be reimbursed. Now my hot water heater is producing only a trickle, I paid the 85.00 service fee and their contractor came out and said the thermostat is too low, turned it up and left. I still had no hot water called them back and she came backout and said the hot water heater is fine it is a blockage in my lines and that is not covered and will be another 600.00. Now I have to pay someone else to tell me the truth and fix it. Save yourself time and money and skip this fiasco!update: I paid Cove Plumbing to come out and they bypassed the hot water heater and the water pressure returned to normal which proves beyond a doubt that the water heater itself ( a covered item ) is bad.

I had this warranty for over 5 years, paid every month till I actually needed them to repair my air conditioner. It was 110 outside and I have only one unit. No one could come out to service the unit and Landmark said we are not an emergency company offered no alternative. I got someone and paid myself, they refused to reimburse me because I had not had it approved first. At the same time never offered my that option. I will cancel my warranty with them and never sell another warranty to any of my clients.

I have been a customer of Landmark Home Warranty for 5 years. During that time it was a constant fight to get Landmark to repair or replace any items. I cancelled the plan and was told I would have to wait until the end of the plan period which was two months. I opted to pay out the fee and move on to a better warranty company. I was told I would be charged $134.00 to my account, which I agreed. Eight months later I received a notice that I was turned over to a collection agency for the past due amount. This is ridiculous, I never failed to pay any charges or fees. Just another example of how horrible this companys policies are towards their customers. I am a real estate broker and will without a doubt never recommend this company and will advise my clients to run if they are considering Landmark.

My old dryer couldnt be repaired. Landmark decided to replace it. They gave me a cash option, a gift card from Lowes, and the last option was for them to send out a new dryer as close to the one I have.I needed a dryer right away as the laundry was piling up and had to go and buy a new one.So we opted for a cash option.The gentleman who handled it had contacted me immediately and was very professional and told me Id receive a check in a few weeks.Im very happy with Landmark and reccomend it to anyone looking for a home warranty.

Our family has had the worst experience ever with this company. Our dishwasher has been out of order since April 2021. Months have passed and it hasn’t been repaired still. Every time we call, we keep being told the same thing that that they are still waiting for the backordered part or we can take some money. No we don’t want the money, we want the dishwasher fixed!!’ What’s the point of having that home insurance that will not do any good. I wish I had known better about this company. Would give -1000 stars if I could. Very disappointing. Please avoid and choose other companies.

Weve had a home warranty with Landmark for nearly 3 years.Our air conditioner went out a week ago. Since then, weve had no updates, responses, or information from Landmark as theyve searched for and worked to ship in a replacement part, even though there have been local parts available that could have been installed last week.Theyve wasted an unacceptable amount of time accomplishing nothing while weve been dying as temperatures in our home have been reaching over 90 degrees and causing unneeded stress on my pregnant wife. There has been zero care or concern for our well-being as they ignore us and do nothing to get this repaired in a realistic time frame.

Our A/C compressor went out on the first day of our warranty coverage. They sent out a service tech who was totally unable to diagnose our problem effectively. Then the tech wrote up a completely incorrect diagnosis and stated our 11-year old A/C unit had an existing condition that caused it to fail and that it had the wrong fan installed improperly. My house is 11-years-old, everything that goes wrong is an existing condition. Of course, Landmark denied my coverage - just like a health-insurance company does on your first claim even though their website and the contract states theyll cover me. Of course, nobody from Landmark bothered to call me back for 4 days (in 100+ degree heat) and I had to call them and get the details I paid another A/C company to come out and give me a diagnosis and they were flabbergasted at how inept the service company was. What a fiasco this has been. Run away from Landmark![My A/C didnt fail before the warranty coverage started. As you can see from their reply, they can (and probably will) claim ANY warranty issue pre-dated the start of the warranty.]

If I could give zero stars I would’ve. This business has no care for working with you in a timely Matter. They are not professional. We have contacted them three times and we wait months for things to be fixed or replaced. Nothing happens. We have called many times and been giving the back and forth game. This is not someone you should go with. They are beyond horrible.

Terrible experience with this company. Last Thursday I filed my first ever Service Request after having a Home Warranty with Landmark for almost 2 years. I only had a Home Warranty for my older A/C Unit, my appliances are all brand new. I put in a service request last Thursday because my A/C Unit was not working properly. Landmark had a technician come out on Friday to resolve the issue only to explain our Coil had fallen from top of our furnace causing a leak which they claimed was due to improper installation. I requested from the A/C company since they had been in contact directly with Landmark for Landmark to call me to explain/discuss. Additionally, after waiting over 2 hours on hold with Landmark I reached out to someone who explained they couldnt tell me the status of my claim because ONE individual in authorizations had not made their determination yet, even though they told the Tech directly that any coverage was denied for repairs. It wasnt until YESTERDAY that I received a call from Landmark. 4 days after the fact. I live in South Texas, currently the temperature is 97 degrees, do you think 4 days is a manageable amount of time to go without an A/C Unit or any sort of resolution from our Home Warranty Company who claims their sole purpose is to provide Remarkable Customer Service? I have 2 children under 5, after waiting 48 hours from the Service Request being filed we brought in 3 other technicians who not only discredited the poor A/C contractor that was sent from Landmark but stated there was no evidence of the Coil falling. $9K later we have a new A/C Unit, no thanks to our Home Warranty. I called Landmark to cancel my home warranty because I dont need it and was quickly notified of the early $75 Administrative FEE that would be deducted from the remaining premium we are owed if we cancel. I then filed a complaint with the Better Business Bureau to which Landmark replied with a copy and paste of their warranty terms stating coverage denials for improper installation and the contract early termination fees. Tell me, does this sound like QUALITY Customer Service to you? We are a military family, we bought our house sight unseen because our little notice Assignment to Texas but had an inspection performed which did not note any faulty installation with our HVAC unit. How was I to know 15 years ago when the Unit was installed that it wasnt done properly? And why is it that Landmark cant sympathize regarding this matter and have the decency to provide my annual premium? I will be sure to tell other Military families to stay away!

