UPDATE (7/20/20): WARNING - After living here for almost 8 months, I can say that renters beware. You are charged an extra $100-$300 on top of your rent for Sewage, Water and Garbage. Unlike other SF apts, this cost rises when there are more vacancies as they just divide the total cost by the number of renters and apt size. Since Covid, a lot of renters have moved out and this has made the extra cost INSANE! Also, you do pay extra for the amenities and even though they are closed, Avalon will not lower your rent. However, 4 stars still because the staff is still great and they clean very often.--------I agree with some of the posts, this place a little more pricey compared to others in the area, but the reason is it is the best apartment complex in the area especially if you work in the peninsula. Emily (apt manager) is by far one of the nicest and most professional people you can work with. She knows everyones name and always greet us with a smile. The reason this apartment complex has low vacancy is probably because of the cleanliness, location and nice staff like Emily and Joseph (maintenance).Pros:1. Clean2. Been staying here for almost 2 months now and it feels like home. Love how everything is local. Public transportation is the way I get to work, and this location is great for commuting to downtown SF. After leaving here for two weeks, I will always miss this place we once called home. This is a wonderful community. The staff here are always kind and friendly, they will help you solve all problems.I still remember that the first time I came to this community, I saw Rommels scene in the Leasing office. After he politely asked all my needs and questions, he took me to visit their community and addressed all my questions. They all gave very useful answers. The best thing is that from that day until I left, Rommel always answered all my questions politely and enthusiastically, and gave me effective help. !As for the hardworking and enthusiastic Marco and Joseph, when I first moved here, the first time I met them, they helped me move my luggage into the community because I lived in a furnished apartment. They enthusiastically helped me rearrange the furniture in the apartment. Similarly, in the following days, any service request I submit, they both will help me solve the first time! Even a month before I left, they brought me a brand new washing machine! I just wanted to maintain it! What a good community service!I remembered one time when my rent was overdue, because I used an international credit card, and several deductions failed, resulting in delayed rent payment. Jericho answered all my questions! And kindly helped me call Bill service to inquire about the situation and solved my problem! And tell me not to worry, this is a problem they should help me solve! What a responsible staff! Speaking of bills, my first rent was successfully paid into the system with the help of Mr. Himanshu. I still remember that it was very cold that day, because I moved in too eagerly, and I didn’t use the deposited and rent payment systems at all. After Himanshu got to know me, he called Billing service and negotiated with the service from my standpoint. At that moment, I felt that the gentleman in front of me was helping me protect me like my family! As an international student, I felt warm in that cold season!For me, this community is the first place I feel like home in this country. If it were not for helplessness, I would definitely not leave.I miss this community so much! I miss the family here too!If there is a chance, I still want to move back again!

I would give 0 start if I could. I lived in this apartment complex for about 18 months and was extremely dissatisfied about the management office.Overall, they are MIA most of the time and dont expect youd get any response from them. The only time I got a call from the office was when the team was looking for positive feedback to a survey sent out by Avalon so they can achieve their KPI, I am assuming.I moved out about a month ago and made sure I thoroughly cleaned the apartment before I left. I also confirmed with the office that there would be no additional charge and I would get the full amount of the $750 security deposit back. However, a month later, I got a check of only $160 because they spent more than $300 on apartment cleaning + carpet cleaning, which was not communicated to me at any point, and charged me utilities that I have already paid in the prior month. I reached out to them to ask for explanation, and of course, theres only radio silence.I have lived in multiple communities across the countries and I will say Avalon Ocean Avenue is absolutely the worst.Oh, then theres the safety concern- non-resident broke into the gated garage and took things from the car.I would advise people to stay away from this apartment complex.

Rommel and his staff are more than courteous & helpful. Upon notifying them of a small problem we incurred regarding access to the bike room, our washer not working, needing an additional key etc they promptly return calls and are quick to solve the issues. Very respectful when coming to your apartment & you feel reassured if there are future issues your definitely able to count on them..

I recently moved back to Avalon. I worked with Emily to sign my new lease. She is very accurate and cared about what my needs were in my apartment. She worked very diligently to find the right apartment to meet my every need and I really appreciated it! When I moved in to my apartment there were some things I wanted to change and fix to my liking. Marco, the maintenance manager took care of all my service requests immediately. I was VERY impressed. I also left my home keys at work and had to call emergency maintenance. Joseph was able to open my home door for me immediately! I was very grateful and appreciative! And I’ll always be thankful for how Hortensia always keeps the community super clean!Samantha

My wife & I have been living here for almost 9 months and we can confidently say that our experience has been amazing! The place in itself is pretty incredible and more than that is the staff to be quite honest. Emily, one of the managers there, brings great charismatic energy and every time shes around you can guarantee theres smiles and laughs in the room. Marco also, is not just a great manager of the property, but a great friend as well. One example is we temporarily lost our house key quite recently- I gave him a call and he picked up before it could even ring and was more than willing to make sure our door was locked. If you ever get to meet his family, they have amazing hearts (: so all in all, aside from what you would expect at an Avalon with great amenities, clean grounds, and awesome people, the time weve had here has been top notch!

