We needed property management services to help with renting our mothers house when she moved to assisted living. We met with Bob at the house and were impressed. He answered all our questions (lots) and put us at ease about the process. KTB handles everything. You get monthly statements via email. Then at the end of the year you get a spreadsheet of all the financials to do your taxes. Communication with the office has been easy and effective.
*I am posting this review from the perspective of a property owner* KTB has been our property manager for over 5 years. They go above and beyond finding qualified and quality tenants. They also are very transparent when it comes to repairing things in your home at the tenants request (monthly invoice provided with cost of repairs). I trust them with our property and have recommended them to others.
I am a property owner and was introduced to KTB through a realtor friend of mine. I lived in the residence for 3 years, decided to move, and then rent out the property instead of selling. Bob and his staff have been consumate professionals to work with. Highly responsive, attention to detail, fair, honest, and very up to date with the latest legal reforms regarding renters and landlords. Bob attends weekly educational seminars and even presents at them to ensure hes up to date with the latest information in the industry to protect both landlords and renters. Bob has an extensive network of maintenance professional for repairs and miscellanous. KTB performs annual walk through inspections of the properties including a detailed report, which was extremely helpful. KTB was able to find me good tenants, while maintaining a great and fair relationship for both the landlord and renters. Most of the negative reviews are from entitled folks who look to blame others and make excuses for their own problems or if isnt going their way. If a tenant breaks something that isnt normal wear and tear, then the tenant pays to fix it. Normal wear and tear on appliances or larger items is the responsibility of the landlord - its very simple. The agreements require landlords to thoroughly clean the place before move in, while the tenants are to leave the property in the same condition when moving out. This is fair and basic accountability. Bob deals with tenants and landlords in a fair manner according to the contracts we signed. Im looking forward to continued business with KTB.

Got a call back after applying to a home as a couple with great credit scores, perfect rental history, great references and our household monthly income being $3,000 higher than the 3.5x requirement. And was denied because my co-applicant cant be my significant other (uh..what?) and apparently *each person* who applies must make 3.5 times the monthly rent, even though their website itself clearly states that the combined household income must be 3.5x the rent. There is absolutely no indication that each person in the home has to make 3.5 times the rent on their site. He was happy to take my $95 application fee before communicating that on his website though. Not to mention the man I spoke to on the phone (Bob) was incredibly rude, pretentious, and condescending, and based on these reviews it sounds like Im not the only one who had this experience. Would not recommend.Update: Bobs unprofessional reply, and referring to himself in 3rd person as if it was someone else replying is a perfect indication of his attitude, even more than anything I could have ever put in my review! Notice how he also did not address the misinformation on the website and brought an applicants personal information onto a public forum in an attempt to lash out. Each time we have dealt with anyone in the office - its been an exceptional experience. Bob made the move in easy and quick while making sure our needs were met and we were happy. We have been renting from Bob at KTM property management for over 10 years and I have to say he and his team have always been very responsive and professional. The first house we lived in for almost 7 years and when the owner wanted to sell, Bob and KTM went out of their way to work with us and find us a new property to lease. They were pet friendly which is a huge bonus in my book. So many property management companies wont even talk to you if you have a dog. In both cases we got 100% of our deposit back, they dont nickel and dime you with items that are normal wear and tear. We only moved out because we purchased a new home, and when our closing got delayed month after month for 3 months Bob and Kim were completely understanding. I would highly recommend them!! They are amazing in my opinion!

