Management is terrible. This place has been nothing but a headache. The office is completely unorganized and their only motivation is money. When I moved in I had a broken AC for 30 DAYS! Literally 30 DAYS! And then when they got the AC working, it ran non stop for 2 weeks uncontrollably. They said they would adjust the bill, after I got it and showed them they said there was nothing they could do about it. They sold my assigned parking spot to someone else and moved me to another one without telling me. And I purchased it for a year. The pool was closed 6 months during my lease. I wish I read the reviews before I moved in so I couldve avoided this terrible place.

This is a beautiful place to live, however, it’s been brought to my attention recently that this apartment is pulling a fast one on me with my money.When I moved in during the summer, leading all the way up to November, I get told that I had a small balance due for “utilities and trash” even though they had me set up a utility billing service with the city. I saw that the small balance for September through November and really had no problem with the amount ($94), and paid it. Then, leading into a new rent billing cycle, I see that I have a new charge, $96, being tacked on to my rent.I figured that this was a mistake, and emailed the staff member who notified me of my $94 charge a week prior. She tried to explain to me in this roundabout way justifying why I will now have $90+ bill added every month despite it not being charged to me a couple months into my new lease. It made absolutely no sense. It really seems that they’re sliding in a new bill out of nowhere; I guess monthly I have to pay a bill from the city and now my own apartment complex.On top of all that, if you go into their gym, they have about four dumbbells available, with four random weights all 80+. You’d think if people paid for amenities, the amenities would actually be worth using.Won’t be resigning. I hate this feeling I have right now, questioning their predatory methods of piling on fees to their residents, but being powerless as a college student - can’t afford to be kicked out, can’t afford a transition to a new place. I guess they’ll steal more money from me monthly until I leave.It’s a shame, at one time I considered this place the best in SM.

PLEASE READ,Upon move in, my dishwasher and dryer were broken. I had to wait two weeks to use these appliances. Next, my neighbor’s car alarm has been going off all hours of the day and night for a YEAR. I have put in multiple pleas to the office for help. I cannot get proper sleep before work and am losing my peace of mind. My air conditioner has been broken since MARCH. It is now AUGUST. Because of this, I have paid huge electric bills trying to keep my apartment at room temperature. Again, staff have not been supportive. I have leaks in my ceiling when it rains and pretty much half of the other appliances have had to have been repaired as well. The pool is ALWAYS dirty. I have pictures of it with green algae and dirt all over the bottom. I quit going because I always had to turn around and leave anyway because I did not feel comfortable swimming in it. PLEASE save your money and DON’T WASTE IT HERE!!!

Drove all the way from austin in bad weather, the girl in the office tells us that we dont have an appointment (even though we spent a half hour on the phone with somebody the previous day setting up the appointment) wont let us look at an apartment ! Says our name isnt in their system, tells is there is nothing she can do. DONT GO HERE.

Honestly it breaks my heart to write this, this is a beautiful place to live, I absolutely love my apartment but sadly I have a real cockroach infestation...The people that work here are really nice and thats the only reason I dont give this place 1 star but Im not happy at all, thinking about getting a lawyer and moving out, is been 2 months, dont feel comfortable cooking or sleeping, tonight I had a roach drop in my head, Ive recorded everything, Im fed up.If you move here... get as far as possible from the dog park, hope to have a solution soon, Ill update when anything changes.

I lived there for 2 years and the staff at the Palazzo was the best office staff I have ever met. Even after I moved out they were very helpful with a situation that came up and were always kind. I have no complaint about this complex.

SAVE YOURSELF!!!My daughter resided here while she attended Texas State and it was the biggest mistake ever!!! Her apartment flooded on 4 separate occasions with the last flood causing her to vacate her apartment early and find somewhere else to live. They never replaced her carpet or the Sheetrock and she was forced to remain in a home where she was constantly sick. As I am aware that things like this happen we only asked to be refunded her deposit and for the days she was unable to reside on the property. We were actually told we owed them money for not cleaning the apartment even though it had 2 inches of standing water. Do your research before renting here!! If I could of given 0 stars I would have!!