I have called landmark over 35 times in almost 6 days being without a refrigerator for all of my children and myself. All of my food went bad and they sent someone out who diagnosed a air compressor and said either replace that or the refrigerator. Then landmark sent me a email at almost at 5pm saying they were sending out another repair person as the first one they sent wasn’t specialized in Freon . Then after I begged the second one to come out after he said he was booked out for over a week- he came out the next day said the same thing. I had to call over 10 times just to find out that they finally gave approval to get it fixed! I called the repair person and they said they only authorized the labor and not the part and that would have to be another 24-48 hrs for that- 25 more calls waiting to find out if they are still going to repair this fridge or replace it since the part is over $800 and would be on back order and might take over 2-3 weeks to get- I am still waiting on a response and landmark said they WONT cover any of the food that went bad in the fridge that was BRAND NEW(not even 2 years old) all the while I am here with my kids and myself hearing them cry at night because they can’t get access to food because of no refrigerator and LANDMARK STILL HAS ME WAITING!!! I even video recorded our last conversation- what a joke!

We have a broken AC. Its been almost 1 month since we first called. Temps have been over 100 every day. All of the delay is due to Landmark. Contractors are on hold for hours trying to reach Landmark. Ive been on hold for over 45 min without reaching anyone. The wrong parts were ordered and shipped by Landmark, now we are back to waiting for them to order the correct part and no one yet is able to give me an eta. No one from Landmark has called me regarding the issues. I got that info from the contractor and had to call Landmark several times before reaching someone who had zero answers for me. When you pay monthly for a service, and met with poor customer service and incompetents to order the correct parts for their clients... makes you question whether its worth while dealing with a company like this.

I have had Landmark for 4 years now and it I never had an issue until now. In February our heater caught on fire so we immediately called the warranty to send someone to look at it. Well after they received the info from our air tech Lanmark said they wouldnt cover it because the unit caught on fire and they do not cover fires. Well I understand that but our system caught on fire because they failed to replace the first time our air tech notified them that our heater needed to be replaced and this was months prior to the fire happening. Not only that but they took long to send a work order out despite me telling them I had small children including a newborn at home and it was very cold. The rep on the phone was very unprofessional and seemed not to care. I asked to speak to a supervisor and was able to speak to him one time. Our air tech h had an issue contacting him so he asked us if we could get in contact again and we are still waiting for a call back from the supervisor almost 5 months later. I do not recommend Landmark and will not be purchasing them for our next home.***Editing to reply to Landmarks comment****Our AC technician requested that Landmark replace our unit because he had serviced it many times and said he was not comfortable with us continuing to use the unit. He requested this before the unit caught fire and after. It was denied both times. When I tried to speak to a supervisor the customer service rep let me know that she had to submit a request and they would be in contact with me. They only contacted me once only to tell me that the ac technician did not state the reason of the fire which was a lie and said they needed the reason in order to proceed. Ever since then Ive requested a supervisor to contact me and I have not received one call or email. My AC guy had even tried getting in contact with Landmark many times, he even put Landmarks orders on hold to try and get their attention that way but they have been a pain.

They called us right after moving into our new home and scheduled all locks to he re-keyed and the A/C to have a full diagnostic text to make sure it will be good for the summer. The A/C technician and the locksmith they sent over within 24 hours were fast friendly and professional. I highly recommend Landmark and plan to use them for the foreseeable future.

I wouldnt recommend this company to anyone. Ive had two issues and they have sent out horrible contractors both times. I have ended up getting second opinions by trusted contractors and have been told both times that the contractors sent by landmark are making up things to get extra money. I have called Landmark directly a few times for support with their contractors and they have been nothing but rude. I would look at your contract closely. They barely cover anything and will make you jump through hoops to get anything from them. You will also pay more to their contractors trying to make extra because they probably do the same thing to them.

Before dismissing this, you should know that you probably need to be a contract lawyer in order to realize how bad this warranty company is.The only positive thing that I can say about LHW is when you finally get them on the phone, theyre honest about how little they can help you!I first signed up for home warranty insurance when I purchased my first house. Since the house is 15 years old, the inspector recommended that I get home warranty insurance. But in the same breath he warned me:ITS A TOTAL SCAM.Now I understand why.After two months of living in this house, I called to make some very minor service repair requests.Air conditioning tune ups, water heater service, pest control and an electrical outlet on the covered back porch.I called 4 times over two hours because every time that a representative went away to see if something was covered, I got disconnected.This happened 3 times!Thats not to mention that the customer service is farmed out to the Philippines and the representatives will look for ANY reason whatsoever to avoid covering a repair or item.Now, while everyones home warranty contract is different, READ EVERYTHING IN YOUR CONTRACT BEFORE YOU BUY.When you look closely, you will see that nearly every section of your contract has provisions where they can deny you coverage for a multitude of reasons.The air condition service was covered however...-For the water heater service, REPAIR of the water heater is covered but not an annual service. So, no go!-For the outlet, only electrical outlets within the perimeter of the main foundation (meaning inside the house) are covered. So, my electrical outlet on the wall on our covered porch? No go!-For pest control, only specific insects are covered. So with the mice that love my attic? No go!Please skip this incredibly expensive, ineffective and inefficient insurance policy.

