Terrible complex with terrible staff. Larry was the only one who kept the place from crumbling and now that he’s gone the lack of care and follow thru is clearly visible amongst the ghost staff who are only interested in making sure they can fill these cheaply maintained spaces. No water, moldy buildings, broken and closed facilities, broken A/C all the time, flooded floors and crumbling walls and ceilings they clearly don’t care to fix after being notified for the past YEAR. The only high star reviews here are obviously paid ones — dont waste your money on this place
If you have the opportunity to go to another apartment complex do so, do not come to this complex. For the only one they are good at is to collect the rent, but to solve the problems of the apartment they are the most inefficient in the world. I have my fridge and several lights in my house damaged, I have reported it for them to fix it and they do nothing about it. If you can find another better complex, I recommend them.
The apartments are beautiful! We feel like the office has worked very graciously with us and accommodated us well. We are very happy with our new home.
I used to have good things to say about this place and the staff but since new management it has been one problem after the other. I’ve lived in 4 different units at this place and the one I’m in now has given me the most problems from the AC not reaching the right temperature to the dishwasher not working to the little things that you can tell were rushed before we moved in like our towel racks and bad paint jobs it’s been a nightmare. For what you are paying to live here it doesn’t seem to be worth it. Every other week water is shut off for some water problems or the pool and facilities are closed and not upto date. With all the money we spend you would think there would be some attention to detail but the front office is lacking in communication. As of right now the best way to describe this place is a scam. How do you replace a whole AC unit and continue to have the same problems. I’ve been really nice about some things but my patience is getting thin and as a tenant that has introduced this place to my family who have never experienced living here before it’s embarrassing and disappointing.
Wish I could rate zero stars. Worst complex ever. Nobody at front desk is helpful and they are all very rude and do not care about any problems that are going on with your apartment. If you wanted to be treated poorly by the staff and pay a ridiculous amount of rent for a very awful and mediocre apartment, this place is perfect for you. Do not rent from them. And whoever the ladies are at the front desk, find a new job because you are awful at yours. I could go on and on about this run-down place. Water getting shut off everyday, termites, leaks, terrible trash system, terrible management, terrible everything. This place needs to be exposed and shut down.
I absolutely love living here. Office staff is nice and always willing to help. Maintenance responds in a timely manner. The view of the pool is so relaxing. Quiet and cozy atmosphere. A great place to call home.

Owner is under no obligation to Residents to provide any security measure or take any action no required by statue. The presence of courtesy patrols, ACCESS GATES, surveleillance cameras or other deterrents do not gaurantee that crime will be prevented. ETC)but, this apartment complex owned by STRATEGIC HOLDINGS like to advertise all over their websites “GATED COMMUNITY”. ? FALSE ADVERTISEMENT at its finest. (“Surveillance cameras” FYI, they don’t have any security cameras whatsoever, don’t let that the fool you)They like to advertise their “concerns and understandings during the hard times of Covid 19 ”, but they will charge you a daily late fee every single day. ( Starting 75 dollars on the 4th of every month and $10 a day to be exact).Add a couple hundred dollars on top of your rent if you don’t pay exactly on time.Oh yea, not to mention harassed everyday with phone calls and notices all over your door. This is typically done by a large woman named Karrie Morphis. You can tell she personally gets gratification giving people notices and late fees. She will not work with you in any way shape or form. She is a very unprofessional, discourteous, unpleasant human being.The care care center, does not work. The business center, you do not have access to, but those are just a few of the things they love to advertise deceptively!Do you like your water being shut off randomly twice a week for hours because pipes are constantly busting and needing to be replaced? Well, you will be in love! You will get that here, and then some. The picture you see of the yard....that is on a dry sunny day....it didnt just get done raining. There is sludge that is always in your yard because pipes are leaking 24/7. This is the area you walk through to get into your apartment. You can bet your rug will become black soon.In their LEASE CONTRACT- 11.3 - BUILDING, HOUSING, OR HEALTH CODES. - “Owner will comply with all applicable building, housing, and health codes related to the lease premises”-18 RESPONSIBILITIES OF OWNER - “Owner will act with customary diligence in keeping common areas reasonably clean; maintaining fixtures and appliances; maintaining the roofs, windows, doors, floors, steps, porches, exterior walls”Well, I can promise you they don’t follow these codes….pictures below for proof! Notice the white wire sticking out randomly? Well this is exactly where you walk to get into your apartment.As you can see….this is not the expected outcome when paying over $1500 a month, am I right?I have lived in some cheap apartments….paying $400 a month…and had a more pleasant experience than this expensive dump.Save your money, and go somewhere else!
I have lived here for about 5 years. At first it was great, then when they sold it to Strategic Holdings, things went down hill fast. All the breezeways and railings are dirty, the gates to pool dont work, the laundry room is a mess, the pool is filthy, and I can go on but -----they keep raising their rents and it really isnt worth it. The clientele they rent to race through the parking lots, throw trash all over and it has definitely gone down hill. Not a family friendly place anymore.

