Love love love my experience at Villagio so far! Move in went smooth and I love being so close to Texas State! Having a shuttle stop nearby makes it convenient to go to and from campus. Right now I’m in a 2x2 which is very affordable for a college student. Definitely renewing for another year!

Hey everyone, this location has good potential but due TO COVID-19 the apartment was not clean, the walls were dirty and my parents had to hire a cleaning staff...the maintenance guys are trying but their just kids. Overall poor...

I hate living in these apartments! Theres always some issue, if its not how ridiculously high the bills are, its the lackadaisical office staff, or the maintenance that takes a month to get anything done. I had a flood in my apartment that took contacting corporate to get anything done properly and it still took a month for it to get done. The bills are regularly over $70+, and the office staff are absolutely no help. Ive had a broken couch for over a month and a half and still nothing is being done about it. If I need anything to get done, I basically have to contact corporate which is ridiculous!!!! Not to mention, they have lost my mail more than once! Save your money and do not live here!

So this is my first time living on my own for school. Ill let everyone know my complete and honest opinion. This place isnt that bad. Before i moved in i requested a roommate change for which the leasing manager did for me so i thank her very much. When coming into the place, was everything good? No it wasnt. Floors were dirty, mirror was a little bit stained but anything in that matter can be cleaned. If you are someone who isnt use to cleaning then dont think about living on your own. You are going to have responsibilities that you need to take care of. One major concern of mine is the running water in my toilet. For which i have already spoken to them about. However, if i need to measures into my hands then i will. Students have alot of great benefits that are mostly unware of. So once that gets taken care of then ill be more than happy to give this a a five star rating.

Save your money and go somewhere else. They hoard all the mail in front office and hardly ever put it in your mailbox. They split up the water bill from the WHOLE building you’re staying in even when there’s multiple leaks so the bill is always high. The only good thing about this apartment is the amenities and even those aren’t that great.

The front desk staff, as many have mentioned, seem nice. The reason I know how nice they are is unfortunate. The complex lacks maintenance. I live in a 2 bedroom and stuff is always breaking or not working. Right now, August 7th--middle of summer, my AC is broken. It was fixed once and broke again a few days later.My apartment had roaches infested behind the fridge (according to the pest control had been like that for at least 3 years), and pest control came, but its been so hard to have them come a second time, and Im still finding roaches though Ive been spraying on my own too.Things that have been broken since or were broken when I moved in 8 months ago: Blinds (upon moving in), Tub (has no plug), Toilet (fixed while I was moving in, not before), Fridge, AC, Microwave, and Dryer. Perhaps some has to do with my previous roommate not having things fixed, but its getting ridiculous the amount of maintenance requests I have to put in.Again, I dont blame the people in the office at all and they seem genuinely trying to help, its just been so frustrating having everything broken. I honestly have regrets resigning my contract. Its sad because I think this would be an excellent place to live otherwise. I like to position of my room, its also spacious, convenient and quiet. I really hope they can improve things in the future.Edit: 8/31/20 - Ive had to lower my score. I wish I could give zero stars. I called the staff asking what would happen if my leaving roommate canceled the electric without me knowing and there was no account open for a few days and they told me that nothing would happen, there would be no fee, and they would just bill us whatever the amount was. Come to today and Ive charged me $50 for the nine days it took to switch from my roommates account to mine. If they didnt know the answer they should have asked a manager or just told me they didnt know. Lies only hurt your reputation and your business. This is ridiculous. Guess I should just be happy my A/C was finally fixed after 2 weeks.

Been here for two years and it’s not bad. I don’t like the system they use for water and sewage. Each building has a consolidation bill split between its residents and that system does not work for me. I pay attention to how much Water I consume and I’m paying for the people who don’t care. If you don’t want to pay for other peoples bills I would suggest finding somewhere that does not do this.

Its my first year living here and I love it. Everyone is super helpful and nice at the front desk. There has been little to no problems with my unit as far as maintenance goes, but if there was it got fixed in a timely manner. Will be resigning for sure.