Large cracks in walls throughout apartment. External doors stick to the point of having to call maintenance to come let us out. This problem was not fixed after multiple service requests and phone calls until emergency request was made onr evening after 9 pm.The door is still not repaired (trim was taken off), and there is a gaping hole in the wall around the door after several weeks of repair.A/C filter was requested months ago, and finally provided last night. The complex is supposed to replace these, but have not done so since moving in. They checked it once, but said it did not need replacing. Have loced hete for several months, asked multiple times, finally after being unable to live with a dirty filter, had to remove it. Maintenance left an altered (the cut and taped together another sized filter) outside with no notification.Overall, service requests go unattended for more than 10 days, and office staff seem bothered when I finally have to call for a repair after waiting for so long.Grounds are always dirty with animal waste, and dog stations are frequently empty of waste bags. Cannot use the dog park for how dirty it is with waste.Overall not recommended. Much nicer apartments in the area for very little difference in rent.

I love living at the Palazzo Apartments. The apartment units are beautiful and maintenance is always there to help when needed. The maintenance staff is amazing as well as Nubia and Raquel in the office. Its a great place to live.

We’ve lived here for 2 years and will be moving out in August only because we are moving cities. This has been a great apartment complex during our time in San Marcos. The staff is always friendly and helpful and always greeted us with a smile! We have enjoyed living here so much and will be sad to go. Thanks palazzo!

My wife and I lived at the Palazzo for quite some time (over 6 years). Our initial tenure was pretty great (I would have given it 4 stars) however the new management has made the complex unbearable. Work orders fall on deaf ears, my car window was broken twice, and the new manager Raquel is just downright incompetent.The management will promise you incentives to re-sign your lease such as free steam cleanings but will take back their promise and charge you 150 dollars for a steam cleaning on move out (despite emaculate floors).In my particular unit, there were foundation problems which I put a work request in for 1.5 years ago which went untreated. There was a gap in the wall by my front door which allowed roaches and lizards to come and go as they please. Despite me remindingRaquel of this at least once a month, she blew me off and left my cat to kill the critters.I strongly advise against renting at this apartment.

We moved to Palazzo when my wife went back to school. We wanted somewhere that felt like home in a nice community, on the bus-route but not too college-oriented. Palazzo is all of that. Almost 2 years here and I havent had 1 complaint. Awesome staff, fast maintenance, beautiful grounds/amenities/upgrades. Def deserves 5 stars. Best in San Marcos!

I have found these young ladies to be caring and very responsive. When something breaks, the maintenance crew come by immediately and are always smiling and friendly. They have made living here feel like home. I have lived where that was not the case.

There are some problems with the Palazzo. First, dont live in any first floor because the A/C machine is right outside of your window and they are very loud. You would feel living in a factory. Second, regardless floor plan, you dont have sunlight in your bedroom at all, which is true for most apartments, particularly those in the middle of each building on the first floor. I understand TX is hot and a lot of people might not like light, but I do and thats very important to me. Third, the staff is not professional and rude. When I moved in, their staff told me there was only one available (although I dont believe it). They said they will keep me in mind if there is any better options coming up, however they never notified me and every time I walked in to ask for whether there is any potentials for the specific type of apartment I like, they told me NO. And, each staff told me different things each time. In addition, the information on their website is not accurate at all. You cant see all available ones unless you call them (I dont understand this policy). I feel like they only leave those good ones for future residents. Once you moved in, they treat you differently. Last, the community was OK last year, however as more college students moved in this year, the community became messy. I found cockroaches in my apartment and they sent pest controls, but it didnt help and I finally ended up buying Combat myself to kill roaches (GROSS).