There are always issues with plumbing, the managers are rude and very professional and not to mention all the racket from college kids! These apartments are falling apartment and their are so many different people in and out of these gates! I carry pepper spray everywhere that I go just about around here! They state its a “gated community”? I have never seen these gates closed before. They want you to sign a contract and then you find all this out afterwards!!! The pool is green most of the time. Spend your money somewhere else!!!
When I first moved here maintenance calls were returned right away. After 3 years and 2 rent increases later. This is 3rd time my AC has gone out in 2 months. Ive had other maintenance issues which I can wait. But if you are paying over 1200 for a 2 bedroom apt and your rent is paid on time. When your AC breaks I expect a call back to at least discuss the plan. Office will call and text and email relentlessly if its something they need like renters insurance but when repairs are needed..... Silence. The office was open today. I put in maintenance request. Called. Emailed and texted with no response from staff. So for my weekend off instead of resting I get to sit in a hot ”luxury” apartment. Maintenance man is very nice. Just overworked and office is not very good at communicating. Im sure if it was the office AC. It would be fixed quickly.** update ** Sunday still no response from staffIve called emergency hotline number. Still no response. My apt is 82 degrees. Unless you want to be ignored for who knows how long and pay 1200 to rent an apt without an AC. I would recommend renting else where. *** ac was fixed on Sunday but I never received any information. Just came home to a working AC***** may 1 AC IS OUT AGAIN!!!!! I put in maintenance request at 2am. and called emergency hot line. No communication so far.... Office is open today.
Staff is unresponsive and only communicates with you when it’s non-controversial issues. I am disabled and it’s becoming very hard to live on my own and will not let me out my lease. I would call that discrimination against a disabled person. Not only that they are unresponsive toService calls, my ac was out 10 days after the hurricane while we still have power. Pool is always filthy. Forget about going to the bathroom there, it’s an absolute disgrace. I’d rather use a portable potty. People in the community asking if you sell drugs. It’s crazy and I have a 3 and 1 year old that come over every other weekend. Stay away from this place. They probably pay these people to write these reviews.
Been there visiting my son on several occasions, for the price hes paying, Id expect for this place to be immaculate. Hes had several issues with maintenance and unresponsiveness from the staff. Rent a home, it will be cheaper and your kids will be better off.

Tricked into signing an 18 month lease when it was supposed to be a 12 month. Monthly rent is high enough then they find ways to charge late fees all the time. Carpet is cheap and not installed properly, nails stick out and cause you to step on them. Overall a horrible experience. Not a place I want to call home.

The only reason Park On The Square will get 4 stars from me is for the 4 people that made things a million times better that went wrong while staying there.There were always water problems. The water always being turned off during inconvenient times throughout the entire week, practically all day or for hours. Sandy constantly apologizing for the company and wanting to make things right helped and her customer service skills were always A1! She was the biggest sweetheart and I appreciated her being with the company to make my stay more pleasurable.Larry and Jay are the greatest maintenance men EVER! They always pulled up in their gulf cart with a smile and plenty of jokes. They always got the job done in the expected amount of time if not less.Cindy was able to help me MAJORLY recently with a situation that was made minor by another employee. She was always helpful whenever I ran into her at the office and i greatly appreciate her understanding my problem as an urgency and treated it as such.The new owners of Park On the Square need to step it up if they want to keep the prices the same & expect people to be happy with problems that continue to happen . If the same problems didnt happen over & over & were solved, it’d be worth it.Edit: the landscape & view of the place is MOST DEFINITELY beautiful & done well . It’s just the issues that make the stay less pleasureable need to be addressed and permanently taken cared of.
I love living here. The staff is so friendly and incredibly responsive. I’ve never had an issue that wasn’t fixed within a few days, and never had any major issues at all! The apartments are great, spacious, and the complex is so pet friendly! I feel happy and safe living here!
Couldnt be happier with the apartment and the service here. Everyone that comes to my apartment is blown away by how nice the apartment and the complex is. Very roomy and modern. The staff are great. Always there to help with anything you need and get it done promptly. Ive rented different apartments throughout the years and honestly this has been my best experience yet.

