I lived here last year and absolutely loved it, but over the summer we got new management (Redstone) and things seemed to fall apart. Ive had to deal with our apartment losing its BYU approval, filling with families, older men, and people who smoked on the premises, yelled and cursed at me, and played drums late at night. We finally got reapproved last minute, but they raised rent, and then keep adding extra random fees on top of that. The pool was closed all summer and the hot tub has been disgusting, empty, or cold most of the time. There is no maintenance guy and while theyve been super nice about trying to help us, nothing is getting fixed. The plants in pots in the courtyard have all died and never got replaced. One month we randomly ALL failed our cleaning checks for little things like not dusting the blinds well enough and everyone we talked to had the same experience. Im so disappointed because I loved living here and absolutely love my ward. I do appreciate how polite and kind they have been about trying to help me when I expressed my concerns, but Im still pretty frustrated.

If I could give Blue Ridge negative stars I would. The management is awful. We’ve had a broken mailbox and have had no access to our mail for over a month. We were told we would have amenities living here and they are not opening the pool or hot tub. All of us failed our cleaning checks this time, even though we worked really hard to make everything spotless. One of my roommates has failed almost every time even though she’s cleaned everything on the checklist. Super disappointed with this place. I wouldn’t recommend.

Basically if you want to fail cleaning checks over a few crumbs in the microwave, then you should live here! If my roommate used anything I cleaned and it was slightly dirty, they would fail us. Worst management we’ve ever had to deal with. We had impossible stains in the oven to remove, and would continue to fail us for cleaning checks. They basically expected us to dedicate our whole lives to removing it. To buy MORE equipment and supplies to remove oven stains. Not to mention would continually give us false information. And would charge all my roommates different amounts for utilities (including times when we were gone most of the month?) Would not recommend living here.

Alrighty, Im not one to write negative reviews but I need to warn people. Dont move here! I bought a contract off a girl moving out and they were so hard to work with! First of all, I told them I needed a loan for school but needed a lease to show I would be a resident of Utah. I started this process months in advance prior to school starting. I kept calling and asking for them to write me up a lease and finally 2 weeks before school (way past the deadline for the loan [thanks blueridge I missed that]) they sent me a lease. It was completely wrong and when I asked them to send a new one it took forever. Finally after getting a 2nd incorrect lease, I finally signed it because I needed a place to move in almost a week. The pictures on the internet are so different than the actual apartments. Cleaning checks are an absolute joke. I almost failed because I didnt vacuum well enough but the vacuums they have here are horrible. If you didnt do one thing perfectly, you would fail the whole thing. Im not positive but they may or may not charge for re-checks. But if you fail the re-check, they send a cleaning crew into your apartment to do the WHOLE thing over again. That is definitely when you get charged and it isnt cheap. Management is NOT professional. And if management is reading this, technically from my incorrect lease I should be getting free parking. I have not been happy with my experience here.

I lived at Blueridge for 3 semesters. During my stay, my roommates and I sent in countless reports to maintenance for our dishwasher (which never worked in my year and a half of living there) and draining problems in the tub and sink, but only received quick fixes that never solved the problems. The parking is notoriously horrible, and buying a parking pass does not guarantee a spot. Unfortunately, there are homeless people that hang around near the dumpster, which makes walking home at night scary. The entryway office is rarely open so in order to speak to staff you will need to walk over to Centennial which is frustrating as well. Because the office is always closed, letters and other outgoing mail collect on the counter making it feel cluttered and messy. Also, I had to call twice in order for them to finally send my deposit back (after almost two months of having moved out)To give them credit, the apartments are nice for their pricing, with lots of storage space, and the staff is usually very kind.**Edit in response to owners comment**I thought I would attach the receipts from my work order forms/maintenance requests. I guess there must be some sort of record mix up because I have obviously sent in more than 2 requests (not including the requests sent in by roommates for the common areas of the house, such as the kitchen w/ the dishwasher). Regarding the homeless situation, another reviewer, Rachel Cosby commented a year ago with the same problem, so I think more people have shared similar feelings as myself! Finally, I think it may be a little deceiving to have an office at Blueridge when in reality it is almost never used. Just some things I wish Id known before moving in!