Our experience with KTB Management as a whole was a great experience, Until we were no longer tenants. Throughout our time living in a home that was managed by KTB, we interacted with Kim Prindle, who was Amazing and a Stellar representation of KTB. Kim would communicate efficiently and collaboratively with HOA, Owner, and resident issues. Maintenance was usually in a timely manner, though sometimes costly but quality none-the-less.On the topic of utilities, they were never on time. We were told the owner pays the utilities and submits it to KTB for them to bill us, which was always late. We had to pay those late fees. Since the utilities would get so behind because they never billed us, KTB made it look like we were the problem and it was really their system. We began to pay additional on our account so when the utilities did hit our account, there wouldnt be a balance.Fast Forward to us moving out in September 2020, KTB placed the months of May-September 2020 Utilities on our account. I spoke with Kim regarding the surprising stack of bills. She indicated that we didnt have to pay them at the time and they would be taken out of our deposit.Once we received out Security Deposit Return letter, we were surprised not only did we not get any of our deposit back but we were also charged a late fee for those stack of utilities. I reached out to the number provided in the letter, which connected me to a man named Bob Thomas. We communicated what our concerns were and he immediately began to berate us as if we never paid utilities on time. He also never allowed for word edgewise. In addition, he called me an, entitled snowflake millennial. Totally unprofessional and uncalled for. We later found this man to be the owner of KTB management.
Canceled a maintenance call 3 times about concerns about cars being broken into on a monthly basis and asked them to consider cameras. After about a month they told that the police are responsible for that. The intercom and gate access has not worked fo 8 months. They have told me a replacement system is being considered and that I will have to walk .thats fine for me but for my wife who is now pregnant and has a broken ankle this is not an option.
The owner of KTB Property Management, Bob Thomas felt the need to leave a 5-star review of his own business, which goes against Googles conflict of interest policies for their reviews. Ive already reported this to Google multiple times.
My husband and have used Bob for our and another family members rental homes for several years. We have found him to be personable and very professional and efficient. We consider him to be right on top of things. It makes owning rental property nearly worry free. He handles everything from advertising to full maintenance of property. He is prompt in returning calls. We have and continue to refer Bob Thomas of KTB Properties all of the time. The feedback that we get back from business acquaintances has always been positive. I can honestly say that we both are very satisfied with his management of our properties.
I have rented my home with KTB going on 5 years. Bob was so on point with my whole move in process. Anytime I have needed to contact maintenance which isnt hardly ever, I would generate a work order through their website. It would immediately be taken care of. We get an annual inspection and then at that time anything that needs to be taken care of will get handled right away as well. Their website is very user friendly and makes paying your rent a breeze. I have nothing but excellent things to say about this company.
We have been using KTB management for quite a few years and have found them organized and prompt. They are very professional from our standpoint as property owners. Beats the heck out of managing our property ourselves. THey are far better than other property managers we have tried.

There has been constant professionalism, honesty and a total concern for my needs as a client. Also, the speed of every function from phone calls,to repairs, to details has been consistent and very efficient. Five stars is not enough to give this company!
KTB Property took over the management of a house I was renting a couple of years ago and I was a bit nervous of how that was going to go. I called them to introduce myself and ask a few questions and they were great about getting me all the answers I needed. Maintenance requests were handled in a timely manner and submitted with ease through their online system. Rent/utility payments are also done through this system with no charges if you use a checking account.Fast forward a couple of years and things continued to go well until recently when they notified me that the owner of the property I was in was going to sell and I would need to move. This was of course not the fault of KTB, but since weve had such a great relationship, within a week, they were able to find another property in their network that was suitable for my family and I and made the transition as simple as possible.I cant say enough good things about Bob and KTB as a whole. But, the person Ive worked with the closest over the last few months was one of their property managers, Kim. Kim is absolutely fantastic and theres no way I can thank her enough for all of her time and help!
The experience I received from this company made me traumatize about using another rental property management company in the future. You would think that the staffs were trying to be helpful in some ways but the manager himself (Bob) was an ignorant person.We recently rented a property managed by KTB management. During the whole transaction, it was nothing but headaches. We have been trying to work with them on housing issues which they promised and should have taken care of prior to allowing any tenant moving in.Like all bad reviews on this company here on Google. This manager (Bob) is not helpful. He talks down to his tenants, very aggressive tone, and uses the law as scare tactics to avoid addressing tenants concerns. Bob doesnt respond to emails so you can tell they are always trying to cover their tracks. His communication is like talking to a kindergartner or should I say; its better to talk to a kindergartner.I cant speak for the reviews on this company. If they pay people to write positive feedback or they are mostly landlords. What I can say is, this company does not have Empathy towards tenant. As a tenant, I recommend finding a place where you can deal directly with a landlord for an issue. (I DO NOT RECOMMEND KTB PROPERTY AS YOUR TENANT MANAGEMENT)For the management company, if you are reading this. Please be mindful to future tenants. At least, have some empathy and try to resolve concerns. Especially, with tenants that are trying to work with you to fix the property and arent asking for rent deduction.