Due to the excellent reviews online, I chose this company for my home warranty. But the experience was terrible. As an issue was identified as another issue, they charged service fee again and put a contractor for service request. But I tried to call the contractor several times to make an appointment, going always to voicemail and no call back yet. The customer review also is low. So from my end, lead time is very slow and not professional.

TOTAL SCAM!These guys are fully letting there providers (plumbers, electricians ext) take advantage of out of pocket prices. I had a water heater that went out and the plumbers that were their providers quoted me on a pan for ($115) sediment catcher ($200) and other fittings ($325). A sediment pan is $15, sediment catcher ($25) at Home Depot and it didnt need any other fittings, but for the fun lets just add that in at $50. The plumbers out of pocket for your customer would have been over $550 where total cost to do it yourself is less than $100. I also tried to negotiate with the plumbers and told them I personally bought the items and they said if we dont put our items in our selves we wont do it and said it was a all or nothing kind of thing. I feel like my experience was a total scam and Im fortunate I could put my own water heater myself. I feel incredibly bad for the customers landmark has that are unable to do that themselves and who have to pay $550 out of pocket for 3 items which cost less than $100 at Home Depot.these guys are letting this happen and they are promoting coverage of home warranties, but only coming through halfway. if youre covering appliances it should be 100% covered. Its not my fault you guys use plumbers who up charge and take advantage of your customers. Watch out, if your water heater goes out or any other appliance they dont cover anything but the price of the appliance, and in my case wasnt even enough to cover the actually replacement of the water heater.TOTAL SCAM!

Update 6/2021 from lack of hot water issue: After a Consumer Report Review I FINALLY heard from the Regional Manager at Landmark via voicemail to tell me they would refund me the one service call of 4 because that is ‘all they could locate in their system for my hot water issue...’ I returned her call to advise that I did as I explained have them come 3 times How can they not find their own service calls? Typical, I never received a return call back to finish resolving the issue that as stated below a few months back.I’ve recommended Landmark to many people in the past. When things go well, they are great. But when they don’t go according to the script, they freeze.I had a hot water issue and 3 failed attempts from service reps from Landmark at $60/service call. I had to finally hire my own experienced expert plumber who knew exactly what the issue was. It would be reasonable to expect all but one co-pay to be reimbursed under the circumstances! Ha! I could not even get anyone at Landmark to return my phone call to resolve this issue. $455 out of pocket when Ive had home warranties for 6 years is not right.

Landmark has low quality contractors.The person they sent to fix my washer was a one man company without an office or website or any records on google. He was rude and unprofessional, didn’t do anything to diagnose my washer and just ran it empty and said it works fine. And then he lied to Landmark telling them there was a pre-existing damage to my washer (?!).Fortunately they let me cancel the policy and get a refund because I would never let them send anyone to my house again. While away my Air Conditioner, HVAC system, totally shut down. Landmark sent Elite air co to rectify. They said circuit was blown and had Landmark contract an electrician. Landmark sent United electric and they replaced the blown circuit breaker. Elite then returned and examined the HVAC unit and found that the fan motor was burned out. They replaced it and the system is working perfectly.. all the work was covered by the one Landmark service fee saving me hundreds of dollars.

I will not recommend Landmark to anyone, they have given a constant run around and have not been professional.In January we noticed our pool pump was making a strange noise and stopped working so we created a ticket. Due to the pump not working we drained the pool. Landmark sent a contractor out who would not examine anything because they needed the pool full. We went ahead and filled the pool and created a new ticket and the contractor could not come out for over 2 weeks, during this time the pool turned green due to no pump. The contractor told Landmark that the pool was not working due to lack of maintenance.We disagreed with Landmark and they said if we pay another $70 they can get another contractor out. We decided to get 3 of our own contractors and sent the quotes to Landmark. Landmark then asked if we had proof the pool had been maintained. We sent over records that we have a monthly pool service and then landmark stated they wanted their own second opinion and they would waive the fee. Two more weeks passed and the contractor they found could not service our area due to lack of staffing.At this point our pool is completely green and attracting bugs, basically a health hazard. Landmark gave us the okay to submit our own quote from a contractor which we did and was told it was uploaded to our account.Now we are calling for an update as we have been everyday and they still have no answer. It is now April.

Terrible company. Do NOT waste your money! Our A/C unit broke outside. We currently have R22 which means we need the inside unit replaced as well, converting them both to 410A. They will only pay for what is broken, the outside. Why do we have a home warranty that weve been paying for monthly for almost 5 years!? Were cancelling immediately. We pay into something to have the security of if and when something breaks, it will be fixed. Not if it breaks, half will be fixed. Definitely do your research first when purchasing a home warranty. Landmark is NOT on my list choices anymore.

