My family and I moved to channel in January of this year during the pandemic. So far we are Loving it at Channel mission bay. Gym and amenities are awesome . Great staff and over all beautiful property. I would highly recommend living here. Also only property near by with air conditioning it seems
I have absolutely loved living at Channel Mission Bay. The gym is great, the lounges are a beautiful and and common spaces and fire pits are so beautiful. What I am most impressed by is the staff. Everyone is so friendly and extraordinarily helpful! My family and I have had the opportunity to get to know Cliff over the years. He always goes above and beyond to create a positive experience and help me and my family. Building maintenance and the janitorial staff are also very responsive and kind. Awesome building!

I moved in a few weeks ago and I’m so happy with my decision. The onsite team of Austin and Cliff have been so helpful. The building is well maintained and all service requests are responded to promptly. The service team specifically Chris have gone above and beyond to help and I’m very appreciative. I have lived in the building for several years now. There is a lot to love, and as in any larger complex things that can be improved, but I have always been very impressed with the team - particularly Cliff at the front desk and Brian with building maintenance. They have always gone well above and beyond to make my life at channel a positive experience. Thank you for making our community a great place to live!
The building and amenities are nice. But the real highlight is the wonderful staff who make you feel right at home from day one. Everybody is super friendly and helpful. Having interacted a lot Clifford, Lawrence, and Brian I was never left disappointed. I would like to give them a particular shout out.
This review is for our amazing concierge Cliff! There is a sense of home and relief the minute you walk through the front double doors. Cliff is exceptionally attentive, extremely customer-service oriented, always goes out of his way to make sure everything is in order and that tenants are pleased. If Cliff doesnt have the answer for something, at the moment, he finds the appropriate resources to solve any issues at hand. Cliffis consistently going out of his way and above and beyond. He is always warm and welcoming and for the icing on the cake...has an extraordinary sense of fashion and is always dressed on point. Thank you Cliff for giving us a breath of fresh air with your friendly smile, especially in these tough times!
This is an excellent building all over. The fire pits have been wonderful during lock down and the fact that Gus’s is an extremely short commute away is wonderful. Not to mention the excellent staff. A specific shoutout to Clifford, and Lawrence. Clifford is highly attentive and always greeting guests with a smile and Lawrence was very diligent and helpful when I first moved in.
Changing the rate to 4 (or 3.5) because they’ve had hot water issues 3 times in 9 months. Also expect construction noise on the roof for solar panels and from Mission Rock project across the 3rd street.Overall satisfied with excellent location, friendly staff, nice finishes on the units.
Very professional management staff.This building is run like a well-oiled machine. Every single one of the members of mgmt/ staff here are extremely personable and love to help. I foundLawrence, Cliff, Brian, & Jen to all be exceptionally professional and always provide exemplary levels of service.I moved in 2 months ago and love living here with my SO & 2 dogs. Very clean building in a killer location. Would highly recommend to anyone looking for Mission Bay living :)
*This review is only for our apartment viewing*Positives:• Cliff! He was at the front desk. Hes really nice and made us feel welcome. There were multiple people in the lobby (guests like us there for viewings, tenants, delivery people) and he was the only person at the front desk, but he was able to multi-task and accommodate everybody.• Huge Gym - three stories!• Easy to schedule - via their website• Next to a Guss Community Market - very convenientNegatives:• Construction - theres a Mission Rock construction on 3rd street. Hard to ignore the noise from the units facing this way.• Shelves and cabinets look a bit worn - Also some dints on the floors. This might just be us being nitpicky but it was noticeable for us.

This is the best apartment building where I have ever lived. Beautiful apartments, building is very well maintained, gym with great fitness instructors and an awesome pool and outside space! The Managment Team is what makes it best though! They are so accommodating, responsive, just good people! Thank you especially to Lisa and Cliff!! 5 stars!