I have never written a review for a management company before but this company is by far the shadiest, rude, and unprofessional. I moved into a property (10268 Mills Station Rd) on June 9th without AC, windows locks, roaches, barely hot water, and etc. I try to resolve the matter as professional as possible.From one manager to the next, up to Bob. This KTB manager had the nerve to tell me they have a budget limit of $300 to spend to the property. It seems that the owner/property manager does not care about your living condition as long as they are able to get you into a lease agreement. Even with the weather condition being high 90s and over 100, Bob didnt even have the decency to supply us with fans knowing we have small childrens. His staff was kind enough to state that they will reimburse us if we purchase some fans but when confirmed with Bob, he declined.At worst, Bob verbally agreed to terminate my lease agreement due to the housing problems and later wants me to sign documents that could hold me liable to the clauses of the lease agreement. I would steer away from any properties managed by KTB. Bob will tell you the BS of the years of experience he has. The years of ripping off, scamming, and bullying customer in business, I agree. THIS COMPANY IS NOT FOR THE TENANTS NOR IS IT TENANT FRIENDLY. (Big Red Flag)
This is an excellent company to manage your property. As an out of state owner of CA rentals, Bob and his staff communicate well and regularly. The reporting is prompt. He has the ability to handle situations that are difficult and challenging.
Horrible experience. They try their hardest to charge you for anything, regardless if your at fault. In my case, they tried to use their move out packet as a legal, binding document even though we never signed it nor were we presented it at the time of leasing. Not to mention specifically, Bob is a con man with no ethics. This was made abundently clear when he yelled at my pregnant wife for calling in because we had been without hot water for over a month. Its all good though, we documented the whole thing and will be going to court. Im honestly considering a harrasment charge against Bob in addition to our small claims case. Renters be aware and property owners should be cautious too. You will lose tenants if you hire this crook.Edit: Almost forgot to mention, the majority of the people who work for Bob are very nice and reasonable. Summer and Clifford were nothing but a pleasure to deal with. I hope they can find new companies to work for instead of being brought down by this slum lord.As I press this matter further, its no longer about the money. I will take this thing as far as I can just to expose Bob for the worthless scum he is. Hes basically a poor, cheap version of Trump.
Ive worked with Bob Thomas & KTP for many years. They are professional, responsive, and prompt to get things done. As a Realtor for many years, Ive worked with property managers many times and have even done my own property management. KTB far surpasses any other property management companies Ive worked with and they are the only company Id ever refer.