I recently purchased a home that was covered under Landmark Home Warranty. A month or so after purchasing the house, we had the plumbing tested at the request of a separate foundation company. It was determined there was a leak, so I called Landmark to ask about next steps and coverages.They advised me to get a leak detection test done by a plumber in order to locate the exact location of the leaks. They explained that they dont cover the test or service calls for the plumbers. I asked if they had recommended companies and the representative provided me with three recommendations. The representative NEVER said I had to use one of their recommended companies- they only said I needed to get a plumber to test it and send Landmark the report once it was completed.The companies Landmark recommended did not have great ratings and/or did not have websites that worked. I called all three of the companies, and even wasnt able to get in touch with one after multiple phone calls. I ended up finding my own plumbing company to come locate the leaks.Once I got the report of the locations of the leaks (all within the home), I called Landmark as, based on my initial phone call with them, they told me leaks within the home would be covered. Landmarks representative, then told me I would have to have one of their plumbing companies come out and test the leak to determine if the leak is covered under the warranty!! They would not cover the service call fee and could not tell me if the leaks were covered under the warranty until one of their recommended plumbers came out to inspect, EVEN THOUGH I had followed the instructions of their representative and received an inspection report from a certified plumber.I am so upset and frustrated with this company. Warranties are supposed to give you piece of mind, not add more stress! I would not recommend to anyone!

My washer went out and replacing it was an option as was repairing it. Landmark Home Warranty found me a washer comparable to my old one, but also gave me a cash option for replacement of the washer. I appreciated having a choice, so I felt included in the process. Also, a month before this happened, Landmark replaced the compressor in my refrigerator. Seeing that they did not run away because two of my appliances gave out on me, and that they stood with me when I needed the services I am paying for, it delighted me to know that I made a wise choice when I chose them as my warranty company. I recommend Landmark to anyone looking for a good warranty company. Five stars to Landmark!

Omg It was horrible service! The heat burned out n not work last Christmas n I tried to call at least 10 times to be able to ask for help. My pets, my indoor plants, elderly people were freezing. Landmark is all about customer service.....NOT SO FAST!! I placed a repair request from my HVAC. I have never been so frustrated with a customer service based company!! The response time for the contractor to visit my house was not bad but when he diagnosed the issue he said that it would take hours for Landmark to authorize the fix. The problem was a fan motor on the outside unit and the motor was 150.00 and 20 minutes of the contractors time. It was not 4:30 and he left without even trying to call Landmark to get authorization for the fix. Seems like a cheap and quick fix for both Landmark and the contractor. Well....two days later nothing...What a joke!!I called customer service to try and streamline the process and thought it would be a good idea for Landmark to call the contractor and authorize the fix via phone. I was continually interrupted by the customer service agent for Landmark and I felt like she was not understanding what I was asking from her. She finally asked if she could help me with anything else. I asked her if she could repeat my concern to me since she felt it was important to talk over me during the conversation. A professional one upper is what I was talking to...and not a customer service agent!I had enough of talking to this joke and asked to talk with the supervisor. I was told that she would send an email to her supervisor and that she/he would get back to me. Come again......What kind of business am I dealing with?!? Needless to say...poor customer service, poor response time, poor value for the money I pay!! Working with Landmark has been the... Worst. Experience. Ever.We purchased a home warranty after purchasing a home to cover an older AC unit. We live in Allen, TX and over the past month we have had FIVE visits from three different contractors. I have spent $300+ of my own money, and the problem is still not fixed. Theyve replaced the capacitor (TWICE), the fan, and added 4 lbs of refrigerant. I have had two additional contractors, highly rated, and not provided by the warranty company come out and say that the 17 year old unit needs be be replaced. Replacement is covered under my warranty. However, just recently on the FIFTH visit, Landmark sent out another contractor that claimed that the problem this whole time has been a dirty condenser. That is not covered under warranty, and since its been stated by third contractor that its simply a dirty condenser, which was mysteriously not pointed out by the four other contractors that have come out, Landmark will not cover any additional damage related to secondary preventable damage. This quite possibly is the most dishonest customer experience Ive ever had. Either the other contractors charged me for things that they knew would not fix the issue, or the final contractor was wrong about the condenser and we need a new unit. Either way, Landmark is trying to find a loophole out of buying a new unit. They are entitled to band aid wat they can, but it doesnt take a hvac expert to know that if you havent done it after 5 visits, it likely need to be replaced. WORST OF ALL, I have communicated throughout this month and a half process that my wife was 40 weeks pregnant, 41 weeks, then a two week old, and now a three week old. I asked if I could use the other company I brought out because they told me they had done business with them in the last two weeks, but they were not on the list. When I tried to escalate, I was told I can always WORK OUTSIDE THE POLICY. So instead of working with me to do what I am paying for them to do, they suggested taking my money elsewhere!I cannot stress enough that you should not waste a single second of your time or dollar of your money with this customer. First time Had a leaking water heater in the attic going downstairs to the master bath and the companies referred, one refused through text and would not answer calls. The other company, said we can come in 22 days. I had to call company, which came out the same day before my was flooded. Landmark wont remiburse me, b/c I didnt get approval and let them review a quote. At the time, I was not worry about the cost, I needed it stopped2.) Very disappointing with this warranty provider, seems more like a warranty money collecting company. Only collecting the payments but when it comes time for them to provide the services you desperately need, they come up with all kinds of excuses to deny you of that service. I cant really comment on how they select their contractors but the one I got....seems like they came out of the woods dressed up as professionals. I wouldnt recommend it to my enemies. Oh well, my lost first time, there wont be a second. They take your money in a heart beat and do you no service. All of this while their customer reps are so nice on the phone.