Would recommend steering clear of this apartment complex. The cost cutting was clearly apparent. From the grossly understaffed front desk to the dirty hallways, stairways, broken down elevators, and overfilled trash rooms. We waited many days to get maintenance help on several occasions. The moving in and out experience too was a challenge, due to the broken down service elevator, lack of assistance, and the competition with the grocery store for use of the loading dock. Living there for 7 months was too long.Im adding an extra star because of Cliff, who is a light in an otherwise dark place thats growing dimmer as time goes on. This is my first negative review of an apartment building, but I must share to inform others of my experience.
Ive lived in SF for 15 years and have moved apartments within the city for more than 10 times. I would say that Channel Mission Bay is by far my favorite. We have a big corner unit that overlook the channel, the park and the bridge on 4th street. Our unit also has these beautiful floor-to-ceiling windows, a balcony and panoramic views of the Sutro Tower and downtown SF.The amenities in the building are really fun. Theres a heated pool and a hot tub, and also a huge gym with a yoga studio and TRX area. They are good at following social distancing rule, thus limit a small amount of people in the gym and the pool at a given time.Cliff and Lawrence who are in the management/leasing team played a big role in making sure our move-in is smooth and they are by far the friendliest and most welcoming people around. Brian, the only soul who takes care of maintenance of the entire building is exceptionally skillful and super helpful. Big shout out to them.Highly recommended!
Lived here for 9.5 months, and that was too long. The front desk concierges, Lawrence and Cliff, are friendly and helpful to the best of their extent. However, the building management, Lisa and Jennifer, prefer to sweep problems under the rug, dodge accountability, and charge us unreasonable rates for a “luxury” building without providing a high caliber of service.A month into our lease, my bf’s bike got stolen from the secure bike garage that we paid for. Management made no effort to get any video footage of the garage despite several requests. They also never communicated the break-in to other tenants to raise awareness. This is not the first time the bike garage has been broken into, and there’s a lack of acknowledgment of the problem and security improvements.For our move-out, we booked the freight elevator through the online portal and received confirmation from building staff. During the reserved time on the day of our move, we find that the elevator is not in operation. This delayed our movers as they had to move their truck to a new location to accommodate the change, and we had to use the regular, smaller, elevators to transport our furniture. We explained this issue to Jennifer and asked the building to compensate us for the extra time from our movers, hassle, and lack of communication. Jennifer responded by claiming that she didn’t see us reserve the elevator in her records, and regardless, they don’t compensate for any inconveniences they cause. The elevator reservation was easily disproved by a screenshot. Terrible customer care and accountability.Lastly, we received an invoice for our final move out. It includes a $85 refrigerator repair for a broken drawer, which was never communicated to us when they conducted an inspection. They also charged ~$280 for utilities for the last 1.5 months, during which we never occupied the unit since we were staying somewhere else. How do we amass these electricity and water usage charges without using any? Sky-high rates for non-existent services.If you love getting ripped off by indifferent building management, this is the place for you! Otherwise, renters beware.
Lots of construction noise, amenities were under renovation and then weren’t usable and items such as the AC and fridge aren’t reliable. The management is responsive and really friendly, but at some point the price needs to match the quality.
I thoroughly loved living here, albeit short due to work relocation. No matter what issue I had, the staff fixed it quickly! Dirk was always available to help with any task and had such a positive attitude. Bernadette and Lisa were so kind and helpful during my lease transfer process. If I had the chance to lease a unit from here again, I definitely would. The place is nice and has a beautiful modern look to it and the staff are so friendly. :)
Ive lived here for 3 years. Its location is great and facilities are above average considering the SF standards. There is a nice park, Gus market, reveille coffee and a dog park nearby.During the peak of the pandemic this building and management has failed to handle the situation as all others in SF so many residents including me has moved out because of this. It also used to be a very overpriced community that you do not get back what you pay for but you still prefer to live because of its location.During my last month just before I am moving out management led by Lisa has changed and new management that is led by Derek fixed all the issues that has been going on over the past 3 years.They communicated very well with every resident and took good care of our problems even they knew that many of us are going to move out anyway. Jennifer from leasing office was also very helpful.Now that the lease prices are lowered to a point what it always should be I recommend everyone to consider moving here. You should still expect to be charged around $150/per month for water, trash and sewer which I do not enjoy during my residency. Also make sure that they grant you to lower your prices after your contract ends if market prices drops. Many residents has moved out because of this issue during my times there.Best thing about this community other than the new management are the front desk staff Cliff and Dirk. They were both great people doing a great job.
