I usually do not write reviews as I never feel that I have the time and energy to put something honest and thoughtful in such a short form, but in this case, I cannot wait to spread the word about Lauren, Brad and entire Seaman Team. We hired them to sell my in-laws home, which had special meaning as it was the home that my wife grew up in. They were amazing and everything was going great, and then the environment changed completely w/ the pandemic. Suddenly, what was smooth sailing, became a challenge. Throughout the whole time, I have never had a more in-tuned, honest, and diligent agents. They always returned calls, emails, texts promptly, and were always there with the right advice (not to mention talking us of the ledge) at the right time. We trusted the experts and they were able to deliver, closing on the sale for us last week, while jumping through every hoop known to man! We couldn’t be happier. A couple of thoughts as I look back on what was a great experience. While we were not the biggest clients of Brad and Lauren, they always made like we were. This speaks to their character and their understanding of what it means to have a relationship. Finally, your agent should be at their best when things are the toughest. This was the case with Lauren and Brad. Anyone can sell a house in a great market with no pandemic, but when you can do that in difficult conditions, it really shows the true scope of what it means to be the best. 5 stars, all the way!
Brad and team are simply the best youll find in San Diego. From initial contact, to making recommendations on what to spruce up, to actually project managing the spruce up work, to the absolutely gorgeous staging that perfectly highlighted the function, features and heart of the home, to the marketing plan leading up to the grand opening where we had 110 (!!) separate groups of interested buyers walking through our house in a 2 hour period, to the offer negotiation process where Brad really shines, and all the way through closing, theyve got it all covered. There is so much work that goes into successfully selling a home and with Brad & team, you dont have to worry about ANY of it. We got top dollar for our home, well above asking, with multiple offers after less than a week on the market. We really feel like we hit a home run by working with Brad, but I suspect thats the case with all his clients.
When my husband and I both retired, we decided to sell our home where we lived for 27 years. We had no idea what to expect and anxiously searched for a realtor who would be knowledgeable and responsive but most of all patient. We were so fortunate that we found Brad and his team. He set realistic expectations but gave us excellent guidance that made our whole experience smooth and easy. His sale process was very efficient and he gave us practical recommendations on improvements on the house and arranged for the staging, photographs and grand opening. Our house sold after 4 days on market and above our asking price. He was very efficient and saved us a lot of money in the negotiation phase. We met Brad & the sellers agent Michelle Serafini at the property. The sellers agent mentioned the private yard (which is partially gated) & we asked if we could put up a fence-she said of course. She specified a private side yard & a parking space. During escrow I asked Brad if there was a document that specified the private spaces were ours & he replied that it didnt exist.Fast forward 2 months, we moved into the home & we found out those were all lies. We had a hot tub delivered, therapy for my husbands debilitating back pain. The next door neighbor yells at him upset hes being disrespectful by violating the COMMON AREA. I immediately called Brad & he expressed our same surprise that this wasnt our private yard as we believed. We planned to have our dog run free in the yard, to have our future kids play in the yard. Brad spoke with his team, his legal counsel included & was willing to help us.Ten days after we moved into the home, on June 5, Brad sent us an email Please find the attached to review. He found the document I requested in escrow, but it was too late, we were already in the home. According to the three real estate attorneys we spoke with, as well as other realtors, they believe that Brad should have found that document during escrow & given it to us (even if we hadnt requested it). Those attorneys all told us that they believe Brad did not fulfill his judiciary duty.After a few conversations & emails with Brad, he let us know he wasnt able to assist further. We felt completely stranded by our own realtor, who was our trusted advisor during this big, complicated transaction. We hired him to be our expert, & we dont feel that we got that. We feel like we were lied to & robbed by the sellers agent, Michelle, & had we had we understood what exactly we were purchasing, we wouldnt have lost the opportunity to purchase our dream home.We spoke to another realtor who mentioned the only recourse would be to sue Brad, the seller & the sellers agent who they think had fault. We are not litigious people & liked Brad as a person, plus we had just spent all of our life savings & 401K accounts on our home & certainly didnt have funds to start a law suit. The three attorneys have said it could be about $20,000-$40,000 to take this to court & they noted that realtors have insurance so often have no problem running the clock up so homeowners settle or drop the cases even if they were wronged). So we waited.I recently reached out to Brad asking if he would like to resolve this, & we requested he return his commission to us. My research shows 6% of a homes sale price goes toward realtor commissions (that would be 3% each), so Im estimating that the Seaman Team received roughly $27K from the sale of our home - a home we would have never purchased had that document been disclosed to us in escrow. We believe his commission was higher than it would have been due to an overvalued home (the appraisal incorrectly had the common property included as our own), & he encouraged us to overbid on the asking price for us to be selected, which worked, for him.Our request for Brad to return his estimated $27K commission when we spent $250K more on this home because of all of those promised features, plus the true emotional damage this has caused, was reasonable to us. I have extreme anxiety as I write this & when its discussed, which is often. Brad had me communicate with his colleague, Ty Stewart, who I believe is quite aggressive, snarky & said theyre not willing to compensate us, referencing that he is certain that if I had asked for information in escrow that Brad would be delivered it. That did NOT happen. Seaman Teams only offer is to sell our home with their marketing fees waived, where wed need to pay the buyers agent fees - & Id guess we would likely lose money doing this since we are ethical people & would make it known what we know now, lessening the value of our home.Well NEVER work with the Seamans again!

We recently sold our CMR home and Brad made the process extremely easy. We listened and implemented his ideas prior to the sale and we believe this helped us get top dollar for our home. We bought our home through the Seaman Team in March of this year and the Seaman Team made it so easy for us! It was my husband and I’s first time buying a house so we had no clue what we were doing. Brad was awesome by working with us months in advance while we were stationed overseas at the time. He went over the process with us, and made it so simple for us. When we first moved here and were starting to look at houses we were without a car, Debbie was sweet enough to use her personal car and show us around to look at houses. She went into great detail breaking everything down about each house for my husband and I. She answered all of our questions and went above and beyond to help us out.