There a lot of events that go on at this apartment which gives a nice sense of community. The events always involve games and prizes which is a plus for college students. Maintenance is still a work in progress area but overall the living space, staff, and community is wonderful.

WORST EXPERIENCE EVER! The staff are mostly college students who are condescending and rude! Not to mention completely incompetent. The worst apartment move in experience I have ever had. Should have clued in when we discovered early on that promises made never came to fruition, lies were common place and mistakes were plentiful. And, forget about maintenance— they say they’re “on their way” but never appear. Anywhere else would have been better. Well, perhaps it’s marginally better than living under a bridge. If I could give negative stars I would. LOOK ELSEWHERE!

Move in day was yesterday and it started out a little stressful, but once we got help from some of the staff it turned out to be an amazing experience. Everyone was so helpful and made sure that we were happy with where we were!! And they have checked in on us even today to make sure we were all good. Love it here!

I have lived here for 11 months now and it has been OK. The dog park is hardly useable due to it being flooded every time it rains and is full of broken bottles for whatever reason. Also I have never once seen the gates closed so don’t expect a gated complex. The apartment itself was decent, my bathroom door had a hole punched in it, and when they patched it they only did one side. I will say that the maintenance requests were handled quickly and and the staff are very nice. Overall not a bad place to live for the price.

On move in day, my restroom, which is on the 3rd floor, had a hole in the floor right in front of the door. work order was placed, with no response.I have called and have talked to the staff in person multiple times with them only asking if it was an emergency? because there were a lot of requests. and having been told that they sent a text to maintenance to go have a look asap twice. the sink is leaking and has been leaking for weeks, yes weeks, and because of that the flooring is getting worse and honestly does not feel safe.I have put a work order weeks ago they have still not attended to. it shouldnt be my job to wait for weeks and having to mop the floors every day after work just so it wont seep into my room. I dont even use my restroom anymore and borrow my roommates because it doesnt feel safe to walk through there.Update: finally after management checks, a few things got fixed, still a hole in the floor, but at lease no leak now

Let me tell you why not to live here: the staff is very friendly and always willing to work with you & help you out but it doesn’t compensate for the actual complex. If you have a dog, find somewhere else. The “dog park” is part of an old swampy area and is constantly overgrown & full of mud. The landscaping in general is lacking (the front of the complex gets much more love than the back) and it can be very frustrating. The streetlights are mostly out & I’ve never seen one changed so at night when you’re walking your dog it is very dark. The gates we pay for do not work and are never closed. Now for my personal experience: I moved in early and did not receive standard move in paperwork that my roommate did. When I moved in, people were in & out of my apartment without warning as if the complex didn’t even know someone lived here. The painters (again, just like landscaping, they hire cheap) got paint on the floors and my personal belongings. Our AC went out in the middle of August and was not fixed properly for a week. 7 days of 100+ heat. There are wasps all over the complex and in balconies and they never do anything about it. Again, the students who work here are super friendly and are just doing their job, but management doesn’t care enough. For paying $650 a month, you can find a better apartment complex.

The staff at Villagio are very nice and help out a lot with anything you may need. My apartment was in pretty nice condition but the only thing I wish was that the kitchen to have more lighting because it’s very dark and my carpet had stains all over. Another thing I have noticed while living here is that everyone pays a little extra for a “gated community” but the gates have never been closed and we have never received clickers for the gates. They could easily close the gates and use the keypad to open them. The cop car has also never moved from the same spot since I have moved in. Other than those cons, this is a great place for a first apartment.

THE ABOSOLUTE WORST APARTMENT COMPLEX!!! My daughter rented a student apartment with roommate pairing. That can always seem tricky, but especially when they place an adult in the apartment with so many issues that I cannot even go into all of them. The adult roommate broke the shower so water ran for two days before maintenance would fix it. The adult roommate gave a key to a friend without notifying the roommates or the management. I could go on and on. We just received a moveout bill for the drip pans that WE REPLACED when my daughter moved out. RUN VERY FAR from this apartment complex. It was a complete nightmare.