We purchased this home warranty as many others do to try to avoid the unexpected large expenses (A/C, Furnace, Water Heater). Our A/C finally went out after being with them for 5 years (Yes that is more than $2,000 paid to Landmark) and the first thing their technician did when he got there was snap a photo of a tiny ledge that was a foot above just the top of the unit to keep the rain and leaves out. (Plenty of air circulation from top and sides) and then stated that the company would not cover this repair because their needs to be 10 feet of clearance around all sides including the top (P.S for all you home owners that have 8-10 foot ceilings any over hang from your roof would be also considered a violation as the unit is 3-4 feet high.) Then after the picture, he actually started to price out the service for the repair and stated that we could pay him directly not using the warranty. Any repairs less than $100 they happily pay for as your service fee pays most of it. But I would love it if Home Warranty companies had to post Denial vs Acceptance percentage rates for various payout levels ($1-$100 vs $100-$350 vs $350-500 vs 500+). The frustrating part is I could fight the ledge but in the fine print it states that you need to have your unit inspected regularly (who does that and keeps records) so either way they wouldnt have paid. As I mentioned job #1 for the technician was NOT to diagnose the problem, but to identify and document the reason the Warranty company DOES NOT need to cover this issue.

I was a customer of Landmark Home Warranty for over three years and needed use their service about 3 or 4 times. Each time, the claim process was slow. It took at least a day for them to find a contractor and once they finally found a contractor, they were usually booked out for the next 2 or 3 days.I finally was fed up with their poor service and I cancelled my plan with them September 2020. Fast forward to August 2021, I recieved a letter in the mail saying that Ive been sent to a collection agency stating that I owe Landmark $75. I called them every single day this past week (Monday, Tuesday, Wednesday, Thursday and Friday) but they dont answer their customer service number so it is impossible to get a hold a real person there. They have my phone number, email, home address, all my contact information and they could have contacted me before sending me to a collection agency and damaging my credit.After readying other reviews, I guess there is a $75 cancellation fee but I was a customer of theirs for so long that I was paying month to month so why would there be a cancellation fee?If you want little to zero customer service, long response times, contractors who take days just to come out to see you, and to pay a company money for nothing, these jokers are for you.

Air conditioner went out 2 months ago and weve now spent over 10 hours on hold with Landmark between now and then with people telling us were working on it, its escalated to our supervisor and there are clearly no supervisors and no one working on it. If youre in Oregon, you wont find a single company who will do work with Landmark because they know theyll get nickle and dimed. Our bid has been rejected by over 8 AC companies because its with Landmark. Absolutely not worth it, look elsewhere.

We purchased and have maintained an appliance warranty for about 5 years. We have been satisfied with replacement and service leading up to this point. We live in Tucson, AZ and a very strong reason for maintaining this policy is that we purchased the home with an aged A/C system and although we have had service on it several times over the years it has performed well.Last week our A/C quit, we contacted Landmark and were contacted right away by a service representative who after equipment inspection condemned our unit. Side note: Landmark has always provided very rapid response to service and claims anytime we have required their service.What we found out after our unit was condemned was that we own a split system, with a compressor outside and a coil and furnace to complete the unit. Replacement of the condemned outside unit would not be compatible with the coil and furnace inside and as a result we will be required to pay almost $5000.00 out of pocket for us to have a working unit going forward.We feel slighted and a little cheated as a result. I found the small print exclusion on our policy as it pertains to unit/system compatibility but frankly we have no background in mechanical so we could not understand how that would relate to our situation when reviewing policy coverage.We did a little research on the new unit we will be receiving and discovered two important facts, 1. the compressor (covered part) is by far the least expensive component to be replaced and 2. the entire unit with both required pieces can be purchased directly for a little less than half of our $5,000.00 out of pocket expense. We understand that there are labor/build costs and other fees involved in replacement and feel very confident in the service company provided by Landmark to do the job. However regarding this A/C unit we believe that we have not been provided the level of protection we expected and paid for.This out-of-pocket expense is abominably excessive. We did speak with a customer service representative who offered to pay $1,400.00 which is the amount they pay to the service provider for a $7-8,000.00 replacement. We are so completely dissatisfied with Landmark Home Warranty if you are considering them for a home warranty be sure not to ask them if a system or component is covered, you need to research all the appliances in your home, learn their operation and specifically identify coverage for each piece.Signed,Duped & Deceived