I moved out of The Palazzo in May 2016. I feel a responsibility to let people contemplating a move to this complex know of the many issues that occurred during my year lease.When moving in, the apartment was claimed to be newly renovated. These “renovations” were mainly cosmetic and, in my opinion, simply a marketing scheme to allow the complex to charge high rates. Here are some examples of things they did not renovate, did on the cheap, or need to improve to claim that they have renovated:a. Although all of the other appliances in the apartment were new, the washer and dryer in my unit was at least 10 years old. These units came with noticeable scratches and needed extensive cleaning in order for me to use them.b. The air conditioning system (especially notable was the outside condenser unit) was very old and too small for the unit. This led to having extraordinarily high electric bills (over $150) with the thermostat set at 74 during the summer.c. As part of the renovations, the apartment complex installed a new refrigerator. I was happy to have a new fridge. However, that happiness soon wore off when, through no fault of my own, the handle on the fridge broke. For almost two months I waited on a replacement handle. Almost half of this time was due to the individual in change of complex maintenance forgetting to order a replacement (I had to remind them twice that I was in need of a replacement). Eventually, the complex installed the replacement but, within a week, the handle broke again. I waited for several more weeks for a second replacement. While I understand that equipment is going to break, it is unacceptable for a tenant to wait that period of time for repairs to occur. In addition, the cheapness of the equipment that this apartment complex provides is unacceptable when you consider the high rent.d. The gates at the entrances to the complex were often broke. In addition, when they were working, they were incredibly slow to open.e. For the first six months of living there, I had ants in my dining room. After contacting the office on three separate occasions, and having an exterminator come out once every two weeks, the ants were still crawling through a hole in the wall. I told them that they needed to patch the hole in the wall. After several weeks, they made this patch using caulk. While this stopped the ants, the time and effort it took me to get this problem fixed is ridiculous. In addition, the shoddiness of the extermination and wall repair shows that they do not really care about the structural condition of their buildings.f. For at least six months, the fence surrounding the pool area was under construction. As I lived in an adjacent apartment, this was an eyesore and took away from the calm, peaceful environment that this apartment complex promotes.g. There is an on-site basketball court. I am very happy that this type of facility exists. However, the apartment complex does not regulate, even after many complaints, the hours or the loudness of music played by those using the court. On many occasions, I came home to blaring music with lyrics that many would consider profane. It is not acceptable for an apartment complex that prides itself on being a calm, peaceful place to allow this type of behavior to occur.h. When moving out, I was charged $130 in cleaning fees. I lived alone, with no pets. The carpets were in excellent shape. The wear and tear on the carpets were within normal parameters for carpet that has been walked on for a year. The rest of the apartment was cleaner when I left than when I moved in. I discussed this with the office, but they only slightly discounted (took $20 off) the cleaning fees.Overall, please do not move to The Palazzo. From cheap renovations to unreasonable fees, this complex is a terrible place to live. There are many other options in New Braunfels and Kyle that will better serve most people.

THE WORST COMPLEX I HAVE LIVED IN THUS FAR!!!! It actually got worse when the new management arrived. I moved out, and received nice bull crap parting charges for all my on time payments and keeping the apartment in good shape. A. They never answer the phone. B. If they decide to answer your phone call on a whim they will offer to call you back after reviewing your file and they never do.C. Dont even plan on getting your deposit back. In fact, dont plan on seeing it on the bill. They will say that you never had a deposit to begin with. D. They WILL charge your for carpet cleaning. so dont bother doing any cleaning yourself. E. Moral and ethics when dealing with residents is apparently non existent. I was told I could move out early and pay a prorated amount, only to find out months later that I have to pay the full amount anyways. So why would I move out early if I had to pay the full amount, I asked? Well you cant prove it. is the answer I received from the extremely bitchy apartment manager. Also, Palazzo, how did my water bill DOUBLE the last month that I stayed at the Palazzo? Not only did it double from my original water bill amount, but I wasnt even there half the month to use any water because I was told I could move out early to save money.Essentially people, the Palazzo is the worst apartment complex I have EVER had to deal with. If you were smart, and you are a good person who pays bills on time, DO NOT LIVE HERE!!! If I could give it ZERO stars, I would.

