I am so excited to moving to this GORGEOUS property. It is very well maintained, has so many amenities and the location could not be better. It looks and feels more like a townhome community then an apartment complex. The apartments are spacious and well designed. The staff is professional and very friendly. I feel like I will be very happy here! :)

This is by far the best apartment I’ve ever lived in. The apartments are spacious with large closets and everything is well built with premium finishes/appliances. There are several amenities: the saltwater pool is gorgeous, the fitness center is nice and there is even a carport where you can wash and vacuum your car for free! Maintenance is friendly and handles requests in a timely manner. And the apartment manager and office staff are just the icing on the cake. It’s very apparent that they genuinely care about their residents and making sure you are happy and feel at home. Thanks to the Avenues crew! You guys rock!

Great place to live, felt like living in a townhome! This is a family oriented property and also pet friendly! Any kind of maintenance issue that we ran into was taken care of the following day! It’s also a good location in terms of the proximity of all the restaurants and stores in the area. Definitely have no complaints about the Avenues, only reason why we’re leaving is we got a house :) thank you for a fantastic 3 years!

I’ve lived in this complex for 2 years and it has been an excellent experience. Rigo is especially a sweetheart, very friendly and accommodating! I have moved a lot in the military and this place has been the best! The complex is surprisingly very quiet and I haven’t had any problems with the neighbors. They respond quickly with maintenance requests and go above and beyond to ensure the comfort of their residents. Thank you Avenues team for creating a wonderful environment to live!

My dog and I have been living at The Avenues since July of 2020. I ABSOLUTELY LOVE IT! The maintenance staff is very attentive, reliable, and respectful of your pets and living space. The grounds are ALWAYS kept clean. I feel safe and really do enjoy living here. Plus, all of the buildings have been freshly painted! The staff at the front building are so friendly and responsive to any inquiries.

Since I have lived here, anytime we had any issue with our apartment maintenance has been quick to respond. The property management has also been quick to respond When we have had an issue they respected that we had been here for as long as we have and we have been good tenants and worked with us.

I have been living at the avenues now since December 2018. In the Pearland area you will not find too many apartment communities that can compete with the avenues. The one praise that I can give this place among many is the maintenance staff they are very timely and respond very quickly to your needs. Management and the leasing agents are also very communicative with matters that may arise with the community. Bethany and her staff kept us informed while we experienced an ice storm which pretty much left us without water and lights for a period of time, yet they stayed on top of things and made sure we were informed through timeline responses. The grounds are also kept neat and trash free which is very professional and once again coincides with the maintenance and landscaping of the community, literally best I’ve came across in apartment living.

Whenever I have to place a service request which is normally just to get my air filter replaced its done within 24 hours. I have never had a major problem with my apartment.Everyone is always friendly, they wear booties when they come into your apartment as not to mess up your rug and as of late because of Covid they wear their masks. All staff are very professional.I have nothing but good things to say about this management team and their employees!

I have been living here for 4 months and I can honestly say, choice well made. I looked at 4-6 complexes in Pearland and this one stood out by far. The complex is clean, well maintained and the tenants are friendly and respectful to one another. Management keeps you well informed of any issues or concerns. Great location to all retail! No regrets thus far.

Rigo is amazing. If I was just rating him it would be 6 stars. Everything was great while I lived there; any issue I had was quickly resolved by the staff. Pre-covid they would have events pretty much every month. It’s a great place to live. However, I moved out in August and just received my deposit back in January. Originally they over doubled my last month’s utility bill and kept sending me a bill. Makes me wonder how many times before they overcharged me on utilities. After multiple calls and emails, I finally received my refund 6 months after moving out. I was also charged an extra $50 for carpet cleaning when I moved out with no explanation besides that is standard, the carpet was just as it was when I moved in.

What an incredible place to live! The location is great; you have easy access to shopping, restaurants, grocery stores, and 288 all within minutes. Its a quiet, well-maintained, complex that I found to be extremely safe. The entire staff has also been wonderful!

I moved into the Avenues a month ago and BY FAR this property is the BEST apartment we have ever lived in! It is beautiful on the outside, well-kept, well-maintained and quiet. The office staff that we encountered from visiting the property to leasing a unit - Eryka, Rigo and Bethany - were superb in their prompt communication and kindness. I would give a 10 rating if that were an option!

