Lived here 8 years just moved units from a 2/1 to a 1/1. Chris the Assistant Property Manager was a huge help and did everything humanly possible to make my move as smooth as possible. Ive seen several management companies over the years and this team presently is by far the most competent of all. Every interaction Ive had in the management office has been professional and A+.

I just moved in a short time ago and then staff is the best. They care and it shows from the moment you walk in. My move in experience was different they had a welcome sign and had reserved a parking spot to make move in smooth. The apt is beautiful and I feel at home here.

I have lived here for going on about 3 years now and I have not had any major complaints and the little complaints I had were dealt with quickly. The maintenance staff here are very professional and they make sure that you are satisfied with their repair. The office staff goes out of their way to answer any questions or concerns that you might have regarding your stay. The office staff make sure that we are alerted to any current events thats happening within our community by way of email and signs posted and they also have an open door policy and are always welcoming. I feel very safe living here with my family our community is next to the police station and within walking distance of the Burns Road recreational center and Park so theres always something going on whether its the flea market that happens every Sunday or baseball games that happened in the field its just a fun place to stay so I would recommend living here at Turnbury when you can feel safe and secure.

Run run run!! Pay a little more elsewhere but DO NOT MOVE here !! Will add pictures, and failed email attempts to leasing office. But save yourself a headache and don’t move here. The units are infested with roaches. The appliances don’t work half the time. I’ve been without a washer/dryer for month 1/2. And good luck trying to get in contact with Kristine she ghosts 24/7. Living conditions disturbing. health hazard at this point and will be seeking legal Avenue stay tuned everyone who is thinking about moving here

I am a resident here in Turnbury apartments.. moved here in February 2021.. since then AC in my apt is not working properly.. I made the maintenance request 10-12 times since February till now.. they changed the thermostat yesterday, still the problem is there( see attached pic below)My electricity bill is also 3 times what it should be only because of AC..It’s a torture which I have to deal with..please save yourself and do not move in here..

It is a nice place, have near publix, parks and schools, if you like baseball it is a correct place, you also can enjoy the three pool that most the time are available. Best experience Ive ever had with a leasing office. Coming from the place I left, this was a refreshing change. The Staff is amazing and very knowledgeable. They never have you feeling like you are a bother when you call or go into the office with questions. I can tell I am going to love it here. Neighbors are nice and super friendly. The community is kept well. So far, I would say I love, Love, Love it. Thank you!

Dont Ever Move in here. I have lived here for 3 years. My A/C has had issues since Ive moved in. There maintenance people are low quality non-English speaking handymans at best. I have been told by the maintenance team Theres nothing I can do until I put in enough service orders.... even when they already know its a worse issue....

DO NOT RENT HERE......I currently rent here and they do not take care of anything, I have water leaking out of my AC unit all over my floor and carpet and they refuse to fix it, I have called three time in one week because the AC breaks and it gets to 87 plus in the house and they just do not care. The rent is way to much and the apartments are so out of date, whatever you do dont rent here.

I am very impressed with Rob .I was on my way walking to the leasing office when Rob approached me and ask me how is everything going.In that moment I told Rob what was happening in my apartment. (There was a leak in the wall and my room completely flooded)with out hesitation Rob went to my apartment and fix the problem with in 24 hours .Thank you so much Rob .You are the best and really appreciate your excellent service.

Spare yourself and move in somewhere else, this place is absolutely terrible. From roach infestations because they dont spray like they say they do in the contract (which you pay for by the way. We were there for 3 years and they didnt spray a single time) to maintenance coming in when you tell them not to unless youre home (we had to put a sign on the door to keep this from happening), to handling the epidemic poorly, to never calling you back when you call the office for maintenance emergencies, to sending you to a debt collector EVEN THOUGH YOU BOUGHT OUT OF THE CONTRACT MONTHS AGO AND LITERALLY SIGNED OUT OF THE LEASE... This place is an overpriced and corrupt nightmare. The list goes on but I dont want to write a text wall that no one reads because its too long.I even have video evidence of the infestations. It was so bad that the minute Id start to cook you could see more roaches crawling out of the outlets and all over the walls than you could see actual wall -- and we kept our apartment super clean, so idk where they all came from but I bet if they actually SPRAYED it wouldnt have been as bad.Save yourself, move somewhere else.Turnbury, if youre reading this and you dont fix your debt collector mistake then Ill see you in court. ✌🏻

Lived here for a year. Apartments are pretty expensive they have 3 pools that are always green and closed. service calls and maintenance people will take two weeks just to claim they showed up (i had a ring camera they never even came )for a water leak then tell you its fixed when they didnt even show up. Then reschedule for another two weeks out hoping they actually come. And when they do come there is no notice or call or even a set day. A random man will just stick his key in your apartment door and open it with NO WARNING! And i have two daughters!! The parking is terrible at night time your have to park a block away and there is not a parking spot in the neighborhood that doesn’t get sprayed by the sprinklers and leave water stains all over your car. Yes its looks pretty your first day and they sales people do their job. But its just an over priced dump with make up all over it and I Would never move back or recommend living there unless a completely different company owned and managed it. Should be against the law to treat people like this. False advertising!!!