Do not live here. Maintenance will walk in without knocking. Things broken or damaged from past residents have not been replaced in years. Office staff are very nice but they literally do not care at all. “Gated community” is a joke, the gate has been broken and never closed once for over a year. “On-site police officer” is also a lie. The police car is there but if you ever call for help, you have to leave a voicemail and they will not respond nor help.

Apartment wasnt even move in ready! Walls all over the apartment had patches! My stuff got painted on when they finally decided to come and paint (4 days after my move in day). Only came because I had to keep calling them to ask when they would come! Got a different response each time I called. Dont expect them to reach out to you if they tell you they will call you back! They still want to charge me $200 for an apartment that wasnt even ready to be moved in! For “transfer fee” but I waited for my contract to be over to move into a different unit. Have paid up to $100 on water bill per roomate never paid less than $50!

I moved into these apartments about a year ago and I have never had any issues. The staff is amazing & help with everything that I need assistance on. If I ever need a little extra assistance from maintenance, they get it done is a reasonable amount of time. I have nothing negative to say about Villagio. I would highly recommend these apartments to anyone looking for a place to live. Especially students! I have met my some of my closest friends here since their residents are primarily students.

I’m a New Resident for Fall lease 2020-2021. Jason and Arielle were of great help with tour accommodations, and were adamantly active in answering most of the questions I had. Update on how my year goes.UPDATE: So my unit is on the third floor and there is mold in the dishwasher and under the sink. Also, my roommate’s restroom is leaking to the point that it’s flooding, and has to use ALL her towels to prevent it from spreading. Her flooring is CAVING IN. She has placed multiple work orders and she hasn’t gotten any help. I don’t know if this is just my unit being messed up, but this is concerning.

Im really happy to live at Villagio for a number of reasons. The entire staff is awesome: Antoinette, Kelly, Savannah, Don, Fischer, Brian, Luis, Mark, everyone who works here is always genuinely friendly and helpful. They take care of residents, fulfilling maintenance requests quickly, and they provide a lot of great amenities and fun times for residents to enjoy. Villagio has a beautiful pool with a hot tub, and the apartments are spacious, fully furnished, have a washer/dryer and good appliances. They always have cool events going on, like days where you can enjoy some free ice cream at the clubhouse, and grill parties by the pool that are a lot of fun. The gym has everything you need, including free weights for strength training, and theres even a movie theater, with popcorn, where you can watch movies with friends, this is so cool! What really makes the difference at Villagio is good people, and they deserve recognition for their excellence. The property manager Antoinette, and all the staff make Villagio feel like home. When you take the opportunity to enjoy all the social events and great amenities here, it really makes it a fun place to live :) Thank you to all the staff at Villagio!

I lived at Villagio for 2 years and it’s a relief to finally be out. I had an enjoyable experience my 1st year, and that’s why I decided to renew. However, I didn’t enjoy my second year and truly regretted renewing (I think there was a change in management). I renewed my lease and changed from a 3 bedroom unit to a 2 bedroom unit my second year. When I moved into my 2 bedroom unit, I could immediately tell that nobody did anything to fix up/clean the apartment (old carpet, chipped painting, brown rusted tub, lots of ants, etc..) What was really upsetting about this, is that I watched workers come in and out of my previous 3 bedroom apartment replacing carpet, painting, receiving new furniture, but it was like pulling teeth trying to get management to do the bare minimum To fix up the 2 bedroom apartment that I moved into. As I watched staff and workers go above and beyond for new tenants, this led me to believe that management could care less about their older tenants. Villagio isn’t the worst, but there’s definitely wayyyy better options out there from what I’ve seen. My biggest advice for people who will be/are thinking about living at Villagio, is to be extremely persistent by going to the front office/keep calling anytime there’s a big issue with the apartment (Usually ones that will cost more money) because they will try to ignore you and put it off (don’t let yourself be ignored),and make sure you fill in your move-in checklist with LOTS of detail and take LOTS of before and after pictures because they will try to nickel and dime you when you move out ( even for normal wear and tear from my experience). However, I strongly suggest looking elsewhere.