The staff is very warm and welcoming! Moving from out of state without personally seeing the unit myself, the staff has been more than willing to make sure I feel at home from afar. Sarah has been particularly helpful and has been bending over backwards to answer all of my questions in detail in a timely manner. She even recorded my unit for me very professionally and emailed me the video. Shes been helping me measure and make sure that my furniture will fit my new home. The location is prime, the schooling is great, the area is very safe and quiet with a strictly gated entrance that requires permission to enter. I cannot thank this team enough and feel so blessed to call Avenues my home!

The Avenues at Shadow Creek Ranch is, by far, one of the best apartment complexes! We’ve lived here for just over a year and relocated from Orlando Florida. We weren’t terribly optimistic about moving to Texas, but Pearland is great and the Avenues provides a great place to live as you acclimate to the area. The amenities are wonderful for families and singles alike with an onsite gym (with access to a personal trainer), salt water pool, playground for your child, car detailing station, and great access to H288.We signed a lease without actually seeing the complex, or a unit, in-person and we’re glad we did! Rigo was fantastic from the start and the rest of the staff seem great. The units are a good size and, compared to Orlando, we get much more for the money here in Pearland. The avenues is located within walking distance to a Neighborhood Walmart, CVS, multiple restaurants, and a couple of gas stations. The location also gives you access to multiple walking/running paths (ie, sidewalks) through the local community.Although time hasn’t afforded us he opportunity to get to know other tenants, our neighbors seem nice and are mostly quiet. We were concerned about bad neighbors, but we haven’t experienced any issues so far and the units around us have experienced quite a bit of turnover in this short time.The only qualm I have about the complex is honestly not a management issue, but a community tenant issue. Most of the time, tenants seem to simply not care about how they place trash in/around the compactor area. This is no fault of the Avenues though as signs are placed and we get consistent reminders about the need to push trash into the compactor.

Staff members are nice when you are actually able to speak to one. Otherwise, youre leaving a message or sending an email that you probably wont get a response to. Maintenance for in home repairs are very prompt. Outside appearance is going downhill. Several exterior doors in the community has missing paint and the buildings are full of green mildew. More could be done for outer appearance of the building structures. Embarrassing if you invite someone over and theres huge spots of missing paint on doors visible as soon as you enter the community. Trash costs went up, yet the machine is always full and trash is left on the sidewalk. Makes you wonder why add the additional fees for trash. Outside of the above mentioned its a decent place to stay.

I’ve been at the avenues for a year. Hands down its the best managerial staff, maintenance team, and ground maintenance keeping. Everyone is friendly and the office is fair with al residents. It’s a very down to earth and peaceful atmosphere living here. I’d recommend The Avenues to anyone moving to pearland.

The Avenues is our favorite apartment we have ever lived in (and this is my 6th complex since 2011!)Where to begin... our floor plan is big and spacious, and I do feel that our rent is affordable given the space that we have. Our apartment sits above 3 garages, which means we have 0 neighbors underneath us and 0 neighbors above us. We have NEVER heard the neighbors that live on either side of us, so the walls are thick here! Its quiet all the time. I love having a garage, it makes me feel secure and safe.The complex is in such a nice part of town, and the trail behind the complex is really nice for walking/jogging/strolling.Everyone I have ever dealt with in the leasing office has been beyond professional and helpful, and they really pride themselves in doing what is right. Bethany, the property manager, has addressed any concern we have had quickly and professionally. Maintenance is great and quick too.The amenities are wonderful, although the gym is crowded most evenings. We love the pool, grills, and dog park!Overall 5 stars. I would highly recommend living here if you like quiet, friendly service, privacy, and lots of space.

The apartments themselves are nice enough. However from the start, I’ve had nothing but issues from staff with lack of communication, lack of knowledge regarding their own policies, and the inability to perform even the simplest of tasks without mistakes. I don’t recommend living here, unfortunately the extremely poor move in experience has eclipsed any ability of my enjoying my home.

This is the best community to live in Pearland. The apt is spotless clean, great people in the office and beautiful landscape. Inside the house is luxurious and this place worths the value. I love it here. Very close to the mall. All stores and restaurants are within 5mins driv . Great job guy .

