Nikki failed us, and I can’t explain why she let that happen. We’ve asked her to explain it to us, but she has refused.Our house was on the market for 100 days with zero offers.She seemed so focused and energetic at first; she said “an open house every weekend until it sells”, and “we will suggest lowering the price if you go 2 weeks without an offer”. Well, discounting the first week, she had 7 opens in 13 weeks.For some reason she never suggested lowering the price, and eventually we sought the advice of another broker/agent who showed us compelling research indicating that our house was overpriced by $30K. When we relisted with the new broker at the proper price, we got a good offer relatively quickly. We did reduce the price early on with Nikki, but that was my decision and Nikki was no help with that. I own the house with my sister, and she was much less interested in lowering the price than I was, mostly due to Nikki’s insistence that we could probably get the higher price. I reduced the price by giving up $15K of my half of the equity, so my sister didn’t have to give up anything. If Nikki would have done as promised before we listed with her, SHE would have been the one pushing to lower the price. What happened to her strategy of lowering after 2 weeks with no offers?! My sister didn’t want to reduce price BECAUSE of Nikki! When the new agent/broker showed my sister the proper comps, she agreed to the $30K reduction with no problem, and she is happy with the resulting contract.There are several other faults I could go into, but these are the most egregious.