Management is picky about cleaning checks and will fail some people, but not everyone based off of their own opinions, which they dont explain. Theyre not easy to work with, people have dogs living with them and family members. Also pictures online are NOTHING like apartment.

Giving this complex two stars is very generous. Their customer service is awful and the management is very unwilling to help. The wait time for complaints and mantiance is ridiculous. When they actually did come to fix something I would get charged EXTRA for utilities just because I needed their services. My rent was way higher than they said it would be because they wouldn’t tell you what each months charges were before you had to pay rent. I couldn’t wait to move and I wouldn’t recommend living here. Way overpriced for what you get.

I’m not usually one to write overly negative reviews, but my experience with Blueridge was pretty awful. My friend and I moved into the only 2 person apartment in the complex, but the apartment used to be a management apartment, which meant that it was TINY. Understandable with a 2 person apartment, but it was barely enough space for the 2 of us. Thankfully, the management lowered our rent a bit since it was so much smaller than what we had been shown in the model apartment, which I was very grateful for.However, when we tried to update our residential address on BYU, our apartment wasn’t listed as being BYU approved. The office told us to list a different apartment number as our address for the time being (effectively telling us to be dishonest) until they could talk to the housing office to get it sorted out. Long story short, the management didn’t tell BYU they were renting out that apartment, and after an inspection from the off-campus housing office it was determined to not be BYU approved. However, Blueridge neglected to tell us that, and we only found out after calling the off-campus housing office weeks later. We ended up voiding our contracts and moving out, but it took the management 2 months to send me my security deposit. This was right when COVID hit, so I understand some delay, but they sent it to the wrong address even after giving them my correct address multiple times. Calling them and trying to get them to send out a new check was a nightmare, since the manager was rarely in the office and I had to communicate with her through the others working in the office. To be fair, the people in the office were always very friendly and respectful, and they always had fun things going on like soda bars and waffle parties. But they rarely knew what to do to help, and it took much longer than necessary to get things sorted out.The apartments themselves are relatively nice with new appliances, but the parking situation is bad. Last I heard they were going to charge $10 a month for a parking pass and that they wouldn’t oversell them, so maybe it’s gotten better. Overall, if you never had a problem or a need to talk to the management, then living here would be fine if you didn’t need parking. Otherwise, I would not recommend living here.

Blueridge apartments are a very very nice place to live. They were recently updated inside... having a washer and dryer is so nice! The hot tub is wonderful and on 24/7. Management is very kind. Maitenance is very fast with requests and the maintenance guy is so nice (:

I’ve lived here for almost 4 months & have really enjoyed it. The new renovations are super nice & definitely worth the price. The management is very friendly & helpful. And I love the maintaince guy! He is super great. Also, so many of the residents are kind & courteous. I would for sure recommend living here. Such a great place.

The pros: After living here for two years, I can tell you its a decent place. The wards are great, its social and fun and over all its a great atmosphere. Some of the individual apartments are nicer than others, so its sort of a gamble as to what youre going to end up with.The staff/management is very friendly and Ive never felt talked down to or anything. Maintenance is usually pretty quick too!The pool is nice and the hot tub almost always has someone in it.The cons: If you have to work late like I do, trying to find parking anywhere is impossible. Literally. I have had to park blocks away before and trek in. Parking is awful.While the staff is friendly, they rarely stick to their office hours which makes it hard for busier folks. If they arent in the RG office, you have to go over to Centennial which is sort of out of the way if youre in a hurry.Overall, if you dont want to live on campus and are maybe looking for roommates that are a little older than freshman/sophomores, Roman Gardens is probably a good bet for the price you pay.

Worst housing experience Ive ever had. When I moved in, appliances were broken and the door didnt lock. There is not nearly enough storage space and the kitchen only has a few cupboards and no drawers, so our stuff was all piled on top of each other and I had to send most of my belongings back home. The living room doesnt have any light fixtures. When I asked maintenance to take care of something, they came and said you can do this yourself if you just buy the supplies and left. The app is terrible, it never tells you in advance what your utilities will be or if they are going to spring any charges on you, its always a surprise. I contested a charge I shouldnt have gotten (because the office never actually does anything they say they will do on the phone, if they answer at all) and they said they would remove it before I was billed, but they never did. When I asked for a reimbursement they just added a credit, even though that was the last month I would have to pay rent, so I wouldnt get anything back until my deposit was returned. Once the seasons change they can only have AC or heater, one or the other, for the whole building, so during this weirdly cold spring we were freezing every night as temperatures plunged below forties and we couldnt turn the heater on. There are no quiet hours so people will horse around in the pool area late at night or scream at the TV at 2 am and wake people up. The parking lot is a collection of potholes. Homeless people routinely pick through our trash and hang around. I got so fed up I moved out early.