Its been convenient to have the bus stop so close and with highway 35 right there, anywhere I wish to go in San Marcos is basically a 10 minuet drive. Ive made so many awesome memories in this apartment! I will miss this place.

I was repeatedly lied to by the front office leasing agents so I would sign a lease for Fall 2020. First, I was promised a $400 gift card due at move in if I signed within 24 hours of application approval. My leasing agent literally ghosted me after I had already signed and asked a few times about the gift card. I also asked about how rent payments would work if move in day was August 21, 2020. I was surprised by rent not being prorated when I was told you only owed money when you moved in. They failed to say if you moved in on September 1st, rent for August and September would be due then. I asked for a direct answer through texts I have with the leasing agent. I asked specifically if the scam utility company called Conservice was in use, but was told no. That turned out to be an outright lie. Steer clear of Villagio and Conservice in San Marcos. I don’t even trust leasing agents to give me straight answers at this point about billing practices. Villagio sent out emails after their first full sewer/water bills finally came in claiming we legally must each pay $60+ for just sewer and water! The email was extremely tacky and of poor choice. They suck you in with low prices that they make up in water/sewer bills. I’m also paying for computer labs, a gym, and a pool we can’t even use. The walls are thin and my neighbors below me are always partying. If you can find non student apartments with some friends, I’d recommend that!Update:My downstairs neighbors are an absolute nightmare. Parties until 5 a.m. and one guy who likes to randomly scream at all hours. The cops have busted so many of their parties, it’s crazy. Avoid any student living if you want to ever sleep.Another thing during the 2021 winter storm. Half of the complex is on Pedernales Coop (the half near the road) and the other half is on San Marcos for utilities. The buildings on PEC didn’t have power for DAYS. I LOVE living at Villagio! It is so spacious and so homey! The community is very quite and the rooms have no connecting walls which is nice because you don’t hear anything! Also the amenities and staff are superb! Whenever I have any questions or concerns they are always quick to respond and resolve anything! This is my last year of college, and I can say that this complex is by far the best that I have ever lived at... if not the best in San Marcos! The prices are so fair and you are definitely getting what you pay for! Also they love to do events for their residents to get everyone connected which I think is so cool. You would be making a big mistake not signing at Villagio. The caring staff is what real draws the line for me. They actually care about you, and what’s going on in your life, and really do go above and beyond for their residents. All in all Villagio is the way to go, so just go with your gut feeling and do it, sign here!!

Villagio has by far been the best apartment complex I’ve ever lived in. Managed by a professional, outstanding & upstanding woman. The ladies and gentlemen working are amazing. The staff goes an extra mile to make sure living arrangements and your experience at the Villagio, is good for you. I’ve only lived here for a month and wouldn’t want to stay anywhere else in San Marcos, TX. From the amazing amenities, to the beautiful apartment complex, in addition to having a GREAT STAFF. My girlfriend has lived at these apartments for 3 years and every time I would come visit it would be very clean and well kept. Whenever we would go to the front office the staff was awesome, very friendly, and caring. Management is fantastic. Whenever you need a work order it is immediately taken care of that day. Would recommend singing with these apartments. Wish I would’ve known about these apartments whenever I lived in San Marcos.

Honestly, I wouldn’t mind moving in to these apartments, I helped my sister pick these and the entire staff was amazing. Kelly was really knowledgeable and very bubbly. She was patient with my sister (she didn’t want to live on campus) and convinced her that these were the ones for her.When I go visit my sister, she’s never complained about much, just your typical apartment nuisances, but other than she loves it. The recent renovations to the apartments and club house really made it feel like home. Its really easy to make online payments on the resident portal, and it shows you the details of your bill! Rent is affordable! Its a calm place to live. They give out a lot of free stuff. They are very attentive and send you notifications letting you what is going on. A bus stop is very close. Its not very far from the campus.

I have lived here for going on 3 years now, and I have had a great experience. Yeah there were some technical difficulties a few times over the years, involving remodeling but the changes have been such an upgrade from what it was before - Both interior & exterior. Maintenance has been very helpful whenever I have an issue. Richard has been very friendly, understanding, and overall welcoming whenever I go down to the office or give a quick call. The prices here are lower than most student living apartments and is conveniently located right off the freeway. Would definitely recommend staying here, especially as prices around SM rise.