**EDIT** Landmark replied with MORE false information, so I want to clarify further: the contract explicitly defines emergency services by THEIR OWN definition, which they refused to acknowledge (and still do, in their response). And the toilet repairs were NOT completed on March 29th -- they were STARTED then, but continued to leak until the ACTUAL repair was made 3 days later -- 5 days in total. Our insurance company appraised $8500 in damages (and only that low because I knew how to turn the water off) ON TOP of the $60 leaky seal Landmark sort-of covered. The $60 co-pay for the leaky seal had to be repaired a SECOND time less than 5 weeks later because the company that did it had a 30 day warranty. Yup, 30 day warranty on plumbing; I have milk with a longer warranty, so I got to pay the $60 a second time. AGAIN: AVOID!!!Woke up to a leaky toilet dripping into our kitchen. Per our contract with Landmark section E.9 LHW will determine what constitutes an emergency and will make reasonable efforts to expedite service within 24 hours. An emergency is defined by LHW as a failure resulting in:a. Plumbing failure that causes interior floodingc. System ... failure causing ongoing secondary damage tothe homeDespite interior flooding in the kitchen (secondary damage) due to a plumbing issue, they refused the acknowledge their own contract on the phone, telling me that I could shut off water to the whole house (because I admit I knew how to do that it somehow absolved them of liability?) or wait for 24 business hours despite the emergency text IN THE CONTRACT saying 24 hours not 24 business hours. They further told me that since the language says LHW will determine what constitutes an emergency they dont have to abide be their own definitions in that same section. Holy ****, Ive had more honest conversations with politicians.Theyre just asking for legal action.Save yourself the headache and go with someone else.

It is end of June in Dallas TX with 100F temperatures. It has been 10 days since my initial service request for bad AC unit (compressor died) and still waiting to get any confirmation about time schedule for repair by Landmarks subcontractor. Had to call Landmark few times (waiting for 2-3 hours for call back as their lines are unavailable for immediate response) and just to get feedback that some parts have been ordered and that they cannot provide any timeline until the parts are received. So I have to wait for probably another week, two or three while temperatures are above 100F or possibly use out of pocket money and repair the AC without having to deal with such unprofessional staff at Landmark

Landmark has effective staff that answer the phone and take note of issues with your home. They cover almost nothing. They seem just like every other home warranty company that covers only appliances that are newer and happen to break. Weve had 5 issues come up: weve out out $210 in co-pays and so far they dont cover the older (6gallon tank) toilet we have in place (which is running and leaking from the wall), they offered us one pest control treatment, and re-keying of our home. Its disappointing given all the time taken to submit claims, wait for approvals (or denials in this case) then chase down private people to get the work done etc., but probably what we should have expected. We actually had better luck with American First, which came with our last home purchase. WE ARE NOW more than a week out and LM still hasnt responded to my calls and requests for more information. Been on hold for over 20 minutes 2xs today just to get a human on the phone (to at least explain denials). It appears I wont even get that. Save your money folks!

Well, AC went out on Saturday before Memorial Day. Made an online claim the same day. AC repairman came out the following Wednesday at noon and diagnosed the problem but said he had to send it to Landmark for approval to repair and I had to pay him $125. It is now Friday at 4:45 PM. I called Landmark earlier today (10 AMish) and the rep said he would look into it and have someone call me. No call yet and no AC. Will now spend weekend without AC.6/9/21- I am very disappointed in your reply. I have been asking for a call since last week since disagree with your denial and no one calls me back. I have asked for your appeal process and still no reply. I call and am placed on hold for as long as an hour and still no one to talk to. Your reps won’t give out extensions to anyone in charge there. You have wrongfully denied my claim and will not provide the process for an appeal. The AZ attorney general has fined your company recently for not responding timely to AC claims. I am shocked by your reply. Just call me back is all I ask and I will be glad to update this review if you reply in good faith.

I purchased the platinum product from Landmark and closed on my property 2 months ago. 3 days ago, my AC went out and they denied my claim, saying it was pre-existing. Everything in a home you buy is pre-existing, unless you buy the house brand new. I appealed and they still denied the claim, saying that there was pre-existing corrosion. This house is on the beach. Of course there is rust. The unit was only 7 years old, 1/3 its life span. I asked for copies of what what sent to them to make their decision and I have not received anything. When I asked to speak to the retention department, she refused to transfer me. When I asked for a copy of the denial letter, she said it will take 30-days. This obviously forces my hand to go out of pocket and replace the unit, with no recourse, as I cannot wait another 30-days get the work done.

Our air condition stopped working in 124 degree desert weather. Landmark agreed it needed fixed but rather than let the local air condition company quickly fix problem, they made us all wait until their Landmark supplied parts arrived. In addition, we had to pay for the Freon. We are old and retired. We were forced to endure a 95 degree plus home for 6 days. I’m surprised we didn’t sweat to death. I will never use them again.

Update: After getting a hold of someone in customer relations I got excellent service. I was finally allowed to hire my own contractor and they reimbursed me for the cost. They also ended up refunding me for the service charge so I got my AC fixed for free. I would like to give them a full 5 stars but I feel like the company as a whole has some improvements that need to be made. So I raised my 1 star review to a 4 because of the initial treatment I got from the company. If service requests in the future go better I will update to a 5 star.Worst experience I have ever had with a company and there is no one to complain too!! I have been trying to get a contractor out to my house for weeks and have been going around in circles. The first contractor that came out to my house for an AC tune up over charged me (charged me for a furnace tune up too even though I didnt ask for it and he didnt tell me he was doing it, also didnt even receive a receipt listing what he had done). I also needed a vent looked at but he said he couldnt fix it on a tune up call so I would have to put in another service request. So while I was dealing with that, my AC completely stopped working on the weekend where the PNW was hitting all time records of 110 degrees. I requested a different contractor this time and Landmark put me back with the same contractor, twice. Before I could even cancel with this contractor they canceled with me (dealing with them is a whole other story). I got assigned to another contractor and that ticket got canceled because they were closed, but I only found that out after calling the contractor myself. Called Landmark back, got put back into a que, waited 3 days before giving them another call. I was told I would receive a call from the department that assigns contractors, never did. The next morning I woke up to 3 emails saying I was assigned to 3 different contractors, so back on the phone with Landmark and they verified which contractor it was. Took me 3 more days to get in contact with this contractor when he tells me they arent a contractor for Landmark because they refuse to work with them!!!! So, called Landmark back again and was told once again someone would call me to assign me to a contractor. I bet I wont get a call. I have been doing this for 3 weeks now and you cant even talk to a supervisor because you will be told there are none available, but they will call when they are free and then never call.