Update: the maintenance staff quickly fixed the issue after my partner and I spent many days figuring out the noise comes from their broken ventilation system.Throughout my stay at CMB, I always find the maintenance team is very kind and responsible, although sometimes you got to figure out the issue first.Although I have mixed feeling about this apartment, Cliff is absolutely amazing and kind.I can’t imagine what the management would be without him. I have lived in multiple different apartments, so this means a lot.Previous review:Live here if you can bear an irresponsible management team. Just take recently happened thing as an example, since last week there is weird buzzing vibrating noise in our wall that is so loud to wake you up the whole night, I talked to the team many times but nothing changed. Living here is like in the hell! They just dont care about it as you already signed the lease. So be aware that once you signed the lease, prepare to bear with many issues in your unit that wont be solved, I would have to recommend to DO NOT rent from this property.

We lived at Channel Mission Bay for 2 years and absolutely loved it. The apartments are well-built, soundproof, and spacious (especially by SF standards). The amenities (pool, hot tub, workout classes, communal room, etc) were great, too. The best was the staff - especially Dirk and Zac at the front desk! They are incredibly kind, friendly, helpful, and truly brightened our days.
We’ve lived here for almost 4 years and now we can’t wait to leave. This building and the staff here used to be THE BEST. Most of the good people have left. The quality of the building has plummeted and the unit we moved into most recently was dirty and damaged and getting the issues addressed was a BIG uphill battle. They do the bare minimum when it comes to maintenance or responding to issues - gym equipment is missing and broken, the hot tub has been broken for weeks (and breaks all the time, and is NEVER cleaned)...There is nothing ‘luxury’ about the building or how tenants are treated. When we went to the community director because our air conditioning had gone I fixed for 8 months despite repeatedly putting service requests in, we were met with hostility and defensiveness. Most people we know who live here are planning on leaving or have already left because of how far downhill the management of this property has gone.

Agree with many of the negative posts below. When I moved in, this was a truly awesome building. I moved out a few months ago. Theyve implemented new fancy gadgets poorly that make doing the simplest of things super hard. The move-out process was also an awful experience and except for one gentleman at the front desk, the leasing/front office was horrendous. Moreover, theyve kept most of my security deposit. Ive followed up numerous times now for details but have not received any response back. Would unfortunately have to recommend that people stay away.
If you are apartment rental hunting, for sure check out Channel Mission Bay. I have lived here since it opened almost 5 years ago. I keep renewing my lease because Lisa and her staff are professional, tentative, helpful, and nice. Its them and the community that make Channel Mission Bay great. The complex has everything you need - fully equipped gym with trainers and classes, common areas with bbqs, lounge, fire pits, pool, jacuzzi and concierge. Its pet friendly and located in one the sunniest parts of the city. The online portal is easy to use to pay rent, post comments or items for sale, and to submit service requests. The maintenance staff is responsive and respectful and good about keeping the common areas clean. The best part about inside the units is a/c and lots of closet space! Come see Gabe or Chris and they will take care of you.
