I had the most fantastic time buying my first house with Susies help. I was worried coming in to the process as we had a very short window (about a month) to find a house I loved, get everything together, put in an offer, and have the offer accepted. I began my search with a pretty broad list of wants and a budget. Susie quickly helped me figure out what my must haves were and what aspects of a house I was flexible with (didnt care if there was a garage but NEEDED a fenced in yard). The first day we looked at three houses, and by the time we parted ways I felt like she really understood my unique taste in houses and the floor plan that I was after. Her method of finding the right house is to pull in as many options as possible, then using a website she provided me log in information to, I would look through the houses and mark them as either yes, no, or maybe. After a couple of weeks had passed, I was feeling some pressure to speed along the process so I increased my budget by quite a lot. Susie was incredibly respectful of my choice, and showed me two houses at the top of my budget, but continued to send me houses that met my requirements but were in a more comfortable part of my budget (and even some below budget that were gorgeous)! Along the way I knew that I could rely on Susie to answer my (MANY) e-mails with impressive speed. She responded to my e-mails after hours, late at night, and on the weekends. She was incredibly quick to return my calls as well! I never once felt overwhelmed or alone throughout the process of buying my first house. She pointed me in the right direction every time I needed it. Susie had great insight on the buying process, the neighborhoods of Raleigh, commute time, local schools, everything! We ended up finding my dream house (had every want & need), which was under budget and move-in ready. She provided fantastic feedback about the structure of the house, what things we should look for with the inspection report, and what would be deal breakers. In the end, I wound up in a house that was better than I could have imagined and with a closing credit from the seller to make some small repairs! The closing team is fantastic and helped me every step of the way. Franklin is a superstar with closing (helped me negotiate a closing credit to cover cosmetic repairs) and answered my many questions so quickly! Susie is so knowledgeable, kind, funny, and always keeps your best interest in mind. I no doubt would have been pushed into buying at the top of my budget, a house that ultimately would not have been right for me, if working with another realtor. I enjoyed my time working with Susie so much and cannot recommend her enough to a first time home buyer, or an experienced buyer/seller.

We were promised a virtual tour of a property that was available. We are out of state so when we asked her if we could video walk through the unit, ready to pay and ready to go if we liked it - she was eager to help. Once we were set for that, she informed us another person was interested in the home and would be touring it as well. We decided to continue with the video call, who knows, maybe the other family would not want it. She refused our video call repeatedly, after several attempts - we finally called her cell. She bluntly told us that if the family there wanted it, she would give it to them first - even if we wanted it. So, if you are looking to move to the area and want a real estate agent to help you find a place - this one is not the person. So very disappointed that she would not even try to help. Even if two families wanted the unit, wouldnt it come down to the application process? Wouldnt the agent want to try and find the best fit for the property? Not only an in-state person?I believe Re/max can be an amazing company, I just dont have any reason to believe that Janice is someone that is for everyone. Will be avoiding her in the future.

We turned to Janice after we had a horrible, terrible, awful, disastrous experience with one of those new internet-based fly-by-night realtors. We thought the Raleigh market and our midtown neighborhood were so hot that it didnt matter which realtor we used - the house would sell itself. Well, we were wrong. Those other realtors didnt assign us an agent, they used local contractors for various parts of the job. They didnt promote open houses the way a good realtor does, they didnt print informational flyers for our house, they didnt network with other agents to market our house, they failed us in so many ways. And when we finally had to back out of our contract to purchase another home because they failed to sell our house (or even attract a single offer after several months), we fired them.When it came time to relist our house, we knew we wanted a local agent with decades of proven experience and Janice fits that description. She has lived in Raleigh and sold houses in the area for more than 3 decades. She knows the market inside and out, knows all the other agents, knows the attorneys, the lenders, the people who can help spruce up your house to make it shine. And she knows how to do the job of a realtor, properly and well. We relisted with Janice on a Wednesday, with an open house scheduled for Saturday. Due to all Janices legwork before relisting, we had a contract before the open house (for $10k over asking!). It was too late to cancel the open house and we had a great turnout for that thanks to Janices effective marketing.So, shes really, truly outstanding as a realtor, but the best part is, she is a wonderful person. We felt like we had a friend, not just a realtor looking forward to a commission.