I will always feel that Turnbury has been amazing towards myself and my family.However, as of right now during this pandemic I have received little to no help with regards to communication in the attempt to ensure our rent etc is covered for the next month before we move out.I haven’t received any communication from anyone in the office and it really puts a sour taste in my mouth as we are set to leave the country to go back home to South Africa because there are no jobs for us here.I’ve loved living here at Turnbury, yet now, right at the end of our time here, I’m not having a good experience.Still a 4 Star Rating though!If anyone in office could please contact me it would be appreciated.

Don’t move here. Been living here for 4 years. They have a bug problem. Maintenance doesn’t look after issues. Right now my air conditioning unit is broken.They keep telling me they fixed the issue but the unit doesn’t cool as before. My electricity bill is high because I have to run the unit at all times, none stop in order to keep my apt cool. The kitchen light does not work properly. I won’t be renewing this lease.Also they have young kids renting, they love to party until late hours of the night. Sometimes the music is playing past 1 AM and you can hear music coming from different apts.

I notified management that I would be terminating my lease 2 months before I moved. I knew I would have to pay a Fee of 2500$ for early termination. I asked if I could pay that on my credit card and was told yes. When I called to pay I was told by someone else that it had to be paid in cash. I requested a call back from the original person I spoke with I never received it. When I attempted to pay again the bill had climbed to 3885$.Very disappointed in the way they do business .

We like our cute little apartment. Unfortunately, I have had some issues with noise and neighbors and the office didn’t/doesn’t really react when these things happen. Maintenance for the most part is really great and we do have some really cool neighbors that we love!

A few things you may want consider before you decide to inquire about living here.1. First off, the Location is excellent, parking is very good nearly all the time, the marketing material they hand out is excellent, and online payment portal application for your cell phone is very good, and Amazon lockers for deliveries are convenient and work well too.2. The main pool near the management office is open 24 hours per day, 7 days per week despite what the property manager will tell you. Loud music is common and so is alcohol.The pool is more like a public pool in the sense that anyone can park in the lot next to the main pool and walk right though the unlocked gates. Its not just for residents, so it is a good place to meet a mostly younger crowd from around town. No identification is required nor do they care anyway.Palm Beach Gardens PD does not police pool since they said the property manager is responsible for that sort of thing, but yet the property manager claims she cannot keep an eye on the pool 24/7 so everyone is on their own. If you read between the lines here, Buyer beware! This story differs from when you first meet the property manager or their rental agents. Even recreational drug use is occurring at night, so if you are into this kind of thing, then maybe this is the perfect place for you and your family.3. The property manager will tell you and claim that emergency maintenance issues are handled almost immediately, 24/7/365, but when you call their hotline for after hours support, the maintenance people will give you a different story and not show up at all.According to the property manager, emergencies classified as major appliance failures, an air conditioning or heating system failure and plumbing leaks. The problem is, if you have a major problem at night, you are own your own.Our experience is that you can only get service during the day, and not at night. The good news is that there is a Doubletree motel nearby where you can rent rooms for only $130 per night during the summer.Our first experience with the maintenance department occurred the day we moved in when the a/c system was leaking condensation into the master bedroom and flooded the carpet as this probably occurred for at least two or three days. They water vacuumed the carpet, but refused to replace it even though it stretched or expanded due to water and has never been right since and now has a crease in it. It also smelled pretty bad for about a week and we had to treat the carpet to get the smell to go away.Our A/C system failed two more times in 8 months and maintenance failed to respond to repeated calls, so I fixed problem myself.So, overall, if you need a good location to rent, but do not care about maintenance and repair and you live near the main pool which usually has loud music every night that you can hear from your bedroom, then I cannot think of a better place in Palm Beach Gardens to rent.I also believe there is some sort of division or separation between whoever is in charge of the maintenance department and the property manager. In other words, neither has power over the other and they are stuck with trying to work together. If this is true, then this is a recipe for disaster. The property manager is busy trying to rent apartments which is totally understandable, but the maintenance team is causing problems left and right for existing residents. The maintenance department has a break/fix mentality as opposed to lets try to isolate and find the root cause of the issue and fix that, so the resident doesnt have to keep dealing with the same issue over and over again. If this is the case, and I am only going based on my prior experience here, then the maintenance manager needs to be let go immediately and replaced by someone who gets it, and put into place the controls and standards that will make Turnbury a great place to live.Update: Our lease ended, and we moved out. Good luck to the rest of you still living there!

We found better for the price we are paying here. This an ok temporary place but not long term as doing some research proved there are defiantly better communities to move in to for the price. Building service team is on point and efficient but such a small team to do all the repairs this community needs, as the apartments are super old.