I’ve lived here since October and I don’t have any complaints. This is my first time living alone and they answered any and all questions I have ever had. Their maintenance crew is amazing and handles everything as soon as I put the request in. I would recommend this apartment complex to anyone who wanted their own place and it feel like home instantly !
I had been looking for apartments for such a long time and I decided to walk into Park on the Square and ask questions about the apartment and needed up moving in that day! Sandy helped me out immediately and walked me through everything. I honestly could not have done this without her help and she was so kind. The staff is great and the apartments are clean and very nice. I love living here and my neighbors are also awesome and very friendly. I would recommend to anyone looking for a safe environment that is close to everything in pensacola!
Ive recently just moved into Park On the Square and my experience has been amazing so far! The front office is very friendly and helpful, have answered all questions Ive had and made the move in process very easy and stressless! Apartments and grounds are well kept and I highly recommend this complex!

This is one of the cleanest Apartments I’ve seen in Pensacola. The staff is super friendly. The maintenance staff always does a great job and they are always willing to help me when I ask. Even though I have a dog she can be mean, but they cooperate with her very well. So I never have to worry when maintenance comes by. Unfortunately I don’t drive a car so it’s also very helpful that I live super close to Publix, Target, and Cyclebar. The pool is my favorite place to go in the summer, and the laundry area is comfortable too!
Staff is wonderful, got me into a great apartment in no time. Cindy at the front desk was especially helpful answering any questions i had promptly.

I’m 38, female, and I live alone so I look for specific characteristics in a residential community when shopping for a new residence. However, I’ve yet to find a community that has met all of my needs diligently and respectfully until now.Moving into Park on the Square has literally been my best decision ever. Not only is the office staff unbelievably available and often working hard after hours, they are kind, considerate, respectful, and always exude empathy and sympathy appropriately. The staff is relentlessly helpful and treats every resident with respect and phenomenal customer service. I’ve only lived here for 5 months, but I’ve already become so impressed with both Sandy and Cindy, the front office managers, who have already saved me from so much unnecessary stress that I can’t thank them enough. They are both so attentive and also very amazing problem solvers.From issues like covid-19 safety standard enforcement to very late night maintenance issues, these two women are always fully involved and working out a better solution to the problem at hand. Secondly, these two women along with the rest of the office staff make a terrific team.Speaking of teams, “the Park on the Square Caretakers” team is the most badass maintenance crew on the planet. These guys will work until the sun comes up if they have to in order to help a resident to reach a more optimal level of comfort, security, and satisfaction than I’ve ever seen in any complex I’ve lived in since I moved back to Pensacola 13 years ago.There’s Jay who I think of as a maintenance and home repair guru. If you have a question about maintenance that stumps you or any normal, relatively intelligent human being for that matter, Jay will know the answer. He’s a phenomenal plumber, a terrific electrician, handles HVAC and air conditioning and heating, and he continues to impress me with his extensive knowledge of home repair. Jay also understands why these issues occur so his work is always efficient. Jay always thinks beyond the present problem and creates preventative measures to avoid it occurring again. Lastly and most importantly, Jay is a very attentive listener and has an awesome attitude always.Next, there’s Larry. I met Larry the first week I moved in because he approached me while I was walking mu dog. He introduced himself, was very respectful, and he offered Buddy a treat! Larry has a very welcoming personality that goes along quite beautifully with his sweet, gentle demeanor. Larry also is always there to help with any maintenance issues or to answer any resident’s questions. He’s quite knowledgeable on the community life at Park on the Square as well as the residential policies and amenities! He’s very involved in the maintenance and planning of the complex landscaping work. He not only has a good eye for aesthetically pleasing landscaping possibilities, but he also is very well versed in functional landscaping decisions and practices.Lastly, Terry is the newest edition to “the caretakers” team and I’ve already seen him working with both Larry and Jay on several different jobs thus far. He not only shows apparent interest in learning about maintaining the properties, he also pays close attention to what Larry and Jay say to him so that they don’t have to keep repeating themselves. He thinks quickly and responds accordingly with promptness and respect. I think he will make a terrific addition to the maintenance team.Finally, I wanted to comment on the atmosphere at Park on the Square. I have never felt as safe and secure as I do living at Park on the Square. I’ve never felt as comfortable with staff at any residential community as I do with the staff here. Not only do I feel safe, but I feel like there’s an entire team of staff members watching my back and helping me get through any issues I may experience as a resident while living at Park on the Square. Thanks a million for everything guys! Way to go!
My fiancée and I have lived here for two years as we finish up grad school. I cant express enough how pleased we have been with Park on the Square...if we didnt have to move for work, we would certainly sign on for longer! The gym and pool are always clean and never too crowded, the staff is friendly and they know us by name and apartment number. Weve never had a problem with receiving packages at the office. Our water heater started to leak at one point, but people came by to fix it within the week. I do wish theyd give you some warning before barging in and doing things like spraying for pests, but theyve gotten better about leaving flyers on our door beforehand lately. Weve never had a bug or noise problem. I also love using our electric fireplace during the winter, and Im always lounging on our balcony on during the spring and summer after work. The kitchen is a decent enough size for the two of us.One extremely annoying thing is the gate, which is pretty much useless as anyone can tailgate in behind a resident and get in, and whenever a visitor stops by you have to wait until they can call that person to get access so the traffic to get through the gate backs up into the street, but its just a minor annoyance.The location is awesome, as youre within 20 minutes of the beach, mall, and downtown. Davis can get backed up during the week but you just have to plan accordingly.This place is well worth the price, and I can only hope that our next apartment is as awesome as this one has been!

