I am so happy with Westside Property Management. I have been living in my apartment for more than 20 years. The last 10+ years the property management was being handled by another company. Westside Property Management has been managing this property for maybe a year now. The difference between Westside Property Management and the previous company is extreme. The other company would take up to a week to even acknowledge the request. The work they did was ALWAYS what I call quick & dirty; always done in the cheapest, easiest way with no attention to aesthetics at all EVER. Westside Property Management is EXACTLY the opposite in ALL ways. They get in touch with me the same day I send a request and at the latest the next day. Something that Ive noticed is they dont make me feel like I did something wrong. The other company always had this way of letting me know that they thought whatever needed attention was due to something I did. This is not the case with Westside Property Management. Every workman/technician they send is courteous and they are experts at what they do. Unlike the other company, when someone comes into my apartment they are respectful of my home and they clean up after the work is completed. Everyone Ive dealt with at Westside Property Management from the executives, people that answer the phone, workman/technicians etc. are responsible, polite and efficient. I HIGHLY recommend them.

WPM managed my property through Covid times very successfully. It was challenging and required a deft touch which they provided. Tiffany as Account Manager was outstanding. Carlos/Melvin in maintenance were professional with high quality work. Accounting was always prompt and accurate. Josh has put together a great team by treating his clients, tenants and employees professionally and with integrity. Highly recommended.

Ive used their maintenance dept services a great deal and each time I’ve received exceedingly prompt, knowledgeable and professional service. Their maintenance team, without a doubt, is a real complement to the management company. Overall, all the management company provides excellent tenant services.

Plannned a visit twice with them at same address, first time is a no show and second time same excuse of mixing up agenda ... It has been about 5 months since I have hired Westside Property Management to manage 2 apartment buildings. I could not be happier. Any questions I have are responded to that same day. I enjoy dealing with different people from different departments to handle different issues. They advise you through email when your monthly statements are in and when disbursements are sent to your bank accounts. Very happy with them. I highly recommend them.

When a lightbulb was out in my apartment building and it was pitch black I wrote to the westside property management portal at night. And the next day they came and put in the lightbulb. It was a really fast and amazing service. Also when my sink was broken they came and fixed it the next day. I appreciate the service because it is done in a really great timely manner.

Excellent service from day 1!Prior to working with Josh and the Westside Property Management team, we had an empty home in the LA area that we needed to rent. We live 400 miles away, so the distance made it difficult to manage the property ourselves. And quite frankly, were new to being landlords and we wanted to take a hands-off approach. We had no idea what to expect, so we started on Yelp and requested for quotes from top rated and most reviewed property management companies in the LA area.After speaking to almost 10 companies, we decided to work with Josh and WPM because of:1. Service: Josh was our first point of contact. He did not try to sell us. He educated us on the market, what the expectations of tenants were, anticipated timeline, etc. The WPM team are great with communication and are always available to jump on a call or are quick to respond to emails. I just think its ironic that all the 4/5 star reviews are from the property owners and the 1 star reviews are for the people renting the properties. I rented a unit through Westside for 3+ years. When I didnt have issues with the unit, it was great! I paid my rent on time and didnt need to contact them. When I did have issues (cockroaches, water leaks, etc...)- good luck trying to speak with an actual human being on the phone. I never was able to speak with anyone on the phone. Constant follow-ups are required and its pretty obvious they are short staffed. For some apt issues, I ended up speaking with the general contractors or the actual owner to get things fixed in a timely manner.Im sure they are good value and thats why property owners like to use them. But just be weary of how the tenants are treated at these units. I would never use them if I needed to rent my property.

I’ve recently moved back into the country and have been searching high and low for a rental property that would be able to satisfy my needs and utilities that I require, this company WestSide Property Management was able to facilitate and advise me on my long term rental situation and find me the best value for my money as wants in a place. Loved the service and responsibility that the workers representing the company had demonstrated to me. I have been living in an apartment managed by Westside Property Management for over a year now and they have been the friendliest and most responsive property manager I’ve ever had. Having to work from home since Covid struck, it has been relieving to know that I have a great company I can rely on to deal with any issues promptly.