The first two weeks I was here the dishwasher was broken, the dryer did not work and the refrigerator was rusty and certainly not “gourmet” as advertised. My bathroom faucet and electrical outlet stopped working within a week of being here. These and I use the term loosely “newly renovated” units had/have tons of problems. Every morning for months the sprinklers cross the sidewalks so it is impossible to leave without getting a dose of well water no matter how fast you run. The corporate offices have even ignored my calls but then again I am not surprised by that fact as it takes multiple calls and many trips to my unit to accomplish anything. For an apartment complex to use the excuse that we have 500 units therefore……..fill in the blank is inexcusable. Perhaps if things were fixed properly and the first time around then there would be time to make all the repairs needed, just a suggestion. To give credit where it is due the maintenance department does react quickly to emergencies however it had taken me months to get things fixed that were wrong from the day I moved in. The only time they responded was when I threatened to post my experiences. Due to incompetence by office staff/maintenance staff and corporate offices not returning my call, I could not stay quiet any longer as this past week my request to reschedule a maintenance call (non-emergency) due to being home very sick (another repair from when I moved in) which was ignored and decided by other that work on my patio (which I keep locked) would not wake me even though my bedroom window is next to the patio and I have a dog who would no doubt bark. Just another example of the ridiculous things that make no sense. I have delayed in making any public statements due to the fact that I did not want any additional troubles

We lived here 2 and a half years & this place was terrible, we loved the area but the office is a pain to deal with! Stay far far away! Our AC unit flooded our bedroom and it was not properly taken care of by neither maintenance nor the carpet cleaning company, no dehumidifiers were placed just a big fan and when they came and got the fan, the floors were still soaked. I found mold under the carpet and all along the bottom of the baseboards. All over clothes that were inside the closet. My daughter and I are both allergic to mold and have been sick since this began. Of course maintenance won’t admit that it’s mold so they came and PAINTED OVER IT. I told priscilla in the office that we needed to be moved to a different unit because of our mold allergies we cannot live in an apartment that has any trace of mold. No one should have to live in that, allergic or not. No actions were taken by her to assist us with transferring to a different apartment, and we were expected to live in those conditions. So happy to be getting out of there this week. Save your money and go elsewhere. I could go deeper into more issues we had while living here but I’d be writing all day if I did.

This place is showing great strides in improvement!!! New management took over earlier this year, and the transition has been a positive one.The maintenance team has been amazing, and requests answered within 24 to 48 hours. Even after hours oncall has great followup.Leasing is friendly and helpful, and I have to commend Santiago for outstanding customer service! Renee, Donna, Priscilla and Tammy have been both helpful and patient. There is a lot going on and its been nice to see everyone eager to assist and make sure all is taken care of.Great work, and looking forward to seeing more positive results in the coming year!!

Turnbury is a great community to live at. The staff is a great team. Anytime you have a repair they fix it within 24 hours. The apartments are newly remolded and the rooms a good size bedrooms. We been here for 3 years and will sign a new lease with them. the have a great pools, dog park, and a new gym, and a prim location.

To me you guys dont deserve any stars at all. Im so disappointed with the company, I want to move out and never come back nor do I recommend this company to anyone. On 08/07/18 I paid rent with a new bank account that I had just opened up a few days prior. They provided me with two account numbers, one being a six digit number and the other being a twelve digit number. I admitted to using the wrong account number the first time which was the six digit number instead of the twelve. On 10/01/18 I paid my rent with the CORRECT account number and both times the resident portal said that the account had insufficient funds when it was proven by the bank that the funds were there. Numerous times this situation occured since then and the staff and management havent been able to do anything and I paid the extra fees until I started to investigate. As a resident of this community I have not been happy and will continue to leave a bad review if nothing can be done because this is ridiculous. And the staff has been lying to me and giving false information. Have a great day! :)

I have never had a problem getting something fixed, they come soon after you call. The lawn is always kept nice, they don’t let the grass grow too long. The pools are really nice, always clean. Everything is so close. The fresh market is every Sunday in the police station parking lot, It’s a short walk over there. Gardens mall is right down the road, Publix pretty much across the street. Our favorite taco place literally 300 ft away from the apartment. Everyone in our apartment building is really nice they say hi when they see you outside, they love to pet my dog. I feel very safe being next to the police station, the maintenance and office people are always riding around on golf carts keeping an eye out on everything.

My daughter applied for an apartment at Turnbury on Military Trail in West Palm Beach. There is a $100.00 non refundable application fee, which she paid. We selected a 2 bedroom unit and were quoted a price for the unit based on a one year lease and receiving their one month free rent promotion along with a 50% discount on one of the fees. After all the plans were made, the agent, Chris, spoke to us the following day to inform us that he misquoted the rent and that it would be approximately $180.00 MORE monthly. We decided to go along with the higher rent and take the apartment. All the plans were made AGAIN, my daughter was given a day off for the move and everything was set. Then she received the email that the application was approved but an additional $600.00 fee would be applied because she has limited credit. NO MENTION OF THAT KIND OF FEE WAS EVER DISCUSSED, EVEN THOUGH MY DAUGHTER ASKED THAT VERY QUESTION of the leasing agent Chris. Furthermore, No one that I have contacted in the real estate world, has ever heard of this kind of non refundable fee, a deposit would have been acceptable.My opinion is that they are running a scam and my duty is to inform everyone of the potential dangers that we have experienced, because as you progress through the maze, each fee comes a bit later and each fee is non refundable making it more and more difficult to pull out from the lease. CAVEAT EMPTOR LET THE BUYER BEWARE.