WOW! I am appalled by the customer service we have received from Landmark and their terrible contractors! We issued a service request for our dishwasher because it was leaking water when it ran, about a gallon each time! So we stopped using it obviously and waited for the contracted All Valley Appliances technician in Boise, Idaho to come take a look. While he was here we mentioned the handle doesnt work good and gets stuck. He said oh that is easy and unscrewed the front and placed a spring back in place. After leaving, he ordered parts for the seal issues but also for what he clearly broke...the actual electrical board of the dishwasher and two stripped screws as the whole facing now needed to be replaced. Landmark, in the very vaguely worded contract, states that if parts arent available to repair the issue that they instead give a cash out to the home owner. What isnt said is that they only order through one wholesale vendor and do not look at any other vendor for the parts. They only give the dollar amount for the whole sale price OH AND the subtract another service fee from the cash out, besides the $60 we paid for the service, another $95 was taken out of the cash out as labor to date which means I paid Land Marks cost plus my own for the diagnostic!!! Not only that, but for the $180 they are offering us would not cover someone installing all of the parts, nor will it cover the retail cost we have to pay for the repairs! SOOOOO when we said we did not want the cash out, after realizing our dishwasher is completely broken and not just leaking, they refused to work with us or be fair with the issue. Phone calls on hold for over an hour before speaking to a human and supervisors who never seem to call anyone back. This has been going on for almost a month now. All Valley is responsible for the issue but they team up with Land Mark as protection and both are bullying us instead of providing customer service! Dont hold your breathe to work ANY issues out with them. I am happy this happened as I also realized they never refunded us for service requests prior to this! They are stealing from people!!!!

Original (7/8): They deny every claim and the people the send out will mess up your house with poor quality work. Do not get a warranty from this company. You are better saving the $700 for repairs that you will need to do yourself. This rating is the result of 2 issues Ive had in the past 6 months which none have been resolved.First I had a faucet in the shower leaking, which the warranty company sent out a certified professional to fix. The leak started again after a week. The same professional came out a month later after serval calls and capped the faucet while he worked to get approval from the warranty company for replacing the valves behind the tile. After another month the tile wall began to buckle because the cap caused the leak to release into the wall. Since this was now an emergency I shut the water off to the house, pulled the tile back and capped the pipes in the wall. The warranty company refuses to take responsibility for the delays to the repairs or the damage as a result of their contractor. I have not been available to reach the contractor since he capped the shower faucet. After 6 months I have a hole in the shower wall and capped pipes with no sign of resolution.Second I paid for the AC coverage since the standard contract does not cover you AC unit. I had the AC unit inspected before we bought the house, and had it tuned up during the pending/closing process. After 4 months we noticed a clicking sound in the outside unit and that it wasnt cooling as well as expected. We called the warranty company to send someone out, which the professionals told us our filters were dirty and left. We called them back out a week later but that contractor was also not able to be contacted so a different contractor was sent out by the warranty company. This 4th company to inspect the unit came to the conclusion that the unit was installed incorrectly, so it needed 2 parts and the Freon line needed to be drained and refilled. The warranty company said they will not pay for any of this since it isnt covered under the policy, even though the policy purchased was specifically designed to cover problems with the AC unit.*Update (7/9): Ive tried to follow up with them and after 2 hours on hold I finally get someone on the phone get put on hold again and disconnected. I did not receive a call back from the representative. I also forwarded my contact information to the the email address provided**Update (7/15): Still no contact from the warranty company concerning any of the problems. I sit on hold for hours to talk to a representative and once I finally get someone on the phone I am put on hold so that senior member can view the cases and get disconnected. This has happened 4 times no and in none of the cases does the company try to contact us back.

Landmark sent J&J Mechanical LLC for my claim.Look at their work schedules,Within a minute!They finished placing the parts order, received the parts, drove 25 miles to my house, and installed the AC fan.The most “amazing” thing is driving 25 miles across Greater Houston in under a minute.In reality, the mechanic never showed up after the first visit to check,instead,They just tapping keyboard to pretend to finish the joband The Landmark company still deducted $70 from me after I complained these and also pretend my air conditioner is fixed.Look at Landmark Home Warranty resoponse below;Once again they pretend to have sent someone to complete the repairs since I complained here, in fact I have called them three times and no one has responded or come to complete the repairs.What a Fraudulent company!