Ive been living at Avenues at Shadow Creek for about 6 months. This is a great place to live. The environment feels safe, the residents are great, and the staff has been wonderful. They really care about the people that live here. They go out of their way to make you feel at home and comfortable. Ive had a couple of maintenance issues, like a dryer that quit, and the maintenance team fixed it the same day, in just a few hours. It is close to lots of shopping, but out of the way just enough to be quiet. Access to the Shadow Creek trail system is a plus as it has been great for running and biking. Shopping is within walking distance. I dont think I could find a better place to stay.

Came in today to look at apartment before making my final decision . Young lady was the only one working after giving me quotes and going to get the keys to show me around other guest came in . She completely stoped to help everyone else. I was sitting for approximately 5 mins while she was giving family that came in after me quotes . I WILL NOT CONSIDER THIS PLACE TO LIVE .

One of the best places Ive ever lived! The pool, fitness room and lounge area are all gorgeous. The staff are all great people helping to build an even better community in Pearland. I have been here for 2 years. I have never had a problem at all. I have never seen anyone hanging out or acting disruptive. This apartment complex is very quiet, and if you ever have a problem, the staff is right on it. I highly recommend this place.

I looooove my apartments. Ive been living here since March. I feel extremely safe and all of my neighbors are really friendly. Management is great and everyone in the front office is so willing help anyway possible. They have nice events for the residents often and I recently received an email about them offering personal training class for FREE! If youre looking for a home in Pearland this is defiently the place.

This is hands down the best apartment complex I have lived at thus far. I have lived at 4 different apartments prior and was never 110% satisfied as I am here at the Avenues.When I first moved in, I cleaned the entire place inside out and did not find a speck of dust. Even my toilet was sparkling clean (literally)! All my appliances were updated (stainless steel and modern) and everything was perfect. I was even greeted with a bottle of wine and two wine glasses! The complex really put a new meaning behind move-in ready!.It also feels SUPER safe - I see patrol cars on site and the gates havent malfunctioned. Maintenance is extremely prompt (next day service, even for the most trivial things). The area is quiet and everyone is friendly. I like the amenities (pool, grill, mail center, game room, car wash, hiking trails in the back of the complex, personal gym trainer!!, etc.).Also, I have lived in apartments with pest problems in the past even though pest control is part of the rent -- NOT HERE! Any bugs I have found in my garage are dead already. I also havent seen any bugs in my apartment since I moved in. Whatever pesticide they are using is working well!The apartment is also close to major shopping centers (Costco, Town Center, HEB, WalMart) without the hustle and bustle of traffic if you were to live further down Broadway St.The management team obviously cares deeply about the complex and their residents. They have 12 fun events for the residents per year and they know me by name. Any questions I have are answered promptly and they took the time to give me a tour on my move-in day to make sure I was nicely set up. They care so much that they actually place these spray things in each apartment room so it smells good when you move in. Their dedication to making this place feel like home is astounding.Shout out to Brandon, who helped me find a place to live here and makes me laugh every time I visit the office. He is hilarious and one of a kind!!! Rigo is also great! I love their sense of humor!

The Avenues at Shadow Creek Ranch is an absolute amazing place! It is conveniently located just minutes away from a great shopping center, grocery stores, and some neat restaurants, you cannot go wrong with choosing this place as your next home. From the minute I drove up I was amazed at how nice the grounds are kept and how clean, beautiful, and well decorated they keep the leasing office. Aside from a wonderful first impression from presentation alone the staff is also so helpful! I’ve been all around Pearland searching for our new home and this is the first place that genuinely welcomed us. Rigo is such an amazing leasing agent he made the whole application process super smooth and was very thorough with providing information! Rigo created such a positive environment that our pop in inquiry turned into a look and lease! Rigo keeps it very professional and makes everyone feel so welcomed the moment they walk in. Everyone else in the leasing office is also really awesome and kind that I feel like I’ve known them forever. Our move in date is in a week and we are so excited to be tenants are The Avenues!