I was told when moving that my apartment would be the first renovated and take about a month. I loved my current roommate but they moved me after a month to a downsized apartment. The new apartment was in a different ward so it was hard going to another ward then all my roommates. After 5 months being in the new apartment, my new one STILL had no new renovations, they started gutting it but that was the extent. I ended up selling my contract and moving. The place was pretty gross and old but that is also because (my roommate did have a cat in the room). Hopefully its better now that its remodeled. The only good thing I have to say is that the office staff was amazing, every one there was so kind and helpful. They always did what ever in their power they could do to help.

Lived here for Fall Semester of 2019 and absolutely loved it. Super fun and inclusive ward, maintenance crew was always on the ball, management was always super helpful, and the amenities (Like an in-house laundry unit) were super nice. I am now headed off on a mission, but I would definitely recommend Blue Ridge even to close friends.The only downside I faced was in getting around. As a first-semester BYU student without a car that sort of challenge is a given, and although you can probably walk to campus in 20 minutes it is basically all uphill and the trek home can be a little scarier at night because some of the sidewalk isn’t super well lit.For this I found that the BYU campus shuttle (which comes right in front of blue ridge), Provo transit (there is a stop on the corner by VASA, really close by), and having friends with cars was a pretty good solution. But I figured it’s still worth noting.

I really loved my experience here at Roman Gardens. The apartments are spacious and the residents are amazing. The apartments arent in the greatest condition and it was hard to find a parking spot after 10 or 11pm. But overall I enjoyed my time here.

New management was good until they started renovations after being sold in mid-August.... There have been issues with management responding to complaints that residents have had about construction and the lack of parking during construction. They also promised that renovations would be finished sooner and, to be candid, the construction people they contracted to work on this do not care either about making sure that we live in a good place. As compensation, they offer residents who take in the people who have been displaced by the renovations half off rent. While I am not sure what can be changed, something needs to be changed and soon. While the people in the front office are nice, the new owners do not care about their consumers.

Roman Gardens is a very social atmosphere. The kitchen is a little small, but there is plenty of closet space to compensate for it. Theres only 4 people with 2 bathrooms (majority of apts). I lived here for two school years and enjoyed it. A shuttle stops right in front of the building to take you to school. Awesome place!

I like what I get for what I pay each month. Complaints: Loud AC(is any places not?), everything is older, bookcase for a pantry, need to use power strips, door lock sucks. Compliments: social atmosphere is fantastic, love the ward, two bathrooms, good sized living room and rooms, dishwasher. Altogether, I like Roman Gardens. Definitely not the best, but its not expensive, and Im enjoying living here.

Okay so I currently live here, and have been for almost a month. We’ve had countless issues with our apartment.. leaky ceiling, broken toilet (they said they “fixed” it but it still doesn’t work), no AC and leaky drains. The maintenance guys come and fix stuff.. but there’s no communication whatsoever. They came to fix our ceiling and left a hole there for days and the AC has been out for almost a week. And it’s not until you call in or email them to ask about the status of the broken stuff when they tell you what’s going on. If you’re looking for a place to live in Provo, keep searching, this aint it.Oof, P.S. the odor here is awful.

This was one of the better places I lived at in regards to management and stuff. Old and out of date, yeah, but I didnt really have any problems. My only beef was that cleaning checks were kind of sprung up on you. Yeah yeah yeah, clean as you go and you wont have a problem, but I worked full time and had classes and Im sorry, but that wasnt my first priority. Having the office at the centennial office was kind of out of the way as well.But overall, it wasnt bad.

