They texted me the minute I had a problem with my a/c. They walked me through the situation, it turns out we forgot to turn our fans counter clockwise and gave suggestions of temperatures for the heat wave. They had many forms of contact from email, tenant portal, phone, and cell phones. They were never not available . They were always willing to have an answer for you asap. Very good tenant customer service. This was from all team members. It was a very pleasurable experience from start to finish and I worked with them for two years! If you are new to triangle area or an existing resident I would give them a try!

If you are a tenant I would highly recommend staying away from this company. I will start from the beginning.I found the house on Zillow and it hit all of the requirements I was looking for. I contacted the agent listed (Pamela Gainey) and she said she was busy all weekend and send her an email. I sent her an email and no reply. I followed up because again this home checked all of our boxes. I was a little more direct and listed our income and credit scores on the email. suddenly she was magically available.We signed the lease and we were very excited. I followed up with Pamela and asked if there was anything else to that needs to be completed on our side and she said we were all set to move in.We show up at the office to get our keys and we were greeted by Joanne who was quite rude. She told us we did not complete the action items on our Move-In check list which we never received (remember we followed up to ensure we were set). After that we were finally given our keys and drove to our new house to move in.We were given the wrong keys.....Jim the owner showed up and was very apologetic but between the back and forth with this so called Move-in Checklist and then finally getting our keys this was they cherry on top. Jim personally brought over the keys and we were able to move in.Through the course of our 2 year long stay we did not need to engage with Oak City often except for two work orders which again were not easy to get taken care of. We had an issue with our dryer and I was asked to go underneath the house to look at it which I then explained I will not be doing because... I am the renter not home owner/property management company. This is what I pay them to do...When we gave our notice I had to reach out multiple times to ensure they received our notice. Non-responsiveness has been a trend here from the very beginning. The showings were the most unorganized thing I have ever experienced. The office did not have a key for the showing which they should always have and expected me to drive over 30 miles to provide them with the key.Honestly I could go on but these are the main points I have experienced. Disorganization, lack of professionalism, poor service would be the exact way Id describe this company. I encourage you to look elsewhere.
Joanne helped us communicate with our landlord quickly to request permission to adopt and bring home two dogs. We were pleased with the quick turnaround and that the owners said yes! When weve had maintenance issues, Joanne and the team have been responsive and have worked to send out technicians within just a couple of days.
It has been an absolute joy to work with Oak City Properties. I had the opportunity to use them and another company on two identical properties in the same neighborhood. Our a/c went out during the upper 90 into the 100 degree days on a weekend even and he was on top of it with getting someone out quickly to get it fixed for us.

The real estate business has good landlords and not-so-good landlords. However, this property management in Raleigh, is the worst I have ever heard of. The 1st day I moved in, I had an infestation of cockroaches in my apartment in Raleigh. They were all over my kitchen, even though I had not yet gone grocery shopping! When I called Joanne Lastra, Property Manager, she informed me that they did “not consider it an emergency and scheduled an exterminator to come out the following week. I managed to intervene by contacting the exterminator directly, who sent someone to spray the next day (btw, the cause of the infestation was that the apartment had had remodeling done and had then been vacant for an extended period of time). This callous disregard for tenants remained so flagrant and obvious, even extending to simple repairs such as torn weatherstripping on the bottom of an outside door, coupled with repeated bungling, that I decided to fight back. I went through the inconvenience, and expense, of hiring a lawyer and was able to get out of my year lease several months early without having to pay off the remainder of the lease. I couldn’t stand it anymore, despite the fact that the apartment was physically attractive and the neighborhood was nice. My lawyers extensive dialogue with the property management company was not a pleasant one, but it was, in the end, successful. In the real estate industry, for some agents it is all about the money, but as my experience shows, for Oak City Properties, even this does not apply Joanne Lastra, Pamela Gainey, Brandon Ross, and the rest are unfriendly, disrespectful, impolite, and stubborn people.