It’s really sad to see my home deteriorate like it has. I lived here from 2016-2020 and had nothing but nice things to say up until the last year.We moved in and had a fantastic experience with the old crew: Dirk, Kayla, Sheree, Chris, etc made the place home.Since the recent changes in staff, maintenance of the building, customer service, and general care for the community seems to have dropped sharply.The hot tub was continuously broken, management was difficult, our concerns weren’t taken seriously, the rent increases are insane, interns and corporate housing people don’t treat it like home, and we’ve had numerous billing issues.All of our favorite people have left the building over time and turnover seems to be accelerating.It’s a lovely building, but we couldn’t trust management and made the difficult decision to move out. I wouldn’t recommend unless you see the above issues change.
Just wanted to say what an amazing experience I had moving into my new place at Channel mission bay. You all know how stressful moving can be and with the help of the staff I cannot express how thankful I am for them. Chris Solomon was exceptional and very helpful with the move and getting my moving situation together. Im very impressed with how pleasant and cooperative everyone is at the office especially Chris. I am very satisfied with my decision in moving into Channel ..... I couldnt have picked a better place to live. Thanks! :)
I am not one to Google Review, but Bernadette just went above and beyond to help me find a lost package. She spent 30 minutes looking up deliveries and scouring the package room. She is a genuine angel. Makes living here truly special.
The staff is great and the location is amazing but I have never been more blown off by an apartment complex in my life. So many of my amenities do not work and I am basically told to live with it. Extremely dissatisfied with the standard of maintenance management here.
I went here to walk a dog one day and was unfortunately bitten pretty badly. A resident here helped calm me down and brought me to the lobby. The man who was working at the front desk was so kind gave me chocolates and offered to call me a cab to the ER. I just want to say thank you so much. I don’t know what I would have done if I was alone. And please give the man who works the front desk a promotion! He’s amazing!

Having lived at a number of luxury high rises going back to 2010, I must say, I finally got it right when I decided on Channel Mission Bay in February of 2017. The quality that differentiates Channel Mission Bay from all others, is they treat you more than just as a person with a rent check. Channel goes out of its way, by means of even the Building Director, in making sure everything is up to both your standards, and theirs. The quality of living is unsurpassed, and that says a lot coming from someone as particular and finicky as I am. I would absolutely, 200% recommend Channel Mission Bay in a heartbeat to anyone looking for the mix of quality, exceptionalism, and most importantly, that very life happens factor. I could not gush more about this bright, lovely, diverse, & friendly community Ive discovered when I decided to Live Channel Mission Bay. If I could do it all over again, I would. Thanks for everything.

The leasing office is responsive and very helpful. Shohreh helped us when we decided to move-in ~3 months ago, and with all big or small issues since then.
Bernadette and the rest of the Channel staff were so helpful when we went to view apartments. There was such a great atmosphere and so friendly and fun!
I lived at Channel for a little over two years and would recommend it to others. The building itself is nice (e.g.., A/C) and the location is close to Caltrain, Muni, and parks. Theres construction nearby but our apartment faced the courtyard and it wasnt a big deal. The staff are nice we always had maintenance requests fixed fast. Overall, its a nice place.
I have lived at this apartment for a few months. I love it. The staff always goes beyond to help me. The other day I had an order from Grubhub and the person left it in the lobby. Shohreh called me and delivered it directly to my door. Thats amazing! she told me she is new and im happy she is here!
Im extremely disappointed how our visit was handled. Me and my partner visited your location at mission bay, as we fall in love with the apartments shown to us. We were helped by a guy called Gabe. Gabe was helpful telling us about the units and whats available whats not whats coming available all the square footage that amenities, prices and a lot of things. When we went back to the office he addressed that some units will be open on November 10 and 11th. As we expressed interest, he told me I will be informed same day and when can we come in to see the layout of the apartment that is opening on the 11th of November. Yesterday I called to see when can we come in, he advised us that the apartment we are interested in is gone. Its frustrating because we just wasted our time looking the place while hes on the other hand passed the unit to someone else. This Is very unprofessional and wont be renting there.
Flies. Two weeks (still ongoing) of the apartment complex infested with flies. Found one swimming in my morning coffee today. They had the nerve of increasing my rent by 11% too.
