Management doesnt respond to problems. The parking lot freezes over like an ice skating rink in winter, and theres been a six-inch wide break between the street and parking lot driveway for the past ~2 years. Our apartment is poorly ventilated, we have one small bathroom for six guys, and the kitchen lightswitch is in the back hallway (seriously, whats up with that?). You can find a much better apartment for the same price somewhere else, so dont move here unless youre as desperate as we were.
This place is not worth the price. The rent is quite low, but since moving here four months ago I have discovered that it is not worth it. There are apartments that are cheaper than Brookview and also nicer. Brookview has old units that are falling apart, bad WiFi, terrible management, and infuriating maintenance. Mold will not come out of the grout no matter how much we scrub. Rent has extra charges attached to it every month that we have to email them about to have removed. Every month! The office will randomly be closed. They will frequently turn the water off with no prior notice. If you want furniture replaced or missing furniture given to you, dream on. I went without a desk chair for two months before they gave me one.Live somewhere else, don’t give this atrocious management company your business. Other reviews might say they might be good, but most of those reviews are from two years ago. Management now overworks their poor office staff and does not care about the residents. Live anywhere but Brookview.

The manager is slow to respond and unprofessional. Cleaning checks were unpredictable and often announced only a day or two in advance. They overcharge for utilities. You pay $300 for a deposit, and the most they give back is $150 (but they’ll most likely charge you some bogus extra fees). This place has so many hidden fees, it’s ridiculous. Also the apartments are poorly insulated, and there was mold in my apartment. I sent in numerous maintenance requests about the mold, and no one ever did anything about it.Also, the rent is going up. I don’t know how they justify that, but you’re better off looking somewhere else.
The maintenance problem was fixed within days, and now everything is working much better. This was the best response from maintenance that I have had compared to other apartment and student housing contracts.
The apartments are great and the management really cares to help! I have loved living here so far.
This is the 2020 update. Once upon a time it was half decent here. The manager left and it has been a long history of ineptitude ever since. They practically never answer emails, calls, texts, or show up for the office hours. You might think Hey its not very expensive though but they are raising the prices and nothing is more expensive than getting stuck in your contract even though you have someone willing to buy it. Theyve charged me for cleaning checks that never happened, and for a cleaning check that was never announced. Its not worth it anymore. Was once. Not anymore. Im usually a very cheery person. It takes awhile to get me to this. Redstone residential managed to do so.
Management literally ignored my calls. I had to call on a different phone number they wouldn’t recognize and then they answered immediately. Apartments are in awful shape. Even the “new floors” are so ugly. Had to call several times to get them to send my deposit back. Seriously, just skip this place.
Everyone knows that finding a decent place in Provo can be hard, but I honestly feel like I need to warn people about the horrible experience that this complex is. From the beginning of my stay at brookview, the management (if you can call it that) has been absolutely unprofessional. They constantly make excuses to avoid any professional responsibility and refuse to acknowledge their own wrong-doing. In my less than a year at Brookview: our fridge was broken for 2 weeks, the air conditioning in the whole complex broke in the middle of summer, our roof leaked consistently for months with bandaid repairs that fixed nothing, and the wifi was so incredibly bad that it couldn’t even load email. And if you dare try to submit a work order you’re lucky if it’s addressed with an actual solution. If you are trying to do online school in any capacity you’ll have much better luck using mcdonald’s public wifi. Also, know that you will not receive very much of your security deposit back at all. You’ll pay $300, but the absolute maximum you can get back is $150 and that’s not including the utilities, bull cleaning fees, and the “communications fee” (whatever that means 🙄). If you’re looking for a sign that this might not be the right apartment, this is it. Avoid the irresponsibility, hidden fees, lack of accountability, dilapidated living conditions, and the horrifying amenities. You’ve been warned!!!
I had a really bad experience with Brookview Apartments. Bad management and the contract is tricky, so if you want to move in there make sure to ready the whole contract more than once! Not coming back and not recommending it to any of my friends.
It has been a fun place to live and cheap. But it isnt the nicest apartment on the block. Somethings dont work as well, but they do get fixed quickly if you let them know. Cleaning checks are also pretty strict
I have absolutely loved my time in Brookview. Im in one of the older, not yet renovated apartments and it is definitely worth the money. Everything works and when something isnt working the maintenance is on top of things. What has made this such a great stay for me is definitely the people, the close proximity to campus, and the amazing ward! I think Brookview is competitively priced, and considering what I pay for rent and utilities, it is a great deal!
I lived here for three years. Management was always kind and looked for ways to make Brookview feel like a community. Spacious apartments and even with turnover every fall, the people here are generally down-to-earth and good neighbors. That being said, the male apartments have a history of moisture problems during the winter and the parking lot was full of craters for as long as I lived there. Maybe they fixed that.