I lived at these apartments from 5/10/15 to 8/15/19. Initially, I moved in due to the location and the convenience being that the apartments were in close proximity to my work. Every year that I renewed, I would immediately regret it as there were constantly issues from maintenance to the leasing office. It did not help that the property was repeatedly sold, “remodeled” and sold again over the course of 4 years.Upon my move, I was deducted $128 from my security deposit for “cleaning” and “carpet replacement”. At the end of the day, $128 out of my $1125 isn’t that bad, but it’s the principle. They held me responsible for mold and mildew growing on the walls in my bedroom, this was NOT of my doing. These buildings were built in 1974, and over the course of 45 years, there has been plenty of wear and tear. After the hurricanes of 2017, there were several water damage related issues that kept popping up, something the leasing office seemed to have selective attention towards. I repeatedly would bring these matters to them only to be met with a rather nonchalant demeanor. What irritated me even more, was being charged for the carpet replacement. That carpet was old and worn out when I moved in back in 2015. It frayed it multiple spots exposing the under side of the floor. I was also lied to that the previous tenant didn’t have pets, which I subsequently found out they had several cats. I alerted the leasing office about the sorry state of the bedroom carpet on more than one occasion only to be told that if I wanted it replaced, I’d have to pay a fee and upgrade to a renovated apartment.Overall, in my 4 years, I was most content with my neighbors and the community as a whole. With that said, any future considering tenants, look elsewhere for residence and save yourself the headache, or in my case; a 4-year long migraine.

Well.. I’ve lived here for a little over a year now... and in the matter of that time, I’ve realized this place ISN’T what it’s said to be.First, I’ll start with the office, the office staff is inconsiderate, they DO NOT answer their phones. They DO NOT return your phone call’s if you leave a voicemail. They will not return your email’s. I sent an email addressing many things wrong, like issues I’ve experienced with this apartment complex, and have yet to hear back from anyone in higher management about the issues this place has.The “valet” trash chooses when/if they want to pick up your trash or not. Sometimes they’ll take 1 bag, sometimes they’ll take none and leave them all In your trash container. It just depends how they feel.Meanwhile, your neighbors are allowed to put bulky trash, beat up old furniture, & whatever else they want, on the side of the curb, in front of your apartment building making it look as if, this place is a DUMP. One of the main reasons I never have company over because it looks downright terrible.Also, don’t bother calling emergency maintenance, if something goes wrong in the middle of the night. They won’t answer their phones & don’t leave a voicemail because they WON’T call you back, ever. I emailed the main office to let them know of this occurrence no email reply or phone call from them either.Since I’ve lived here, there has been multiple accounts of crime. One being a homicide that took place in the apartment building of mine while being home alone and many other shootings in this complex.. its hard to come home and not see 10 police officer vehicles lined up with caution tape in this neighborhood. Makes you scared to leave your house, walk the dog, or do anything for that matter, because you feel so unsafe & the management doesn’t care & wont hire security, since they don’t have a gated community.If you like to chase management around, be scared to sleep at night, and never get the respect you deserve, this is the place for you. You’ve been warned!

Just call or send an email and see what happens. Not blaming anyone in the office, but yeah it wasnt fair to me that I still had to pay administrative fees after saying the next day that I didnt want to take the apartment because it was IMPOSSIBLE to reach anyone for a simple question. No call or email. I thought that wasnt fair and was a legitimate reason for me to not take the apartment. Well you live and you learn. Theyll get the fee but the negative energy will keep growing if they continue to do that to people. Thats on them. Cant blame those in the office but I hope they fix things or things will be tough in the future. Stay away for now. Check back later. Hopefully services improve

