NO OTHER PLACES COMPARE! Our 4th visit to the Betty Grable house was as outstanding as the first 3. Jim, David and the rest of the MM team have continued to exceed expectations with each and every guest. They consistently listen to guests feedback and provide updates, upgrades and amenities to make living in their mansions the most luxurious stay imaginable (sans the butler and chauffeur :) ) So whether it be the latest technology for access to social media and entertainment, a burr grinder for that special coffee, or the softest and fluffiest (is that even a word?) towels, there are no better accommodations in Palm Springs than Mod Mansions, PERIOD.
My wife and I are nurses from New York that booked a place to stay at a house in Palm Springs by ModMansions (pre-covid). Unfortunately, my wife and I both tested positive for Covid and were not able to travel. The owners at Modmansions refused to help with a refund despite all travel bans and the temporary laws set in California making it illegal to host visitors. Modmansions refused to help with a refund and instead told us that they are in the business of making money. The owners instead said that the house would be ready for us on our date whether we come or not, even after sending them proof that my wife and I tested positive for covid. Still no help. After weeks of going back and forth with the owner, not even a partial refund was offered to us. Please take our word for it... take your business elsewhere and save yourself from the headaches. Terrible experience, $6,000 gone.
My family and I stayed here last week and it was the most wonderful time. From the panoramic views of the mountains to the spacious living spaces, this house was perfect for our group of 8. Since there are 5 large bedrooms (each with a king bed and en suite bathroom) we all had our privacy. The open concept living made quality time easy without feeling cramped. I would recommend ModMansions to anyone traveling to Palm Springs!! We spent Christmas this year soaking up the sun!! We can’t wait to come back to enjoy this home again.

I generally don’t write bad reviews, but due to the terrible underhanded practices I have to make note of them.ModMansions has rules and bylaws that they don’t make expressly clear until AFTER you have arrived at the house. We felt nervous and uncomfortable with any noise outside due to the bad neighbors, some of which are our friends and according to them, only rental properties are so strictly adherent to the city laws regarding outside noise. Additionally, our neighbors behind us and to the side had constant noise emanating from the property that exceeded the “50 Decibel limit” that we were forced to adhere to. Out of fear of being forcibly evicted for a perceived violation of these absurd rules, we were unable to enjoy our vacation and instead more time hoping we wouldn’t be kicked out for any minute violation.Do not trust ModMansions, they intentionally deceive you and do not rent for a party or for people who actually want to spend time outside and enjoy their vacation.
We were there for the weekend and had a blast! The whole place was beautiful and spacious and we LOVED the pool and hot tub. Everything was decorated nicely and the rooms felt cute. Overall a very fun experience, Id highly recommend!
We spent two weeks in a ModMansion home in Palm Springs and our stay was absolutely delightful. David was especially kind and helpful. He greeted us at the property upon arrival, explained the workings of the home, and answered all of our questions in detail. I can only say fantastic things about this company. The property was clean and well taken care of.Something important to note is that during our stay we had an unfortunate medical situation that required an ambulance ride to the hospital at 2:00 am. David was so helpful and kind and went over and above trying to help us navigate the situation. ModMansions turns Palm Springs into Calm Springs. Every element of comfort is stocked here for your easy vacation: beach towels, fluffy robes, burr coffee grinder, blender, and acrylic glasses for pool-side drinking.I’ve vacationed here 8 times and I wouldn’t stay anywhere else. The owners are meticulous about keeping it clean and modern. When we were there, they were even swapping out the beds for new ones!This is our family reunion place because it works; enough space for privacy, but plenty of gathering places for dinner and poker games too. And, if you ever have a problem, a quick text to your concierge solves the problem – he responds within minutes.I’ve never been disappointed staying at any of these mansions and you won’t either.
I have never written a negative review on any type of social media platform. However, I feel compelled to take the time to share the experience I had in dealing with ModMansions in Palm Springs, CA.In the fall of 2018 I booked a 5 bedroom vacation rental property through VRBO to accommodate my husband and I, along with 6 other family members who would be attending a family reunion in March of 2019.Although I booked through VRBO, all of my dealings and correspondence were directly with Jim Murphy and ModMansions. I was presented with a rental contact, which I agreed to. As required, I paid for the vacation rental property in full by the end of 2018 for a total of $3,883.33 (which included a $500.00 refundable deposit). In the rental contract I signed it was clear that noise needed to be kept to a reasonable level.Guests are required to keep noise levels to a minimum, especially at night.Failure to comply may result in forfeiture of all or part of the security deposit.We do not allow any parties.No loud music after 8:00PM inside or outside of property.Please keep voices and pool activities to a reasonable level.Night Time hours are between 10PM and 10AM.30 days before our arrival (and after our cancelation period had expired) I received an email from ModMansions listing a number of regulations that were never mentioned in the original contract and were never agreed to.The following is the No Tolerance City Law.$1,000 fines without any warning or notification.No matter the time of day or night, should ANY complaints be received the home will be immediately vacated.No outside music, NONE, 24/7.Property doors are to be kept closed 24/7.The only acceptable exterior sound is low level chatting.Evening SPA use - 40 decibel sound level.This is City Law and NOW also a stipulation of your Mod Mansions rental contract.I contacted ModMansions immediately and was brushed off. In addition to these additional “rules” they mentioned the “Law” and the “Palm Springs City Noise Ordinance” 14 times – which was not mentioned even once in the contract that I signed. I believe it is unreasonable to expect 8 adults to keep their voices to “low level chatting” indoors or outdoors, at all times - day or night, with the looming threat of being fined $1,000.00 or being asked to vacate the property at a moment’s notice without warning. If I had been made aware of these strict regulations at the time the rental contract was presented I would have searched for other accommodations. It’s not the fact the city has these regulations in place, it’s the fact that ModMansions did not disclose this information until after my cancelation period had expired.I asked ModMansions for a refund on 9 separate occasions and was told I could “cancel” via VRBO, but I would not receive a refund. I made it clear that we would not be staying in the house, as I was very uncomfortable with the way I was misled and then expected to cancel with no refund. I was left searching for other accommodations on very short notice, which ended up being quite costly.I filed a small claims case and was further disheartened to see how one sided the process was handled from the beginning. During the hearing, ModMansions entire defense was that when I “clicked” on the VRBO terms and conditions I agreed to all of Mod Mansions terms.Again – terms that were only disclosed after my cancelation period had expired. Unfortunately, I lost my case – the judge felt there was not sufficient evidence that ModMansions had breached the contract. Mod Mansions kept all of my money, including the $500.00 refundable deposit. At this point, I can only hope my experience will help someone else avoid having to go through this in the future.
