Great management and good amenities, this place really feels like home!
Moved in 3 months ago. So far so good! The staff are friendly and responsive. The building has 5 elevators but one of them is down recently. The staff notified us through email and community post on time.
I’ve lived at Franklin 299 apartments for 4 years. I love the facilities and the location of the apartment. We originally moved to this location due to how close it is to Caltrain. We live in a two bedroom, with our goldendoodle and love that we can wal downtown on weeknights and weekends. I love the downstairs gym and the hot tub. People are really friendly in the building and the staff working here are like family.
BEWARE. Management is terrible and for all of those new renters. I have been telling and warning my friends. The 2 MONTHS or 1 MONTH FREE is NOT FREE. It is called a concession, so if you lets say want to terminate your lease early they will charge you the break lease fee AND the months the supposedly gave you for free. The management does not do anything to help, they will hide the fact that they charge for parking. They DO NOT have security, garage doors DO NOT work. Guests bathrooms are LOCKED right next to the gym. The only elevators they take a priority on fixing are the ones near the leasing office so they can lure guests. The back door near the dog poop park is always filthy with pee and poo. The maintenance crew has the most unwilling attitude of the whole world. Think twice before renting here. theres a reason they have 2.5 Stars only.
Wont fix the elevators for 3 months, then I got stuck in the elevator, and didnt even get an Im sorry it we are going to do xyz.. literally a blank face and please email us and well look into it. Garage door broken and open 2 weeks then we get an email notifying us its broken 2 weeks later, meanwhile my bike gets stolen from the garage. Watch, they will reply to this and say: please email us or stop by. Laughable
Overall a good experience visiting this apt. The staff Sikora was very friendly and helpful. I visited couple times to see different units. Sikora provided information with good details and prepared everything i need during the tour.
I was on the hunt for a new apartment in order to move closer to work. Redwood City seemed like the best option out of all the other apartment complexes I had seen. When I came across Franklin 299, I already felt like my search would come to a close. I had been in contact with Sikora, who, by the way, was extremely helpful. When I told her exactly what I had in mind, she was able to give me 3 different options for my future apartment. After touring, she explained that another unit similar to one I liked would open up at a later date, and that she would contact me. Some time had gone by, and I was still not having any luck with any of the other complexes I was looking at. So, I came back around to Franklin 299, and Sikora was more than welcome to help! I was out of town when the unit I wanted opened up, but she was nice enough to record video so I could “tour” virtually. She was quick and I was able to secure the unit! She made the application a breeze and I couldn’t have asked for anyone better to help me out during this difficult time. Let me say, searching for apartments day after day and getting let down is so exhausting. Sikora was able to get me the unit I liked and I was so grateful that the move in process was easy. She even allowed the movers to use the front elevators as the main elevator for move in was being used at the time. Thank you Sikora for all of your help!
We are interested in this apartment and came to visit just now. I have to say this is the WORST management personal I have ever seen in my life. AVOID if you can. I have rented with 4 different apartment buildings in the Bay Area and the experience was all very pleasant. This man tried to recommend a floor plan that is 40% more expansive than the average rent in their building. And then we showed him the price points for different floor plans on their website, but he claimed that the price online is outdated. I suspect that there is some race discrimination involved in his altitude toward us. It is THE WORST EVER interpersonal experience in my life, period. I would recommend 210 Marshall if you are looking in Redwood City.
Avoid this place as many reviews stated, is terribly, terribly managed by Pinnacle.For all future renters to know, this is what happened:1) Ive been forced to move permanently to Europe due to family situation and had to break my lease earlier. The breaking lease is not like other properties in the area, but here is 2 MONTHS THE RENTAL LEASE which btw for 1BR is more than 3.5k per month even during Covid19 market. Check any other property and you will see much better prices or comparable for 2BR.I took the matter to my lawyer and they ignored all his emails and were inflexible and not willing to communicate.2) My bike was stolen from their bike storage property. It was an electric bike with two locks. Someone took his time to break it as the bike was completely dismounted.Management not only did not do anything, but also there were mysteriously no recordings. Apparently it also happened to other renters, so do not leave your bike there!My home insurance quote increased because of this.Also, if you want to use one of the empty storage units, it will cost you an extra 100$ per month3) We had a pest of ants invading my home. Management took ONE FULL WEEK to send pest control to put some pesticide in the balcony.4) During covid19 market amenities are NOT available. You can only use pool or gym on a very limited basis through booking (and not for the same day) but everything else (which btw you are still paying) is NOT usable, including jacuzzi, rooftop and common areas5) Construction quality is very poor and security is laughable. Not only did the garage door keep breaking twice per month but also mail has been stolen from residents and had to file multiple tickets to the (very good) maintenance guys.6) The only communication you will receive from management are threats. Some cars parked in the future resident parking, most of the times.Having a temporary family/visitors parking are not an option for themThey literally do not care about their residents, only that you pay on time.7) After the first year, not only will they increase your lease disproportionately, but also will charge you 125$ for parking.Price of lease does not include the sewer, trash and other fees that are around 200$ per month extra on top of your already overpriced lease8) Move in experience was bad, as some people already mentioned, you will come with a price from their website and they will tell you is not updated/faulty website and will charge you different amount
The amenities in this building are quite nice. Gym is small, but new equipment. Pool and hottub are small but rarely used.The construction across the street is LOUD.The management of this building is absolutely brutal. Every time I get an email from them, I question how they are qualified to run a building. Mail keys stolen, stolen bikes, broken elevators, broken garage gate, broken hot water... It never ends. Stay away.