Since Ive moved into the Villagio, Ive loved it. The only complaint I have is with work orders. It does take some time to get them completed, but considering there are only 3 men to complete every work order for the entire apartment, they do a great job finishing it when they can.

I’d like to start off by saying that I personally work as a leasing consultant in the Austin area, with that being said I would consider myself being knowledgeable in apartment living. This property has countlessly shown through and through what professionalism and dedication looks like. I was having problems with my previous apartments, the problems have gotten so bad that I ended terminating my lease. The Villagio Apartments have taken me under their wing and were able to accommodate me without any hesitations. I am very grateful to be here.

100% best place in live in San Marcos!! It’s such a homey apartment and I have nothing bad to say about it. Everything has been so perfect that we renewed our lease for another year. The maintenance is so helpful and gets everything done ASAP! The staff really cares about their residents! They also have pool parties, crawfish boils and the club house is soooo nice! I dont usually leave reviews, but when the experience was just awful, sometimes you feel the need to warn others. From the day I moved in, my experience with this place went downhill, fast. I originally signed for a 2 bedroom with the attached bath. But when I moved in, I got assigned the 2 bedroom with the unattached bathroom in the shared living space. But Ill credit the office with moving me promptly to a 3 bedroom with the largest bed/attached bath/walk-in closet combo and it was cheaper, BUT the unit was uninhabitable upon moving in, due to renovations, (no sinks could be used because there were no faucets for 2- 3 days, I didnt realize that this was grounds for getting out of my lease with no penalty) and then they put me with 2 girls who were related, they had very different priorities from me, and they were extremely inconsiderate, which wasnt good for my anxiety, I actually started having heart palpitations from the stress of living with them. This semester has definitely been the worst one yet, and this place not letting me out of my lease for their mess up, was a huge part of it. I can understand that the maintenance guys were probably swamped in the beginning, but there was standing water in the dishwasher for the 3 months that I lived there, and my toilet flushed by itself constantly, after submitting several work orders that were repetitively dismissed when nothing was ever done, I just gave up and stopped submitting them. The place was filthy upon moving in, and the cleaning staff that was sent made me feel guilty for asking them to clean when that shouldve already been done before moving in, and to top it off, they handed me cleaner to do my own bedroom, so they wouldnt have to do it, even though they were being paid to do it...which is fine, Im more than capable, but the issue should be addressed with them. The renovations looked nice, but there was gunk left all over the floors that just wouldnt come off. There was also dog poop everywhere, sidewalks included. The only reason theres one star, besides the fact that I couldnt leave 0 stars, is because they waived the sublease fees, and since subleasing my room out, and just living by myself, Ive been a lot happier, but my advice is that if you must live here, be cautious with randoms, and make sure you get the room you signed for, because you never know who youre gonna get, and they could make your home a living hell for you.

Moved in towards the middle of August before school started and I am already in LOVE with it! The staff is amazing and super helpful with all my questions. The apartment is super nice and great for students. Everyone is so nice and its such a peaceful community. I love the convenience of how close it is to Texas State University. The roommate system is really cool; I get along with mine great! The pool is awesome too! I also love the study area in the lobby, definitely helps with all of my assignments. I recommend the Villagios to everyone!

I currently live at the Villagio and my stay so far has been cool. The only thing I have an issue with is the bill for water. It doesnt stay the same each month and it seems like it only goes up rather than down. Other than that, the living space is good and Im satisfied with how Im living here :)

Villagio is a great place to live, very homely, and it has a great community with great neighbors . It is a great place to make the transition from the dorm to living in your first apartment. The management team was very helpful every time I have a maintenance issue or even a question about my apartment. I renewed my lease with Villagio because it was the right decision to make, i felt comfortable here and i know i am getting a great deal for my apartment. The Villagio is no good.Management is rude as hell especially the property manager.Living here I have found out their place is infested with frogs, crickets, and the walls are paper thin.They want to charge you for everything, including if you have a mess on YOUR balcony.Maintenance will come in as they please.One time they came in and woke me up at 8 am to “check the walls”.One month there was only 1/4 roommates at the apt and the water bill was still 60$ per person.How? You might ask.It’s because the water is divided through out the WHOLE COMPLEX.So you are paying for everybody’s water. It’s not by unit. Yes you are paying for the pool water too.They have been saying they are going to get a “FOB” since 2016 but that hasn’t happened so no they computer lab is NEVER GOING TO BE 24/7.