I’ve been working with Oak City for a few years and they’ve managed the rentals of four properties and the sale of one, all while I’ve been living out of the state and overseas.Brent, Jim, Erin, Joanne and Pam have been great! They are always available for whatever situations might arise and I’ve dealt with everything from pets, hurricane damage, HVAC and major appliances replacement, tenants who didn’t move out on time, painting and flooring replacement and day to day repairs. Oak City has handled it all! There have been so many times that stand out:When a tenant and I couldn’t find a reasonable compromise in a unit, Erin stepped in and covered the difference so we were both satisfied.There have been a lot of lessons for me as a landlord and Brent has really held my hand through it all. He always offers numerous options for us, and is patient and professional as I figure out what I want to do. When a tenant’s job changed her monthly paydays, and needed to pay rent in the middle of the month, Brent personally arranged a second monthly deposit for me, so I didn’t have to wait to receive the payout. Brent was planning an international vacation and his daughter’s birthday, and he literally called me up until it was time to board his flight to make sure everything was going smoothly with the sale of our property. When he left, Pam stepped in and seamlessly completed the process for us, as if she’d been working with me for years.Joanne has been a lifesaver for me as a long-distance owner! She has found various vendors, communicated with the tenants, and when very expensive repairs were needed, she helped me figure out the best means to pay for them and found vendors with great pricing and numerous methods of payment.It has been difficult finding good property management assistance while living out of the state and country, and Oak City was the fourth company I tried in the 10+ years I’ve lived away from NC. I found them through a friend who rented a property they managed and I’ve since referred a friend who is also very satisfied. Oak City was the best decision I’ve made as a landlord, and I can’t recommend them enough!

We have been in our rental home now with Oak City for about 2 years. From the beginning they were very helpful and we got into the property quickly and easily. They are amazingly responsive when we need repairs, etc. and the folks they contract with (heating/air, etc.) are also top notch! Over the Thanksgiving weekend our heat broke and the next day they had someone out to fix it. While the parts came in they brought over a space heater to keep us warm. They are also very responsive to my emails/questions/etc. Very happy in our rental.

Pamela Gainey with Oak City Properties was awesome and really saved us. Initially we signed with a different company, but after two months of this other company making multiple mistakes, and continually claiming that traffic was low, and there simply was no interest in our property, we ended our contract with this company, and signed with Pamela. We literally ended our contract on a Monday, and signed with Pamela that same day. She listed our property on Tuesday, and found our renters on Wednesday. She also had multiple other leads had this one not worked out. Pamela was awesome from start to finish; our only regret is that we did not go with her initially!
This property management company is dishonest in its interpretation of lease conditions and doesn’t respect the tenants who live in the properties. They are scam artists who do not claim when tenants have lived in a property for almost 2 years with no difficulty or damage to the rental unit. Then conveniently upon move out they fabricate damages and reasons to keep portions of the security deposit.They provided very little correspondence regarding anything during our tenancy, this is definitely not a business of honest individuals. Run by shysters who do the bare minimum in regards to meeting renter’s needs. I have filed a complaint with the BBB of NC. Beware of this company, stay far away!
As an extremely critical person when it comes to business affairs (and other matters), I can personally say without any reservation or hesitation, Oak City Properties is the go to property management company in the Raleigh, NC area.They managed my property for two plus years and never once did they not follow through on my requests, or more importantly, those of the tenant(s). Living out-of-state, is a clear disadvantage for managing a property in a city/state you no longer live in, but rest assured Oak City Properties is up for the task. Oak City has been a great investment for us. My wife and I are currently living overseas in Tokyo, Japan, and we suddenly had our tenants leave before their lease ended. We knew the previous tenants and had to very quickly find a way to rent our house out now through an agency to new tenants who we would not know. Of course, this made us pretty nervous.The process was a little complicated, but thats not Oak Citys fault. Renting a house is a complicated thing to do! These guys made everything really streamlined and Pamela communicated really well (even in the middle of having a baby!! Incredible!) They offer a full service management package which has been exactly what we needed since we are literally on the other side of the world and cant really be available to work through any issues with the tenants.Overall, were really happy that weve found this company and we feel much more confident and peaceful about the next few years while our home is in their hands!

As a former tenant of a property Oak City managed who had to move because of cancer, Oak City cut me no slack and called landlord right away when I had to cancel showing because I was too sick to stand up for crying out loud. Landlord got all over my case and took Oak Citys side even though we had been with him for ten years. Great compassion all around.
I just moved to NC from NJ and have been dealing with Pamela and Jim. Both have been extremely helpful with fast responses to questions and problems solved quickly. Unfortunately, the management company for Thornton Creek is HORRIBLE (Charleston Management). Pams hard work and dedication are all the more valuable now that I know Im dealing with such a useless management company. Our grass hasnt been mowed in weeks, theres a GAPING hole in my back yard filled with water and stuffed with wires just waiting for a lawsuit, and the parking issue here is REALLY bad causing neighbors to turn against neighbors even though its the responsibility of the HOA.But thats a review for Charleston, not Oak City. :-)
LANDLORDS BEWARE!! This company failed to notify us of late rental payments for 7 months. Cost us over $6,000 in lost rental income. The management company didn’t take responsibility and never followed up on the collection process. This company is poorly managed and I highly recommend choosing another management company in town.