BEWARE LANDLORDS AND RENTERS ALIKE.My friend tried to rent a privately owned unit managed by this company. It had been on the market for 30 days when my friend submitted an application. She had an 800 credit score and a year of rent in savings. They asked for a co-signer and she gave them one. She also offered an additional month of rent paid up front. They charged 100 for the app fees total.Once they received the information They told us the landlord needed to review it and they would contact her tomorrow. They didn’t. After 3 weeks of ignored calls and a lack of updates, Rachel told my friend she didn’t get approved... when her lease was now expiring at her previous residence.They cost this landlord not only their fees but they lost the landlord over $5000 by not submitting applicants information to them in a timely manner. (Or maybe even not submitting it at all.)Another red flag was this property management company didn’t know how to verify self employment income. I had to speak to multiple people to explain to them that self employed people do not generally have w-2 statements or payroll checks from their employer.This was the most unprofessional management company I’ve come in contact with. It’s okay that she didn’t get that apartment, another apartment is clearly the better option. I just wanted to take a moment to warn landlords and tenants of how this business is run to save them their time and hard earned money.

They are incredibly familiar with the current Westside market and knowledgeable of current trends. They are always available on short notice in case of emergencys. They are accessible when I need them and the team at the office is always available. I highly recommend them for any size property whether small or large.

Loved working with Josh, very friendly. He was flexible with my schedule, very accommodating, helpful with providing connections to other service providers. Trustworthy. Given their long history, the management company has reliable and dependable handyman. Although at the end I decided to not rent my place, I found the customer service extremely professional and patient. Also the management companys portfolio was helpful in looking at rentals and getting a sense of the market.

During the covid-19 pandemic Westside Property Management has been outstanding at communicating and walking me through the process of what I can expect on my rental properties. After working with Westside for years and referring several friends I can say that they are the best out there.

This company been managing our building for about a year and I requested maintenance couple of times for necessary and sanitize things like bathroom walls that has mold on it and my kitchen that has open exhaust duct which cause insects coming in.They are doing NOTHING.Even building common area is not clean.

The office was responsive and promptly set up an appointment for an initial consultation with Josh. He explained their services (I was new to property rental) and answered my questions. When I decided to move forward with them, it was a relatively painless process. They took care of finding and vetting applicants, and then helped me prepare the condo for the tenants. When the tenants reported issues following the heavy rains, Westside assisted in coordinating the repairs. On a couple of occasions Ive had to follow up with them to get status on something, but overall I would say my experience during the last 8 months has been very positive.

Integrity and willingness to deal with and solve any issues are present. Any minor delays and glitches are routine to this business. We stated our preferences as to how to be landlords and WPM adjusted. Also, we used WPM to sell a number of rentals, again, to our satisfaction. I was surveying for a property management company in west LA. I found this agency on a random google search. However, as a client i was trying to reach them three times...it was a long hold and finally operator asked me to hold it and it went on for another 10 minutes. I thought how hard it would be for a tenant to reach these folks when they need something urgently...no courtesy, lack of customer friendliness....i felt like i am speaking to someone in the government office.... i would just avoid ....i am sure my tenant would be happy with decision.

They charged me for an application fee and got all my sensitive personal information and documents only to let me know that they chose another applicant. Not sure if any discrimination is involved in their choice of tenants.

Very very frustrated with this company due to multiple instances. I do not recommend renting the Westside Property Management at all. The manager, Guy Barre, has not returned any of my emails or phone calls in 7 weeks. His assistant Melvin, also has been no help at getting Guy to process our renter substitution form, which by the way we paid 100 dollars in processing fee and they will not respond to any of us. This means I am still on the lease and they have not released me from it.I also requested to have my bathroom fixed because mold was growing in the cracks of the glaze and working with them was incredibly difficult. I put in the request April 2016 and followed up every week for 6 months up until I moved out. The problem was ignored and the bathroom was never fixed.They ignore health hazards, do not follow through on promises, and take your money with out performing the service you paid for.

We are out of state owners and depend on Westside Property Management for everything regarding our West LA condo rental. They are very professional and responsive. We would recommend them to anyone looking for a great property manager!