The management is not quite responsive.We asked for a video tour during COVID and they promised that but they never sent it back to me. I made a call again and they promised that they would double check and call me soon but still they didnt call back.
Great location and the interiors are nice, but the management is terrible. There have been multiple building managers over the past few years (and construction the entire time) but this current management company is awful. They had multiple issues when giving us our lease renewal (including a 43% increase, wrong dates, etc.), our mail has been stolen (an email was just sent to the entire complex that someone got their master mail key- we have also seen our mail on the ground in the stairwell), there are constant issues with the rent and incorrect charges, the communication from management is lacking, and there are too many issues to count. We love being close to downtown and the train, but the management and high prices for a 1 bedroom are too much - well likely be leaving when our lease is up.
Horrible management. Do NOT lease in this place, not worth your $$$$.They do not care about tenants, quality of building is bad ( garage doors keep on breaking, facilities are not well built) and is extremely overpriced.There is no security so I advise to remove bikes from bike storage as is NOT safe and many residents lost their bikes. Of course, management do not care at all and takes 0 accountability
We couldnt even visit the property. I sent them a message through apartmentfinder.com on August 3rd trying to schedule a self-guided tour for August 15th. They replied on August 13th asking if I was still interested, to which I said I was, and gave them the time I wanted to come for the visit. They never responded to that email confirming my visit. The day of, we called them to try to get some confirmation of our visit, and they said they had no record whatsoever of my request, so we were not allowed to visit. A week has passed and still no one replied to my email. They have tons of apartments available on their website, so you would imagine they would be welcoming to future residents visiting their property. If they treated us like this, I can only imagine how they treat current residents.
Community is beautiful but the property management company changed last summer and is absolutely terrible. Loved our apartment and hated our experience with them. That’s saying something! Check yelp for full reviews.
Property is located in a great area. Antonio from the leasing office is an amazing person. He had an answer for all my questions. He is well organized and that is great for someone in the office.
Price is way too high for the living experience here. The sound insulation is severely lacking - I have to use ear plugs so that I am not disturbed from late night music from neighbors.
So far so good. Kari has been amazing to work with. She has gone above and beyond trying to accommodate my needs and timeframe. Looking forward to moving in....
WARNING BEFORE YOU SIGN A LEASE. STAY AWAY. It has been 6 days since 3 main elevators stopped working. You can confirm this by yourself because ALSO one of the gates is not working and ANY person can walk into our parking lot. On the other side they have no problem making up fees for not picking up packages or towing away cars and other ways in which they can rip you off with more money. I was very upset because I set up my lease with Grey Star and they change to this USELESS management company that has not idea about what they are doing. I went to the office many times and Manager is not there, she does not reply to my emails NOR do we get any info on the situation. Place is not safe with the homeless people walking around the neighborhood and Garage gates WIDELY open for anybody to Enter.
DO NOT RENT ins this place. Be happy and move on, pay a couple of more dollars and GET the F out.
This property is beautiful but too expensive for us at this time. However, the staff was attentive and professional. Attitude reflects leadership and Destiny is definitely leading the way. No wonder, Nancy was so wonderful.
The management staff is awful. They will ignore your concerns and often will over promise the apartments prior to moving in.The apartments themselves are made to look nice at first glance, but they have many blemishes as you look closer. Amenities in the apartment break and they take forever to be fixed. These amenities are part of what you are paying for - but when they are out of order you wont get a refund! The hot tub was broken for weeks without being fixed. It broke at least 4 times over a 1 year period. The garage doors break often and they just leave them open for anyone to wander into the secured parking garage.The security for this place is terrible - anyone can wander in at anytime. Homeless people have been found sleeping by the pool, wandering door to door selling things, and many bikes and other items have been stolen from the secure garage.Some people have mentioned the train is loud - it is if you are on that side of the building. Youll most likely always have to have your windows closed because the train is too loud.