Had nothing but bad experiences with this company. Would give work to contractors who damaged my house, installed appliances in ways that werent up to code and when I notified them of this they said there was nothing they could do. I contacted the contractor as well and they said Id have to though the home warranty. Ive cancelled service and would not recommend this warranty company to anyone. long hold times, they use poor contractors and they dont care about their clients.

I have only had landmark for a few Months. my first service call is for no A/C and it is not going well at all, I tried to call on Saturday and Sunday but landmark does not acknowledge emergencies so I called on Monday and asked to have a supervisor call meit will take 24-36 hours to happen as of thirsty I still have not been called back. The A/C company they directed us to cant come out for another 3-4 days so a week with no Air average temp in my house is 90. Time to start shopping for a new home warranty.

Really disappointed with my recent experience 17 days ago the water heater in our unit stopped working and Landmark has still not resolved this. The plumber they sent was unprofessional and rude and there have been no updates to us in the past 5 days. I have now gone out of pocket to hire another plumber who resolved the issue same day. No point to buying a home warranty from Landmark. They make every effort to avoid replacing an ac unit. Having the unit fail three separate times, pushing out service to fix for weeks, then only covering 1/4 the cost for a new unit, requiring us to pay $3000 out of pocket because our unit was old - yup thats why it went out!

Weve used Landmark Home Warranty for the last 4 years, after previously having AHS, and we couldnt be happier. Landmark is always quick, supportive in our needs and addresses the issue immediately and professionally. Theres never a run around, and they even go out of their way to make sure that were satisfied.Well never use any other home warranty company than Landmark, and would highly recommend them to anyone!

I opened a ticket on June 23rd for my air conditioner. After countless hours on hold and talking to different people the contractor was finally supposed to come out and fix the issue. They came out and installed a new part which included $1,100 in out of pocket and my AC still doesn’t work. I’m now being told that there is a new issue, which is not covered by my warranty. I have now been without AC in Texas for over 2 months in the middle of the summer!

The refrigerator is not working for 1.5 months. They sent 4 unskilled/cheap contractors to repair. They come, fix for 10 mins and ask us to monitor the temperature for 24 hours. Not fixed - next appointment, next week.Most pathetic warranty ever. Burned 10 hous of follow up time, paid them and got nothing out of it. We were having issues with our ice maker not working and dishwasher not draining which were repairs that were supposed to be covered under the home warranty we had purchased. Landmark had sent an email confirming to appointment for the repairman who was supposed to come look at the ice maker, and nobody ever showed up. Twice. They did send a repairman to fix the dishwasher that was holding a small amount of water at the end of each cycle. He ordered the part needed, came back a second time to repair it, and now it holds twice the amount of water as before and the water seems dirty now. When I called to ask if he could return to actually fix the issue, they told me my warranty had expired and they are no longer responsible. It’s very disappointing. Such a waste of money.

Its been 4 months since we filed a claim with them when our stove control panel broke. Our stove is covered for replacement parts or stove replacement. They refuse to cover the stove replacement even though the part for the stove is no longer manufactured. They wouldnt even return a phone call and closed the case and said it was closed when we had been waiting for the part to come in just to find out they would only pay us for the part cost that was no longer being manufactured any longer. This company is a joke. Just got a notice in the mail to renew service, I will never use them again. They have done everything in their power to not help even when things are covered they just refuse to follow through and stick to what their own contract says.

Ive used my home warranty for two issues recently. Setting up an appointment with a technician was easy. Typically I was able to be scheduled for the next business day. My recent issue was resolved quickly and easily. The technician explained what was wrong (common problem) and fixed it right up. He gave me more information on the type of HVAC system my new home has and answered all my questions.

If I could give less stars I would. This is a horrible company to deal with. You will be on hold for hours. They use very unprofessional services techs. They will not address your issue. They have blacklisted my phone number and refuse to call me back. This company will do anything to not have to actually do any work. The companies they contract with we come in old unmarked truck without the equipment to actually get the job done, I doubt the 3rd party companies they use are even legal companies. Save yourself a headache and burn your money instead of give it to them! I spoke with the HVAC tech and he proceeded to scream at me that I knew nothing about AC, my AC for my home turns on but won’t blow clod air and just drips and leaks and has caused damage to the property and they told me that that was perfectly normal! This company is an absolute joke.I finally hired a guy outside of the home warranty for a consult and he told me the AC unit needs replaced within 15 minutes of looking at it..Landmark and 5 star climate HVAC are scammers and I will be reporting both business to the better business bureau..

I have had issues with my air-conditioning system for two years now. I have placed service request with landmark both years. I have got the runaround and when you call for follow up their customer service is extremely rude. It seems that they never send out a servicer that knows what they are doing.I ended up paying a local reputable air-conditioning company to come out and service the unit. They told me the problem is with the return duct and not the unit itself. I have called landmark back several times and get the same rudeness and run around.

I’ve never experienced insurance push off quite like this company. Our AC went out august 31st. A contractor came out the following day and put in requests for parts to be fixed.. it’s been 8 days (Sept. 9th) since they sent someone and I’ve been told over and over to “wait at least 24-48 hours,” for thing after thing. Now I’m being told it’s a “partial denial,” and they’ll pay for the cheap part, but not the other one because it’s a “secondary issue,” even though the denied part broke at the same time as the “covered,” part. We will never recommend this company to use and my Realtor husband and his brokerage will never refer their clients, either. What a joke of a company!