The upgrades at the property are awesome! My favorite part of the clubhouse is the new gym and the movie theater! Maintenance is always on top of the work orders I put in and is always lending a helping hand! I also really like the resident events that the management holds because they always give prizes, food and my roommates love to go! I love the Villagio!

This is my second year here, i decided to re new mainly because of how awesome and up to date the staff is. Every time i walked in to pick up packages they remembered me by my name and always asked how my day was going (to me that showed they genuinely cared about a resident). Another major reason i decided to renew was because of their management staff. When it comes to customer service, The Villagio owns it. Any concerns or questions i had, management was quick, PROFESSIONAL and efficient on answering/handling anything (I am CRUCIAL when it comes to receiving phone calls/emails back) and i can 100% say that these apartments are by far the best I’ve lived at in San Marcos. Oh, and to top it off their renovations are so cute!!!And not to mention they also have a Starbucks machine!! (Perfect for early morning classes!)

Lots of bang for your buck.$$$ Conveniently located right across from a TXST bus stop. lots of parking. plenty of room. Come check it out. You wont be disappointed. Worst place I’ve ever lived. My room is infested with bugs and management hasn’t done anything about it. There are easily 50 worm-looking bugs in my apartment everyday. They climb walls and crawl around everywhere. I’ve contacted everyone and they just avoids the issue. STAY AWAY!!!!!!!!!!!!

Unusable Internet!!So I have been living at the villagio for about 6 months now. So far it is nice as far as the amenities are concerned but thats about it. I moved in as is so I didnt expect much but the place was trashed and I had to rearrange the furniture myself and put in multiple maintenance requests which took a long time.It was frustrating but that is reasonable because I moved in as is. The one thing I cant forgive is the internet at this apartment!! It is completely unusable and for me personally, the most important thing. The internet service provide is Grande Communications and they charge for faster internet that doesnt even work. I pay extra per month and I still cant do basic things with the internet. The gym is nice but if I cant even use the internet, this apartment is pointless.Management isnt in charge of the internet so they cant help me. I have made multiple calls with the internet service provider and they cant help me. This is a big problem with this apartment and if internet is important to you, dont expect any customer service.If you are looking for an apartment and you need a stable connection to the internet, Wired connection or wifi, then AVOID this apartment

My experience with villagio has been interesting. I was moving as a transfer and walked into my unit and it was not ready at all to say the least. From torn carpet, cracks in walls, water left in dish washer to dirt and dust left all over the floors and furniture it was clear no one walked the unit let alone cleaned or repaired it. Not only did I have to pay for a longer hold on a storage unit I have already paid for a month of rent and left unsure of when I can actually move into my new unit I was told to unpack and stay put in my current unit until further notice. I was never updated on anything and management was less than helpful. They told me the carpet didn’t need to be replaced if it was a small issue but yet I’m left paying for a promised put together unit when left with a disgusting excuse of an apartment. Do not sign here. Save your money.

If you want considerate staff in the front office working around your mail and other important things of yours, dont live here. Ive never once gotten a package on time- Im always told after about 3.5 seconds of looking that my package is nowhere to be found and the email I have saying that its been delivered must not be true, I have also had more than one issue trying to locate my paychecks that are mailed to me. Ive had consistent difficulty reaching maintenance and getting people to help me in the front office, often the office closes early with no warning, or you may just not be able to find someone even if the office is open. My apartment is large and well-priced, but that does not make up for the fact that every experience Ive had with the front office is maddening.

Toured 14 different apartments with this one being last on the stop. Hands down one of the best complexes I had seen. The rooms are very spacious, good price point, extremely friendly staff, maintenance is great. The only downside is how high the water bill is.