Horrible. If I could give Oak City Properties a zero, I would. After experiencing a maintenance issue at my rental property, Im left contacting Oak City Properties on a daily basis, essentially begging for them to find a vendor who can fix the problem. Sure, theyll dispatch someone to your home in the middle of the night to see what the issue is, but youll be left in the blue for someone to actually fix it. If I would have called a repair crew myself, the issue would have been resolved by now. They clearly have no incentive for your home to be fixed in a timely manner. Ive now had to text my tenants on a daily basis and call repairmen myself. Why do I need a property manager? Oak City is great for finding tenants, but they definitely wont put any effort into keeping the tenants comfortable when something breaks.

I recently began a search for a new Property management company to handle my property in Wake Forest NC.I contacted Oak City Properties based on their Google reviews, professional website and the information I received over the phone about how they conduct business.They were eager to answer all my questions with straight forward responses and addressed all of my concerns about the process.A Broker (whose name is Pam) met me to view the property on a Tuesday and I signed the contracts for their services that day.Within 48 hours she had my house rented at a desirable price with an 18 month lease and did so during what is the most difficult time to rent property (December).She far and away exceeded my expectations and couldn’t be happier with my decision to use Oak City Properties to handle my rental home and would highly recommend this company!
At the beginning of this rental journey Mrs. Pamela informed me that she would be able to have tenants in before June 1,2017 and she did. She made this first time experience so smooth, and kept me informed me on each step of the process the whole way.
Pam is amazing! We listed our home for rent on a Sunday afternoon and she had 2 showings and an eventual application the very next day. She told me she has the best marketing plan and in fact she does. I would refer her in a minute!

By far the worst renting experience I have ever had. Oak City Properties was extremely unprofessional in the ways they handled complaints. The owner of the home lives out of state so hired Oak City to handle the rental. The owners of the home sent local family members to take pictures of the outside of the house and they were sent to the rental company. I was accused of not keeping the porch up to par. I was also accused of having more animals in the home than we had on our lease. The representative from Oak City told me that neighbors were instructed to take photos of animals entering and exiting the property to confirm that we didn’t have additional animals. We were accused of having additional roommates than what was listed on the lease and was told if a guest was to stay the night more than 3 nights in one month that they would have to submit a $50 application fee – something I have never heard of and was completely unaware at the time of starting the lease. I received a noise complaint which is pretty common when living in an apartment. This resulted in Oak City suspecting damage to the inside of the home. Instead of asking to come view the home to confirm there was no damage, Oak City Properties set up a ‘mid lease inspection’ (also something that I have never heard of before in my rental history.) They did a walk-through of the entire home while recording the footage on a cell phone to send to the owners. I gave my required 90 day notice that I would not be renewing my lease at the property. 3 months before my lease ended Oak City was scheduling and showing multiple open houses to potential renters, all the while my home was still fully furnished and I had a dog who is not people friendly. I found that be very unprofessional. I feel that the company took advantage of my young age and I would not recommend this company to any of my friends or family members.

Worst experience ever. i rented their property for couple of years and i had mice problem for six month. they could never fix that. it was all over my pantry, range, kitchen cabinet, dead rat was died and rottened under the dishwasher. i have three kids that include my new born baby. when they could not fix the mice problem i ask them to let us out month early but they just ignored me. mice eating and pooping on our food so we have to dump our whole dry food on pantry three times but they never pay me back or anything. two of my kids were sick for couple of times sharing food with mice because they were just coming in our pantry and eating stuff and go. i have to clear all the food from this property until i moved out. all i wanted was move out month early because of mice. But they could not fix the problem and i have to live with full of mice about good five month paying full amount of rent. i would not recommend this management to anyone in raleigh.
I currently use Oak City to manage my property in the Knightdale area.My experience, specifically with Pam, has been excellent.I am out of state so I need a company that I can count on to reply to me or my tenants needs quickly and oak city has always delivered.Oak city rented my property within the timeframe needed and the process was painless on my part.Professional company who will treat you like a friend not another number I highly recommend using them as a PM solution if you’re looking to rent a property.
I have had a wonderful experience with Oak City Properties (Pam Gainey) getting my home set-up for rental. They offered me suggestions on people to help get my property in good shape for showings and worked with the team to get everything done in a timley manner. I thought that getting my house rented would be a very lengthy and time consuming process, but Pam did a wonderful job with lessening my stress and getting my property rented out and a tenant all moved in in 2 weeks. I was simply amazed at how easy this process was from the beginning and would recommend anyone to use this company (especially Pam) with their rental needs.