I am a real estate investor with multiple properties throughout the country. I have one property in Sacramento for which I hired Bob at KTB as the property manager. I recently changed to a different management company and am writing this review to warn other property owners so hopefully they can avoid a similar negative experience.Bob charges premium (about $120+/month, the highest I’ve paid for any of my properties), I initially agreed to this price because he promised a high quality service, which he failed to deliver.The following are some specific examples of issues we had with KTB:1) Upon signing a contract with KTB management, we were told the company would conduct annual inspections of the property to ensure everything is in good shape. Over a year went by and they did not bother to inspect my property. I had to send numerous emails and phone calls requesting an inspection for them to finally complete one.2) We got a letter from our HOA stating that it has come to their attention that our property is being subleased to someone else. Upon receiving this notice, we forwarded the letter to Bob to figure out next steps. Bob called us the next day and out of the blue he literally started yelling at me, he said: “this is none of my business… I don’t know about any subletting that may be going on. If you really want me to go and check on your property to verify if it is being subleased, then I will charge you $250/ hour because I don’t have time to go around visiting properties.” I was shocked, I wondered why am I paying him a high monthly premium if he is going to charge me an additional $250 to visit my property. I had to ask him this question and highly insist for him to finally visit the property with no charge.3) At one point when my tenant gave her 30-day notice to move out, I asked Bob to immediately put the house in the market so we can find a new tenant by the time the current one leaves. He responded: “I do not list a home in the market until a tenant actually moves out”. This was another surprise to me because none of my other property managers have such an approach. They believe in listing a home as soon as we receive our tenant’s move-out notice, so they can minimize the vacancy time.4) In the beginning of my tenant’s move-in, upon KTB property management’s request, I had purchased a few items for the property (such as a portable AC), however when my tenant was moving out, I asked Bob if he can make sure that my portable AC and other items are still in the property, to which Bob responded: “I have no record of any such items ever being purchased for this property, so I cannot check on it.” I had to then dig in my own records to find the receipt and email trail from KTB to show Bob that the AC was purchased (and fortunately it was still there).5) In the year that I have been working with them, I have noticed a lot of turnover. At various points I was told that a certain employee is my new point of contact but within few months that person would no longer be working there. It seems that there is an issue with employee retention, which causes further chaos and in my opinion lack of organization.6). KTB’s contract states that if they place a tenant and something goes wrong, they will cover the eviction fees. However at one point when we were having a hard time dealing with my tenant and she had given her 30-day notice, there was a doubt that she may not vacate the property upon her move-out date. So I asked Bob what action he will take if my tenant does not hand over the keys to us upon her move out date? Bob responded: “we start the legal proceeding which start at a cost to the owner of $795.00” (this is an actual copy paste of the exact words that Bob wrote in his email response to me). Thankfully my tenant vacated on her move-out date and we didn’t need to take any further action, but had she given us a hard time, we can clearly see that Bob would have made me pay for eviction and legal fees, which is in violation of his contract.
I was referred to Bob by a client of mine. Bob did a fantastic job orienting us to the area, finding a rental house within our budget and needs, showing us the property and more. Very professional and great service. Thanks Bob!

Great service. I rented for a year and had no issues. I followed the instructions on the move out list and received my whole deposit back.
On March 13th I received and e-mail from Kim to let my boss know that his application has been approved, so we moved forward to the next step giving a 30 day notice to his other place. I spoke to Kim and she told me that she was on vacation but she will call the office and have them to communicate with me, same day Bob call me and he was very rude and inrespeful. Even when they said if you are self employed summit two years of IRS 1040’s, and year-to-date income showing six time the rent and still didn’t qualify because he is missing pay-stub witch wasn’t a requirement for self employed. Bottle line I do not recommend working with Bob... good luck working with Bob.Replying to Bob:1- My boss is not my partner, I’m his personal and business assistant; everything needs to go through me before him...2- Bank stamens are proof of income, you can ask the IRS. Deposits that exceed 6 times the rent is a proof of income.3- I provided a rental history from The Vue Apartment in Natomas is weird that never received a call.4- Are you sure your doing your job???I’m sorry BOD to many bad reviews in this page about you, and you will not get over...
This company was very unprofessional. They never responded to e-mails or telephone calls and lied to us about the application process. We will not consider any properties that they are listing. I wonder if the owners know how unprofessional they are and how lacking they are in customer service. With todays technology there is no reason they cannot communicate better rather than ignoring the customer and misleading them. A little communication and honesty can go a long way.

Robert Thomas is an extremely rude and self righteous individual who does not give a darn about the residents he represents. Due to him, I am vacating my home, which I love, in Fair Oaks. He is a horrible property manager who gives other property managers a bad name. Beware property owners. You will lose your renters and know that he takes kickbacks from all his vendors which you pay for.
DO NOT HIRE THIS COMPANY TO MANAGE YOUR PROPERTY!They do not know how to manage a property. They do not clean the roof, allowing gutters to become clogged. This has caused so much damage to the roof that it MUST be replaced. They also allow vegetation to cause damage to the foundation and are roof. I have notified them of multiple issues and the OWNER himself has chosen to ignore the problems.
