Do NOT trust Appleton Chase Cohen & London to represent you in a residential tax appeal...they are a SCAM...a BAIT & SWITCH! They led us to believe that we were paying too much in real estate taxes and even set up a court date for our tax appeal, which we paid for (and have not been refunded for). We had to contact them to find a real estate appraiser to appraise our property and were told that they were too busy. Days before the court date we contacted Appleton Chase Cohen & London because we didnt have a property appraisal yet and were told that the court date would be cancelled because there would be no tax savings for us...we were then told they only use averages (not actuals) when they send out letters to try to hook you in as a client. What a waste of time and money.

Cannot thank them enough! We got a letter in the mail, and at forst was a little skeptical. We thought it was to good to be true. However, we moved forward (you really have little to lose). We appealed our tax rate with Appleton and won! They saved us $2000 per year and it only cost $1000 of the forst year of savings. Highly recommend!

Very little was needed from us, and in the end, we wound up with an annual reduction of nearly $3,000. Well worth it!

We built a custom home in Chester County in 2017. The taxes were overstated and based on the build, rather than market value. I attempted to appeal the taxes last year in my own and was turned down by the board. This year, we hired Appleton Chase and they successfully reduced our taxes $1500.00! Well worth the fee and very easy to deal with. I highly recommend!

I received a notification in the email that they could lower my taxes which I am paying about 11.8K a year. After calling them were polite and professional and after reviewing my taxes said I had a case and the process began which included getting an Appraisal ($450), court date (covered by Appleton Chase) and then got notification that may taxes would be reduced by $1,515 (13%) for the 2020 calendar year. To cover their fees they take 1/2 of the 1st year savings which seems fair. So for a single phone call within about a month my taxes were reduced and I benefit with year over year savings! Thank You!

Wasnt sure if it was worth appealing the taxes for my condo in Wayne. Appleton was able to get the valuation reduced, saving me $3,300 in annual taxes. Very happy with the service I received.

The process could not have been easier. Yes, there are two up front fees, An appraisal fee, and a court fee. But when they saved us $4,000.00 in taxes, the fees were very small by comparison. They were always available to take my phone calls. The appraiser that they used was professional and used his photography skills to best showcase our desire to lower our property taxes. Additionally the Appraisers work provided us with a copy of a very extensive workup with all photos that could be used at any time to list the property for resale.

This firm did an amazing job for us. Our annual taxes have been reduced by $2,000, and all we had to do was meet with the firm’s appraiser and sign a few forms. Our out of pocket costs were less than $700 - for filing fees and the appraisal - a small price to pay for our result, which we will enjoy for years. Our only mistake was not hiring the firm sooner.

When my husband and I thought about applying for a property tax reduction we did not know where to start. Once I was in contact with ACCL all my questions/concerns were addressed. The firm took care of everything. Yes, I did have to have my home reappraised. However, the firm contacted an appraiser who then reached out to me. I just had to be available for the appraiser to tour my property. ACCL took care of filing the tax appeal papers with the court and represented us at the hearing. We did not have to appear. What could be easier? And yes, our assessment was lowered.

There was an upfront cost of a professional appraisal and filing fee.The final cost to ACCL was based on 50% of our first year of tax reduction savings. I received a letter from this law firm in April 2018 saying they could save me money by appealing my real estate assessment and that the fee would be 50% of the savings in the first year. I contacted them to begin the process and was told I needed to get an appraisal done (at a cost of $425) which I agreed to. I then paid $25 for the appeal process for a lawyer to file the paperwork. In November 2018, I received a letter from the Chester County Board of Appeals that my appeal had been dismissed because of a failure to appear which the lawyer was supposed to do on my behalf. After calling ACCL multiple times, I was told to contact the lawyer they subcontracted this out to and he couldnt give a valid reason for the letter repeatedly saying he was there. About 6 months later, ACCL finally told me that he showed up late and they would file a claim and it could take up to 5 YEARS!I received another letter from them in April 2019 and when I spoke to them they agreed to process the appeal again in 2019. This time I received a letter from the Chester County Board of Appeals in November 2019 saying that As a result of your decision to withdraw the appeal...your appeal has been dismissed. Shockingly, I never wanted my appeal to be withdrawn. So I spoke to the same lady at ACCL and she told me she wanted to withdraw the claim from 2018, not 2019, and that she would work to correct it and get back to me. Not surprisingly, I never heard back from them.I tried to call the office again today and was told she would have to get someone to call me back because she was working on a project and couldnt get into her computer to look it up. WHAT?!? Besides answering the phone on speakerphone and being totally unprofessional, I couldnt believe it.There are some good reviews for this company, but definitely not one I can recommend.

My tax bill seemed to be too high compared to other homes in our township. After receiving a solicitation letter from ACCL, based on helping other homeowners in my development, I contacted them to discuss my bill. ACCL handled the rest! After reviewing to see if I had a valid case for appeal, ACCL moved forward with the appraisal, which was quick and easy, and ACCL handled the hearing for the appeal. I didnt even have to go. I got a reduction of $1800! My agreement was to pay 50% of the first year savings, the appraisal and the filing fee. I have already recommended to other neighbors in my development.

We received information in the mail from ACCL regarding the potential to lower our property taxes in Montgomery County. I was frustrated year after year of seeing newly built homes in our township selling for $200-300K more than ours was worth, while paying less in property taxes than we were. We decided to reach out to ACCL and then move forward with an appeal.The appraisers and everyone we interacted with at ACCL were very professional. Their office kept us informed of deadlines and the schedule for the appeal hearing. All told, our taxes were reduced by about 14%, or $1,500 about a month ago.

They are a scam that should be reported to the attorney general. They required me to give a $50 non refundable reservation for court fees for multiple properties before they gave me my free property tax evaluation. Then they come back and say that it would not be a wise choice to move forward with a property tax appeal. So they pocket or are in collusion with the court system for $100 from me for nothing. This is thievery or at the least bait and switch performed by a law firm in conjunction with our legal system. It is no wonder people are evolving to not trust either. I had sent in for a third property and no reply back from them...great service! I WOULD NOT RECOMMEND THIS LAW FIRM TO ANYONE.