To complain about the train and the construction is a bit silly because theres construction all over Redwood City and the train cant be moved. The area is nice, it feels tucked way in its little forest/jungle with all the vegetation, I love the roof, I love the pool area and the over all decor of the building (Im looking past the stains and grime).What I will talk about is the safety concerns I have with this building. I have spoke with management, face to face (and have all the numbers and email address I need) but wasnt happy with their response and didnt feel like going back and forth because they seem to have an answer (that I didnt like) for everything.People who dont live in the building have been found by at the pool either sleeping (witnessed) or washing their clothes in the hot tub (did not witness, someone else did). I have been told from someone who use to work in this building that 2 people were found sleeping in the business center and on the roof. The building has stated that they hired someone full time to walk the property from 10:30pm - 7:30am but this building is HUGE! The person at the pool was not trying to hide when i took his photo, he was VERY visible. I have been told by one other tenant that they found the securities number useless because they waited for that person and they never showed.No security cameras in the stairwells that lock/have key card access. I was told those are too expensive and what was the point when people cover up with hoods anyway...... NOT the answer a woman is looking for who has a boyfriend who travels constantly.Found out that our fancy luxury building in temporary housing.... aka a dorm.At first I thought that everyone complaining was being ridiculous and should be happy that the can even afford to live here... NOW Im singing a whole other tune! The money people pay here is not worth it.I understand that the people in the leasing office are doing there best, they are low staffed, and Im sure they arent the decision makers and they have to wait for other responses but I did not like the responses that I did get about safety.
Dont move there. It is terribly managed. It took us nearly 2 weeks to get our lease signed, because leasing office were unfamiliar with the system and simply didnt care. We had to go there 4 times to get it done. This should have been a warning. 6 weeks ago we moved out after our 12 month lease ended and 299 Franklin was still sending us utility bills to our new address. We are still waiting for them to refund the deposit. Just to mention that California Law requires 21 days (!) to refund, but 299 Franklin doesnt even care to come back to our weekly mails. So we are talking to a lawyer. No need to point out that everything was in best condition at our final inspection. They just do not care. Thats it.Talking about the building itself, it looks nice. But it was build very cheaply. There was always something broken. The elevators, a water leak in the garage, no lights in the pool area, no electricity (10 hours was the longest period and we had several power outages in one year), door locking system.... Incredible! We had three very bad water leaks in the garage and it took them weeks (!) to fix it. The pool area was effected by that leak and you couldnt use the hot tub for weeks too. The lights at the pool area havent been working for nearly 5 weeks. One of the elevators is always broken. The BBQ areas are dirty most of the time.Honestly, all the reviews on Yelp with one star are real. We had exactly the same experience with increasing your rent in the middle of your lease with an unknown sewage fee (800$ per year) or doubling the trash fee because more people live in the building now... Insane. And on top your leasing managers will not even be polite enough to say hello to you on the street in front of the building. They are only friendly, if another manager is around.There are so many nice spots around... 299 Franklin is none of it.
Do yourself a favor and don’t move here. First of all, I would like to say that the leasing office and maintenance personnel have been great; however, that doesn’t make up for the other issues this community has. The biggest frustration is retrieving your packages, which will be very difficult for you. If you rarely buy anything online, great, but if you do, good luck getting them. They have a package locker system that amazon delivery personnel don’t use, not to mention they don’t have enough lockers to hold all the packages. So, delivery people just leave your packages by the mailboxes, so anyone walking by outside can see, or by the lockers just thrown everywhere. Anyone can take your packages, in which has happened to me twice in less than a week now. The leasing office staff, especially Antonio, will work hard to help you find your packages, in which I greatly appreciate, but they can’t keep people from taking your packages.The walls are super thin. I moved into apartment 313, which you should never move into because it’s right above a cast iron gate, in which wasn’t disclosed to me. So, whenever anyone went in or out of the garage, which was probably around 100 times a day, it shook my apartment. The leasing office worked with me to allow me to move into another apartment, but didn’t reimburse any moving fees. So, two weeks later, I moved into a more quiet apartment, but I can still hear my neighbor walking above my apartment, people talking in the hallway, the squeaking elevator and even music at times. However, at least now I can sleep at night. Beware if you’re a light sleeper.The apartments look brand new and everything looks so nice; however, they didn’t spend money on the actual quality of the apartments. The outlets in the apartments are misaligned and one in the kitchen doesn’t even work. Water comes out the bath faucet when the shower is on, and the drain can’t keep up with all the water coming out of the faucet, so I stand in about an inch of water. One of the stove burners doesn’t work, not to mention tons of small scratches and gashes in the wood appearing, linoleum floor.Unfortunately, no matter how great those working in the leasing office are, they simply can’t fix the myriad of issues wrong with this building. Just do yourself a favor and either get a room mate, move farther away or pay a couple hundred dollars more for better quality apartments.