Ive lived here 4 years and despite the fog, its still been an excellent choice for me and my family. I love the convenience to everywhere I want to go and the team is really great - responsive, polite, helpful. Weve gone through some pretty significant life changes here and its really nice to be greeted by the maintenance staff and people like Hortensia throughout the week - she always has a smile on her face and keeps the place looking amazing even though her job is dirty work (cleaning up the grounds).

I have been staying at this Avalon for 2 years now. It is by far the best apartment complex that I have stayed in. Location, interiors, sound-proofing, staff, etc. are top notch. All interactions with Marco, Hortensia and Joseph have been wonderful. Emily, Jack and Himanshu (and previously Nita and Sophia) have always been there to answer all of my questions, and to help me out with packages and stuff. The addition of EV chargers to the property last summer was a huge plus for me personally.Also, Hortensia is absolutely the best. She is a great person to talk to. She wishes me morning whenever our paths cross while I am on my way to work. She works tirelessly every day to make sure that the common areas look wonderful.

Great place to live because it’s so close to the BART and I-280 (if you drive in SF). The staff there is great. Emily provides top notch concierge service even though she’s a sale supervisor. Marcelo is a kind and skilled maintenance man. Hortencia is a charming and warm groundskeeper!

Avalon Ocean Ave is definitely the best apartment Ive ever stayed! I go to CCSF which is 3 minutes walk and there’s Whole Food market right next to the apartment, many foods and shops near so it’s an awesome location and the neighborhood is nice. Staff are really nice and friendly especially Emily and she gave us the best service. Avalon apartment has a big gym and a nice clean area with beautiful decorations. I really like everything about this apartment and this is one of the best decisions weve made this year.

Emily Fan and team have saved the day by helping me find a great place in a super short amount of time. These apartments are great -- very spacious for my family of four, with incredibly convenient access to grocery (whole foods within steps!), BART, Muni (within steps again!), library, city college (free college?!), 280, 101, and lots of great food and fun. All the staff here have been very welcoming and helpful. They made the moving process super easy (despite two other people moving in at exactly the same day and time!). Ive had a great experience here and recommend Avalon.

Having lived at Avalon Mission Bay for 2 years and Avalon Ocean Avenue for one year, I would compare them this way:Avalon Mission Bay has a 24 hour concierge who will always help you with anything like moving in, moving out, lockouts, parking questions, etc.Avalon Ocean Avenue by contrast has no concierge, and they are generally extremely unresponsive on the phone. It is very difficult to get the attention of an Avalon Ocean Avenue person if you have a problem. The leasing office is open Tuesday-Sunday during business hours.The maintenance office at Ocean Ave is really good, and the people who work there are awesome. They always really quickly fix the problems once I manage to get their attention. But I am often confused about how to get their attention.The problem is that there is no point person (like a concierge) for a problem that I may have, instead a confusing mismash of different telephone numbers. The primary phone number for contacting Avalon Ocean Avenue has changed several times in the last year and the old ones that I save in my phone are usually disconnected. Automated robots try to figure out quickly if you want to lease. If you dont, they steer you to the community number which no one ever picks up the phone for, and direct you to leave a message in the general mailbox which they say will be answered by end of day, but I have never received a call back from any message that I have left there.Eventually I have learned that if you have an emergency maintanence problem like you a locked out in the middle of the night, or, the shower broke and the water is running, you must call the emergency maintenance number. Do not submit a ticket in the avalon access website if you need attention immediately -- or, do that, but also call the emergency maintenance number. No one will tell you that this is what you must do, you just have to figure it out by trial and error.Avalon Ocean Avenue has several advantages over Mission Bay:- The rent is a bit cheaper- All the food near Mission Bay is downtown and pretty expensive- The elevators dont seem as broken, Mission Bay has had a lot of elevator downtime and they have to serve way more people through those elevators.- The Avalon Mission Bay has a hodgepodge of key fobs. The doors are old-style keys, there is one key fob for entry to the buliding, and another for entry to the parking. The Ocean Avenue by contrast has one key fob for everything, so I dont have a giant number of keys on my keychain, and I dont misplace them.- I preferred the climate around Ocean Ave, West of Twin Peaks. There is a lot of fog and wind but this keeps it cooler in the summer time. A drawback is that the fans will always be on in the bathroom to reduce moisture in the bathroom. But the fans also take warm air out of the apartment and they make a little noise.- The parking situation is better, there is one parking garage and it is big enough for all the cars in the building. It is easy to access and it is easy to park your car near to the elevator for a short time to load and unload.The worst thing about Avalon Ocean Avenue is definitely the lack of a concierge and the general difficulty of reaching a human being if you have a real problem and need help. It is pretty scary and frustrating if you get locked out of your apt and it takes hours of calling on the phone before you can even get a response from a human being who isnt from another Avalon and who is actually willing and able to help you. Its a nice place to live but they really need to work on this aspect of the place. I understand that they want to save money by scrimping on the concierge but it would make everyone happier and more comfortable if they know that there is someone who knows the system that can help them. Or, they should revamp the way their phone system is set up so that there really is a person who can pick up the phone 24 hours a day, and they communicate more clearly which number this is.Other than this aspect, IMO Ocean Ave is nicer unless you need to commute on Caltrain.