I didnt live here myself, but half of my ward did, so I spent plenty of time at RG. Live wires dangling off the roof within reach is not very appealing.Nice pool though. It used to be cheap, but I drove by recently and saw that theyve more than doubled the rent since I was at C2 in 2013.

While there tends to be lots of turnover, the ward always tends to be tightknit, super social, and extremely fun. The pool and hot tub are always heated, institute and the park are both within walking distance, and if you like watching fireworks from the rooftop then roman gardens is the place for you :) The apartments themselves are a little older but their maintenance crew is on top of things. Ive never had a problem with cleaning checks, i hear that they are willing to work with you though. Although no pets are allowed most apartments have a small fish or frog... They wouldnt make me get rid of mr. Bubbles!

Roman Gardens was a terrible housing complex. There is no relationship with any kind of landlord, so you have no idea why you are paying 40$ more than what you thought you signed up for. Their cleaning checks and deposit is filled with cheapskates that will stop at nothing to make you pay extra. Black mold and thin windows are only a couple of the structural problems. They need to bulldoze and start over. Very nice latino workers though.

The management is corrosively cut rate and disrespectful. They lie to you shamelessly. Case in point: I make a complaint about their parking, and their horrendously unqualified employees will assure you that they dont oversell the parking lots. Then a month later when youve gotten everyone you know to complain, the same righteous (oops I mean self-righteous) employee will send out an email about how they have horribly oversold the parking since new management took over quite a while ago. Its laughable. Anybody with any standards would be offended by the disrespect offered by management. Its cheap and convenient, so if you dont mind being completely lied to and taken advantage of by management, its a great place for you. Living arrangements are livable, not luxurious. If they didnt have management equivalent to that of degenerate, run-down bar itd be a great place to live.

Good ward and good social atmosphere but really bad management. Them seemed to be cutting corners, making wrong charges, and were unhelpful. The AC in our apt was leaking and we discovered mold all over our broom closet. Management came and painted over it. I was a little curious and went to talk to one of my professors about it and he told me that that kind of paint feeds the bacteria! We didnt know but bacteria had been blowing all over our apartment for possibly months and I felt like they just covered up the problem, made it worst but never fixed it. To one of my good friends i would say cheap place but really crappy.They need new ownership and management honestly.

I lived there for a year, and that was enough for me. I liked how inexpensive the rent was, but management was a living nightmare to deal with. Our oven was broken for 6 weeks, and we complained almost every day until they FINALLY fixed it. The office personnel are highly un-trained and unprofessional. They rarely had any solutions to problems, and would give the names of other people who could supposedly fix your problem but was never around. I went in to complain about my oven, and the office girl was openly snotty to me, and ignored me the second her friend (who also worked there) came in. I was so ticked. My neighbors were friendly, but that is no credit to the apartment complex. I was so glad to move out. I hope someone reads this and fixes the place.

Halfway through my F/W contract. The first thing to understand about living here is that upkeep of the apartments can vary quite a bit. My apartment is kind of run down (lots of nail holes and patches, medium-sized hole into wall by living room window, carpet has seen better days, etc), but my neighbors apartment is freshly painted and has nice carpet. I, along with a number of other residents, suspect that the last time either apartment was painted was by the tenants, since our chairs have traces of dried paint on them that match the walls, and our neighbors apartment is painted green/red, depending on which wall youre looking at. The layout of the apartments (specifically the kitchen and living room area) varies as well, so unless you tour the exact unit youre going to be in its a bit of a mystery. I dont think its that bad, and I suspect I could just patch the walls and repaint them myself over a weekend if it bothered me enough. Bottom line: if youre triggered by living in an old apartment, then keep looking.The second thing is the crowd. Theres an oddly large number of UVU students who live here considering how far away it is from UVUs campus. This is largely why Roman Gardens has a reputation for being social. If youre the kind of person that likes spontaneous hanging out over planned activities (of which there were 4-5 this semester) then youll like it here. People do sometimes just arbitrarily walk into your apartment, especially if you have the door open already. That being said, you should lock your doors when you leave the apartment, just because it would be really easy for someone to walk into your apartment and take stuff and no one would question it. Bottom line: friendly neighbors, will always be able to find someone to hang out with. But lock you doors if you dont want people walking in.Other miscellaneous stuff: parking isnt bad IF you get back before ten. Ive not had any problems with the internet, never run out of hot water, and although Ive had minimal interaction with the management, theyve been pretty chill. I lost my parking pass shortly after paying for it and they were nice enough to give me another one. They also sent out an email survey asking when the final cleaning check should be after people complained that is was on Saturday. They are ok with you working on your car in the parking lot if you dont make a mess. Maintenance guys are great.TLDR: I recommend.