Been here 11 months and will share the experiences Ive had that have prompted me to write a review.1) First of all, they tried to bait-and-switch me before I even signed the lease. They showed me an apartment and gave me the renting price; when I went in to actually sign the lease, the price had increased significantly. I was lucky I had taken a photo of the original price because I was able to find another agent in their office who ended up honoring it. In hindsight, this was a major red flag I ignored that I shouldnt have.2) At Turnbury, residents are permitted to leave cardboard boxes on the curb to be picked up by the trash people. Two months ago someone decided to leave their garbage next to my cardboard boxes and Turnbury emailed me threatening me with a negligence fee if it happened again; they told me they knew it was my garbage because it was next to boxes containing my name and address and they had no choice but to hold me responsible. Basically there are no cameras on the premises so this is how they hold their residents accountable.3) I put in for a next-day maintenance request because we were headed out that day and I knew my boyfriend would be home the next day to be there when maintenance came in order to secure the dog. The office said they could do that no problem; 20 mins later as we are getting ready to head out there is a maintenance guy turning the lock before opening the door as he is knocking on it. To be fair, the leasing agent we spoke to about this was apologetic about the situation but still it seems as though the maintenance people will just barge in when they feel like it regardless of your requested maintenance date or whether or not youre home.4) Just today I got a movement detection notification from my living room camera. I checked and sure enough there was some woman walking around my apartment who left the light on when she left. I did not have a maintenance request in and had not been given notice of intent to enter, but when I called the office I was told there was an inspection of my apartment to be done. They then STRAIGHT UP LIED about having given me notice. There was no flyer, no email, nothing; I am lucky there were no incidents with my dog who I would have secured had I actually known about the inspection. Bottom line, they *WILL* enter your apartment with *NO* prior notification.Edited to add pros: this *is* a safe area next to a police station and our apartment is really clean and the appliances were new. Maintenance requests are handled quickly, there are several places to throw away dog poop, and they recently installed super bright lights they keep on all night which feels safe.

I visited Turnbury this afternoon and was pleasantly surprised by all the renovations and upgrades they have done. The pool area looks like a resort pool. Nice neighborhood. Well-kept. My dealings with the office, however, have made living here undesirable.With the office phones being in & out of service for weeks, Ive sent over a dozen emails regarding my upcoming lease renewal. Their has been no communication, no assistance, & the office seems completely empty & useless. After the first series of attempts to contact, i was forwarded a renewal offer, to which i replied, expecting a response. When one was not received, I began several more attempts to reach those working in the office and they were all ignored until after the office closed and I received an email response advising me no one would be discussing my renewal with me & to pay online since theyre closed. The individual replying did not include their name and when I inquired as to who was responding, I received this response stating The leasing office as this is the mailbox for leasing. This was either sarcastic, unprofessional, or completely lacking of intellect. The person who had responded can decide.Im watching as most residents in my building are moving out, & the office appears to be their motivation for exiting as well, compounded by the rancid & suffocating smell coming from the corner apartment on the first floor. Thats slowly improving though. As I said, the neighborhood itself is nice. The new owners improved the exterior soon after acquiring, & the lawn has always been maintained well. The gym was closed for months. The pools too. While they repaved the parking spaces, they literally towed each of our cars, multiple times, to random places across the complex. The locations were unknown until you discovered your car wasnt where you left it, & you had to search the streets for it. It was one of the strangest things Ive ever dealt with in a neighborhood.So I wont say dont live here (depending on what theyre charging for rent because obviously theres nowhere to go but up & its already more than some homes nearby), but do realize that your main issue will be with the office. Not your own living space. But any dealings with the office. Your call. Hope someone answers haha Im sorry I had to.

If I could give this place 0 stars I would. The renovations were decent but God forbid you ever actually need anything here. I should’ve seen the red flags when I couldn’t even get them to answer the phone when I was trying to SIGN my lease 😑. Do not move here unless it’s your last option. The manager Kris was miserable to deal with the entire time I resided here and was absolutely no help.

I have lived in turnbury for a year and the service has been absolutely horrendous. I have made multiple service requests for minor things like drawers in the apartment, maintenance never comes by to fix anything and when they do they often just say its fixed without fixing it. My ac unit is old and worn out which is cause my units power bills to be 300 monthly. I have brought this to the offices attention multiple times, they sent a maintenance guy over last week after I requested an ac technician multiple times personally. If you are looking for a place to live in Palm Beach Gardens choose anywhere else.

This place is absolutely terrible. My boyfriend and I moved here from Michigan, and we were promised an easy transition. Instead, we were given a roach-infested unit. The management has done nothing to help, and even the exterminator said its bad, and they should not have allowed anyone to move into this unit. We tried to get out of our contract, which obviously couldnt happen, so the office promised us some things to compensate. For example, we were supposed to be getting a new microwave since our fan above the stove completely fell off the wall. Three weeks later and still no microwave. We were promised a new trash bin outside our door because ours is full of some creatures eggs, and again, three weeks later with the same disgusting trash. We were not told we needed to purchase a mail key from the post office, so we have to wait 40 days for a new key, even though this could have done three weeks ago when we moved here. We have had numerous other issues with the condescending, lying management and office people, but I will leave the rest up to your imagination. I highly recommend you DO NOT sign a lease with The Fountains.

Ive lived here at for almost 2 years. I have never had an issue that hasnt been addressed immediately. The amenities and open areas are awesome! Lots of kids for my son to play with. My neighbors are fantastic and have become life long friends. The staff: maintenance, leasing, and management are all so welcoming and helpful. when the property was taken over by a new company I was scared of what was going to happen and almost moved out. Im so glad I didnt. The improvements to the property and the overall feel of the community have been wonderful!