Now that I WFH for an extended time due to the covid situation, my living environment is increasingly important. I made a good choice to renew my lease for another year, and heres why:1) Staff are reliable and kind - Hortencia is always there to clean the entire apartment common spaces. I enjoy the clean smell after she performs clean-up. Marco & Josef are so kind that they bring heavy packages to my room from the mail room ( Not expected, but appreciated!)2) On-site Wholefoods3) Location - Close to 280 entrance, MUNI & Bart, and there are a few stores and restaurants nearbyMinor cons :1) Kitchen stove is not gas (but its safe. Just a personal preference)2)Some residents messes up common spaces (but Hortencia cleans up. I feel bad that some people dont care that shell be cleaning after their mess)3) Parking entrance/ exit gets congested when delivery car pulls up (but the garage itself is clean and bright)

We love living here! We’ve been here for 5 years going on 6! The location is perfect! We’ve seen lots of office staff come and go but we’re so happy to have Emily in there now. We hope she’s here for the rest of our stay. She’s always been kind and helpful to us. We recently moved into another unit and she made it easy which was very much appreciated, I have a little one and moving can be super crazy but my transition was smooth thanks to Emily. Also want to mention Marco and his maintenance team are great too. Very kind, super helpful and prompt which is highly appreciated when your needing something to get done in your apartment. Lastly Hortencia, many thanks to her for being such a hard worker to keep our community clean.

Weve lived here for almost 5 years now.Cons: Sometimes the management office is closed with little or no notice. NO longer really an issue now that theyve installed a package locker.Pros: Comfortable space, upstairs from Whole Foods, Easy access to the K and Bart. The maintenance and cleaning crews are fantastic - I see Hortensia almost daily cleaning the grill and she always a smile and a wave for me and the puppy.

I really enjoy living here - the location is perfect, close to shops and whole foods, with very easy access to transportation. Emily at the front desk is extremely helpful and attentive. Ive requested some maintenance odd jobs and they were all taken care of promptly. I would recommend this apartment and its staff to anyone!

I have lived at Avalon for a couple of years now, I have seen a lot a staffing come and go. Most recently I worked with Emily. She is very nice. She worked very hard to find me the right apartment because I am very picky. I had to work all day and Marco delivered my new programmed keys to my front door. I was very happy after a long day of work. I really enjoy living in this community.

My children and I been living in this nice, neat apartment for 5 years. The staff has great costumer service and very professional. My experienced with the maintenance personnel for five years is been excellent, just one email; they will address the issue right away. The apartment is spacious, ceiling is high, lots of room in walk in closet, bathroom and shower room has a greater size and nice. I like the structure and floor plan in this apartment because, it is spacious. Another thing is the convenience of the washer and dryer that i am able to do my laundry while cooking. I am very happy living this community. The property manager Dave Chelsea is always on top of everything 24/7, I was impressed when I emailed him one time in middle of the night regarding the malfunction of garage gate and he replied after couple of minutes and not too long security guard arrived to oversea the incoming and outgoing cars. Very impressive! I strongly recommend living this community not only groceries and restaurant are just couple of steps away but most of all peaceful place to live.