Plus your in reach of some of the best food and all shopping Houston has to offer. The Avenues at Shadow Creek Ranch is by far the best apartment complex in Pearland. My family and I looked around 5 different complexes in the 518 area, and the Avenues were the best hands down. Rigo was so helpful during our apartment hunt. We probably visited the complex 5 times before we finally signed the lease, and every time he was so helpful. Bethany went out of her way to help us get organize on move-in day, even though we moved in ahead of schedule. The staff is so friendly and helpful. You can tell they generally care about your well-being. The community is very quite at night and the close access to Pearland trail system is a major plus. I would highly recommend the community. My perspective is that of a renter and a Real Estate professional:I was new to the Pearland area and my family grew by one (4 month baby). Most contracts request you provide a 60 day move out notice so I began my search for a bigger rental to call home. I came across this community and applied at the end of June (see receipt). I was instructed to visit Walmart for a money order, It seemed to be a smooth process and the former employee who assisted me was very pleasant to deal with. In August, closer to my move in date I noticed a lease was not received and I followed up on the item twice. I received the lease for review 8/16/2016 (ten days before my scheduled move in). Subsequently, I realized I would not be able to meet the move in date of 8/26/2017 with this community AND did NOT sign the lease. I called to inform them I would not be out of my apt in time and would not be able to move in as expected. I was told the managers (both assistant and property manager) were not in and would not be available to assist me with this matter until the following week, in essence, my account could not be closed out until the following week. I was told I would lose the app fee and admin fee which I was fine with and would get a call back to confirm my security deposit refund for NOT moving into the community. As mother nature would have it, my move out was also hindered by Hurricane Harvey making it impossible to move anywhere therefore I remained at the same apt I was wanting to move out of. As was everyone in Houston/ Pearland, we were hunkered down due to flooding and mandatory curfews which forced us to wait for the storm to pass. Side note: I kept up to date on road closures in Pearland (due to a link provided by Columns at Shadow Creek Ranch) and noticed Broadway (specifically in front of this community) was flooded and impassable From Kingsley to Kirby. Ive recently began unpacking and organizing my life which is why I called to request an update on the refund and was informed they will get to keep my $425 due to them holding the unit. So in retrospect, 1) a lease was never signed and ample time for review was not given, 2) natural disasters will not be seen as an unforseen event to allow for a refund to be issued, 3) security deposit was refundable until they called it a holding fee, 4) special provisions is setup to hurt the tenant. All in all, even if i wanted to move in Mother Nature laughed at my wants and only God knows why it pushed me into another property. My previous community, Columns at Shadow Creek Ranch were AMAZING during this trying time. They understood what was occurring and did not shove me, my husband and my baby out into chaos nor did they take advantage of a situation to take money from us. They worked with me and allowed me and my family time to move out AFTER the storm. I spoke with the Manager at the Avenues explained the timeline and requested a refund of my security deposit and as many property management companies do I was surprised with word play. She said it wasnt a security deposit unless I moved in and it became a hold fee. I wish they wouldve chosen those words prior to handing them any monies because I would have opted for an approval only, prior to delivering monies that did not need to be given. Mind you the $250 specifically says Security Deposit on their paperwork. Lastly, RED FLAG 2 & 3--- their Special Provisions stated if the tenant had a hardship, bought a home or lost their job and could not keep the lease and had to buy out of the lease aka break the lease they would charge $2000 fee PLUS a months rent in order to let you out of the lease AND if you delivered a late move out notice it was a $1000 insufficient notice penalty. If you like your hard earned money to be valued and properly handled beware who you give it to. I would suggest staying away from this community on these merits. I would give them no stars but the way this is setup you have to give them at least one star to share your review. Renters beware!

I have been living at this apartment complex for almost 7 months now and I absolutely love It! All of the leasing agents are amazing and I havent had any issues with them. They are like a family and really make you feel right at home even after you sign the lease unlike my old apartments who shall not be named.. cough, reserve at tranquility lakes.. cough.. cough, if you have any service request they are handled the same day. Parking is pretty good and I usually snag a spot right at my front door. Noise factor?? What Noise? These apartments are really quiet. The only noise I hear maybe fire trucks around holidays.. I assume someone in the neighborhood over probably burnt their barbeque.. The gym is 24/7 I believe.. And the game room is only business hours.. you have the option to pay rent online.. or you can get a money order from HEB.. you can get one from the neighborhood Wal-Mart. But they arent very people friendly in the Wal-Mart. They always assume a $100 basket of groceries in Pearland at that is suspicious in self check out. But if they knew how to bag properlyyy.!.. anyways. Great shopping near by.. except neighborhood walmart.. So far I havent witnessed any flooding.. no constant traffic through the apartments as the gates are always closed. 1 entrance 2 exits.. schools nearby if you have kids, day cares, fun places to take them also.. we have a karate class right on the next street 2234 if they like karate.. etc. Oh! And a salt water pool and drive thru for our mail.. And a car wash station in the back. 🤗😌