A mistake was made on my move in total. I paid the amount quoted to me and a week later there was an additional balance on my account. When I went to inquire about it Priscilla told me “it’s simple math”. I was quoted an incorrect number and I am being charged the correct amount. This was after I already move in.I am truly disappointed in the customer service I was given by management. If charging a tenant a different price other than what was quoted after they already move isn’t ilegal it is most definitely unethical. She mentioned there were about 10 people who had these kinds of mistakes. So they are charging that many people a different price from when they originally moved in.Some positive notes: they are renovating the units and it is definitely an improvement. The maintenance crew is timely with urgent matters. The pool and clubhouse are inviting. Just watch out for managers who justify immoral business with phrases like “the number don’t lie”.

First, I have lived at Fountains for a couple of years and have been happy until they started increasing my rent. The new management company increased my rent $400 per month (nearly $5000 annual)! They told me it was for upgrades such as a new roof! I thought that was part of my rent? Last December they announced that the water bill (which averaged $30 per month) was now going to be a flat rate of $67 effective in 30 days!

I lost my mp4 music player at the gym and after 1 week of looking for the managers, when I finally found them, they told We dont have cameras at the gym. !!!There are 3 visible working cameras (from good source) installed, but they kept on telling me that they dont have any.As far as I know from people that have been here last year, those cameras were always there, but the information I got from the leasing office was that They are in the procedure of being installed.I know exactly the day and time I left the gym and also the place where I last left my mp4 player.Their response was You can report it to the police station and open a case . !!!Not to mention that the status of water filter has been in red for weeks now, even if we have notified them about it, plus some broken equipment and also lack of hand soap in the bathrooms.Except for all those, when we first moved in, half of equipment in our apartment was broken or missing. When we entered the room the very first day, the apartment was dirty and broken glasses were on the floor.Very disappointed by their customer service in general.

Living at The Fountains has been a challenge from the beginning (October 2015) but I thought it would get better and sadly it has not. Initially they delayed in getting me paperwork and charged me hundreds of dollars, all non-refundable for nonsense. As this was explained to me at the last possible minute I had little options. The first two weeks I was here the dishwasher was broken, the dryer did not work and the refrigerator was rusty and certainly not “gourmet” as advertised. My bathroom faucet and electrical outlet stopped working within a week of being here. These and I use the term loosely “newly renovated” units had/have tons of problems.Every morning for months the sprinklers cross the sidewalks so it is impossible to leave without getting a dose of well water no matter how fast you run. The corporate offices have even ignored my calls but then again I am not surprised by that fact as it takes multiple calls and many trips to my unit to accomplish anything. If Robbins Property Associates handles the development you are considering moving to then I would do my due diligence when making a decision.At a premium of at least $1160.00 for a small one bedroom according to website we should not have to deal with all the repair issues and things should be fixed the first time around, and maybe it would be if someone actually listened. For an apartment complex to use the excuse that we have 500 units therefore……..fill in the blank is inexcusable. Perhaps if things were fixed properly and the first time around then there would be time to make all the repairs needed, just a suggestion.To give credit where it is due the maintenance department does react quickly to emergencies however it had taken me months to get things fixed that were wrong from the day I moved in. The only time they responded was when I threatened to post my experiences.Due to incompetence by office staff/maintenance staff and corporate offices not returning my call, I could not stay quiet any longer as this past week my request to reschedule a maintenance call (non-emergency) due to being home very sick (another repair from when I moved in) which was ignored and decided by other that work on my patio (which I keep locked) would not wake me even though my bedroom window is next to the patio and I have a dog who would no doubt bark. Just another example of the ridiculous things that make no sense.I have delayed in making any public statements due to the fact that I did not want any additional troubles when trying to get much needed repairs but then I thought that if I could save someone else the aggravation then I should say something because I wish I knew before moving to The Fountains. After all, could it get much worse than having to still deal with issues 8 months later??We also now have to pay a fee to pay our rent online but if we walk to the office and have a person handle the transaction it is free of charge. Yep makes as much sense as everything else around here.P.S. Don’t you think that the money spent on new signs around the development i.e. apartment and building numbers would be better spent teaching the leasing office on how to better manage the property.

Overall, I enjoyed living here. New ownership took over in 2016 and made some really nice improvements. Had several maintenance issues at first (from leaky roof, to poor appliance installation) but these problems have been fixed over time (including all new roofing). The community has nice amenities and plenty of space to walk- but use caution, there are no sidewalks. Staff is pleasant. Nice location right next to city hall/police station and the winter-time green market, and easy access to I-95. What I would change? Better outdoor lighting (parking lots are rather dark at night).