I lived here for 2years and its been nothing but bliss. Court yard, gym, bathrooms are always clean. Staff is professional. They always take care of my packages when Im not home. Ive lived here for three years. When Dave was the manager, customer service was great and excellent. I felt like this was my home, not just a place to rent. Unfortunately since the new property manager took over last year, customer service is awful. Considering the price I pay for rent, I am constantly made to feel like a burden rather than a customer and tenant. They tried to raise my rent 20% last year and rarely complete service correctly the first time. I have no problem paying high rent for high service. I do have a problem paying high rent for poor service. The young woman currently at the front desk accused me of lying and is snobby every time I talk to her. I wouldnt recommend this place anymore. Two years ago yes, but not any longer. I love SF, I love my apartment, I dont even mind the high rent but I dont appreciate the managements lackluster service. I would give it a 2 but the building is still new and beautiful. Management = 1; building = 5, service = 3...

I will definitely recommend Avalon Ocean Avenue to my friends! Emily is friendly as always and made my moving much easier than I thought. A lot of restaurants are around the complex and Whole Foods is literally next to the door.

I can honestly say that the the community manager Dave goes above and beyond any of the expectations I had. My previous experience with building manages were pretty horrendous.He is very quick to respond to any emails or calls and actually does follow ups! He is always pleasant when you see him in the office or around the building, even learning new tenants name very quickly which cant be easy! The team is very communicative about upcoming work on the building or new staff members so you know what to expect and if things do happen like fire alarms going off, they issue a building email immediately to update you on the situation.The building and apartment is fine for me. The proximity to Whole Foods and Bart has been a nice welcomed change of making daily activities very convenient, you get exactly what you see so there are no surprises. If youre on the fence between places and not one is standing out as being much better then the other, then I would highly encourage you to choose Avalon on Ocean. What you wont be able to see is the level of service Dave ensures his team provides you. You may not think its important, but once you have it you realize how valuable it is!

We’ve lived with Avalon for over three years, and it’s been the best apartment within our experience. The apartment is modern and clean, with supports from a professional team (especially Emily and Marco!) for things like packages and repairs. There are fancy gym and WholeFoods in the building, as well as banks, bars, coffee shops within walking distance. The most convenient part is the commute to downtown as well as South Bay with Bart, Muni, 880.

This is a good apartment if we are talking about the service, the location and the amenities. All the good things can be read from the price. Now lets talk about what you cannot read from reviews/pricing/any marketing brochure. I once lived there for almost 1 year and the first half is almost a 5-star experience. Then someday we had a new neighbor (from upstairs) and everything changed. They are a large family with 3 little kids running around everywhere in their apartment - can you imagine the noise starts from 7am on a Sat morning? This is what we suffered in the past several months. The ceiling of Avalon is thin and since the building is a wooden structure, you can clearly hear the noise from upstairs but can hardly capture it by any recording device. The noise is really heavy during dinner time, and could happen in any daytime - kids play around everywhere, so the noise goes everywhere! When we talked to our gentle neighbor, he was like Well, we are a large family, if you live in the city you have to tolerate some noise. So guys, if you think you are ok with such regular city noise, then Avalon is a perfect choice. But if you want to work at home, or spend a relaxed day in your apartment, then you may have a nightmare!! We complained to our manager about the issue, although he had made efforts to solve the problem - the tricky part is you can hardly get any proof as recording the noise is almost impossible and what Avalon could do is talking to your neighbor who thinks its you, not him should be responsible for the noise. I wish the very best to all the future residents - but if you do care about noise, then be sure to choose a top-floor apartment.

The apartments themselves are excellent. The apartments are spacious and not too noisy (even with an apartment facing the street).The staff is wonderful. Dave, the property manager, works hard and is on top of maintenance requests. The community is clean and well kept, and the elevators are well-maintained.Receiving packages can be a bit of a hassle at times if you tend to work late, as the office typically closes at 6:30 pm.

From the 5 years my family and I have been living here, it has been nothing more than a wonderful experience. The faculty and staff are all very friendly, and clearly cares for their residents. I am honestly happy that I reside with Avalon Ocean Avenue.

Not only for the move-in, but also it was comfortable for the move-out process (this is SUPER important). I was NOT ripped off the deposit which I paid when I moved in, and it properly returned. I used apartment cleanly and cleaned it before I move out though.Thanks, Himanshu, Jericho, and Joseph for your service for the last 1 year, and Emily who sadly left Avalon Ocean Avenue, was promoted, and moved to Avalon San Bruno (So I could recommend Avalon San Bruno too).

Staff is very friendly and accommodating. Service staff are prompt and very helpful. The community is clean and well kept. Great sized gym.