WARNING. Do notttt mess up ANY carpet in anyyyyyyy room, if you do you’ll be charged for the ENTIREEE APARTMENTS REPLACEMENT. I received a BEAUTIFUL $1075 bill JUST for carpet bc the living room carpet was dirty. You WILL not see any deposit back. The maintenance men are amazing and the apartment itself is spacious a beautiful but not worth the trouble. Also my car was broken into under my covered space in our “gated and secured with a security patrol” complex. They did nothingg. Unfortunately I wasn’t the only one broken into either. There have been multiple cases, even cars stolen. Would never recommend this complex to ANYONE.

Applied to live here, somehow my application was magically denied. They still kept the app fees, etc. After I was CLEARLY told I would receive it back if it didnt go through for ANY reason. Called time and time again to see when I would get my money back and I would either not get an answer or get fed LIES. not to mention all their workers are RUDE. OH! then my file was magically lost :-) 2 years later, I STILL HAVE YET TO RECEIVE MY MONEY BACK. dont even try to bother with this place, theyre out to get your money and nothing else. Had they tried to work out something with me, the case wouldve been different. Every time I drive by here I cant help but to tell everyone what a horrible place it is. STAY AWAY! :-)

Dont move here RUN, RUN far away. This is the worst apartment complex EVER! From day one we have had nothing but problems. I signed the waiting list almost 6 months prior to needing to move out of my last apartment. The lady in the front office promised me the world to get my $200 deposit for the waiting list they will tell you whatever you want to hear to get you to sign. When it came time to move in they did not have the apartment they told me they would have for me they did get me into another apartment though, however when we moved in there is a list 2 pages long of the things that were wrong with the apartment, or things we promised in he floor plan that were not even there in the apartment. Upon move in our AC was OUT No AC! the garbage disposal did not turn on, there was no pantry in this model even though it shows it on the drawn out floor plan they show you, there was no book shelf where there were supposed to be book sheelves. The closet space was not the same as in the model, there are no doors on the laundry space like the paper floor plan shows, there is no built in desk space in the bedroom like the floor plan shows. They promised us all the upgrades they were doing would include new wooden blinds it did NOT we still have the flimsy plastic blinds. These are just a few of the many problems we occurred on moving into this nightmare. They will lie to your face and not care at all that they are doing it. They will tell you Oh well we were changing management and things are getting better dont believe them its all lies thats the same lie they told me. I let them Sweet talk and swindle me into this complex. That was my mistake dont make the same mistake I made. Run Far Far away from the Palazzo apartments they wont do any thing but rob you

I lived at the Palazzo from December 2015 to December 2017 (moved out to be closer to work) and didnt have any major issues with management or maintenance. The staff (excluding one or two outliers) were always friendly and inviting when I would visit the office to pick up packages or for maintenance issues. Tori (the assistant facility manager I believe) was always really nice and helpful with my girlfriend and I.For maintenance issues, they are really responsive. My dryer broke and wasnt fixable so they replaced it within a week. Even something as small as the handle on my toilet broke and they fixed it the following day. They even gave me some paint to patch holes in my walls from mounted TVs, pictures, etc.The most glaring issue we had while living here were the gates . The gates were broken for probably 40% of our time at the Palazzo so they were just left open. I still have no idea why it takes so long to fix those things.Just wanted to level the playing field because it seems like only the unhappy residents are posting reviews while the happy residents dont think to post a review.

Wouldnt recommend to anyone. Management is terrible.All they care about is taking your money. The manager they have living on property does what she wants for example on we are not allowed to pop fireworks but because she is a manager that was ok. Gates are always broken. Plain and simple this place is a joke. They dont care of there residents

The Absolute worst new managment company I have ever had to deal with. I owed 100 dollars for touch up paint, I have never painted anything and only had three pictures up. Along with that I had ridiculous charges for touch up cleaning when we cleaned the place spotless. This place and the people that work there are heartless and terrible. I will never consider this place again.The new management needs to leave