Worst experience ever. Dont trust these people. Lived here 3 years, and they are only about bilking every dollar they can out of you. Gave my notice not to renew about 60 days from my lease end. They stated if they could rent it, i would not owe the last month rent. I moved out April 15, lease ended May 27th. On my move out date, they told me that they leased the apartment, so I gave keys back and thanked them. We did the inspection, and everything was fine. No money owed. Then I get a call from Crystal, the collections person who stated that the new tenant didnt want to move in until June 5th, instead of May 1st as promised. Had I known this at they time, I would not have moved out early. Its just not a good faith effort. Each time I call Phil amina, and Crystal, they point to the lease agreement that somewhere states my liability, which I am not arguing with. Just be leery if you are considering these people, that they are not looking out for your best interest. Its just $$ and bilking every dollar they can. Rent raises about $400/year each year, so if you get 5 weeks free, just know you are going to make up for that the next year because youll be paying $8,000/year more. Such a disappointing place.
The place has so much potential but the poor management here is outrageous for the price you pay. In the few months we have lived here -Almost every week a different elevator is down with emails being sent out “it’s being worked on and we will update”. No updates ever come by the way, you just need to guess when it will be fixed.At least 3 break ins/ bikes stolen from parking lot. Building keeps saying there is no security problem and that there is nothing they can do, even put it in your lease that cameras are not for security. Give me a brake - for the rent people pay here - secure the damn building!! Yes ; that means cameras and patrol, this is a big property.Gym is outdated. There is literally 1 workout bench for 700 apartments:/Hot water went out for 48 hours and they said nothing until residents got together and started asking questions. Again, no update came once it was fixed.Utlitly price is INSANE with forced fees (4.99 admin fee for using a website you are forcing us to use?!) and charges they have no way to explain. Make you pay for a trash pick up service from your door with no way to opt out. With internet and power you are taking about at lease 200$ in utilities a month ; that’s without parking.Half the roof utilities don’t work (fire pit, heat lamps) for 3 months. Hot tub jets are a gamble.I actually like the building a lot but if things don’t change we won’t be staying another year. With people leaving Silicon Valley and literally 2 new complexes being built right across the street you would think they would understand they have to focus on keeping their residents before they are left with empty apts
Superb location - right next to the Redwood City Caltrain (Sequoia Station), with the grocery store and other amenities in the same neighborhood. Downtown Redwood City is literally a stones throw away (okay, more like two stones throw away - 8 minutes walk from door to downtown). The apartment is generally safe, so is the neighborhood. You can easily get to almost anywhere you want with the caltrain, and public buses (or by foot!) from here. The selling point is ironically its archilles heel - the noise from the caltrain can be annoying to some but you kinda get used to it after a while with the windows closed.
I had a great tour with Flomina at Franklin 299. Beautiful property, super close to the mall, down town and ofcourse Whole food is accross the street. Flomina helped me with my unit. She is very helpful and knowledgable. She helped me step by step through my lease process. Very excited to stay at Franklin 299. Definately recommand it..
This apartment building to close to everything, Caltrain, grocery store and drug store. There are plenty of restaurants around. Look forward to moving in.
All show and no substance. Applies to all aspects of the community. Be it the stinky gym, the ever repairing spa, the random homeless people by the pool, the late work order fulfillments, the doubling trash bill, the unpredictable water bills, things that look good/boasted about when you are moving in, but are unusable in reality.Random people come trash your entrance, if you are on the Wilson St side of the community. Security is for name sake, the building entrance doors are broken most of the time, the parking garage doors are open and undergoing repairs more often than not. Trash container lie on the street polluting the air around over the weekends. 7 AM construction noises through thin wall serve as a worse alarm than your iPhones, which according to the office was supposed to be ready by Summer 2017 when we moved in.They penalize you for renewing your lease by taking away your parking spaces, by falsely claiming to hear you out, but would end up looting you anyways because they are here to make a quick buck, not a long term relation. If you want peace once you are home, this is not the community to get it.Location is the only blessing this property has, cant deny, but you cannot extort, simply based on location, while staying here becomes miserable by the day. Greystar, add value to demand big money. You are in the business of providing homes to people, be considerate.

A little noisy due to the construction right now, but the apartments have a lot of square footage, the complex has all the amenities you could ask for, and the staff is super-receptive.
Weve been there for a year. Near the caltrain station, safeway but its expensive. The swimming pool went down constantly. The cleaning fee after moving out is relatively higher than other similar apartments.
Maintenance requests are routinely ignored, emails sent to the front desk go unanswered for weeks, garage doors were damaged months ago and still not repaired, front desk takes delivery of packages without informing you. Terrible management.