I have lived at Avalon Ocean Avenue for nearly 4 years now and I have had a great experience. The office staff has always consisted of friendly people even when the staff changesJust want to give a shoutout to Hortensia who is the cleaning expert at this building! While the rest of the staff comes and goes, she has been around for a very long time with a smile on her face! She does a great job of keeping the building in good shape and is truly the rock of Avalon Ocean Avenue.Emily and Himanshu have been very helpful in answering all lease related questions I have had. Emily was particularly helpful before the Amazon hub was installed when the office was in charge of receiving and handing off packages.Finally, Josef and Marco have been a remarkably professional maintenance crew. They are quick to get service requests done and never feel intrusive even when I am home during service. Thanks guys!The apartment itself feels very modern and I have not had any issues with noise. Some of the perks include high speed internet, instant hot water, very quick maintenance turnaround, convenient trash disposal and good common areas for having a BBQ.I would recommend Avalon Ocean Avenue for anyone who is looking for year long leases and can afford the current price. However, because of the fluctuation in rent year by year and a lack of rent control, I wouldt try to settle here unless you have deep pockets.

Nice apartment. It’s not far from the Bart station. Many restaurants are close to the apartment, especially Asian restaurants. Emily and Ted are always friendly and helpful.

Its really too bad because I think the team that works here is great, but as awesome as they are theres nothing that can be done about some living condition issues. Unfortunately there is just way too much sound that travels through and shakes the ceiling and walls/doors. Earplugs dont help. If you are lucky and dont have an upstairs neighbor or they dont have kids or they just arent around much, or they dont walk, then living here is great. Also keep in mind theres a motorcycle school right behind the building so there will regularly be motorcycles revving around. Plus because its a large empty lot at night, sometimes late at night some people like to go there and do donuts or speed around. At least this year, hopefully wont happen in future years, theres been lots of issues with fire alarm going off various hours of day/night.

I wish I could rate them in between 4 and 5 stars as we are really happy with our experience so far! We moved in last September and have loved living here. We currently rend close to a 600 sqft studio and the layout is really spacious! We were a bit surprised on the price upon moving in, but having such convenient access to BART, MUNI and living above a whole foods is pretty fabulous. Having our own washer and drier with a dishwasher is definitely worth the cost.Unfortunately, our neighbors can be rather gross. There have been instances of pets defecating in stairwells and trash being placed in random places. The trash room can also be overflowing with garbage because people are too lazy to use the chutes correctly. This is the exception to what is normally a wonderful experience, which is why I wish I could remove half a star versus a full star.Overall a wonderful place to live with great staff. Just wish our neighbors werent so gross.

Its a hard work for him to handle it, but he got it done perfectly. I would also like to sincere thanks to the office staff for responding to my request very quickly in time I need. We moved to Avalon Ocean Ave in March from Denver so there was definitely some sticker shock with rent prices, but we have been happy with our choice. We are able to walk to BART and both work downtown and wouldnt like to live there. We find the space seems like enough-walk in closet, plenty of kitchen cupboard space, bathroom storage. We rarely hear our neighbors or their pets. Any repair requests are quickly fulfilled. The only thing I would complain about is that the bike storage was full when we moved in and we were put on a waiting list but havent heard anything yet. Yes, rental prices in SF are high but for in-unit washer/dryer, parking, and walkable to BART/commute downtown less than 30 mins, I dont think you can beat Avalon Ocean Ave.

I had a great experience so far up until moving out. The apartments are new and clean and when anything is broken, they come and fix it. Great area, noise can get a little annoying sometimes but nothing too big. They had told us that because we were not planning on leaving the apartment before the end lease date, we didnt have to turn in a 30 day notice. When my roommates went to turn in the signed move out paper work, they said theyre charging us about $250 extra each for the late fee PLUS another months worth of rent ($800 each) for a month were NOT even living there anymore. A month which we never signed for on the lease. So if youre interested in these apartments, make sure youre recording everything they tell you.

Yall are lucky because my manager she doesnt care about the tenant all about rent and nothing else matters to ready but now since visit she take advantage of everything

Hi, for people who have never lived in the city of San Francisco, or maybe you have spent most of your time living in downtown or SOMA area, I strongly recommend you to check it out here at Avalon Ocean Ave. It has been almost three months since I moved in this summer. Totally fabulous experience!!You might think it is inconvenient to commute between work and home if you happen to work in downtown/financial district, but actually there is MUNI station (K Line) right in front of the apartment leasing office and BART station is just five minutes walking (25 min to Embarcadero). There is a wholefood store attached to the residency building. Very easy to do grocery shopping!!Dave (Community Manager), Ted and Emily (Both are Community Consultants) are super supportive. All of them are always enthusiastic to help the residents solve any possible problems. The entire environment is just cozy and friendly.So if you are planning to live in SF and looking for a room, why not just give Avalon Ocean Ave a chance, to have Dave, Ted or Emily give you a tour? I am positively confident that you are going to love it!
