It is very rare to find a property management company that exceeds your expectations time and time again. Hudson manages 3 units for us as we live out of state, and will add 2 more in the near future. We have trusted Brad and CJ with our valuable assets for 5 years, and the peace of mind they provide is invaluable. Hudson has always promptly secured quality tenants for our properties, keeps us in the loop about issues and repairs, and goes above and beyond to find solutions to atypical situations. For example, the owner, Brad, has personally climbed on our roof at a property to check out a mysterious chimney leak on our roof and our property manager, CJ, will meet contractors and sit on site during a complicated repair. I dont expect this level of service, but it is beyond appreciated as I cant physically put eyes on our homes, nor do I wish to solve tenant issues. I always feel that Hudson has our best interests at the forefront of decisions, and they actively try to save us time, money and headache while balancing quality work and keeping our tenants happy. I cant say enough good things about this team.

We hired Hudson Residential as a property manager for our house since the owner was a friend of a family member. I scheduled a meeting with Brad, and then after waiting half an hour the day of, called him and he told me that he had forgotten about it. It happens, no big deal, so he came over later and we chatted and decided to hire them. They found a tenant pretty quickly, but the family had large dogs. We were assured that there would be a large security deposit in case the hardwoods were badly damaged. We also left the tenant in charge of yard maintenance, and our property manager said she would check on the property monthly to make sure everything looked fine. I highly doubt anyone checked on the property regularly in the 2.5 years the tenant was there. When they moved out, we received a very casual email from the property manager that oh by the way, you have rats in your basement. When we got to the property, the whole yard was completely overgrown which had allowed rodents to stake claim on the yard for what looked like had been a long time (we lived in the home for 2 years prior and NEVER had a rat problem). When I asked when was the last time someone had checked on the property, I got no response. Not only that, but the tenants dogs had completely scratched the recently refinished hardwoods and the property manager returned the security deposit WITHOUT EVEN ASKING US or letting us inspect our house first. We spent tons of money on pest control and repairs after the tenants left which could have been easily avoided. We also tried contacting the owner, Brad, after the fact about all our concerns with how his company managed our property and he never returned the call. Hudson Residential made a lot of promises in order to gain our business but did not follow through. It would have been easier for us to manage the property ourselves since every time we needed to contact Hudson Residential it took multiple emails to hear back. Homeowners, please go elsewhere when finding a property manager.
I worked closely with CFO Ryan Boone who went above and beyond my expectations in a realtor. I emailed him so much that I was afraid I was being a nuisance, but Ryan replied promptly with all of the answers I was looking for and made me feel important. During waiting periods, he would email me just to check in and see how I was doing. I was moving from out of state and didnt know anyone in the area. I was afraid that I would be hustled into the first property a realtor could get me into, but Ryan went over all of my options and was very candid with me about the quality of the homes I was looking at and the neighborhoods they were in. He even did a FaceTime walk through showing of the house that I eventually decided was the winner! Thank you Ryan!
Stray far away from this company, their employees one in particular a Mr. Ryan Boone who goes out of his way to find these mugshots along with other photos of individuals, likes to share these mugshots from Wilmington and surrounding areas while trash talking them on social media. Defiantly not a good look for a company who puts their employees in the public view.
WARNING - stay far far away from this company! My family and I were relocating from out of state back to Raleigh and decided to lease one of their rentals that was listed online. We had family members view the home and that is when they realized that the house was in very poor shape and that the pictures online were nothing like the actual house. My family and I addressed all of the issues with Hudson Residential and was reassured that the home will be ready before we arrive into town. Well needless to say, nothing had been corrected. Bradley Hudson refused to refund our security deposit. We ended up taking Hudson Residential to small claims court were his entire staff lied about the situation while Bradley sat quietly in the back of the room. It was obvious that Hudson Residential was in the wrong and we won our case! It has been almost 4 months since we won our case but still have not received a dime! This company is very untrustworthy and has no morals.
CJ Tabor manipulated our application and pushed through her direct deal. We have 700 credit and qualifying income. We Applied immediately after seeing the property we followed up daily CJ tabor was unavailable when our file was rejected over a week later she did not have the courtesy to call us rather she sent me a text message
Ive contacted Hudson Residential multiple times to inquire about properties they had listed for rent. One of the listing agents that I had to work with was very unprofessional. She rarely returned any of my phone calls and I would have to call her multiple times a day just to speak with her. She even suggested that I call back at a later time to remind her to ask the landlord about the pet policy. Im not sure how the company, as a whole, does business, but from my experience with this listing agent, I wont bother with their properties in the future.
Great service