Living at Park on the Square was a very positive experience. The location is perfect. You can tell the office staff actually cares about the tenants. Maintenance was always friendly and Johnny on the spot if needed which was rare. I recommend to all.

Phenomenal staff makes you feel at home, and the apartments are incredible! Theres a great environment in this complex, and they make the entire moving-in process as easy as can be! If youre moving to Pensacola, this complex is centrally located to all your favorite stores, and is just a few miles from the highway that connects you to everything else in Pensacola.

Superiority complex is usually a direct result of an underlying inferiority complex. Very rude I mean very rude! Some reviews says she is nice and helpful made me laugh. My 2 bits, be kind to unkind people. They need it the most! OR you stay away with HER. You want to rent from someone responsible, who will fix maintenance problems quickly, correspond with you in a polite way, and make your experience as pleasant as possible. What are the top 3 traits or skills every apartment manager or asst.manager must have to excel? Answer:anger management, customer service, people skills and of course quality customer service. The so-called asst. manager who could care less because apparently she hates her job.P.S. Make sure you see your actual apartment before signing a lease. Apts are old and showing their age. I was a resident here until recently. I don’t recommend this place to anyone. Dogs poop everywhere too! The only pluses: convenience of shopping and near to the public schools.

I did not actually get to move into Park on the Square, but I did visit and Leigh, a lady who works in the office, was the most pleasant and helpful. I would have moved here had I not found a better deal somewhere else. Leigh, if you read this, thank you so much for you sincerity!
Overall awesome, parking is plentyful, pool is beautful surrounded with palm trees, dog park, pool, laundry, workout room is all right together. Our 2 bed room apartment is beautiful and was very clean, and has a big kitchen and able to entertain guests while in it. The staff is very nice, was able to move in a week earlier than anticipated, I just cant say enough good things about this place!

If you are a military family like mine, please read this. My husband is a Second Lt in the Marine Corps. We live here and pay over BAH for this place. Some of the 5 star reviews are bribed for by the office manager. They have raffles for yetis and baseball tickets- to enter, you must rate them 5 stars on facebook! That being said, please listen to this post. I dont want anyone to deal with what we are dealing with. Our neighbors smoke weed and we report it but nothing happens. The office kept saying they would take care of it. Finally, my husband had to go confront the kids doing it. They were college kids and apologized and let us know they were moving out soon. This was over the course of about 6 months though. When they moved out, it finally stopped. Now, we can smell it when we are outside playing with my babys water table. Weve reported it coming from across the building and the manager hasnt even responded. That was a week ago. Im not sure how a place could be so unconcerned with residents doing drugs in their apartments. It causes my family immense stress to live here.. perhaps, this complex is a better for college age kids and not families. So with that being said, all military family should steer clear from here. We have 4 marine corp friends who live here and deal with the same issues. By the way, if you are coming straight here from a different state because of PCS then know that the apartments look nothing like the pictures. If you are coming for flight school and wont be going to Corpus Christi for primary, live in the Crossings or Governors Gate. Park on the Square is right in between both complexes. All three are basically right next to each other on the same road. Highly recommend the Crossings though. they are beautiful! We have friends in both places and they never have any of the problems we do. Another thing- the gate here is ALWAYS broken!! its honestly awful here.. just do not live here if youre a military family or even just a family with little ones. trust me!