On 8/2015 we went to The Avenue,met Rigo Zavala,showed us some available apartments.We then decided to lease unit 3106,has 3 beds,2 baths,2 car side by side garage,monthly lease $1829,move in date 9/8/2015.We paid $525 in cash quickly,no delay to show our seriousness,immediately provided them supporting documents.They sent electronic lease agreement,we signed it right away.No delay!Before moved in,2x I met Rigo to make sure that we didnt need more documents before moved in,he said everything was all set.Glad to hear that,I started packing everything up.SUDDENLY FUN BEGAN!On 9/1,Rigo called us,said that we COULD NOT move in to 3106 unit!The reason was the current tenant renewed the apartment,which was he said at first month to month.(Really?),then corrected they renewed it for one more year.He said they came to him for renewal ONE WEEK BEFORE we signed the lease agreement (was that possible?).He said that he FORGOT to put it in the system!(Really?)He then offered us another apartment which was more expensive,2 beds only!WHAT THE HECK IS GOING ON?We signed lease agreement,paid $525,kept asking him if he needed more documents,so excited to move in to the damn Avenue!Is that their standard practice?Offer downgrades to tenants,make them pay more after they themselves made mistakes?We went AUGUST,but now because of their MISTAKES,we had to accept more expensive SEPTEMBER price!When this happened,we asked Rigo Zavala to see manager Bethany Ehret.She came across as dont care,and even forced us to accept the downgrade for the same rent as 3106!She gave no apologies!How could corporate trust Bethany Ehret for the position of Property Manager?At this point we said we had ENOUGH !We want to make this VERY CLEAR!We committed ourselves to being there to the point,that we already had our current lease terminated!Now we end up hearing this,we literally HAD NO PLACE TO GO!They almost made us HOMELESS!Then we asked for full refund.At first they told us wed only get back $525 minus the application fees or $350.YOU made the mistake not us,now you want to hold back the application fees?Since we were not at fault we wanted our $525,after debates,she finally agreed.Rigo Zavala said that it will take 30 days to get refund from corporate.On 9/17,called him asking for status of $525,because since 9/1-9/17 (MORE THAN 2 WEEKS!),still we had not gotten our money yet!He said that he has already called me (really?),that I called him back (really?),that he called to my cell that had been deactivated after we moved to Texas last year? What kind of lie was that?As we didnt have enough inconsistency already,Rigo didnt give complete address to corporate.We were very much deeply disappointed,upset with Rigo Zavala for screwing up everything,not doing job professionally.We had no other option but sent emails to Mr Dvorhees and Mr Peter Engleman.They sent Mr Richard to solve the issue.Per conversations with him,we had arranged that someone from The Avenues staff would bring check to us.Mr Richard even flew in from out of town to tell them personally what we agreed on.Bringing the check was the least that they could do.We had done so much to comply with their requirements!Forget all of that!Rigo Zavala and Bethany Ehret REFUSED to bring us the check,as directed by Mr. Richard.Rigo Zavala told us that he had our check,we have to go there to pick it up,if we didnt wed have to wait for another week because he would mail it to us.WHAT!At this point,we had enough of getting ABUSED and almost getting THROWN OUT onto the street.We called Police,had them witnessed the exchange of check.When Bethany Ehret seen me there with Police,she turned to Shauna,said Great minds think alike.What was that supposed to mean?Did it mean that if they brought the check to us they would call police on us?WATCH OUT for Rigo Zavala and Bethany Ehret!DO NOT TRUST THEM!If I COULD GIVE 10 MINUS STARS,I WOULD!All we got from them was inaccurate information,arrogant attitude,abused, thrown out onto the street, and police!STAY AWAY FROM THEM!!!

When i moved here I thought it was a nice place to live i been here almost a year and cant wait to move out to much traffic all day and late at night drunk ppl pee outside trash everywhere just dont feel safe anymore 4 more months ppl dont move here