I had the opportunity to live at Brookview during the fall 2018 semester at BYU. It has by far been my favorite place to live and was an amazing experience! I would highly suggest living here.The ward is amazing and makes for a very social environment! If you are looking for a place to live make sure you check Brookview out!
The management is super awesome, the maintenance crew were very responsive, and the culture is just a very positive and uplifting ward! :) It’s right next to Joaquin Park which makes it easy to have super fun activities and barbecues, there are houses nearby where other ward members live that are fun to visit, and the utilities all work pretty great! Google Fiber is available, and all in all, it’s just a fun friendly apartment place to live.
Great ward. Apartments are close to a bus and grocery store, so that’s good, and the hot water and plumbing works. Poor insulation and toilets take forever to flush, but overall good quality for the price.
The people are fantastic. Everything works at these apartments, and if something doesnt work you can report it. They fix it pretty quickly. The apartments are a bit older and so they arent as nice as newer ones.
Management here at Brookview is amazing. They are very responsive, helpful, and willing to assist. Their goal is to help tenants have a great living experience at Brookview, and they do an excellent job!
I would not recommend living here at all.The 2 best things about Brookview are the manager and the maintenance man. They are very nice and care a lot about their residents. However, they have a very tough job because everything in Brookview apartments is falling apart and in terrible shape. The apartment units are old, the walls are moldy, the faucets are leaky, even the parking has huge potholes, cracks, and is falling apart. While this is the worst apartment Ive lived in during my time in Provo, it is also the one that has charged the highest rent (for a Fall-Winter contract we pay between $330 and $340 per month). There are many other apartments in Provo where you can pay that same rate, have decent non-moldy walls, an apartment that isnt falling apart, a basketball court (I mean a real basketball court, not just a spot in the parking lot that has been converted into a free throw lane with an old, tilted basketball hoop at the end that always has a car parked on either side of it), a laundromat that has working washers/dryers where you can use your card to pay instead of inconveniently having to round up a bunch of quarters every time you want to wash your clothes. For $330-$340 per month in Provo you might even be able to get a place with a clubhouse/activity room, an apartment with 4 people instead of 6, and maybe even a hot tub or pool.I appreciate all that the on-site manager and has done to make the tenants stay better. Its just hard to enjoy paying so much to live in a place thats falling apart.I would recommend living somewhere else in Provo where you get what you pay for without being over charged.
You definitely get what you pay for here. It is the nicest place, but it is well-managed. It is decently clean but old. The location is nice and there is a bus that takes you right to BYU campus.
TLDR; The ward is great! But the apartments arent worth the cost, the management doesnt respond, the internet is frequently down, and according to the contract you cant do much to help yourself.The ward is amazing! But for the price, the apartments are not worth it. The apartments were great under the manager that left August of 2019; however it is now under a new manager (Fietz). She is not fast to respond if you are actually able to get in contact with her. They do not answer phone calls, texts, or emails. The internet is NOT reliable. The complex manages the internet contract (and its mandatory to pay for) but is unwilling to hold the internet service provider (campus networks subsidiary of veracity) accountable. Apartments will frequently go down to speeds of .05 Mbps (as slow as Dial-up), and it has taken me over 20 minutes to submit an assignment that should take less than 1 second to upload. If you are taking online classes and want to do them at home, or are planning on doing homework at home you may need to pay $70 a month for google fiber on top of the internet you are required to pay for. Single pained windows, apartments have humidity problems, gaps under doors to the outside making HVAC inefficient. Also redstone residentials (the management company) site is frequently down, and they do not always answer corporate phones. The actual owner of the complex is cheap and not updating buildings when renovating (buildings are not up to code, I found a socket hanging out of a wall and mold when I moved in). They also hired a company to fix the parking because it is sinking in places, turns out there is clay and it will cost more, so now it just has a lot of saw cuts and lines but no productive work done.Edit: They got rid of the manager, and the new interim manager is nice however responses are still slow. The biggest problem is that when you are working from home and power is problematic, went out in some rooms for two days, and the ac went out for two days, and upon calling their after hours line, that specifically says to call if your ac is out, they didn’t answer. We also have had many instances of black mold that we are cleaning up on our own because maintenance can be messy. One apartment even had the ceiling collapse and there was black mold everywhere. The place doesn’t need to be renovated, it needs to be completely rebuilt.
The management here is awesome! They are so quick to fix things and to make things happen. They also host parties and things so we can get to know one another! Its been really awesome living here!
I like the location. The quality is a little lacking, but Im not looking for a super nice place anyway. I love the people who live here and management is friendly and easy to work with. Maintenance requires some time and reminders to actually get things fixed. Parking has never been a problem for me.
I wish I could recommend this complex but I cannot. It is inexpensive (Im told prices went up after I moved out), but in the end problems like appliances that never worked, the water getting shut off periodically (sometimes with little to no notice, although I know that Management tried very hard to notify us ahead of time), and lack of storage space made it less than favorable. I have never wanted to post a negative review but I would not live at Brookview again.