Absolutely the worst company to work with. 100% scam artist who will try and lie and cheat and steal from anyone they can. AVOID AT ALL COST.
On November 7th I contacted Oak City Properties about the water mark on my ceiling getting 2-3×s the size & asked Brandon to please send someone. I waited all day & FINALLY said I would pay Stan to come myself if They didnt respond. I tried to pay their contractor myself and they actually told him not to come. They further more decided to send him after they apparently changed their mind around 7 p.m. and did not notify me or tell him to notify me so I was at the vet picking up my dog. The next morning, my ceiling caved in on my sons highchair & all over my entire table, kitchen area & everything in the breakfast room. It also took them until the 12th to send a maintenance man to my house, just to cut out the ceiling and leave it in my driveway, once I reported the ceiling caved in. Thats where it still sits. They didnt send anyone to remove all the mildew ribben, destroyed table, chairs, bench, chefs block, easel, blankets used to Sao up the stagnet water, my sons moldy highchair & booster seat as well as a bunch of stuff I was posting online to sell for over 6 weeks. They just left it to grow mildew and rot while refusing to tell me if it was safe to bring my son & dog home. Its also important to note that my lease was ending on 12/31 & they told me to be moved out nut refused to clear the home or check the air for me to bring my 3yr old son back to home so I could in fact pack and be able to move! It took 6 weeks of begging for them to have someone check air quality & the owner, Jim, informed me he was then out of office until 28th! Id received clearance to enter when I checked his email folder on 28th along with his word that we would discuss the next step to be exact, when he returned as Id continue to tell them that I would not be able to pack the house as a single mom thats had 4 spinal surgeries & a back full of metal and was currently on crutches between the 28th and 31st to move out! Of course, I didnt hear from him to discuss next steps! I then got an email asking me if Id decided what I was going to do and to leave the keys clearly marked in the drop box at their office after moving out within those three days, as they would be closed until the 2nd! Of course the next day I received a bill for $1494.98 for 1/1/19-1/31/19! I Paid it by the 5th & assumed theyd extended my lease for 1 mo so I could pack & move out cuz I had no access to the property or my stuff for am on crutches due to falling down the stairs. They refused to send an electrician out after being I formed of faulty lighting on the stairs for months. There own maintenance contractor gave them a quote & informed them of buzzing from light switch plate & they said owners didnt want to fix it. This was also on the same quote asking for additional smoke detectors and 1 CO2 detector as there was 1 working snake alarm in 3 bedroom home with a child. They actually DENIED putting smoke detectors & 1 CO2 detector in the home until I called a city code inspector whom slapped them with 4 pages of violations. Whom denies ANY CO2 detector & $25 SMOKE DETECTORS IN A HOME WITH A TODDLER?!?! until the 23rd of December due to me begging for them to do that so I could put up the Christmas tree and go back to the house for the weekend so my son could have Christmas outside of the hotel! A hotel lucky and my insurance company has paid for a hotel and still today my ceiling has not been repaired or cleaned up. The hardwood floors have mold on them and the mold is in the ceiling. Oak City informed me that the repairs would be started after January 1st but couldnt give me an exact date. Im spending Christmas in a hotel & Im guessing the owners will have upwards of $100K in repairs due to the ignorance, stupidity & continued, chosen neglect from the staff at Oak City Properties. I was also informed that the owner received their insurance check for this 3 weeks ago. I was at the house earlier today and the clean up still hasnt started. Im moving but my kitchen and dining room are not accessible for movers due to a leak and neglect.
You will note that every good review for Oak City Properites comes from the home owners, not the renters.When we initially met them and toured the house, all seemed good. We were told all the damage you see will be fixed prior to move in. Well that was a joke.... When we first moved in their were no drip pans on the stove, so we had to purchase some with our own money. There was trash all over the porch, painting materials/tools left in our closet, an unmowed/unkempt lawn, a huge pile of sticks and other debris in our back yard, a hole in the kitchen floor, painted over and/or broken electrical outlets, and the back of the refrigerator had a pan of dirty water in it. We sent a list of all these problems right after we moved in - and no action was taken.In addition to the issues listed above, we have also had 2 cockroach outbreaks, a ceiling leak in our bathroom, horrible water pressure, toilet that makes a loud noise every time you flush, 2 broken lighting fixtures (and the others provide very dim lighting), and a broken HVAC. The house is incredibly inefficient and our energy bills are through the roof. Each maintenance request takes weeks to months to address, and often times it is dismissed as a non-issue. It took so long for our cockroach problem to be addressed that we had to call the Oak City Properties director just to get some movement.Perhaps it is the owner of the home who is unresponsive, but it is the responsibility of the property management company to see that the properties are well maintained and that the renters needs are met. This has been my worse renting experience to date, and I do not reccommend renting through them.
I have to agree Absolute worse experience involved with renting a house. I moved in and was informed the carpet was replaced and once moved in found pet hair in the carpet throughout the rooms with carpet. The response after submitting multiple maintenance requests was a quick fix each time until the heating unit over heated and left upstairs filled with smoke from the unit in 20 weather and faulty electrical wiring damaging a dryer. After being informed by the property manager the lease was not going to be renewed I moved by the end of the lease term and was charged $400 for lawn care involving the removal of existing trees growing against the side of the home. During the exit, the existing mobile home size water heater was replaced with a proper 3/4 bedroom size water heater that the home should have. The antiquated 1989 hvac system was replaced as the upstairs bedroom and hallway walls were removed to access the unit for replacement. I was never provided a move out checklist as advised. They may or may not returned calls or responded to emails if you submit repair request. The response appears to be a blame shift consistently. DO NOT deal with them, there ARE other reputable rental companies who will do a much better job than they do.
I worked with Erin, She showed me a very smoked out property which was supposed to be no smoking, She was very slow returning calls, We wasted an application fee, nothing was verified we were just denied, It took her forever to even let us know, She then said we could use the application fee for other properties to just let her know, when I did it was 4 days before she responded again. Thank God we found a place and NOT through OAK CITY PROPERTIES. Save your $100.00