If I could give less than a star I would. This place is run by crooked people who will manipulate you for every penny they can. They were so rude to my fiance she called me crying because they offended her so badly. It says a lot because out of two the 3 years I have known my fiance I have only seen her cry maybe three times. Not only do they charge a ridiculous trash valet service that is a mandatory monthly bill but hardly anybody uses the service since it is not practical. They also charge ridiculous cleaning fees upon moving out just because they can. It does not matter if you took excellent care of their apartment for the whole stay because if you leave a little bit of dust on the floor or a smudge on the counter they will charge you hundreds of dollars to clean it. I would never recommend staying at this apartment complex and I am so happy that neither my fiance nor I never have to set foot in the place again.

This is a wonderful place to live and the people are very nice to everyone.
Premium price for abysmal service.Ive been here for a good amount of time and Park on the Square, even after being purchased by another company, hasnt shown much improvement.I was made to switch apartments so that the one I was living in could be revamped and have new people moved in. My new remodeled apartment was not as nice as theirs. Carpet spikes were always hurting our feet after several attempted repairs. There is what either feels like concrete or sheetrock rubble under the carpet. There is water damage that only gets worse with each storm. The fridge was physically broken in several places despite being new. The doors are not flush with the frames so that after, say, a hot shower you might think youre trapped in the bathroom. The seal on the front and porch doors are broken; you can feel the cold and the heat coming in, as well as humidity. Their response to repairing this is slapping on a stick-on weather strip. A carpet stain was present on brand new carpet before we moved in and has remained ever since. ALL of these issues should have been fixed but were not and probably will not.Theres hardly ever any parking. The gate is broken a good quarter of the time. God help you if you try to use the phone call service to get through the gates. I guess a numeric code was too much to handle.The icing on the cake was the, uh, landscaping job, if you could call it that? Say goodbye to shrubs, hedges, and oak trees and say hello to bare looking palm trees that will take more water to keep alive. Removing the shrubs also exposed some gross facades, plumbing, and other hardware on some buildings which is fun.If you do try to ask for help, dont go to the office around lunch time because occasionally Ive gone to pick up packages or put in maintenance requests to find the office completely empty. Maintenance requests are also kind of infuriating. Props to the maintenance team, because theyre a good bunch of people and always kind and willing to help (except for the lady that liked to smoke cigarettes in our stairwell???), but it never seems like anything gets fixed.And not a fault of the apartments but just of the tenants, but use caution driving or walking through the apartments because EVERYBODY runs the stop signs. Ive come close to being t-boned several times. They also like to just.. leave trash everywhere, like starbucks cups and grocery bags.All in all, I guess its an okay place to live for a little while. I wouldnt live here for more than a year or two if I had to do it all over again. I dont feel like myself or anybody else was ever taken seriously despite how much we had to pay to live here.

We still think of this apartment complex as home. It was quiet and wonderful. All was great. My only complaint is that they had an issue with dog poop on the grounds and sent a blast to everyone saying that they would be charged extra. I dont own a pet. When I contacted them they at first said it was my responsibility to let pet owners that I see pick up after their pets. I was infuriated by that and they let off but never once apologized.

My friend lives there. Has heard neighbors complain that the dog park was closed for two months and still had to pay the amenities. They closed the pool down for a couple days due to unsure reasons and accusations. If theres a problem with your apartment, calling after hours is the only way itll get fixed.
Unpleasant staff with the exception of Leigh. Continually increasing prices on rent yr after yr and does not uphold maintenance requests.

This used to be a really good complex... but now things have really turned upside down. Every week its something different. AC went down three times over the summer. Each time they came to fix quickly, but it really shouldnt be breaking 3 times. The pool is consistently out of commission. Dishwasher has been broken a while. The washers and dryers are ALWAYS broken. I would think they would get a different vendor if this one is so problematic.Its not a bad place to lay your head, but for the price you are going to pay it truly isnt worth it anymore (and they have NO issue hassling you for rent). There was some shake-up in staff, and I have never seen a complex go downhill this fast.Overall, it isnt a TERRIBLE place to live if you cant find anything else in the area. But if you can find literally anything else you should go that route.