My wife and i moved to turnbury august 10th, 2018. Our experience were not pleasant at all the first year. The office workers were rude and never seem to care about our problems. When ever we called about maintenance, they would never prioritize and try to solve our problems. They would simply put a bandaid on a fix and in a week we were in a tight position again having to call or make another work order. Ever since manager Chris took over, we have actually been enjoying turnbury a lot more. During our last hurricane scare, my wife and i had a lot of confusion as to what procedures to follow in an apartment. Not only did chris answer those questions, he actually showed up to our unit and introduced himself and made us feel very safe and aware that turnbury cares about their residents. Another bright spot is now assistant manager rob, head of maintenance, truely a hard worker and great employee. Rob came to fix our ac on sunday(his day off) just to satisfy us because he knew we needed help. Since the new switch of personnel we would recommend our friends and family, or anyone in that matter to live here. Its truly a breath of fresh air to go to the office and actually not have to complain about service and instead compliment them of what a great job theyre doing.

STAAAAAY AWAY FROM HERE!!! Stay FAR FAR AWAY! After just an awful experience living here, I decided to renew my lease because it was too much to move- WORST MISTAKE- I ended the lease 3 months after. There was a shooting in the community and they didn’t even send an email to address the issue. This place was so sketchy that I never left the house at night or even go check the mail if it wasn’t mid day. I HAD MOLD growing in my bathroom and it took them 2 weeks to come, I CALLED THE office everyday. And the office staff ARE THE ABSOLUTE WORST. AND I JUST MOVED OUT and they want to CHARGE me for not cleaning the carpet and paint even for the outside of the appartment. READ THE REVIEWS AND LISTEN. Every time I called the office, the operator will take my message and no one in the office would return my calls . My daughter and I moved in there 3 months ago, we fill out a form that they gave us for repairs that needed, to this day no one has contacted us concerning repairs . The screen in the patio is torn, the bathroom mirror is damaged and the towel rack in the bathroom is broken . I advised anyone looking for a place to live, please DO NOT LIVE THERE. 3 years later, I regret renewing my lease. The new management is terrible. Understaff, so they will have time or desire to fix anything that may need repair in your apt. The building is very old, things are falling apart. Like the screen patios, I placed a service order 2 weeks ago, even added photos and a video for them to see how the entire metal frame is coming off. They do not care. If you call pets control once per month, you will have roaches everywhere. The grounds are kept in great shape but that is about it. Don’t move here, for the same price you will be able to get something better.

The management team at Turnbury asked me to leave a review post move in, and I’ve been going back and forth on whether I should or not, because honestly it was probably not their best idea considering the absolute nonsense I have been dealing with pre and post move in.Pre move in: my roommate, boyfriend and I were looking to move in by the end of July to qualify for the 50% off move in special at Turnbury . We were approved, and initially excited, as the new renovations, updated gym and package room systems, and spacious floor plans made it seem that this was the best place for us. We initially picked a first floor unit with the help of Kayleen, one of the leasing agents (I would like to note that Kayleen and Santi in the office are pretty much the only reason this review will be getting any stars. The two of them are very professional, polite, and as helpful as they’re able to be given the circumstances). A few days after we picked this unit, we were informed that we would need to move into a different unit, as the original would not be ready by our move in date. No problem. As the move in date moved closer, I repeatedly asked to see our unit and go through ahead of time, in hopes of catching any serious maintenance issues to get them fixed prior to our move in. It was about a week out from our move in date that we were informed that this SECOND unit would not be ready for our move in because renovations were taking longer than expected. We were now informed that we would be moved into a second floor unit (something we did not want), that had been finished being renovated. Because we were so close to move in, and had already put so much stalk into this complex, we decided to bite the bullet and take this 3rd unit (3rd times a charm or something right?).Move in day: we had arranged with a woman on the phone in the office to pick up our keys at 11am on our move in day. When we arrived we were informed that the unit had not had its final walk through because “normally we dont give keys out until 1pm”. This was a little frustrating because why would someone allow us to make that appointment if its not allowed? Nonetheless, Kayleen completed the walk through and handed us our keys. We headed up to the unit, and began moving our things in. Once all the major items had been moved, we began a walk through with the paper they had given us to mark off any serious issues upon move in. THIS is when all holy hell broke loose. I will be including photos so you all can see the absolutely DISGUSTING state of this apartment upon move in. Things you typically wouldn’t notice until you start open cabinets, drawers, etc. it became VERY clear that this unit had NEVER been cleaned prior to our move in. Hair from the previous tenants was found in our bathroom drawers, dust, etc. the air vents were BLACK with mold and dust. The floor boards in the kitchen... i cant even describe the disgustingness.We also found in one of our kitchen cabinets, that I was was absolutely INFESTED with these little flying bugs. We immediately notified the office of these issues. They did put in an emergency pest control request and he was in our apartment taking care of the flying bugs by early the next morning. But that is literally the only good thing.Post move in: we have now been here about 2 months. We have been dealing with non stop roach issues. The pest control guy is fantastic, and he is thorough when he is here, but no matter how clean we are, these roaches come back. There are constant issues, and even when I put in work orders they are not properly taken care of. 1/2 of the issues from our move in have not even been properly addressed by maintenance yet. Ive honestly regretted moving into this complex since day one. Just last week I found that my 8 work orders that have been submitted over a month were all marked completed, even though literally NONE of them were completed. Ive been asking to have 2 doors replaced since day 1, and some other issues addressed but nothing.