This company is the worst when it comes to maintenance issues they are really slow to respond. and the vendors they use I would get better service living in an high dollar apartment.
Absolute worse experience involved with renting a house. We initially moved in and were told someone would contact us to fill all holes in the walls and touch up the paint when in fact no one ever was sent. After finding out we needed to move due to special needs for a family matter we had to break our lease early and gave more than the required 60 days notice, at that point we were told we would have to pay 75% of one months rent to cover the relisting fee and after asking multiple times for a cost breakdown receipt for this expense one was never provided as well as a move out checklist we were supposed to receive but never did. The fee should be the same amount across the board and in fact nothing about a relisting fee is in the original contract paperwork. Towards the end of us living there the owners did a walk through of the house less than 2 weeks prior to us moving out and nothing was found wrong with the condition. After the 30 day time period when we were supposed to receive our deposit we found out from the current rental tenants that Oak City Properties had never went into the house to fill holes and touch up paint once again and instead blamed us for breaking our lease without notice and said we had left the house a disaster so they are trying to keep our deposit. How can this be when the owners of the house found nothing wrong and the rental company is required to also do a walk through inspection after we vacated the property and no issues were reported? We had spent 2 days cleaning the entire house, had the carpets shampooed and even pressure washed before moving out. This is the most unprofessional rental company my wife and I have ever dealt with and we have been renting houses over the past 7 years. They never returned calls or responded to emails If you are looking to rent a house DO NOT deal with them, there are many very reputable rental companies who will do a much better job than they do.
Oak City Properties and Pamela Madigan Gainey have been remarkable at managing our property. They pre-screened and brought us fabulous tenants who have paid on time and taken care of the property. Between lease contracts we have only had the place vacant for less than one month. We are out-of-country investors and appreciate the whole network that comes with Oak City including folks who can do painting, plumbing, electrical and other repairs, etc. so we never have to worry about who to contact to keep our property in tip-top shape. It is a breeze working through Oak Citys online Owner Portal for accounting purposes as well. I can highly recommend Oak City Properties and Pamela Gainey to other owners who want a professional real estate partner.