Nice, quiet and Spacious . Pricing is affordable and the location is great, so close to i35, walmart, square,Heb, movies, restaurants, camps you name it. Talk about gym, movie theater, fabulous pool, basketballCourt all available. Apt is just awesome 👍🔥🔥😍😍

I live here and we have just started using our gate system and they did not even consider telling the residents that they should come pick up devices that opens the gate. I was stranded outside of my own apartment complex because of the stupidity of this establishment. Once I was able to even go to the office to ask why I did not receive a notification of some sort to even know to pick them up, all I received was attitude from the staff. This place is definitely not worth the money.

I have had nothing but problems since the day I moved in. Do not live here! on move in day they did not even give me the right keys to my place and there was mold in my bathroom. It has all been downhill from there. Do not live here, the management and maintenance team could care less about fixing issues and will refuse to compensate you for the damages their maintenance team causes in your apartment. I personally give 0 of 5 stars.

I have lived here 3 years now, while attending college. The office staff have been replaced entirely 4 times since I have lived here. The office staff have no idea what they are doing, they lose important paperwork, and they also fail to keep you updated as a paying resident. The office staff has no sympathy for its residents, and will get as much money from you as possible. Incompetent, useless apartment staff.I live in a 2 bedroom, and I was randomly matched with another roommate. When it was time for said roommate to move out, he stole items from me, refused to pay the remaining bills and was able to get away with it, since according to Management, he completed all the right paperwork.Now I am stuck living in my apartment with more bills to pay, paying things out of my own pocket because of lazy apartment management and staff. I would highly recommend looking towards other apartments, and doing your research on how well of an apartment staff the complex has. It definitely will make huge difference for you, because those are the people who you are going to be dealing with!

Terrible. Random room checks will wake you up. Never even got my mail key. Management wont help you when things are broken inside your apartment, expect to wait 3 weeks or more. And if your roommate does something stupid get ready to take half the blame for it even if you had nothing at all to do with the stupidity of the situation, pick your roommate wisely. Would not recommend rooming with a random person. Pool area is never clean, always beer cans and pizza boxes everywhere because the only trashcan in that area is always full of crap. On the areas in the apartment where carpet meets tile there are nails at each end of the carpet border underneath that stick out and hurt a lot when stepped on. Got a room with a bullet hole in the window and every time (3 times) a maintenance person looks at it they seem to avoid it. Also random fees will pop up on your account and convenience fees will also be added to those random fees. I was interested in this place for the price and I now see why it was so cheap. And to top everything off they will blow up your phone and email offering all kinds of deals to renew that dont really save you anything, and even when you request to not recieve such messages theyll continue to do it with paper notices and other bull.

I love Villagio! Everything that I imagine it to be it is. The staff is great and they make you feel right at home. If there was ever something I needed done in my apartment the maintenance guys were always there the same day or the following day. The amenities, the events, and just the overall comfort of the community is great. It is a college town but it seems that at Villagio its very quiet and everyone is friendly. I love the workout space a lot! The apartment is under new management and I think it has allowed the apartment to grow. Its CLASSY, AFFORDABLE, and PERFECT!!LaTonya Bell

Great service and very easy move in. The front office has been very good about answering questions. Apartment was in good shape when I moved in. Only complaint is if you go to Texas State the bus stop is terrible. By the time the bus picks up it is ALWAYS full.

I have been here for almost three years and since then I always had problems with this apartment complex ranging from incompetent staff(including property managers) to maintenance taking forever to carry out tasks put in by residents. Also when it comes to renovations being done, Villagio does a poor job of letting people know in advance. If you can avoid living here PLEASE DO NOT!!!

No. Dont live here. Yeah, its decent but the list of things that make living here a pain in the ass can be endless (in the sensical figure of speech; the list is that long). I am so happy my lease is almost up. I wouldnt recommend this place to anyone unless they are content with tedious annoyances, certain difficulties with management and false advertisement. At least this place doesnt have rats or insect infestation like other apartments in this town, yet.