Roman Gardens is one of the better apartment complexes in Provo. Even though youll see some negative reviews here on the list, I recommend this place. The plusses of RG outweigh any negatives.The biggest draw of Roman Gardens, IMO, is that this is probably the most social apartment complex Ive seen in Provo. Its even more social than King Henry or The Village. Roman Gardens is built in a kind of closed off rectangle shape, so you can just walk outside your door and often see a bunch of neighbors talking and hanging out on the porches and patios. Theres a pool, and a hot tub, and a courtyard where people have barbecues and concerts and parties.Youre also in the same neighborhood as King Henry, and some people like to just walk down the street to go to their parties.Youre in a great location, adjacent to Little Caesars (affordable, delicious pizza), a bank, a laundromat, and the LDS institute building. Theres also a kind, responsive management staff that cares about the residents happiness and wellbeing and responds quickly to your requests.Someone said in one of the one star reviews that maintenance didnt fix anything. Maybe that was true in the past. My experience of maintenance, though, is that they respond quickly and spruce the place up really nicely. Even though some other apartment complexes in Provo look newer, this place is classic and the friendships and social life here is very authentic.Like any apartment complex, your time here is worth what you make of it. Friends arent going to just come to you: well, actually sometimes they do literally knock on your door in Roman Gardens. This place is very social. Really, though, you need to put yourself out there and be social. This is a happy, fun, safe place to be yourself and to enjoy some of the best things about Provo.

Honestly the second worst apartments for byu housing. The only perk was that it was cheap. But the kitchen and appliances are old, a light fell and shattered on the kitchen table, and there was mold in the bathrooms.

I mean really, youre getting what youre paying for- its old and not fancy or anything but the rent is cheap and its a great environment. Ive lived here for just over a year now and Im quite pleased.Pros:-rent is cheap-VERY friendly, social ward; bishopric is awesome-pool and hot tub, barbecue and picnic area (though the tables are always dirty and the patio is a little run down)-game room with piano, pool table, and tv, lots of couches-close to lots of other complexes, very social area-cleaning checks are very easy to pass if you just actually do them-maintenance guys are super nice-free waffles on Saturdays!-nice sized closets and bathrooms-beds can either be separate or stacked to be bunk beds depending on what you prefer-decent amount of parking spaces-EDIT: since theyve been under new management, every single one of my complaints about the management has disappeared. It used to be HORRIBLE under the old head guy, but the new people are fantastic (as are the old ones who are still there). Still keep track of things, obviously, since its a big complex and theres lots going on, and if youre not sure about something make sure you ask- theyre totally willing to check it out and figure things out with you. Ive been SO pleased with the management ever since the switch- theyve been super on top of things, organized, and very helpful.cons:-the place is old and pretty run-down, though still functional-since the cleaning checks are so lax, your apartment will probably be pretty grungy when you move in-although there is a laundry room, the prices are high, the washers are small, and you have to pay with this little electronic card that does not take bills lower than a $5, so you will lose money if you dont use it all up-lighting is really bad in some of the apartments if you dont provide your own additional lights-kitchens are TINY and cramped with barely any counter space- some dont even have any drawersother things to know:-there are a few covered parking spots but they are private and you have to pay for them if you want them and its first-come, first-serve-its about a mile from campus so its not a bad walk unless the weathers unpleasant-make friends with people in centennial so you can use their pool when the RG one has too many people in it-people like to jump from the balcony into the pool so if that will give you heart attacks (as it does me) then beware-since it is such a social area, there are evenings when it gets pretty noisy-the ward meets on campus at the wilk

They advertise $199 a month for a year contract but then actually end up charging you $269 a month plus $40+ utilities which adds up to just over $300. For what you get, its a load of bollocks. Dont say one thing and then do another.