This was a good place to live when I was going to school and sticking to a budget. Management was always really nice and their maintenance tries really hard to get things fixed quickly which I always appreciated. It is a little older of a complex so maintenance is going to happen regularly. Its a good location, just a few blocks south of campus and right by a park. Walking distance to downtown provo as well. Walls are cinder block so you cant hang many things up which was a bummer to me. But overall it was a good place, and you get what you pay for.
Brookview is a really interesting place to live. The building is really old, which can cause a lot of problems, but management is really on top of taking care of any issues that you have. They really want to make sure you enjoy living there, and they will go far to take care of your issues. So if you ever have problems with things, be sure to report it right away! And the ward is great, just really good people.That being said, because of the issues of only being one bathroom and being in an older building, you’re gonna want to snag one of the cheaper contracts to make living here worth it.All in all, I’d give this place 3.5 stars because of the caring management and great ward mixed with the aging building that’s still in the process of being fixed up. Hopefully in the next year or so the building will be fixed up and this will be n awesome place to live.
I really liked living at Brookview, the management (Kimberly) was very kind, approachable and willing to work with you. She even texted me to remind me to pay rent one month so I wouldnt get the late fee! Its a great location, just south of BYU campus, the ward is fun and friendly and does plenty of activities. The only reason I didnt give 5 stars is because the apartments could use some renovating, but really its a great place to live!

This is seriously the best student apartment complex i have ever lived in! The prices are literally un-beatable, management is friendly and helpful, maintenance responds super fast to any concerns, utilities is based on how much you actually use instead of an incredibly high set amount. Pretty much, I love this place. (: Like anywhere else, it really depends on your roommates how fun the experience is, but as far as the management and housing aspect Brookview is fantastic!
I had great roommates and good friends, that was the only benefit of living here. Mostly its too expensive. There are plenty of places off 9th East much more reasonably priced. My roomies stuff started molding, and maintenance left bleach footprints on his pillowcase. To be fair, they did lower rent that month. The faucet in the one bathroom (for six people) never really worked. Maintenance came probably six or seven times to get it to stop leaking, (they took their sweet time, itd hold for a week and start again. At one point the water just wouldnt stop at all, its a miracle they did something about it before the whole place flooded. Our stove-top has never really worked properly, the one time they tried fixing it they broke the back part with the knobs, and it still didnt work. The blinds are installed backwards. The laundry mat has had a quarter of the dryers out of order for the past 6 months. The laundry only takes quarters, and is more expensive than most mats. One dryer also sounds like it is going to outer-space, and its on the second floor (it took me two days to find it, granted I didnt try too hard). I never had a parking pass, but I think the street is safer for your car anyway, there are pot holes that are massive. The dishwasher is unusable/it is not hooked up to water. The basketball hoop (not court) is sandwiched between two parked cars, and is bent, without a net. Find somewhere else.

DO NOT LIVE AT BROOKVIEW. Terrible experience. About a month after moving in mold started growing in the living room, kitchen, bathroom, and in the bedroom. They never brought a professional in to clean and would only have their maintenance man (Who is really nice) come bleach it but it kept coming back. There was also a leak in the bathroom ceiling that took about a month to fix and it was constantly dripping onto the floor and not helping with the mold citation. I had multiple clothes ruined by the mold and the management refused to pay for dry cleaning because I didnt have renters insurance. Since moving out my room mates said that theyve had a water leak and the whole apartment smells like mildew now. I tried relentlessly to try and get things fixed for good but Management was constantly fighting against a solid solution and would only offer a temporary solution by cleaning the mold in that one spot. After almost 3 months they got us a dehumidifier that finally solved the moisture problem but then we had to pay extra utilities to have it constantly running. The apartments are old, smell bad, and are constantly falling apart. The only plus is theyre close to campus. I tried to report them to BYU Off Campus housing but never got anywhere. Also Kimberly Elkins, the live in management for Brookview, reviewed this with 5 stars. I reported her review as a conflict of interest to Google so please disregard it until it gets taken down.Update: Management claimed in their response that they havent had any other problems in the apartment since they put the dehumidifier in but I still know 2 guys living there this summer. They have had water leak into the living room carpet 2 times now causing the apartment to smell like mildew while they have industrial fans trying to dry it out. One of the residents that was the for Summer moved out because he was sick of dealing with all the issues the apartment was having and how it was bring delt by Management.
Management was poor, and the apartments are pretty terrible. They are pretty close to campus, though.
These apartments are an absolute joke. They overcharge you for a tiny, falling apart, out dated, crappy apartment. They told me I would pay $225 a month but when I go to pay rent they tell me I pay over $300. Management is terrible. Im not a picky person and never write reviews but this place SUCKS. Never live here youll hate it and overpay for a piece of crap apartment!