It doesnt deserve a single star. Very bad people are managing these apartments. They dont give any kind of service when you need maintenance issue. They just say that someone will be there right away, but they actually dont know what right away means. No one will show up ever. Fungus grow on the ceiling. Water is always dripping from ceiling. They just want money, but they dont want to give service for at least 1% of the rent they charge. Dont come here. Go somewhere else where people know what is the value of your money. Worst place to live in the world.

I’ve lived here almost 4 years now throu two owners and I forgot how many managers. I’ve seen a lot of improvement in this place. Especially with personnel. Santdiego is the best ever he always walks that extra mile. He helps me with every from apartment issues to fixing my cell phone Prascilla what can I say so sweet she knows how to show empathy and compassion while still doing her job. Then there Robert in maintenance who is hands down great. He responds quickly to any requests I have they may seem small but he never minimizes it. Perfect gentleman I’d say Then we have chris and chris who have both recently come toUs and I already feel like I’ve know them forever. They make you feel like family. Some of the physical improvements are good and some not so good but all for the greater good

When we first arrived at Turnbury formerly known as Tanglewood, we should have turned around. Here our story filled with misery and frustration. After reading this, you may be tempted to ignore it. Please dont. In the beginning, when we scheduled a viewing to see a unit of interest. The salesman led us to a model home not the unit at first. We actually had to insist on seeing the unit for rent. This should have been our first warning to back away from this place. Next, the same man presented us with a rent price that seem fair, but the very next day when we went to the leasing office they presented us with a much higher price and stated He was not suppose to give us this price. Naturally, we presented a logical counterargument. But, Rene and the property manager began a series of pathetic lies rather than admit they made a mistake and honor the price. In fact the property manager took the paper with the lower price and toss it away. Fortunately, my clever lover took a picture of it beforehand. We called them the next day to negotiate and they agree to give us the price. Now, you must be saying they honored it so whats the issue? This was only the beginning of a series of troubles they given us. The very next month they stuck a charge of $120.00 claiming we didnt pay the rent. So, we had to bring our money order receipt and that is when I noticed how disorganized they are. Two months after that our bathroom vent fell off, and closet light stopped working. I scheduled an appointment for maintenance through the leasing office with Renee. Well, the incompetent maintenance guy did not come. Instead, he just came on a random day that was not schedule, while my girlfriend was home in the shower. Luckily, I was home when he decided to just unlock the door and barge right in. When I confronted him he sounded rude and obnoxious stating Do you want me to fix the problem or just go? The next day I went to the office and explained how my privacy was invaded. Renee pretended to be concerned and said they will have a conversion with the man. However, nothing was done and one day while I wasnt home the gentleman shouted a hostile hello to my partner as if to say he knew we talked about him. Issue number 7 or so, my lease was near its painstaking end and we decided it was about time to move out. So, when I gave the office notice; the next day they came to my house while I wasnt home and did an inspection. Now, Ive had several conversations with Rene and Santiago about my dog; of whom was rescued from a an abusive situation and as a result is easily frightened Thus, I ask them numerous times to let us know when they have to come in the house and we will take him out of the house. Well, the idiots didnt realize that we have cameras when they decided to do an annual inspection. When I confronted Rene she fabricated another one of her infamous lies and acted like they did give notice via email. However, again we did not receive notice via email or not so much as a letter. Overall, I strongly recommend find any other place even if its a tent then to live here! To Summarize. 1. They are pathological liars 2. They will invade your privacy. 3. Maintenance guys are lazy . 4.They are completely disorganize. Truly, I believe all these sexual assault reviews about this place. It is not safe for woman to be alone here.Also, to all the current residents THEY PUT YOUR PACKAGES IN THE LUXOR VAULTS and THEY EITHER LOSE IT OR STEAL YOUR STUFF. Lived here in 2005 ish. Had 2 18 yr old girlfriends who lived above me and would keep there poor puppies on porch all day. When it rained piss and poop on my porch. Also asked for any one besides in back facing 95 and guess where they put me? Last but def not least bounty hunters were perusing and arrested Drug Dealers unit across from mine who also happened to be washing and stealing rent checks from drop box. A real first class place (No but it did have an orange tree by the trash).

Thank god we didnt move in here. We went there and told them are dates to move in and they told us the prices. They tried to upsell us to the 2/2 no big deal its their job. No problem. Go in to pay them the application fee and $200 admin fee ( a few days later) then the price goes up over $100. We are annoyed but think hey whatever we will get the 2/2 for over $1,400 a month. In a matter of 2 days that went up over to 1,500 a month. We wont go there EVER.its not even the price its the dishonest way they do business. Thank god they showed us their ways before we moved in. We found a beautiful 2/2 for what they are asking for with stainless steel appliances in a better run community. I never write reviews but renters beware of these people. For the same amount you can live in a much better run community.
